We take a personal approach to handling your needs. From the receptionist to customer service, to your Association Bookkeeper, we are always available to speak to your members. Our agile property management style allows us to handle Associations as small as 7 units to over 3,000 units, and lends perfectly to the needs of any community.
And when it comes to service vendors, we have great relationships with a network of preferred vendors, but we’re also easily able to work with your Association’s vendors of choice. You should never have to worry about about losing your preferred vendors over a change of property management companies.

Fantastic experience: We have had Phoenix management on property for over a year. They are always ready to consult and help in any way possible. They have become a fixture for our development. Adam who is our property manager has simply been the best fit for a manager. Hopefully any future board change will know this and continue with the great help.
Negative experience: After countless calls and messages same old nonsense, "Someone from our staff will return you call within 48 hours. Sure, maybe 48 days if you are lucky. How a company with this customer service can survive in Florida is a mystery. Next step is BBB and Consumer Affairs. If you are on an HOA board do your homework ahead of time!

Fantastic experience: Would like to share that Nadiuska Perodin (Nadia) who works at Phoenix Management is truly an asset to Phoenix Management. This is coming from an Owner as well as a past President of our Condo Association. Nadia is always there with answers to any and all situations that may arrise, if she isn't able to help she knows who can. Our Board was extremely pleased with Nadia, she is very professional, courteous, kind and helpful. Nadia is an asset to Phoenix Management and I hope they realize that at the ownership level.

Negative experience: I had the worst experience with Debbie Casablanca at Phoenix property mgmt. She never returned my phone calls and she caused a potential delay in closing bc she did not provide adequate assistance with the estoppel process. She was also rude and annoying by email. Im not sure why communities continue to hire Phoenix for their HOA needs but this company has horrible service and communication. My initial experience with Nadia in customer service was amazing but Debbie needs to be replaced.

Negative experience: A HORRIBLE property management company with LCAMS (Jessica and Stewart) that don’t conduct themselves as being licensed. INCOMPETENCE at its finest. Drove our community in the ground. Stay AWAY OR Leave IMMEDIATELY!! The only people that kept us operating were A/P: Collette and A/R: Paula/Roxon. Throw the rest of the company in the toilet.
Negative experience: Complete lack of communication with the business and no professionalism whatsoever. Property is not being maintained and the business cannot respond to the customer or is unable to handle the billing process or customer service that would be needed for a successful business. Negative stars if possible and no one seems interested in communicating with customers
Fantastic experience: I order estoppels from Phoenix for closings. They are always so helpful and prompt in their replies. It is a pleasure working with their resale team.
Negative experience: this management company is the WORST!!!!! they wanted to evict me, cause I was feeding the local ducks duck food. Not only did they not want to renew my lease because of that, I overpaid $2000 And They wanted to keep my money $$$$ Who does that? Only evil hearted people WHY do they feel they should keep my money because I fed the ducks? Weirdos!!!!!!!!!
Negative experience: This is the worst management company in south florida. They do not respond timely to emails or return calls to property owners. They conduct business with lowly rated vendors and do not come out to the property to ensure quality work by their vendors. I would never recommend this management company to even my worst enemy.
Negative experience: If you are looking for a low profile management company go for them, they lost 6 of my checks after clear them, and they wanted me to pay them twice. As a proof of my good will, I submitted them a copy of my bank statements along with a copy of the checks they lost (which is not my job, but theirs to find out what happened with them). Now, I have a notice again that I owe money. OMG…!!! They are the worst, hope nobody hire them, so nobody has to go thru this nightmare

Negative experience: ZERO stars. Absolutely the WORST management company. Their emergency number does not get answered! Nothing gets done, yet they keep jacking the maintenance fees. I will be making a formal complaint to BBB and DBPR. DO NOT USE.

I’m sure if they were having issues in their home they would want someone to assist them in a timely manner but I guess they don’t put themselves in their customers shoes. 0 customer service skills Somehow the people you need to speak to never answer their phone, they are just that ‘busy’ that every call goes to voicemail.
Negative experience: We have had Phoenix for a little under 2 years now. Since they have taken over, NOTHING has been addressed at the complex. We have plants growing out of the gutters, structural safety issues have no been addressed. The site has not been power washed or have mulch put in the flower beds in 14 months, the last time an owner had to arrange it. Trash cans were power washed once a month, they haven't been in 1.5 years.They have consistently tried to prevent financial document reveiws. They have lied about the laws governing access to documents and about rules that allow owners to question both them and the HOA board. Part of side walk powerwashed to show difference in pictures. This is what our money buys us......
Phoenix cannot spend a single penny of the association's money without board approval. And you keep suing the association and they have no money to fix anything after paying the attorney because of your suits.
Negative experience: Very Rude and no manners, they refuse to give our information to the new mangment becuase they lost our complex business. They were bad new from day one. Negative experience: Horrible. Nobody answers their phone or ever returns calls. Buildings don't even get the HOA payments for at least 3 months later. ABSOLUTELY AVOID DOING BUSINESS WITH THIS COMPANY.

There very good at giving you the run around . They refuse to give vital documents to new management company my association now has. I would never ever use them. I just reported them to BBB. Negative experience: The absolute worst HOA company! Never picks up, never responds to emails, terrible customer service. We had a problem in one of our units and they refused to help us fix it. Our tenant ended up leaving because of them and sued us and them for damages. Even after all of this, they refused to help. What a disaster company.
Negative experience: I had an extremely bad experience with this company. I was unable to reach anyone for a conversation, as I was only connected to an operator who asked whom I needed to speak with. Every time, I was transferred to voicemail, and no one returned my calls. I left four voice messages. They claim you should expect a return call within 24 hours, but it has now been over six days, and I still haven't received a callback. Additionally, when there was a leak in my apartment from outside wall and the floor was flooded with water, I found it impossible to get them to send an inspector to determine the cause or address the issue. They avoided any responsibility and did not offer any assistance. I strongly advise caution if you're considering hiring this company - you may end up regretting it.
Negative experience: I have never encountered such poor service from a company tasked with serving our community as this HOA management company. The phone representatives are consistently rude, unprofessional, and display an outright disdain for assisting residents. Their dismissive and hostile attitude creates the impression that our concerns and questions are an inconvenience to them, rather than part of their responsibility. It is deeply troubling that our community has chosen to entrust such an important role to a company that demonstrates such a lack of respect and commitment to its residents. I believe we deserve better, and I am committed to advocating for a change in our HOA management to ensure we work with a team that prioritizes professionalism, respect, and a genuine interest in supporting our community’s needs

Negative experience: As you can see from all the other reviews, they really are Incompetent and unprofessional at every level. Nobody answers or returns your phone calls or responses to an email. I have been trying to resolve a small insurance claim for over 4 months. If you are an HOA board member do NOT ever consider using them as your property managers.i was in the facility management field for 2 decades and never experienced this level of unprofessionalism!
Negative experience: It's been nearly 3 weeks since I reported a roof leak to Diana at Phoenix. Water has been leaking through the roof and has now ruined our oak flooring. For reasons beyond me, Diana hasn't approved the repairs. This is being reported to the B.B.B...I have attempted to speak to her 6 times. I'm constantly being told she's either not in or at lunch. Phoenix management services is abysmal. Any community looking for a management company needs to review this companies bad reviews and think twice....
Negative experience: Worst management company I've dealt with in 25 years. Didn't pay our bills for 6 months even though we pay them on time every month. Does not post payments in a timely fashion. Checks aren't cashed for a week. I don't believe their accounting is accurate. Rude staff. Heavy employee turnover. You never speak with the same person twice. I sent an email listing all of my concerns. Received vague answers to factual questions. Does not maintain our property well. They don't care about the homeowners. 0 stars would be more accurate.
Negative experience: No communication if they answer which is rare. Transferred to different departments only to disconnect. Rude and disrespectful. No idea about the ADA Act or Fair Housing Act. No response to infestation caused by months of roof repair and tons of wood chips carrying insects of all sorts.
Negative experience: Payment was posted to the wrong person and now they are charging Late Fees and Phoenix Collection Fee.
Fantastic experience: Diana Cinisi managing Kings Pt. Tamarac was excellent ! I am a realtor and work with many associations. She is one of the few that responded to my request quickly with all the information I needed.
Negative experience: Do not purchase or rent anywhere these people manage. They send you a letter for every single thing. You have no control over what you do to your property. The monthly HOA is high and you do not see what that money is being put towards.
Negative experience: At the Tamarac location. They don't deserve a star, the worst company that I ever deal. My payment arrives before the 10Th of each month and the payment do not get posted until the last week of the month and after that they send you late fees charges, When I went to their office with front and back copies of the checks, as they request, they force me to pay anyway $50 dollars because they send a late payment letter.

Negative experience: I have trouble even giving one star!! They are rude. The continue to take out quarterly payments(2) after selling my unit in December!!!! They are not integral . All data should be removed when you sell! ( and yes appropriate forms were filled out)

Fantastic experience: Manager responded quickly and efficiently.
Negative experience: Word of advise, seek another property management company. Getting through to your manager is impossible, that's true even as a board member. If not all, the 66 residents in my building have nothing positive to say, just how they never respond and create more issues especially when it comes to accounting. They commonly incorrectly apply amounts to others accounts and not your own. Employee turnover is high too, so once you have a contact, the next time you reach out to them they are no longer there. There's a reason why they are rated so low with many negative reviews. Essentially you're paying for a cheap service. This is when you wish there were standard in this practice.
Fantastic experience: I am on the Board of my association and have been happy with their service in handling our financials. AP/AR. SiSi is wonderful. Always there to answer my questions. Amy who is our Property Manager has always been there to help us with issues that happen in Condo's. Debbie as well, is bottom line. Always gets to the point and is always on top of things. Great team!!!!!
Negative experience: Horrible. NO COMMUNICATION!We have been having problems with our elevator for over a year. It has been shut down for over 3 weeks. Parts should not be a problem it's an Otis elevator. No up dates from Phoenix Management.

Negative experience: Feb 3 2024. Today JD Keaton attempted to gain access to my condominium.. I do not feel safe.. They have copies of my keys.. I am documenting this in case anything happens to me. Gallons of water leaking from upstairs. Jd the property manager said my AC is sweating. Today makes 21 days with this leak. Unacceptable. .Edit. today is November 2nd and my concern is still not being addressed. I was told today by Mark James the president of sabal Palm condo that I have to contact you to get anything done. JD that is. I am tired of both of you blaming each other. Why do I pay condo association fees ?

Negative experience: This is a horrible company the manager Keisha told me they couldn’t make an exception for my ac unit going out in the middle of summer 100 degree weather. I had the ac company come out but because they only sent their liability insurance she couldn’t let them on the roof to fix it. Until they also sent the license for the company. As we all know you you have to have a license to insure anything right. I feel even if she need that she could have made an exception due to the heat and worked with me to get the license from the company.
Fantastic experience: You have a WINNER in Dominga Cabrera! She returned my call at 7.44 PM about a letter we received regarding a unit at Lake Point. She figured out the payment problem and fixed it in less than 10 minutes. It's great to be able to give kudos to Dominga and to Phoenix. Thanks and have a good weekend.
Negative experience: If I could give this property management firm a 0 I would. They don't answer the phone half the time. The property manager at my condo won't even give out his number, and I'm lucky if he responds to any emails (last time I had to send him like 6 before receiving a response). When I call them to resolve something it's an endless game of being passed onto somebody else because none of them want to be responsible. I'm a realtor in south Florida, and worked with many management companies, Phoenix is amongst the worst.

Negative experience: They never send the HOA statement on time to residents, and we can't find how to pay online on the website. I pay in full via mail, on time, and still get late charges. They send letters saying driveways needs cleaning, but they can't tell the difference between rain/wet spots and actual build-up. Got a letter for having my car covered during a hurricane (Hurricane Ian) for 2 days, and they told me to put the car in the garage. I have 2 good-sized vehicles. If I could put both of my vehicles in the garage during a hurricane, I definitely would have. Worst of all, there's never anyone to answer the phone if you need help.
Negative experience: Very difficult to get in touch with the managers, specifically Colony Terrace. I had to call and email several times before getting an answer to my questions.
Fantastic experience: As a licensed professional, I appreciate that The property manager and the board of director's understood, Time is of the Essence in this or any Real Estate Transaction. If they had a question, they contacted me. They did not just put the file to the bottom of the pile!
Negative experience: The lack of action on fixing repairs or even responding to something as simple as an email is unacceptable. I have had termites on my property for over two years, and they will not step in to fix it. Instead, they dragged their feet fixing a leak in my roof, which caused my bedroom ceiling to cave in. These repairs are beyond cosmetic; they are a safety hazard. They insist my property was tented for termites, but I've lived there longer than the new management. As an HOA, you are responsible for ensuring that the community is well-maintained and residents feel safe and secure in their homes. I have a paper trail longer than a mile of request and have been more than patient; at this point, I will be forced to take legal action.

I've been in contact with a lady by the name of Kelly Skoczdopole, she has not been helpful but rather gives excuses on why services that are paid can't addressed. I'm now seeking who her manager is due to the negligence of her work.

Positive experience: The management needs to bring his customer service up to the standard. They need customer service oriented personnel. It is simple .. just put procedure in place .
Negative experience: This is the worst property management in the state of florida and probably the entire country. They do absolutely nothing, they don't return phone calls or emails. Their recordkeeping is a disaster. I could not have been happier to have been part of the team that had them fired. Adam should be ashamed of the way he managed our property and our finances. The state should shut this company down forever.
Negative experience: I have never had such poor customer service in my life. After the property owner gave me the "okay" and I made a deposit, I had a screening with this company (HOA thing). There was no call back when I left massages. When I called again about a week later, Sandra no longer worked there. The next rep also had terrible customer service, and I eventually gave up on the property because I felt uncomfortable with this company's terrible customer service in the future.I gave a one star because I had to, but actually they don't deserve any star.
Negative experience: Horrible experience!! Attention to the new homeowners!! Phoenix Management Services will not sent you any information how, who, and where to pay your HOA fees, no welcome letter, no bill, nothing! They will wait for a year and then send you a huge bill with fees. Finally when you send them check they will “loose” it and call Attorney office so lawyers can make money on the fees. Their unprofessionalism is just unbelievable!

Fantastic experience: So after reading the most recent reviews, I was terrified, we recently changed to Pheonix and I had no idea what to expect. I just updated my Registered vehicle with a simple email and follow up phone call and it was done instantly. I was pleasantly surprised. I guess everyone has different experiences, but for my first time dealing with them, it was awesome. Sondra was very pleasant and took care of what I needed.
Negative experience: Please change your receptionist. Aside the fact that she speaks agressively, she clearly does not take her job seriously. She left my husband on hold for over half an hour until he personally showed up, asked his questions and pointed out she had him and several other lines on hold. She was busy zipping around while Chatting and gossiping with colleagues. I called numerous times after the fact and again Ms. "Karla" does not answer and the one time she did she was very crude and unprofessional. As the receptionist very Poor representation of your company.

Fantastic experience: Leidy & Florika assisted me as they were walking out of the office on a Friday after they were already closed. They walked back into the office and typed up a letter for me that I had a deadline for.

Negative experience: My experience with this joke of a property management company has been the worst! Brittany, Sondra, Satia are apparently never available to pick up the phone or respond emails. Have sent several emails requesting an update on our HOA application for the last three weeks and they refuse to communicate whatsoever. The incompetence is unbelievable!!!!!

What service is this what are we paying associations for Phoenix management should be changed to employee do what you want management there’s no professionalism here. Negative experience: The most unprofessional company I ever had to dealt with. Our community is trash since they take over, our lawn are dry, no upkeep, the roofs of the buildings are leaking, they no longer offer pest control services, the tennis court is a disgrace to look at. They do not return calls, emails or having the common decency to speak with residents. They hide behind meetings on zoom and refused to invite you when attempting to join. I'm not sure why the Board of Directors agree with their antics. They placed booths on residents cars, forces each resident to pay $25.00 for living in their apartments, and then $50.00 for guests how pathetic!. The residents of these associations are paying them to have their lives disrupted. Phoenix management obviously feels like they are the big bad wolf of these residents. Just a friendly reminder we pay you with our hard earned dollars not the other way around!. Im not sure how they are still in business and are allowed to continue operating!
Negative experience: Worst experience I’ve ever had with a HOA management company. Absolutely horrendous at answering the phone, emails or voicemails. The neighbourhood I live in absolutely despises them for pushing forward borderline unlawful practices. If you park in this neighbourhood overnight even when registering on their site it’s 50$ for decal or they will tow your car. On top of residents having to pay 25$ to park their car there. The money has to be delivered via money order and they are 40 minutes away. Insane. If you are a business looking to contract them as property management, run. Unless you want to completely destroy the trust between you and your residents.
Those policies are set by the board of directors of your association. Phoenix Management Services does not charge the owners, those funds go to the association.
