A few weeks ago I called after hours maintenance because my furnace had stop working, no one called or came to check the furnace, the next morning Kurtis called to apologize for no one reaching out to me and that he will have someone here as soon as possible, someone eventually came, stating that the furnace would needs to be replaced..with temperature going into the teens in the next few nights.... Kurtis arranged for me to stay in a hotel until my furnace could be replaced....I have never experienced such care and concern from a landlord before, Kurtis you deserve this 5 star review, you went above and beyond.... thank you from the bottom of my heart.... Experiencia fantástica: Updated Review: Since my post my problem has been fixed and they even apologized for the delay. I appreciate them being accountable. Been with them for at least 2 years and they have horrible communication especially when it comes to getting to things fixed. Most recently I’ve been having plumbing issues where I can’t use my washer or use my kitchen sink because they are backed up. They had someone who wasn’t a plumber come out and snake the drainage hole in the wall but that didn’t fix the problem. I made another request that day and the following day it seemed like they would have someone come out again, but I have yet to heard back. It’s been 3 weeks and I can’t wash my clothes without dealing with a flood in my kitchen. I’ve resorted to having a mop bucket under the drainage hose and then dumping it before it floods my kitchen. Oh but don’t worry they will bug you about your rent even though in Colorado you have until the 7th to pay your rent before it’s considered late. I’m this close to hiring my own plumber and having them pay for the inconvenience.

Experiencia negativa: I recently tried several times to schedule a showing for a rental I was very interested in with Four Star Realty Property Management in Denver. I booked the first showing a week in advance and confirmed several times. They primarily communicate through an AI assistant. While I was on my way to the showing, they canceled and gave three different excuses including that the tenant would not allow access, they did not see my appointment, and the tenant was not given enough notice. Instead of rescheduling, they sent me other listings I was not interested in. After I reached out directly to share my disappointment, they responded promptly so I decided to give them another chance. I rebooked five days in advance and confirmed again a couple of days before. They canceled the second showing the day of and never followed up to reschedule. I was previously a tenant with them in Boulder about a decade ago and it was the worst rental experience I have had. I hoped things had improved but clearly they have not. Since then, there are a few other rentals I've been interested in and chose not to proceed because Four Star manages them. If this is how they communicate, stay organized, and respect potential tenant's time before you even sign a lease, I would not trust them as a property manager.

Experiencia negativa: I do not recommend renting here based on my recent experience. I reported mold concerns in my unit at the beginning of January and was told maintenance would return to address the issue, but the work order was marked complete without the problem being resolved. After requesting professional mold testing, maintenance began repairs but left the bathroom unfinished and I received no follow-up communication. Although testing was later said to be negative, visible issues in the unit remained and communication was extremely poor throughout the process. Due to ongoing concerns and my infant experiencing respiratory issues, I ultimately had to move out for my family’s health. I truly liked the community itself, but the lack of follow-through, communication, and urgency when dealing with potential health concerns was very disappointing.

Experiencia negativa: Extremely disappointed in my experience with this company. I just picked up my keys today and am already having issues with the lack of communication with this company which is a shame because when I do get a response they are very friendly. I was promised the property manager for my complex would get back to me by end of day after I went to my unit for the first time since touring and the bathtub was disgusting with caked on I don’t even know what and multiple dead flies on the floor of the living area and received ZERO response to my email and phone calls to my property manager earlier in the day. I spoke to the leasing office about the matter after receiving no response from Robert and they assured me they talked to him and he would get back to me by the end of the day and that did not happen. Before my move in date I had multiple unanswered emails and voicemails and it was nearly impossible to reach someone at the leasing office. This was a TERRIBLE first impression and I am highly disappointed and quite frankly very worried for the next year I’m locked into this lease. They need to do better.

She never rushed me, adjusted my move-in date, changed my parking, and made me feel at ease and addressed all of my concerns every time I called. She made my move in experience so much better than I anticipated. The communication was a big change from what I'm used to. My building is clean, safe and I'm pretty happy so far!

Hailey, the leasing agent, answered my calls throughout multiple days to help my expedite the process and she did it with grace and a smile on her face and never made me feel like I was being too much/asking for too much. I was moved in within 72 hours of my initial outreach to see the place. One of the better experiences I’ve had traversing a big move and Hailey, truly, dimmed the stress of moving abruptly. Life happens — and I went through a really rough financial patch where paying rent in full every month just wasn’t realistic. I did fall behind at times. But the key thing is: I communicated. And as long as I kept them updated and kept making payments (even if it wasn’t always the full amount), they were incredibly understanding and willing to work with me. They made it clear that as long as I didn’t just disappear or stop paying without communication, they would work with me — and they absolutely did. That kind of flexibility and humanity means everything when you’re going through a hard season. I’ll actually be moving soon because I need a bigger place — but I fully plan to stay within Fourstar properties if I can. That says a lot. Now I have to specifically shout out my property manager, Bret. He is AMAZING. He’s funny, kind, understanding, and most importantly — he’s human. He doesn’t talk to you like you’re just a tenant or a number on a lease. He talks to you like a real person. We joke, we laugh, we have actual conversations. When I told him I got a new job, he genuinely congratulated me. That kind of interaction makes such a difference. When I first moved into this property three years ago, it was honestly rough. I can’t speak for the entire company, but my property needed help. The moment Bret took over, things immediately improved. The atmosphere changed. Communication improved. Everything just felt better. Bret completely changed my perception of this company. If you’re looking for a property management company that will treat you like a human being — not just a payment — Fourstar has been that for me.

Experiencia negativa: Horrible customer service. Practically zero communication. Four Star clearly does not respect or care about its residents in the slightest. Since buying our complex out, Four Star has: - Seemingly removed our dog park's trash cans, making the park extremely unsanitary and the problem of residents not picking up after their dogs infinitely worse. - Implemented a ridiculous "AI agent" without notifying us, causing us to think we were bringing our issues up to a real human when in actuality no one seems to even be reading them. (If Four Star's replacing paid humans with chatbots, I wonder why our rent hasn't gone down.) - Tacked on extra late costs to our bill because they "forgot" to start charging us a new insurance cost, and only acknowledged this after not responding to our calls for days. - Dodged our calls about a redundant renter's insurance charge until eventually telling us they don't want to help. The people in charge of Four Star must be wildly incompetent or deliberately taking advantage of ordinary people who only need somehwere to live. Many of our neighbors don't speak English as their first language, which makes me feel very worried about how much more they might be getting taken advantage of. We're only going to consider renewing our lease if we're given an oppurtunity to discuss these issues with an actual person. I'm hoping that publicly bringing these issues up in this way will encourage Four Star to get it together since our private communications clearly don't matter to them. Until then: AVOID, AVOID, AVOID.

I have been trying immensely to get in contact with the Property Manager that will be taking over Sloans Place, but have not been in contact with anyone since the switch with Griffins/Blessings Realty. I feel like I am not a priority, which is unfortunate because I'm putting a lot of money into where I want to live. Update: With the signing a lease with one company one week and the Realty companies switching the next week, I'm sure we all felt the run around. I want to thank Alex F. for his help today, letting me know where the confusion was, being a person I could rely on when I couldn't speak to the right people and helping me get in contact with the right people. Luis was also a great help in knowing what my next steps will be with my move. Thank you. UPDATE: JANUARY 12, 2026 I have been trying to get someone in my apartment to MAINTENANCE my appliances since JANUARY 6, 2026.

Experiencia fantástica: This is my second time working with 4 star and it has been awesome. I have been on the hunt for a new place to live and I came across a perfect place! I applied late in the evening and heard right back the next day from Sergio who answered all of my questions, presented me with all rental options, and follow up that same day. He even went the the extra mile to contact the individual who does all the showings and she took the time to send me information on the particular unit I was applying for! All of this done over the holiday weekend, and though I had a showing scheduled days later. Time is of the essence when you are looking to rent in Denver metro. Shayla not only reached out to me personally to answer all of my questions I had in the unit that same exact day, but made a point to stay in contact with me throughout the time lapse of when I would be actually touring the unit. I was also running late and she waited for me so I would be able to tour the facility which I am so grateful for! I couldn’t be anymore pleased with the professionalism and down to earth touch that I have been treated with on my journey. The unit is perfect and I can’t wait to call it home and especially grateful that I will be working with a wonderful team. I have applied other places, other property management companies and they simply do not care. There is no personal touch, human interaction. They filter all candidates through a third party to determine whether or not they qualify and that is that. 4 star went that extra mile, called me, spoke to me and made me feel like an actual human, not just a virtual Application. They walked me through the rental process and options that I had to be able to call my new place home. I can’t stress that enough. Thanks 4 star for making this process so easy and simple!

Experiencia negativa: Took them over 5 months to return my deposit. They also charge junk fees. Don’t worry, I turned their management into the Colorado housing authority. Companies like this are the reason Denver is struggling. Never give these people an inch. They deserve all the pestering their residents can muster.

Experiencia fantástica: This review is for chrissy at fourstar reality. Very professional young lady who has gone out of her way to ensure a pleasant renting experience. I am an older man and i cannot do everything in my own as i once could. ad she coordinated a Company to help me move in some of my furniture. Every request for service has been completed quickly and thoroughly from the handyman (cannot remember his name) and followed up with a phone call to ensure satisfaction. Two thumbs up! Experiencia negativa: I’m currently a tenant at a new “luxury” property Four Star manages (Frameline Apartments on Hale Parkway that opened in June 2025). My review under that property pretty much sums up how bad this company is. My partner and I chose Frameline thinking the first year would at least be good since it was a new building and the priority would be to make sure to fill it, focus on getting good reviews, etc. It was a huge mistake on our part. It got to the point where we had to find and email the CEO of the company who built the property to get a response (we had a major leak and the AC stopped working in July). That’s actually the only time I seem to get a timely response from anyone. When the CEO and I spoke, he revealed Four Star doesn’t actually relay anything that is wrong with the building to him, etc (they wanted the owners to think they were handling things so they remain paid and kept on as a property management company) so while angry, he was thankful I found him and told him how bad a job they were doing. So there’s a tip for anyone else dealing with them who are just as fed up and unimpressed. The sole reason we are not even thinking about renewing our lease is this company.

Experiencia negativa: Miserable. I’ve only lived here since summer and already I’ve have had four emergencies happen in the apartment and no one come to help. I called the emergency maintenance line over and over and no one would pick up. And if someone did, they would write down my information, tell me they were gonna send someone immediately, then nothing. No one ever comes. My door handle broke off within a week of living here, literally trapping me in my apartment for an entire day and nobody came. I had to use a window to get out. My bathroom sink flooded and no one came. Black water ran down the hallway and leaked into the bedrooms. No one came. Next week, same thing happened with the kitchen sink. No one to help. Currently I have been without hot water for four days. The water is so cold it literally hurts to put my hands under. I have called emergency maintenance for DAYS and no one has come. Unfortunately, I recently had an issue with my direct above neighbor that has created an uncomfortable living situation despite how much I love this community. Luis Olivas and Hailey Escandon have been extremely helpful in getting me transferred into a new unit at a very efficient pace. They waived several fees and knocked the base rent of the new unit down $100 to help out with the very nonideal timing of this whole fiasco. This whole thing started as a huge source of stress and is turning into a very positive change, so I have a lot of appreciation for the assistance from Hailey and Luis here.

It will take over a week for him to decide to do his job and actually look at your maintenance request. Or you can call him 10+ times all of which he will never pick up no matter what time of the day it is. The lack of upkeep on their residences is astonishing. It took 3 times of my water heater breaking for them to realize it was 30 years old and then finally replaced it. Conveniently, when you do get ahold of Ivan on the phone there is “magically” someone coming out that day. Zero communication skills from the people whose job it is to communicate. Do not use Four Star. UPDATE: after finally breaking my lease I am in a new apartment and it is miles better than Fourstar. I have been out for 2 weeks and these rats texted me on a SUNDAY saying I owe money AFTER I paid my last month. These greaseballs will only contact you when they want your money and will do so on a day they aren’t even “open”. If anyone else has had these issues it might be time this company had another class action settlement against them for their ghost charges. I DONT EVEN LIVE THERE AND THEY STILL WANT MONEY. Easily the worst company I’ve ever dealt with. Avoid these people like the plague.

He takes his job seriously and can take accountability which is very rare for PMs. Brett deserves 5 stars as a person and worker however due Four Star's contracts with CSC (washer/dryer) I will be leaving 2 stars. We have not had dryers since 10/2. Brett is working hard to get them fixed and I believe in him so fingers crossed. THE REVIEWS ARE TRUE! NOBODY ANSWERS AND IF THEY DO THEY JUST PACIFY YOU AND DONT FIX ANYTHING!! CRAZY JUNK FEES THEY DONT TELL YOU ABOUT!!!!!! before moving in i read all the terrible reviews and confronted them. I was told they have implemented processes to ensure residents get responses and can have assistance however after 3 months of living here it is a pain to get a hold of anyone. My ac was super dirty and making me sick so i put in a work order. 24 hours later no response, 48 hours later no repsonse. finally i DRIVE TO THE OFFICE and thats when i finally got assistance and my ac handled. this company is full of liars who are lazy. They also have no regard for the environment or customers bills. They have been sprinkling the mulch ans rocks in front for over 48 hours, I reported it to them at 24 and was told it would be fixed but surpriseeeee they lied. The 1 of the 2 washer and dryers was broken for months and only the washer has been fixed. They are slumlords for sure and its such a shame cause they have some nice buildings they just arent taking care of. I love my apartment and want them to be adequate gdi

They never answer emails, or phone calls. only response I've ever gotten from them is when THEY LOST MY TWO MONTHS RENT UPFRONT... oh and they still charged me a late fee... keep your receipts! Horrible Horrible company. Despite raising the rent over 100 dollars I would've stayed just because moving is such a pain. BUT I CANNOT DEAL WITH THIS MANAGEMENT. In our lease it says we get internet, once they took over we didn't have internet FOR A MONTH. they said, "well it's an amenity, so we aren't responsible." Fair enough I guess? not really though. i signed lease with internet included it been 4 days without internet again our hallways were not maintained for about two months after they took over. Calls were not returned about this, this is their responsibility as a company to take care of common area. our walkway was not shoveled and in such bad condition we actually got a fine from the city. I've been to their offices, this is no small biz, please please please please please take care of tenants. edit: just so you know it took over 90 days to get my deposit back, when i still hadn't received it i emailed them, about 5 different times, NOTHING. Finally called them, they acted annoyed I was even asking about it. The lady on the phone said "oh well we haven't managed that property in a while..." I got pushy and insisted they were my manager. She then said she had checked and "no, they didn't mange that property in June." I further insisted she was incorrect and begrudgingly they checked on it and realized they were in fact my manager. i did finally get my deposit though, thanks for doing the bare minimum four star! so happy to have you out of my life!

Experiencia negativa: Would not recommend these landlords to my worst enemy. I did rent from them for four years merely due to the cost of living and the convenience of the location but I cannot believe the treatment I received here as tenant. Prior to moving in i was shown a renovated unit in my building and was told that my unit would be the same. However, after moving across states, when I got my keys and went in I had an old unit that was dirty, damaged, and in deep need of repair (see attached image of the state of the dishwasher upon move in). Fast forward through a number of years of submitted maintenance requests that were resubmitted over and over and over until I finally gave up because Fourstar would not repair things, this included severe water damage to my ceiling. Matters only got worse as our building had (and still has) a cockroach infestation (again see attached images). Fourstar would not let tenants know when pest control was coming so that they could be let into the apartment, and if you missed the window they were there, fourstar would not reschedule leaving units untreated which only worsened the issue. We had fire extinguishers that were expired well over a year, and if you believe you can get a hold of them by calling, I can promise you, that is not the case. I have spent so much time attempting phone call after phone call followed by numerous emails to get ahold of the company to have various issues fixed to no avail. The only positive thing I can say is that unlike other people, I did get my deposit back but the state in which this company allows their tenants to live in should be illegal. It's immoral, unjust, and just plain slum lord behavior. I suggest checking out any other company beyond this one. And please note, the majority of the good reviews are for the leasing team from people looking to rent here, once you do, they do not care to provide you with adequate and just basic good living conditions. This company dehumanizes their tenants.

If they are this terrible at contacting someone when they are trying to pick up their keys, what is going to happen when I have a serious maintenance issue? Experiencia negativa: DO NOT WORK WITH MORGAN DURFEE OR FOURSTAR AS A WHOLE. Pathetic how FourStar responds to these like if it makes them look any better. This all happened back in august and I'm still recovering from their malpractice. Morgan simply forgot to communicate of my move in, so FourStar had no knowledge, meaning my unit was never properly inspected nor cleaned prior to move in. Morgan was nowhere to be found after calling and emailing multiple times. Dont you think you should be available on move in day for a unit under your supervision in light of unforeseen circumstances? They basically had movers show up an hour before I was to go to the location, and I have an audio recording of the receptionist telling me all of this. They pulled a fast one on me! I also overheard the receptionist lady answering one of the managers that I was 'americano' which is not even true. Im mexican ya dummy! Why does something like ethnicity and race even matter regarding a move in? Hmmmmm..... Also, don't you think you should know with 100 percent certainty whether the unit has hardwood floor or not? She blatantly told me the living room would be hardwood floor when its in fact carpet and i have screenshot proof attached to this review. I was unable to check for myself as my situation required me to move asap, so I just kind of trusted them on something as little as that. I wish I had known about Colorado renters rights at the time because the AC unit didn't work upon move in, and temps were nearing 90 degrees. I could've rejected the unit for living conditions being unfit to live in as thats protected under Colorado Renters Rights. I also am learning at 6 in the morning with temps nearing 30 degrees that my heater doesn't work either, another aspect of living conditions being unfit to live in. The carpet that wasn't mentioned has multiple stains , there was also a CONDOM found in one of the closet shelves as well as a water bottle and rusty can lid. Dust accumulated everywhere, and the shower drain was clogged. All signs that this unit wasn't inspected nor cleaned. The maintenance guy ended up finding a whole pencil and earbud clogged in the drain. I tried to reach out to fourstar afterwards to see if they were willing to provide any compensation for malpractice. Instead, they chose to cower from any responsibility since this building was being transferred to new management at the time. These people do not care about ethics and I was sad yet relieved to see that other people have similar experiences with FourStar. The rates are so good though which I get why people would consider. Just MAKE SURE EVERYTHING WORKS, MAKE SURE ALL DETAILS OF YOUR MOVE IN ARE IN PLACE AND IN ORDER PRIOR TO MOVING IN BECASUE YOU CANNOY RELY ON FOURSTAR TO DO THAT FOR YOU. They were having a bunch of people coming in because they were having payment issues on top of what was happening with my situation. I wasnt able to move in until 4 hours after the time that was originally set in place. I was in distress the whole time and felt sick to my stomach because I was worried that I didn't even have the unit as I was asking for confirmation of that at least, and I had already packed and loaded all my stuff in a uhaul. The receptionist lady honestly didnt want to deal with my situation, she even said the Morgan has a tendency to not communicate with eacthother. How pathetic that these people talk about eachother like that, you wouldve thought this was a reality tv show. I am still debating a civil court matter because I feel I was wronged with no resolutions. Also parking is terrible and if you ever want to go out late at night, its like punishment is that you have to sacrifice being able to find a parking spot. Some guys car has been in the same spot for years now I assume because it doesn't work and its in the front of the complex so like people are missing out on a good parking spot. How is it that all the reserved parking spots are sold out but I'm seeing different people parking in those spots???

They are a catastrophic disaster masquerading as a “professional service.” From day one, it’s chaos. Emails disappear into the void. Phone calls are ignored or met with lies so blatant you wonder if they think you’re stupid. Maintenance is nonexistent or worse—shoddy, temporary fixes that cost me thousands while tenants fume. Contractors they hire are unreliable, unlicensed, and sometimes just vanish. Their accounting is an absolute trainwreck—late statements, phantom charges, double-billing, hidden fees. Trying to reconcile their books is like solving a puzzle designed by a sadistic maniac. I’ve lost money I shouldn’t have, time I can’t get back, and my trust in humanity along the way. Tenant management? Forget it. They fail to screen, fail to enforce leases, and leave me paying for damages, unpaid rent, and chaos they caused. Every dollar I’ve spent on this company has been wasted, every interaction a test of patience I always fail. Fourstar Property Management is not just incompetent—they are actively destructive. Hiring them is like handing your property to a pyromaniac and asking them to babysit a toddler. If you care about your money, your property, or your sanity, run screaming in the opposite direction. In short: this company should be illegal. Avoid at all costs. Avoid like your life depends on it—because your finances and sanity do.

Experiencia negativa: Would not recommend at all. I've got a very long list of issues that keep getting longer by the day. The most egregious is how neither the staff in their leasing office nor the people you call on the phone seem to be capable in any manner of assisting you. When I went to the leasing office because I was getting errors when trying to create my rent cafe account so I could pay my rent, I was met with well it's new to us and had no idea about anything I was talking about. When they looked up my tenant profile, they said it needed to be updated with my information, which they allegedly did. I tried a few times after my visit to the office to create an account. but was met with the same errors. I waited another 24 hours occasionally attempting to create my account, thinking that maybe their system was slow to update. That leads me to today when I called Four Star's Denver office and was told that the site manager should be able to assist me, even though I tried several times to explain that I've already been in the office and that's WHY I am calling you. I just want to give this company my money and I am being met with resistance at every turn. I won't even begin to list all the other problems that were definite red flags for me but naïvely thought that surely it couldn't be that bad. You live and learn. They get 1 star because for the most part the unit was clean when we moved in. I'm going to really have to be wowed by Four Star over the next year to even consider renewing my lease based on how poorly I think of them right now.

Experiencia negativa: I would strongly caution anyone considering renting from Four Star. I am a previous tenant of The Aston on South Pearl. After my lease ended and I moved out, the complex wrongfully charged me a full month’s rent. Management admitted it was a mistake, but instead of immediately refunding me, they claimed they needed to “hold onto it for 60 days” to make sure the ACH cleared (which is absurd, since ACH payments typically process in 3–5 business days). It’s now been well over a month and a half, and despite following up almost weekly with management, not only have I still not received the wrongful rent charge back, but I also haven’t received my security deposit. To make matters worse, management has completely ghosted me and refuses to provide updates. This is not just incompetence; it feels intentional and exploitative. The management here is shady, unprofessional, and clearly more interested in holding onto tenants’ money than in providing honest service. If you value your time, money, and peace of mind, I strongly recommend looking elsewhere. (It’s also notable that when I began my lease, The Aston was managed by a different company and Four Star acquired it halfway through my lease. The building upkeep and management responses to resident concerns noticeably deteriorated after Four Star’s acquisition.)

Experiencia negativa: Over a week ago the fridge in my unit stopped working. I first reported this issue in person at the office when dropping off my rent for the month. The person at the front desk took down my information and informed me that he would pass the message along to my property manager. The next day I still had heard nothing from no one so I called the emergency line to report the issue again. The emergency line operator told me he would have the technician come out and look at it. Another day goes by and no one came so I called the emergency line again and had to wait another day till someone finally came out to look at it. When the technician finally arrived all he did was open the fridge door before coming to the conclusion that it was irreparable. The technician then was going to replace my broken fridge with a used one from an empty unit which I refused. I had heard from neighbors and building maintenance that those empty units are infested with insects and roaches so therefore I declined the used fridge to which he understood and told me he would get me a new fridge the next day. I waited the whole day and the technician never came with the new fridge. I waited again the next day hoping he would come with the new fridge and still nothing. I texted the technician to ask for an update and to this day I haven’t gotten a response. All my food went bad and I’ve been having to eat out since I’m not able to store food which is getting expensive. Please avoid renting with these people at all costs. They don’t care about their tenants, fail to do repairs of any kind, if you google them they have lost a $1 million lawsuit recently for withholding money from deposits and charging unfair fees, they also have horrible communication. The only time they’ll respond is when you put them on blast on google reviews, then they’ll apologize and try to communicate in an attempt to save face. I’ve had multiple issues with these people that I could go on about but this has been the most recent one.

There are homeless people sleeping in our shared facilities, I’ve found a syringe in our laundry machine and there is an active drug dealer living in one of the units supplying homeless people. I have contacted our property manager over and over with little to no response. I’ve never seen him actually on the property. Avoid at all costs. This is all happening in Congress Park. I have lived in Congress park for years and never once felt unsafe, I feel unsafe in our apartment 24/7. I am considering taking legal action to get out of my lease. It has been a month since my interior flooded from a WELL KNOWN flood issue from the patio (shown in photo) and they still have yet to fix it, gaslighting me about delays and refusing to admit the legal issue which is the place is uninhabitable per Colorado law. They THREATENED EVICTION if I did not pay my rent, when I am legally not entitled to pay my rent due to their failure to remediate the warranty of habitability issue. STAY AWAY. You are better off dealing with a small individual property manager.

And if you do somehow get through, don’t expect anything to actually be resolved. Both of which never were able to get me in contact with a real person. Every email for my apartment is a noreply email so I don't even know who to contact in that way either. Experiencia negativa: This company is 100% slumlord status. They took over my lease when the property was sold. Been almost 55 days since i moved out, left the unit looking prestine. Been looking to get my security deposit because by Colorado State Law the property owner has 30 days to return your security deposit and 60 if it's specified in the lease agreement. There is no specified 60 day return policy in the lease. When I showed up at their office at 121 kokomo st. To ask them for my security deposit back, they either can't or just refuse to give any information or take any action get the deposit return processed. When I began to inform that it's Colorado State Law they return my deposit within 30 days they started talking over me and raising their voice which is wildly unprofessional. I'm now being forced to take legal action to get my security deposit back. DO NOT RENT WITH THEM they are a trash company ran by trash people.

Now they are saying I never gave them the deposit now how would I have gotten to live at the deer woods apartments where they don’t take care of the property and looks more shitty then the projects. They are trying for me to pay them another 1000 dollars because they cashed it out or may have lost it now I have called and they say they are the ones who cashed it. Since day one I moved in it’s been nothing but a hassle and headaches and high stress do to postponing my move in date needless to say they did not want to change out a fridge that was broken and filthy and with roaches. Oh and not to mention they Havnt even maintenance the place my light fixture was missing a string to pull for the light to turn on and the toilet runs if I don’t lift the handle back up. I get it’s not a five start place they shouldn’t even be called a four star property . Overall I have signed a lease because this place made it sound like they were good up until I moved in if I can give them a negative 100 stars I would very unhappy with the place .

Experiencia negativa: I'd give this 0 stars if I could. Four Star Realty was absolutely useless the entire time me and my fiance lived at one of their residences in Arvada. We had a communal washer/dryer building and there were times when both washers were out for months on end, causing us to have to drive to a laundromat when those basic amenities were included in our lease. Then both dryers went out and nothing was ever done to fix them. They're barely hanging on by a thread and Four Star doesn't do the obvious thing of buying new machines, but instead continued to attempt to put band-aids on them any way they could. The smart locks on the doors were also done against our will and we'd often get locked out of the app or not even be able to see our unit within the app so we'd have to call this old woman on the support line and ask her to reset our app multiple times. We'd be standing outside our apartment attempting to get in for 15-30 minutes when keys were working just fine for us. The communal area where dogs go to do their business was never cleaned by tenants and began to stink over time. Neighbors were terrible and often kept us up till 3 or 4 am playing video games or listening to music with the speakers turned up all the way. The walls are also paper thin so you can hear literally everything. Police were also called numerous times because they literally let anybody live here. This one couple literally parked their RV in front of our parking area for months as they operated a mobile car detailing shop, spilling oil and gas all over the sidewalk. Lastly, parking is a joke - they make you pay for a parking spot but it's all unlabeled and basically a free for all so don't even bother paying and just park in one of the spots. I can say with confidence I will never live in a Four Star Realty owned property for the rest of my life.

Any reaponse you do get is unclear or condescending. My property manager, Victoria for The Irving as of July 2025, never responded to my messagea unless I messaged her multiple times. When they took over the apartments they didnt inform us they changed the way utilities were billed so I got hit for a large bill out of nowhere. When they downgraded our call box from butterfly to some cheap alternative there was no instructions about how to let people in, I I had to ask for written confirmation that I was ending my lease and the instructions for next steps and then when I go to drop of my keys the lady upfront acts like im disturbing her day. Do. Not. rent an apartment owned by these people. Run. Move back home, find a friend, buy a tent I dont know. There could not be a more vile company to deal with.

Incompetent/lazy are the 2 words that come to mind first Update: they refuse to update my account ledger to show $0 even after I’ve moved out and owe nothing. They are trying to charge me full months rent for my last (pro rated mind you) month. They have not emailed me back despite me blowing them up. Ivan is a horrible property manager that is very rude and dismissive. He will not help you with any of your needs even if he says he will. This company is fraudulent even after being sued (and losing btw) recently. I will be contacting a lawyer to assist in resolving my issues.

Experiencia negativa: TLDR: Wouldn’t rent from these people again if my life depended on it. One star is more than four star deserves. In all my years of renting, I’ve never worked with a more unprofessional bunch of slumlords than these people. We didn’t even have functional locks on our front or back doors on our apartment complex for over eight months of the time we spent at their property, and routinely had people smoking meth in our laundry room, which was consistently dirtier than the 7/11 on Colfax, with only one of four laundry machines functional for 16 units. They broke our lease early, citing “emergency repairs” and giving us 2 weeks to move out, and promised to pay us back our security deposit in full. I was disappointed, but far from surprised when they mailed us a check for half of our deposit. We’ve now been trying to collect our full deposit, and they’ve been avoiding us for weeks.

Experiencia negativa: Wish I could leave zero stars. The property we were renting a unit at switched to Four Star and it has been the worst experience. They are IMPOSSIBLE to get ahold of for any real issues. I can guarantee they will respond to this negative review before they respond to the emails & voicemails I have been sending since 6/14. I have yet to hear back from the property Manager Victoria after a complete mess of confusion about returning keys. Still have not received any confirmation that they were received… Probably another way for them to tack on extra fees and pretend like it’s your fault. I would suggest avoiding any property attached to Fours Star if you have the option, save yourself the headache.

Experiencia negativa: I’ve dealt with a lot of incompetence in my life, but nothing compares to the deliberate neglect and moral rot of this management company. I didn’t choose them—they invaded my building like a disease, gutted everything that made it livable, and now preside over the wreckage like absentee landlords collecting checks for doing absolutely nothing. They don’t manage property—they abandon it. They don’t solve problems—they deny them until you stop asking. Mold is actively growing out of the roof, and chunks are literally hanging off. They don’t inspect, visit, or even pretend to check on the place. I refuse to report issues in common areas anymore because they should already be aware—if they actually managed the building they profit from. But that would require effort. I could just move out, right? Be homeless instead? They know most tenants don’t have options, and they exploit that fact. The mouse infestation? I had to handle it myself. Then they lied and said no one else had complained—despite multiple neighbors talking to me about it. Their method is always the same: gaslight, delay, extract money, shame, threaten, vanish. And the parking? A complete scam. I pay for a permit and still get tickets because they refuse to enforce anything. Cars without permits take up every spot, and abandoned vehicles sit there for 6–8 months without being towed—despite repeated calls. If you do find parking, it’s likely next to a dumpster that’s been ignored for weeks. Homeless folks will break into your car and steal from it. Neighbors hit your car and drive off. The cops won’t investigate unless there’s a camera, and guess what? The management refuses to install cameras. The entry doors are constantly broken and unsecured, and they take forever to fix them. Meanwhile, they raise rent—by 20% annually—for what, exactly? A unit with a front door that won’t stay shut in the wind? A cigarette- and meth-contaminated interior? No heat in the winter? A shower that randomly scalds and freezes you every 30 seconds? I had to cuss them out to get any acknowledgment that I’d been without heat for a week in December, in Denver, and they acted like I was unreasonable. This isn’t just poor management. It’s predatory neglect disguised as business. They target long-term tenants—especially elderly residents—and bleed them dry. I haven’t had extra money in my bank account since moving in, because they figured out what I could afford and raised my rent to match it, while doing nothing to improve my unit. Utilities were included in the building for years. Then they started charging for them—initially claiming it would be $10/month, then secretly raising it to $200/month with no notice. Two months of back charges hit all at once. Late fees piled up. I had to prove I never got an email just to get those removed. Most elderly residents didn’t know how to advocate for themselves and got scammed. And management got away with it. Now they charge us for water, sewer, “admin” fees, “meter readings,” and whatever else they can dream up. I’ve never once received proof of how they calculate these bills. They even partnered with a rent payment company that has one-star reviews for taking tenants’ money and not sending it to landlords. They don’t visit. They don’t respond. They don’t fix things unless you’re a squeaky wheel—and even then, it might take weeks. Last lease renewal? They added another $15/month property management fee. A fee. For managing nothing. And honestly, I don’t think they feel shame. But they should. What they’re doing is not just negligent—it’s parasitic and vile. I don’t know how they sleep at night. I’m actually jealous: it must be amazing to have a job where you don’t do anything and still get paid. Living here has made me feel angry, hopeless, and completely trapped. If I sound furious, it’s because I am. I’ve never been pushed this far by people so indifferent to human beings. Don’t rent here. Not unless you enjoy being lied to, ignored, and billed for your own suffering.

Experiencia negativa: This company manages a complex across the street from me. A dog at the complex barks all day, everyday, and has kept this pace up for over 2 weeks. I’ve left several messages and wasted time navigating their ridiculous voicemail, which has “recently been updated in order to be more helpful”. This is not true. This voicemail is some of the worst you can get tangled up in. If it was changed, I doubt that was for the better. These people are absolute pros at staying out of reach, and out of touch. Beware of anything they manage. If your neighbors are noisy, idiots, they won’t do anything about it.

Experiencia negativa: Where do I begin…. If you or a loved one can’t parallel park, don’t even think about it. Management is an absolute joke. If only what residents go through was funny. I’m not laughing. When I first inherited my unit, i knew I was in for a treat when the unit was filthy, smelt like a nursing home, and there was no AC. That’s a bad mix. There was so much dust in that place, you would’ve thought the floor was dirt. Luckily I have already moved. I could go on for days about my anguish. Save yourself time and money, because they are clearly taking advantage of the landlord laws in Colorado.

Experiencia negativa: Edit: I asked the PM of my property and four star to have someone paint over stains on the ceiling of my living room that were there before I moved in and still there after I moved in. I was told that because I didn’t request this with another paint job earlier in the month (also to paint over stains that weren’t taken care of before I moved in) that there was “no bandwidth” to complete a job that should’ve already been done before I moved in, and that I should’ve included it in my first paint work order. Again, these were for STAINS THAT WERE FROM A PREVIOUS TENANT. Not stains I made. I was also told to do the project myself with a warm washcloth and water (what?) and when I asked the PM what kind of paint was used for the ceiling, he told me “it’s just white ceiling paint”. Secondly, the original paint job over the stains in my bathroom were done with no notification that painters were coming and while I was out of town, meaning people unlocked and came into my apartment without warning. I would have asked the painters to assist with my living room ceiling at that time, but again never knew they were coming. I informed the PM of this and received no response (see images attached). I have heard from other residents that this attention to detail, or lack thereof, and response is typical. My overall first experiences with four star was great but has gradually declined, hence my updated review from 5 to 3 stars. I have remained very cordial and positive despite these responses and understand business can be busy, but telling a new resident you can’t fix something that should have already been completed before move in because they didn’t notify you to do this task on another work order in which your team showed up unannounced and without notice, while simultaneously telling them to do the job themselves with a wash cloth and an arbitrary white paint is nuts.

Experiencia negativa: They truly do not care about their tenets at all. My apartment has been flooding all week the neighbors above don’t know so they continue to shower. Impossible to get a hold of. Call them and tell you need to know your resident manager. They have never told who that it is. Ok fine call the front desk. I have called the front desk 5 times in this week and no answer. Call emergency maintenance line actually get someone but it’s not helpful because they are third party and don’t know anything and just take message. Still not have heard from them other than text which has been one with information that head not correct . I live above Doherty’s bar and if there is even a wiff of a leak they are here Saturday night at 8p looking in tenets apartments for the leaks. I just would like the same service. Truly rent from anyone else.

They have always been a great partner to work with by good communication, timely payments, and an overall good group of people to work with. Experiencia positiva: 790 clermont.... We have yet to experience all of our washers and dryers working together. Our key entry to our apartments are a waste of time. If someone was after us or a dangerous situation was occurring and we had to get into our apartments to escape the danger...cout it as a loss. I appreciate the improvements to the apartments and the maintenance worker here. How do you charge 200 per person moving into an apartment? Never heard of that

Experiencia negativa: This is in reference to 3100 W 38th Ave. Highly DO NOT recommend living here/anywhere managed by four star. This is quite literally the least responsive, least professional company I have ever interacted with. The maintenance guy is the only reason this place is getting a single star (he’s so kind and does everything he possibly can to help you). Otherwise, when I moved in, the unit had not been cleaned (at all - there was cat hair everywhere. Good thing I’m not allergic) and they respond to maintenance requests only when you have submitted several times (if you’re lucky). I’ve had mold growing on my ceiling and there has been literal PILES of dog poop piled up outside of the building entrance - the list goes on and on. Don’t waste your money!

Experiencia negativa: Boy oh Boy where do I begin... This has to be some sort of social experiment to test peoples physical/emotional/mental limit. I have dealt with bad landlords in the past however this place takes the cake. I am going to break this review apart into three sections (apartment issues, lease conundrums, and service provided). So sit back, relax and let me tell you my Four Star Realty experience. (It's a bad one) 1. Apartment Issues. I don't want to bore you with the details but I should've realized what I was getting myself into, that even on move in day our apartment had no doors. Its important to acknowledge that when we toured the place it had doors. But I digress. The place was entirely filthy. Trash was shoved into and overflowing out of the vents (We'll revisit this fun little experience again in lease conundrums). We moved in during the spring season so when the unit we toured was advertised as having AC we were shocked to soon find out that we truly did NOT have air conditioning. I mean sure there is some box plugged into the wall but when you have that thing fully cranked and running it actually raised the temperature in the apartment. Peak summer was a blast. Now to get into the meat and potatoes of Four Stars complete ineptitude of maintaining or repairing their properties. We haven't had consistent hot water for almost two months now. Which is fine as an inconvenience here and there but it just straight up doesn't work for that amount of time? This is also an issue as our hot water is also directly connected to our heat. So when it is below freezing outside there is no heat inside. Other tenants in the building were even having discussions of filing a lawsuit. 2. Lease Conundrums From our experience Four Star Realty for one does not care about breaking the lease agreement on their end and two will hide as many little charges inside of it to make you think you're insane. Revisiting the filth comment made prior, in the lease it states that if you move in and within 24 hours you request cleaners, they legally have to provide you with cleaners. Can we guess where this is going? We called and emailed several times requesting cleaners to never hear a word back. Its not like the floors were just a little dirty there was literal trash everywhere. Now I'm no legal expert but I am under the impression that is breaking the lease agreement on day one. Continuing on, the lovely folks at Four Star charged us egregious amounts of money for things that were not even located in our lease. We received charges for "grounds maintenance" which in our lease specifically states "Will be charged $0 a month". These charges were insanely high and if I had never looked over my lease they would have continued to charge me. I would recommend anyone who currently has a lease with Four Star to review the charges they are paying. Speaking of charges, your money you pay for rent absolutely does not apply to any service or fee. They will charge you for quite literally every thing you can even think of and more! I have never seen water/gas charges so high in my life for a small apartment. We are paying almost double for utilities than that of a large house. Some of our resident neighbors have made the same comment to us so leads me to ask what in the world our rent actually pays for. Which leads me to my final section... 3. Service Provided I am under the impression that literally no one either works at this office or the people who do are running the worlds saddest money laundering scheme. Each person we have ever been in contact with at Four Star has been completely clueless on how to even answer a single question thats if you can even find someone. If you want to get in touch with your property manager, good luck. You'll hear "They just stepped out of the office" every time. Don't even bother leaving a voicemail as I am 99% sure it just deletes itself once you hang up. Once again I hope this was all one big social experiment because a company this inept just defies all understanding. I implore you to seek elsewhere.
