Experiencia negativa: Moved out December 20th said i had to wait 45 days for my security deposit here it is march & I still haven’t received my security deposit back for my unit & nothing was wrong with the unit try to call them everyday & no one answer the phone & they lost my files do my lease & claim thats why I did receive my deposit on time went to sign paper to receive my security deposit back & still haven’t received anything

Experiencia negativa: I never write reviews due to me being in the same profession. However I’m am simply left no option. First off, staff changes like the time on clocks. The newest property manager was extremely condescending and rude to me upon our very first interaction. I use Flex, which is a rental payment option for residents to split their rental payments.First payment is due on the 1st and the second payment is due on the 15th. This is supposed to help residents avoid late fees. And with my pay periods it assist me with paying all bills on time without facing penalties. I have never had any issues using flex until The Franklin Group took over here! My first payment was set up and place onto the flex account on the 25th of last month to be paid on the 1st. I received an error message from FLEX yesterday stating my payment was returned and to reach out to the property manager. When I arrived yesterday, the property manager was not there and I was instructed to get money orders for the portion of rent I was suppose to pay on Flex. And that I would be able to pay the rest on the 15 as initially scheduled. When I arrived with my money orders today, I was told by the property manager that she will not be removing the fee and I need to bring the entire amount of rent TODAY, what the point of having this payment option if it doesn’t work properly. Completely unprofessional behavior and is something I have NEVER subjected my residents to! My ceiling in my bathroom has had a hole cut in it from a leak in the unit above me by maintenance since DECEMBER!!! I ITS MARCH!!! I have followed up several times, With no actual update on when it will be repaired! The property is dirty and my neighbors constantly complain about mice! I live here because it is affordable in this economy! Having policy is one thing but having compassion and empathy towards others means EVERYTHING! Do not move here, I regret it daily !

Experiencia negativa: I am a resident of Somerset Pointe Apartments in Gainesville VA, and I am writing directly to Franklin Group regarding ongoing concerns. My initial written notice regarding these issues was sent on January 15, and 33 days have now passed without any written response, acknowledgment, or corrective action. A follow-up email was sent on February 9, which also remains unanswered. These concerns involve the on-site management team, specifically Jamal Pastell (Property Manager) and Nancy Mendoza (Assistant Manager). Ms. Mendoza has spoken about me in my presence in an unprofessional manner and consistently presents a dismissive attitude when tenants request assistance. Interactions often leave residents feeling unwelcome or as though requesting help—services that are part of what tenants pay for—is an inconvenience. Mr. Pastell also maintains a consistently negative and unprofessional demeanor in his interactions. Thirty-three days without any written communication or corrective action violates my rights as a tenant under the Virginia Residential Landlord and Tenant Act (VRLTA) §§55.1-1215 and 55.1-1216, which require landlords to maintain habitable conditions and provide timely written confirmation of actions taken. Since Somerset Pointe management has failed to address these concerns, I am escalating this matter to Franklin Group and request immediate action and written confirmation of the steps that will be taken to resolve these issues in compliance with Virginia law. I have tried to communicate with you as Franklin Group by email, Facebook, and telephone, and you have not responded to any of my attempts.

Experiencia negativa: I am sending a letter confirming my experience living at one of your properties and am moving out ASAP. Verbal abuse by employees including management. Maintenance tells many residents about their knowledge of other residents (Gossip & Slandering). When I called inquiring about the 1 bedroom apartment, and if it was handicapped accessible, I was told YES. A friend of mine had to submit a form to management on my behalf during the application process and she also asked if the apartment was handicapped accessible; once again the leasing agent Chelsea said YES. Chelsea is no longer an employee since the end of summer 2025. A occupational therapist visited my apartment August 2025 and suggested the door to the bathroom could be moved by the door opening into the foyer instead of inside the bathroom. Donna Butler, Manager said they would take care of it. It is now February 12, 2026 and nothing has been done. I finally asked Adam Pullen, District Manager about this and he said I would have to pay for a new door, frame and labor. I use a wheelchair and cannot close the door to the bathroom because the bathroom is not large enough for the chair to clear the door. The property is in Carrboro NC. When I toured the apartment I didn’t go all the way into the bathroom with my wheelchair because as I viewed, it appeared to be adequate. I had a three month old 43” television cracked with large black spots on the screen. I called the police to report the property damage and Donna said I should not have called the police. I told Donna I believe it was one of the maintenance men who entered my apartment when I was in the lobby checking my mail and chatting with some of the residents. I was only away from my apartment for 15 minutes. I told Donna maintenance and management have keys to the apartments. In fact, I was in the Lobby early one morning and a maintenance man used a key to get in the office before the office hours when management had not arrived for the day. I was told by several residents that the manager Donna does not tell the truth. So if maintenance can get into the office where apartment keys are kept, they can certainly get into any apartment in the building. I haven’t included all the unprofessional behavior of management and maintenance because this review is already very lengthy but I want prospective renters to see know in advance “What they are getting into by living here.”

Both Jasmine and Lala have been a tremendous help in my search for an apartment. They were responsive, knowledgeable, and took the time to answer my questions without pressure. Every interaction was smooth, and their professionalism made a potentially stressful experience much easier.

Six minutes from Little Creek/Ft. Story JEB. Its a great community with awesome neighbors. The staff is also one of a kind. Our maintenance staff members, Dan, Frank, and Yadira are quick to help with any issue and do a wonderful job of keeping the property in great shape. Our Office staff of Lindsey, Trey, and Kamyle are friendly, welcoming, and willing to solve any issues that may arise. Its a wonderful and peaceful place to live!

Even before I moved in, Alicia was so warm, inviting and helpful. I am always met with smiles. Any concerns with maintenance are dealt with promptly and good cheer. The planned activities are appreciated by all. And lastly, the residents are friendly and happy. And, of course, the ocean is right down the street!!

The apartments are spacious and well appointed. The security is great because fob entry is required. Best of all is the Manager. She manages by walking around, listens to all residents and responds, makes plans for events a super wonderful person for sure. She is a good communicator as well. I love living here. Other residents are friendly and involved in the activities within the Arbors. Walmart and Sam's Club are next door, plus other shopping is nearby. There are lots of good dining options within a two mile radius. This is top-notch living for independent seniors.

Tashina (PM) and Tasha (APM) are dedicated to the residents and you can tell it's important for them to meet the needs of the community here. The maintenance staff is helpful and do their best to resolve issues promptly. I have experienced a few hiccups, normal tenant woes, but it's the response of the staff and resolution to issues that allow me to give this rating.

The only thing that would stop me from 5 stars are the rent increases. Its important to keep income based housing affordable! Other than that this is a nice community to call home!

The area feels safe and well-kept, and the apartments themselves are spacious with good layouts. I like that parking is easy and the community stays clean. The staff in the office are friendly and helpful, and maintenance usually takes care of things pretty quickly. It’s also nice that it’s close to shopping and the VRE station, which makes getting around super convenient. Overall, it’s been a good experience — a comfortable place to call home with a great location and solid management.

The community itself is beautiful and peaceful — very well-kept with lovely landscaping and clean common areas. My mom loves her apartment and feels completely at home. They are respectful and trusting people. The Abbey apartments are a much recommended, comfortable, and welcoming place to live. It is in a great location and stores are close by.

Experiencia positiva: I want to start by acknowledging, the office staff at Elevate 17 Apartments Homes because they great people. Baron the Assistant Manager is a well rounded fella and really cool. He has been an angel in disguise. The Maintenance Manager Cliff respectable, friendly and helpful. I forget the young lady name that work at the front desk as soon you walk in but she is always smiling at me when I come in and answer and my question. I want to thank Mr Cliff because he work so hard especially during the winter season. I've been living here for 2 years and they're quick to get the snow mounted as quickly as possible. You can expect lawn care during the spring season and nice clean pool in the summer. Overall, the property manager tries her hardest to keep the community nice. I especially appreciate the routine power washes and stairwell cleanings. The apartment don't have cheap stuff inside either. The wood cabinets are real, you have a built in ice maker and the venting system is good quality to name few things but the place comes fully loaded with appliances and a lotnof cabinet and closet space. Its a beautiful place to call home. One thing special is the entire building have some kind of safety feature. For example, if a fire were to happen each apartment alarm goes off and the entire building will too to help notify everyone that they need to evacuate . There are built in sprinkler throughout the apartments too in case of emergency. Its nice to live in a place that give back to the community by doing back to School Drives and Giving away Candy during Halloween. The reason I rated it a 4.5 instead of a 5 is because the rent has gone up since I moved in 2 years ago but they explained the reason why in a official letter left on my door. Also they did give a 60-day notice in advance to properly infrom us about the rent increase. The other reason is no fault of Elevate 17 Apartment Homes but to give a completely honest review it wouldn't be fair to not mention that some disburstances have broken out before but thats due to humanity not the company within itself. I still feel glad to be here because this place is beautiful.

Experiencia fantástica: I have lived at Waterford Apartments for 1 month and I think they are the best Apartments in Va Beach. The ladies in the office are great ! They take care of everything immediately and are always available. The matainence gets things done the same day. The grounds are immaculate with beautiful water veiws and wildlife. There is a beautiful saltwater pool , a huge gym, grills and a fire pit. It is also a gated community. What more could you ask for?

Experiencia fantástica: Having not lived in an apartment for over 30 years, I was concerned when considering a place in the Devon complex. I needn't have been. The apartment is roomy, easy to access, and very quiet. Neighbors are friendly. Restaurants and the grocery are close; there's a Starbucks I can walk to in a few minutes. My heating/cooling costs are low, the fridge makes ice, and the washer/dryer are great. My only worry is the yearly rent increase, which kind of goes with the territory. Recommended!

Plenty to do here from the fitness room to the Tai Chi classes and so much more..the staff is amazing, and so helpful, as well as friendly..they treat you like family!! Needless to mention I’m very excited about my home here at The Arbors At Williamsburg, would recommend it to family, as well as friends.

Experiencia fantástica: The staff at the Flats at Legacy have been phenomenal since we moved in (May 2025). They are kind, attentive, responsive, and transparent when it comes to issues pertaining to the property. They also try their hardest to alert us of changes and services occurring (e.g. fire alarm testing, pressure washing) in advance so that we are aware of when folks will be in our apartment and so that we have time to put our sweet kitty away (photo of him enjoying the patio included). ☺️ They are also very responsive of issues or repairs in our unit which is very highly appreciated, and take great care of our outdoor amenities which we took full advantage of in the summer! We love living here - thank you for everything!

Anytime I’ve had an issue they responded quickly, communicated clearly, and made sure everything was taken care of the right way. They go above and beyond and you can tell they take pride in their work. I really appreciate how reliable and efficient they’ve been. Elevate 17’s maintenance team deserves all the recognition.

Experiencia fantástica: Adding to the post I wrote one year ago. It now has been three years since I moved into my apartment at the Arbors at Western Branch. We have new management and as usual, they had to get to know our community, and we had to get to know them. The new manager, Shalana Towe, and our leasing consultant, Jeneen Johnson, have gone out of their way to help our community grow. They listen patiently to our concerns and if there is anything they can do, they will get it done. Our domestic worker, Aubry, keeps our community indoors clean and smelling fresh. Even my therapist commented that Arbors at Western Branch was the cleanest building that he had visited and how it always smelled fresh and clean. The staff here have pitched in to help with anything that needed extra hands to get something done. This is still a great community, and I look forward for years to come. It will be two years this October that I moved into an apartment at The Arbors at Western Branch. The staff here are exceptional. They will go beyond their regular duties to help any resident here that might be having a little difficulty, whether it's getting their groceries in or taking their trash out, etc. There are many activities planned to help seniors connect with one another. The Arbors at Western Branch is not just another senior apartment complex, it's a caring community where staff and seniors come together giving one a sense of harmony and home. My plan is to make The Arbors at Western Branch my lifetime home.

Experiencia fantástica: Coastal 61 is a very well-run apartment complex. Dan the maintenance man knows his stuff and service request are handled in a very timely fashion. The complex is clean and well maintained. The staff is very helpful and friendly.
