Experiencia negativa: This place is very unprofessional, my son has had nothing but problems. They do not fix or repair problems in a timely matter. As if they don't care. He's been there for about 14 months. When he moved in there was no hot water for the first month, that right the first whole month. After numerous e-mails back & forth they finally fixed it. Now for the last month they have not had A/C. And it's just like before. They just don't seem to care. I believe it's time for Wavy 10 . This was added on 10/28/2019. This is a joke, it took over 40 days for this joke of a company to get the air conditioner fixed. I don't care about home owner warranties because cause they are not for my best interest they are for the owner. The whole time we went over 40 days during the hottest part of the summer with no a/c. BIG JOKE IS WHAT YOU ARE. Then you send a reply a couple day's ago after.all this in-professional service.

I am genuinely sorry to hear your son's experience did not meet his or your expectations. I can only hope that our staff was professional in their communications while diligently working to respect the owners wishes to use their home warranty service vendors. The owner pays for the home warranty service contract annually to maintain the mechanical systems of the property while normalizing the owners out of pocket expense for broken mechanical systems. Home warranties are great for owners in theory. The belief is that everything is under warranty and there is a fixed cost to all repairs. Honestly, it sounds like a dream come true for owners of rental properties. However, our vast experience dealing with home warranty companies leaves a bad taste in everyone's mouth due to; vendor delays, parts ordering delays, rescheduling, lack of communication, denied claims, lengthy repair timeframes, vendor no shows, etc.... Home warranty companies often seek the low cost providers for third party service contracts in a local market. This in turn creates its own unique set of challenges when trying to provide residents a good experience. Your concerns are valid, related to home warranty services. Home warranty companies do not help the reputation of the management professional caught between an owner who wants to keep costs down or normalized, and a resident that wants repairs done in a timely manner. You’ve been waiting, you’ve followed up, and now it feels like you’re being bounced around with no clear resolution. That’s not acceptable to you and it’s not acceptable to us either.
The screenshot you sent doesn’t confirm the check was lost, but we hear you loud and clear: waiting again is not the solution you want. That said, we don’t have the ability to issue physical check pickups. That’s not a delay tactic it’s a policy that applies across the board to every resident for consistency and compliance. You do have the ability to provide ACH information to our office to receive your funds via ACH if you prefer.
This is our second attempt to resolve this, and we’re just as frustrated that the USPS outside of our control has let us both down.
Here’s what we can do:
✅ We’ll contact the postmaster & We will reissue another 3rd check if needed unless you would like to provide ACH information to our office.

Experiencia negativa: I have had several property managers over the last 16 years and Cris Bell and RPM Infinity is the absolute worst. I have called dozens of times and have never gotten an answer or a phone call back. They rarely answer emails. Their payment distribution is never on time. They over charge the tenant online transaction fees. They over charge just for showing up to the property. Hiring Cris Bell has been one of the worst real estate decisions of my career. Please do not make the same mistake.

First of all, We love how this review starts like you interviewed us, checked references, shook hands, and rode off into the sunset together.

Because, plot twist, you didn’t hire us. We inherited you.

Like a timeshare.
Or a haunted house.
Or a raccoon with unresolved feelings.

Here’s what actually happened (and I swear this is real life, not a Netflix documentary):

We inherited a book of business from your former property manager when they retired. Boom! surprise! We’re now all in a relationship together. No first date. No honeymoon. Just straight into couples therapy with an insurance company, attorney, and a tenant who said, “I’m not paying rent until the universe heals.”

Now let’s talk about the chaos salad:

Insurance claim (Including Renters Insurance Claim)

Tenant refusing to pay due to condition, and telling everyone "sue me" & "take me to court"

Owner refusing to not evict

Insurance Customer Service Reps as smart as a box of rocks, and pointing fingers like Spider-Man memes

Attorneys charging like it’s an Super Bowl ad

And somehow... somehow, this all becomes:

“Cris Bell is the worst decision of my career.”

Sir… this wasn’t a decision. This was a natural disaster with a forwarding address.

As for:

“Never answering the phone” We were busy… talking to a box of rocks, attorneys, contractors, and grown adults yelling at each other

“Payment timing” News Flash... Insurance claims & companies don’t move fast. They move like a DMV sloth on vacation

“Online fees” Set by processors, not a secret money cannon in our office

“Charging to show up” Yes. Humans cost money. Even when they’re just standing there absorbing chaos

And let’s address the elephant doing pushups in the room:

The tenant situation didn’t implode because of management.
It imploded because of how the tenant was treated before we ever showed up, and because no one wanted to compromise once the ordeal started.

Look... this wasn’t a smooth chapter. We’ll own that.

But calling it “the worst decision of your career” is wild when the decision was basically:

“Surprise! You’re in a three-way legal cage match and everyone’s mad.”

We don’t dodge responsibility, but we also don’t accept blame for a bonfire that was already burning when we walked in holding a garden hose.

We genuinely wish you the best moving forward.

And We sincerely hope your next property manager comes with:

A time machine

Control over insurance companies

And the ability to make adults behave rationally under stress

Because if you find that unicorn, please send them our way.

Experiencia negativa: I was interested in receiving rental information for a property listed by RPM. Unfortunately they are difficult to get in contact with and negative reviews mentioned that. It is a red flag for a property management company to be unresponsive and short staffed. I see why listings take months to rent and Im sure they have maintenance issues out the whooha. Update: Responding to negative reviews faster than rental inquires, calls or emails is another red flag. Do better as a management company, as you just lost a prospective tenant.

Experiencia negativa: If I could give a zero rating, I would! I have been doing business with RPM for years, but this last year they have been terrible! I had tenants in my home in Virginia Beach whose contract was ending and I wanted out of the house. RPM ended the contract without moving the tenants out and returning the home to me without checking to see if it was in proper condition. I found out that the tenants did not had a deposit, but some sort of insurance that I have to fight with in order to get the home back in shape. I had to hire another individual to do that for me. They used to be OK, but now they are terrible! DO NOT DO ANY BUSINESS WITH RMP HAMPTON ROADS!

Experiencia negativa: Do not use this company. They fail to understand the fundamental principle of property management which is to generate income for the owners, and preserve and/or increase the value of the investment property. Maintenance is not followed up to insure what was charged for was actually completed. There is constant turnover of personnel and as a consequence poor communication if any. Worst of all they are late with depositing rental income. There are far better options than this company.

Experiencia negativa: I had a bad experience with this company, she had no experience with multifamily properties. Promise everything and gave me nothing. She was just collecting the check. In which the manger has a lot more to take care of with properties. She never wanted to talk with me on the phone.

Experiencia positiva: We have been with RPM as property owners for two years. They talked a big game in the beginning, convincing us to wait until the house was vacant to list it and saying it would be leased in a week. It took two months to get a renter in what was a very hot market, I wish I would have ignored them and just listed it earlier. They take a good amount of money for not communicating with owners. It takes me weeks to get a response back, and for two years they have blamed lack of communication on being understaffed. I really shouldn’t have to spend so much energy to get ahold of property managers that I am paying to reach out to me regarding issues, it’s defeating the purpose. In one instance, they claimed to refund me money they accidentally charged us. I had to follow up for six months to make sure we received that money back. Would not recommend for people looking for property management in the area.

Experiencia negativa: Run away. Can't get anyone on the phone ever, they don't have an office. I paid a portion of my rent with cash they charged me 25 dollars per bill. I paid 550 dollars cash. They charged me 450.00 processing fee. No warning or anything. Common courtesy would have warned me first. Nope they charged me 450.00 dollars for it. So out of the 550 I gave them I only netted 100 dollars towards rent. Just be a decent human and warn the person of the stupid policy before stealing there hard earned money. It is literally theft. They charge 25.00 per bill you pay with what since does that make(so if you pay them 100 dollars with 5 twenties they will charge you an 125 dollar processing fee). There are no warning signs at their fake office, no one called to warn me or ask me am I sure I want to pay cash. Run away! Run!

Experiencia positiva: I have been using RPM for the last 3 years and while I have greatly enjoyed using them their quality of service has been on the decline. It usually takes weeks, sometimes months to resolve a simple matter and more than half of that time is usually just trying to contact someone either it be by email or phone. However, when they do answer back they are polite and professional. I have had to make personal trips across the country to resolve an issue on several occasions because RPM was unavailable or unable to handle a request in a timely manner due to the fact that they do not have in-house maintenance personnel and instead rely on 3rd party contractors. RPM does a good job a vetting and placing tenants, they are just sub par when it comes to handling and resolving issues and communication.

Experiencia negativa: As an owner, during the time I rented my house they were fine. Once the current lease was up, communication dropped off a cliff. These guys don't answer the phone. EVER. I tried calling multiple times a day for 2 days straight and left messages asking where/when I could pick up the keys to my property. No response. Since they wouldn't answer the phone, I decided to show up at their "office". Their Lynnhaven "office" was a joke. First of all, the building directory does not having anything related to "RPM" listed at all. No signs for them or anything, even on the office door. I only found them by going to the room number listed on the google description. There was one woman sitting at the desk (who I don't think even worked for RPM). I asked if this was the right spot for RPM because I was looking to pick up some keys. I told her I wasn't sure I was in the right spot, but they weren't answering their phones. She responded with "that's not surprising", so obviously this has happened before. Turns out whoever this person was, had the keys to mine and a few other properties in an envelope in a filing cabinet behind the desk. I grabbed the keys and left. 3 days later, they finally returned my call asking what I needed help with.

Experiencia fantástica: We expressed interest in the property via Zillow and were incredibly impressed with the personal service we received from MC and her crew getting us set up with a great house within days of our first contact. Clear instructions, easy to use links, quick call backs and follow ups. Couldn't ask for more. Update- we are three years into the lease and still loving the RPM team. Tom comes out semi annually to check for issues and make sure all alarm batteries and filters are current. He is wonderful in spite of my noisy dogs and has always been cheerful and on time. I really appreciate his consideration for my schedule. Repair work typically depends on owner approval of the expense so I appreciate RPM handling that for us. Lots of communication whenever needed by both email and text so my husband and I are both kept informed. We really do like this team! Final update- Just met Michael who came through for our semi-annual inspection. Like the rest of RPM HR he is both professional and helpful. We are in the process of moving out since the house will be sold but are incredibly grateful for the service RPM HR provided during our six years in residence.

Experiencia fantástica: Have have lived at one of RPM's property for approximately 3 years and have been very satisfied with everything. Move in process, any maintenance request was addressed and fixed in a timely manner, and since I've decided not to renew my lease(ONLY because I'm relocating out of state) even the move out process has been uneventful and I even received a phone call from Auggie Eras, one of ladies at RPM that made sure they had my information correct for security deposit and to see if she could assist in any way with the move out process! And I have to mention Ms. "MC", She's the leasing agent that I met when I viewed the property initially. Very NICE and professional group!!

Experiencia negativa: As a home owner RPM poorly managed my property, picked terrible tenants and routinely tried to charge for services while our home was left with 10s of thousands of dollars in damages. Our tenants left without paying rent for 2 months and RPM kept the security deposit. We are a military family who trusted them with our house while away on orders, and we are now left with a severly damaged house. If u are military, STAY AWAY FROM THIS COMPANY.

Experiencia negativa: They remote manage your property. my PM was located in Colorado?. Communication doe NOT exists, its insane. if you opted in for any extra services through RPM, good luck trying to get anything started, of course they will charge you on-time 100% of the time, joke. The 3 local offices i visited have no RPM representatives, or anyone to talk to, its suspect. NO ONE ever answers the phone, this company steals money and refuses to refund even when its obvious there was an error. SCAM, this is a SCAM company and the positive reviews are fake imho. they basically stopped responding, I'm the owner!!! and they manage my property!. Random charges constantly happen either to the Owner or Tenant.

Experiencia positiva: One of the biggest issues I’ve had with this company as a tenant is communication. When emailing and putting in maintenance requests there aren’t very many updates. However, every time I call in and speak with the resident coordinator Auggie she’s quick, efficient and professional. I always know I’ll get a response when speaking directly with her.

Experiencia negativa: I have never experienced racism until I moved here. Poor lack of communication since the day I signed my lease. Just unprofessional no one responds to complaints I made against a racist neighbor. They never called just continued to add noise violations to my account without even asking me what happened. They also charge additional tenant maintenance fees but i experienced a leak the first week in the property and I was charged for a vendor to come out make repairs. I would not recommend anyone to rent through them I had to hire a lawyer and file discrimination charges. Worst experience of my life my kids are traumatized by the lady that lives next door calling the police over loud music so she says. Again RPM never addressed anything never reached out just continued to add fees with out any documentation could never provide documentation when maintenance workers came out just horrible! My overall rating is 0 I had to select one star to post this!

Experiencia fantástica: They are Fantastic in so many ways. Today I have had the pleasure of speaking to my Resident Coordinator, her name is Auggie. She was not only Polite with Great Customer Service Skills, she also was very Patient with me and very knowledgeable in all aspects of being a Resident Coordinator especially being my RC (Resident Coordinator). I had a lot going on that has to deal with difficult situations and she helped me with all those problems dealing with each situation. By Auggie being very patient with me at the same time with helping me resolve those problems. I've not only decided to keep being a satisfied customer on the tenant side, but I've also decided to use them on the business side as an client for the properties I own. Because having a Company that can help assist me and resolve all my problems with still having Great Customer Service Skills. Is a company that I will use and refer to all my Family, Friends, Colleagues, and Everyone Else that needs Property Management and more. Thank-You Real Property Management for Providing Great Service and Taking Care of All My Needs and Problems and Hiring Great People like Auggie. Experiencia negativa: Real Property Hampton Roads is the best of the worst property managers in my area. I cannot recommend them. They offer great programs but routinely fail to provide the services they charge for. Communication is spotty and rarely thorough to me as a client, or to my tenants. Accounting of the rent isnt given until a month after it is collected. So if the rent is off, I won't know why until the following month. High office turnover causes services to the property to go uncompleted and unnoticed. I can only imagine how these people dread coming to work everyday. This is MY experience. You may have a great group at you locale. As for me, I'm always researching for new property managers. Good Luck

Experiencia fantástica: Can I just say MC is awesome!!! She was honest and forthcoming and she didn't let us settle for just any property. When new properties were about to hit the market she let us know about it. When we finally found the property we wanted she was able to get us everything we requested ( a 2 year lease and a lower rental price with no raise in rent for the whole duration of the lease!!!) and our credit is not the best. Our experience has been great from start to finish. Thank You MC for your help in finding us a great home. We really appreciate your dedication and will be sending our friends your way if they are ever in need of finding a home.

Experiencia negativa: You are not paying for management, you are paying for a pain in the neck. Don't use this company for management of your property. You would think being the owner you would have clear communication, not with RPM. You would think that your house would be looked after, not with RPM. You would think that they would inspect their vendors work to ensure it is done right, not with RPM. You get the picture. I am a glutton for punishment, and due to the fact I live on the other side of the country and am extremely busy, I just didn't have the time to fly across the country to switch "management" I am telling you now, learn from my years of experience with RPM Hampton Roads, they are on a business model and have no experience or vested interest in you or your property.

Experiencia negativa: I've been communicating with this company since March 2020. And nothing I've requested has been completed. Yet, monies are getting paid, and I've made every arrangement I could to make good on owing monies during this difficult time. I continue to feel like your company reps are scripted/or operators and not real human people dealing with me remotely. Yet, I'm being contact and asked for monies from the landlord who's telling me his attorney is handling things yet I haven't heard from him or an attorney after I sent monies to him and not your company for rent in starting in the month of December. Just to be asked for monies from your company, a company the landlord is stating he's not using anymore to pay my rent. I don’t know what to believe. Yet, I’ve asked several times for documentation of such claims. Who's helping me? I'm speaking with people I've never laid eyes on. And yet I am supposed to be okay with how business is going? I've been told months ago a check was issued and yet nothing has balance out. The check was returned, the check went to the wrong location. Somehow, you are holding me responsible for monies supposed to be satisfied. As the tenant, I have rights as well. And I deserve some type of clarity. At some point I'll put my monies up in escrow with Hampton City and allow you and the landlord to work it out. We are going on months from the time the landlord contacted me til now and nothing has been resolved. Texting and emails only get so far. Experiencia fantástica: Many thanks to Keith for quickly resolving a maintenance issue that our tenant requested. Our water heater was leaking and once I was informed, I ask Keith to please take care of the issue wherein he called our home warranty, checked in with our tenant and followed back up to ensure the maintenance issue was fixed timely and correctly. This was all complete within a matter of a week and I appreciate the professionalism and attentiveness to this matter as with any maintenance request, I hope it is resolved quickly for the sake of our tenant. Both parties were happy and couldn't have asked for a better result. Thanks Keith!

Experiencia negativa: Real Property Management was great when I first signed on. We got the house ready for renting and signed on and found a few new issues that are normal to find when the house first gets rented. However, after that, I heard nothing about the house. I thought this was great everything seemed to be ok, but I should have been more suspect. About a year later, I had 4 reports stating the HVAC needed work, the company they were sending and charging me for never corrected the problem. I finally had to DEMAND they use the company I trust to look at the issue which solved it immediately. When I asked them to video my deck and the yard during one of the reviews, they kept saying "we will send someone over" and never did. I had my friend in the area drive by and found the house was GREEN from algae (since I live by water) and the trees were RESTING ON MY ROOF. I had them pick companies to do pressure washing and landscaping which was a bad idea. The pressure washing was fine but they butchered the young trees and did not take care of the trees on the roofline. And the deck I was concerned with - it was unsafe - they never addressed it. When I finally talked to my renters, they were promised things that never occurred and were told they would bring to the issues. They voiced their concerns and I was never told or asked (like the deck and yard work). Essentially they lied to both of us creating animosity between us. I had to get the landscaping done AGAIN to try to repair the damages they did and actually take care of the trees touching the roof. In addition, the new company plus found that the 50' tree beside the house was rotting (not found the month before) which was a safety issue. These small and large issues cost me tens of thousands of dollars on top of stress and time and in addition to the management costs which were being used for nothing. They are paid to MANAGE my house since I live far away and were doing NOTHING. I stopped using their service and have since developed a relationship with the renters. They contact me directly whenever there is a problem and we work it out together with much better results. I held off on a review because I don't like writing bad reviews but I am suffering from their mismanagement again! I am attempting to buy a property but the losses on this house changed my debt-to-income ratio since I have left the Navy.

Experiencia negativa: We had mold and water damage in our rental for 2.5 years. The owner refused to fix it, even after she had it quoted several times this past summer. Told each contractor that their cost was ‘too expensive’ (we have her on video). RPM did not support multiple maintenance requests, we told them over and over by email and phone. All requests were ignored and deleted by RPM. RPM is refusing to give back our security deposit. Stated that they gave it to the owner.

Experiencia negativa: Refused to get owner to fix mold and water leak for 2 years of sending in maintenance request. They just canceled them an said the own will come an fix. This went on for 2 years. We finally move out an have the carpets cleaned and house cleaned. They never went and checked just took the owners work and they kept my security deposit because she said it wants done. I sent them documents about us getting sick from mold and copy’s of the letters from the owner that it is too expensive to fix the water leak . The documents for the cleaning of the house. Then they still refuse to listen and kept my deposit. Do not rent or buy from these people. They don’t care and will screw you over.

Experiencia negativa: Paying almost 1500 for the past two years, still black mold in storage area attached to the home, still a leak in my sons room (all things that I've called about AND came up when they sent someone out to do an inspection). Can't even come out to fix a sink that won't shut off- same thing happened months ago to the same sink so either the mechanics of the sink sucks or it wasn't fixed properly in the first place. Either way I mean the service and professionalism is severely lacking, if I would have known when we rented how awful this whole experience with them would be i swear I'd rather live out of a box then have to deal with this company

Experiencia positiva: I've been having problems with water leaks in one of our bathrooms for over two weeks, and Keith Simbre kept me posted on things by updating me with the work requests that have been generated by the Maintenance personnel. He did communicate with owner through several emails and I expressed my frustrations on the slow response from the owner. However, Keith and the rest of the RPM staff listened patiently with my complaints and frustrations since our hot water was affected due to leak in hot water faucet and the rest of the faucets and clogged sink. Keith relayed messages between owner and vendor and understood my frustrations. Today, September 9, the owner finally approved the work order and Keith relayed the message to the vendor and myself. Hopefully, the vendor will be contacting me soon for an appointment to do the job. Thank you Keith for a job well done. Thank you to Tom Keith and Maintenance staff for several work order you did. Experiencia negativa: !!! Please Stay Away from this company !!! ***** I previously gave the company a 5-star review and returned to the drawing board to re-review. Never done it before, but I wanted to ensure my latest experience reflects correctly, hopefully to help others not to sacrifice their investment. After my first review, I had a tenant leave the property and management remained incapable of addressing what exactly happened. They do everything via email and phone. I had to call management several times to get status of the property. Spoon feed management of what needs to be done. I am not even sure if the person that I talk to even leaves in the U.S. They have never visited the property and every time I ask for questions, they replied as if it’s the first time I am asking the same question. Several follow ups with no action. Now, I’m left to see how to fix this mess and my property no longer in the condition it was when I gave it to this company to manage. Please stay away. I had to give at least 1-star; otherwise, please consider this as a 0-star review. ZERO.

Experiencia fantástica: Leni Pananganan - Recently assigned to my property (a Townhouse) on the East end of Virginia Beach. This is the first experience I have had with "Leni" on an issue that was supposed to be taken care of 25 years ago. It appears that the builder used grey polypropylene piping that was ruled unsafe in the early 90's and the builder was supposed to remove and replace at their expense. The builder only cut out bad pieces that cracked and left about 60% of the bad pipe in the home. When Leni notified me of a water leak and took pictures, I knew that the builder didn't perform their court ordered duty. Leni worked with me to mitigate the water leak, remove the bad piping, and find a contractor to repair the walls and ceilings. Leni presented several pictures and worked very well with my insurance company (in gaining some financial assistance in repairing the problem. In my opinion, Leni handled this situation well and brought it to a resolution. I would recommend Leni to anyone who needed a property manager as she is not afraid to handle situations like this!!!

Experiencia negativa: When I first decided to list my property with RPM I was very happy with what they provided and how easy it was to get started, however it only went downhill from there. Their vendors are expensive, and they asked me to pay for things the tenant was clearly responsible for (broken blinds due to the dog jumping, 16X16 hole in the drywall unexplained by tenant). Also, when I decided to cut ties with them and manage the property myself it was extremely hard to get anyone to answer my questions. Their office scheduled a zoom call to go over the termination process, and when I logged on no one showed. I asked for a reschedule date and never got a response. They were not clear on when the tenant was moving out. The windows in the house were left open, even after the reviewer had stopped by the house when the tenant vacated. The shed doors were completely open and the garden tools/hose/fertilizer spreader/other tools I had left for tenant use were all gone. They told me the reviewer noticed the latch was broken, but NO ONE ever reached out to me and let me know, resulting in the loss of everything in the shed. A spare key was also left on the front porch...The overall neglect for my property I fell was unacceptable. I paid them a lot of money and only had a little leftover after my mortgage was paid, and it was definitely NOT worth it. DO NOT sign a contract with them, even if it sounds great at first, you will end up regretting it.

Experiencia negativa: Well to begin with. The managers of the rental properties have a difficult time responding to renters. The place wasn't livable with no heat and they only had 1 key. Told me I can go make some. Took forever to get ahold of anyone at the company and when I did it was someone from the Philippines. Not what I was expecting to handle the situation. Still 2 weeks later and nothing has been handled. Still have to talk to someone in the Philippines to get anything done with this place. Worst customer service in the world. If I could give less the a 1 star rating I would.

Experiencia fantástica: I really enjoyed my experience with Mc Danner, she was very professional, and very attentive. She walked me through the whole process. I am a recent nurse graduate and this is my first time renting a home, I was nervous but she made my transition easy, I also appreciate the credit tips on how to build credit, I think when I contacted her about the home we were on the phone for like an hour, I really enjoyed her. Experiencia fantástica: MC Danner was our amazing Realter, working with her I needed to find a home in 6 days with thanksgiving in the mix and all businesses closing for the holiday it seemed virtually impossible and of coarse I had other Realtors telling us there was no hope basically because it just wasn’t enough time. Then we stumbled upon this nice home and called the Realter (MC) hoping for the home to be available and she gave us everything we needed to be approved in 1 day. Experiencia negativa: BEWARE!! If you care about the condition of your residence, do not rent from RPM. The only thing they care about is collecting rent. They have no office everything is done online which means that you could hardly ever speak to a live person about emergency situations. The repair vendors that they use are absolutely incompetent. I have had the same repair guys come out over and over again for both plumbing and AC issues and the problems are still not resolved after 9 months. I was forced out of my apartment because of an emergency plumbing issue for 2 weeks and RPM did nothing to help me get back into my place until I threatened to hold my rent. I have holes in my kitchen ceiling that I've been there for almost a month now. They themselves would not live like this but they expect their renters to deal with it and continue to pay their rent on time. It's embarrassing that they call themselves a property management team. They are just rent collectors. Tenants and landlords beware!

Experiencia fantástica: I've been with RPM for about 10 years and have worked with a lot of their customer service staff. I've had some issues in the past, and haven't always got the best service, but I do have to give credit where credit is due. Carla has been absolutely responsive and professional for the situation we have been working to resolve. I've never worked with someone who cares about my property as much as I do, and works harder to make sure it has a renter in it. I'm honestly blown away. RPMHR removed a lot of my previous stressors by making this entire process smooth and easy for me. There were a good amount of concerns that I had prior to this process. I got military orders to relocate to my next duty station earlier than anticipated, my ship was constantly underway and once we pulled back in I would only be on land for 3 weeks prior to my move. RPHM were patient with me and had solutions for anything that could possibly add additional stress. Despite the COVID 19 pandemic they continued to work, which resulted in me getting an approved tenant the beginning of April. Ms. Len is my property manager and she is great! She is an effective communicator and that's my top requirement when looking for a property manager. She keeps me in the loop on any concerns or issues with the tenant, HOA, work request etc. I contact her rather frequently and she continues to remain friendly and professional. Any time that I have questions, she is sure to contact me by phone or email nearly immediately or less than 24 hours.If you are looking for a property manager, go with this company.

Experiencia positiva: We are property owners and use RPM as our manager. Other than a little bit of miscommunication at the very beginning, they have been excellent. We have seen people and policy changes that are for the better. Tristan is the bomb with communication and friendliness. They respond to the needs of the renter and the property owner in a timely manner. We are going on two years with them. We would use them again.

Experiencia negativa: THE ABSOLUTE WORST PROPERTY MANAGEMENT COMPANY I HAVE EVER WORKED WITH! I have many regrets about using this company, not the least of which is giving them so many chances to fix things. Some of this is my fault for not following up sooner, but honestly, when you hire a company to manage your properties, you're doing it to take some of this burden off of you! I will detail my experiences with them on 2 different properties I owned over the last 3 years. The first property is a 3 bedroom townhouse. In the course of 2 years, It was only rented for 14 months. The last time it was empty, it sat empty for 4 months while they "completed work." I asked multiple times for status updates and never received confirmation. I was billed almost $3000 for carpet cleaning, repainting, and minor maintenance. I finally got fed up with their service and went to another company. RPM assured me that all of the work was complete, and all that needed to be done was that the place needed to be put on the market. My new agency informed me that none of the work was completed. The house smelled of cigarette smoke, and that it would need another $3000 in maintenance. They provided video to detail what they were saying. Considering the video, I took their word at the smell. When I asked for an explanation from RPM. Crickets... I had thought at the time that I was firing them from managing both of my properties, but somehow that didn't happen. So I still had a 2-bedroom condo with them as well. I get a call from the owner of the unit upstairs. Apparently, my tenant had a leak in her ceiling for 2 YEARS! RPM was contacted multiple times, and did not take care of it for over 3 weeks! I finally had to call a plumber on my own (which I paid 50% less for). The problem was fixed in a day. When I talked to my tenant, she informed me that they were habitually ignoring her requests. She had replaced a stove on her own dime, fixed a toilet, and done other minor repairs because RPM would never respond. they were also charging her an extra $75 for her to pay her rent with a money order rather than a check or ACH. A fee which is not only ridiculous, but that they in no way passed on to the owner. All of this coupled with the fact that money from my rents would randomly go missing. I would refer to the owner statements and find charges I never authorized, or that the rents were deducted for no reason at all. I would call for explanations and have no one get back to me. I just canceled my services with them for good, still can't get a straight answer on any questions, and they took rent money from my tenant when they were told, in writing, and via a phone call, that they were done. So in short: - They overcharge for maintenance - They say they do work that they're not doing - They ignore your tenants requests. That leak in the ceiling wasn't too far from being a major issue. - They take money from you and won't tell you why. - They won't respond to you as the owner when you ask for information. - They are unethical and unresponsive. If you go with them, you can't say I didn't warn you.

Experiencia fantástica: When i first started off working with rpm len was helping and she was great but carla has recently took over helping us!when i say she is amazing i truly mean it. Fast response, helpful email and always pushing what needs to be done fast! I love this whole company in will recommend them to everyone i know.

Experiencia fantástica: PLEASE NOTE: This 5 star review is specifically for Tom, who does the home inspections. Tom is always on time, professional, helpful, and very kind! I would rate RPM with 1 star due to the many problems that we have had with reaching someone when we have emergency repairs and receiving one week notice for an inspection. I know that Tom is not at all responsible for that. Tom is great!!

Experiencia fantástica: I am writing a review of Len Marcelino. I am retiring from the Navy after nearly 24 years and have been stationed overseas and really everywhere for the last 10 years - away from my house. I am returning soon and also recently loss the tenant that was in the house. Len has been amazingly proactive in answering my questions and it has been super easy working with her. She has a real easy friendly but professional style about her. The matter is not done (yes!) but so FAR she has my highest possible recommendation! Steve Ullman

Experiencia fantástica: Tristen has been wonderful to work with. He is always prompt with responding and is willing to dig into difficult questions to come up with the answer. He is very professional and friendly. RPM you had better hang on to him!!!! Thanks Tristen...we appreciate your good work! Additionally, MC has been an amazing leasing agent....We are so confident and comfortable with our properties (4 of them over the past 7 years) in her capable hands. Her attention to detail is wonderful as well as her speedy response time. She is very professional and treats our properties as though they were her own. RPM...don't let her get away...She is a gem! Experiencia positiva: My own experience with the company has been pleasant. You do have to stay on top of things and ask plenty of questions in regard to your property as they are more of an reactive team. There support Team is very helpful. Particularly Tristan and Patrick. If you are an owner, MC Danner should be your friend. She is easily their best asset!!!

Experiencia fantástica: LEN MARCELINO has done a great job of helping us stay in contact with our tenants about the status of our property when we had some major changes done. LEN has been very responsive and he helped keep both us and the tenants consistently informed.
