Experiencia negativa: Run as far away as you can. Most of the company is in Denver and the local reps are simply middlemen. Hope you like paying a "resident benefits package" fee on top of your rent which gives you no benefits whatsoever.. Waited and waited for the air filters to be shipped - never arrived once in over a year. They love to illegally try and take over bills that you have in your name and then deny any responsibility. Worst company I have ever rented from, and there's been some bad ones. So please do yourself a favor and run as far away from HRG as possible.

Experiencia fantástica: I am only putting a 5 start review on here due to a single person that has gone above and beyond for us anytime we needed help. JP is the star of home river group team. He always keeps a very professional and great attitude. Always so quick to help out. Many times I have been told that they would call back, JP and a small handful of others are the only ones who have ever called back just to confirm that everything was good on my end. Not a huge fan of this company or organization and at times has been difficult and frustrating to work with. Anytime I had JP on the phone, I knew for a FACT it would be done effectively and quickly and that he would get me squared away. JP is by far the MVP!

Experiencia negativa: This company is the worst rented a house for 2 years took both property management and customer service took forever to respond during mid summer heat it took them 2-3 days to fix a broken AC unit and after we decided to move away they stopped with the kind gentle customer service was rude and fake after about a month of being moved out we got a letter in the mail saying we would get a sizable portion of our security deposit back and never received it and I’ve been playing phone tag since trying to figure out where it has gone because they are telling me it got delivered but it never was in all we will never be renting again because of our experience here

Experiencia negativa: NEVER USE THIS COMPANY!!! They aren't responsive, they don't respond to messages, calls. Even higher management doesn't respond. If you want a company that cares about tenants, this one isn't it. It's been nothing but awful experiences for the last year. I want to save people for having to go through what we went through. They only respond when it benefits them. I highly would recommend using someone else for property management.

Experiencia negativa: I’d been renting for 10 years and before renting with HomeRiver, I had NEVER moved into a filthy home. The house I rented from HomeRiver was caked in a thick layer of dust and dirt, with paint splattered all over the floors, a dead bat in the fireplace, a dead bird in the utility closet, a prior tenant’s dried and sticky urine and what appeared to be vomit on the floor around the master toilet, and bugs everywhere. A prior tenant’s things had been left in the drawers and cabinets for us to dispose of. HomeRiver or whoever they hired to badly paint and repair the house left tons of stuff in the garage, so much that we couldn’t park our car in the garage, and it took them an entire month to come collect the items. I had to spend weeks deep-cleaning the home while 30+ weeks pregnant to make it a clean and safe place for my family. The yard was a jungle with overgrown grass and trees due to neglect while the property sat vacant. Immediately after moving in, I was harassed by the HOA for weeks because HomeRiver hadn’t paid the HOA fees despite being due six months prior. The HOA also spent months trying to get HomeRiver to trim the trees on the property; one tree had overgrown to the point that it broke a light along the sidewalk on the opposite side of the fence. It is nearly impossible to speak with someone local within HomeRiver. When both me and the HOA president spoke with people with HomeRiver, they knew nothing about the property. Any time we had issues with the house requiring maintenance, it took at least a week to get done, including when our microwave and oven shorted due to a preexisting electrical issue they hadn’t addressed, so we wasted a week’s worth of groceries we couldn’t cook. It also took them several days after us calling the emergency maintenance line to address a LIVE BIRD in the home. Their maintenance process is extremely annoying - if you say “microwave not working,” you have to take pictures and videos of the microwave and prove that you’ve taken their “recommended initial steps” before they will even send your maintenance request to the actual maintenance team. They even wanted me to take a picture of the LIVE BIRD in the home!!!! With a baby in the house! In short, I would rather cut my head off with a dull steak knife and no sedation than ever rent from HomeRiver. I would strongly advise anyone against renting from this group. They do not care about their tenants or properties. Our experience was so bad that we opted to buy a home so we would never have to deal with idiot property managers like HomeRiver ever again. If you have any sense, take your business elsewhere - this company does not deserve it!!!

Experiencia negativa: I love the home but there is a lot of half done and cheaply repaired things. When we moved in there were dead bugs and live spiders all over the place. The previous tenant left and entire drawer of things in the bathroom which shows me they didn’t even do a walk through after move out. They sure didn’t check it before we moved in. Every sink leaked. There is still mold in the hot water heater closet that we reported BEFORE we moved in and I was ASSURED extensive repairs were made. Jokes on me for trusting. I basically set up my own utilities after the “concierge” service they promised would do it didn’t. I still haven’t gotten the filters I am supposed to get from the bogus 50 tenant fee. They use third party repair companies and I have to send a separate work order for everything and then things get lost in the shuffle and not fixed. I never got the HOA rules and then got charged 100 bucks for stuff that happened BEFORE we moved in. It’s a mess. It sucks because we love the home but they have not taken care of it very well. I hope they work out kinks because I would like to stay longer than my current lease…

Experiencia negativa: Terrible experience. I am so tired of getting phantom charges. We tried to pay our rent when rent was due, but with their stuff being messed up at the time we were unable to. Then boom next day late fee. Every support person that I get in contact with it is hard to get anything accomplished, due to not being able to understand them. Now I am trying to get out of my lease early due to relocation, and they are just not willing to help out or understand anything I am needing. So I would not recommend this company to any one. Especially with them not being local and cannot go to an office to speak with someone. So if you are considering working with this company, I wouldn't suggest it..

The number of times I have had to call to straighten out our ledger and dispute random charges is unacceptable. Calls are consistently outsourced and you can never get ahold of your property manager. If I could give them negative stars, I would.

Experiencia negativa: This company uses unethical business practices. I submitted an application to rent a home in Owasso and was accepted. Once notified of the acceptance of my application this management company told me that the deposit will now be twice the amount that was posted to their zillow property posting. Then the day before my leasing offer they increased the rental price on May 7th, 2025 and offered me the lease on May 8th, 2025 at 9am. This company is an application fee harvesting SCAM so be aware. Do not rent from this fake management group!!!

Experiencia negativa: I literally just moved in and I have been hit with fees for this and fees for that. I feel like I’ve been scammed. Unless you make a really nice living, I would not recommend dealing with this company because you will be throwing money away. They will charge you for something nearly daily. Their tenant portal never works properly. I paid my rent on 1/4/25 because my lease started the 3rd. The payment sat in my account until yesterday (the 13th) I did everything the exact way they told me to and I was charged numerous late fees and return fees because of their portal acting up. I love my new home, but this company is not it. Their customer service representatives are kind, but they can’t really help in cases such as solving problems with these bs fees. Not to be rude but they don’t always understand you, and vice versa. I accidentally sent my rent payment through 3 times (because of their portal issues), so of course I stopped payment on 2 of those. Now they’re charging me stop payment fees! How is this right? It’s not! It’s ridiculous. They have drained me dry.They were supposed to give 500$ off the first months rent, that never happened. UPDATE 1/15/25 Veronica went above and beyond to help get those latest fees removed! She gets 5 stars. The company still needs to get their affairs in place, but I’m very grateful to their customer service representatives for all they have tried to do, and Veronica for what she was able to fix. This is a huge relief. Update 4/1/25 I need to update my review. I love my new home, but this company is just shady, point blank period. Anything they can do to charge you ridiculous fees they will. They removed the utilities out of my name, then penalized me, charged me fees and for services that the utility companies had already back billed me for. I paid utilities 2 months at the property before I was even moved in. (I take partial responsibility for that because my lease was supposed to begin then, and I should have waited until I was moving in to transfer) you will never just pay the rent that you are supposed to pay, there will always be extra charges for things racking upwards of 200-300$ extra dollars a month (on top of their bogus resident benefit package fee of 50$ that’s just throwing money away). I’m still waiting to be refunded for the utility fees and penalties they have charged me for the electric bill (which I was back billed for the week it had been taken out of my name) so I paid double utilities because of their backhanded ways of doing things. I don’t see how this company is still in business. As I said, I love my new home, but dealing with this company has been beyond a nightmare and the stress has taken a toll on my mental and physical health. The customer service reps are not local, but they are all kind and try their best to help with things, but I can’t get anyone to get back with me about this utility situation. I’ve emailed proof of all my payments for the utilities, and am yet to be refunded or even hear anything back from them other than them asking me to resend everything. I’ve sent screenshots multiple times now to no avail. You’re going to be forced to pay fees for third party companies. You’re going to be screwed over so just prepare yourself. This company is not for anyone who is on a fixed income, or struggling. I get anxious every single month around the last week or so to see what bs I’m going to be charged for next. They want me to give them a better review, but I just can’t. Not with how they do business. It’s just flat out not right how they do people.

Experiencia negativa: Ashely asked me to change my original review for a higher rating but she was mistaken in asking for more than what this company deserves :) it’s obvious this company is just after your money and does not care for the tenants or the inconvenience they cause with the lack of communication. Ashely was the most helpful customer service I received she was quick to listen and direct me to the proper solution . She even got my access code for my home same day ( probably to improve this rating)! Gracelle was nice but IMO had poor communication skills. The company is overall chaotic. If I could go back to the me a month ago BEFORE agreeing to lease my home through them I would say run away and don’t look back. At the start of the leasing process I dropped 120$ in application fees ( a little high but can be normal for large companies). Got approved for the home and was then met with MORE FEES (150$ to process a lease??? Who’s heard of that before??) . They charged next months’ rent early and refused to take it off my account so I could just pay prorated rent ( that means I paid for 3 months rent UPFRONT.) They offer a “renters benefit package” which is non negotiable. They don’t tell you on top of the 50$ you’re paying for the package you have to subscribe for a monthly fee to even track rewards. I can only imagine how this will continue to be a waste of money in the next 12 months. Then the communication of this company is one of the worst I’ve ever experienced. Tell me why I had FIVE contacts for this home but not a single one of them could respond in a decent amount of time or tell me every thing that was needed from me. The resident coordinator has no access to the third party websites and apps they use so in addition to filling out multiple forms you must submit that same information on those forms to them AGAIN. This happened 2x between getting my dog ESA approval and utility confirmation. And if you’ve made it to the end of this review just run. The house you’re looking at may be pretty or may be in your price range ( not for long with them) but it’s not worth the headache they’ve caused me

Experiencia negativa: Haven’t even rented from them yet, but I DO NOT like that we cannot contact someone local to ask questions to directly. Having to call a call center where they don’t understand me is beyond frustrating. We had a few simple questions about a rental before putting in an application and now have to wait to hear back because the call center lady couldn’t get ahold of the leasing agent. If this is what we have to look forward to as renters of theirs - we are out before even being fully in. Which is SO unfortunate because we liked the property.

Experiencia negativa: Update aftet lease end: Aside from the numerous concerns to health and safety, including the CO leak that could have silently killed my whole family... These people will exploit you financially. They will try to trap you into a 40% rent increase that isn't reflected on the portal, then charge thousands of dollars in late fees... So everything about living here has been bad. They never brought the building up to code. We literally had broken floorboards with black mold growing out of them, because nothing on the property was inspected or installed properly. The outlets, every single one near a source of water in the building, were also not up to code... which could have causes an electrical fire, another potentially quick way to die... So this has been a year of stress and torture, that turned into ongoing financial exploitation, with them claiming I owe double my rent money in January and then threatening eviction when I did not pay double my rent. (Edited portion: this is completely horrific and gets worse as I discover more about this property. I wish I had never moved here. I changed my review to one star because of the ongoing threats to my health and safety.) I am still trying to give them the benefit of the doubt, but I moved into a property (in the winter) that did not have working heat and had an extremely bad gas leak in the stove. Upon move in, there's rat poop and nests throughout the property... Lots of leaking and barely functional or usable utilities. I can't even take a shower here. There was a black widow and brown recluse spider problem upon move in (I was seeing them literally every time I opened a cabinet or walked throughout the home) which I paid out of pocket to remedy. I've been here for over two weeks and do not have a working stove or oven. The place was filthy when I moved in. It had all sorts of problems and still does. It has been stressful and expensive to live here. I wish they would have made sure that the property was ready for move in. Also, they require you to pay a monthly fee of around $44 for air filters. When I moved in, it was clear that the air filter had not been changed in a long time, because there were spider webs over it and it's very dusty. I request that they deliver a filter and I still have yet to get one.

Experiencia fantástica: They outsource the majority of communication and it is difficult to get in touch with anyone about specific questions. The representatives seem helpful, though. Ezzaye has been a pleasure to work with. She is still waiting for a response from the homeowner before she can answer my question, but I'm hopeful this will remain a 5 star experience.

Experiencia negativa: Veronica was very helpful and was able to answer my concerns. She was also able to help me by providing me with information on how to reach other departments. Thank you Veronica for being very patient and knowledgeable. On the other hand, I’ve been over charged in utility fees. My lease states that utilities should be in my name and every month I get charges for utilities. Come to find out, it’s a conservice bill that is being charged for no reason and you get the run around on how to resolve and collect money owed to you for the overcharges. It seems that this company is not communicating with conservice and vice versa. Also, I’ve been paying resident benefits package fees since August 2024 and I just received a filter in January 2025. Now I have to try to get reimbursed for those payments as well. Every month it’s a new charge for something. It’s ridiculous!!! I give Veronica kudos ⭐️⭐️⭐️⭐️⭐️ for being patient with me because frustration was overdue but she handled the situation very well.

I reached out to the customer service email and even called them, and they were no help. I am not writing this review to shame on anyone, things happen. I am writing this review to shout out Mrs. Lori Grinstead. She has been helping me with my issue. She has been on top of everything, checking in with me daily, and actually listening to my issues. I can tell that she cares about my issue and WANTS to help me. She has been absolutely amazing. She has gone above and beyond for me. I am extremely thankful for her and her guidance!

Experiencia negativa: If I could give zero starts I would. DO NOT RECOMMEND THIS RENTAL GROUP FOR ANYONE LOOKING FOR HOUSING. I paid almost 100 in fees just to get the runs around. I got approved for the rental then they hit me with a 3000 security deposit which was totally different from the advertising. They took forever to respond I contacted someone almost everyday to get transferred from one department to the next. Everything is 3rd party and you never get to talk to a real person.

Experiencia negativa: I would not recommend moving here. Call center isn't helpful. They dont know what they are doing and just let the automatic system do its job even though ive warned them it will charge me late fees for no reason and yet they still do nothing. I've been trying to get a hold of the supervisor andrea rothwell but I still havent heard from her or any other supervisor since dec. 15, 2024. They keep charging me late fees EVERY MONTH! I should not have to babysit my ledger and tell them to fix it after everything's been paid for on time. I have rented for many years and has never been this complicated. Their 3rd party conservice is extremely behind on utilities and has charged me in the past duplicate charges and fraudulent charges since I have provided proof that all utilities are in my name since the beginning of the lease with the exceptions of water, it was oct. 10, 2024. Thanks to Joseph, he's the one that emailed me that I had to have all utilities in my name or I couldn't get the keys to my home. I was able to do all that except the water at the time. It has been a headache every month since I moved here because even though I pay all my bills on time, they keep charging me late fees. Then it takes a week or so to constantly call the call center to get it fixed and the system repeats. If they can't even be ontop of the billing how do you expect to be ontop of emergencies? Homeriver group owes me $55 dollars now and still hasn't fixed it since I called a few days before and after Jan to get this fixed.

Experiencia negativa: If negative stars were available I would use that. This is the absolute worst rental company. No one knows anything they outsource everything and nothing ever gets figured out. You don't ever talk to anyone from the states. I have been trying to get a charge on my acct figure out for 3 months they owe us over $700 and nothing has been resolved.

Experiencia negativa: Only have it a one because zero wasn’t an option. There is no 24 hour maintenance even for emergency situations. Can’t run any water or use toilets without it backing up into my . Told I have to wait 24 hours for someone to contact me. Never met anyone in person everything is done online. Someone came out about a month ago because dryer vent did not have a cover on the outside someone came to place as a cat was coming in through the vent now I can hook up dryer because he took the access away from inside the house. Property manger just tells you to feel or maintain requests online. You call and it’s someone who native language isn’t English. Don’t rent from this place as I just signed a lease and have 10 months to go.

Experiencia negativa: This company is a rip off and will try to illegally take any money they can. I recently moved out of one of their properties. In my lease it clearly states the deposit is used for damages and cannot be used for rent or any normal wear and tear. I lived in the house for 10 years so of course normal wear and tear was there. They tried to keep my entire $1950 deposit plus said I owed another $1001. One correction was partly made when they admitted to an error on the rent they were trying to charge me and it went from me owing over $2k for rent to owing $520. An error that would not of been found had I not reread my lease and fought for a week for. They are now refusing to look at the Oklahoma law which states that a deposit cannot be used to pay the last months rent. Nor will they honor the lease that states the deposit is used for damages. The property manager, Samantha Ford, is completely unprofessional and lied to say she was in contact with me on the 15th when I had not heard from her since the 7th. The last email I received told me if I didn’t like it then take them to court. So that’s what I’m doing.

Experiencia negativa: Find another property management company before you use HRG. Look at the many many terrible experiences and reviews from renters like you and me. They are true.Probably the worst renting experience I’ve ever had to get the home which was force upon us “as is” leading to many maintenance requests and a distant staff locally who seems to make it their mission to avoid direct communication with the tenants. In 6 months working with HRG I’ve never been able to speak to a local rep. They just route you to a call center in the Philippines somewhere. Let’s also mention the tons of tic tac charges that are added to your lease each month for “maintenance” and an air filter delivery that you can do yourself. This company is the last one you want to rent from.

Experiencia negativa: Terrible Customer Service! My account from the start never worked and I called and reported issues weeks before my first payment and nothing was ever done. I was fortunate to find another payment option that was not through the HomeRiver Group. They reached out 4 months later via email and asked if my issues were fixed and they never were. Presently I am attempting to make my final payment; however, HomeRiver Group refuses to adjust my final payment amount. They have the monthly amount on my final invoice and I cannot pay a different amount other than what is on there invoice. We are only paying through the 18th of October and when I called to have the final amount adjusted, the associate was very rude and unprofessional. They refused to answer any question I asked, they refused to let me speak to a supervisor and they refused to give me their name when I asked what their name was. The only thing the associate would say is that my address was wrong, which it was not, and he refused to tell me what information was needed to proceed. TERRIBLE SERVICE! WOULD NOT RECOMMEND! Edit on 10/2/24: I attempted to call HomeRiver Group back as they responded to my message asking me to call them. I attempted three different times selecting different options on their operator system and the exact same associate that refused to answer my questions and refused to allow me to speak to a supervisor answered every time. I had to reach out to the company I sold my house to in order to get my issue fixed. It took the company over 3 days to get a response from the HomeRiver Group! Also, when I attempted to make my payment through the HomeRiver Groups website, it still wasn't working and would not allow me! I do not recommend the HomeRiver Group.

Experiencia negativa: Rented from them for a year then did month to month which was an extra $500 on top of normal rent. Was told to give notice before leaving as we did and where told to be out by the 31st to avoid paying the next month rent. Now they are trying to go through a bunch of loop holes. Said they would call back but avoid doing so and keep sending lates fees and not wanting to resolve the situation. The house was very horribly remodeled there for did not feel good to live in I would highly recommend renting from a different property management.

Experiencia negativa: WARNING, BEWEAR, PLEASE READ, DO NOT RENT from The HomeRiver Group!!! They are a Trashy rental company that keeps getting worse, don't expect to get in contact with your local branch or at least in the TULSA area - they just route all calls to India for a horrible customer service experience. Move in was awful the home was dirty, dead bugs everywhere, carpet was torn and took them a few months to finally fix. They started off well posting utilities but quickly got behind posting utilities on average 3 months behind to our account and then they tried to charge late fees when they post those charges mid month. Communication was awful, Moving out was horrible and they just have you leave the keys in the mailbox because they don't even bother to come out for the turn over. trying to find out about your deposit is a joke, and then they decided to send your deposit via check to the address you just moved out from.

Experiencia negativa: Update: First of all, we found out a week before moving in the Home River Group was never supposed to rent the property out because the owner wanted to sell. They graciously allowed us to stay one year. Upon moving in, the yard was uncared for, the house had dead bugs littering the floors in every room, and the carpet was damaged. We put in a request to fix the carpet which they didn’t fix for months until we told them we were getting injured from it. They changed billing companies for utilities and were months behind in charging the utilities. Then, they would post them on the 9th of the month and charge us a late fee because we didn’t pay those fees on the 1st (they backdated claiming they posted them in the 1st). I could never get through to the actual people in Tulsa, whether by phone or email, because they have now outsourced all communication to India. Then, upon move out, they sent my deposit check to the place I just moved out of claiming they didn’t have a forwarding address. I had previously been told they would deposit the check into the account they had on file. Plus they took $300 out of our deposit for one month of utilities. We could have stayed renting from them when our lease ended but we’d had enough and will never rent from them ever again. They do not put a 24hr hold on the property for which you’re applying. While the application fee is expensive and multiple people can apply for a property at once, they do allow you to transfer your application to another property in their group.

Experiencia negativa: 1 star only because you have to give one for a review. Our a/c has been out for 48 hrs they DO NOT care!!! It’s 100 outside and 90 in our home with a toddler and dogs. This is an emergency because it does endanger your life being in heat like this. We called so many times and was text that a vendor was assigned when we called the vendor he was rude and said he knew nothing about the work that needed done said they hadn’t contacted him. He said at 4:30 he’d come around 6:30 never showed and called back HRG still nothing.Even after telling them we are miserable and feeling nauseous Guess they don’t care about people. Completely INHUMANE. I will be reporting them. Shame on you HRG! You should be ashamed although you’re not!!! Karma is real!!!

Experiencia negativa: RUN RUN RUN RUN from this company i moved in 4mo ago and was hit with over $300 in fees just this month I didn't pay on the 1st I paid on the 5th and i was hit with an eviction fee on the 7/3/24. this company is a bunch of liars and crooks my portal was down so i couldn't pay last month on time i told home river 3 weeks before rent was due they never fixed it i sent in my payment and they said they would remove all late fees. Guess what they didn't i ended up paying almost $200 in fees and then i turn around here in July they are doing the same thing they lie and steal by throwing all sorts of fees on you this is in (Tulsa,ok) they will not answer phone calls nor emails they lie and say they are taking care of it and they never do PLEASE RUN STAY AWAY FROM THIS COMPANY MY LEASE CANT END END FAST ENOUGH
