Experiencia fantástica: I wasn't impressed with Avalon during the first few months of move in (some issues with HVAC that was a headache); but everything got put into a different perspective when the inspector stopped by. I actually didnt catch her name, but it was a woman who was an absolute animal lover and made my animals feel right at home. The inspection was quick, informative, and incredibly helpful for the problems we've faced. I recommend Avalon to any home owner who wants their tenants to feel safe. Not to mention the renewal specialist Julia making our life so much easier with the simplest process in the world to stay in the safest area in UNLV.

She had a plumber reach out in one business day. She checked on the status of the repair till it was complete. She is extremely thorough and definitely as asset to Avalon!

Experiencia negativa: SAVE YOURSELF, YOUR TIME, AND MONEY! DO NOT RENT FROM AVALON REALTY! Check BBB reviews! Update: They responded to my BBB review and blatantly lied, so be careful with them. TL;DR After paying $300+ in application fees, they strung us along for 12 days, dodged our calls and texts, and then tried to request 1 years rent up front after we had to beg to be updated on the status of our application. Even after stating we would be ok with paying the one year up front, we have still had to chase them down to speak to a manager before handing over $30k+. Still at this time, we have not been able to speak to a manager. We are coming from across the country and thought it might be easier to rent initially. However we have 4 trained dogs (2 pitbulls), so before even requesting a tour, I always call to make sure that’s allowed. We found a beautiful house on 1142 Sax Fifth Ave in Henderson Nevada on Zillow on January 10, 2026. I immediately reached out via Zillow to see if they would allow 4 dogs at this property. After 2 days of hearing nothing, I called and spoke to someone named Abby (not listed on their site). She said she would get in contact with the owner to ask and took my information. After I didn’t hear anything, I followed up 2 days later at which point she said “oh sorry I’ll ask the owner now.” After a few more phone calls clarifying weights and breeds she gets back to me and says, yes, our four dogs would be allowed at a higher rent + four pet deposits at $350 each + pet rent totaling $200. This sounded totally fine to us, so I then reached out to someone they recommended to tour this house. This lady was lovely, so I won’t be mentioning her name. After touring this home I fell in love, so we started the application process immediately. We were confident enough in our application to pay the $300+ in application fees, and fill out their outrageously confusing application (that seems like it hasn’t been updated in a decade). We went into this exceeding income and credit requirements, and having been a homeowner for a decade. After finishing the application we received a text from Melissa asking to call us the next day about our application because she was training someone and thought it would be a good conversation for them to hear. This conversation was just re-asking questions that had been filled out on the application. We checked in regarding our application a few times in the following days and were told we’d have an update on Monday. On Monday and Tuesday, we followed up with them and got no response. On Wednesday we got a text from a “Roberto” (whom we have never spoken to before), stating that they could approve us if we paid them 1 years rent up front $30k +. It seems unreasonable to take a week to come to that conclusion and ask over text. Even after being open to the terms, we wanted to speak to a manager to get clarity and comfort on how this process was going to go from here. We were very direct that we need a place by February 1st. As of the time I’m writing this, we have not spoken to a manager, received a single phone call about our options moving forward, gotten a single email or anything formal, or even gotten to speak to someone on the phone who could explain how they came to that decision. I wouldn’t risk your money even applying here. If the two weeks we spent applying were this rough, I can’t imagine dealing with them all year.
Experiencia fantástica: Not too many property management groups in Las Vegas area get much in the way of good things said about them, but I have to say that Debbie and Nicole and the entire crew at Avalon have been extremely helpful, especially during the financial uncertainty following the pandemic. They have taken the time to explain in detail exactly the things that apply to my situation at any given time with regard to getting the rent paid and all that fun stuff, as well as sorting out inspections and the other logistics of renting a property to somebody (and not just from the perspective of the property owner, but from that of the renter). It’s pretty typical, at least in this town, for property managers to only be concerned about the owners of those properties, but Avalon have been very good in relative to both the actual owners of the properties AND the renters as their clients. It’s very refreshing and I am grateful to them for taking the time to not only make sure that I know exactly where I stand, but in understanding and making accommodations when I’ve had unforeseen circumstances (like an extended time off my feet after being in hospital, as a self-employed person) that have thrown a bit of wrinkle into things. Again, in my experience, that makes them unusual among property management companies, especially here in Las Vegas. I have been in this townhome for about 5-1/2 years now, so I have significant experience with this company. It’s really only been in the last couple of years that I’ve had more contact with them than in previous years (by which I mean more interaction than simply getting the rent to them and renewing leases), and that’s the time during which I’ve come to realize that they are unique among property management groups here in the Las Vegas Valley in that they actually will do what they can to help their tenants as well as the property owners that they represent. Indeed, during my tenure here the entire block of townhomes was sold to a new owner, but my experience of that transfer was seamless. That’s not always the case, to say the least, as anyone who’s rented will probably know.

Experiencia negativa: This company is a bunch of scammers. I Rented with them for one year. I moved in from out of state, so I did not get the privilege to view the true condition prior to moving in, but when I arrived, the carpet was absolutely filthy. I broke out into hives, laying on it with blankets the first night alongside my friends Who helped me move in. When I confronted the company about it, they stated that it had been cleaned prior to move in, which was an obvious lie. They told me that it was my responsibility to get the carpet cleaned, and they were unwilling to change it out or do anything to it. When I did my first quick vacuum pass through on the carpet in one room, the vacuum was completely full with dust and other particles. (I’ll leave a photo) I got the carpet professionally cleaned, moved out less than a year later with the only damage being a hole in 2 of the doors, 1 set of broken blinds and a missing light bulb. I was charged my entire security deposit except for $181. I was charged almost $700 for a carpet clean I was also charged for stains in the concrete in front of the porch that came from the neighbor and it’s visible because you can see the direction of the stains. I was also charged for a patio clean when upon arrival it was filthy. It was covered in leaves and trash.When you confront them about these things, they argue with you and act as if you’re lying And they have a play dumb tactic. This is my worst renting experience ever.
Experiencia negativa: HORRIBLE, WE RENTED A PLACE WITH THEM IN WEST WASHINGTON AVENUE, WHEN WE RECEIVED THE HOUSE THE CARPETS WERE OLD, FILTHY FULL OF DUST AND PET FURR, WE LET THEM KNOW AND THEY SAID THAT WASNT THEIR JOB, SO WE DID IT, ONE YEAR LATER WE DECIDED TO MOVE OUT BECAUSE THEY MADE THE RENT GO UP, WHEN THEY DID THE INSPECTION SAYING THEY GONNA USE ALMOST 700 dollars to clean the carpet, when we literally professionally washed it ($150) AND THEN WE KEEP IT CLEAN WITH ODOR POWDER AND USING THE VACUUM ALMOST ALL DAYS, THEY ARE SCAM ARTISTS , AND THEY WASH THEIR HANDS SAYING THAT CLEAN THE CARPET IT WAS OUR RESPONSABILITY, WHAT I DONT UNDERSTAND IF IT WAS RESPONSABILITY FOR THE RENTER WHY WHEN WE RECEIVED THE HOUSE IT WAS DIRTY, FILTHY AND JUST LIKE SOMEONE CLEAN JUST WHAT PEOPLE CAN SEE IN PICTURES … SCAM ARTISTS… THATS WHAT THEY ARE … THEY ARE CHILDISH AND THEY TRY TO FIGHT WITH YOU WHEN YOU SAID THE THINGS THAT THEY ARE NOT DOING …
Experiencia fantástica: I am an extremely detailed person who did my homework 17 years ago in looking for an excellent Property Manager to manage my Las Vegas rental. I settled on Avalon Realty and Oaktree Management and have not regretted that decision ever since. They have not disappointed me and to this day continue to provide superior customer service in all aspects of managing my property..... 17 years and counting. First of all, they have an excellent support staff who are not only caring but extremely knowledgeable in property management do's and don'ts! As an owner, I expect to be advised if there any current or potential problems and Avalon does just that. For example, there have been has been an on-going problem of air conditioning thefts while the rental is empty and vacant. I was advised of this fact by Avalon and offered several solutions to address this problem. And that goes for many other issues that can turn into big headaches for Owners. How many other Property Managers do you know would take a pro-active approach? Not many.... and that is why I have stayed with Avalon! Avalon addresses and takes care of tenant concerns and handles repairs in a timely manner. As such, I have not had a vacancy and pretty much kept the same tenant, which means more for my bottom line! My experience has proven to me that Avalon is here for the long haul by being a superior Realty and Property Management firm in all aspects..... the best in Las Vegas bar none!! This is an Updated review for 2021. If there was a rating from 1-10 applied... Avalon would be off the chart, they are that good! They are a home grown outfit with a sense of family in how they treat their tenants, landlords and service companies. They execute a process of continuous improvement and that shows in how they deal with you. Give them a try and rest assured you'll never leave. One of the best decisions of my Real Estate Investment Portfolio was to go with Avalon Realty 25 years ago. If they can only branch out to other states like California, they would easily get my business, they are that good! This is an Update for 2024.

She was very warm and personable and she went through the inspection efficiently. She did a great job in making me feel comfortable throughout the process.
Experiencia negativa: Love Robin, she came to do both of my inspections and she’s very professional, thorough and very nice. **UPDATE JUST FOR KICKS 8/19 Never heard from them again, hope the owner came back from his “overseas trip” safe and sound UPDATED AFTER MOVE OUT where to start? Well if you’re looking to get your deposit back, don’t do it. You can give them back a brand new house and they will charge you. First of, they charge $125 for the move out inspection, their own people- not a third party. They will charge for batteries, outlet covers, tools used among other things. I rented a home for 2 years, left it in great conditions, I even reached out to other realtors and a lawyer friend and I had a 1238.68 bill. They all thought it was highway robbery. I had a vendor come out during the first week in the house to fix the heater and during that they patched a wall, and when the realtors office did their inspection a few months later they saw and asked but now during move out they don’t recall, and they cannot confirm it was the vendor. That was a lovely $250, they promised to reach out and “fix” this because it was on the ceiling and it wasn’t me but here we are, almost two weeks since I picked up the check, cause I knew it would be pointless to wait, and so far no communication from them. Oh yeah they also ask for a $300 dollar utilities deposit, incase people don’t pay and they state it’s refundable, yeah it’s not and they act like the don’t know, that its already added in the refund, but it’s not. So save yourself the hassle, your money and energy and rent from other reputable companies. I’ve rented before, always got back my deposit and had amazing experiences but the reviews speak for themselves.

Experiencia negativa: I want to start by saying my stay at 4915 e Russell rd unit 105 bld21 was not pleasant. For one I stayed in front right by a trash can it was debris from tenants dumping on ground and it left a bad odor daily. The homeless in the area dumpster dived every day and left trash everywhere and I notified property management they refused to be responsive I also, advised them that a homeless had a gun while my kids was in the front of the house playing. He was using water on the side and not asking but to show me that he had a gun. We suppose to have HOA but no one does anything to prevent these things from happening! Also the refrigerator was broken it freezes your food. I advised, them about that something is going on with it management sent someone to repair and the problem never went away. Also the plumbing system is terrible and has a bad stench due to old pipes and corrosion. While taking a shower water smells like sewage, sulfur. The water is very hard on skin I made numerous complaints to management about this issue nothing happens to get fix at all. Everyone who comes in like maintenance and inspections people says yes I can smell that sewage that’s horrible mind you been living in here for an year and smelling this while take a shower or just being in my room to relax is very bad. I was told during my initial walk through her name was Melissa upon moving out I needed a professional cleaner to clean carpets and provide the receipt to the email that’s been provided. So I would not be charged a cleaning fee for the carpet. I needed a company to professionally clean carpets and also prove it. I had done just that and made sure I emailed a receipt to Melissa which the email she provided to me. They chose on their behalf to replace the carpet which was in great shape and charge me my whole deposit because they wanted to do vinyl floors and remodel the whole inside. This is totally unacceptable without giving me any information on what’s going on what happened not even setting a time or date or a call to do an move out inspection to give an explanation reason why I’m going to get charge and why would I not receive my whole deposit which is $2025.00 that’s extremely a lot to not give any back to a renter who use to live there and never been late on rent ever always been on time or paid early never have an hard time on how so many inspectors came into the house without taking their shoes off tracking the floors while I have my little kids living there. To finally found out from one of the inspectors that they was on the process on the place getting sold hummmm the residents didn’t know anything but kept in the dark! Just decided to make alterations and take my whole deposit this company is unethical and so much of a slum lords when it comes to taking care of tenants! I never had ever not received my full deposit back I always go above and beyond making sure I have professional cleaners to come clean. I never had left this place in a terrible condition or way to even have them just not give back my deposit! If y’all don’t want your deposit don’t worry they’ll keep it and find so many ways to give you uncalled fees to pay! SO PLEASE WATCH OUT! WILL NEVER SEND ANYONE HERE EVER!

Experiencia fantástica: Nicole, her team, and Lori in maintenance have been amazing. Our Air conditioning unit went out and they were speedy to help us get it repaired. It’s very hot here in Las Vegas (summer) and they didn’t make us wait. The property is kept clean, they follow up with emails and phone calls if there is a problem, and the maintenance team works quickly. Everyone in the office is friendly and helpful, too. It’s a nice experience to rent from property managers that really care about their tenants. Thank you!

After receiving an HOA letter requesting that a stressed tree in the front garden be replaced, she promptly coordinated with a landscape vendor to assess the issue. It was a pleasant surprise to hear that the tree is actually in better condition than expected and doesn’t need to be replaced after all. It’s clear the tenant has been taking great care of it, and I truly appreciate their effort. A big thank you to the vendor and Gina for their honesty and quick communication.
