Negative experience: Slumlords. They bought my building and doubled the rent and added hidden fees. They also never answer the phone and i talked disrespectfully to the secretary so they put me in a conference room until a strange man came to scold me and threaten me. Don’t sign any lease with this company they are not trustworthy or a professional business.

Negative experience: Extremely poor experience in the two months I have lived at a HD Omaha property. The only option for a key without having to pay a $50 deposit and then $5 monthly fee for a fob, is to have the Mobile Key app. There is no physical key and it connects via Bluetooth from your phone to the lock. I was made aware that these locks are going to be added to all of their properties eventually so just DON'T DO IT. People have gotten locked out, locked IN, god forbid your phone dies while you are away from home or you accidentally leave it in your unit and close front door: you are screwed. None of the tenants I have met like the mobile key but HD is moving forward with it anyway and property manager Angel Grove said she "did not have to discuss the policies or financial decisions that HD makes with tenants" when I asked why this was thought to be a good lock system to implement. She said that they will be moving forward with it, regardless of the "minor hiccups people are experiencing." So what I am hearing is that they do not care how things affect tenants when we are the ones actually living here. The office also mistakenly scheduled and provided mobile key access to my unit for a cleaning crew they contract for vacant units. My front door was opened and the crew saw my cat and tried to leave knowing it wasn't the unit they were supposed to have been scheduled to clean. I only knew about this since I was working from home. The cleaners stated this is not the first time this has happened, which the property manager denied. I am a small, young woman, so it is quiet scary when a random man and woman that are not expected are able to open the locked front door without evening knocking. When I brought my concerns to the office and property manager about this situation, it was brushed off as a mistake. Edit: the response from HD blames the man who runs the cleaning service but he showed me the work request from HD to have MY UNIT NUMBER cleaned and they would have had to given him access to my unit through the mobile key app, again no ownership for allowing someone to illegally enter my unit.

Thank you for bringing this to our attention. After investigating your list of concerns, a couple thoughts.
1. HD Omaha does appreciate when issues are brought to our attention. After speaking with our cleaning company owner, it was clear he made a mistake and walked into the wrong unit. Knowing him and working with him for over 10 years, I can tell you he felt horrible that that happened. Said he was sorry to you and he communicated his sincere regret to our management team. While we hold people to a high standard, we also have grace when a mistake is made. So for that we apologize again that your door was opened by mistake.
2. With the roll out of the mobile key solution, we have had many positive responses from tenants and unfortunately some unhappy ones. We can only assure you that the adoption of this new technology we believe will be a positive one for tenants and ownership group. We understand that there have been a few challenges during this roll out and we are sorry you have had a negative experience thus far.

Negative experience: Living in this apartment 203 since 2015. When Bryon Reed owned the property we had a on site manager and could resolve any issue right away. Know Hd omaha owns the apartment and you can't get a hold of them 9 times out of 10. Want to charge you for the courtyard that they let the dogs go potty. Ewe the costs are high. Asked for help getting trash taken out the cost was un godly. Know can't leave your garage out on porch or will be fined. Are locks on our door is redickuless have to have a smartphone to unlock your door if been locked out 3 times had to have my kids twice to go to the window and reach the door handle.The third time I tried myself to do it because I dropped my phone and it shattered I fell and scraped my face because I'm not paying 75 dollars for them to come in who knows how many hours

Negative experience: HORRENDOUS COMMUNICATION WORK. Scheduled a tour with a property for it to be canceled an hour before showing with no text or phone call; howver an email was received as notice. Attempted to reschedule the viewing only for it to to be canceled again with no explication. I was very interested in the property so I once again scheduled another tour. A leasing coordinator (Alexa de La Cruz) calls on a Sunday afternoon?? We get something scheduled I send out an email the day before confirming I will be there for our scheduled time. The day of I'm informed if I don't respond to the text with a confirmation it will be canceled. I get no text to confirm and attempt to confirm via email AGAIN. I'm told the showing is canceled... They had my phone number correct given that they called me on a Sunday. This company is either incompetent or genuinely does not care about even running their business properly. They will legitimately waste your time

Negative experience: Very disappointed. DO NOT RENT HERE IF YOU HAVE MULTIPLE VEHICLES, THEY ONLY GIVE ONE PERMIT PER APARTMENT. They tow frequently and yet refuse to have any guest parking available or extra spots for any reason. When I asked how they expect couples to live together, they couldn't give me an answer in the CORPORATE OFFICE. Do better. Be better. Just wanted to update- they're being so kind as to do our roofing..... I stepped on a nail and drove over one. Too bad NONE of the workers seemed to know ENGLISH when I asked for a dang screwdriver TO PRY IT OUT OF MY FOOT UPDATE!!!! MAINTENANCE GETS TO DECIDE WHEN AC/HEATING IS FIXED!! Good luck getting your air fixed since according to them, they only look at 2 months out of the year. Looks like im screwed out of livable heating and cooling here too.... God man I just wanted a cheap place to live now I cant even have basic needs met in a timely manner.... REALLY You want me to wait A MONTH OR MORE Where do you hire these people HD.... if I could RECIND a star, by god I would. Even worse and terrible communication with the office... did I add it took them 10 months to get my "proper" mail key

Negative experience: HD Omaha is one of the worst companies you can rent from in Omaha. The “landlord special” is present in every spots thats needed fixing or maintenance, the washers and dryers are terrible, the snow is never removed, the office never answers phone calls, matinee request are never fixed UNLESS Bob himself comes to fix it. Bob is the only positive experience we have with this company. He is understanding, kind and quick with his work. You really get what you pay for here. It’s cheap but thats about the only thing they have going for them.

Negative experience: I'm waiting to see the lawsuit HD-Management is going to be served, when there's an emergency, or sickness, and family or paramedics are unable to assist, due to the highly dangerous security system. Whoever approved should be fired immediately. I'm guessing HD hasn't heard, but criminals are using code identifiers to hack computerized security systems. Or, the parking lots that are never plowed, sidewalks that aren't shoveled, potholes, failing windows, filthy hallways. All, which the tenants are charged a monthly fee, to maintain, but they aren't. This is a very sketchy operation. Sad, but true. Lease at your own risk.

Fantastic experience: Last month I applied for a townhome and I was literally approved in three hours… The next morning they called me to take a tour of the townhome and I fell in love with the unit instantly I moved in a week after and I’ve been here for one month with no complaints but shout out to Abigail!!!

Positive experience: As a 25th birthday present to myself, I gifted myself a new home in Downtown Omaha so that I can really grow into myself as an artist, musician, and medical practitioner. Reasons I chose this place: - In unit W/D - Accepts ESA pets <3 - The history of this apartment complex is fascinating and I feel connected to it. This complex was constructed from 1916-1921 with exsquisite Georgian revival and Prarie style details. In 1988, The Joslyn Castle Institute, Nebraska Finance Authority, and the City of Omaha formed a partnership to revive the apartment complex, and here we are today. - Gated community - Closed garage - Gym I wish: - The gym had more features, like weights - I had a key to my apartment rather than a phone app - There was a pool - My windows had screens to prevent bugs from coming in MY MOVE IN EXPERIENCE SO FAR: - Okay so, I toured 1 apartment, thought about it, toured others locally, and ultimately chose this community. I ended up moving into a completely different unit than the one I had toured. :) It was more open. Shout out to Abbigail my Realtor who is an AMAZING communicator (I am autistic) she helped me feel welcome here and explained everything to me beautifully. She(?) (unsure of pronouns) seamlessly walked me through the entire process and I could not be more grateful to have worked with her on my housing adventure. Thank you Abbigail!!!! OKAY SO I move in on October 1st. - I have 10 days to fill out a move-in form. - I have fruit flies. Like, a lot of them. - My closet door came off the hinges. - My hot water isn't turned on. - My sink is clogged. - I run my dishwasher and it leaks to the neighbor below me (I am so sorry sir) - My Washer wasn't washing very well - My kitchen cabinets were missing shelf pegs - Wobbly fridge AND - My bathroom sink pipe was leaking. - I also noticed the paint on the bathroom door wipes away very easily due to steam. Considering the high amount of maintenance issues, I made sure to slowly move in as repairs were being made. I submit my move-in form on October 6th. Tyler from maintenance repairs my stuff on the 7th, and he's AWESOME! He was friendly and we kind of nerded out on PC set-ups and explained my maintenance issues and how to fix them. He made my new home start feeling like a home! Thanks Tyler!!!!! Pest control sprayed my apartment 2x. I still have fruit flies but it has gone down some. I will give 5 stars when I have no more fruit flies. From my own personal experience, I feel like the HD team cares about the property and the safety & respect of their residents. I feel like all my maintenance requests were handled in a reasonably appropriate and timely manner, and I appreciate that I was openly communicated with in regards to updates and entry notices. That showed me that they value my experience here. Which speaks volumes. Thanks for reading!

Negative experience: This company is absolutely ridiculous.A friend lives in an apartment in sarpy county. The fact work orders are not taken care of in a timely manor is absurd. And to find out from a maintenance worker that the upstairs resident had a flood, that indeed affect the lower residents is mind blowing. We are talking electrical being affected. Which our child put in a work order well over a month ago. It was finally addressed today AFTER rent was threatened to be withheld. Oh and let's talk about the laundry room as well. Work order submitted August 7th and still nothing done about it? But if late on rent they sure harrass you. 10/10 do not recommend renting from such a shady company

The only reason Im annoyed now is that you intentionally didn't prorate my last bill and you tacked on 10$ more out of spite.. most likely because I left a honest review. Negative experience: DO NOT EVER EVER MOVE TO ANY PROPERTY THAT IS OWNED BY THIS COMPANY!! The property management doesn't care about anything buildings. They don't maintain anything with their buildings they own.. There is trash all over the buildings and streets and the hallway smell like dog feces.. they will hire a towing company to tow your car rather than hire any security to secure your own safety.They never answer their phones. Safe your money and go anywhere else.

Negative experience: Complete joke of a property company. Rent from these people if you like nothing but headaches with high rent prices and low quality apartments. Recently changed the door lock to an app on smart phone that DOESNT EVEN WORK. Locked out 3 times and when you call for help there’s absolutely no one available to get you inside. If any company deserves bankrupty it’s these people.

Negative experience: Recently installed new locks that can only unlocked by phone, within 3 days of them being installed mine has broken twice causing me to be locked out with no way to get in and no way to get ahold of anyone at the property.have to pay $50 to get a physical key to your own apartment. Been left sitting in my hallways crying waiting for a maintenance person.

Negative experience: Snow removal is promised when signing the lease they tell you that the charge a fee to upkeep the snow removal, after the blizzard warning on 3/19/25 the snow stopped falling at 5pm, it is currently 3/20/25 at 9:30am, nobody has even touched the parking lot there’s tall snow drifts causing cars to get stuck, the parking lot is a sheet of ice. You have to complain and others have to complain with you before they even consider coming to clear the parking lot. So if you like paying for things they don’t give them this is the place for you. Maintenance has told us some of the maintenance problems are “not their job” well if you don’t want to take care of problems in the apartments then don’t work here. One complex broke a waterline, they raised ALL UNITS rent to cover for the repairs. They are terrible at responding and very hard to reach via phone call. Do not recommend.

Fantastic experience: Coming from a place that could care less about fixing or replacing things, this place is a refreshing change. The people who have been in my apartment are not only great maintenance workers, they are also nice and considerate of me and my things. They come when you need them. I am very happy with my apartment and will likely stay here if I’m out rented. A common problem in a lot of companies. Praying because I really like it here and don’t want to move again. Negative experience: one of the very few places I've encountered that will KEEP your security deposit even after you've changed your mind. and NO, the agent did not explicitly state that it was non-refundable until after the fact. just make sure you ask lots of questions up front and get it in writing.

Negative experience: My personal experience with HD is just disappointing. We are renting through them and this is me and my wife’s first home and I will NEVER rent with them again. First of all why is the house falling apart? This house was suppose to be recently renovated and I would say that’s a lie. There’s no insulation in the basement. They painted over multiple leaks. Washer was broken and leaked all over the place. And our freezer leaked everywhere and our toilet leaked through the floor and onto the next level. Seems like all the appliances were broken. And instead of owning up to said mistakes and fixing it they will just charge you an OUTRAGEOUS and an ABSURD amount of money. Good luck ever trying to call the office no one ever answers. Honestly the most disappointing year of my life can’t wait for my lease to be up so I can move out.

Negative experience: I would honestly put 0 but that’s not an option. Don’t even know where to start but a few things they do absolutely horrible job of is up keeping parking lots during winter, never successfully take care of maintenance issues let alone even answering calls. They do not give any type of notice for entering people’s homes. They also break lease just for “remodeling” with no notice or options/assistance for relocation. People who have lived there for up to if not more than 5-10 years get a letter on the door saying “you need to be out or pay $100 more PER DAY if you don’t” while meaning behind “remodel” is rent increase by $500 and the remodel is absolutely no different than current condition. They are heartless companies and are absolutely no help to their tenants. Do not do it!!!!

Negative experience: This is just heartbreaking. Hd omaha bought impala drive Apartments here in Norfolk and literally kicked out 80% of the people that been living there for years. Im one of those my grandparents just got the eviction letters on Christmas week. Good job hd omaha

Negative experience: If you’re thinking of signing a lease with HD - DONT! This used to be a wonderful place to live before HD bought the complex. They immediately stopped performing maintenance on the units. Good luck getting anything fixed. They are too busy gutting all the beautiful landscaping. They cut down one of the biggest and most beautiful trees in Omaha. The mailroom is now a free for all and all our packages are getting stolen. They fired the security company and people are at risk of being robbed (not a nice part of town but the previous owners knew that and hired security) and attacked by dogs. There is vermin in the apartments because they stopped doing pest control. These people should be ashamed of themselves. They bought the property, gutted it, and now they’re jacking up the rent to squeeze some income out of it until they sell it off to someone else. I didn’t want to have to move but here we go again.

Negative experience: I will never recommend this company or area to live in. The walls are thin, having maintence is annoying since they barely pick up. I been here for awhile, and within my first year I was already robbed and even got a vehicle stolen in this area. From my experience I have not had a pleasant experience with HD, the company and the housing.

Negative experience: Absolute junk. An HD Maintenance employee lived next to us at Belleville in Ralston, NE. A complete controlling narcissist that harassed us constantly. We left 6 months early of our lease to avoid the living conditions. I would avoid the company and or at least this complex.

Fantastic experience: HD Omaha is by far and away the gold standard of property management. Their staff across the board are tremendous in every way. Clean, quality residences, genuine interest in our safety, community and overall home happiness are paramount in a way I have never before encountered. I want to call out everyone but especially Nicole who helped me through the initial rental process and Jennifer who has graciously worked with me for any questions I've had. I have no complaints and love working with them so much I've renewed my lease for the third year. The only reason I would move would be to find a bigger home but only as long as it is with the HD Omaha Team. I have recommended them to everyone I know and always will. Negative experience: I wish I could have given less than one star..Maintenance was minimal . Walks not cleared satisfactory during winter, and damn sure not within 24 hours of snowfall.The property my wife and I lived at was located in West Point Ne.75 miles away from Omaha rendering any type of effective management to almost nil.. HD Omaha was in charge of this property for roughly the last two years of my 5 1/2 year stay and they raised the rent as soon as they acquired the property and at the height of the COVID pandemic to top it off . I received a bill from them for $4500 after I moved out for things like the refrigerator ( which still worked when I left ) paint and maintenance items which, in all worlds except for theirs fall under normal wear and tear. The last summer we were there our air conditioner broke down and it took them 3 weeks to repair it .A careless and unstable resident started a fire with an air fryer and a lot of our clothes and bed linens were ruined by the smoke and they did nothing for those effected. Once they didn't mow for over a month. This goes on and on and on. Avoid the negativity and poor service , and the headaches and steer clear of any apartments managed or owned by this company if you know what's good for you.Below are photos of the " lawn" they wanted maintenance fees for, and a walk that wasn't cleared of snow and ice.

Regarding your concerns about maintenance and snow removal, we strive to address all requests promptly. However, there can be occasional delays during extreme weather conditions. We are continually working to improve our processes to better serve our residents.

While our management office is located in Omaha, we have local teams in place to handle maintenance and management needs efficiently. The rent increase was implemented in line with market rates and communicated in advance, even though we understand that the timing during the COVID-19 pandemic was challenging for many.

The charges you received after moving out were for damages and maintenance beyond normal wear and tear. Our assessment indicated that the refrigerator, painting needs, and other maintenance items were necessary due to the condition of the property at your departure.

Concerning the air conditioning repair and the fire incident, our records show that we addressed these issues according to our protocols. We regret if our actions did not meet your expectations, but we did take steps to resolve these situations.

We understand your dissatisfaction, but it’s important to note that there were several lease violations, and the lease was not renewed due to these issues. Additionally, the apartment was left in extremely dirty conditions, which necessitated further maintenance and cleaning.

Fantastic experience: I just moved in and so far I can say the HD Omaha company is very kind and accommodating! Their maintenance team also rocks! I put in a couple work orders via their app and the very next day they were addressed! Shout out to Lawrence! Just an update! After moving from my apartment with HD Omaha I had apartment damage fees that the company helped me with by making a payment plan for me. And due to a clerical error they weren’t sure if I was finished paying said plan. So today I was reached out to personally to get things straightened out before the bill got sent to collections. And after a very quick and easy conversation we got it all squared away! Props to HD Omaha for being communicative and proactive with their former residents! And shout out to Matt and Jennifer!

Fantastic experience: The townhouse was nice and updated the leasing agent answered all my questions. I toured the Harrisville townhouse here in La Vista. Was looking for more space for me and dogs. The place has a dog park and assigned parking which I really like. I struggle a lot with parking now so that was a big one for me. But yea nice townhome and community and the agent girl was super cool and very informative.

Fantastic experience: I just wanted to say thank you to the young lady that showed me the Newport on park ave very beautiful unit. She listened to me and asked me questions on what I was looking for. I was super nervous about down sizing from a house to an apartment but after speaking and touring around. She helped make me feel a lot more confident. And the unit itself was just beautiful the brick walls, updated appliances, hard wood floors was just everything! I can wait to move into my new home.

Negative experience: I cannot stress enough what I am about to write....DO NOT RENT FROM THIS COMPANY!!!!! I waited until my security deposit was cleared from my bank before writing this post because I was that afraid that they would want to take MORE money from me. I rented from the Warwick Apartments in Norfolk, NE (previously Lakewood Apartments) prior to HD Omaha buying the property since 2021. I never had an issue until HD Omaha took over from Costello in August of 2022. Where to begin with the issues.... their motto, " Quality Never Goes Out of Style" is an absolute joke. Their maintenance men cover up any issues with duct tape like fixes and the solution never seems to be actually fixed. For example, there was a dead like smell coming from the apartment building I lived in, and their solution was to just put Febreze wall sprays in the hallway instead of actually looking for the source of the problem. The smell never went away. Also, with all this snow we got this year, the removal never was done properly. They should have asked each tenant to move their cars from the lot so all snow drifts could be moved. I was stepping in drifts and water puddles for weeks before anything was done. Last but certainty not least, this company does not care about their tenants! They only care about the money they make from you. I expected my rent to go up once HD Omaha took over, but they wanted to raise my rent $400 a month, plus an additional $100 to remain month-to-month if I didn't want to sign a lease contract. I'm sorry, but for a 541 sq foot non remodeled apartment, I am not paying $1085 a month for just rent. Plus, an additional $30 a month for a maintenance fee where they don't even fix the problem. That is the price of a house mortgage. When I tried to call Brandon (the person who sent me the lease increase) at the office, not one person would answer the phone. I had left the front desk multiple voicemails, as well as a voicemail with the accounting department I believe it was. The only way I could get a hold of a live person is if I pushed the extension on if I was interested in renting a property from them. I was finally transferred to Brandon's extension to ask questions to know surprise, no answer. I left a voicemail with him. To finally get ahold of anyone to call me back, I had to reach out to my property manager in Norfolk to text Brandon to have him call me. It is absolutely ridiculous. After a couple days, Brandon was able to get rid of the $100 extra a month to remain on a month-to-month basis, but the damage was already done at this point. If you choose to do a lease with this company, they make you give them a 60-day notice and if you break that contract, you have to pay them 2 months' worth of your rent. They only care about money and tenants be damned. DO NOT RENT FROM THESE SCAMMERS.

Jennifer, your lease termination was thoroughly communicated to you and is due to the poor upkeep and state of your apartment as a tenant and due to the continued occurrences of unpaid rent. The lease you signed is a legally binding contract and failure to oblige results in eviction, which had nothing to do with any assistance you were approved for.

Negative experience: Maintenance guys are beyond rude & disrespectful. I don’t even feel comfortable putting requests in anymore. They are impossible to get ahold of at the office but if they need you to sign something, they are relentless. Won’t actually fix anything, just make a mess & leave or tell me i’m wrong & leave. They won’t fix anything on the property unless damage has already been done, instead of doing preventative work like trimming the trees that are half dead. Even after 2 holes were put into the roof by the trees, they still won’t trim them back. They replaced the roof but wont trim the trees that caused the damage. The maintenance team used to be great but after the two older men retired, they have these new younger condescending maintenance guys. I am not comfortable with them being over here while I am home alone. One of them argued with me & belittled me by mocking me & telling me i don’t know what i am talking about even though he told me HE doesn’t know anything about the trees. All the while, his partner in the background, is laughing & smiling at everything this smart a$$ says to me. We had water damage in the basement and they never fixed it by offering to plug the holes. We actually had to repaint the basement floor on our own dime because they would not do it. We currently have hot glue sticks jammed into all of the holes in the basement wall to prevent water from coming in. We also had water damage inside of the roof and ceiling, and instead of actually fixing it they just plastered over it and called it a day. If we weren’t financially stuck at this house we are currently at, we would not be here anymore. Mind you we have been residence with this company for almost 5 years now. Never missed a payment, never been late on rent EVER. They do not care about you and never will. They will not listen to you when you have a maintenance request instead, they will just tell you you’re wrong and you don’t know what you’re talking about. If I could give zero stars, I would. When we first moved here, everything was great but in the past two years, this company has gone majorly downhill. I will never recommend HD to anyone.

Negative experience: I am very unhappy with HD Omaha. I feel like HD Omaha does not care about the tenants. I live in a secured apartment, but it took them months to fix the door, the intercom system does not work. If we order any packages. We loose them. They can not get in to drop off package. I have roaches. Yes they fumigation, but not working. I pay alot for my one bedroom.

Fantastic experience: I’ve rented a house in midtown from HD Omaha for three plus years since 2020. I know the rent and housing market has gone up tremendously in the Dundee/Aksarben area where I live but mine only increased about $100 after the end of our first three year lease, which is pretty good considering I know someone who’s rent increased $400. Maintenance can sometimes take a minute, but they are pretty good about getting stuff done and their maintenance team are really nice. i just got a new microwave installed, which I was not expecting, when mine was having a few problems. I know what to expect and have not been jerked around by this company and that is something I very much appreciate. They’re fair and affordable. Also, I just love the property I’m at. Good experience from me so far.

Negative experience: I lived on copper creek road and this is the worse experience ever. There 9 apartments in one unit and there is only one drier, and one washer. There is an additional water and energy bill for the washer and drier which is distributed equally between all the apartments. I was a single person paying the same amount than an apartment with 3 or 4 people. The washer and drier was never available on my days off at home. When I moved to this apartment I made a list of everything that was broken and they never fixed. Instead I put it on the online platform and I got charge for maintenance for something I reported before I moved in. People double park and even when you complain they don’t do anything about it. During winter time you won’t find parking spots available especially if you work night shift. Maintenance will always leave a mess on everything they fix. You need to notify 60 days before you lease expire or you have to pay a full month rent. When you call, they almost never answer. The worse experience I’ve ever had

Negative experience: Recently moved in at the beginning of the month and the move in process was fine everything was easy, until I moved in. There is a bad ammonia smell coming from HVAC system. Making the whole unit smell like cat urine. I’ve contacted them about it nothing has been done since. They’ve had someone come and clean and nothing changed. someone came to “check it out” and nothing was done.

Fantastic experience: I live in one of their Ralston Apt Buildings and since I have moved in here I have been nothing but happy with the management team and their maintenance team is awesome. They go above and beyond when needed. I had a small issue with my air and they came right away and even went so far as to check with me after hours to make sure everything was running smoothly. They answer any questions I have with a timely response, I have had a great experience with them. Would highly recommend renting from HD Omaha

Negative experience: Welp, things went bad quickly. They seem nice, but it's a facade. I was in residential maintenance for 7 years before I went to commercial. I'm journeyman level electrical, plumbing, HVAC-R . Had a minor electrical issue in a unit I just moved into. Asked for maintenance to handle it, trying to follow company rules, but maintenance says there isn't an issue. Management dismisses requests for communication on it. I offered to fix it myself, but no response. So, just going to break my lease and move. I'm very familiar with property management companies, and how they are, having worked for 5 of them. Hoped HD would be different, but it was misplaced hope. Buy a house or find an independent owner if you can. Avoid Harvest Development.

Positive experience: I have lived in Harrisville Townhomes for almost 1 year. Living here has been a blessing, I was in a bad situation when I moved in and this past year has been really good. The management company makes you feel like you matter and they really care. My place is very nice and maintenance is quick to fix anything that is broken. The only complaint I would have is how thin the walls are or how loud my neighbors are, I think it may be a bit of both but that is part of town home/ apartment living. No place is perfect when renting but this place is really nice.

Fantastic experience: I just moved in March 20th 2023! I love this place so much! It has a lot of space, doesn’t feel crowded, I’m allowed to have my 75 pound dog, the kitchen is big enough to put a small dining table in, I have my own washer and dryer, in a safe neighborhood, is really quiet at night and super neighbor friendly, the office has been super responsive and extremely kind and welcoming, this is my first place, I had never experienced what it was like to look for a spot that’s perfect for you and feels like home and after looking at so many places that were not for me..when I looked at this one it definitely gave me that at home feeling I was waiting for. I can’t thank this place enough for helping me open up a new chapter to my life, I am so grateful for Itatyana and everyone who works for HD Omaha, thank you so so much for giving me my first home❤️

Positive experience: I live in an older apartment with plumbing issues and it’s flooded a couple of times. I am very grateful to the courteous and professional team that responded to the crisis. I was surprised that they shampooed my carpets as well. My only suggestion/concern is that there be better and more direct communication between tenants and maintenance workers during these stressful times, but for the most part they have handled the issues the same day.

U will wait weeks for a call back, do not waste your time with this company they have extra fees for low budget outdated properties, maintenance is a joke. Positive experience: I’ve been at Belmont the past year and hardly have any complaints. When I moved in Nicole was very helpful in helping me find something I loved. I like to be left alone as a resident (no one constantly coming in) which they honored. Maintenance would come quick & they were friendly. The only thing I would speak on is there isn’t a lot of parking. But my experience has been great with this company. Unfortunately Wistar group bought them out with this property and I’m NOT a fan of Wistar so far so I’ll probably be moving out. If HD Omaha still owned this property id probably renew.

Negative experience: I've lived in an HD Omaha property for two years, and for the most part it was a good experience. However, things began going wrong a month ago (which seems to be a trend with the recent comments). The power in my unit went out, and despite requesting urgent assistance I was just told a technician had been contacted and would call me shortly. This went on for two days with me requesting help every hour and continuously being told the technician was on his way. In the end, I had to fix the issue myself. I lost all the food in my fridge and freezer and my pet, who requires heat to survive, had to be seen by a vet. HD never responded to any of my texts or emails asking for compensation for the food and vet bills. Instead, we received an email from another property management group saying HD had handed over our building to them. They then stopped responding to any form of contact, disabled our accounts on the resident portal, but continued to send us emails saying they needed our rent. According to the new management group, HD is not cooperating regarding tenant details, and they don't know where I need to be paying rent. This has been an incredibly frustrating experience, especially at the end of my lease while juggling home ownership. I would NOT recommend HD Omaha for anyone.

Negative experience: Renting out a house near gateway elementary. Ever since family and I moved in we contacted emergency maintenance about water going into the basement each time it rains. A month later still have not received anything about fixing this issue. This is ridiculous. It’s also very disgusting because lots of bugs are coming in as well. Would be nice if this issue would be fixed yet a month later still nothing. Would not recommend this place . They Hardly ever communicate with anyone.

Fantastic experience: I lived in their property for 3 years. Every time I called maintenance, they would resolve the issue quickly. Everyone was really nice and helpful. Would definitely recommend.

Negative experience: Rented a house from HD Omaha in 2016. The house was on Missouri Ave. When we toured the house the cellar door had a lock on it that the person showing us didn't have a key for. At some point in between us touring and moving in the lock was removed and the cellar was left open. On move in day we discovered that someone had been living down there, but that isn't the bad part. We also discovered that the foundation was full of holes. This lead to a constant mouse infestation . We would keep our food secured in plastic bins but mice would chew through them. The refrigerator created condensation that the mice would drink. We were then told by management that there were no signs of mice in the house. That the pest control company could not find any mice. Since we had been using traps we eventually had to bring in a bag full of dead mice to break our lease. A

Negative experience: Lived here a few months now and my parking sticker either got stolen by another resident or the tow company because i know i had one on my car. My car got towed because of it and I had to call both hd omaha and the tow company multiple times since they were giving conflicting and unhelpful information. Tow company said they sent pictures to hd omaha and they okayed it, but hd omaha told me they never received pictures and didnt okay it. I made the mistake of believing hd omaha, only to find out from the messages the tow company showed me that they did okay it. Something fishy is definitely going on and i no longer feel safe staying here.

The tow truck company is authorized to tow any vehicle not displaying a parking permit at any time. This is to ensure only residents are utilizing the parking. Signs are properly displayed and the details were given in your lease at time of move in. If you no longer have your permit can issue you a replacement.

Negative experience: Horrible business/landlord if you're looking for a place to live in the Omaha metro area. They give you 110% attention when they're trying to get you to sign a lease, but the second you've moved in... You're dust in the wind to them. No proper maintenance response (once spent a week with no AC in 90 degree weather and a newborn baby, took 5 days to get ahold of someone, had to get a hotel on my own dime), hidden fees like nothing I have ever seen before (get ready for a 15$ water bill to cost 90$+), and they care more about what internet provider you have instead of providing tenants with a safe place to live. (cars get broken into every night, they just don't care, you're gonna pay $1200+ in rent every month just to get robbed by your landlord and the locals). If I could rate this place in the negatives, I would. SHAME that I ever spent my money with them. Main reason I hated living in Omaha was HD. Thanks guys! Hope karma catches up to you.

Negative experience: renting at the villages and I was new to Nebraska so I did not know what I was getting myself into. The lady who I spoke to in HD assured my husband and I that we are in a very safe neighborhood, well thats not the case. super awesome you would put someones safety at risk to rent a unit you make no money off of and the owner does. after 9 months of living in this townhome we have been very assured how unsafe it is here cars are always broken into and peoples townhomes are attempted to be broken into also the walls are PAPER thin, can hear EVERYTHING that goes on with both our neighbors it feels like were showering/sleeping with them. everything is pretty much cheap within the unit as well. we decided to pay the ridiculous lease cancellation fee cause we couldn't take it anymore oh and no dog owner picks up after their own dogs poop and it is so disgusting and HD does not keep up with the lawn service they charge for. I really do not recommend renting from here

Negative experience: HD omaha was good to me while I was renting: the prices are over priced, this was my first apartment so I didn’t know what I was looking for in an apartment. I lived in the barrington and had a great water leak they never came to fix, my ceiling was yellow. If you run into any issues with COVID they will not help you all they care about is your money. I am 20 years old and this was my first lease I got let go due to COVID and they made my life even harder... don’t rent from here. They need to fire everyone and hire all new employees that actually care about you.

Positive experience: While the maintenance guys are nice, they are extremely under qualified. It took 4 months for our gas leak to get fixed even though we notified management numerous times after MUD had discovered it. When it finally did get fixed, management still found a way to blame us for it taking so long (if they had taken accountability it would have been fine). We paid $35 a month for a "cleaning service" that runs a vacuum in the hallway and wipes down the washing machine a couple times a month. The only good thing about this company is Colbyn - he was amazing throughout our leasing process, professional, and friendly. I unfortunately cannot say that for the rest of the staff.

Positive experience: I moved from Florida to Omaha this past July and needed to find a place quickly and I did not have the time to spend looking at places prior to my move. I reached out to HD Omaha and started working with Colbyn. He was very patient with me and was willing to give me the time needed to discuss the various units over the phone (down to the color of the cabinets!). Additionally, he gave a friend a tour of 3 or 4 different properties so I could get a second opinion prior to making a decision. I am happy with the property and place that I chose. I have had a few maintenance issues but they have all been addressed to my satisfaction on the same day! Changing my response from above... 10 months later. Although I still believe everything I said above.. I have had a few issues with the leasing and accounting office returing my calls. When you do get someone on the phone, they rush you and talk down to you as if you are a child and not a customer. They dont actually listen prior to responding. Poor customer service skills!

Negative experience: When we moved in we were told that we would get 2 spots in the parking lot with 2 parking permits. There are 3 of us so one of us would have to park on the street. Which wasn't a problem. Then they "redid" the parking lot. They literally just added numbers. So each townhouse gets one spot numbered. There are 3 spaces available. But people want the blank spaces because it is closer to where they live. So they don't use their number spot so I have to park on the street. But so does everyone else. Or they park on the street because it is closer. Meanwhile I have to park all the way to the neighborhood and walk 5 minutes. As a young woman I do not feel comfortable walking alone at night. I went to HD omaha with my concerns and they basically told me too bad, that is how it is. Get used to it. They do not care about my safety and we pay $1500 a month to live here. But no parking?? We were told we would have it and now we don't. Also neighbors are fighting because everyone is trying to get a spot and park really close to each other. This has been so annoying. But the most annoying part is HD Omaha not trying to help me out. I am sure everyone else living in these townhomes feel the same way. Other than that I have had a good experience. It just really sucks about the parking.

Negative experience: They have started to sell off their larger properties and I'm wondering if it's in anticipation of the landlord registry. It's obvious from the other renters that management is not able to maintain what they have so I guess they have decided to sell - that has to be a win/win for everyone.

Fantastic experience: We are currently in the Cottages and are transferring to the Harrisville Townhomes this month. The Cottages are beautiful homes in a great community block of other HD renters. We have had no issues at the Cottages. We love that HD properties are so dog friendly, as well! Colybn has been incredible in helping us transfer to the property in La Vista. He has provided excellent and detailed communication as well as answering quickly to any and all questions we have had. He even showed us the place twice so we could get measurements to make sure our things would fit in the townhome. He is a great asset to your team, and I've been very happy to work with him.

Negative experience: The website says they’re pet friendly, but they won’t rent to me because I own a pit bull. Love that we’re still encouraging negative stereotypes in 2019! Shame on you, HD Omaha.

Fantastic experience: I have always had pleasant experiences with HD Omaha! I have rented from them two separate times, each lease at different locations, and each lease for one year. The staff is very knowledgeable and friendly. They have maintenance requests handled promptly and properly. They've always done their best to take care of me, and were willing to work with me on a payment plan When at one point, I was struggling financially. I was able to pay it all off in full, over time. They were very understanding and more than reasonable with me and my situation. So long as you abide by the lease terms (that you agreed to by signing), and kindly talk to them with any problems that may arise, you will never have any issues with this wonderful group of people. I highly recommend them!
