Experiencia negativa: If you’re wondering: my rent is paid on time every month and have never been late, never had an unlawful detainer nor eviction. 5900 3rd Street NE Fridley, MN is NON-SMOKING but they allow tenants and non- tenants to smoke as long as they are not caught. I moved in because this is a 4 unit complex. I wanted to be in a smaller unit due to safety, 2 designated parking spaces, lower utility costs, non smoking (in which they could track the people smoking if need be). Since then, I’ve reported the smell of cigarette smoke entering the apartment since moving in! The people who are smoking states it’s not them. Stated they DON’T SMOKE, when I have photos of them smoking in their cars on the property, smoking weed around the building, after being reported! They are still smoking in the building! Since it has gotten cold they are not going outside to smoke and all smoking is done in the building! They are chain smokers. The office claim to have did some sort of test in their apartment which is a lie. Chain smokers can’t remove the stains and nicotine from THEIR ENTIRE APARTMENT, because their to busy thinking about the next smoke. Not only are they smoking cigarettes but they smoke marijuana as well with children in the apartment. Total disregard for their own children, which is illegal for them to smoke marijuana with children present. They stand in the window and smoke, thinking it will eliminate the smoke from lingering in other apartments but it’s not. Testing the ducts, window seals, etc would prove to them that someone is smoking in the building. I’ve invited them into my apartment to test for smoke that is entering the apartment. They have yet to take up the invite. Their are other families here (one with a newborn and the other with 4 toddlers). They are blatantly putting our health at risk to keep the government assisted (section 8) people living here! I don’t mind who lives here as long as they follow the guidelines of the lease! As a non smoker with chronic asthma, it’s easy for me to smell the smoke! I guarantee the tenant that lived in this apartment had the same complaint! No, they don’t uphold the guidelines and policies within their lease agreements and contracts. Last but not least, we pay monthly for HVAC filters which have yet to be delivered to our apartment as stated in the lease. I’ve also sent multiple emails asking when the filters will be delivered and no one has replied to the multiple emails. Please Donna, don’t ask me to call the office. I’ve done that to no avail at this point. Can you have maintenance deliver the filters or change the filters for my unit. In the lease it states we could be liable if the filters are not changed. I’ve questioned you all on this since moving in. I will continue to make the public aware of your practices.

Experiencia negativa: Guardian has been appointed by inspector Dan LaQuax of Minneapolis to do some repairs and am now receiving information that the repairs are around $100,000 with no explanation or itemization of what work is being done!!! Started with replacing a boiler….

Experiencia fantástica: David Rodda was really helpful and responsive to an early morning call when water was flooding my kitchen floor. He found the problem quickly and called in the plumber right afterwards, gave me the information I needed to know the plumbing company that would be calling me to come out and get it fixed within a few hours. A hard start to the morning resolved quickly.

Experiencia fantástica: I've only been renting here in MN with Guardian for about 2 months so I'll update this if need be but I just had to leave a review. I've rented with multiple property management companies in the past and I'm quite keen to own my own home in the near future due to the stress of renting. This rental property is probably the first time I'd genuinely recommend a company. Right off the bat we found the house viewing process and application to be endlessly easier than any of the other 4-5 houses we'd looked at in the state. My partner is an international student and no one seemed to know how to deal with his end of the application without a SSN but Guardian sorted the application within 24 hours - and were highly communicative and responsive. Since we've moved in we've unfortunately had a number of issues at the house (through no fault of the owner or the property managers) and Guardian has *rapidly* responded to all of our maintenance requests. Most recently we had a pipe disconnected somewhere in the house and one floor flooded with sewage. Not only was the plumbing issue resolved in a timely manner but Guardian also responded to our request to get a cleaner out to sanitize the house pretty much right after we asked. I'm so glad we opted to renting a house managed by this Guardian rather than some of the other companies in the area. Genuinely hope to not have to rent again after we're finally (eventually) moved out of this house but if we do I hope it's either through Guardian or a company that has the same standard of care. We love this house and it's nice to feel cared for by the letting agency. Thanks y'all!! :))

They are still 5 stars, professional, prompt & receptive to my concerns and needs thru these years. My Review 9 years ago: I have rented a lovely Townhome under GPM. I have been very impressed with this company. I first met Dave O when the company took over management. He was friendly, professional & courteous. Since then, Dave has responded promptly & done all the work needed efficiently & with great skill. Recently I met Jason who came with the annual rental inspector. He also was friendly, professional, & courteous. He was great about answering my questions while my TH was being inspected. The staff who answer the phones and/or have returned my emails have all been great also. Please note that my TH was previously managed by another rental company. Guardian Property Management is amazing in comparison!

Chad installed an overhead light fixture in our living room and new blinds on our patio door. He also repaired the garage key pad and the lock on our front outer door. Experiencia negativa: Never missed rent, late only once in 5 years. Still, when trying to find a new place to live they are forcing us and our disabled daughter out. No recourse to go month to month as we look for a new home, even though they emailed asking to "discuss"- It's not a discussion if you've decided everything beforehand and expect us to just deal with it. They only contact you if they want money for something, never to check or fix anything. Garbage everywhere in the yard. Floors are sticky in the hallway. Laundry works poorly.

Experiencia negativa: I wanted to leave a good review because they fix things in a timely manner, however, when my wife was buying a house they refused to give her a record of rent paid for her mortgage company. They accused her of moving out early without giving notice and would not give her the documents the bank requested. That is a violation of our tenant rights. There are other issues with them breaking the lease agreement but I won't waste your time. I can't wait to get away from them. They never sent a certificate of rent paid my wife's bank had to use her bank statements. They are lying below in their response.

I recently had a situation where my rent payment which was supposed to be automatically deducted on the first of every month did not come out of my account on the first and was not because of a lack of funds in the account. Kimberly reached out to me a few days later with a friendly reminder that my rent hadn’t been paid yet. When I went to process the payment and noted I now had to pay a late fee. I messaged Kimberly requesting she waive the late fee as a one time thing, and to tell you the truth I expected a response something like, “I’m sorry but am not able to assist you with this,” or ,”our policy won’t allow it,” but she messaged me right back and said, “done.” Who does that? She truly went over and above, thank you so much Kimberly.

They have always been very prompt with maintenance repair very understanding and willingness to work with me when I became disabled. We struggled with getting anything maintenance and repaired with the previous company that worked on our property and it was very frustrating. It made my home not feel like my home. But ever since Guardian took over our property, it has been a night and day difference! Their response time to our maintenance request or any questions we have is extremely quick! They’ve provided amazing assistance with everything we needed fixed around our property and made us feel like our concerns actually mattered! Within one month, I’ve had every issue we had fixed! Big or small, it did not matter what the issue was. Guardian made sure to fix them in a timely manner! They constantly say it in contact with me and worked on my time and schedule! Experiencia fantástica: A couple years ago I had Guardian Property Management manage my home I owned and was very happy with their service. Fast forward to today, I am now on the renting side and love it! Guardian is quick with responding and super informative when explaining what needs to be turned in and signed. The online renter portal is user friendly and makes it super easy to pay rent. My favorite is the fact that I can text Guardian Property Management because who wants to open up their email every time they have a question? not me!! If you're looking to rent, rent with them!

They have a very efficient team who are super helpful on every stage of the process ( documentation, making the home rent ready, advertisement, online portal for management etc). Experiencia negativa: If I could give zero stars I would. This management renting company did nothing but lie to my mom, took pictures of her apartment without her knowing and obviously without her permission, told her she needed to move out because they were renovating the entire building just for her to find out all they wanted to do was blast the rent up 600 more a month. Instead of taking an opportunity to actually make the rental better which IT NEEDS TO BE, they made an apartment that is only worth 1100 maybe, cost 1700 a month. Money hungry demons who don’t care about your living situations. If you need the slightest thing fixed you have to basically harass them because they will wait to see if you forget.

Experiencia fantástica: Dave in maintenance is incredible! After a month long debacle of not having a safe, working stove in my unit, Dave was able to get everything set up for me. The previous crew even forgot the gas line for the old stove, and Dave left and came back with one to make sure that my oven was working before the weekend. I really appreciate his help, and I’m looking forward to using my oven for the first time since moving in a month ago.

The carpet I tried cleaning but unfortunately due to it being there from previous years it wasn’t much I could clean. But there are no stains other than routine wear and tear

Experiencia fantástica: Guardian has managed my rental properties for several years, and their maintenance services, customer service and follow up are incredible. They are super responsive to any questions or issues that come up and I have used their contracting division several times for larger projects that need to get done on the properties. Their employees are knowledgeable, responsive and experts in their fields.

Experiencia negativa: Gardian properties was the worst company I have ever dealt with. The fact that they have the ability to steel money out of a security deposit is a crime. We were charged for things we did not ask for and even for the couple of items that were already defective when we moved in. I fixed a number of things that needed attention, because when we did request service, they didn't even bother to show up. I would give them less than one star if I could, because they deserve at best a half a star, and the only reason for a .5 star is that the guy that did our showing and initial paperwork was great to work with, and deserves to work for a better company. This company is trash and should not be in business...stay clear.

Experiencia fantástica: I put in a maintenance request the night before and Dave reached out the next day to see if he could stop by and check out what was wrong. He went to multiple stores to find a new closet door and came back to take down the broken one and set the new one up. There was a little squeaking sound along the track when sliding the doors so he took it down and set it up again to ensure there wasn’t any squeaking. He was prompt, professional, kind, and I appreciate his attention to detail.

Experiencia fantástica: GPM was very responsive to an after-hour call I made re: a leak in my bathroom due to an overflow of a bathtub above me. Once I placed the message with the after-hour operator, I received a call back in under 5 minutes. Thank you GPM! Also, to add to this is their immediate response and success to ridding of the mice that were present upon moving into their 4-plex in WBL. Dawn and Cindy have been excellent to work with. Very responsive. In addition to the excellent work of the internal staff, I cannot say enough about Dave, the maintenance guru. There were boards on my back deck that were rotted.
