Experiencia negativa: I called and left a message for Kathy one day. No response. I called again another day nobody answered the phone. Went up to the company right after the call and spoke with Conner who greeted me and was extremely pleasant. He gave me the number to the office to call and said he’ll make sure someone follows up with me. So I called the number he gave me soon as I got in the car now all of a sudden Kathy wants to answer the phone. I asked about applying with an co applicant and says each applicant has to pay the application fee if they are over 18. But her tone was rude and she was trying to rush me off the phone before I can say anything else. Then says is that all I can help you with but in a very nice nasty tone. I did the application and was charged $75 for an application fee and the other do applicant had to pay another $75 to apply. There should be one fee for 2 applicants. These people are ripping folks off. So then I call back a few days later after applying asking a question and once again tone was rude and harsh. She was asking me questions in a tone like she was mad at me. As we’re talking I hear the phone ringing in the background and she hurries up and says hold on, then tells me oh we usually text we don’t talk on the phone. Really? You just put me on hold to answer the phone. She really has a nasty attitude and that made me not even want to move forward with the place I was interested in. At first I wanted to just move forward and started replying via text but I didn’t even do what was asked because I didn’t want to do business with her. Wouldn’t recommend doing any business with her. Customer service 0/10.

Experiencia negativa: Absolutely hate living where I live , I needed somewhere for my son quick and I wish I would have did my research before I came . the management sucks. They charge you for everything !! Make sure you really read the lease cause I didn’t and after seeing all the negative reviews I see they try to take your whole deposit which I’m not looking forward too cause I’m already a single mom and these people don’t care they just want money . I will use my 100k platform to let people know about this company if they do me wrong like they did all these other people cause god don’t like ugly ! & nothing ever works on the property they put on the lease they gotta charge for carpet cleaning but don’t even keep the hallway clean?? Lights never work , almost fell with my 5 month old son in the middle of the night because the light was broke ( lawsuit) after telling them 5 days ago it was broke then a week later it’s broke again . If yall going up charge for every thing atleast keep it up to par. Im counting the days for my lease to be up and if im overcharged for anything we will be going to court .

Experiencia negativa: Do not rent from them. They will rip you off at every turn. There is a $70 application fee per person. Whatever monthly rent they quote you will be inflated with tons of extra fees. There was $106 move in charge. $200 tenet start up fee. $25 pet screening charge per pet. $20 a month for an air filter. $12 a month for insurance. They force you to use their own overpriced cleaners when you move out. $783 to clean a 2 bedroom apartment! They charged us $102 for a missing light bulb in the ceiling fan and batteries in the thermostat. We moved into the unit in October not realizing the AC unit was not working. Also, there was black mold around the unit and throughout the unit. It took over a month just to get them in to clean up the black mold. Every issue we had in the unit required multiple messages to get someone out to address it. Many messages were just ignored. We had 4 cats and were told when we moved in, the cats were allowed with an extra pet rent per month. We later spoke to owners of other units (as it was a condo) and found out the cat limit was 2 per the HOA. So, at any time we might have been kicked out of our unit because the property management lied to us.
Experiencia negativa: worst place ever, I do believe you have to LOOK a certain way to have respect from CAT. So please believe some of these reviews. My first day moving in they gave me the WRONG keys, then was told by Cat " girl your lucky i was still in town I was about to leave" like seriously? As well them putting a lock box on my door without my permission because the owner wanted to sell. Please just be mindful if you all decide to move with these folks , but if you dont look like my on the brown side you'll probably be treated differently. and before I receive a comment back saying Im just being rude , I have emails KEPT and videos KEPT and that sweet ole greeting I got when I got the WRONG set of keys .

Experiencia negativa: I would avoid renting from this property management company at all costs. They are set up to cater to their owners, at the expense of a positive experience for their renters. When I first read the lease, I hesitated to sign because it was the least renter friendly one I had ever read. They spell out in the lease that they will take a ton of your money for cleaning and other bullshit. I was hoping, as had been my experience in the past, that most of that was in there to guard against problem renters, and as long as we didn’t trash the place we wouldn’t be subject to most of it. I was wrong. They nickel and dimed us the entire time. 25 bucks a month for the “convenience” of having hvac filters sent every month. 500$ worth of carpet cleaning every year you are in there. 250$ to send out a plumber for something I could have fixed myself but it was “our fault”. Showing up every 6 months and demanding to be let in every room of your rental to take pictures was incredibly invasive. I have never in 15 years of renting not had a full security deposit returned to me, and they took almost all of mine. These people are out to squeeze as much extra money out of you as they possibly can. Read that lease carefully before you sign, and know that they will charge you for every little thing they say they will and then some.

Experiencia fantástica: Since Osprey Property Management took over managing our rental property, we have found them great with communication, easy to work with, and they utilize IT systems that make owner responsibilities (work order approvals, review of work, tax documents, etc.) efficient.
Experiencia negativa: I would like to start by saying the reviews on Yelp are more accurate for this company. My experience with Osprey has been one of the worse experiences from their lack of transparency, to lack of organization and the general screening process for tenants. I would highly recommend doing research before signing a contract with Osprey. While the team tried to rectify a situation that should have never occurred, they had every excuse under the moon for why it happened and took no ownership. The 10% fee is industry standard, however I feel was a waste of my money for the service I received. I specifically put I wanted one dog in my home and ended up with tenants with 2 dogs and one rabbit and in the end the second dog didn’t need to be disclosed because it was an “emotional support animal”, which is a law that they produced for me weeks after the issue was discovered. The company charges the tenants a $199 “Pet fee” that is retained by the company and when I asked what the fee was for and why the tenants were charged the response was to run a background check on the animals. Well this was a complete joke, as I still ended up with more than the approved amount of animals, destroyed carpet and a home that now has subfloor damage from urine stains. So I would question the type of “background” check and validity it holds other than just a way to get more money. I would also like to point out to new potential customers make sure you read over your contract very closely line by line and ask for an itemized copy of the fees they charge for a new renter set up, as they tacked on a $100 fee to “test” smoke detectors and that comes with the caveat that these smoke detectors were battery operated in the home and also tested before move out, as I was told by the individual whom sold the contract to me they needed to be. Also they will try to send their contractor out and ofcourse the fees they charge are 5 to 10 times the cost of industry standards. Make sure should you use this company, you ensure you get a clause in your contract that they need to contact you for anything over $50 or they will charge you substantial fees. Now these are just a few things that stand out based on my experience, however now that I am out of the contract with Osprey the biggest red flag has occurred. My tenants were out of the house later than my signed contract with Osprey, while I am glad to no longer have to deal with the incompetent staff I find it odd that because the contract ends early they have made it my responsibility to manage the security deposit and communicating with the tenants. This seems to me like Osprey just completely dropping the ball for not only me their customer, but also the tenant. Please ensure you also do not let your tenants utilize their “Move out” cleaners or Carpet shampoo services as this will be REZ contracting and they will leave the house a complete disaster and charge the tenants double the fees. Another missed communication, as Osprey told me I needed to schedule these services, only to be told the tenants utilized their services and did it… for the low cost of well over $650 for both. I would like to mention that I had a move out clean and carpet cleaning scheduled with A+ rated companies on BBB for $400 total. Buyer beware and do your research.

Now I when to the company for help to rent and management my house, this was the biggest mistake I make in my life. Why this company keep telling me something need to fix so they can take my money. They didn't fix anything all lies,in my time of need this company don't care about any one but then self. To all my young black family please keep away from this company.i tell you to repair the window , the first month rent your company take the money the second so don't go there .the company need to stop take people money. I tell you I don't need your service so why I need to pay 8 month went I only have 5 more months in the contract. I wish I read before I when to the company.

Experiencia negativa: I was their loyal customer as a tenant during 3 years. Unfortunately, after “move out inspection”, they charged me for the things (by saying cracked outlet, or loose towel rack) I haven’t caused and cut my deposit. They can’t even come up with the photos/proofs of those from move in inspection. They just rejected my dispute even I could offer the photos. More over, after their dispute procedure, they say that : “their answer is the last decision and can not be arguable”. Who does decide this? Which law decides that you have the right to say the final word? Why do you make people pay more with their deposits? Why did you charge me to pay $342 for carpet cleaning while I could do that for around $150 with other companies? I’m not after money, that’s fine. But this behavior of yours is not professional at all and puts people in funny positions. Absolutely I do not recommend and spreading word among my colleagues in the community. Not good Osprey PM, not good…
Experiencia negativa: If I could give a rating of zero stars, I would. This property mgmt company is extremely unprofessional. We put in an application for a listed property, $150 in fees, with the belief as stated on the application, we would receive a decision in 48-72 hours. Over a week passed with multiple phone calls, most unanswered, and when we did, there was a simple response of “we’re waiting for a decision from the owner”. No sense of urgency to resolve the matter when obviously moving is a person’s livelihood. There seems to be an over collection of fees and applications, with a bit of discrimination in the application process here. And we have chosen to report them accordingly.
Sente'e I am sorry for your experience. I did some research and here is what I found. I hope this helps to clear this up some for you.
Looking at our call log as well as text/email it seems we have spoken to you on several occasions. We do miss calls but if a vm is left we return the call within a reasonable time frame. You applied on 09/03 but we started on 09/04 because they applied pretty late in the afternoon the 4th was a Wednesday. It seems we had some trouble because you gave us the wrong info for the landlord. It actually seems you put your own info for the land lord as the landlord contact so we asked you to update us with the correct info you did eventually and we finally got in touch with your current landlord over the phone on 09/11 we also needed paystubs for Cedric which you then sent them via email. If the application would have been completed in full when you first applied the process would have gone much quicker. It does look like we updated you regularly as well.

Experiencia negativa: The worst. We have one property with them, seems like they like to collect the money but do very little. Lack of communication or care in general unless we reach out to them with questions first. (Edit) Property is under my husband's name. We are valid customers. Also, the previous account manager failed to ship our remaining properties worth about $300 and the subsequent account manager also failed to follow up on this despite our constant request to do so. Interesting how fast they replied to a Google review but failed to communicate as effectively via email/phone.

Experiencia fantástica: My husband and I had the hardest time finding a home to rent. My step daughter gave me Ryan's phone no. After living in a horrible hotel for 4 mons. Ryan had helped us find exactly what we were looking to. I could ride by a place, text Ryan and within a day or two he'd get us in to see it. Thankfully next week we get our keys. If interest rates ever drop, Ryan will be the man we will call. This man is worth calling, I promise you!!

When I ready, I reached back out and Osprey Property Management has been great on communication, professionalism and following through on everything discussed. Kathy Flores has been amazing on answering questions through email(even on weekends) and answers the phone immediately when I have the urgent need to ask a quick question. She has helped and guided me through the process. Osprey rented my property out in under 30 days and I am really satisfied in this new venture. In this day and age you want a process that seems daunting to be easy and convenient, and, so far that has been my experience the past several months. Thank you!
Experiencia fantástica: We just signed a lease with Osprey and they are very detail oriented. Prior to being their tenant, we stumbled upon the house during our last day in Virginia Beach (house hunting) and they swiftly let us see the property in person. They responded quickly to any questions my husband and I had on our way back to San Diego and decided that their service and our needs in the specific property was met. My anxiousness of finding a place with excellent school rating and neighborhood in this competitive rental market was eased especially we have an infant and a teenager who plays softball.
Experiencia negativa: My wife and I moved out in February and have STILL NOT received our security deposit back. They claimed it was mailed to the address we just moved out of, which is weird to say the least. Then they said it was forwarded to our new address. It is now MAY 9th and we have received nothing. My wife last spoke to Cat Nicholls on Aprill 15th and texted her again Monday of this week. And she has not responded. I was trying to give them the benefit of the doubt, but it looks like we'll be going to small claims court of I don't hear back soon.

You never really know how a business relationship is going to work out and I can say with 100% confidence that Karla, Trudy & Ruthann have exceeded my expectations. They found a tenant within 30 days of listing the home and worked with us to find a great price. They are very knowledgeable when it comes to the details of what to do to rent your home and they have multiple programs that will fit your needs. They handle everything and take the stress off of you as the owner. We are very happy so far. Shout out to Kathy! She is phenomenal!
Experiencia positiva: The staff was courteous. However, after applying and waiting 7 days for approval, then signing our lease and paying a deposit and then acquiring renters insurance, a few days prior to move in, we were notified via email that Osprey decided to terminate their relationship with the owner so we had to start over again and begin the refunding process. Hopefully, this is not a common occurrence. They did offer any of their properties, but none suited our needs. We did find another property, and there are no hard feelings. I'm just sharing the truth.
Experiencia fantástica: So far so good! I’m a new tenant for Osprey property management and cannot rave enough as to how simplistic the process has been. Kathy Flores has been absolutely amazing staying patient and answering any questions I’ve had along the way before aswell as after signing my lease. Excited to get my keys and settle into the place my family and I are lucky enough to call our home and look forward to continued business with them. Obviously haven’t had a ton of time experience with things having to get fixed or anything if that nature but do feel comfortable in knowing that if it’s anything like the beginning stages that my family and I are well taken care of!
Experiencia negativa: I swear all these 5 star reviews are fake, we started renting a townhouse through this company back around October 2023. In the short time we've been here we have had multiple issues with the property, some examples include the upstairs toilet was wobbly and leaked when it wobbled, the washing machine water spigot leaked when we have to turn it on an do laundry, our oven stopped working and is cooking any food we've put in there 200 degrees higher than what it's set at, we've had water backup in our downstairs toilet like the 2nd or 3rd week we moved in. We have put in a work order for each of these but each work order came with its own set of issues. The wobbly toilet upstairs they had a guy come out and do a cheap fix and stated he need to speak to the landlord about actually fixing it the toilet (Never heard anything about it after that, still cheaply and temporarily fixed). The washing machine spigot they sent out someone 3-4 times before it was finally fixed, they had to tear into the drywall and replace the pipes but they initially came out twice just to look at it and said they needed permission for the landlord (it took 3-4 weeks to finally be fixed). There was a work order put in to repair the chimney before we moved in and when they finally came out to repair it they left all the debris in our back yard and we had to call and raise hell about for them to come back out and clean up and they didn't even clean it all up. Lastly the current issue is our oven isn't working properly, we had someone come out and say it needed a part, they ordered it, he came back to install it for it not to fix the problem. Now Osprey is sending out a different company just to look at it again, they came out yesterday when no one is home and I rescheduled it for today, and they never showed up. Mind you me and my roommates have to take off work for someone to be here when they fix something but this is the 3rd or 4th time they said they were coming at a certain time and never showed up. Osprey seems to hire cheap companies to fix things, and when we try to call Opsrey acts like they care but the service reflects otherwise. This property is so mis managed, and if you made it this far do not buy any property through this company. This property was not taken care off before we moved in and we have to deal with the consequences for $1850 a month. (Edit) we are now currently dealing with an emergency water leak in our ceiling dripping at a steady pace, we contacted there emergency line and waited about 40 some minutes just to be told that they can't find a technician to come out and repair the leak till maybe the morning. It is currently 11:24pm. We texted the girl back that setup the emergency request and asked if there is anything we can do to maybe slow the leak just so we don't have to worry about our laundry room flooding over night and all we got back is crickets from her. We have had to deal with about 2 major maintenance request per month since we moved in October, it's the end of February and we still get poor communication and there responses to us are passive aggressive to almost all responses.
