Pabst, Kinney & Associates targets every aspect of property management to provide our customers with the most extensive and efficient service possible. Negative experience: Dont even think about letting this company manage your property. They do no background check, and take no responsibility for the disturbances and chaos their tenants cause. By far the worst management company that I had to deal with. They take no responsibility, no proper accountability and communication. Something very simple can take months and multiple emails and follow up and nothing gets done, they ignore all messages and emails and try to blame either the landlord or the tenants. They are here just to collect their fee. Read M Smith comment below, thats precisely what is happening. Completely to the point .
Negative experience: SCAM! SCAM! SCAM! I submitted my application on Friday Jan 30 It is now Thursday Feb 12. The say it will take 3 - 5 business days for your application to be reviewed. I meet all of the requirements, they are asking $1950 Income is over $6500 Credit Score 770 No pets Excellent renters history, I’ve never missed a payment. The front office workers are rude unhappy, you have to deal with them first. After a week of following up they told me my application was sent to Jasmine. I’ve called and spoke with Jasmine for the last 3 days. She will only answer her phone in the morning. She does not respond to emails. On Tuesday she told me another application came in, and gave me her word she was going to call me before 5PM and let me know if I had been approved. I waited all day and she never called, no text, no email. I called on Wednesday and she told me another application came in and she was going to make her decision by the end of the day. I called again today and once again she told me another application came in and she would make her decision today. Jasmine is unprofessional and dishonest, I think they are just scamming everybody out of application fees. they only take cash for applications

Our application review process typically takes 3–5 business days, but timing can vary depending on application volume and the number of qualified applicants received for a property. For highly competitive units, multiple applications are often submitted within a short timeframe, and we review them in the order received while verifying income, credit, rental history, and documentation.
Application fees are used to cover third-party screening reports, including credit and background checks. We do not collect application fees without processing the application, and we do not operate in any way as a “scam.” We are a licensed and established property management company with a long track record of serving both owners and tenants.
Regarding communication, we apologize if expectations were not aligned. When multiple qualified applications are received, final decisions may take longer than anticipated as we complete due diligence for each applicant. We understand how frustrating waiting can be and are always working to improve our response times.

Negative experience: Owners, PK does not care about your property. I'm posting as a neighbor of three PK run buildings. This is a nice area but they constantly rent to people actively damaging property, breaking the law, the cops are here for their tenants all the time. Screaming, violence, smoking, loud parties. Mind you, I've never been the one to call the cops. I just watch the circus. Loud screaming matches at night, shattered windows, according to the cops I spoke with (I do go ask what's up) a LOT of drug dealing. PK doesn't seem to do background checks of people in your buildings. Other tenants tell me they reach out to PK about these issues, about smoking inside non smoking buildings, about violent events and PK does nothing. PK is one of the cheapest in Long Beach for a reason. You might think you are saving money but one owner nearby spent a great deal of money replacing shattered windows after over a year of complaints and multiple police visits of one tenant. The actual paying, responsible tenants end up leaving. If you value your property, like your good tenants, like the neighborhood, don't use PK.

When lease violations, noise complaints, or other issues arise, we address them promptly and follow the legal process required under California law. Property managers cannot remove tenants without proper notice and due process, but we do take appropriate action when violations occur.

Fantastic experience: I’ve known Kolby Pabst at this property management company through our executive group for over 7 years, and I’ve consistently been impressed with his professionalism and depth of knowledge. Negative experience: I went through the crazy process of applying for one of the rentals offered by this company, got approved by owner and was waiting until the tenant moved out so I can move in, after three weeks of waiting I find out that this unit was already rented to someone else. This property management company didn’t even have a courtesy to tell me what happened.

Negative experience: New company to deal with. Issues for the last week, but my more concern was that the front desk woman today was really rude. Got cut off midsentence and was told "you don't need to repeat yourself " when trying to explain what was going. Really rude front desk lady. Then, transferred me to someone who wasn't even there. Nasty. There are very sweet front desk ladies, don't get me wrong, but the one today. Nope. All I wanted was to leave a message so I could sleep after a 13 hour night shift

Fantastic experience: I had a positive experience over 3.5 years with Pabst Kinney & Associates. The front office staff was always helpful, and the maintenance team was responsive and efficient. Negative experience: We came to apply for a few apartments after a very long talk with Jasmin who was very helpful. We left and we agreed we would come back tomorrow with the documents they required only to come back another day to further questioning by another lady who was not even helping us at all. She was rude. She was racist. She was discriminating my application because one of the members who would live with me there ITN number did not match the work permit number. Those never match because it's two separate things! She is uneducated, rude and needs more training. She gave away our apartment to another person. In the end she said we lost the apartment we were trying to apply for and she flagged our application. So we can no longer able to apply to any of the apartments they have for rent or any future apartment from that whole company. Never in my life have I been treated like this. This place needs to educate their staff and assure they are qualified to know what they are asking for and what there looking for. I would like to speak to someone higher up regarding this matter. This is ridiculous I would not be treated in this manner.

Negative experience: I just left the Pabst Kinney rental office today asking for keys to look at an apartment for rent. I got there right at 3:30pm which was the cut off limit, so the two Latina receptionists there said I wasn't allowed to sign out any keys, right after walking out the door, I see a lady leaving with keys to look at a rental, so I asked why would they give keys to her and not me? They got nervous and begrudgingly said they'd give me the keys because I confronted them, but I decided I didn't want to rent from a company that treats potential customers this way. I feel they were being discriminating because I came there last week and they gave me keys that didn't fit the door. Didn't bother to try and find the keys I needed or help me with possibly another unit. I am a respectable looking mixed race, brown skin woman and the other woman they gave the keys to was Caucasian. I find it hard to believe these two instances are just a coincidence. I see their Google reviews are poor, now that I've done more research. I just thought others need to be aware they may experience something similar. Renters Beware!

Negative experience: I would steer away from this company, they said they took a chance on us so they doubled our deposit to $3000, two months after we moved in they called us and told us that we overpaid something and our rent was good for that month. When it came time to move out, they only gave us $500 of our deposit and said that we had paid our rent with it and we never agreed to that or was told that month was our deposit. Chris was very nonchalant about this and we needed that money to move into a new place. They even admitted it was their mistake, but that does not give us our money back!!!

Negative experience: I hate writing bad reviews but here I truly feel as if I need to warn others about what will happen if they proceed to do business with this super shady company. I’m a 21 year old student at CSULB, who was looking for housing with my roommate. I have been in contact with this company since May and the level of rudeness I have experience from the front office I wouldn’t wish on anyone. We’ve been hung up on, told “that’s not my problem”, and “good luck”. Their application process is extremely picky, specific, and the sort of process that “weeds out “ people. The only nice person I talked to at this company was the property manager, Ralph. But wow, I am so disheartened by this horrible welcome to Long Beach. Good luck everyone.

Negative experience: Ripped off 1000’s of dollars. Renters in Palos Verdes beware of these scammers! CoolHieghts property was nothing but lies and now we are out thousands. Angel is a thief! Sharon the director is no help either. They will be hearing from our attorney this week. STAY AWAY!!! Plenty beautiful homes on the hill no need to rent from these Long Beach snakes.
When a landlord has granted a lease term at the request of a tenant and then the tenant breaches the lease and vacates, the landlord must hold that person responsible for the financial losses as well as the poor condition of the property. Not accepting responsibility for your actions and posting negative comments against Pabst, Kinney will not change the truth of the actual facts on record.
Negative experience: Shadiest business ever. They literally call owners of local condos they have no business relationship with and threaten them. Especially watch out for the “Sharon” the Director of Operations, and her right hand man, Chris Martinez.
Pabst Kinney only contacts owners of condominiums they manage for, or under emergency situations contact the Home Owners Association and neighboring owners for immediate protection to their clients investment. Any communication with owners, tenants or the public is done with respect and professionalism.
Fantastic experience: To be honest I haven’t had any issues with this management. Sometimes you do have to knack them to get things done but that’s normal.

Negative experience: Dangerously neglectful. This company refused to take any responsibility and just pushes issues on LBPD or label as "tenant-tenant" issues. Manager allowed stalking and photo/recording of me by another tenant, and worst yet, used it as a form of bullying/harassment. They are breaking the law. PK is just collecting check$. Shameful.
Fantastic experience: I never rented with them but I loved how easy they make it for you to view apartments. You come in, look through the list, pick out keys and drive out to see the apartments.

Negative experience: Cockroach infestation. UPDATE: I've come to learned the unexplained welts I've been getting on my arms and legs are from cockroaches. Caught a very large one yesterday. See photos. Neighbors in the building have also experienced these same bites, welts. Units directly effected: 261 Hermosa Ave, Long Beach, CA 90802 263 Hermosa Ave, Long Beach, CA 90802 265 Hermosa Ave, Long Beach, CA 90802 267 Hermosa Ave, Long Beach, CA 90802 ---- I honestly don't know where to begin. I just moved into a property managed by this company. It's only been a week and I'm already at a breaking point with them and looking to move out. The management company wouldn't even let me see the lease until the day I was scheduled to move in and surprised me with a month to month lease amongst other inaccurate details. I moved across the country to live in Long Beach and they have gone out of their way to be horrible and scammy at every opportunity. - Dishonest, hostile, incompetent, and aggressive staff - The staff go out of their way to find unique and bizarre ways to be an absolute nightmare to deal with. - Unit has many repairs needed. - Staff don't even show units, they make people do their own showings and guess where things are. - Since they don't do the showings, their data and ads are incorrect. They also have little to no insights into the repairs needed - or quality of work completed. One of their properties had a HUGE leak in the ceiling and damaged wall. - They use the lowest quality materials and labor for renovations. The *new* wood floors in my unit have nothing under them. Boards split and flex ***over a centimeter*** by just pushing on them with your finger. - AC doesn't work - Fans don't work - Kitchen sink leaks directly onto the floor -*new* shower tile grout - about 20% is already cracked allowing water to seep into neighbors apartment below. - *new* screens bent and damaged so the window can't be opened or bugs will be let in.
Dear Ms. Whitehouse,
In review of your email dated 7-25-2023 to Sandra Corella with regard to your overall engagement and rental with Pabst, Kinney & Associates, Inc. your statements of specific experiences are incorrect as follows:
1. Prior to applying for the rental at Hermosa, you physically checked out keys and viewed the unit for consideration and then placed the appropriate application in. This offered you to determine whether the unit met your desirability and was not done sight unseen.
2. Upon your approval of the unit and due to the Vacancy being marketed in an OPEN MARKET with other people viewing and being able to compete and apply, you were required to place down the security deposit so it could be held exclusively for you at no charge to return later for the contract signing.
3. Upon requesting for Ms. Corella to provide you with a LEASE so you could review it since you were out of state prior to the rental, you were in fact emailed a SAMPLE LEASE COPY on JUNE 1, 2023 that is provided to the public which outlines ALL terms other than the start date, rent, etc. as we cannot issue completed leases until full rent is received in order to protect the owner.
4. You had a scheduled day and time to come in to sign your contract in our office and due to relocating from out of state could not meet that time, therefore Sandra personally adjusted her schedule to accommodate meeting with you as there were other prescheduled customers signing their contracts during this time. You were placed in our office at a table and provided the actual contract to read thoroughly and upon your acknowledgement of having read it then Sandra additionally met with you to review the contract and explain or answer any questions you may have had prior to your signing and paying the rent.
5. This property has a monthly Pest Control Service which is on your rental contract and Sandra of course will schedule any needed service for you as she will for any and all reported repairs the owners need to resolve.
Pabst, Kinney & Associates, handles hundreds of prospective customers and clients daily with assisting them in their housing very effectively and professionally. If you have found that the apartment you selected is not meeting your desirability, the owner can refund you full rent and deposit and you can relocate. You can let Sandra Corella know if you would like to be refunded and turn in keys by the end of this month.
Fantastic experience: I highly recommend renting from Pabst and Kinney, I do not have many issues but when I ever I do, all I have to do is submit a request on the on line portal and within 24 hours my property manager Chris Martinez will contact me and set up an appointment immediately. He always follows up to make sure everything is in working order there after. He is a very caring and very professional property manager , which makes being a renter carefree. He has come into my home ( they always inform me weeks in advance) to inspect the property to be sure all of the smoke detectors and the carbon monoxide detectors are working properly. I have never had a property manager that cares as much as he does. , he even made friends with my dog, which makes the house visits more comfortable while I'm at work. Thank you Pabst and Kinney and Chris Martinez for everything for the past 10 years.

Fantastic experience: All I can say is that they have been good to me. I asked for some things and always got a positive response
Negative experience: The worst property agency ever. ZERO but I can't pick it so a -ONE. Very poor customer/tenant service. I have an email from 2021 outlining all the issues with my unit, some of which they broke walls and never came back to finish. Now it is March 2023 and still my unit has had no repairs.
Negative experience: Absolutely preposterous Company! They allowed my machinery to mold without proper cleaning and charge outrages fees for plumbing for their faulty systems!! DONT RENT HERE even if you're homeless!! They also use their own employees to give them 5 star reviews.

Negative experience: I don’t know how this property management company has been around for sow many years I’ve rented I. The past back in 2006 when my credit was good I have a 635 score yet they denied me tried to look at other properties since you three options to choose if you get rejected never answered my email as if they charge for the credit app once they see you don’t have great credit they only limit you to one property they are deceiving land unhealthy don’t waste your money on a credit app i you have less than 700 score they will not take you their is tons of rental property management companies in Long Beach

They have been allowing an irate and aggressive neighbor keep harassing everyone for months and months with no solution. they don't work with tenants and they fail to enforce contract leasing rules. They never answer the phone, they never repair anything and if they do it take a good 6-12 months, HORRIBLE HORRIBLE phone service. And they’re quite basis against black folks.
Negative experience: Ms. Claudia Gomez who is a property supervisor Never answer my email and my phone call even though I am their tenant. They only answer my phone regarding paying rent but NEVER for repairing or maintenance issues. Right now I am still waiting for them to fix a laundromat machine and water heater. I've never had this many difficulties from a property management before. Their system is extremely outdated. Application process is difficult and outdated. They don't work with you to get a problem fixed at all. Although they own many good properties in Long Beach I do NOT recommend working with them.

Negative experience: Problem after problem. Ive never had this many difficulties from a property management before. When requesting a service request they take MONTHS. Their system is extremely outdated. Application process is difficult and outdated. They dont work with you to get a problem fixed at all. Also anyone in the office other than Ralph have been very rude over the phone and in person. Although they own many good properties in Long Beach I do NOT recommend working with them.
Negative experience: I approached the front desk and the girls looked at each other and said under their breath “ you gon help her or me.” I requested keys for the units I wanted to view and they refused to help me and claimed they had no keys for the units I was requesting. I asked them to clarify their rental post on their webpage and renting site (posted that same day) because it stated that I could view the apartment if I stopped by their office. They did not care and shrugged their shoulders. The ladies in the front desk were rude and unprofessional.
Negative experience: Attempt to rent from these people and getting conflicting information. 1. Get a voice message on Tuesday owner went with stronger applicant, that I can apply via email listing 3 units in order of desire. App good for 60 days. I sent email with 3 other units on Tuesday. 2. Wednesday get email saying who is this for, when my name on email. 3. Thursday(today) get a call with info from Tuesday, when I tell her I already got info on other 3 units i can submit for, then she says this call is not about that; That a previous landlord info is not good. Well, she didn't lead with that, but gave Tuesday info. I have good rental history, good credit, cash in the bank , additional money from Veteran Admin and I'm a nurse of 22 years and have a ESA . I know discrimination when I see and hear it. Three days of conflicting information. Speak a for itself ah I see it here.
Negative experience: Looking at renting and I am pretty sure I’ve never read as many negative reviews for one company in one place. I will go out of my way to avoid Pabst Kinney now and wanted to thank all of you for your honest reviews. The only good one I read was written by a former employee and that’s enough said about that.

Fantastic experience: Pabst Kinney has been a great company to work with especially since Chris Martinez joined the team. This guy has gone above and beyond to make sure that our tenant needs have been met. We haven’t always gotten the answers we want to hear, but we always have been taken care of one way or another. We feel apart of a community working with Chris Martinez and Pabst Kinney. We have nothing but good things to say about these guys.
Negative experience: Pure evil. Dishonest people. Took over 5 months to complete a repair to the apartment. Lied and told us they were selling our condo, then turned around and listed it for $400 more per month. I can provide proof of all of this. Claudia Gomez is dishonest and left me and my two little kids with no where to go. Refused to even extend our stay by 15 days. We were not evicted. We fell for her lie that they were selling the unit. Look up 4591 Warner Ave in Huntington Beach. Listed for 2895/mo. Previously listed for 2395/mo . Shady .
Negative experience: If I could rate this property management company zero stars, I would! Avoid them at all costs. We applied for a unit over 3 weeks ago. We got all required documents in quickly (as requested). We were told we were the first to apply for that specific unit. We paid $60 in application fees. The application/credit check was completed in a couple days and then silence. Nobody returned my calls. Nobody returned my emails. Suddenly nobody was available to help. After we applied I noticed online that the property increased in price by $300 a month. All of this after we applied. Not illegal but definitely not the best practice for ANY business. But still, no response. Nobody reached out to tell us that. Nothing. My credit score is excellent. So it’s not me, it’s them. Finding a new home is stressful enough without this kind of treatment. I can’t imagine how they’d be as our landlords if this is how they treat potential tenants. Avoid them. There’s many more options in Long Beach without the predatory behavior of Pabst & Kinney. Don’t let them take advantage of your family like they did mine.

Negative experience: Go elsewhere. My wife and I are working professionals making 5 times plus the monthly rent of the places we were considering. We have three cats, a bird, a bearded dragon, and a fishtank to compensate for our childlessness. I was mocked mercilessly for this. Told that no one was going to rent to me; and literally laughed out of this office. This was 9 months ago. I am still upset enough every now and then over how I was treated that I felt it warranted this review. I hope it will be the only one star review I ever feel the need to write.
Fantastic experience: Good professional outfit!!
Negative experience: They were not very attentive. The did nothing about late-night noise. They took more deposit, when I moved out then they were allowed. Some charges were bogus. This was 2nd apartment with them. 1st one had great neighbors, who followed noise rules and this one did not.
Negative experience: They do basically nothing and charge the owners top dollar for their services.
Negative experience: Horrible lier did everything to keep our deposit even we give these them a month worth of text notification that we moving out by end of our lease. She said we had to mail in. Rip of Kelsey lier.

Negative experience: Has a lot of nice places but they want you to make 3 times the rent so on a 3000 a month apt u need to bring in 9000 a month who do they think we are Brad Pitt
Positive experience: Nice...but gal who answered phone acted as if she was going doing me a favor...she didn't want to figure anything unless I was ready to move within a few days...told me to, "look at the web for availability!" Winner call them in the future
Negative experience: I was considering applying to an apartment that’s managed by these folks. But after reading the numerous nightmare reviews I absolutely will not. Glad I came to google reviews before making a decision.
Fantastic experience: This is were I pay my rent I needed to pickup a key it was a good stop
Negative experience: They didn't seem to care about thier clients. Aside from that my 6 year old wanted to use the restroom, they refused. I was hoping since she is a minor they could show her some courtesy. I was very disappointed.
Negative experience: DO NOT USE THESE PEOPLE! WE RENTED A TWO BDRM HOUSE FROM THEM THAT HAS 14 CRACKED AND BROKEN TILES IN THE .WE ASKED SEVERAL TIMES IF THEY WOULD FIX THEM, THEY SAID NO. WHEN OUR LIVING ROOM CEILING STARTED TO LEAK, IT TOOK THEM 3 MONTHS TO FIX IT. THE WALLS IN TH HE LIVING ROOM HAVE LARGE PATCHES OF PAINT PEELING OFF, T HEY WON T FIX. THEY SAID "IT'S STILL HABITABLE. OUR GAS BILL IN THE WINTER IS EXTREMELY HIGH BECAUSE OF THE WINDOWS.. WE PAY FOR EVERYTHING, WATER, GAS, GARDENER, UTILITIES AND TRASH. THESE PEOPLE ARE SLUMLORDS. ALL THEY ARE INTERESTED IN IS MONEY YOU CAN DO BETTER THAN THEM. THERE ARE SEVERAL RENTAL AGENCIES THAT HAVE PROPERTIES FOR RENT.. DO YOURSEL# A FAVOR AND AVOID THIS AGENCY AS BEST YOU CAN. TH HEY LIE, CHEAT AND DENY SERVICES.KITCHEN, LEAKY FAUCETS, AND WINDOWS THAT DO NOT CLOSE ALL THE WAY
Fantastic experience: it was a solid rental agency, rented from them over 10 years and never had many issues , kolby pabst was my supervisor for the property i rented and always took good care of me
Positive experience: Nice office, prompt responses... as many of my relocation clients like to live in the eastern part of Long Beach I got to visit this office a lot. Warmly recommended.

Negative experience: Worst property management company in LBC. They have a stranglehold on the market and do not care about their tenants. Rude, condescending staff and poorly maintained apartments in high crime areas. Cheap out on any repairs to their dilapidated units. Avoid at all costs.
Positive experience: Great place to look at apartments and see what's available before applying! Not everyone has the best attitude but most of the employees there are awesome.

Negative experience: I was reluctant to trust them based on their poor reviews, but I really liked a place they listed. After some mild back and forth about the size of my dog, they accepted my application and decided to rent to me. I was stoked to say the least. After being delayed a month due to the tenant extending their lease, and after being told multiple times that I was the next approved tenant, I got a call a week before the current tenant moved out saying that I’m no longer approved due to my dog. Please avoid these people.

Negative experience: Slum lords. I rented with this company thinking it would be advantageous over buying a place for a year or two while I didnt want the responsibility of owning. It is clear it exists to prey on people who do not have the money or credit to get a down payment on a house. You will end up doing the repairs yourself. My maintenance supervisor Greg, shouldn't have a job IMO. He didnt answer his phone once in the 3 years I lived there. Moving out they gave me bogus charges. Key charges they never gave me, cleanup fees after having it professionally cleaned, other fees assigned to items other tenants left. Pitiful - look elsewhere
Positive experience: Just recently got approved for a 2 bed 1 bath. Michael is the best! He helped me achieve this with fair credit. He worked with me during this time of the "plandemic" and made this happen for my son and I. I'm extremely grateful for Michael and his work.
Positive experience: Apartment manager Claudia Gonez is the best. Very professional and understanding. Does her job without being rude or non understanding in this difficult time.
Negative experience: They had us move in to our apartment without having renewed the carpets or cleaned any aspect of the apartment. After moving in, they sent us people who offered to clean the apartment but with us paying for everything. They refuse to fix anything on the property and instead place the blame on the neighboring apartments they don't own. The "property supervisor," Claudia, repeatedly gossips with and spreads rumors about the tenants so to gaslight tenant's work orders and avoid actually fixing the property.
Negative experience: First they said 3-5 days for my application to come back, then they said by Monday, then they said by tomorrow then they stopped answering.
Negative experience: The worst. Apartment was disgusting and bug infested, they never responded to calls for that or any repairs. Overpriced, "newly renovated" means they just painted over the rusted hinges, still cracks everywhere and chipped countertops, slow faucet with brown rusted water the first ten seconds every time. I moved out early, was posting online regularly to find a replacement tenant. When I fullymfully out and gave them the keys they were supposed to post the apartment online but never did so I had to keep paying. They also charge way too much for an application fee . If anything is wrong they will do nothing to appease the situation. Trust me, you can do better than renting from Pabst Kinney. Look elsewhere.
Negative experience: They are rip off, when we moved out, we clean everything even shampoo the carpet, they are charge me more than $600, the toilet seat when we moved in is not tie up, now thay charge me replace, even the caulking that was the nomal wear and tear and they charge. The they tell the next tenent ready to move in just like what we left, enven the 3 carpet stain they charge us $200.00 but new tenent say they are not fix. Thaey are the cheating company. I was stay there for 36 month at 3631 E 2nd ST #7, Long Beach, CA 90803.We don't think this is right way in Business.
Negative experience: I am new to the renting process in Long Beach. But so far my experience with the people at Pabst Kinney & Associates has been extremely disappointing. The “process” they use for selecting tenants feels contrived and biased. I have worked with two different managers who have both blatantly lied to me or have refused to return my calls. A few of the front desk workers seem polite, but they seem to be given a great deal of mid-information about which properties are actually available to be seen. This company “manages” quite a few properties in Long Beach, so it may be difficult to avoid them, but I would advise running from them if at all possible!!

Negative experience: If I could leave ZERO stars I would. Pabst Kinney and manager Greg Kamerer are about the most despicable management people out there. They served me a notice of termination - during COVID-19 - even though I have never been late on rent and always pay in full. I’ve pointed out how it is currently illegal to evict anyone due to COVID-19, and they refuse to care to reconsider. I’m being terminated for a no fault eviction, and they refuse to pay the relocation fee as is required under the law. Unsuspecting renters STAY AWAY!
Negative experience: I have applied for a few apartments with Pabst Kinney and unfortunately my experience was not the greatest. I was notified once by phone in regards to one application... the other units I was not notified about. They stated they sent letters to the address I provided and I should've got them. Come to find out on my application, someone misread a 7 for a 1. They sent my letters to the wrong address and then blamed me stating it was my fault, they copied what was on my app. So fast forward to 2 months later, I see a unit that I had applied for but never heard from. I asked about said unit, filled out a whole new application and go out and get a $30 for the fee. The receptionist then tells me that I already applied and got denied. She then calls the property manager and to confirm. The receptionist told me that the property manager will likely not approve my application because I was denied before, and not to even bother wasting my money or time because she will deny me no matter the property or circumstances. I had some issues with credit on the previous application and I was really hoping they would see that reflect on a new report. She didn't even bother hearing me out. This company will tell you the process will take a few business days and it will take weeks. They lied about contacting me. I am a single mother who works 2 jobs and just wants to rent! They make it so hard. So take the words of their receptionist don't waste your time or money because if you are denied for even 1 property, you will be denied for all.
Negative experience: This horrible company is posting vacancies with month to month leases and 6 month leases. Before CV19, most all leases were 1 year. This is why I have ZERO empathy for property management companies. Evil ppl just waiting to pounce on the opportunity to raise the rent as soon as all is clear. Then they’ll want year leases again. Now I understand their extremely poor ratings.
Positive experience: Overall good experience with the company. They fixed any issues we had with the apt quickly and were good with communication.
Fantastic experience: I am no longer a tenant here but I want to leave a review I waited to move before I wrote this because I didn’t want Keegan to think I was tryna to kiss up to management to get over . But I can honestly say I have never met nicer people in my life sometimes I wondered why they were so helpful and nice to me from the very start . They put me in a beautiful neighborhood fix things even wen it wasn’t there job worked with me thru good and bad times The ladies in the payment office are amazing and Keegan Pabst must be so blessed he’s litterly a amazing person even tho we’ve never met face to face . I’ve never met someone that nice to people. Bc of personal reasons I asked to leave before I gave them notice and he let me . I asked my neighbor did they go up on rent in the new place after I left come to find they only went up 50$ and the place is perfect worth much more Just bc the company. Thank you so much Keegan

Negative experience: Worst rental company I have ever experienced. We had problems with the property since day one. Horrible cockroach infestation, which they never resolved. We complained constantly but they always ignored our calls and never responded back on there emails. Now they are evicting us cause they want to remodel our place while we are renting it. And refused since they never took care of the cockroach problem. DONT RENT FROM THIS CONPANY or the landlord named PATRIC DUFFY. Ps the landlord moved in next to us. We also complained and he ignored us. And only got an exterminator for the bugs in his unit.

Negative experience: I found a property on Trulia which I was really excited about viewing. I’ve been calling the Property Manager, Doris (as instructed to do so by the posting). I had to reach out quite a few times and even left messages - just to reach her. I made one final call and I got through to her, to my misfortune the call didn’t go as I’d hoped. I asked if there as any way to see the property on a Saturday morning and she said no as she didn’t work Saturdays - which is understood. However, she told me the latest that she could show the property was at 3pm during the week. Sadly, I couldn’t make that time due to my work schedule. When I said, I’ll have to pass on the property and thanked her for her time (politely!) - she just hung up on me! As if I just wasted her time. I guess she didn’t need an eager renter as I was hoping to view it, fall in love and sign on the dotted line. :(....... kinda sucks but I’ll try to steer clear of this company as they really don’t seem to need anymore business since they have enough already.
Negative experience: They are slum lords and should be shut dwn. Do not rent, I repeat, do not rent! Properties are infested, they never repair with the tenant in mind, just do it to save $$. Been renting for 5 yrs, faithfully, i a couple of organ failures recently causing a little of a financial strain, and they evict me within the same month I was late. I have two kids.. and nowhere else to go. This is a normal thing in today's world, what happened to human decency.
Negative experience: Dont go here they steal your money they never find you a place they just have you looking around and they always have some one who has better income than you all they say is sorry would you like to apply again and there goes 30 more dollars per application.
Positive experience: Nice manager's but they kicked us out to double the rent. Don't the name Pabst, remind you of a drink? That's what it was they are drunk with power! They still performed a good job. No rats or roaches, yay!
Negative experience: ***CAUTION*** Go elsewhere to a legitimate realtor unless you like giving away your hard-earned money, they are ripping people off with their FAKE "application fees" for an apartment that is already rented. They will LIE to you. You go here prepare to lose money! Fees = Income generator
Negative experience: This company has done nothing but side with previous criminal and sex offender managers, and their family, who were definitely intent on causing me harm by forcing only me out of an apartment that I have lived in for over 20 years, so they they could fill it with their own family members, who are already occupying homes in this apartment complex, without being forced out like me. Now Pabst and Kinney has given me back a month in rent, that I paid in advance, just to shorten the amount of time that I very much needed and deserve, to pack up and move. God Is Watching
