Fantastic experience: My experience was 10/10 applying process was a breeze ! Manager Letty was efficient and timely in getting back to me she was helpful and kindly answered any questions I had .When receiving the keys and doing a walk through the apartment looked in great conditions ! she showed me around from the parking lot to laundry sight to where trash bins are located ! The apartment complex has felt safe comfortable and clean as of today if you’re looking to rent here it would be a great choice!

Negative experience: I stayed in one of the appointments Patricia was my property manager and was horrible for every little concern, she had an attitude at one point they took away the garage, which was fine but little did I know that when they were doing construction downstairs, adding new apartments to replace the garages I was still being charged for two years when I talk to Patricia about a reimbursement or just taking it off my rent she told me it was like she’s gonna look into it. She’ll let me know she never did When I called the company, they basically told me there’s nothing they could do because she no longer works with the company but yet, I have all the payments that even say I was paying 100 for the garage and the fact that they probably do have history of the construction to do the math But because she left, there’s nothing they could do. How is that fair paying 100 extra for two years?

Fantastic experience: Just recently, we had new windows put into our unit... in fact in the whole building. These windows are awesome. They keep the everyday dust out and the unwanted sounds. Negative experience: First and Last time I’ll be renting wirh this management when I moved in the unit, had a bad cigarette smell,provided photos to the management group and they said they were going to do something and never did anything….. horrible paint job, mold was all over the floor boards in the kitchen, mold is all over window seals and everything. I’ve rented apartments before in norcal and first time living in SoCal, never had a problem until I moved in to this unit. But they can post all day on their Instagram while their residents need assistance with maintence or something else.LAST BUT NOT LEAST, they have been a month late on responding back to me and my Native American tribe bout a document that my tribe needs in order to give me assistance…. When I asked for what proof they needed or if I can give them proof and that it’s not a scam, all I got was an attitude. Very disrespectful on how they handled this situation , I feel discriminated at this point.

Fantastic experience: I've been a resident with Borba for 3 years and just got approved for a larger unit through their team. I can honestly say my experience has been consistently positive 3 years ago to today. Work orders are always quickly, handled usually no later than 2 days. The office staff is responsive, and the management team has always been understanding and professional throughout my tenancy. I especially want to highlight Mele, who helped me through the approval process for my new unit. The original unit I applied for was rented out, but she immediately presented two other options, one of which ended up being an even better fit. Fantastic experience: I Reported illegal dumping of construction/wood that Borba employees put into residential trash cans I received notice from Borba that Borba has rectified this issue. However there are still two residential trash cans full of construction/wood & normally Borba does their job promptly & professionally just this once in 10 years they did not

Negative experience: Borba property management has refused to let animal control officers in to rescue an animal in need of help the pet has been locked in the property for 5 days! Needless to say I won’t be using Borba property management Ever!!!
We were just made aware of this situation as of yesterday, 12/30/25, and have been actively working to resolve the issue as quickly as we are legally allowed to do so. Unfortunately, we are not permitted to enter the apartment without proper consent or the required legal notice. That said, we have taken this matter seriously and have already contacted Animal Control. They will be meeting us at the property this coming Friday to address the situation appropriately and ensure the animal’s welfare. We thank you for your concern and for making us aware of the situation. Please know that the animal’s well-being is a priority, and we are taking all appropriate and lawful steps to ensure this matter is handled properly.

Negative experience: Unfortunately they took me and my family in to live at one of their apartments and that apartment didnt even have hot water running from the shower. Their were roaches and spiders going into the wall and they told me it was because the apartment was vacant. Then they didnt tell me prior to moving in but the neighbors are too loud and even have their kids playing in our apartments little field.

Negative experience: (updated below) By far one of the worst complexes I’ve lived in since moving to California. Here’s why: 1. Parking When we first moved in, we paid for the cheaper parking option, which included two spots outside the complex. We assumed those spots were reserved for residents who paid for them. However, we later found out that anyone, whether they paid or not, could park there. There was a period of over three months when we didn’t use the spot at all, yet we were still charged. Despite reaching out to the property manager multiple times, nothing was done. We even offered to pay extra for garage parking and never received a response. Ironically, the only time management responded promptly was after I left a review about my experience. Within hours, I received a call offering a parking spot, but only if I deleted my review. 2. Maintenance Many things in the apartment broke easily, but my biggest issue was how long maintenance took to respond. It often took weeks for anyone to come out and fix even basic issues. For example, one of our bathrooms had paint chipping that got worse every time the shower was used. I submitted a maintenance request and reached out to the property manager multiple times with no response for weeks. This started about two months before our move-out date. When I brought it up again, I was told I was “only trying to get it fixed” so I wouldn’t have to pay for damages later, despite the fact that I had reported it two months earlier, it was normal wear and tear not caused by us, and the issue was worsening because it wasn’t fixed in time. 3. Communication Overall, the communication here was terrible. There were countless times I called, texted, and left voicemails with no response unless I repeatedly followed up. Even after moving out, we were charged a late fee for rent that we actually paid two days before the due date. We’ve called and texted Marisol specifically about this, but she still hasn’t returned our messages. In short: Don’t move into any complex managed by Borba Property Management. Update: my roommate and I have tried to reach out to them October 9,14,17,21,22 as well my roommate and separate occasion and yet no response. This is the first contact Borba has made two weeks after moving out

Parking: When you requested a parking space after moving in, we offered a front property spot at a reduced rate to accommodate your needs — below the standard rate. Our goal is always to find fair solutions within policy.
Maintenance: Your bathtub concern was submitted on July 24. We obtained estimates, and by the time they were received on August 13, your 30-day notice had been submitted on August 23, just 10 days before move-out. Our supervisor discussed this with you directly, offering to complete the reglazing during your tenancy and explaining that if it wasn’t done before move-out, you wouldn’t be charged. You chose to cancel the work order based on that information. As a courtesy, we also credited $37.70 to remove late fees.
Communication: We communicated all options and followed our policies to ensure fairness throughout your tenancy. While we understand your frustration, we believe we acted reasonably and within our guidelines.

Negative experience: If you want no help or the run around or every situation rent with borba. This is very annoying I’ve been calling and trying to get a hold of someone to help me since mid August I keep getting directed from one person to another and another but can never get any answers. I’ve been trying to get information on a garage for the past almost 3 months. It was not till only one week ago they sent out a message asking residents what garage they have. Mind you this was almost 2 months after I had been asking. I was first talking to sandy who was apparently never in office to answer any calls. Than she “redirected” aka didn’t respond to a single thing till I made a complain and called another 3 times. Than it was Dorus who said she would have an update for me never called or message when I try to call she’s not available. And let’s not get started on the front desk my husband called and with horrible attitudes they answer he was simply asking about what waitlist because mind you in the 3 months we’ve called nothing was mentioned if it was mentioned I would understand and ask to be placed in the waitlist. And now after 3 month I get told I have to be waitlisted but not only this but giving a very nasty attitude telling my husband of course there’s a waitlist you’re not the only one who wants a garage. This is very unprofessional, the communication is awful and not only that they never fix any maintenance issues they just say imamark it as completed but someone will go soon and no one ever does.

Negative experience: I have been a tenant for 7 years and I have never had a bad experience with Borba until today. Let me start by saying Borba Property always fixes everything quickly which I do appreciate but I am very unhappy. Last month, the toilet tank cracked and luckily I happened to be home when that happened or the apartment would have flooded. I was in the bedroom when I heard a pop from the bathroom. When I checked the toilet tank was cracked and all the water was coming out. I immediately called Borba to report this. Now this month when I made my rent payment I noticed I was being charged $515 for plumbing. I was trying to get a hold of Leo since Friday and I was able to speak with Leo in regard to this issue today. I wanted to know why I am being charged for plumbing if I did not cause the damage. I explained to him what had occurred and I also mentioned to him that in the lease I signed 7 years ago it stated that if I damaged anything in the property I had to pay for the charges which I do understand but I find it unreasonable and unfair to pay for a toilet that I did not damage. Leo stated in his many years of experience that has never happened and that based on the vendor it is not wear and tear. How can that possibly be, when I am saying what actually occurred and the charge is being based on a unknowledgeable vendors statement? I told Leo to do google research to which he said ,it says the toilet does not crack. If he would have actually taken the time to do research he would have found out that hairline cracks do happen randomly. I am just very upset and I want this issue resolved. According to the lease and to california tenants rights, I can be charged for a broken toilet if I caused the damage through negligence or misuse, not from normal wear and tear but in my case it cracked randomly. I find it absurd paying for something that I did not damage. If I could give negative stars I would because it’s upsetting to pay for something that was not my fault! Plus Leo seemed to not want to help in any way.

Fantastic experience: My wife and I just moved in a few months ago and unfortunately had some problems with our apartment from the start. I called to voice my concerns and within 24 hours had a maintenance technician, Keith at our door. After discussing the problems, Keith gave me one of the most confident statements I’ve heard in a while, no worries, I can do it all! There was electrical, plumbing, drywall and flooring and yes, he did it all! I’ve rented in the past and typically when you have several problems that need to be fixed, several workers come to your apartment with several different dates and several different times. Borba sends out one guy that gets the job done that day and doesn’t impact your work schedule at all. Keith is extremely talented and funny as hell. Negative experience: The definition of a slum lord. I live next to a trolly station and get crazed homeless people wandering into our property nightly. The company won't install a security gate because they are trying to maximize profits.

Negative experience: How to take into account !!!!! How much time has passed ??? How do we ask you to remove that garbage. Almost a year has passed, when there is already a stench, flies and even rats are running around. Finally you have removed the garbage. Thank you very much. But the gate is still broken and does not close. The entrance is dirty. The light bulbs are weak, you can fall on the stairs. I treat the apartments where I live with respect and cleanliness. I often pay for rent, but you always have no respect for us as tenants.

Negative experience: The internal communication within this company is horrendous. The property manager will ignore your calls, texts, and ignore you to your face. This company clearly needs better management. The work they do and how the run apartments put their tenants at risk of physical and biological harm. They will not fumigate an entire building, they will not clean hazards, but they will let you know if you have unpaid rent.
