Experiencia fantástica: I spoke with Rox today. Let me tell you, she rocks at getting things answered in a timely manner. Thank you Rox. I’ve been renting from HRG for almost three years total. They get maintenance orders done pretty well. I haven’t had any issues with them except setting up utilities as a service they provide but I rather set up my own utilities myself. My phone service saw this service as spam so I never got the concierge call to have assistance setting up my utilities so it’s not really their fault they could control. That’s really only the other issue. I just wish we didn’t have to do the added on fee of $50 for their tenant package. Other than that way better company to rent through than a lot of the others out there.

Experiencia negativa: I don't recommend renting with this real estate group. Our experience has been very bad. they delivered a house with too much smell of dog/cat, Dirty, with webs, too many insects, dirty garage, the house with many details. They take too long to fix some house malfunction, communication is slow. even, we still can't have wifi at home because they haven't solved what someone else did an account. they are very good to demand payment rent on a monthly basis but are not good to fix. This real estate is the worst deal I've ever made. If you want to save money, time and future problems, DO NOT RENT WITH THEM. I give you a star because you can't put on -0

Experiencia negativa: Will scam you out of most of your deposit, $1000 worth “touch up paint” & “cleaners”. Absolutely ridiculous! Left the property in great condition & have proof. Still took my hard earned money for “cleaning” mind you the day I moved in my cleaning was not done & the personal individual (one older gentleman with a white van) came & mopped around me & vacumed then left. I lived in a 2 bed duplex & seen lots of tenants come & go. Personally don’t know anyone who rents long term from them due to this issue. My neighbor had the same thing happen & I seen her unit as well, was hardly ever even home due to work. So how they get $1000 worth of cleaning is again a scam!! Run!

Experiencia negativa: The place is not bad but I've had lots of bad experiences with Kellie Larson. Before we moved in, we noticed that the front door knob was messed up, and we were worried about it being able to lock properly. We emailed her; she assured us that it was still safe to live in. Every year, she forgets that we’re her tenants. Every time we email her about an issue, she brushes it off and acts like it’s not her problem. We were out of town and flew back because we heard our Dad was in ICU in the Trauma Unit. I left the key in our lockbox because I didn't want to lose my keys and HomeRiver assured us that the lockbox is for Tenant and Maintenance use. We tried opening the lockbox outside of our door. Didn’t work. Called Kellie and her response was constantly, “It’s 1:30, it’s late at night, I can’t do anything…” over and over again. We found out that they changed the lockbox code while we were gone. Sometimes the Maintenance people ask us what the lockbox code is; we tell them WE don't even know what it is since they changed it on us. A couple of days after my Dad's passing, they sent us an email about our backyard. I told them that we would mow it after planning our Dad's funeral. We still received emails asking when we were going to get it done. During the most stressful times in my life, I somehow encounter something stressful from them. I don't know if it's coincidence. Don’t rent from this place if you can.

Experiencia fantástica: This review is specifically for Shawna Ridley. She is the best property manager i have had by far, very knowledgable and experienced. She promptly keeps me updated of issues with the properties, willing to work with multiple vendors to get the best offer for fixing issues. There was a bad water burst in one of my properties and we got the firat quote of more than $4k to fix. Shawna went beyond to understand the cause of the leak, what needs fixed and how that helps prevents the issue going forward. She also helped looked for other vendor and found one that offered a solution that only cost half of the original quote. She coordinates well with my preferred contractors as needed to get the make ready process done fast and cost efficient. Shawna is a true 5 star PM.

Experiencia negativa: Worst living experience I’ve had thus far. Absolute slum lords. Lived in a homeriver property for a year, never missed a payment, never gave them trouble other than when their move in concierge put my utilities under a completely different property. Tried to charge me rent for a period where the AC was out and it was 88° indoors and didn’t accommodate me in anyway. Kept my entire deposit and tried to charge me an additional $1000 for repainting the entire house because of normal wear and tear. Come to find out, instead of touch up paint they remodeled the entire interior to a different color. They will pass their turnover costs onto you. Also they charged me for 8 gallons of paint when the unit was 800 square feet. 8 gallons will cover up to 3200 square feet.

Experiencia negativa: DO NOT RENT from Home River Group. They do not do anything for the tenant. After the HVAC went out for the second time I had to contact the owner to get the HVAC replaced after three weeks for the first time and four weeks for the second time of back and forth and the same when the range went out. There was no one that I could actually talk to. It is just through email or their “portal”. When it came time to renew the lease they tried to increase the rent by 8% plus a bunch of bogus fees and charges. Stay far away.

Experiencia negativa: If writing this review saves even one person from renting through Home River Group, it was worth my time. This was hands down the worst rental experience I’ve ever had. From day one, there were red flags — We never talked to the same person twice, and they pressured us into signing the lease within 48 hours. That should’ve been my first warning. The day we moved in, we discovered mold infesting the cabinet under the sink — and even the drywall behind it. Carpets were filthy. Numerous black widows surrounded the house, including one right by the front door. Trash service took weeks and countless phone calls to set up. Maintenance was a constant nightmare: No hot water for four days in the middle of winter, and significant roof damage that went unrepaired for well over a month. Communication was almost nonexistent. Every call was routed to someone different, emails took days (or weeks) for a reply, and their so-called “local office” was nothing but empty desks. After moving out, they kept over $1,500 of our deposit for ridiculous charges, even though we left the home cleaner than we found it. And one last note: I find it very hard to believe the flood of 5-star reviews on their Google page are all genuine. They’re all worded suspiciously similar, with each one praising a single named employee. After everything I went through, I can’t imagine that many people truly had “amazing” experiences with this company. In my opinion, those reviews don’t reflect the reality of how Home River Group actually operates.

Called in for an update as to when I would be getting my security deposit refunded and had the pleasure of speaking with Gracelle Rama .. she was courteous and professional and addressed all my questions with a resolution. Experiencia negativa: DO NOT RENT ANY OF THE HOMES UNDER THIS COMPANY!!! I have had numerous emergency work orders, water leaks all over the place, the ceiling, and showers. This happened on a Thursday Home River Group did not send a vendor till the following Tuesday. The ceiling ended up falling in, and we didn't have a working kitchen for almost 3 weeks. We had to get a hotel and eat out. With a family of five, this was extremely expensive. This happened back in April, I was told we would get a reimbursement, and I reach out a few times a week. We still have not seen any form of reimbursement. The problem with this company is that you can never reach anyone other than the maintenance hotline. All calls are transferred to the maintenance line regardless of whether it's a maintenance call or not. The person you talk to creates a maintenance work order, and the manager cancels it seconds later. With this system, nothing is done, and no emergencies are addressed. If the work order is addressed, Home River Group never makes a presence to check on the completed work. In turn, because of such neglect on the management side, I have seen the updates of vendors' work status change to complete, when they never showed up. I have also seen the vendor reschedule to arrive on the upcoming day for a month and never arrive. I have also seen the vendor update after the work order has gotten a week or so old multiple times. I currently have cabinets that fall out of the hinges because they have so much past trauma every time they are opened. I have a restroom that has been out of commission for over a month. I have had recurring A/C issues since April 17, 2025. I have Windows that do not open but wiggle around, and debris blows in. I have cracks in the walls. I have a back gate that is broken and always swings open. The back yard fence has missing slats and is falling over. I have reported all these issues and more. The management company has rescheduled the work to the upcoming day every single day since I put the order in. Renting a home from this company was a big mistake. Be very careful if you are considering renting from this company. The extra fees you pay for filters and insurance are also a joke. I have never received air filters.

Experiencia negativa: Worst experience ever with this property management group. I sold my home and leased it back for 7 months. Each month has been fine until this month. The first fell on a Sunday. I notified them that I would be late on rent and they responded with an eviction notice on June 5. I called them and was told that if rent was paid by June 5, there would be no late fees. If rent was paid after that there would be a $75 late fee plus $10 per day each day thereafter. Nevertheless, I paid the rent on June 5. On June 7 they posted an eviction letter on my door that was dated June 5. That was completely out of line, especially since the rent was paid on June 5. I thought all had been resolved and then today, they send two invoices for $17 and $35 for eviction reimbursement. This is a company I see that likes to find a way to nickel and dime you. I am looking forward to being done with this company and will NOT recommend them to people who are renting. I am a homeowner and have been for over 20 years. The ONLY reason I leased this property back was due to the stipulation in the sale of the home to lease the property back for at least 6 months. I hate to see what is being done to tenants who don't have the ability or just don't want to own a home. If you see Home River Group.....run, DO NOT rent from them.

The crazy part is while renting from them if and when something goes wrong they hire the most inexperienced people for repairs so after the repairs your house is 10 x worse than before!! Experiencia negativa: Unfortunately I have nothing nice to say about Homeriver Group. They spent two weeks giving me the run around. They don’t give you a full spread of the fees and payments before you sign anything. I am a generally anxious person and wanted to speak with someone in person, but there is no one to talk to. It’s all over email. The fees they charge are insane. I ended up having to pull out of the lease before we even moved in due to a family emergency. The house was still on the market because we hadn’t moved in yet. They refused to refund any of the money we paid. They had charged us twice the first months rent for the security deposit and refused to refund any part even though we hadn’t moved in or set up utilities. Nothing in this rental was in my name. This company is the worst and I ended up being out $2500 because of it.

Experiencia positiva: Overall experience with this company has been good. A little hit and miss at the beginning. They took over my lease from another company which caused a lot of miscommunication and a lot of unnecessary fees. However, they've been very quick to resolve problems and send email proof of communications to ensure credibility of any actions taken or discussed during a call in. Example: I'm up for lease renewal and am unsure if I'll be able to continue in this home due to new work requirements. I wanted to review the terms to give vacate notice just in case I'm unable to renew. But, there was no lease in the portal for me to review. I called and was transferred to Ashley Rabelas. She was amazing! She confirmed my request for information and was able to locate it quickly. She provided me with what I needed, thanked me as a renter thus far and hopes I'll continue. She sent me an email with the details and even included a copy of my original lease since I was unable to view it online. That customer service was great! Thanks Ashley!

Experiencia negativa: These people are thieves and frauds. They double charged me and my partner for rent for February 2025 and refused to give us our money back. We had to go through our bank and file a dispute from their side. Once it was resolved, they REPOSTED the rent AGAIN for February, despite them already having been paid. We called them immediately and they said they couldn’t do anything, but they would “let the accounting team know.” They did no such thing and then charged us maximum late fees for the double rent charge. Further phone calls and requests to speak to upper management have yielded nothing except more run around and promises to get in touch with this imaginary accounting team. Avoid anything to do with these people. We’ve only lived in this house two months and they are already attempting to steal from their tenants and blatantly double-dip. We are considering an attorney at this point. Save yourself the headache and the money.

Experiencia negativa: Poor rental property management. We moved in February and put in a work order for a dryer plug. They sent out 2 people that didn’t fix it and are now avoiding our weekly calls. We don’t get clear answers and there is no communication amongst them. We have had no dryer for 4 months now.

Experiencia negativa: Terrible if I could give a zero I would! I’m in a current property with a fence down. I have two service dogs and a medical condition where I can’t keep walking them and now it is cold out! I submitted the work order 11/12 prior to my move in date and still nothing is done. I call weekly for them to just say I’ll update the coordinators and no one ever calls me back. I bet if I don’t pay my rent someone would call me

Experiencia fantástica: I want to thank Amber Orth for all the help she gave me. I give her 5 stars and if I was allowed I would give her more. Without too much detail I had been calling and dealing with a not so nice person on the 800 number for at least a month and getting no where but receiving disrespect and arguments. I sent ONE message to Amber and by the next day she had an answer for me and shortly there after everything was closed and completed. Amber was wonderful in understanding what I had been going through and listened to what I said and took measures to fix the issue. Thank you Amber, I really appreciate you.

Experiencia fantástica: I'm a landlord and worked with a few property managers over the years. Overall, I've been happy with the responsiveness and diligence of the Homeriver crew from listing the property, choosing a new tenant and managing repairs in the house so I didn't need to put a lot of effort as a landlord. In particular since I'm not local, Homeriver was very meticulous in preparing properties to a new tenant (repairs, cleaning, painting) after the old tenant left. This year I worked with Brittney and she has done a great job in managing the repairs of a property that was left in a really bad condition (tenant's fault). This included a large project to bring it back to a good shape and negotiating to find a reasonable contractor quote. I also enjoyed working with Shawna over the years, she is also very diligent and responsible and helped me work with some HOA issues and various repairs. Amber and Mitra were also helpful when listing property and dealing with tenant issues.

Experiencia negativa: I’m sure my poor review will receive the same corporate blanket statement the rest of the poor reviews got, an indication of the lack of care perpetuated at HomeRiver Group. When we received our Move Out Calculations document, it was clear no attention to detail was given before it was mailed by our Property Manager, Brittney Allen. After several phone calls, voicemails, an hour trip to an empty office, a phone call with a different property manager who had to include Brittney's supervisor in an email, and an internal Google chat, Brittney finally got in touch to discuss the careless mistakes made in the Move Out Calculations. What I mean by careless: the itemized list of Move Out Charges was incomplete, the document contained a discontinued phone number, the document included an address for an office but fails to mention it's only used once a month, and it leads one to pay the remaining balance in an online portal that is no longer accessible. If I didn’t pay this company rent for four years, I would be convinced this document was fraudulent or a scam. HomeRiver Group in Oklahoma is the prime example of a national corporate entity failing at the local level. Be prepared to waste your time dealing with this broker.

Experiencia fantástica: First worked with Mitra, who is wonderful and answered all my questions promptly and such a helpful attitude. She helped obtain a property that I really wanted to Rent. Next I worked with Amber and she has been the absolutely best with helping my family and I move in quickly, but also ensures that we are happy with the condition of the rental. Experiencia fantástica: In a time where "We Care" is little more than a catch phrase or marketing slogan of another big, impersonal company, Aber Orth demonstrates she really does care about those she serves through her actions. Amber assisted me in navigating the transition to a new payment system after the home I live in was recently acquired by Home River Group. Experiencia negativa: We recently rented a house in Rosenberg, TX 2 months ago. We have had so many issues with Homeriver Group. I have sent several emails and there is a lack of response from Homeriver Group. Very frustrating!!!!! No wonder Homeriver Group has 571 total complaints with 217 complaints closed in the last 12 months with the BBB. I'm might have to be #572!!!! If we had known Homeriver Group was very unprofessional, we would have rented a different house from someone else. We really like the house but the lack of help from Homeriver Group is very frustrating!!!! Stay away from Homeriver Group!!!!

Experiencia positiva: I had a positive experience with home river group out of OKC. I sold my home to truehold and home river group were the property managers for truehold. I lived in the rent home for 6 months before I bought a new home. Never had any issues getting things fixed on the property. I gave notice and moved out. They sent back my deposit and prorated rent. The only negative is their customer service team doesn't speak English well and its hard to communicate with them.

Experiencia negativa: I moved to Oklahoma City for nursing school, and I decided on signing for one of the HomeRiver properties. Unfortunately, I have to address some significant concerns. While the response time from management was impressively quick, the ongoing rodent problem is a major issue that is currently overshadowing my experience. Despite the quick fixes offered, I encountered multiple signs of rodent activity for the past two months. The presence of droppings throughout my home, and the sounds of scurrying at night were particularly unsettling. It’s clear that this property has a persistent rodent issue that needs more than just temporary solutions. The pest control company has came out twice, but the rodent activity still persist. My neighbors are currently experiencing the same issues. While the staff was responsive and tried to address my complaints, the underlying problem remains unresolved. Until the rodent issue is adequately dealt with, I can't recommend this property.
