Experiencia negativa: Had to take them to court for illegally withholding too much from my security deposit. I'm sure they do this with every tenant knowing most won't know the laws and won't bother fighting it. I tried resolving outside of court but they were not willing to budge. According to the Cleveland court records, I'm not the first one that has had this issue with them.

Experiencia negativa: I loved my condo and the owner of it but anytime something went wrong and I had to go through Sterling… it took months. I would let them know all the things that needed to be fixed and occasionally some would be resolved. However, when I moved out I got less than half of my deposit back. I was charged for repainting the whole place (when there had been no damage to the paint) and for repairs that were needed before I moved in or that had already been reported! Communication was very poor. The best part of it was the companies they would use outside of Sterling like the roofing, exterminator and plumbing crew because they showed up and took care of things.

The house was clean and spotless when moved out but they still manage to charge you up with madeup maintenance. I will never do business with this company ever again and warn others to stay away. Experiencia negativa: Great until it's time to move out. They will find any/every excuse to withhold your deposit. As others have stated, I also used their recommended contractors and still had part of my deposit withheld (stolen). Elizabeth is horrible to deal with and will flat out lie to you. They owed me money for prorated rent and she used part of my security deposit to give me the rent refund I was entitled to receive. I left the house in better shape than when I moved in, was never once late on rent and still had part of my deposit held. Elizabeth's final response was, I "could seek legal action". It would be nice if multiple people would join together to pursue a class action lawsuit.

The home is a great floor plan, insulated well (equals affordable utility bills!), and my neighbor is wonderful. There's not much I would change, and those are just personal style preferences!

Working with Diana was a positive experience, but unfortunately turned disappointing when we vacated the property and having to deal with Elizabeth K to receive my deposit back. Despite following Sterling recommendations—including using the cleaning company they suggested and providing receipts to avoid deductions—they still withheld part of my deposit. I made multiple attempts to contact them about this issue. Initially, Elizabeth agreed that I was owed a refund, but then communication ceased entirely. A few months after and I’m still waiting for my money. Be careful.

Experiencia negativa: This is the worst property management company I’ve ever come across in my life. They lie and make baseless arguments to pinch as much off your security deposit as they can! They denied our legal right to be present for final walk thru and the lady you deal with (didn’t commit her name to memory cause why!) has the worst attitude I’ve experienced in customer service to date! Believe the reviews that tell you stay away and stay far away from this company as possible! I truly think the “good” ones are paid or fake.

We were counting on a full refund, which is why we spent two days cleaning and leaving the property in impeccable condition after we moved out. You could eat off the floor. We documented everything with photos and sent them by email. Everything was functioning exactly as it was when we first moved in. Even so, they deducted cleaning fees and maintenance service/materials from our check. Nothing was itemized, and there was nothing that required maintenance. On top of that, they charged us for painting services and materials. The only area that might have needed a small touch-up was the garage, but the amount they charged was as if the entire house had been painted. Not to mention that we rented the property in Stillwater, but to return the keys, we had to go all the way to Norman. We ended up spending over $50 with UPS just to mail the keys — completely senseless. I strongly recommend never doing business with this place unless you're prepared to lose 30% of your deposit without any justification.

Experiencia negativa: When I first moved in everything was great, until it wasn’t! First they lost my money order and then harasses me until we were able to get it replaced. The in mid January 2025 they told us they were selling the property (which we found out was actually already sold) and we had 5 weeks to find a new home, which was fine. We moved at the beginning of February turned keys in emailed new address for returned deposit. Left the home spotless, I mean move in ready and out of $1675 they returned $231.74. She sent a list of things that was wrong stating a bench in the living room was left dirty, which the living room has no bench! Stated that they charged for cleaning and painting. After I had spent 14 hours on a Sunday cleaning, dusting, and painting the home prior to turning in the key on Monday! Still waiting for this itemized list of things that they had to do and when I received the list I was pissed! They pretty much charged for everything I had already done and some light fixtures and stuff outside. Yeah crazy right. Took them to court and Elizabeth and Heather played a whole game. I settled for another 201 because I was over it, but I will never rent nor buy a home from sterling property! Oh and not to mention how they tried to give me a bad reference to the next place I ended up moving to and had to pay double deposit because of them!

Experiencia negativa: Was told to hurry and hand deliver a huge deposit weeks before we could sign a lease. We were not able to take the rental and requested our deposit back a few days later knowing we didn't sign the lease. They called 2 weeks later and said they gave it to the owners. I don't know how this place stays in business unless it's keeping people's deposits!

Experiencia negativa: As a former tenant of Sterling Properties, I am deeply disappointed with the treatment I received during and after my tenancy. My experience has been fraught with unfair charges, poor communication, and what I believe to be violations of the Oklahoma Residential Landlord and Tenant Act. On December 28, 2024, my wife and I vacated the property, diligently cleaning it and even painting over scratches as instructed. We returned the keys and carpet cleaning receipt on December 30, 2024. Despite our efforts, we were shocked to receive a letter claiming we owed $526.38, including unjustified charges such as $270 for rent, $267 for cleaning, and $754.78 for painting. These charges are completely unacceptable. We left the house "spotlessly clean" and had already painted over scratches using paint provided in the garage. The rent charge is particularly egregious, as we had already vacated the property. It appears that many of these charges are related to preparing the property for sale, which should not be our responsibility as tenants. Throughout our tenancy, we faced persistent communication issues with Elizabeth Kanoski, the property manager. Our requests for information about lease renewal and changes to the lease period went unanswered. After receiving the deduction letter, I made multiple attempts to resolve the issue with Elizabeth, but my concerns were consistently dismissed or ignored. It's clear that Sterling Properties has little regard for tenant rights or fair business practices. Furthermore, many of the issues we're being charged for were pre-existing conditions. We have photographic evidence from November 2021 when we moved in, showing that the house was not in perfect condition then. It's unfair and potentially illegal to charge us for these pre-existing issues. I believe that Sterling Properties has violated multiple provisions of the Oklahoma Residential Landlord and Tenant Act, including improper withholding of security deposit, failure to provide itemized deductions, and poor communication. Their actions have caused us significant stress, financial burden, and even affected our health as we worked to leave the property in good condition. I strongly advise against renting from Sterling Properties. My experience was plagued by unfair charges, poor communication, and improper withholding of my security deposit. Despite leaving the property in excellent condition, I was hit with excessive and unjustified fees, including charges for pre-existing issues. The property management is unresponsive and dismissive of tenant concerns. If you value transparency, fairness, and respect as a renter, I recommend looking elsewhere. I am seeking a full refund of the improperly withheld security deposit, withdrawal of all unjustified charges, and a formal apology for the mistreatment we've endured. If this matter cannot be resolved amicably, I am prepared to pursue legal action to protect my rights as a tenant.

Experiencia negativa: ***** Beware***** I put my application in and within hours I got a call from stating I was approved which I thought was odd because I didn't pay the application fee and my boss said they never called him. Debra told me she wasn't trying to pressure me but. I need to put my deposit in that day or I would lose the unit. I put my deposit in, I messaged the agent Debra for 4 days with no response, finally I called the office and spoke with her, on the 5th day I finally got in. I called and left a message I couldn't rent the unit due to it being so outdated and whomever lived there had pets ( I'm allergic). I was told that they were keeping my $1200.00 deposit. I said do you have any other homes because I have to be out of my house by the end of the month. And was told NO!!PLEASE DON'T SIGN anything with these people. I NEVER even signed a lease... I sat and spoke to Debra and really thought she was a good person but she was the Devil!!! Update TOOK THEM TO COURT AND WON!!!!!
Experiencia fantástica: My move-in was really smooth. Service calls have happened in a timely manner. Everyone has been patient with my questions. The annual inspection went quickly and the gentleman was very nice. I like the neighborhood and I’m grateful for the lawn service.

Experiencia negativa: Can’t speak for the entire company but our property manager, Amy, was absolutely horrible. Never responded, very rude, no social skills, something else was always more important to her, and waited until the day before move in to send our lease. I apologize if she is your representative of Sterling Property. If so, I would personally recommend asking for someone else.

Experiencia fantástica: Best Property Management I have signed a Lease with in years!!!,I will be going in to renew my new lease tomorrow after work!,maintaince is prompt and top notch ,SPM has a contractor his name is Ryan he is also prompt and does a great job, my statements are always available via my email,Jeff who is the SPM inspector ,was so nice he took side notes and just yesterday Jeff advised Ryan to install a new doorbell for us and I felt so honored that Jeff cared enough to have that work ordered,my overall experience with Sterling Property has been “Exceptional “

Experiencia fantástica: Been renting with Sterling for more than a year now and have not had any issues. Only had two or three service requests, and they were resolved in short order. Sterling is good at communicating with their tenants and the service people are polite and helpful. However, woukd like the ability to pay rent online without having to use Bill Pay at my bank. We live far from Sterling's office and it's a haul driving out there to drop off a check. Would recommend this property manager.

We checked it that night and it was now working perfectly. They are very prompts on things that are considered. We consider to be urgent and I appreciate that and we love living here

Clearly, I am not "The Devil" and did everything I could to try and help you, taking numerous calls and texts from you, including after business hours. I'm disappointed to hear about your negative response. It appears that you may be experiencing buyer's remorse. However, it's important to clarify a few points: *Security Deposits: A security deposit is standard practice in the rental industry to secure a property for a tenant. It's a common understanding that once a deposit is placed, the property is no longer available to other potential renters. *Property Viewings: You viewed the property prior to submitting the deposit, and you were satisfied with its condition. Additionally, you requested and were granted access to the property three more times the following week. *Rental Availability: Unfortunately, we didn't have any other properties in Edmond available for $1200 at that time. I believe your review is unfair and inaccurate. It's unfortunate that you've chosen to express your dissatisfaction in this manner. But looking at your file, you seem to have a track record of only leaving negative reviews. I hope you find suitable housing that meets your needs.
