Negative experience: Awful, abusive property managers. Charges extra fees for many things. They also request an enormous amount of personal information which they sell to data brokers. These people bring stress to normal, everyday living. Avoid this corporation. Good Luck.

Negative experience: I used to reside in one of their apartments in long beach. It was fine at first until I realized they dont really maintain the building. Its falling apart. I had a major crack from the living room window wall all through the main wall to the kitchen causing damage to the window. When the residents would come up & down the stairs the apartment would rattle pretty bad. They did some "repairs" that left the building shifting forward. Everything rolled in one direction. The tile even cracked in my living room in several places. There is termite damage throughout the building. The city of lb finally stepped in. But rent always went up without fail. No rent control so it went up each year at its max. Finally moved out but still having issues with getting my deposit returned. I was charged for the last months rent from that deposit when it was paid in full. So I basically paid twice. When I reached out to Jesus he responded with checking on things. Its been a month passed the 21 days I was told to wait to receive my deposit & still no resolution. I received a check of about $250 not the full deposit and when I tried to cash it the bank sent me a letter stating they were unable to locate the account to retrieve the funds. This is unacceptable. I will add photos of the unit soon I need to locate them.
You are correct about the building slightly shifting so the Owner "voluntarily" hired a structural engineering company to fix the issue. It cost him over $150K to do a seismic retrofit making it aligned and safe during ground movement ie. earthquake & excessive stair usage. For the record, the City stepped in because a permit was pulled during the work so this was normal protocol. As for your deposit, you were charged for anything that was above normal wear & tear per CA law. We have a worksheet and inspection report that we follow to make sure everyone is treated fairly and the same. We aren't sure what you mean by your comment, "....unable to locate the account to retrieve funds" so please call us to confirm. It may be something on your end. If not, please contact us and we will investigate what happened. If we need to write you a new check, we will.
Fantastic experience: I’ve had a really positive experience with CMC. The team has been responsive, professional, and clear throughout the process, which made everything feel much less stressful. Communication was timely, questions were answered thoughtfully, and I felt supported rather than rushed — especially by Daniela. Dan was also wonderful and welcoming when he showed me the property, which made the experience feel warm and reassuring from the start. The property management team is absolutely incredible. Fantastic experience: CMC manages the unit I rent. They have always been quick to respond to my maintenance requests no matter how small they have been. They have also graciously handled my issues with the building’s HOA, which has been extremely valuable. Lastly, I want to say that Brian Garcia was most recently really helpful and understanding with an issue I had, and I really appreciate his advocacy on my behalf; it’s good to know that this company has reliable and dependable staff. The service I have had from CMC is far superior compared to other companies I have dealt with in the past elsewhere, so I appreciate CMC for what they do.

Fantastic experience: CMC Realty have an excellent management system for maintenance issues. Easy to request maintenance issues online with prompt response. I noticed low water pressure and booked plumber request online. Plumber came on time and took care of the problem which was clogged aerators. Replaced two aerators right away. All fixed in no time in a highly professional manner.

Negative experience: I recently found an available rental property and scheduled a self-viewing appointment online for a possible move-in by January 1. The scheduling process was straightforward, and I appreciated the convenience. Upon arriving at the property, I followed the instructions provided via the text link to open the lockbox. However, there was only one key inside, which unlocked the top door knob. The second key, required to unlock the padlock on the door, was missing. I called the provided number and spoke to a gentleman, but unfortunately, he was unable to assist beyond sending an email to the management company. This experience was frustrating, as we had set aside personal time specifically to view the property. It’s disappointing that the management company didn’t ensure the unit was accessible or have a representative available to assist. I believe personal interaction is crucial when dealing with renters or potential tenants. The lack of support and reliance solely on self-viewings feels inadequate and unprofessional. And the use of a third-party company for scheduling appointments is very odd and perhaps aScam. Renters beware! We were ultimately unable to view the unit, which was discouraging. I hope this feedback encourages your team to reconsider your approach and prioritize being present and supportive for future renters.
Positive experience: I wish there wasn't an extra charge for sending your rent online. I know there's two ways to send it electronically but both have a fee. Other than that, the website was good and easy to get a handle on things
Negative experience: Brian Aguinada is not a good landlord or property manager. Your requests will be ignored in addition to maintenance. I have ben subjected to not being able to close my windows for MONTHS now which have resulted in an influx in bugs, and whether conditions. You can reference the photos attached for proof. Daniela and the rest of those in the office will also ignore you, but will want to to do anything pertaining to the premises on time, including paying rent.
Fantastic experience: Before posting this review I spent time looking at all reviews to see what the feedback was on CMC as a whole. I see some ups and I see some downs as almost all reviews go. I have been approved for my place by CMC an will move in shortly. I'm praying to not have to deal with negative issues posted by others before me.... Who I can review is my main contact who has assisted me through the approval process, Daniela S. She has checked every single box....being thorough, timely responses, politeness, answering questions effectively, and guiding me through the process flawlessly. If I have to leave a message she will follow up same day. definitely a 5 star performance so far. I haven't had a chance to meet the property manager but hoping he/she is at least half as amazing. Hoping my stay will reflect the service I've received from Daniela. To be continued....

Negative experience: The reason I gave a two star because our property manager Bryan has no respect for our time or our business. Never answered the phone or reply to text messages but very quick to send complaints that are not related to us, willing to tell the tenant false information to benefit the landlord and when end up being wrong, never apologize, Need to be fired instead of hurting the company and tenants.

Negative experience: Poor communication, my time was wasted. I scheduled a tour and text them upon arrival to let them know I arrived. They replied & said it was a self-show and asked if I had not received a code? No one informed me this would be a self showing prior. Someone even text me earlier that day to confirm appointment & when I confirmed, they replied with “See you there”. That to me sounds like I would be meeting someone in person… I was never able to find the code they were referring to, checked my emails just in case but nothing. They asked me to contact a number but no one answered. I text them again letting them know that no one was answering my calls but they stopped responding to my texts. They text me minutes later asking me to review listing & provide feedback even though I never got to see the apartment which they were very well aware of.

Negative experience: CMC Realty long Beach has really bad service. The older lady I spoke to Daniela her attitude is not welcoming. She has a tone when she speaks. They also pick and choose who rents the property so no matter if you applied first or second and if there’s a third person who applied they will go based on who has better qualifications even tho you meet all the requirements they’re asking. They have “beware of scams” posted in their listings but they’re scamming people themselves by just simply letting all these people apply and pay the $50 application fee even tho they’re just going to choose whoever they want.

Negative experience: Scheduled a tour about 2 weeks ago and went to pick up keys at their office the morning of my tour day. There was someone dropping off a lease agreement for the unit I was about to tour when I arrived, but they stated that they were still showing the unit in case things fell through. They didn't have the keys ready for pick up and did not seem to expect me when I arrived. When I initially arrived to the building for my self tour it took me quite a while to find the unit for rent as the unit itself was unmarked (no number listed outside at all) and (from what I could see through the window of what was supposed to be the unit for rent) seemed to be filled with random supplies and junk. At first I assumed they were still making repairs of some sort, but I wasn't informed of that at all prior to arriving. What made it worse was that I was unable to tour the unit at all because the set of keys I was given did not work! I tried calling to clarify if there had been some sort of mistake or miscommunication, but when I called their office the automated phone system "transferred" me and then immediately disconnected the call. It was red flag after red flag. Finally I spoke to a tenant on the property that happened to be at home at the time and asked them a few questions about the building/unit. They stated that the unit was previously a storage area for the building that was converted and that there were several issues with the ventilation/air quality in the space. They also stated that someone had been scammed out of a $1200 deposit for the unit recently and that they had informed the building owner of the incident. I was left apalled by the entire situation and was extremely frustrated to have wasted my time and money driving across town to see this property. When I went back to drop off the keys at their office I was informed by the office worker that they actually hadn't been to the property in person and I informed them of issues and told them that they should really investigate the building owner. It seems like they have little to no communication with him. While everyone at the office was polite, this experience was horrendous. It speaks to a great degree of unprofessionalism if you're not at least doing the due diligence of checking on your listings and communicating with the owner or residents. I will not be looking at properties managed by them in the future.

Negative experience: Showed up to showing and waited 20 minutes past the showing time. Had to call 3 different numbers to get to the main company. The second number confirmed this is a person showing me the unit and they should’ve been there at the time. They also confirmed my number on file. She gave me the contact number to the main company. I called the number received and another woman picked up asking what time was my appointment which was an irrelevant question because she followed with we don’t have the key to show anyone the place and to reschedule. Waste of time to drive when they knew they didn’t have the key. Could have cancelled the appointment. It’s not hard, my number is on file and obviously their number was not as I had to call several number to get to a main one.

Fantastic experience: I can't say enough about how kind and helpful my specific property manager was! Daniela, We had some issues with our tub and she promptly( and I mean within 20 minutes) was on top of it. The plumber came same day and they fixed my tub for me. I'm really appreciative of how sweet and kind she was to me. The property management we had before was the worst. I was so pleased that she listened to me and fixed the issue so quickly. I highly recommend looking for an apartment or property managed by CMC especially if Daniela is your Property manager. Best experience with any property manager, HANDS DOWN. Thanks again for the help Daniela.

Fantastic experience: We have been living in a property managed by CMC for a year and it has been a stress free experience, great property management company. Always very helpful with any questions and quick to resolve any issues.
Fantastic experience: Me and my family are very pleased with the ease of submitting our paper work and rental application online. Paying my deposit and rent online was also a breeze. The home we rented is in great shape in a very nice neighborhood. Having a gardener and a maintenance team is nice as well.

Negative experience: So far, I love the place and the area. The reason I decided to give it 2 stars is because the gate to the parking garage has been broken for about 2 weeks and in that time, someone off the street has come in and stolen my musical equipment and unfortunately nothing has been done to rectify the situation. I am a musician and performing is how I pay my rent. How am I suppose to work and perform and make money to pay my rent when my equipment was from the garage that has been broke and hasn’t been fixed? I would love for there to be so type of resolution but so far, I have received nothing.

He has been concerning, patient, and considerate when I have had problems or needed help with anything I’ve encounter here since I’ve been a tenant with CMC reality. Negative experience: Do not rent with them they buy old properties and give you a manager special with a new coat a paint with old foundation. I’d any damages happen cause of the building the manager BRIAN will harass you and charge you for the work they should have put into . The manager Brian would take pictures of my my spouse in her shorts while she was outside.
Fantastic experience: By far this is the best property management company that I've ever had to deal with. I love how attentive and friendly their employee Daniela is she's such a sweetheart and makes me feel very comfortable talking to I like that she's a great communicator and handles business and get things done in a very timely manner. She's also good with following up on things and making sure things are going well and I love that about her. It's always a job well done she actually deserves ten 's!

Negative experience: I had a bad experience with CMC. I have done many reviews on Google and have thousands of views on my reviews. The vast majority of my reviews are good. I like to recognize good service but CMC didn't live up to my expectations. We lived at 120 Alamitos Ave Apt 16 for 9 years. CMC took over as management company in 2021. They arranged for a "routine yearly inspection" in fall of 2022. They made a list of all the needed repairs and we were promised these things would be fixed. There had been numerous water leaks from upstairs over the years and the walls and ceiling had peeling paint that was never fixed. The back bathroom walls are peeling badly from water damage and has a stain from mold and moisture in the wall. Other items on the "repair list" included peeling enamel on both bathroom sinks, slow draining bathtub due to incorrect outlet pipe, broken ventilation fans in both bathrooms which made mold grow and required constant cleaning which was a losing battle. The fire alarms were no longer working either, and the garbage disposal had stopped working due to being almost 15 years old. We were promised by Jesus Saucedo all these items would be fixed but they were not. I reminded them when they came for another inspection and stressed that we had to have the disposal and bathroom vent fans fixed as soon as possible. A repairman did fix the disposal but told us the owners did not want to pay for the vent fans, despite the mold. We were told in February 2023 that the owners were going to sell the condo. The "routine inspection" now seems like it was more of an evaluation to benefit the owners. We were very cooperative andhelped them with many showings. The place has gone into escrow 3 times before becoming "active" again. This could mean that they are having difficulty selling, and I believe its because the owners do not want to invest in even the basic things. We were promised our fire alarms would be fixed but that never happened even though we requested it and they already had the info on their inspection list. We lived without fire alarms until we moved out. I wish CMC and property manager Jesus Saucedo had been forthcoming and honest about the fact that these repairs would never actually be taken care of. We hosted dozens of showings and buyer appraisals and inspections and always had a good rapport with buyers. The selling agent Kelsey thanked us and often expressed appreciation for our help. I had hoped we would be treated fairly for our years as good renters and tolerance of the worn conditions we endured at move out. That was not the case. We were charged for carpet cleaning upon move out even though the carpet was badly stained and damaged when we moved in back in 2014. The old management company actually apologized to us for the poor condition of the carpet when we moved there in 2014! The carpet is almost 15 years old and should be replaced, not cleaned. After we moved, CMC charged us with a 200 dollar unit cleaning fee AND a 160 dollar carpet cleaning fee. The unit had not been painted in over 10 years, and had peeling paint and mold which is the fault of the owner and CMC. This is in addition to the peeling bathroom tubs and sinks enamel, lack of FIRE ALARMS and lack of bathroom vent fans which contributed to the MOLD and mess. I feel this should have mitigated any cleaning fee but the carpet cleaning fee is just outrageous. They ended up throwing out the carpet a few weeks later anyway to put in wood flooring. Ugh... By the way, CMC makes all new tenants pay for a "renters benefit package" which is overpriced renters insurance plus some other bs services you can do on your own, (utility hookups) plus stuff they're required to have, like a payment portal and access to repairs. They never made us get that "benefit package" because our original lease was not with them. Its a bad deal and you can get your own renters insurance for less. Edit: Regarding CMCs reply: I did inform your office many times of my issue with the charges so you're lying when you say I never brought it up. Wow...

Positive experience: Jesus was very responsive to my inquiries and requests in the past. He is knowleadgeable about the rental and agreement processes. I believe that the office might be overwhelmed with requests lately so the response times and scheduling were taking a while to process.

Fantastic experience: Best property management company in Long Beach! We rented one of their units for a year and it was such a great experience. CMC is reliable, professional and they have a stellar team. Jesus and Daniela are great, they're friendly and very helpful. And, special kudos to Kelsey, she's professional, understanding, and very organized! We had to move out because the unit was sold, but Kelsey was super helpful during a stressful time. She clearly explained processes and was very understanding with our concerns. We were very happy to have her support. Overall, I highly recommend CMC!

Fantastic experience: Daniela was excellent and super accommodating I am a college student who was looking for a place near school. I didn’t have much rental history but she made the process with my guarantor super easy and efficient. When the apartment I had applied for before didn’t go through she offered me two alternatives one which I fell in love with.
