Experiencia negativa: Worst communication, the company has gotten my utilities turned off multiple times and then REFUSES to answer the phone or explain why they haven’t paid the bill with the money they’ve taken from me. I’ve never had a late payment unless it was their fault… They never have anyone at their office so there’s literally no way to get answers. Constant stupid mistakes that put my child and dogs at risk every time they screw up and cause my water and or electricity to be shut off.

Experiencia negativa: update: our unit has flooded 4 times now and is torn out all in our basement, point of entry and they are refusing to fix it. do not rent from here if you want a piece of mind. if I could put negative stars I would. the unit we moved into was NOT cleaned, and present mold in the washer, fridge and bathroom vanity with sever water damage in it as well. it looked like the house sat for months. its been a week now and we are still fighting and dealing with this issue, they have not urgency in solving this. the condominium we moved into also had no documentation that they needed because this management t company did not send it in a timely manner and now we are having to deal with that.

Experiencia negativa: If you decide to rent through Evernest be ready for this crap. Some random inspection at 11pm! Hell NO! Evernest is absolutely the worst I have ever seen and experienced. Yeah no you can’t come to the house at 11pm. I’m definitely not paying no trip charge as well. Who owns this company lol? DO NOT RENT FROM THEM!

Experiencia negativa: May 2025 Update: Yes, crazily enough--we stayed and stuck it out with this company due to location of the home being best for our children the last 2 years but we are happy to say we will be moving in August. I had to remove my previous bad review so I could fit my update though. Since living here, we have had over 22 work orders, terrible customer service, and live in a home that needs to be clearly torn down and rebuilt. They have never been quick to respond or fix anything, and are just a hassle to work with overall. For one of the service requests, My son tried to put noodles in the disposal and got it clogged. I've taken them apart before and emptied it out but these pipes had something wrapped around it that I couldn't get undone so I messaged maintenance & let them know I knew exactly what was wrong but needed them to loosen the lock or come take it off first. Tell me why they came and emptied it then charged me over $150 for a service request?? Ridiculous. Another big issue I have with them is their lack of ethics, critical thinking and problem solving skills: They initially marketed the home we currently live in as having a "bonus room"---it was nice, clean, big, and had new carpet. We moved in during the fall so at the time, the room felt the same temperature as the rest of the home so we didn't know it wasn't insulated (not the issue at hand here but just another thing they didn't disclose); The first rainfall we had, it flooded half of that room and all came in from the back door. It didn't ruin personal belongings but it brought upon a nasty pee and poop stench because my dog goes in the backyard & when it rains, it drains the pee into the house with the rain runoff (this whole house is unleveled as it is so it seems like we're on a hill constantly). Anyway, I reached out to them to see if they could help with the flooding situation. After weeks of going back and forth, they finally told me that they aren't responsible for personal belongings (didn't ask them to be) and that the "addition" onto the house is just a sunroom with commercial carpet in there and they won't be liable for the flooding or damage caused by it since it is seen as an outdoor space. Since then, I quit trying to get anything accomplished with them. That room will smell soooo bad by the time we move out but I am not paying a professional carpet cleaning company after they told me it's basically an outdoor room they aren't liable for and they don't want to fix the actual issue. The issue is not that my dog pees in our own backyard! At the one year walk-through assessment, the person had notated the cracks in the walls that are present in EVERY room of the house and on the garage floor. I initially received notification that they would be servicing it and fixing it. I was put in touch with the contractor to do that, sent him pictures, then was told by him personally a few days later (when I texted to get an ETA) that Evernest cancelled the work order and he no longer was able to help us. That was no big deal to me---they are foundation cracks and that's the owner's issue so I left it alone but it's unprofessional that a 3rd party gave me that information, instead of Evernest themselves. Everyone steer clear of this company.

Experiencia negativa: Horrible. Never can get anything fixed have to wait for days if not months.the hidden fees they slap on you never makes sense. And it’s a complete nightmare they won’t come fix anything find you somewhere else to live you’ll thank me later. I’d give them 0 all around the landlords they work for are greedy selfish and do not care because they probably don’t even live in the state of Oklahoma like mines they’re in sunny California and could careless about my heat are electric.if you live in a house or duplex.i have no heat right now in the dead winter it’s about to be 1 degree in the next 24 hours. It’s been over 10 days without heat. They’ll keep apologizing over and over giving excuses after excuse and you’ll still be sitting around with no heat. Now I have no electricity in some parts of my home and I’m still getting excuses. Again the landlords are suppose to approve certain situations and they have not approved me for heat? When it’s winter is crazy work. So yes find you another company because they not fighting for you.

Experiencia negativa: The dishwasher has broken twice in the year I've been living here and it was replaced but again, broke. I was told the reason why it broke, it was because the dishwasher warped and we have yet to receive a new one. Furthermore, when the dishwasher first broke we had it removed and there was mold sitting at the bottom of the dishwasher. I had to call the city of Tulsa to check it out to see if the mold was bad enough that I would have to leave. Secondly, for weeks there was a constant burning smell whenever the heater was turned on, I put in a work order to find out that the heater wiring was melted together and minutes away from lighting on fire. Thirdly, I was charged a maintenance fee for nothing, I have done no damage to the property therefore why am I receiving a maintenance fee??? Fourthly, the closet doors have broken since I moved in, upstairs and downstairs and have not been fixed yet. The upstairs bathtub water doesn't run clear, it runs a bright blue Kool-Aid looking liquid and has been like that since move in day. The Lazy-Susan in the kitchen has been broken since day one, and is absolutely disgusting, it was taken out and left in the living room for multiple days and then all of a sudden put back into the kitchen, not fixed, and I then was told that it can not be replaced and that it was my problem to deal with. I want to clarify that this has nothing to do with the workers that have came and helped with our issue, all of these problems have been because of Evernest. The workers themselves have told me that the issues I am having while living here are preposterous. I have emailed, called, texted them and it has been days and I have received no reply. Rent may look good but the issues I have faced while living here are not worth it.

Experiencia negativa: If allowed to leave 0 stars I would. I viewed a property after regular business hours and was allowed to submit my application with a $65 fee then received an email stating the property had dropped $60 then almost immediately received another email stating the property was no longer available. However it is still listed to be able to apply for. This company is a scam that allows someone to pay the application fee then “take it off the market” mind you this is all after hours that the house was available then rented while no one was in office. Then of course no refund possible just transfer your application fee to another non existent property

Experiencia negativa: BEWARE BEWARE BEWARE. This company is currently trying to force us to pay for the turnover on our formal rental. According to the landlord tenant act, this is quite illegal. They “mistakenly” took the next months rent after we moved out AND kept our deposit. AND charged us 2,400 for the repaint. And that monthly service we paid for? We got a total of 3/8 filters. And nothing else. These houses look reallllllly good in the moment, but they are going to make you pay to repaint the unit when you leave. Make you pay to clean the floors. Make you pay for a cleaning company. Even though it’s illegal and that is literally the cost of doing business in property management. That’s why it’s the law!!! It’s completely sick and disgusting. I’m so serious, renting from this company may literally lead you to bankruptcy. BEWARE. For the record, I talked to MANY MANY people within this company and I would have loved to talk to someone deeper about it- but they quit taking and returning my calls WHILE WE STILL LIVED THERE. I imagine they’re going to take us to court…. And I’ve got evidence to back up our claims. We’ll see.

As a homeowner I would NEVER use this place. You're in over a grand before you even start looking at security deposits and first month rent. Ridiculous.

Experiencia negativa: Evernest is a terrible company and they have no empathy. Our fridge quit working on July 24. I put in a work order and someone came 2 days later, it was still not fixed. I put in an emergency work order that weekend, no response until Monday. On an emergency work order. Monday July 29th, the repairman tells me a new fridge needs to be installed. I am then informed that I need to take measurements and send them in, I do this and wait several more days. I am emailing and calling during this time to get an update. Nearing the 2 week mark, I am rightfully asking what monetary assistance can be provided as we lost all groceries and there seems to be no fridge in sight. I go into the office in person on day 14, I ask for a manager and am pushed off onto another staff member. This staff member told me they ordered the fridge already and should be installed in the next day or two and also tells me that they will see about a credit being applied to our account. A few days later on August 7, we are told they actually JUST ordered the fridge. I emailed again about the credit being applied to our account, to be told that that is not something they are going to do. It is now day 23, and I will not have a fridge delivered until day 27. Almost a full month with no fridge, and Evernest does not seem to care one bit. They will lie straight to your face and not provide what is included in the lease in a timely manner. Also their reviews are pumped full of 5 stars due to the person completing the applications actually doing her job well, and asking people to leave them.

Experiencia negativa: My experience with Evernest Property Management has been nothing short of a nightmare. Their communication is an absolute joke—getting a response from them is like pulling teeth. When they finally do bother to reply, their representatives are rude, dismissive, and utterly unhelpful. The maintenance service is a complete disaster. Repairs take forever, and when they eventually get around to them, the quality of work is shoddy at best. I had to hound them repeatedly just to get basic issues addressed, and even then, the problems often persisted. Billing with Evernest is a nightmare. They hit you with hidden fees and unexplained charges, and trying to resolve these discrepancies is a waste of time. They are clearly more interested in squeezing every penny out of you than providing any semblance of decent service. Evernest is the epitome of unprofessionalism and incompetence. Save yourself the headache and avoid them at all costs. I wouldn't wish their services on my worst enemy.

Experiencia positiva: The customer service is excellent! They take the time to answer any questions no matter how obvious or not it may be. This is my husband and I first time using Evernest to rent a home and we are very happy with how quick and responsive the Evernest team is. They are really rooting for you to getting into the home of your dreams. Nath is one of the customer service representatives we worked with, she was very open and communicative! Nath was able to help us navigate the application process we had questions about and also helped transfer our application to a different house. They worked hard to get our application moving fast since we told them our time crunch. The only critique I have was with the actual system for applying. There were a few challenges we had but Nath was always there to help when we needed her.

Experiencia negativa: HOME OWNER AND RENTERS BEWARE!! Property manager never returns the calls to the tenant, never gives warning, or ANY COMMUNICATION FOR THAT MATTER, before sending someone to do maintenance. CAUSION: THEY DO NOT FOLLOW THE STATE LAWS BETWEEN TENANTS AND LEASERS! They took over Tulsa Property Management and it’s been the worst nightmare since!!! They charge a $150 renewal fee for you to go click 3 buttons online and they said it’s a processing fee! It’s a generic form with names and address filled in, all automated on their app. So what is there to process? On top of that, they raise the rent every time you renew no matter what! Once your lease it up you have to renew or submit a notice to vacate, there is no longer an option to stay on month to month like there was with Tulsa Property Management. This company couldn’t care less about helping tenants or about communicating with their assigned tenants and only cares about making as much money as possible and charging for everything! I have been asking for our property manager to give is a call ever since Evernest has taken over from Tulsa Property Management 2 years ago and still haven’t gotten a call!! When I speak with the person that answered the phone they tell me they will pass the information to the property manager but when I ask for the name of our assigned property manager, THEY REFUSE TO GIVE ME THE PERSON’S NAME!! Later, it’s the person I spoke with on the phone that sends an email stating what the property manager told them to say but again only refers to this person as the “property manager” and not by their name. When I told them that I want the property manager to call me, I’m told they will have the property manager call me, but they never do!!! After looking at the reviews online, it appears that the majority of the good reviews are FAKE REVIEWS BY EMPLOYEES’ FAMILY MEMBERS!!! NOT LEGIT TENANTS!! They are padding their reviews to make thier score seem higher. You can see the results of this because the good reviews comes in waves as that’s when they ask their family or friends to go write a good review for them. Filter the reviews to newest to oldest and you can see the waves of good reviews between bad reviews. Why would a Homeowner ever want a property management company that refusing to communicate with their renters?!?! DO NOT USE THIS COMPANY!!! RUN AS FAR AWAY AS YOU CAN!!

Experiencia negativa: Worst. Experience. Ever. This company came and bought out Tulsa property group (my original rental company) and it’s been an absolute nightmare ever since. Ever need your phone calls answered? Don’t rent here. They’ve upped my rent $400 within the 2 years they’ve taken over. They charge extra for EVERY thing while they do literally nothing in return. If you’re a day late on anything they’ll charge a 10% fee of your rent. If your lease is up it’s $150 fee just to re sign. They charged me $75 just to MAIL ME SOME PAPERWORK. In the 2 years they’ve been here I’ve never once gotten anyone to answer the office phone. You’ll have to send an email and wait several days for a response. This is the worst experience I’ve ever had with over a decade of rental history. Run while you can

Experiencia fantástica: Nath reached out within a couple of hours of seeing the home. He remained in contact until the end. He was very kind, very helpful & very responsive. I haven’t moved in yet, so I can’t speak on how they are as a company throughout the lease. But if they are anything like how Nath has been, they will be great.

Experiencia negativa: If I could give zero stars I would. Their lack of communication is astounding and they really don’t care about you at the end of the day you’re just a paycheck. Over the year I lived there they were NOT on top of any paper work regarding utilities and bills. I would never recommend anyone I cared about to rent from them. Please don’t rent from them if you want a peaceful lease.

Experiencia negativa: We live next door to one of their rental properties after several phone calls to our HOA complaining about the properties appearance They finally got people out to fix some very minor issues. The home still has a ton of issues including the roof, needing to be replaced as it’s missing SEVERAL shingles. I watched workers just paint over all of the rotting wood on the home as an attempt to “cover up” the problems. We live in a very nice community. All of the neighbors have had to deal with living next to this poorly taken care of house for way too long. I can’t imagine renting from this management company.

Experiencia negativa: Should've read the reviews and went along with the lowest ones. Didn't even get a chance to apply for the property we were interested in. We were perfect candidates but the stupid third-party app they make you use, refused to allow my friend to upload pictures of your ID to complete her portion of the application. The online support evernest kept telling us to consult was absolutely no help with their own application, and evernest was all the more useless, eventually the property became unavailable and now there is no point in submitting the application, which I had to remove my roommate to just be able to submit since we could never fix her issue. A few weeks of time and money I'll never see again. Thanks for the waste of resources

Experiencia negativa: Based on some of the other reviews I have read, it seems I am not the only person this has happened to. Applied to a property June 22 and was told it would take 4-5 days for the review to be completed. It has now been more than a month and all they do is keep asking for more documents. There have been several houses that I feel we have missed out on due to the fact that our application isn't being processed in a timely manner. I have called and left voicemails, texted, emailed the support email, talked with the chat that keeps asking for the same documents over and over. Beyond frustrated and at this point I feel as though they just wanted our money from the application fees. Really hope we can come to a resolution so I can come back and update that this mess was just a big accident.

Experiencia negativa: THE WORST PROPERTY MANAGEMENT COMPANY. Long story short, they kept asking for documents that were already submitted which delayed our process of renting a home. We were told that our application would be reviewed in 3-5 days which it did not. We waited nearly 2 weeks just to hear back. We were told the property was unavailable on findigs but then I would receive a text from the property manager saying it was still available. This went on for at least 3 days. It was back and forth confusion and it was as if the property management team didn’t even know what really was going on. We applied for another house with another property management and got approved within 2 days and signed a lease with them within 3 days of applying. The same house we tried to apply with Everest was reposted on the same day we signed a lease with someone else (4 days after they told us the property was not available anymore ). Definitely wasted money on even trying with this property management.

Experiencia negativa: One of the worst rental companies I’ve tried to go through we applied for a house and you can never get in contact with anyone and if you do it’s 2-3 days later and it’s all automated chat online waited 2 weeks to get a response to an application we sent wouldnt recommend them to anyone
