Honestly, if I’d gone with another agent, we probably would’ve settled months earlier for a “good enough” house. Working with Steve took longer—but we ended up with the house we LOVE. He’d shoot full, unedited walk-through videos: 30–35 minutes for homes, 5–6 minutes for empty lots. Not just room shots—he covered grading, slope, orientation (where the sun hits, how it affects daily life), what’s on each side, traffic patterns, drainage, privacy, and even what could matter for resale. Watching those videos felt like we were standing there with him. He guided us through decisions patiently and thoroughly. Any question—text, call, random late-night “are we missing something?”—he was reachable and thoughtful. He doesn’t push; he educates. He makes sure you know everything before you move forward, which removed a ton of anxiety for us buying remotely. And Steve didn’t just show properties—he advocated for us. During the build he flagged things we would have completely missed from out of state: lot drainage, orientation vs. sun/heat, and builder punch-list items that needed attention before closing. He followed up, helped us get clarity (and action) from the builder, and kept the process from sliding into “good enough.” That watchdog role saved us stress and probably money down the line. Steve also took time to understand our family—kids, schools, lifestyle, how we actually live day to day—and filtered properties through that lens. Not just “Is this a nice house?” but "Will your family thrive here?” That is rare. He may think that’s just part of the job. It isn’t. Most don’t do it. We noticed, and we’re grateful. I recommend Steve 100% to anyone buying—especially if you’re relocating, building, or just want someone in your corner who won’t let you settle for “ok” when “right” is still out there.

Experiencia fantástica: Before meeting Steve I had a very pessimistic view of realtors, but it is unquestionable that Steve Pan is a value positive resource in buying or selling a home. Where I have met many realtors who think showing a home involves regurgitating customers opinions, or playing on their phone, Steve will climb in attics to scout for signs of rodents, inform you of improvements made, explain fengshui, elaborate on potential risk, and estimate cost of repairs throughout the house. Steve will never even mention bidding on a home unless you broach the subject first. He is what all realtors should be and very few are.

A lot of buyer agents nowadays take themselves as salesmen trying to get their clients to buy any house ASAP so they earn your commission and walk away. Steve is the only one that stands by the buyer’s side and act as a trustworthy advisor that truly fulfills fiduciary responsibilities to clients. Whenever touring houses with him he always brought his torch and other tools to examine the house carefully and share all the issues with the house he identified with us. We as buyers a lot of times were attracted by the superficial things/staging of the house and neglected the hidden problems, and Steve would always point out those issues and give us warnings. Sometimes he was even more picky and held higher standards for the houses than we buyers do and we never hear him advertising for any houses or urge us to buy. Having Steve is like having your most trusted families and friends with you on house searching. • He fights for buyers’ best interest. Unlike a lot of agents that push their clients to buy, Steve always thinks and acts in buyer’s best interest. There was a time we wanted to make an offer for an expensive house that’s a little beyond our reach, Steve warned us to consider the potential gaps between appraisal and sale price and be mindful of our budget and affordability and do not make our finance too tight. There was another time we liked a house a lot and wanted to make a high very offer, Steve told us that our offer is very high and he did not recommend us to offer any more than that because the house was not worth that much and we might end up standing on the top of the hill when housing market cools down. Thanks to his advice we ended up not making irrational offers and later were able to get our current house with a good price. • He is punctual. Whenever we toured houses or agreed to meet for any reason, Steve always showed up early by at least 15 minutes. For our final walkthrough, Steve arrived way ahead of the scheduled time and started checking the repair list in the house and walked us through notable items. • He is generous to help with any house related questions. During the whole process we reached out to Steve for advice on lots of things related to our house, from choosing lenders, doing inspection, to taking care of the house. He is knowledgable about all kinds of things and is always willing to answer any question and extend help. We were so lucky to have met Steve and had him help us with our home search. He went above and beyond when he helped us buying homes. He was always responsive even though we texted him at 11:30pm in his time. When he was on his paternity leave, he asked his coworker to show us houses to ensure my buying process smooth. Additionally, Steve never encouraged me to buy rental properties that are above the market price. He only recommends me to buy within my original budget and what the house is worth. In the beginning process, I didn’t understand why he recommended me to have a lower bid, I was frustrated about not getting the home I like. After he told me that my number didn’t make sense and I did my calculation, I realized that I should trust this guy. He is different from other agents. He only wants to help his clients to get the right property. Even though he needs to spend a lot of time or even more time than it should be, his goal is always to help his clients to get the right property. My rental listing received so many interests because of professional photos. As a first time house buyer, I learned a lot from him regarding buying, selling, maintaining, and decorating of a house. Besides, what help me most is his knowledge and experience of those important but might easily get ignored details. For example, during one of our house viewing, he found the gas meter is located near a very tall tree, which tubing is partially buried into the tree. He immediately informed us that this gas meter will be costly and difficult to fix if impaired, which is likely to happen as the tree keeps growing, and suggested us to turn to other choices. We probably wouldn't notice it without his warning. He's honest and reliable. We did not feel any pushing from him to make decisions quickly or make the deal quickly. He never hesitated to inform us any concerns of the houses we have visited. Working with Steve, we are able to ease our mind and focusing on choosing our favorite house. He's responsible.
