Experiencia negativa: Horrible place to rent from, the ladies have HORRIBLE attitudes like they hate their job!!! They don’t not need to work with the public. If your late 1 time, not even the full amount after a whole year of renting from them paying over $2500 monthly, they will file for eviction before the month is even over. If you’re paying them please get your documents and credit right and buy, they are horrible!!!!
Hi Tabitha. Per the lease agreement, rent is due on the 1st of each month and is considered late after the 5th. The lease does not state for rent to be paid at the end of the month. It also states that a filing can occur if rent is not paid. Specific filing dates are not listed, as the property owners make the final decision each month. Experiencia negativa: Very unfair experience. I worked with one person via phone for days, and when it was time to pay I was passed onto someone else that made me feel I was making the wrong decision with his continuing poor choice of words and he was right. I paid and signed then my move in date changed 5 times until finally 3 MONTHS and many lies and inconveniences later, we got our money back and they posted the same home back to Zillow the very next day. Getting my money back was not enough because the the concierge program they make you pay for got our internet, utilities and insurance added to the home and we accrued bills for a home that was never given to us. Complete Outrage! We waisted much money and gas dealing with this brand. Every complaint on here has a response from the same person offering you to call him but he is the main person having issues with honesty, communication, and producing results. As a manager, his condescending tone and cluelessness was enough to ensure I never allowed my family to rent again especially from a brand that doesn’t care for the families that pay them.

Experiencia negativa: I had the worst experience with this company. The manager denied me because my daddy had an outstanding bill. He could have took my daddy off of the application and Use me and my mom. He said that we cannot give you one of our newer houses. I feel like that was discrimination if I would apply for a much older house I would have got it my daddy owed it $1700 at this other house that they moved before time and he did not know that was the only bad thing on my father Credit only one time he did not see a repeatedly unpaid bills. He had good credit. My mother had good credit and my credit was good and very fair the lady Samantha.McKnight Was very unprofessional. It’s hard to get in contact with them. They get all your important information. You don’t hear anything back from them. I kept emailing her back and they wanted me to get a ledger from my landlord, but I feel like that was Their job to do he could have just used my mother income. And remove my dad from the applicationThey denied me I feel like for no reason because as “he stated”, (it’s one of our new house we can’t give you one of those ) as if I’m not worthy of living in a brand new house when I just moved out of a brand new house if they Google my address and if they Google my address before I moved out a brand new house what do a brand new house got to do with me trying to find somewhere to stay. Closer to my job I am a hour away from Memphis, Tennessee They were so unprofessional . paying 2 1/2 grand for a brand new house is not a flex when you can be renting to own We had more than enough income, so that was the reason why he did not approve me when he could’ve took my dad off the application once again and just use me and my mom income . I wasted my time sending everything over all my important information just for us to get denied. He act like my daddy . Was the main Participate on the / application My daddy was just helping me with the income, Co application You reach out to Samantha McKnight she’ll never will return your call or email back. It’s hard to get in contact with anybody the lady Tatiana. She’s a very reliable person. She was very helpful. She gonna be a good Advocate for that company I would rather for someone else to be on my application. Then Samantha. McKnight It was my worst Horrible experience and I know Memphis has many more rental places, but I do not recommend this company. The manager was so unprofessional for what he said, I feel like that was discrimination. At it’s finest. I don’t know who the owner is of these houses but they got the wrong people in place blocking people from these houses they pick and choose who they wants to put in a house I guess Because nothing was wrong with my income nothing was wrong with my Mother income. Nothing was wrong with my Daddy income. He just left a house too soon and they put a bill on him which was $1700 he started a Payment plan) which was nothing everything was up to date On his payment history Everything was good on all our ends. That’s not my place to get anything all they have to do was call my landlord and verify how do I pay my rent they wanted me to do their job and I told The manager it would have been better if they do it because they could get it quicker than me. I can’t remember his name, but he was the manager that told me I was denied And I did not get a payment history how is that my job and then not even that he said I was denied at 12 o’clock. I talk to him because I got everything on my phone recorded. He ran my mother name at 12 something when he already knew he told me I was denied why would you run my mama credit He didn’t even use my Mother credit at first they was so focused on my daddy. They wasn’t even focus on my Mother credit She has nothing on her credit no payments history on houses money owed or nothing because we could have took my daddy off. Once again, It’s like they were looking for one bad thing to deny me Because like he said, “WE CAN’t PUT YOU IN ONE OF OUR NEWER HOUSES ”. I never KNEW the house was Brand new Until he told me. DO NOT RECOMMEND

Experiencia negativa: Crappy customer service. A carport collapsed on top of my car. Ashley in Resident Services told me I’m responsible for the damage caused by your property. That’s unacceptable. There’s been zero accountability and not even an apology for allowing a dilapidated structure to fail and damage my vehicle.

Experiencia negativa: To any investors seeking to use this PM company, repairs are wildly inflated and sought out by the company but contacting the tenants. They charge the tenants $40 monthly for a "convenience fee" and the tenants are not happy about that, read the reviews. That is just another tactic to get more money than the 10% you are already paying. And they do do give full deposits back to tenants even if the house is clean, totally disregard the normal wear and tear. If your house is in a decent neighborhood, this company is not for you, your caliber of tenants will not appreciate the customer service.

Experiencia negativa: ⭐ Awful Experience – Do Not Recommend The only positive part of my experience with Reedy and Company was the application process. From move-in, the property had serious safety and maintenance issues that were ignored or delayed for weeks. I experienced an electrical hazard, repeated flooding, multiple break-ins, and extremely slow or nonexistent repairs. Communication from the collections department was terrible. Calls and maintenance requests were ignored or closed without repairs. I was repeatedly given conflicting and inaccurate information. Staff members, Dana,Ashley Brown, were especially rude and unprofessional, while Amber was the only person who attempted to help. Despite making payments and being told I had an approved payment arrangement, I was suddenly set out without proper notice. Court officials arrived at my home unexpectedly and removed my belongings in front of my children, which was humiliating and traumatic. I later received excessive move-out charges for damages and services I was never given time or notice to address. This experience caused significant emotional distress. Reedy and Company showed a complete lack of professionalism, communication, and concern for tenant safety. I would never recommend renting from them.

From start to finish, Kenyon made everything simple and quick. The process was smooth, efficient, and well-organized — I never felt confused or in the dark. Whenever I had a question (and sometimes even before I knew I needed to ask), Kenyon had the answer. He was incredibly informative and always responsive. Experiencia negativa: So I moved in about a week ago! Mahogany was awesome but the bug problem came when I had to put in maintenance request for a few things that were wrong in the home. Maintenance arrived at my home and while here I could hear him on my ring camera saying how petty my maintenance request were. I also gave him certain directions on how to leave my home when he left. He did not follow my directions and my daughter was locked out for over a hour after getting home from school. Today we woke up to leave home and saw that the gate had knocked the door knob off the door from high wind. I am locked in the home as we speak being that I only have one door to exit. Maintenance isn’t treating this as an emergency especially being that the whole door should hav been changed before I moved in because it’s raged! Matter fact none of my maintenance request weee fixed. If I could give maintenance 0 stars I would! His mouth is entirely too smart! Who hired him to be rude with tenants? He has no respect and is a embarrassment to the company

If you have late payments on your ledger!! and credit score in 500s they DO NOT give 2nd chances or even consideration for that matter!! I worked my ass off to become a RN because I was tired of struggling! now Im an new RN making 10k plus per month and all they can look at is my past negative history even though I've been renting from the same company for 8 years!! SAVE YOUR MONEY!!! P.S I've seen so many reviews said their leasing agent fought for them while mine didn't only judgement and let down!!

Experiencia negativa: I REALLY wish i could give 0 stars! The maintenance/ collections department is trash and makes the entire company look bad. They expect me to pay a charge for a service i did not ask for all because i got code enforcement involved. Prior to this, they seemed to not care about any of my issues. They are rude, and hang up the phone in paying tenants faces. I have NEVER been late on my rent and i try to stay as unproblematic as possible. When it comes to my overall safety, i will always take it there. To this day, i am trying to get them to communicate effectively. The leasing department is AMAZING, Mr. Rodgers and his team definitely deserve better because they are bringing them down with them.

Experiencia negativa: WOULDNT RECOMMEND AT ALL !! I previously left a review and it was because me and my ex lived together in one of their houses and long story short they me and my FOUR KIDS ON THW STREET for being late 2 days with rent payment! You can get more info from my other review! Now here we are years later and my previous property company is gone and now reedy has taken over and it’s by far the most stressful situation ever!!! They are professional liars and thieves!!!! BUT WHATS BEEN MIND BOGGLING TO ME IS HOW EVERY COMPANY THAT HAD A CASE IN COURT RECENTLY (10/14/25) was given out payment plans left to right !! NOT REEDY THO!! They just will tell you as long as you make payments you won’t be put out! Well if it’s that simple why you couldn’t say that in front of the judge ? Why you can’t sign a paper stating something so simple ?? Oh I know why because yall wanna take a person last and still put them out !!! And what made me realize I was in a lose lose situation was when I called “collections” offered to bring in a total of $2300 on a $4,000 balance in a 10 day span no more than 2 weeks TOP and was still told she couldn’t promise me that I won’t be evicted… lol like huh?? But the judge was in court approving $400 a month plans for other properties!! SO FOR THE SECOND TIME PLEASE DONT RENT FROM THEM CAUSE THEY ARE NOT A COMPANY OF HONESTY, COMPASSION, RELIABILITY OR ACCOUNTABILITY!!! JUST A COMPANY FULL OF BARELY PUT TOGETHER HOUSES!!!!

He is fast working, communicates thoroughly, and made me feel that he is truly wanting to help us find a good and safe home. The process under his guide took only 3 days to get approved. He was trustworthy with sensitive information that I provided like banking info, VA forms, and SSC. Truly a hard working young man.

Experiencia negativa: MY OPINION: If you want to get absolutely gouged on renovation costs and then not have tenants placed, Reedy&Co is the finest property manager in Memphis. I had Reedy&Co manage a duplex of mine in Memphis. I approved a rehab on both units, and paid what felt like a high price for the work, but I assumed that the quality of the work must be top notch at this price. After the work was completed I drove out from California to take a look. I am an experienced carpenter and I have done many renovations. The work was absolutely terrible. I made 2 walkthrough videos, showing the crappy work. It looks like they might have strapped a hammer and a paintbrush to a stray cat and and cut him loose in the place. I'm happy to send the video to anyone interested. I'll post it to YouTube. Value Home Maintenance (ironic name) was the contractor who embarrassed themselves on this one. I suspect that Reedy&Co maintain this low-grade work standard and rely on owners not actually visiting the properties. They rely on owners not having knowledge in home renovations. They earn nice management fees on grossly overpriced low-grade home repair. I'll admit that it's probably a profitable business model. I emailed Reedy&Co about my dissatisfaction and Jay Reedy himself called to BS me like a used car salesman. When I said that I should have come out and completed the renovation myself, he said that they don't really allow owners to do their own renovations and then spit out a word jumble to justify the absurd policy. I have properties in 3 other states and I asked all my other PMs about that and they said they have never heard of discouraging a property owner from fixing their own property. Maybe they were sitting pretty on their renovation profits, and that's why they never bothered to place tenants in either unit. I fired Reedy&Co and gave the property to CrestCore. Follow-Up: When CrestCore completed their inspections, they found hazardous electrical issues that cost an additional $1,500. Not at all surprising that Jay Reedys team missed this important issue. Receipts: I have video walkthroughs and repair charges for all I've said.

Experiencia positiva: This is my first rental home and I must give credit to Beverli. She made my experience smooth and comforting. I am very pleased with the home that I choose. Experiencia negativa: Current Tenant Update: The leasing agent Kelly is still amazing. However, the collection/maintenance department is completely unprofessional. They charge me a month to month rent because of negotiations with the owner. It’s not my fault that I have to complete a self inspection and which I done before the deadline. Only if I knew that $200 fee would be charge I would have completed the inspection when it was first sent. They find ways to charge your account for their lack of wording/communication. Not to mention Greedy And Company will find a way to justify any wrong decision on their end. Completely Unfair and Unacceptable!!!

She is the sweetest, caring and understanding. But the maintenance Department is trash. I have been waiting on them to come out to take the lock off the front door that should’ve been off before I moved in and then they tell me the garage door openers supposed to be in the house can’t locate them at all. So the guy suppose to come out but never showed up and every time you call them they tell you that somebody will contact an hour but never do

Experiencia negativa: If I could give zero stars, I would and that's SOLEY because of the maintenance department. Mr. Rogers and his team in leasing are nothing short of amazing! That maintenance team?? TRASH. I moved into my home in January, started having issues in FEBRUARY. My ceiling has collapsed TWICE in the time that I have been in this home and once prior to when I arrived. My boyfriend and I had to clean the debris the first time. It took weeks for them to get back to me and actually fix the problem each time. On top of them being lazy, they also gave my claim adjuster the run around to even process my first claim and basically dismissed my second. I have had to start from scratch from the first and they are making it harder for me to do so with the second. My air went out once the ceiling collapsed as well. I have gone up to the company and gotten ignored, I've been placed on hold and ultimately hung up on after being transferred to the maintenance department, the workers in this department are just flat out rude and do not care how they talk to customers. I have never been late on my rent, and I have continued to pay even though I have not been in the home. My MLGW bill has been through the roof due to an improperly working AC, a painted open window, and congested return duct. I AM STILL DISPLACED AS OF 8.18.25. The house is at 95 degrees. They don't prepare these homes correctly; there was so much trash to come down from the attic and debris in the ducts that cannot be explained. Overall, this home is not livable, and the maintenance department does not care. From the faulty structure to the bacteria and mold circulating through the home, the home is not livable, and they want to sit on their bottoms all day soaking up air and free money. The company has potential, but they need to hire people in the maintenance department that actually want to work. Update: 8.19.25 They responded and told me to contact them, call the number and everyone is confused on while I’m calling and I’m hung up on once again. Supposedly they sent a message to the maintenance “supervisor” who has been “getting back to me” for two weeks now.

Experiencia negativa: I cannot emphasize enough to NEVER EVER EVER rent from this company. They started screening my phone calls and not responding to me about my deposit. I know this, because after I called and had my boyfriend call they answered. Said they would call him back, surprise, never did. And then I called multiple times again, and they only answered once I called from my work phone. Absolutely deplorable institution, I do not understand how they are allowed to operate. This company continues to be SHADY. They are still withholding $300 from my deposit for "paint damages". One of the pictures they used to justify this was a PICTURE OF A PIECE OF TAPE ON THE WALL! Disgusting company. Do NOT rent from this company. I was in a lease with them for 2 years because I was not fortunate enough to enter a new lease. Every time I had an issue or contacted the office for reasons not related to an issue, the individuals in the office were RUDE beyond belief. The company provides overpriced accommodations with 0 amenities and high expectations from their tenants. Numerous things broke in the apartment due to a lack of care and attention from the company that I then had to fix and pay for out of my own pocket. The company withheld $300 from my security deposit due to PAINTING. I did not damage the paint on the walls, I never even hung anything up with nails. Even if I did, $300 for paint is ridiculous and it is the LANDLORD'S responsibility to pay for and provide painting, as this falls under the guidelines of wear and tear. The paint job in the unit I rented from was bad anyway, I can't imagine this company actually outsources labor for painting as this unit had the "landlord special". They have not responded to my dispute. Shady. All in all, beware. There are numerous other rental agencies in Memphis that will treat you better, as the bar for Reedy and Company is below ground level.

Experiencia fantástica: After dealing with unscrupulous management companies that would take application fees and then send a blank denial letter, I tried Reedy and Company. The process to view their available properties is easy, as they employ the lockbox method, which I prefer. I had a company ask me for an app fee to even view a place. After C-19 housing restrictions were lifted, some companies took full advantage of no limitations and people. Reedy and Company has not behaved that way at all. I have been in the property now for over a year and have yet to have any issues that they couldn't or wouldn't resolve. Maintenance comes right away and the technicians are always courteous. Evette Stone was my leasing agent and she was fantastic. She kept in touch throughout, via calls, text and emails, for the application, approval and signing processes. She was professional, knowledgeable and kind. I am about to sign for year two and I'm more than happy with the home and the company. I lucked up and got kind neighbors too!

Experiencia negativa: Unjustified Charges & Disappointing Practices - Avoid at All Costs My experience with Reedy & Company at my former residence at 3029 Milky Way Dr., Bartlett, TN has been extremely disappointing and frustrating. Despite leaving the property in move-in ready, excellent condition, I have been assessed over $1200 in what I believe are false and unjustified charges against my security deposit, resulting in a refund of only $633 from my initial $1930 deposit. Upon moving out on May 31, 2025, I ensured the house was thoroughly cleaned and returned to the state it was in when I moved in. I even provided a new toilet seat and bidet in the master bathroom. I have extensive video and photographic evidence from both my move-in (including an initial inspection report noting existing conditions) and my move-out to prove the property's pristine condition. My concerns with this company began at move-in, as no proper walkthrough was conducted to familiarize me with the property's functionalities. This oversight directly led to an unfair $150 charge for a maintenance visit regarding a bathtub faucet, which was unjustly denied upon appeal. More recently, I specifically requested a move-out walkthrough, but Reedy & Company failed to contact me or conduct one, which is highly concerning given the subsequent charges. The itemized deductions for "Paint" ($810.00) and "Hardware" ($440.00) are entirely baseless and exorbitant. There was no damage to justify such extensive repairs. The "Remove bidet" charge ($47.00) is also unwarranted as it was an improvement. It's clear that this company engages in questionable business practices. I consistently paid my rent on time and meticulously maintained the property. Due to these unfair and unjustified charges, I will be contacting legal services and considering bringing this matter to the attention of local news outlets. Prospective tenants should be extremely wary of leasing from Reedy & Company. Reedy & Company's Unacceptable "Resolution" - Still Fighting Baseless Charges! Following my initial review and subsequent response from Reedy & Company, I want to provide an important update to warn prospective tenants further. After formally disputing their initial, grossly inflated charges (over $1200 for "paint" and "hardware" on a perfectly maintained, move-in ready home), Reedy & Company offered a "partial refund," reducing these specific charges to $400 each. However, let me be unequivocally clear: I have rejected this offer. Why? Because these charges, even at a reduced rate, are still entirely baseless and constitute charging for pre-existing wear and tear that I did not cause. I provided a detailed move-in inspection report, along with extensive photos and videos, documenting the condition of the property. This includes: * Master Bathroom Tub Drain: Pre-existing condition, never used. * Dining Room Blinds: Lacked a handle upon my move-in. * Master Bedroom Closet Rails: Already bent when I moved in. * Small Master Bedroom Closet: Looks exactly as it did pre-tenancy. It's evident that Reedy & Company is actively attempting to find reasons to charge tenants for issues that existed before they took occupancy. Their failure to conduct proper move-in or move-out walkthroughs (which I requested) further underscores their negligent practices. I consistently paid my rent on time and meticulously maintained the property, even adding improvements like a new toilet seat and bidet. Their continued insistence on these charges after my detailed rebuttal is truly disheartening and speaks volumes about their business ethics. I am formally demanding a full refund of my security deposit. I am actively escalating this matter to the Tennessee Landlord Tenant Act enforcement, the Better Business Bureau of TN, and retaining legal services. I will continue to update this review as necessary. Prospective tenants: Be extremely wary. My experience, along with many other similar Google reviews, points to a clear pattern of unjustified charges and unprofessional conduct by Reedy & Company.

Experiencia fantástica: I bought a house from Memphis Investment Properties in 2022 and have had Reedy as my PM ever since, and I wanted to take some time to say I believe that they have overall taken great care of me. I have never felt that they are "looking for things to fix" and when things have gone wrong they have overall been reasonable and reliable. There have been times where the response time was slower than normal, which I've experienced with all PM's, but they seem to have fixed that. The original tenant they placed in my property is still there and has never been late on rent, always pays their bills and has treated the property well. Thankful for their hard work and management expertise and looking forward to a continued positive relationship with them!

Experiencia negativa: I had someone break my window with a paint can, and have called into a maintenance line which is an overseas call center. No emergency maintenance contact here in Memphis to assist tenants with any issues. I called at 6:30 this morning and at 4:00 I have yet to be reached out to by any kind of technician. It is hot and humid and the AC is getting blasted at full and there is going to be mold and moisture issues in the house from it sitting out.

She showed us the apartment, and her attitude was awesome, her energy and her STYLE! She definitely sold it to us. Experiencia negativa: I just moved in been here almost a month and the house is beautiful, but since day one the plumbing has been horrible the kitchen sink and bathroom tubs stops up and takes forever going down when using the dishwasher the water goes into the sink. I been trying to find solutions to this problem because im not paying for them to come out when it should be FREE. They said it has updated plumbing but it doesn’t show. Ill say when viewing a house let the water run before making a decision. Experiencia negativa: I moved out and gave notice to vacate 03/25. Afterwards they continued to charge me rent and late fees for April and May. I came to return the key the office was closed. If you look at my previous post didn’t I say all they wanted was my deposit which was 1650 they charged me 2 months rent and I wasn’t on the property I moved out they changed locks and everything soon I gave notice to vacate didn’t even wait for the key I couldn’t even get my washer dryer or stove they changed the locks so fast. Soon my balance touched my deposit they stopped charging me. I look on my account they applied my deposit to April and may rent. I was thinking they was gone charge to haul my appliances they charged me rent knowing I gave notice to vacate and knowing they changed the locks. They stole my appliances and my deposit. I’ll never rent or recommend these thieves

I moved into one of Reed & Company‘s homes March 21, 2025 since I moved in,this is my second review on Google and I’ve been having problems with the home since I moved in, i’ve been lied to & miss lead, since I moved into the home, every time it rains all of the water is draining in my garage, due to the concrete is not leveled,Reed & Company has sent two different maintenance men out (in April)to look at the problem and both said it’s a concrete problem. I went to the office about 5/6 times to speak with someone about this and they keep telling me the superintendent will call me. ( I spoke with the two representatives in the front , I spoke with Amber 2× hey Sewailo or what ever his name was)No one still have NOT called me. I’ve been calling up there. No one will return my calls.Maintenance informed me that it will never get fixed due to how much it would cost.Due to the raining, my garage have a foul smell, anytime I go in my garage at night I see over 15 extra large snails and cockroaches. It’s have gotten so bad that the snails are finding a way to come in the home now. I’m very frustrated & this is NOT OK I pay $1,455 in rent never been late, this my second property that I’ve rented through Reed & Company and this problem been going on since March 31 I’ve called since then trying to speak with a supervisor,manager, or the superintendent, but still no luck. At this point I will be contacting the news, BBB and everybody else I can think of.US AS TENANTS SHOULDN’T HAVE TO GO THROUGH THIS.WE HAVE RIGHTS!! From moving tenants into homes that’s not move in ready(if the home isn’t painted, things wrong/not fixed inside the home no landscaping its not moving ready). The first thing reedy & company say is put it down on your walk-through but never come back to fix anything, They charge it to you when it was not fixed upon move in.And for the automated person that responds back for Reed & Company , you don’t have to because you lied like you or someone will contact me and no one ever did I don’t need any more lies.

Experiencia fantástica: I had a water leak in my upstairs and downstairs bathroom. Once I scheduled through the maintenance app provided by Reedy and Company. Mr. Hugh came out and stopped the leak in minutes. He also took the steps that were necessary to make sure we wouldn't have anymore issues regarding the leak by fixing things the right way!!!! Experiencia negativa: My first interaction with Reedy & Company was with Kelly Rodrigues in the sales department. She set the tone for the company, in my opinion, with a 10 star rating. She was very personable, professional and kind. Kelly is a real pleasure to work with but unfortunately her characteristics do not permeate the other office spaces. I am a new client to Reedy coming from another company of “Investors Associated” of 11 years. Throughout that time I had no issues whatsoever with customer service or prompt services. I had some maintenance concerns and questions that I needed clarity on upon entry into a lease and somehow I was connected with a lady named Ashley Brown. She is THE most rude, unprofessional and most childish individual I have ever had to do business with. She will try to over talk you, she will yell, she will talk to others in the office as if you’re not on the phone and have little antagonistic ad libs. It’s clear that Reedy does not maintain a standard of professionalism in all service areas that they provide. I have since spoken to two other women in the company who have rude undertones when speaking. Its like a mild contempt or irritation they have when speaking with tenants. Having to work with the public can be difficult but if your attitude has become a liability to the company, some other arrangements need to be considered. Poor start for the company as of now.

I lost too many days of work because I had already chosen a house and on the day that the payment was due, I arrived with the payment and from there they told me that I could no longer do it and then they gave me other properties and from there they told me for such a date and when I told me to move, the house was not in condition to move. Experiencia fantástica: I have already recommended Sherwood Apts to family and friends. We are so glad that we were able to secure a place here. We have always heard good things about Sherwood. Ashleigh was WONDERFUL!! During this day and time it is very hard to find people who are sincerely nice and care about people in general, even before having them as tenants. Ashleigh was very friendly and at the same time very professional. She was well organized and very knowledgeable. We hope we can make this our home for many years. Five days down and hopefully many more to come.

Experiencia negativa: I got the keys to the house and maintenance people were still in the house working on some things. I had no AC, most outlets were not working, dishwasher didn’t work, some lights didn’t work, and yard was a mess. My work orders keep getting cancelled and im not understanding why I have to keep putting in work orders for a problem that existed before i got into the house in the first place.

Experiencia positiva: Update…. Paige Shavers reach out to me and we were able to talk and get my concern resolved. She was very understanding and looked into my issue. Reedy & Company never gave me an issue while renting with them. AB is the GOAT! Update 2… Let’s listen to the call together… UPDATE!!! Giving a 1 star…. Alma in collections is rude. I had a return charge and I asked her what that was she said, “It’s in your lease did you read it?”…. Okay Alma… 1 star it is… Ive never been late or had a return charge in 2 years. everything under this is still true. AB is great! AB IS A GREAT GUY! He helped me for 3 months to find a home I wanted and went above and beyond! AB IS THE BEST TO EVER DO IT! You can not tell me different!

Experiencia negativa: I rented two house from this company and they did me wrong this year. They charge me $5,700 and said my entire house needed painted when I have pictures of that entire house before I moved out . I contacted them constantly all I was told was to take it to court . Now I can’t move because it a high unexpected charge for no reason. The collections department definitely not it . Leasing department should have the final say so

Experiencia negativa: I gave notice to vacate premises 3/28 and was gone and I did forget to return keys. Here it is 2 weeks later they are constantly calling me talking about filing about filing eviction (wanting some more money) and I’m out the property. Then they are trying to charge me again for the month of April. I went over to the property and recorded they have changed all the locks so what is the eviction for that’s why I recorded street name and address they harassing me for locks that are changed. Harassing me for door knobs that are outside in the driveway. Then they gone call me talking about I gave notice to vacate 04/21 just lying for more money. I did notice to vacate online via portal and received confirmation right after I got that receipt as well. I paid my rent never missed a payment. They are holding 1650 deposit and doing everything in they power to keep that’s fine to. Just stop harassing about keys to locks that have been changed. Eviction for property that I’m no longer in and Reedy is aware I’m not in the property clearly because the locks changed. Far as paperwork call code enforcement for many times they came out rats clawing they way in the house under the kitchen and bathroom sink. Rats even clawed a hole in my kitchen drawer where my silverware were. Roof fell in attic flooded no insulation replaced. Rats and mice in through base boards etc. Lucky I stayed there and fought. I can’t wait to see what else they got up they sleeve.

Experiencia negativa: I would not recommend this company, especially to military personnel or disabled veterans. I was charged $350 for four broken blinds on a single set, along with other questionable and excessive charges. These costs feel less like fair compensation and more like an attempt to use tenants’ deposits to fund broader renovations—whether by the property owner or the company itself. Also we have the paper where we signed that we wanted to be there for final inspection , no one ever called or contacted. Fortunately, we documented everything, including the move-in condition, professional cleaning at move-out, and all communications. Had we not done so, the situation could have had us with serious consequences. Taking advantage of individuals, especially those who are disabled or have served, is deeply concerning and, quite frankly, shameful. I hope this feedback encourages more ethical practices moving forward.

Experiencia negativa: I have been totally scammed. I was viewing a home and as I was trying to use the key I noticed it had been altered. I called the office to give a heads up. Mahogany took the call and I was instantly impressed. I was having the absolute hardest day of my life but I still had to find a house. I immediately adopted her. She asked a few questions that had never been asked or cared about before. In the span of 5 minutes she knew exactly what I would love. She is a gem. I did everything I needed to and on time. Paid all the fees and got the keys. That's where it all went downhill. The house had a heavy gas smell. The bathtubs and toilets were and still are unusable because there is sewage backing up into them. I can't use my kitchen sink or disposal because of the same thing. I was told by a plumber that they only updated the minimum amount of pipe that they could get away with when the area got upgraded. The old pipes are terracotta and they are disintegrating. It was discovered during that conversation that because of some specific marking and placement of things it shows that flower bed was extended to cover the pipes. The plumber made sure to dig up the area to make sure it was exposed. That means that major repairs need to happen and will likely take awhile. Meanwhile it's still not even being acknowledged. I cannot use my washer because that drain line pours onto the floor when on the drain cycle. There is a big fence section just laying up against a tree. The garage door doesn't close all the way. Two bedrooms are missing screens and one is cracked. I have submitted photos and done everything asked only to have my maintenance requests randomly cancelled without being addressed and no one knows why and apparently the maintenance supervisor must be living in the office because each time I go in or call she is in a meeting. The woman on the phone in the office smirked and rudely said um she is a supervisor she is always in meetings after I asked would she ever be out of her meetings. I was told she would be 30 minutes then and hour and then that she can call me at the end of the day. I asked that she be informed that when she calls it will not to talk over the phone. I would love to have her availability so that we could talk face to face to hopefully find a solution. No call from her and she told the office that she would see me at 10am. The call was made in a very short notice. I couldn't make it. After not making it I noticed that my requests were just being cancelled. I have been more patient that I have ever been. They want the rent still. My rent is close to 2k. My house currently would not pass an inspection and is not safe or sanitary. Wait did I mention the gas? Oh yes there was a huge gas leak that had to have 2 emergency dispatch teams to come out. One to address the emergency possibility of it catching on fire and then they had to dig up the entire side of the house for more extensive repairs. To wrap up I would like it to be known that I have been patient and cooperative. I have to pursue other options. I have filed complaints with the BBB, TN Attorney General, Housing, and Code Enforcement. A petition has been started, and a group of past tenants who have similar or worse experiences are joining to file a lawsuit. Two reporters have agreed to do stories on 2 very watched outlets. I don't understand how this scam has been allowed to go on for so long. I hope you made it this far. Please spread the word so that no one else goes through this.

Experiencia negativa: I paid on time, every month for the 4 years I was there. I thoroughly cleaned the house and all appliances. I even paid $500 to have the carpet cleaned the day before I turned in the keys, eventhough the carpet was fine. They still charged me $400 to have the carpet cleaned from my security deposit. They gave me the runaround on the phone sending me back and forth to billing and maintenance departments. I drove to their office in-person. Even after I showed them the invoice for carpet cleaning, they refused to remove the charges. Stay away from these scammers!

Experiencia negativa: Just moved into this house two weeks ago and the Owner doesn't want to fix the title in the bathroom stating that its a cosmetic issue. I have put in many maintenance request regarding the plumbing. I can't wash my family clothes, I can't use any of my kitchen sinks, due to needing a new lining. No one has reached out to me on when they are coming to fix it. It's water coming from the inside wall of the kitchen to the outside. Water is at stand still in my sinks. I have a two year old. I was told not to use the sink and I just have to wait on services to be fixed. This is not sanitary and if I have to call code enforcement I will.

Experiencia negativa: I wouldn’t recommend nobody to rent from this only because the maintenance department is so unprofessional we move in 12/4/24 weeks dealt with mold/mildew in January contact them they sent a maintenance man out sprayed it down and clean and comes to say can yall open yall window with showering “No” I have girls why we wanting do that ? Right so again mold/mildew form again upstair bathroom and also in the master bathroom reported it they sent a maintenance guy out sprayed and clean it. Right we have No ventilators in our bathrooms so now it’s like the whole contaminated with the smell of mold/mildew this a hassle non safe environment we’re living in. We also had a bad flood to where Water was coming up out our floor someone come out right never called and give us a undate on anything like what’s the next steps or whatever (Hard Floor) had some much water it buff up then broke Maintenance department the lady is so rude very very rude I promise it make no sense I’m telling her about (All) the stuff we have been through since we moved here and I have sickness and my daughter “The lady goes to say what does this have to do with your sickness” ALOT the whole is messed up and we dam near give y’all $1500 monthly and we gotta go through this Trash no way we will contact the news and coding force with this situation cause we shouldn’t live this Nobody should and to have a nasty or bad attitudes with the tenants is totally unacceptable The renters department mahogany and Mr AB was so pleasant with my husband and I they were so awesome nothing against them period they friendly respectful etc

Experiencia fantástica: I had a great experience with Reedy! AB took a very personal approach to understand me and my family’s needs. Beverli was great to work with to ensure we had everything we needed. And Mahogany was the icing on the cake as we got closer to move in day. Now my mom is back in a community she loves with the support and fellowship she needs as she gets older!

Experiencia negativa: I have rented two previous houses never had any problems but this house I'm at now having a issue with maintenance adding fees on to me when I didn't schedule a maintenance repair after inspection on something that was already like it when I moved in a fuse box cover in a shed . Go to office they say I can't speak to anyone just fill out form. Never been late or caused issues but get run around when asked to talk to anyone

Experiencia negativa: Wish I could give them -0 stars! Never answer the phone very rude and don’t care about the tenants at all. Barely like to fix anything and charge for everything too smh I hate I had to renew but next year I’m gone and never looking back! But karma will eat them alive! Worst company I’ve ever dealt with wouldn’t recommend no one to rent through them! Update: wow they replied to this before they called me back to fix my air that was out the other month for over a week lol . Even had one of their staff members hang up on me after giving me their lawyer information. I'm convinced y’all give certain people a hard time! SMH One of their maintenance men told me to pour bleach in a pipe to keep it from clogging the next time instead of them sending someone out that’s gone actually take care of the real problem. Like I said you guys do not answer the phone but can reply on here to keep a certain type of reputation smh. I even contacted AB , the leasing manager and left a voicemail and still no call back . Do better and it’s not just me I have friends and family who was well and happy to get away from this company. And when you guys get done trying to make me look bad , I never had a contractor appointment once again and every time I come in and place a work order , I CLEARLY mark YES FOR SAFE TO ENTER and more! And again that charge will be on there because how I’m suppose to know it’s something under $250 , security door was not on the lease! That problem may have been under $250 but how am I suppose to know! You guys are money hungry, did anyone speak out to say oh you know that’s under a $250 fix , you’ll have to pay out of pocket or we will charge you for this! I’m a single mother of 2 and will pay for that lie when I get ready. Because again I had no appointment! Have a nice day! UPDATE: BACK AGAIN!! This company is a rip off and everyone is not lying on you guys about charging for paint for no reason! I got pics as well and $900 for paint is INSANE! My friend moved out and got charged $3000 for paint as well like God will deal with you guys like yall are the worst company in the world to rent through! I hope they shut this company down! It don’t deserve ANY business whatsoever!!!
Hi, Terranny! We spoke with the maintenance team and they informed us that the maintenance you had done on March 6 was under $250. Any maintenance under $250 is to be paid by the tenant. Furthermore, you missed your appointment which our subcontractor was more than accommodating in returning that same day. Because of the missed appointment, there is a $75 charge. This is all outlined in your lease agreement signed by you. If you need any accommodation in getting this balance paid, please contact collections at (901) 842-0805.
Experiencia negativa: The worst company you could ever go through for a rental property. They don’t communicate they charge you for everything that brakes down in your rental property that you know they are suppose to fix . Horrible service everyone that’s in collections office, they lie about conversations that you have with them, I must say it’s was the worst 2 years of my life renting with this company And the things in there rental houses brake down back to back . I even have friends that’s going through the same thing still today with them . I wouldn’t allow my dog to rent from Reedy and Company !!

Asked them about it and they assured us they would be there. took our application fee then proceeded to say there would be no appliances. Told us they would give us our much needed fee back ($100 total). Did not. Said to call them if we didn’t get it back and we did,,, several times... It’s been almost a month. Pretty sure he’s ghosting us. Don’t do business with this company!
Experiencia negativa: Fool me once, shame on you. Fool me twice, shame on me. Here’s my experience: Found my dream place, or so I thought. Confirmed with leasing agent Beverli not once, not twice, but three times that the home had all appliances provided. The listing stated all appliances would be there, but they weren’t in the home when we viewed. Beverli went as far as to tell us exactly where each appliance would be placed before a tenant moved in. The leasing manager talked my roommate and I through the application. He was actually super helpful, as most people are when they want your money. We paid the $100 application fee (2 x $50) and eagerly wait for the decision. We were approved! Beverli very promptly tells us where we can send our money next. Things start feeling a bit forced, so I once again ask for confirmation on the missing appliances. Now, Beverli tells us that there’s actually no stove or fridge with the property, and there was an “issue with marketing.” What a crazy turn of events! It’s almost as if we asked Beverli to confirm this before we applied! Now my roommate and I are out $100 and a whole lot of time. Fool me once. Beverli has the leasing manager call me to discuss this issue. I voice my complaints, and the manager offers to refund the application fee. He tells me, verbatim, “call back next week if you haven’t received the funds.” I don’t receive the funds. I call back. I am told he is busy. I call back again. I am told the person in charge of application fee refunds is on vacation for the holidays. I call back after the holidays. I am told he is busy again. I call back again. I am told they need a few more days to process the refunds. It has now been almost a month. I have called three times this week alone. They keep telling me “the leasing manager is in a meeting” or “we’ll have him call you back.” No one has called me back. No one has processed our refunds. Fool me twice. TL;DR: Wasted our time and our money. Would highly suggest staying away from Reedy & Company.
Experiencia negativa: I would not recommend renting with reedy and company. Everything was fine the first year and a half then we got charged for a missed appointment with maintenance. But maintenance came waaay earlier than the time scheduled. AFTER i told them no one would be home at that time… then when it comes to moving out, they said we owed money due to damages! I have proof that the house was not damaged. Minus the blinds and bathrooom vanity. They are charging $1073 for paint but it was already half done when we moved in so! Then I also go to check on my dispute and they lost my damn dispute submission. So now I’m back at square one because they don’t want to give my security deposit back! They will most definitely butter you up to make it sound good but when it’s time to move out and make maintenance appointments. They will most definitely screw you to get extra money! I would be satisfied if they gave removed the charge for the paint! We can take accountability for damaging the blinds and bathroom vanity! We have a toddler, but the paint that was half done when we moved in is outrageous and not to mention the house wasn’t even clean when we got our keys!
