Fantastic experience: Great service and Staff

Fantastic experience: I am a resident at Brookstone Terrace now for 7mo. It’s wonderful here! I read all the other reviews before I moved, don’t pay attention to any of them. None of those things have happened here. Staff is always on point and helpful! Maintenance team is always quick, nice, very helpful. I would recommend anyone to live here!

She was incredibly helpful throughout the entire process- friendly, professional, and quick to answer any questions I had. I really app Ashley and will definitely recommend her! Negative experience: I strongly recommend avoiding this apartment complex. If zero stars were an option, that is exactly what I would give. After living here for three years, I can confidently say that this has been one of the most poorly managed and frustrating communities in Irving. There is constant turnover within management and office staff, which has resulted in a complete lack of consistency and accountability. Many members of the office team have been rude, dismissive, and unprofessional during interactions, and it often feels like resolving resident concerns is not a priority for them. Safety and community standards are also severely neglected. Residents frequently allow their dogs to roam freely, and some of these dogs have attempted to bite people simply walking to and from their apartments. Despite multiple complaints, the office consistently fails to address or enforce any policies. The same goes for ongoing issues with residents yelling, cussing, and fighting outside, nothing is ever done to maintain a peaceful environment. Maintenance concerns are another major problem. Serious issues such as black mold and roach infestations are not handled properly. They may send someone out, but the workers often do little to nothing, sometimes not even spraying or addressing the root cause. This lack of proper maintenance puts residents’ health and well-being at risk. Overall, my experience here has been extremely disappointing. I would strongly encourage anyone considering this complex to look elsewhere for a safer, cleaner, and more professionally managed living environment.

Fantastic experience: I can clearly say that Brookstone has been the best experience I’ve had compared to other apartments I’ve lived in. The environment is clean and safe. The staff are always on point when it comes to resolving issues, especially Maria — she consistently goes above and beyond to help in a professional manner! I give to them!!!

Negative experience: They don’t know how to talk with the residents or people applying for lease. We are people from international living here they won’t respond for calls if you have maintenance All you need to do is always go to the leasing office to complaint. If they knock your door trust me they do it aggressively which is told by employee herself. Everyone has their meetings going on in the morning they will knock very aggressively won’t give you heads up coming in It’s not about rent or place about their behavior towards resident you will upset for sure. Maintenance mail they sent till oct7 but people will knock the door very aggressively on 8th. Always talk to the manager Don’t talk to this employees they don’t know how to react to the situation Water —❌ Heater—❌ Roaches —✅ snakes -✅ Street lights may or may not depends on day ❌- Response -❌ ac leakage ✅ no fans ❌ Suggesting this apartment ❌❌❌ If I could say in one way -> ❌ apartment

Negative experience: I do not recommend these apartments. The management is extremely unprofessional and disrespectful, with poor to no communication. Since moving here, I’ve had to deal with bugs and cockroaches, which I never experienced in my previous apartment. Instead of addressing resident concerns, the staff dismisses issues and does not provide proper support.

Fantastic experience: Summary: Management and Maintenance respond fast and with care. I love it here This is my first apartment I’ve rented. To be honest, I was scared based off of previous reviews. However, I’m unsure if management has changed but it’s nothing like the older reviews. I’ve had nothing but a wonderful experience at Brookstone. My A/C went out when I first moved in and they fixed it within the hour. I’ve annoyed them with a million questions, they’ve responded only with kindness each time. I trust the staff here at Brookstone, and am so happy to be here. I’m looking forward to more years here!

Negative experience: I strongly advise against residing at this location. It is imperative to exercise caution and consider alternative options. The conditions at this establishment are subpar, and the management appears to be indifferent to the concerns of its residents. I have observed a persistent issue with trash bags being left outside residents' doors for extended periods, despite numerous reports to the office. Furthermore, there is a noticeable rodent infestation, with multiple sightings occurring daily. The pool facilities are frequently inoperable, with management offering unfulfilling explanations and suggesting that residents utilize the pool at the adjacent Terrace Apartments. It is unreasonable to expect residents to adhere to rules while management fails to effectively enforce and manage them. I urge prospective residents to carefully consider their options and avoid renting at this location. It would be prudent to explore alternative housing options to avoid potential dissatisfaction.

Negative experience: Predatory Towing—Residents Beware My car was towed from right outside my own apartment for a minor mistake, forcing me to pay an outrageous fee. Instead of supporting residents, management profits by working with predatory towing companies. This isn’t about rules—it’s about money. If you’re thinking of living here, be prepared to pay for their unfair policies.

Negative experience: This apartment sucks. Very bad experience. Today, I was helping my friend to take her groceries from my car to her place. Since, she didn't have a car today. I parked my car just for 30 mins to transfer her groceries. Within 30 mins of time span, my car was towed. I have no info about where my car was, I had to call 911 to know the information, and the amount they charged me was $331 for towing my car which was parked in their complex just for 30 mins. The normal tow rate in Dallas is maximum $272 and the amount they charged was way too much. On top of it, I had to stand up in a queue for 3 hours to get my car. This experience was so frustrating, I will never recommend someone to lease this apartment, where guests are treated very bad. I think they should have separated guest parking, very poor management. I feel very bad for this experience. I will never visit this place again.

Negative experience: Ive been a resident here for about 5 years now literally NEVER had issues of any kind. On 11/14/24, I left my clothes outside hanging from the balcony temporarily. I go outside & see this $50.00 fee for doing that. I called & told them that I didnt know. They refused to give me a refund even though I didnt know & it was my very first violation. They are money hungry. Since theres a lot of vacancies for a reason they have no choice but to target their residents. This is very frustrating. See attached photo. Will definitely be looking into a different apartment complex.

Negative experience: These Apartments Were the worst do not believe the fake reviews they have put on here plus they delete reviews !! These apartments were infested with roaches , AC was never working in the summer to the point I had to go above their management to get it fixed . they take forever to fix maintenance issues and always charge Feed that are ridiculous. they are not worth the headache ! There was always drama in the apartments I would hear shootings at night or neighbors getting into fights and omgggg the plane noises constantly going above you , the worst ! Run as fast as you can !! The management is also the worst and very rude probably the worst management I have experienced at a complex !!

Fantastic experience: The staff is friendly, and helpful when needed. I have live here a over 3 yrs, they try to keep the grounds clean. For the most part it quiet around here. If you are looking for someplace that centrally located this is the place.

Positive experience: I've been living at the Brookstone & Terrace for over 5 years now. I really have no complaints, when something is broken, they fix it within 24 hours or less. The price is not bad when compared to other locations in Irving. I really like my place and it's hard to look at moving when what I have other want more money for less space. My only wish is that they add more doggie waste disposal poles around the complex and do more with the gym.

Fantastic experience: Brookston and Terrace Apartments has been a GR8 place for me to live since October 2009. The management staff is always easy to work with. They keep the grounds very neat; the lawncare team is here every week. It's mostly quiet except the occasional plane flying in overhead on approach to DFW Airport, (you get used to it, lol). Maintenance requests are usually fulfilled same day & emergency requests are dealt with immediately. Dumpsters used to be a slight issue being overfull too often but they must've changed vendors as we got new dumpsters & haven't seen them overfull in months. My current lease is about to expire on Feb. 3rd & rec'd my notice yesterday which indicated only a $2 increase/month if I sign a 14 month renewal. And finally, the complex is wired with fiber-optics; either FiOS or AT&T.

Negative experience: DO NOT I REPEAT DO NOT GO WITH THIS RESIDENCE ! I am In the proces of suing Them Now ! The management is very sneaky and they Are liars ! Very rude and Communication is horrible ! They are all about money ! They will evict you and just put charges are you that are not valid ! They charged me for a Cleaning fee when i cleaned the apartment Before I Left , They charged me for the counters When i put in service reauest months for them to come out and fix ! and they charged me an extra day when i moved out the previous day !! Pleaee do not ho here their eviction rate is so high because they are evicting to get the moneuy !! Please save your time !

Fantastic experience: Chauntee and Maria are excellent people to work with are very friendly and funny. They have a sense of humor and always have the keys ready for me at the leasing office. I recommend asking for there assistance.

Negative experience: Very poor management. I fell on hard times and received money to help pay my rent 7 months ago which they declined to accept “just because”. I tried to go online to make payments towards my rent but guess what? Can’t do that either. They don’t accept partial payments even though the rent is NOT late. If I could give zero stars I would. I’m not understanding why they would want to evict their tenants instead of helping them. I’m practically throwing money at them that they refuse to accept. DO NOT MOVE HERE!

Negative experience: Once I moved out they charged me $2400 not including my entire deposit as a “cleaning fee”. There was two grown women living there and no pets. Meaning the apartment was clean and undamaged. They will try to steal as much money from you as they can. Always take pictures when moving out, not doing so is my biggest regret.

Negative experience: Very bad management they should be fired. So much mold in all the apartments and all They do is paint over it or quick fix and leave. Broken doors that they fix up and keep. Everything was falling apart in my apartments. Trash don’t live here.

Negative experience: I enjoyed living here at the start of my lease but I had a flooding issue due to poor quality of the apartments during the freeze and ice storms. The response and full repair was too poor for me to to decide to keep living there. Management was not very helpful or responsive in a timely manner. The only person capable to handle it apparently was on vacation for a whole week during the storm and could not address my issue promptly. It really frustrated me that the only person capable of handling apartment emergencies was not available or there aren't others who had knowledge of what to do or order repair during weather crisis. The desk girl looked awfully overwhelmed or new and I felt bad for her while her whole team was on vacation. I didn't see her again after the storm so I assume she rightfully quit. The pros: Maintenance was super nice and understanding of my frustration. I never had an issue with them. Location: close to everything and airport, GBPT is right there Nice neighbors The cons: Poor quality of repairs (they covered mold with paint only) never finished repairing the flooded bedroom/doorframes/floor while I was there even though I reported it multiple times. This was through whoever they hired to repair everything. Not the regular maintenance team. Poor quality of apartment (flooding issue) Slow response from management team. Maria was great and actually felt understanding. Unfortunately her team is not as strong with dealing with frustrated or upset people when an apartment is not up to what you would want to live.

Negative experience: "I would not recommend this apartment complex to anyone. My experience living here was a nightmare. The management was unresponsive to my complaints, and it seems they had no regard for their tenants' well-being. Moreover, they failed to properly handle my rent payments, which led to missed payments on my credit report. I have been dealing with the negative impact on my credit score ever since I moved out.

Negative experience: Had very bad experience while living here for almost 1 and half year. They charged us for the apartment cancellation fee even though there were so many issue they didn’t fix it. They failed to properly handle my issue and they reported to my credit.I strongly advise anyone considering renting from this complex to look elsewhere.

Negative experience: Trenches!!! Think about the worst things u could find in an apartment and they were there. Moldy Walls, Cigarette smoke stains on all the walls, Stains from the previous tenant all over the house, roaches of all size shape color and species, flooding, and much much more.

Negative experience: Terrible apartments!! Probably the worst in irving. First off they over charge, especially for being so close to an airport. Second there is mold all in the showers and it looks like all they did was paint over it. The ceiling paint is peeling off around the AC vents. AND THERE ARE NO CEILING LIGHTS IN ANY OF THE ROOMS. Almost $2,000 for rent is definitely not worth it. DO NOT LIVE HERE!!

Negative experience: They deleted my last review ! If I could leave zero stars I would. Will not be renewing , the day AFTER I signed my lease and moved in my apartment I seen over 4 roaches , not soon after a bed bug. Will not be returning , it rained one day and water filled in my bathroom walls and causing my bathroom pictures to break , Maintenance only comes on thursdays which is crazy considering how bad infestations are. My rent also increased and no one could tell me why. Don’t move here.

Positive experience: I stayed at the Terrace for 1 year (July2021 to Jun2022). I didn't have any issues with roaches. The apartment unit itself was mostly clean prior to my move-in, although damaged areas around doors/cabinets are simply painted over. The apartment complex is overall maintained well, with the exception of laundry mat - the machines don't work and are dirty. Trash is picked up regularly. The maintenance/repair personnel are usually quick to respond if your A/C goes out. The management team overall are good. Questions/concerns are answered and I appreicate the management team here. Thanks for a good experience!

Fantastic experience: New to Texas only been in the apartments 7 months and the area is quiet except for the Airplanes flying low over the complex. The gym room is small but has different equipment to workout with. The office is staff is very nice and friendly and maintenance request are done very quickly

Negative experience: The property manager should have reached out to my girlfriend before tacking on an obscene amount of charges and attempting and failing miserably to ruin her credit and renters history when she moved out. Also the property manager shouldn’t have given a fake email to corporate. Or came into her apartment knocking things over and tracking foot prints all down her hall way. The property manager had ample time to be civil. Now is too late. Complaints already been filed against the complex. Have a great day.

Fantastic experience: I’ve only lived here for around half a year, but these apartments are the best apartments I’ve lived in so far. The reviews scared me at first, but now I know none of them are true. The office staff have been nothing but helpful to me. The apartment is small but comfy. Rumors of mice and roaches and bedbugs ARE NOT TRUE. We’ve kept a clean house and the only problem we’ve run into (and solved) are gnats. There’s never a problem with rent payments, never any surprise fees, and parking is fairly regular. The pools are open at all hours of the day which is great for my night lifestyle - and mail is never missing. The ONLY cons to these apartments are the planes constantly overhead (which you get used to), no light in the bedroom, and it takes a few requests to actually get anything fixed. Other than those three cons, everything else is wonderful. Wonderful neighbors, cheap rent, comfy housing, and no surprise fees. I will definitely be re-leasing

Fantastic experience: Had to get some documentation from a couple years ago for rental history purposes. Had the pleasure of working with Chauntee Villalba-Chavez, she was very professional and very nice. She got my documents sent to me twice the moment she got off the phone with me. She was very prompt and assistive!! Very much appreciated!

Negative experience: The area is pretty quiet. My apartment was spacious. The grass is always nicely cut. Maintenance was pretty good with the exception of this one guy who kept unlocking my door instead of just knocking while going in and out to fix my ac. The leasing staff were rude at times. There was an incident where they misplaced thousands of dollars on my rent, meaning I was showing due for way more than the actual one payment at the time. Still not sure how that was possible because the staff was so nonchalant about the whole situation. It’s because of this incident alone I’m leaving one star. So if you decide to live here be sure to check the resident portal to make sure they are getting your payments applied properly. They did fix the mistake but both Osvaldo and Chantel were extremely rude about it. Valeria gets things done and is straight to the point. So I recommend going to her directly if possible if an issue like this happens to you. Hope this helps!

Fantastic experience: I been in this apartments (Brookstone) for 16 yrs, service is excellent, management is so professional and friendly, any maintenance issue get fix quickly, is a quiet area and really clean. Now I move to Terrace and I love it, I'm love to live here.

Fantastic experience: My experience at these apartments have been good so far. Its real quiet here for the most part. My Apartment is comfortable and my neighbors are friendly! I have had 2 maintenance-related issues in my apartment that were dealt with on the same day that I requested the repairs. I made sure I filled out the repair forms at the office and the employees where more than happy to help out. In fact the maintenance guy I handed the paperwork to was eager to get started on it right away. Oh by the way maintenance guy did a great job on the repair! Other than that living here has been peaceful and stress free!

Fantastic experience: The Terrace Brookstone is a great place to live. I have been here at least 10 yeats. The staff is always nice and friendly and make me feel welcome anytime I go in the office. Sometimes I go and chill with them to talk about how my day went because that's how comfortable I am with the staff . My work orders are always done in a timely manner. Brookstone and Terrace you guys are doing a great job keep up the good work .

Negative experience: Very unmanaged and inappropriate management. Once you pay the deposit and application fees they treat you very rudely and they will make you pending for the apartment. Look like they just need your application money. And thats it.

Positive experience: Simple and fast procedure, i like how quickly i was able to move in. Staff is patient and friendly. Complex is clean always, bedrooms are bigger than what i thought. Its an ok apt complex.

Positive experience: The experience overall has been a good one. A few minor things that I would suggest to upgrade and get rid of the pest. Maybe, have pest control come out and treat the grounds or do random pop ups into homes to check for cleanliness. It’s not outrageous but I’m not a fan of rodents. However, my experience thus far hasn’t been a bad one. I would recommend it for a starter residence.

Positive experience: I’ve been staying in this apartment for two years and i must say it’s a great starter apt and the only reason i haven’t moved is because of the location and i know the area. The management office suck. The left foot never knows what the right foot is doing. The apartments needs major upgrades for example every other month I’m having to call about my air conditioner unit going out during these hot summer months. Their response time is quick i must say but it’s still an inconvenience getting off work coming home to a hot apt when your expecting a cold apt. The apartments needs to upgrade to a gated community because ppl from the next community comes over to get in our pool. For the longest they advertised having three working pools when they only had two and with this complex as big as it is they definitely need 3 pools. I hate the fact that they don’t have a drop box for the rent for ppl who don’t get off until after the office is close. Overall i give them about a 7 out 10

Fantastic experience: I have lived in Brook stone apt for 3 years and everything has been good all this time especially their maintenance and customer service in particular. Whenever I inquire something about my apt they fix it immediately. In a nutshell, Brook stone has been and will continue to be my home for many years to come. Good work!

Negative experience: Pretty clean property. Wish it was more active for residents and children .... like the residents center they charge 25.00 for a card to get in which is ridiculous y don’t you get a free one especially by just moving in. Roaches has been a issue but they seem to come spray when u let them know and I’ve bomb the apartment so they definitely getting better pools have yet to be open and it’s summer time. I wish they would change my air filter in the house parking is ok wish they had more visitors on the brookstone side

Negative experience: The staff seems rude and uninteresting in helping my husband and I . After we was finally acknowledged the lady stop in mid conversation to assist her “ “inspector”. She stated that next agent would help us ,but she was just as bias as the first agent. My husband and I left after she stated that my two year old daughter couldn’t use their bathroom . So glad we dodged that bullet.

Negative experience: The tall lady from the leasing office, she was very rude and raciest. We visited there to see the apartment, she was so rude. She even don't know how to deal or behave with the customer. Is this the way she behave with the customer. If there was 0 rating l would have given 0 rating to her and her attitude. l will not visit this place again and will not allow my friends to visit there.

Negative experience: Future Tenants - Take photos and videos of your apartment BEFORE you move in and submit those to the apartments management by CERTIFIED MAIL with your initial move-in inspection forms the management should be providing very quickly. By doing this and being VERY DETAILED ( small pin holes on the walls, dirty rugs on the corners, 5 cracked tiles above the bathtub, repainted hallway wall due to what appears to be damages, the top of the fridge is dirty, there's roach feces inside the cabinets, etc etc) you will most likely not be charged for these damages when you move out. If you do get charges, all you have to do is advise the management that those issues existed prior to your move-in which you submit those photos, and send all correspondence by certified mail! Certified mail is very important to do! Any small maintenance issues you have problems with, light bulbs out, stop complaining and change it yourself. If the A/c is out and your indoor temperature if not more than 15degrees versus outside temperature (90 degress outside / should be 75 degrees inside) then call Code Compliance if the management does not take care of it right away! This is a life safety issue especially in the summer. Read your lease! It should state something like management will 'in a timely manner' fix these issues. Management will most likely retaliate so be ready for that and be ready to move out when your lease ends. If you're having so many issues and nothing is getting done, that means YOU are not reading the lease nor are you sending anything by certified mail... Just because there's a lease doesn't mean you can't use the lease against them.. Think people! And READ!

Negative experience: I have been a tenant of this company for 7 years. Up until recently I have had minimal problems. I have had an issue with an intruder coming in to my home, using my toiletries and I have a very large reason to suspect that there has been some activity in my bedroom. When bringing this issue up to your management team, I was brushed off as if they were not concerned about the information I had presented or about my well-being. I was instructed to file a police report and I have done so. I no longer feel safe in my home as I strongly feel it was a member of staff. There were no signs of forced entry and I have all keys that lead into my home with the exception of the keys your staff would have in order to come into my home. The officer that came to my home also agrees that this is more than likely what has been happening, that a member of YOUR staff has been using my home as theirs when I am not home.

Negative experience: I'm looking for a decent place to stay but after reading the reviews and noticing how recent they are.... Changing my mind. I hope that you guys improve.

Positive experience: I’ve lived here for several years now. The apartments are old and seem to have foundation problems, but they’re okay for the price. Never had any issues with roaches as other people have commented. Maintenance has always been wonderful. They are very responsive and polite. I would’ve given it a 5 stars, but office staff NEVER answers the phones or returns emails, so when I need something I have to take time off work to go in person. Overall I would recommend to others. It’s a very quiet place to live and conveniently located.

Fantastic experience: I have lived at this apartment complex for over 3 years going on 4 years now on the Brookstone side. When I first moved in the apartment it was very clean and have had no issues what so ever. My neighbors are extremely nice and have lived there long then I have. Maintenance is extremely prompt and professional every time I have called. The apartment complex is extremely safe and have never had any issues with break-ins or crime. I feel extremely comfortable to even get my exercise by walking or jogging around the apartment complex rather then the park down the street. Never had any pest or bug problems either. Will continue to live in my apartment or maybe even upgrade in the next year until I purchase a house in 2022. You guys do a great job making my home feel like a home, thank you very much!

Negative experience: Do not move here! The worst apartments ever. They have mold in the bathrooms of most apartments I’ve seen, and neighbors always complain about it as well. They also tow vehicles with $300 expense. Racism is also a factor. If you try to renew your lease and you’re not Caucasian, management will charge random fees to make it financially inconvenient to remain here. Trust me, just move somewhere else.
