Negative experience: Promptly ghosted after they realized I'm a veteran in school with a service dog. They said they'd have to "verify" my service dog before I can rent. (Violation of federal laws ADA and FHA) I am now forced to move into a trailer because they chose to ignore my emails.

Fantastic experience: I’ve been a long time tenant of Belmont. The have always been very responsive to any maintenance request. I recently had my refrigerator go south on me. They replaced the refrigerator in less than 24 hours. They were courteous and respectful when they remove/replaced the refrigerator.

Negative experience: Well the reason for the sad face s because i have been having problems with the roaches in my unit I've been living here for 9 years i have not had this problem since i been here because the previous property management had every unit sprayed when i moved in i have had my unit bated twice once last year and once this year and i don't want to point the finger as i was told by someone in the company i asked could that spray the apartment under me and i was told that the company would send notices out to everyone about getting their unit sprayed that was last year and i keep telling the person or people that that can't just go have their unit sprayed but i was told that that would send notices to everyone that did not happen and now i have a infested apartment with roaches because no one has sent notices to the tenants to have their so get different apartments sprayed is not working the main source needs their unit sprayed it was not any roaches in my unit until someone moved in the unit under me the previous tenants that lived there didn't have no problem with roaches and i didn't either the roaches are bad in my unit it was sprayed one week ago and That still all over my unit looks like that gonna have to come back to spray again I'm not happy about the roaches in my unit because some one else is not getting their unit sprayed it will continue on until that get to the source and its not my unit that's the problem
Negative experience: If you want to live with RATS and MICE in your kitchen for months (yes both types of rodents) this management group is perfect. I had to call Long Beach Code Enforcement before there was finally a resolution.
Positive experience: The staff at Belmont Brokerage are very nice! Their maintenance team is quick to handle any maintenance requests, which I really appreciate! Downtown Long Beach has it's issues w/the unhoused, but it's been cool, overall the neighborhood seems okay so far. I would recommend Belmont Brokerage, and giving the city of Long Beach a chance!

Fantastic experience: I got a recommendation from a friend who rents from this management company. Everyone was kind and made the process very easy. Simply leave collateral to view the apartment and if you like what you see, use the collateral to pay the application fee. My approval process was very quick, within a week, and I was able to get my keys this weekend. I will definitely be recommending Belmont Brokerage to people that I know are looking.
Positive experience: 1019 Cedar has pest issues. The management does a good job. However the new state laws make it so anyone can rent so I am getting drug addicts,loud music, members only parties and drug dealers in my building. I do not need this as I am trying to sleep and get to work to pay my own rent.

Fantastic experience: *** I'd like to say this, we are now residents of one of the properties and the experience is a lot better than the first time. So far it's been 6 months and no complaints! I have recommended a few of my friends to the property! ☺️ Just make sure you have all you ducks in a row and you will be golden! Also take your time in looking for the right place for you! If you apply with two people, and one doesn’t meet the criteria, they will only use one person’s info for the application. Even if both people make 4x the rent to live at the residence. They WILL NOT tell you this information and, it IS NOT on any of the paperwork you fill out. I was kind of disappointed and confused with how their system was. But honestly it seemed that they just wanted to collect that 40.00 and deny. I didn’t want to be one of those people to hop on the bandwagon and leave a review that would create more of a perception but if they communicated more I think it would have been a better understanding, whether you get approved or denied. These places run a HARD CREDIT CHECK inquiry and CHARGE! A little bit of communication is FREE! Thank You again!!!
Negative experience: Horrible experience after spending all my effort and value time!! I'm saving you $40 BUCKS for the application NOT TO EVEN TRY!! IF YOU DONT MAKE $$$$ 3X THE RENT IF IS $2000 APT. THEN YOU SUPPOSED TO BE MAKING MORE THAN $6000 MONTHLY IT MEANS YOU WONT QUALIFY!! BUILDINGS ARE SUPER SAD OLD SCHOOL NO PARKING BUT THEY ASKING TOO MUCH! IF YOU STUDENT, OR SENIOR, PART TIME JOB, SINGLE MOM, THEN YOU SCREW! NO MATTER IF YOU HAVE GOOD AMOUNT OF SAVINGS WHY!? Negative experience: If I could give -0 stars I would. Whenever there is a concern the company doesn’t respond to emails and doesn’t care. Cesar Prieto doesn’t handle any concerns. DO NOT RENT FROM THEM!!! All that will happen is that they will ignore you and take forever to respond and chances are won’t respond at all. They only care about the money you’re giving for the 12 months your there and Lucille isn’t helpful either save your money and go somewhere better!!
Negative experience: the building is in ruins and the painters that they sent in to repaint the building painted over my windows and sealed them shut. I’ve called about it before and nobody’s gotten back to me and I just called again and I’m waiting on a call back from maintenance. They hike up your rent with absolutely no improvements to the buildings. I’d leave, but unfortunately I’m stuck here for the time being. The company themselves is fine and for the most part maintenance requests are usually received and delt with in a timely manner. However, if you want to live in a place, that’s not falling apart, I don’t recommend renting from them.
Fantastic experience: I had previously rented a 1 BR apt from Belmont and lasted for 4 years then decided to move into a 2BR place also still manged by Belmont services due to how well they've been able to treat us for our stays and the transitions that took place. They've been very attentive when it comes to maintenance requests. The property onsite manager Armando also has always been very kind and respectful towards us. My partner and I look forward to starting anew at our new place :]

Fantastic experience: Had an amazing experience with Belmont Brokerage. I went in to view a few properties, super easy just leave a $40 key deposit and your license then get the keys to view the properties. I found the perfect unit that I liked and applied right away. The application process was easy and quick. I heard back right away from Ms Lucille, she was so sweet. I was approved within a few days. During the entire process Ms Lucille was super helpful and had great communication. All the way until I got my keys she made sure that all my questions were answered. I interacted with a couple more of the staff at the office at the front desk and everyone was so friendly and helpful. All in all a great experience and looking forward to moving into my new place. Negative experience: My elderly dad rents one of the apartments that Belmont Brokerage runs. The walkway on the second floor is rotting from the inside out. We can literally feel the softness of the wood under our feet as we walk on the landing. It's tilting in towards the center of the apartment complex. The railing is rusted and we can tell that it's not weight bearing. It would easily break off if enough force was used. There are children who live at that apartment complex. Total safety hazard. When I talked to the property manager about it, she told me to go to Belmont Brokerage and fill out a maintenance request because if she were to request it, it would take longer than if we did it ourselves. So, we went directly to Belmont Brokerage and filled out a maintenance request in May 2019, and nothing was done. So we filled out another request in October 2019, and nothing was done until December. Currently, the carpenters who are working on the walkway, tore up the flooring and revealed all the rotting wood underneath (I'll post the pictures). Also, they never caution taped off the area or let my dad know that they were going to work on the flooring in front of his apartment. Also, my dad's Central air unit wasn't working when we put in a maintenance request back in May. They finally turned it on at the end of November, but it just blows cold air, no heat. On top of all this, they increased the rent price a hundred dollars more. My dad is paying more money for a crappy apartment complex, in which Belmont Brokerage doesn't keep proper maintenance standards. When I show these pictures and video of the walkway to the city of Lakewood, I hope they condemn that building and Belmont has to pay for everyone to relocate to a safer living space. OCT 8, 2024 Roof maintenance caused a huge pipe leak in my dad's ceiling. I let the property manager know and she told me someone would be on the way to fix it. I wanted to confirm with the belmont emergency line that someone was on the way, but instead they told me that no one would not be coming to deal with it until the next day. belmont emergency line didn't provide me with a time for the next day and told me to call my property manager to figure out what to do. I told my property manager what belmont emergency had told me so she called them. she talked to them briefly and said that Anthony was not willing to come down at 12am to fix a roof.
Negative experience: Managers on 1736 E 4th street long beach, CA.90802 Keeps awake everyone in this neighborhood with SO LOUD TV,MUSIC right now it's 6 :40 am 10/05/2024 and they been awake all night long....The company knows about THIS ABUSIVE BEHAVIOR BUT THEY DOESN'T CARE THIS ABUSIVE BEHAVIOR MUST STOP. !! PLEASE NEIGHBORS SPEAK UP !!
Negative experience: I have spent days and hours researching reviews and experiences with this Management Company and i would have to say that the comment by Vanessa Jarvis sums them up. Along with the countless other complaints. And i agree with her that the positive reviews do not seem legitimate at all? How could the reviews be so drastic in difference? It does not seem possible at all? As more then one commenter stated i to was addressed by a young lady who is suppose to be in charge of getting problems fixed at these properties that they state they are managing and she also had zero interest in why i was calling and the first time while i was speaking to her she hung up on me and then when i immediately called her back she sent my call to her voicemail (which they never respond to) and to this day she has not addressed 1 single issue at the building with Number 1 being the serious Raccoon, Rat or Whatever else type of rodent that it could be living in our walls problem at our building on top of all the other countless issues going on for years. In 2023 for Customer Service to be so very poor is really unbelievable. Is there even a Manager at the location that oversees these roque employees and how they are handling paying owners and tenants problems? Do they even know or care that without these customers none of them would have jobs. Which frankly i can't believe they do. Unfortunately if things aren't handled quickly the Better Business Bureau and Legal proceedings are inevitable. Belmont Brokerage please do the job you are suppose to be doing and teach your employees respect and manners when dealing with paying customers. I find it hard to believe that you have been in business over 2 decades let alone 2 years with this type of blatent disregard of your customers issues with their residences. Really very shameful and embarrassing behavior in this day and age from any business establishment. Update 10/4/24 - Unfortunately a year later i am still in the same no care at all by BMC about the condition of my Apartment since day 1. And the lack of giving a damn that when someone signs a lease in California the Law states that Painting, And any Repairs or Fixes of any kind, i.e Fixtures, Window's or Seals, Heating and Air (If Any) must be done within 30 Days of the tenant's occupancy. My place still has Original everything that was never cleaned or maintained at all. And my building was built in the late 50's or early 60's. I have never been one to bug or complain about anything except when it is blantent disregard like this from a Company and how they treat their customer's and is totally contradictory to their Website Testimonial about it. Obviously so embelished it is rather embarrasing if you ask me and without us customer's No Company would even exist let alone this one. I have tried and tried to give them the benefit of the doubt but that is long gone now. Like the reviews i have been reading from other tenant's it's disgusting that this is their work ethic. Oh but rest assured they sure in the hell want that rent paid on time or else here come the threats. Funny you can't get them to repair or fix a damn thing but when the rent is a day late they sure come out of the woodwork to get it and With No Maiteinance at all for the Majority of their properties. The first chance i have i will move and have been looking for Months now but i already decided even if the building is brand new if The Property Management Company is Belmont their is no way that i will rent their. Luckily i never had to rent anything in my life but when i first lost My Mother and then 8 years later lost My Father who i took care of both till their last day and would do it again had our own home which we owned. From shady lying theives of roommates to Management Companies that are exactly the same i can see why now all my life i heard from my friends was 'Never have roommates and never ever rent thru any Management Company'. If possible only deal directly with the owner. Definately words to live by. Renters or Owners beware.

Fantastic experience: I found the apartment add on Zillow. I went to their office the next day to pay the $30 cash refundable fee and pick up the keys and tour the apt. The apartment looked exactly as the add did. It was clean and as soon as I turned in the keys I was given the $30 cash back on the spot. The application was easy to fill out and submit all of my documents and they approved me quickly as well. Renters insurance was easy to obtain through a 3rd party that they referred me to directly after signing the lease and it’s also affordable monthly. I’d definitely recommend them and I would also rent through them in the future.

Negative experience: Review: A Disappointing Experience at 1518 East Artesia Blvd, Long Beach, CA Pros: • Prompt Maintenance: Maintenance requests are handled in a timely manner. • Friendly Staff: The management company staff are always friendly and courteous when contacted. Cons: 1. Inadequate Laundry Facilities: The complex has 18 units, yet only provides 2 washers and 2 dryers for everyone to share. This is grossly insufficient for the number of residents, leading to frequent waits and inconvenience. Furthermore, the washers do malfunction at times, and we are sometimes left with just one working washer until repairs are made. The washers also tend to flood, adding to the frustration. The laundry room ceiling has a large hole, and during the winter months the pipes on the ceiling allow water to drip onto the floor, creating a slipping hazard. 2. Deteriorating Building Conditions: The walls of the building are in a state of disrepair, with sections appearing shredded and falling apart. This seems like a potential safety issue. No repairs have been made. 3. Outdated Electrical System: The circuit breaker is outdated and cannot handle the simultaneous use of an air conditioner and other appliances. This means during both winter and summer, the breaker trips frequently, forcing all us residents to choose between staying cool or using necessary appliances like microwaves and vacuums. Numerous complaints have been made about this situation. 4. Poor Insulation and Construction: The apartments are poorly insulated. Even with the air conditioner running all day, the inside temperature remains uncomfortably high. I used a temperature gun to measure my ceiling, which read 109 degrees despite continuous air conditioning. The walls also emit heat, making it impossible to cool the apartment effectively. 5. Substandard Interior Work: Inside the apartments, the workmanship is shoddy. Boards in my hallway are improperly placed, exposing the wood beneath. Several floorboards are uneven, creating a noticeable and uncomfortable walking surface. 6. Unjustified Rent Increases: Rent has consistently increased over the years without any visible improvements to the property. In 2021, I paid $1595 monthly, and by September 2024, the rent will be $1745. These hikes are hard to justify given the ongoing issues and lack of upgrades or repairs. Despite numerous complaints from tenants, these problems persist, indicating a lack of commitment from the owner, Ronald, and Belmont Brokerage and Management to address and resolve them. I urge potential renters to thoroughly research this management company and this property before making any decisions. Fantastic experience: Lucille and the young lady at the front desk were very helpful with finding an apartment. The customer service was phenomenal and I have already recommended them to a couple of friends.
Positive experience: This review is only for Crystal our former property manager. We formerly were managed under spurr management who then sold it to Belmont. Our building needed so much work and it wasn’t until Crystal became our property manager that things finally got taken care of for us. She made the last year of our tenancy as comfortable as possible. Thank you Crystal !!
Fantastic experience: Management team is responsive and does their best to address your concerns. When I first moved in, my maintenance requests were addressed within 24 hours, which I was really impressed by. There was some miscommunication with my parking space being assigned to another tenant already, but management resolved this quickly and effectively, and they even offered to credit me back for the period I did not have parking. I feel welcomed into the office any time to ask questions or address concerns because the staff is friendly.

Fantastic experience: I am forever grateful to staff member Crystal M. from Belmont Brokerage. Stifled by the loss of both parents, I was on a time crunch to find safe and reasonable housing. Crystal went above and beyond all expectations. She was kind, prompt, and practiced fair housing policies. Professional practices taken, changed the course of what could have been a very stressful time. The other staff members at Belmont have been wonderful as well. Staff members are responsive in a timely and respectful manner. Obtaining support for maintenance has also been so accessible. I love the Belmont Brokerage management and recommend to anyone in need of moving!
Negative experience: Why is it that I have to pay my rent on time or get charged late fees if I decide to pay later? This apartment is soo bad and the property management does not seem to care. I have requested to have this leaking ceiling taken care of for practically a year now. Recently, they came to finally patch and paint the ceiling and install a vent for the restroom, I was happy. Only to have it days later leak, stop working, and short out the only light in the Bathroom. I’ve expressed my concerns but no one has come to fix anything. At this point I feel I have been scammed into a 12 month contract with no refund, compensation, or way out. We still have not Received a stove vent installation for cooking. They told us a little hole in the ceiling is fine. It gets hot and stuffy when cooking and feels unsafe for my pregnant wife to inhale

Negative experience: We are still experiencing a leak in the bathroom it’s been months now and it seems like we keep getting less than priority on repairs for this apartment. It takes a really long time to get someone to “fix” something just to find out it is not “fixed” We have been experiencing problems left and right with this unit since we moved in. It was supposed to be “Move-in” ready. I pay my rent on time and in full every month before or on the due date. This is unacceptable and I feel we got stuck in a 12 month contract just to help pay for any repairs this unit needs at this point.

Positive experience: I'm currently relocating back to Southern California from up North, and it's been an extremely hectic process until I came to Belmont Brokerage. They made viewing all four of the units I saw VERY easy...and doing it all in the rain as well. All of the units viewed nicely and was partial to one in particular and already applied for it!! "Fingers crossed" and hopefully I'll be a Belmont Brokerage tenant really soon. Everyone there was so professional and extremely Nice. Thanks for being the very first company that's been awesome since I started my search back in December.

Negative experience: My husband and I are less than a month into our new lease and our experience so far has been a disappointment. First, upon lease signing we're told that we owe money - after paying close to 5k (with first months, rent and deposits) we knew that this was a mistake and asked them to explain what was on their ledger, what we paid and what was owed line by line - they couldn't. We awkwardly had to wait there while they checked the system and they later admitted that there was a miscalculation in the system, bit of a rough start. When asking about parking, microwave, ovens - details about the unit, deposits, etc... they gave the wrong information! We tried to shake off, they have a lot of properties and we're trying to be understanding. However, upon move in the floors were dirty, there are plumbing issues, and drum roll...there is a termite infestation! They seem to be cutting costs at every corner in terms of maintenance and tenant care... I hope that our experience improves but after all of these issues so far and living here for less than a month, we aren't too hopeful. Separately, working with maintenance staff has been great - very responsive and communicative.

Negative experience: We still are waiting for them to come and clean up our complex hence the trash is all over the floor by the trash bin and we now have animals hanging around our garage . We notified Lucille over a month ago and still nothing . It's disgusting and unsanitary and it's not the tenants responsibility to clean up the complex .
