Fantastic experience: Highly recommend. I hired them to manage my rental property and I have found them to be very professional, responsive, and an advocate for me as an owner. They have done so much to help me with my HOA and really understand the ins and outs of the business. They make sure my tenants are taken care of as well. I have used other property managers and sometimes it felt like they were just there to cash a check. I don't feel that way with Ernst & Haas.
Negative experience: We recently escaped a mold-infested unit that Ernst and Haas took over in Redondo Beach, and the experience was an absolute nightmare from day one. The moment they got involved, everything went downhill fast. They clearly represent slumlords who couldn’t care less about their tenants’ health or living conditions. Every bad review you’ve read about them is 100% true - outdated, neglected properties, and zero accountability with awful communication. It’s also pretty obvious that many of their glowing reviews are written by friends or family trying to cover up the truth. Do yourself a favor and stay as far away from Ernst and Haas as possible.
Negative experience: Ernst & Hass is not professional at all. They could care less about tenant convenience. They are slow to repair and their maintenance crew does sloppy substandard work. I was taking a shower and the water shut off. No advance notice was given. When I called the office I was told, "we don't know what's going on", but I'll call you back in 5 minutes. That was 98 minutes ago. Called the office 3 times after, only got voicemail of Eduardo an Octavi. No respect for tenants. I don't know when the water is coming back on. Zero communication from so called property manager. I have to babysit my grandson. I need to have water in my apartment. Ernst & Hass sucks‼️ I am pissed. Even if there was a plumbing emergency plumbers generally knock on the doors of the other units to let them know that the water will be shut off. But again I say Ernst & Haas contracts with substandard service companies. The plumber didn't even have the decency nor professionalism to let the other tenants know that the water would be shut off. I saw one plumber and asked when the water was coming back on and he said talk to management. Which did no good because I can't talk to management because they won't answer and they're not calling back to address the issue of no water for the building.
Negative experience: Beware of this company. The way Ernst & Haas conducts business is beyond unprofessional and dishonest. From the start, their agents rush you through the entire application process, giving you unrealistic deadlines--sometimes only an hour to respond to emails, sign contracts, and pay deposits--threatening to withdraw your application if you don't comply. They also promise pre-move-in walkthroughs and repairs, only to flip their story at the last minute. On our scheduled move-in day, after we had already placed a deposit, they suddenly informed us that the unit was being rented "as is" and that any repairs would have to be submitted as maintenance requests. This was the opposite of what was agreed upon. Big one for us is how they dismissed the obvious water damage in the ceiling as something that only needed a fresh coat of paint, even though it was visibly bubbled and showed clear signs of water intrusion When we refused to proceed under these shady conditions, they kept nearly $900 of our deposit, claiming they were being "generous" by not keeping more. We made it clear that we weren't backing out of the process, but we could not in good faith sign a lease when their own promises had been broken. Anytime you call them out, they divert, deny, or hide behind the excuse that the unit was "move-in ready according to THEIR standards." Everyone we dealt with, from the receptionist all the way to the owner, David Haas, spoke with a condescending tone and made it obvious they do not care about tenants--only about collecting money. Don't just take my word for it--look at the other reviews online. There's a clear pattern of unfair treatment and dishonesty. I don't know why any property owner would want such a company representing them, as they do nothing but tarnish reputations. If you value honesty, fairness, and respect, stay far away from any property managed by Ernst & Haas.
Negative experience: This company is extremely unprofessional and heartless. They do not honor their own agreements, and I urge anyone considering renting from them to stay far away. I was never fully verified, and per their own agreement, that should have meant my deposit would be returned. Instead, they are refusing to give it back. I am a father of three, including twin babies, and I explained to them that I desperately need this money to feed and care for my children. Despite that, they showed no compassion at all. The leasing assistant kept repeating that I signed a pre-approval, but she refuses to admit that I was never actually accepted, nor did I ever sign a lease. My move-in was supposed to be on 8/21, but instead of moving into a home for my family, I am left with nothing. Now I am out of money, with no savings to fall back on, and struggling to provide for my children. The way they dismissed my situation without any care or humanity is beyond cruel. Please think twice before trusting this agency with your money or your family’s well-being.

We provided tax returns, bank statements, and current pay stubs showing a stable monthly income well above the required threshold. Instead of evaluating the actual and verifiable current income, they relied only on a partial 2024 tax return (covering 8 months after we arrived in the U.S.), while disregarding updated documents. As a result, our application was incorrectly denied. Future applicants should be aware: this company applies its rules inconsistently, which wastes time and raises concerns about fairness and transparency. Other management companies had no issue approving us with the same documentation.
Negative experience: Currently living in an Ernst and Haas property since October, and I’ve had nothing but hassle getting very simple repairs done on my apartment. I cannot currently access the property I live on because they’ve consistently failed to get me a front gate key (since the day I moved in). They blame the HOA but really they’re just pushing the tenant (me) to do their coordination for them. After getting locked into my apartment for 6 hours (due to a door knob that was superglued to the door, instead of the screws used to install it), it took them almost two full weeks to get me a door key for the new knob, meaning my apartment was always unlocked. Their “help” in this process, was sending me the phone number for a locksmith. Currently have a sagging ceiling and a 3” hole after 3 days of rain, which also came with about 5 gallons of water dumped on my kitchen floor. Kitchen cabinets have also formed cracks along the ceiling line, which makes me think the entire ceiling is going to come down. Zero communication about what’s being done to fix this unless I call them and threaten to withhold rent. Mostly leaving this review to hopefully put pressure on them to do something about the issues, because I don’t really think they’re going to fix anything. Update: they finally fixed it a week before the day I was set to pay rent, didn’t do anything about the cabinets or other issues, just patched the hole. Ten months in, still no key for the walk-in gate. They have a pretty consistent record of letting problems get much worse before doing anything, the newest record is a wasp nest I reported 3 weeks ago, they did nothing about it and now my two year old has been stung and there are four more nests in the 3 foot wide stairwell, so I’m sure we’ll both get stung more before anything is fixed. Withholding rent is back, and I’m quite confident they’ll wait until the last week of the month to do anything. Live literally anywhere except their properties.
Negative experience: I'm actually not sure if this company is a scam or not. I found one of their listings online, and when I tried to schedule a viewing via the website it asked for my credit card info and drivers license. Naturally that seemed odd to me, especially for a viewing, so I decided to call instead. The woman on the phone told me the same thing. She said it was to verify if I was a real person, which I clearly am considering she was speaking to me right then and there. Whether or not this company is legit, this practice is NOT common or normal just for scheduling a viewing. So proceed with caution if you're considering renting from them.
Negative experience: I am compelled to share my frustrating experience with [Pro. One of the most significant issues has been their lack of communication. Despite reaching out multiple times regarding my application and property concerns, I received little to no response, which has been incredibly disheartening. Additionally, it seems that the property supervisor, Luis, is also unresponsive. Important issues that needed his attention ignored, What’s even more troubling is the apparent priority placed on collecting application fees rather than actually renting the property or providing quality service. It feels like the focus is more on making money than on ensuring a positive experience for potential tenants. Overall, my experience with Ernst & Haas Management Co. has been disappointing due to their lack of communication and customer care.
Negative experience: I'm genuinely surprised this company is still operating. I was interested in an apartment and tried multiple times to contact the supervisor, Luis Hernandez, but received no response. My husband and I called repeatedly, left voicemails, and sent text messages. Although he once stated he would return our call, he never followed through. It feels like they’re only interested in collecting application fees rather than actually assisting prospective tenants. Extremely disappointing experience and poor communication—definitely not a company I would recommend working with.

Negative experience: ⚠️ WARNING: RENTERS BEWARE! ⚠️ 105 Atlantic Ave Apt 10 LB CA 90802 managed by Ernst & Haas Management Co. *** Moved out of this apartment building March 31, 2025 *** Lived here for 3 years, owners (Amine Mokaddem and Shucri Yaghi) and management company (Ernst & Haas) neglected multiple security & maintenance requests (proof documented) with no proper attempts at resolving building issues or increasing security measures especially with the increase in crime in the neighborhood in the past couple of years on top of a recent rent increase. We experienced: - weekly mailbox break ins & stolen packages - unhoused camped inside paid parking garage, stole & broke into my & other tenants’ parked cars - trash & urine odors in elevator & stairways - roach & mice infestation from tenants leaving trash outside their door We understand living in downtown Long Beach comes with the territory out of anyone’s control i.e loud sirens & car alarms, domestic disputes from hotel/inn nearby, aggressive outbursts from drug addicted transients in alleyways are one thing but poor communication, neglecting property maintenance, financial mismanagement, high tenant turnover, legal issues, and unreliable vendor management is another and owners & management should be held accountable. ⛔️ This is only a warning to potential renters should they decide they are interested in moving into this building or any building managed by Ernst & Haas ⛔️
Negative experience: Scamming people. They say you’re approved and then collect your deposit just to deny you again for something stupid. Hold your deposit hostage saying they have to collect from your deposit for the time it takes to rent the place after they held it for you.
Fantastic experience: Lived in a monthly rental for a short period but had a positive experience nonetheless. Maintenance issues were always handled immediately and their staff is very polite and helpful. My only feedback/room for growth is that my utilities come in about a week or two after my rent is due with no notifications so I was late on my utilities to them the first time. I wish their app/website automatically alerted their tenants when new payments were posted.
Negative experience: Most unprofessional company. Silvia asked company to leave stating I was late after never being late for three years., and then said her mistake I wasn’t. Charged $600 for two blinds that were taped together when I got there. Charged for extra days when company stamped move out date. Check your invoices… they math is not good on your move out.
Negative experience: I moved in a unit in July, the toilet was not operating. Frank, the property manager, only cared about taking photos and left. I got contacted by the plumping company telling me they could come in three days. I told them that wouldn’t work as I moved in that day and couldn’t be here without an operating toilet. The girl told me she would need to call me back. Ended up getting the plumbing the same day DUE TO MYSELF TAKING ACTION. They only assigned the vendor to my unit. By the end of a July a flood occurred. THE ONLY person sent was the person to replace the valve under the sink that caused the flood. I took out all the water by MYSELF. I had to beg for them to send someone out. FRANK comes with their go to handyman guy THREE days after the flood. Per Frank since everything was ‘dry to touch’ nothing needed to be done. I requested the cabinet in the restroom get replaced(as that’s where the flood came from) I was denied it. Mold of course grew as I told them would probably happen and they finally came to fix it, BUT they painted over a wall area that I was concerned where mold was growing in my room EVEN though I told them NOT TO and they had the audacity to charge me for it. Lastly I got a mold report done as requested by Frank, mold was found and moisture levels of the floor extremely high(this is a month and a half after the flood occurred.) They still haven’t REFUNDED me for paint charge. No one has helped me with getting my fee for the mold reimbursed, and they have sent out a second company to inspect the floor as the first company they sent the landlord didn’t like the price. The mold company and first vendor already advised to change the floors. They still are debating on doing so as they are now having the second vendor come for a second time to reinspect. I WOULD NOT RENT FROM THEM AS THEY DONT CARE ABOUT YOU, EXPLOIT YOU AND ALSO FORCE YOU TO SIGN THE LEASE BEFORE VIEWING. Also Frank never redid the walk through report as it wasn’t thorough . NO one helps you and they give you the runaround. I’ve included some pieces of evidence to prevent future tenants from getting a lease with them. I’ve attached evidence below. You can see how Alejandra lies and tells me Ariel isn’t available along with how I wasn’t even sure what the painting was for but that I decline it. Also how Frank literally lied and said the vendor stated it was a cosmetic issue yet the vendors invoice states MoLd. I can go on and I’ve left out details as it would be way to long.
Negative experience: I recommend avoiding this property management company entirely. I had a hostile property manager named Jeannine Riley. Initially she was a typical property manager but over time she became downright hostile. I may file harassment charges on grounds of intimidation. Beware of Jeannine Riley. Susana Manley is the Client Relations Associate I filed my report to. She offered no resolution and didn't bother to call me. Instead, she immediately took my complaint directly to Jeannine. A poor choice for any involved conflict resolution. As a certified virtuous leader, SHRM certified leader, and award winning Image Consultant, I strongly condone the behavior and general conduct of Ernst and Haas Property Management.
Fantastic experience: I’ve always enjoyed working with Ernst and Haas! This is my second rental with them and I love how professional this company is. They have beautiful properties here in Long Beach and have such a streamlined customer service process. The renters portal is phenomenal !! I never have to speak to anyone but when I do, I’m always met with a courteous disposition and a sense of urgency. If you are looking for a home or rental in Long Beach, Ernst and Haas is the property management to go with.
Negative experience: Was told we could come look at a house today at 5pm. I got off early from work and drove down 30min to the place and the lady informs me then that it’s now taken. And not even an apology for wasting my time and money due to her unprofessionalism.
Negative experience: Application got denied because my credit score was below 620 even though I’m a stay at home mom who makes no income my husband score qualified and he made the rent requirements but for some reason they didn’t factor that. If my husband had applied himself he would’ve been approved so I don’t understand why they have every occupant over the age of 18 apply even when they don’t have credit. It’s ridiculous. I personally think they denied us bc of our service animals. Reviews of this place weren’t good and this was the universe telling us. Good luck renting out the apartment that’s been on the market for almost 100 days!

They say the process takes 2-3 days which is a lie they gave us a run around for no reason if you get Cinthia Vargas as your leasing agent just withdraw your application! She will find any loop hole to try and get you denied! Save your application money and rent elsewhere!
Negative experience: I am updating and reaffirming that Ernst & Haase are absolute SLUM LORDS!!! I complained that the repair to my apartment hasn't been fixed and they came by to site me for having a sports flag in my window, but not to fix the problem with my sink. The staff is the absolute worst! Rude and do not care about your concerns or needs. I've been waiting on a repair for 3 months and instead recieced a letter that my rent is increasing. Look elsewhere for a management company if you can. All the 1 star reviews can't be wrong. Update. None of my repairs have been fixed since this comment was posted. Also, a homeless man has moved onto the property and nothing has been done about it from Ernst and Haas. The police were called but since he is in a tent he has to be evicted. They increased the rent twice since my complaint. You don't get much more incompetent than Ernst and Haas. Especially Lili Garza! 2nd edit. Negative experience: Any property that is managed by this management property, Please do not rent from them. They do not respond to any maintenance needed!! When I moved into my unit. There were so many tiles broke in my kitchen, they said they were going to get fixed before I moved in as well as carpet stains on my carpet nothing got repaired or fixed before I moved in, it was an ongoing issue. Not to mention there’s weeks at a time where I can’t take my trash out! I’ve contacted Susie who is set to be higher than a supervisor and she never responds to me or brushes it off. Horrible work ethic. They make it nearly impossible to get out of the contract and I assume you don’t get your deposit back from recent reviews that I’ve seen, but I’m cooking up a big lawsuit for this company and the owner. Worst experience ever ! Do not rent if this management company is involved. Not to mention everyone that works there has no common courtesy or any common sense.
Negative experience: Moved out of an apartment managed by them after 10 years. Wasn't a great experience, and they attempted to charge me to for items that I had no control over, such as replacing a s-trap sink pipe to a p-trap. Horrible.
Negative experience: The Property @ 1763 E Appleton has been using the trash bin, across from them that is allocated fro 1762 E 3rd street in the alley. We have had to renforce the garbage bin with a coded lock as people who would dump trash and personal items in front of the trash bin and have also blocked the garages across the alley(Personal items : Rugs, Mattresses, clothes). They now do not have access to our trash bin however leave hazardous material( diapers- we have no babies or children residing in our complex) the lady the in far right garage stated management informed her to use our trash bin. I informed her that the trash bin for the property is on the oppossite end of the garages(on the left side , behind the gate and clearly mared frp 1763 E Appleton) We pay enough fro our trash pick ups, so the more trash and extra pickup by waste management will result in extra charges for the tenants @ 1762 E 3rd St. @Ernst & Haas Management Co. please reach out to your tenants- they KEEP DUMPING GARBAGE IN THE ALLEY. I will start reporting to the city moving forward.
Positive experience: So far so good. I've been dealing with whom I believe is Lorenzo and Cinthia. It's been pretty nice so far. I was able to view the property with ease, which was reassuring with the scams. Cynthia is handling applications and she even gave me a heads up about a potential problem and offered me to get a refund before moving forward but we solved that thanks to her patience. Communication has been very good so far too.
Negative experience: THIS MANAGEMENT COMPANY WILL TRY TO TAKE YOUR SECURITY DEPOSIT I tried renting a unit with Ernst&Haas. They rushed me through the entire process threatening I might lose my rental if I didn't act quickly. When I brought the security deposit, they tried to make me sign an agreement essentially waving my right to my security deposit. When I suggested making changes to the contract before signing they told me to find a different apartment. Contracts are only valid if they are agreed upon by both parties. Do NOT work with this company. They will attempt to steal your security deposit with unethical contracts.
Negative experience: As a renter, I DO NOT recommend renting with Ernst and Haas. I have lived in other countries, states and neighborhoods in Long Beach and have not encountered such a mismanaged company. I’ve seen their positive reviews are left by business to business relationships but for RENTERS it is a very toxic company to rent from. As a renter, you will have to speak with Emma Cuellar, the property supervisor. Her tone with renters is beyond rude and has so much attitude via phone calls and emails. Myself and other neighbors have caught her talking horrendously about other neighbors, not realizing that we all speak to each other. She would roll her eyes at neighbors and state that the neighbors need to move out. Maintenance workers that would come to the house to fix something also had negative comments about how she spoke to them. I am very shocked with her attitude and how much time she spends working with others. There have been many instances where she made problems with our house (within a month of moving in) not the responsibility of Ernst and Haas. Our last encounter involved her calling me after I moved out and asked how I set up a dryer in the house. I had to remind her that she listed the house as washer/dryer hookup ready when it wasn’t. I tried to inform her on this when I lived there but she told me “no other renter had an issue so it must be my dryer or me that is having the issue” so I sold my dryer. Her response once I told her a dryer cannot be hooked up in that house was “oh, because the new tenants can’t hook theirs up”. Because of many encounters like this, Ernst and Haas is a sneaky company. Now my VERY FIRST email to Susie Manley, who is in charge of Client Relations, ended with her stating she “was closing out your concern”. My concern was the company they hired and charged me on my deposit, had an incorrect email (which they corrected after I realized it was an invalid email) also had no working phone numbers attached to an email so I had no way to contact them. They did not offer any info as to why the numbers were not working or offer to reach out to the company they hired to let them know I am reaching out. Just that she was closing out my concern. My biggest incident with Ernst and Haas was a 3 foot hole in the ceiling that allowed me to see the attic was left for weeks, bathroom toilets for 3 houses on the same the plumbing would flush human feces into our backyard for 3 days. After speaking to a lawyer, he recommended calling the city of Long Beach. Since Ernst and Haas left us in such a bad living condition, we had someone from the city visit and make notes that same day and had Ernst and Haas fix these issues within 48 hours or be fined. By the next morning, the entire street was filled with plumbers, roofers and more ready to fix our maintenance reports they left unattended. Many of these maintenance reports were under the previous maintenance coordinator. With the NEW maintenance coordinator Ciro Villa, he is the most productive and outstanding employee I have encountered at Ernst and Haas. I cannot thank him enough for helping me with all maintenance issues since he took on this roll. Every email and phone call from Ciro was a perfect example of being kind and going the extra mile. There is not a single complaint about his job in this roll. Overall it is truly shocking how much I had to email this property management company as a renter but again, I would not recommend renting from Ernst and Haas. I have had a much more pleasant experience with many other rental management companies in Long Beach that had great customer service and solutions. I am hoping someone in upper management responds to my customer review email so I may show the emails and examples of how poorly their team handles renters. Renter from December 2022-December 2023
Negative experience: “Leading the way home” nice motto for a company that’s been trying to evict my family and I since they’ve bought the property we have occupied for the past 20 years. Throughout the entire time they took over the property, they only renovated the other 2 units and left ours outdated. Horrible company/management and are completely inhumane!
Negative experience: Worst property management company in LB!! We have been living without a mailbox key for over 6 months. After multiple maintenance requests, several keys stolen, this company can not manage to come up with a solution to allow us to get our mail. A simple solution would be to install a smartlock with combination code for USPS to access premises, however this company is too frugal to come up with a viable solution. Meanwhile, we just have to sit here, not receive mail, having to go to the PO, stand in long lines, argue with USPS postal workers to try to get mail while the property management folks twiddle their thumbs. Between the property management company and USPS, this is the worst service you could ever imagine!!

Fantastic experience: My oven broke right before Thanksgiving, Carlos helped me with the situation and got a new oven installed right before Thanksgiving, he saved Thanksgiving for me! Ernst and Haas always gets things done in a timely manner, and if you get Carlos to help you you’ll be in great hands!

Fantastic experience: Well if your looking for a place to do a short lease ( 1 year ) than your first choose should be Ernst & Hass Management. my son was looking for a place to lease because of his job and we found this nice place located in Long Beach, CA and we been shopping for sometime but my eye caught this house. I contacted them and Rubi Tello called me back to do a site visit and at no time was I under any pressure to do the paper work. We ask alot of questions, look in every room, garage and even tested the hot water heater. I told Rubi to give me a few days to think about it and she said " no problem, let us know when your ready " I felt that she was not trying to get me in the place, nor did she said that I needed a down payment to reserve the house. After a few days......I contacted her again and said I take the place. Paper work was a breeze, sign the lease forms and we moved in. Once a maintenance request is submitted in less then 24 hours Rubi Tello reaches out to us via email and phone call to clarify our maintenance request. If there are any adjustments to scheduling she has let us know in a timely manner. Overall, I have been very satisfied with the care under their management.

Negative experience: SLUM LORDS!!!! Like many people have said, this company is money hungry. My rent has consistently gone up the maximum allowed percentage every year. My sink would back up whenever the neighbor used their garbage disposal, plumber's fee was added to my rent. Heard rats in the walls behind the cabinets and had a neighbor confirm they had food eaten into, Ernst and Haas refused to pay for pest control until I had seen droppings and rats as proof. Smoke detector needed to be replaced, $75 added to my rent. Meanwhile the crack that spans the entire length of the ceiling that's been noted in multiple yearly inspections goes untouched. Probably until they can find a way to make me pay for it. And most recently THEY LOST MY SPARE KEYS AND ARE MAKING ME PAY FOR THE REPLACEMENTS and even sent a threatening email that if I didn't give them a new set then I would be charged $45 for the lock replacement. When I asked if they lost them or if they were never returned from one of the maintenance vendors they gave them to, Azeneth told me they were just misplaced during a recent key room renovation. I KNOW THIS IS A LIE BECAUSE SHE SENT ME THE SAME THREATENING EMAIL LAST YEAR. I just ignored her and she forgot that my keys were still missing. Some random stranger could be walking around with keys to my apartment and they don't give a damn. Far from offering to replace the locks for my safety they're treating me like the villain. Reading other people's experiences upon moving out of their properties, I'm afraid of what they'll find to charge me with when I finally leave.
Negative experience: Ohhh you see a house or apartment ? Might not seem overpriced might not seem to updated but the price is not bad. It’s tempting right? To apply! Please don’t do it. These scums are money hungry. If you do don’t dare put in a maintenance request unless of course you want it charged to you on your next month’s rent bill. Also expect to receive the max allowed of rent increase yearly. Don’t think your rent will remain because this PM is just looking to spike up the rent no matter what. Save yourself & A V O I D!
Negative experience: I recently ended a lease with them of a year long. I would advise against renting with them as they are very carefully worded in their contracts so that tenants cannot do anything about getting their full refund. The location itself had employees that were very helpful but the person assigned to manage my specific property was useless when it came to answering any questions I had ever asked. Mostly never responding. I was charged a cleaning fee of 250 for the carpet when I had the entire thing covered in an insulated mat my entire stay and I left it better than I received it. I was also charged 750 for the paint even after I filled every hole with sparkle. Also a cleaning fee of 150. I had some charges that were fair and that was fine but the paint and carpet cleaning were unreal. Never again. Attached is how I left the property, better than I received it.
Negative experience: DON'T GO AND RENT FROM THIS COMPANY!! If i could give this rating a negative 100 i would.. this is by far the worst rental company i have ever rented with!! Mr and my family was with this company for 5 years and was the worst ever. They nipped picked us for every little thing. We kept the property looking nice and well managed but they still found something to pick on us about or gave us a warning about! We was never late on rent nor even called them out to fix anything.. if they want you out they give you very little time to leave and expects you to still pay rent and wouldnt even give us any relocation money to relocate.. the staffs there are not very knowledgeable about anything or not able to tell us correct information when a question was asked. I will never recommend this company to anyone!! There are other rental companies out there that does care about there tenants and willing to help.
Fantastic experience: My husband and I have been owners represented by Ernst and Haas for 13 years. Their service is very good; knowledgeable, responsive, proactive, and timely. Have had a number of tenants over this period and they report being well and fairly treated. I highly recommend Ernst and Haas as both a management company for owners and for tenants.

Negative experience: The literal trauma and mental anguish I have sustained living at an Ernst Haas managed property should be seen as CRIMINAL. This company tends to make Band-aid repairs on this bullet-wounded building. Someone in that management office must be in cahoots with their plumbing contractor because I get notice of water shutoffs and emergency repairs a half dozen times a year minimum. These are emergencies from lack of preventative facility maintenance. I want to move but the shitshow that is California housing leaves me trapped and paying good money for a crumbling apartment.

Negative experience: I have been renting from Ernst and hass for over a year now. I feel there is a lack of representation for the black community they definelty made me feel uncomfortable and unheard when it come to complaints. They have one person of color on there management site and she is never available. I have voiced complaints for lack of service and yet I'm being ignored for the simplest of things. They respond to email but calling the office gives you a run around when you have a dispute. After the pandemic they've waisted no time in raising the rent and even during the pandemic they hassle you for money . After reading the most recent reviews from the past 6 months clearly I'm not the only one going threw this negligence of treatment. If your thinking of renting from them do your research and consider these reviews. This was my first apartment and I can't wait to move with a different management soon as I'm able. It's good for a starter but not long term
Negative experience: I will be very sincere, run and don’t look back. All the reviews that you’re reading about are true, I experienced it myself. I applied I was preapproved. They gave me a call. They asked me to show up with a cashier‘s check with the down payment. I viewed the property and I was two days away from moving in when the management company calls me and advises me that the owner decided to pull out of the agreement because apparently one of the applicants work history was not sufficiently adequate. Makes no sense, I work for a housing development and I know there are no basis for this. We signed a contingency agreement, which basically means that both parties need to meet the conditions, which we did. The most all of it all is that the problem didn’t occur until after reviewed the property we had already placed. Our deposit went to go over the property is when they decided to pull out a day after.
Negative experience: We've been living here four years now. Our rent has increased 15% over that timeframe, and Ernst & Haas has done nothing to deserve or warrant such an increase. They offer the bare minimum in regards to service and availability. Keep your receipts when they ask you to vacate for tenting, otherwise they will only reimburse you your prorated rent per day. They use cheap vendors that often don't fix the problem the first time, and very clearly delay fixing issues because they're looking for the lowest bidder. A really disappointing experience once you sign the contract. Ernst & Haas has been a real pleasure to work with throughout the application process for our new rental. Jessica, specifically, really helped through the employment and rental verification process. There were some issues receiving timely responses from my current rental company, and Jessica always kept me up to date on the progress and made sure she was available to answer any questions I had. We have not moved in to our new rental yet, but I am really looking forward to working with Ernst & Haas moving forward, based on our experience so far. I would highly recommend using this company in the future for any tenant or rental needs.
Negative experience: Management ignored and declined to fix a broken window screen, took months to fix faulty wiring for lights in my bedroom, has shelfs / drawers that are genuinely falling apart in the kitchen, has a heater that’s been broken since moving in, etc. yet told me I had to remove my plants from my balcony.. Really? Plants are an issue on a balcony?? Huh? I’ve had better management that doesn’t actively try to cause their tenants unnecessary drama over PLANTS yet ignore actual issues that actively affect their tenants. The bar is on the floor, yet they still failed. I’m very disappointed. Avoid if possible.
Negative experience: Zero stars if I could. This is a crooked property management company and I am urging everyone to move forward with extreme caution. This review is long over due only because we wanted to wait and see if their behavior and lack of service was just a one time thing or if this is the way they do business. Well, it's been a year and I can attest to their complete lack of professionalism, service, and care towards tenants. I felt discriminated against as a single person with no dependents based on my financial situation. TLDR: they tried to charge MORE MONEY in rent during the peak of the pandemic and BREACH the contract. Management company went against the legal terms of the contract and tried to charge MORE MONEY than what was stated in the already signed agreement during the height of the pandemic (July 2020) for adding 1 more person to the lease for a 4 bedroom house at 929 E Marshall with only 2 current adults (no children) living there. Not only did they trick me into applying and paying the rental application fee, they then changed the terms of the contract asking for more money, which we refused to comply with, which forced me to have to look for a new place to live after I had already vacated my old apartment. Because we followed the contract guidelines by applying, they now had the financial information to take advantage of us during one of the most stressful times on earth. I didn't know if I was going to have a job and wanted to move in with a friend so that we could save on expenses. It turns out that I actually had to spend $$$thousands more to secure a new apartment. This is just ONE example of the horrible experiences with multiple employees at Ernest and Haas. We spoke to everyone from the bottom to the top over several weeks. Their complete lack of communication skills and professionalism is appalling. This is a CROOKED and SHADY property management company that gives a bad reputation to other good property management companies. We've also spoken to previous tenants in the neighborhood who also shared their similar experiences with the shady dealings of this company. Unfortunately for us, we didn't have the mental capacity to pursue this legally. Too many 1 star reviews here to make this a company to support.
Negative experience: Takes forever to get approved for an apartment. I was told several times it would take 3 days, now I’m being told a week. Basically just waiting for an agent to get to me……it would be much helpful if I could talk to that agent so they can tell me their knowledge. Has anyone else applied? We want to quickly put down a deposit. But first we need service and we are not getting that at all.
Negative experience: This company's quality of service and protection has significantly declined in recent years with changes in their supervisory administration. After having a dispute with a fellow tenant in the property on Kennebec, I received a 3day notice to quit, worded in a way that made it sound like an eviction. Told them I couldn't move that fast, so they coerced me into submitting a 30 day notice to vacate voluntarily, so as to avoid eviction and an unlawful detainer filed against me. The apartment I moved into is above and next door to the owner's 3 story home on the property. No One Ever told me that if be living next to them! Do you know how frustrating it is living next door and above your landlord??? Getting your water pressure cut, and a knock on your door when your toilet is running. Not to mention my unit was entered on more than one occasion when I was not home. This company is ideal to rent from if you don't plan on staying there long-term, and if you do not live any kind of alternative lifestyle. Like I said.. there service used to be better.
Negative experience: Living as a tenant under Ernst & Haas management in a small back house, is very similar to living in the state prison jail cell with constant and regular bed checks. They are professionals at breaking the landlord/renter nuisance law. Once they took over the property, there was never a month, without a representative knocking on the door, or them taping a notice to the door, unexpectedly and startling walking through the yard without notice, while taking pictures, and having long group conversations near the back house windows. They would come in, three people at a time, inside the jail cell sized space, tracking in dirt, looking around, taking pictures looking into the closet, and always with their main representative having a "holier than thou", snarky, condescending and snappy attitude. For a year, there wasn't one month where there wasn't an inspection notice on the door. Even a day before a major holiday they would have to come in with some little random reason. When I voiced my concern to Claudia, she proceeded to tell me that they have the right to inspect the interior whenever they felt like it. After that comment, I wrote to the office, to let them know that we are paying tenants who deserve to be respected and I let them know that the inspections were more than excessive. The interior inspections slowed down a bit after that email, but the continued nuisance of phone calls, text messages and cancelled non-existent maintenance requests continued. A very large packet of inspection notices and emails from Ernst & Haas Management has been saved to our files for evidence of this excessive and incessant nuisance. We do understand that management companies want to make sure that their paying client, the Landlord, is happy at all times, but to completely demean and demoralize us as paying tenants, and to create an environment of uncomfortability, and not respect our privacy is extremely shameful. I hope that one day businesses like these get penalized criminally for creating hostile environments that make a quick buck off of greedy Landlords. Ernst and Hass gets 0 stars for making us feel more than extremely uncomfortable during our stay. Our privacy was violated by having multitudes of people walk through the back yard and around the backhouse without notice. We were never able to sit in the yard and enjoy it due to Management and Landlord walking through the gate at all times of the day and evening. We were never talked to as if we were adults. Always in a condescending manner and with disrespect. Everyone deserves to live in a space where they feel respected, safe and comfortable. This was not the case for us with Ernst and Hass.
Negative experience: Scammers!! They just want your money! Super slow working company!! I was still only pre-approved after 2 weeks application process. Then opted out of rental agreement before I even moved in. They kept the whole security deposit! They said I would get parts back if it gets rented out in 30 days. But they never even put it back on Zillow or apartments.com where I initially found it, so no chance of anyone finding it!!
Negative experience: I applied for an unit on 13th July and it should take about 4-5 days to process and I received a mail on 20th July that your application process is started with saying the property we applied has already been taken. Then they asked us to transfer application to a new apartment unit which again took them years to process. On 27th July they ask us for a new requirement to be fulfilled. They are just money hungry and making people fool and wasting there time. Be aware from such scams property management companies. I think the 4/5 star ratings they have are there own fake reviews. BE AWARE
Negative experience: Renting through Ernst and Haas was actually a good experience. It was the owner who I was unhappy with. I rented from 1837 Temple Ave #C. I took pictures before I moved in and when I left, I left the home in immaculate condition. Except for two holes we covered and needed painting. The owner charged me $316.67 for two holes that needed to be re-painted and charged it off as "prorated depreciation of paint occurred during tenancy". Unfortunately you never know about owners. All in all I never had any issues with the property management company.
Negative experience: They took 75.00 away from me, and didn't give my deposit back for 2 weeks. They tell u that you must put down the entire security deposit, before you are approved, "processing". I know NOW, that's a red flag. Nevertheless, I called back within two days to cancel my application because I had visited the unit at night, and the parking was horrible, lighting on street bad, and being a woman this wasn't going to work. My application was still being processed, and no approval by mgmt co given yet. Therefore, they take your security deposit and if YOU cancel during the processing, (which u can, because there's no written rental agreement signed, just your application), then they hold your security deposit until the set time you were to move in and take some of your money, and say it wasn't rented until two days later. They're taking people's money, I was going to take them to court, but my statute of limitation has expired, but if this has happened to you PLEASE contact me, there's POWER in NUMBERS!.
Fantastic experience: Ernst and Haas has been managing my rental for a year and they have consistently offered professional service. I have always received quick responses from Jeannine for all of my questions. They are great in handling maintenance issues that come up and the costs for any repairs are lower than if I tried to arrange the repairs by myself. Definitely the best property management agency in the Long Beach area.
Negative experience: They have no management, and are pretty big in discrimination. They haven’t the educated or well mannered staff to hold proper business phone calls and currently every listing they have slowly goes down in price as they struggle to rent for various reasons. My advice to anyone is even if the place seems nice in the photos, most of them are heavily over worked with filters and edits, and if you want the comfort of rent from a management I’d suggest one that you don’t have to worry about being bothered during your tenancy, very uptight and no regard to respect of humans or their living. A lot of their reviews on here are botted and fake and I’d keep a very close eye to the negative reviews here as they are all similar for reasons.

We’ve worked with Angie through our entire tenancy and she has always been responsive and helpful though everything we’ve had to deal with. Jessica and Angie were great and very helpful. We had lots of questions and they had answers. Moving is so stressful so we are so thankful for their patience and attentiveness to our situation. There was an issue with trying to get through to speak with someone even though it was close to closing time but we were lucky enough to get Solita, instead of rushing us she was patient in making us feel assured that our move will be prompt and smooth. They were all very professional and attentive.

Negative experience: We were vacated from our rental property. Ernst and Haas illegally rented out a business address to us as a residential address. Code enforcement was surveying our apartment for code violations (related to our constant ceiling leaks and black mold), and then gave us a 24 hour eviction notice to leave as we were living there illegally. They also evicted our neighbors from the ground floor unit. At least five people were immediately homeless due to these slumlords renting out this business address illegally. The managers at Ernst and Haas offered to pay our deposit back and apply to other listings for free. They did not offer to reimburse us for the rent, moving costs, temporary housing, etc. We rented from Ernst and Haas because they’re cheap and we didn’t have much rental history. Of the two apartments we rented from E&H, we experienced leaks, dirty/oily carpeting, rats, mice, roaches, black mold, and eviction. We are currently seeking legal counsel. Please, look somewhere else for housing.

Fantastic experience: My sister-in-law suggested Ernst & Haus because she uses them for a property that she owns. They are known for servicing Long Beach properties but they managed mine that was in Buena Park. From the first phone call to the last email, their service was never less than exceptional. Michael Draper was always very quick to respond to any questions that I had or if there were was anything that I needed to know or approve (repairs that exceeded a dollar amount that I set). Angie Sandoval was just as helpful as the property manager. There was no question that she couldn't answer and was helpful right up until we sold our rental property. The experience with the them and the company was everything that they promised. I didn't have to list my rental, check tenants credit records, do yearly inspections of the property, collect rent or anything...E&H did it all! If I acquire another rental, I will use them again.

Negative experience: Horrible customer service and leaves you in the dark throughout the application process and wastes your time up until your application expires. The application itself doesn't even get finalized and they would still start the timer for when it expires. For the entire 30 days, our application was never even finished up even after the expiration date. And throughout, we went through 4 apartments that keeps getting rented out to another renter after giving us zero updates for a entire week even though the chosen apartment was JUST listed the exact same minute we gave a second option. You can 110% qualify for their income requirements and they would still ask you for a cosigner to probably pocket the $40 application fee for the unnecessary cosigners.
Negative experience: I haven’t been happy with their response times to maintenance requests for a few years now. The latest is our AC not working and it took until almost 12 the next day before a service call was requested- even though I requested the day before online. I would have called but they don’t want us to request maintenance anywhere but online. 2 more days until someone can come out to diagnose it. Then management reminded us that they need approval for any repairs, which could take a day or more longer, and with the weekend coming up it could take longer still. It’s been up to 93 degrees inside the house and they won’t consider compensation for this as it’s not “life threatening”. I have been a homeowner with renters out of state and hired a (different) management company- I know they never let our tenants deal with something like this without asking us to discount the rent for our tenants troubles- which we always did. It shouldn’t take a life or death situation to consider giving a renter compensation for almost unlivable conditions. This is only the latest situation. Some previous issues were also handled by staff dismissively. Some staff talk to you like you should be careful how to speak with them or things will only take longer. I no longer trust or feel comfortable with them.
Negative experience: I noticed there is a pattern of discrimination with this company. I met all the requirements including credit and income, but my application was denied allegedly for credit, even though my score surpassed what they were asking for. I will reporting them to HUD and encouraged anyone else to do the same.
Negative experience: Tried to rent a property through this company but they gave me the run-around for 2 weeks. Didn't return phone calls, but were happy to take my application fee. I wouldn't rent a property from this company.
Negative experience: ATTENTION!!! If you planning on moving or reside at 1834 Pine Avenue please don't waste your money! They have rats, worms coming out if the bathroom sink and horrible plumbing. They have the nerve to charge ridiculous fees for something that was the property problem from the beginning. You have drug activity throughout the day, people breaking in your garage and sleeping in it! Secured property! If you call hoping a broken entrance that they failed to fix and let's not forget your mail box being broken into. It's sad company's like this just take, take, take! I have moved on, but BE AWARE!
Fantastic experience: The word that I would use to describe David is that he is theoretical smart when it comes to renting property . David did a walk through of my house (3 bedroom 2 bath and guest house )which is located in the heart of nice street lined homes in Wrigley on Maine Avenue in Long Beach, CA. David suggested minor repairs during the walk through which included tearing down a fence in alley which would allow me to use the patio cement as a driveway for two cars. once the cement was grinded down (increased the value of my property) I squawked at his suggested monthly rental price but caved in. David suggested the best month to list it for rent . He came back later took pictures of my house and posted them on the internet and also posted a for rent sign on my property which resulted in calls averaging 11 calls a day about the property My house was rented immediately . thank you David and crystal
Negative experience: Hi ! Nice people answer the phones, however the rentals I need are not available at this time, am told to check back daily. I ask do you have other resources to any other known property management companies, wether it’s sister or brother companies or more. The lady quickly says “ I do not have any other companies I know of and I would not promote or give resources to other companies you have to search on your own.” Lol It must be hard to be humble, but am not worried, I will find a nice home rental for myself and my family. Jah will provide. It’s great to ask questions, you find more answers than you bargained for. It is not always what someone says but how they say it. Totally inappropriate manners at this company. Negative experience: Unfortunately I have to provide them one star. I submitted my application and I was told I was denied because of my credit score. I keep a very close eye on my credit and I know exactly where it is, they completely lied. I had absolutely no problem getting approved elsewhere, who actually required a higher credit score then they originally asked for. I asked them to send me a copy of the report and it was a SCAM!! Don't waste your time or money!
Positive experience: I have been living in an apartment under this management for almost 8 months now. I have put in 2 maintenance requests that were quickly responded to and resolved. They are very nice and professional whenever I call.

They told us to turn in the application and not to worry and to turn in other paperwork later in the week. Well on friday we went to drop off papers which has very personal information of us and next day on saturday we received a letter of denial for rent due to credit score.. When i spoke with jessica she said to me that receptionist know nothing and they only take paper work without asking questions,,,,,,OMG her response was so idiotic why would you have a receptionist that knows nothing and to have them take your personsonal paperwork. I read the email of the owner of this management to a possible renter, it was horrible i wish i had read this before threaning that he will make sure to make aware other landlords to not rent him a apt and advising him to go to therapy. ..totally unproffesional. I will be sure to remember their company name and to advised future tenants not to use this company ever!!!! Shame on you guys!
Fantastic experience: I am currently in the process of moving down to Long Beach from San Francisco, and has contacted several apartment agencies and landlords for potential housing. When I contacted the front desk for Ernst & Haas, I was greeted and helped by Holy. She provided very detailed responses to my questions and gave me as much info as she could. I appreciate the time Holy took to explain rental properties, as this is not my first rodeo and know that many agencies do not bother to give a potential tenant more details until they've signed a contract. I highly praise Holy's work ethic and attitude.
Negative experience: I applied for an apartment and was told I need a co-signer when I held 171 times the rent in my bank account and have a 795 credit score. They gave the apartment to someone else after I paid $40 and did not give me a chance to get a co-signer. I believe I was discriminated against b/c I am on permanent disability. Although I also hold a part time job. Dont waste your money.
Fantastic experience: Very professional and knowledgeable. Customer service was great, Ashley made me feel comfortable with my choice. Very helpful in answering any questions or problems customer have. Ernst & Hass Management is a excellent company overall.
Positive experience: Professional and always helpful with maintance request. The only reason its not 5 stars is because we have a lot plumbing issues with our unit. However they are always quick to respond to our request, our unit just needs a lot of plumbing work, not just a quick fix. But you get what you pay for
Fantastic experience: Highly attentive and professional service. Jessica was great at answering all of our questions and the entire process was smooth: from applying, to our walk-through, to the move-in. They gave us regular updates about the status of our application and gave us thorough and clear instructions on things that we should get done before our move-in date. I've never had a property owner or landlord provide such organized service. Would definitely recommend!
Negative experience: *** DANGER,DANGER*** Very unprofessional company. Be ready to pay high Rent. I was residing in a month to month contract property and After this management company took over I was pretty much getting a notice of increase letters every 3 months( note be ready for a rent increase after ur lease this happen to my friend too) Their staff is extremely unprofessional n are subjected to the the phrase “ I’m sorry we are a little busy at the moment”. they even had a random person on my contract which took over a year to get that person remove because they thought I was lying and they were very unresponsive to letters and voicemails. At the end of ur lease, say good bye to ur deposit since they will try to get u for every type of fee there is. Always save ur receipts n take lots of pictures of before n after. “STAY AWAY IF U CAN,RUN”also if u try to call get ready to hold n go to voicemail, but don’t bother waiting for a call back. Make sure u save all written conversations as well for ur protection, they tried charging me for late rent payments fees even tho I’ve never been late on rent so I had to backtrack on bank accounts n web portal and write to the bbb just so that they can credit my account, (apparently if u pay rent in advance on the portal it charges u late payment, ironic right).
Negative experience: Good and Bad. One of the landlords they work with went out of his way to make sure he didn't do repairs the way they were supposed too, I understood when their hands were tied then. Their fast response to maintenance requests was always great and I will forever appreciate them as a company. But I am also disappointed that they work with shady landlords. Again they were nothing but kind to me but if you work with bad people I have to air the side of caution here.
Negative experience: Rented with this management company for a little over a year. We didn't require much from them during our stay. The maintenance requests were usually handled in a reasonable amount of time. But when it came time to leave our unit, and the landlord racked up a bunch of bogus charges and Ernst & Haas did nothing to protect us from it. Like being charged $90 for a broken showerhead that was already broken when we moved in. We even reported it on the move in paperwork with them.
Negative experience: Zero stars. Very unprofessional company to work with. BEWARE renting with this management company, the employees are only there for their 9-5 they do not care about the business as a whole. Examples of bad business practices include:They don't answer telephone line during business hours, they don't return messages that are left on their main business phone, the main office employees go home before posted business hours (arrived 30min before office was supposed to close and everything was locked and closed already), they accept application fees on listings that are no longer available, when you apply for a listing you MUST contact them do not expect to receive the first communication from them, if you have applied for a listing that ends up going off market don't expect them to inform you that the listing is no longer available. Overall, if you read their website, they sound like they would be a pleasant management company to work with. Unfortunately their employees don't seem to follow the practices and functions laid out on their website lol! So this company is one that expects much from their tenants and applicants, but does not extend the same courtesy and respect in return. To those of you who are still dealing with this management company I wish you the best of luck! And to get everything documented twice in writing;)
Negative experience: Applied along with my partner, they were very rude and not willing to work with us. Both over the phone and in- person. Horrible communication, never gave us any updates just vague answers. We never got past the gatekeeper (leasing supervisor's assistant, Jessica m.). Seems like they were still taking applications for a unit that they had already begun paperwork to lease out to other people. We had to call them and inquire about the unit after they had taken the listing down because our $80 application processing fee doesn't cover courtesy notices apparently.
