Negative experience: Absolutely ridiculous landlords; we were in an apartment that was switched over to Michigan rental for our last year living in the place and they constantly charge us random extra fees in addition to making us pay and set up a DTE account, unacceptable forms of communication and never give notice for extra charges and refuses to explain anything. All of the maintenance people are incredible kind and lovely but absolutely not worth the constant hassle of them adding 4 random extra charges for “common area” lights 7 months into our lease for the first time ever. Do NOT rent with them

The utility-related charges mentioned are not random and are addressed in the lease agreement, where shared utility responsibilities are clearly outlined on page 1. In this instance, there was an internal oversight that delayed billing for certain costs, which we acknowledged and explained once it was identified. When you reached out, we responded promptly & provided an explanation for everything you inquired about. Ultimately, although these charges were consistent with the lease terms, we chose to waive them in full to resolve the situation and avoid ongoing frustration. We understand that unexpected billing can be frustrating, but we made every effort to communicate clearly, respond quickly, and reach a fair outcome. That approach reflects how we handle resident concerns as a whole.

Negative experience: This rental company is attempting to withhold over $3,000 from the security deposit. Fortunately, we have photos, video recordings of the move-in condition, and emails noting damages at the start of the lease. Their actions appear fraudulent, and we may have to pursue the matter in small claims court. If you rent from them, protect yourself: Take detailed photos and videos at move-in and move-out. Document everything in writing. Keep copies of all correspondence. If possible, go elsewhere.

This review misrepresents what occurred. The deposit was not “fraudulently withheld.” The tenant repeatedly stated she had a move-in video proving all alleged damages existed prior to occupancy, and we requested that video politely and directly. It was never provided, despite 11 days passing. The limited photos submitted covered only a few items and did not substantiate the full claim. The reviewer was not a party to the lease and was initially not authorized to act on the tenant’s behalf, so privacy rules applied. Despite the lack of cooperation and the public accusation, we issued an additional refund to resolve the matter. The delay and escalation were not caused by our actions, and the characterization in this review is inaccurate.

Negative experience: Stay clear of Michigan Rental to avoid incorrect late fees. A couple of months ago, Michigan Rental did not record the payments for one month of rent, and posted late fees as a result. We had to provide bank statements since the payment portal didn’t reflect the payments. It got resolved-ish after many missed calls (they don’t pick up) and long email chains. We still have a random balance as a result of fees and will have to start another long email chain that will take weeks to get fixed again.

Negative experience: This company appears to exist to price gouge students. I drove 3 hours to see a unit advertised by this company. The company lied to me about the quoted rent: in August, they charge for a full month, but do not provide the apartment for a third of that month. They charge a $200 move-in fee for entering the apartment "early," even though early is after you've agreed to lease the apartment. And, they charge a $600 pet fee. When I asked some questions about the lease, they refused to answer and refused to rent to me. When I went on a tour of the unit, they were not able to answer any questions about its history. The unit I saw was dirty and had maintenance issues. This is one of the most negative renting experiences I've had in 10 years of renting apartments. If they cannot be kind or helpful when trying to sell an apartment, I doubt they'll be helpful when you actually need them.

Firstly, we did not mislead you about the unit's rent price. The price we discussed is the same as the one listed on our website. Our rent is based on an annual lease term, and therefore, we do not prorate the rent for the first or twelfth month. This method ensures that the lease is straightforward, with the annual rent divided into 12 equal monthly payments.

Regarding the early move-in fee, your statement is incorrect. This fee only applies if you request to move in before your lease start date. If you move in on or after your lease start date, this fee is not applicable.

Concerning the one-time pet fee of $600, this charge is in line with, or even less than, what our competitors typically charge, many of whom have additional monthly pet fees.

As for your inquiry about the property’s maintenance history, our leasing agent provided all the information available about the listing and the unit. Detailed maintenance histories are handled by our maintenance department, which the leasing agent does not oversee. Therefore, it was reasonable that she could not provide that specific information.

With respect to the cleanliness of the unit during your visit, please note that the apartment is currently occupied. We respect our tenants’ privacy and lifestyles and do not impose on them regarding the cleanliness of their home. We were disappointed that you felt it was appropriate to criticize the current tenants, who graciously allowed us to show the unit.

We strive to answer all tenant and prospective tenant questions promptly and professionally. Our decision to proceed with another applicant was influenced by the manner in which you interacted with our team and your comments about the current tenants. Your approach was perceived as passive-aggressive and rude, which does not align with the respectful and kind community we aim to maintain.

Negative experience: Would not recommend renting from Michigan Rental. Avoid at all costs if you can. It is not safe as they don't care about the tenants. I did not get my security deposit back. My unit was not clean. We constantly had rodents infestation and maintenance showing up unexpectedly. Crammed parking. Issues with the city. I did not get my security deposit afterwards. If you complain or offer feedback, the staff just gets angry and defensive. They have too many properties they manage and they are clearly short staffed. There are much better housing options in Ann Arbor. I'd strongly advise looking elsewhere. Since moving into a new place, I've been much happier.

Negative experience: I was a tenant at one of the properties managed by MI rental. They did the least amount of work possible when work was required. They had to come back several times to do the full work. They also would have kept just under $1000 that we overpaid and it took us several weeks and many email to get that money refunded. Overall this company is extremely bad at taking care of their tenants and will take advantage. Would not recommend.

I want to clarify the timeline you mentioned. While I understand that you emailed us on the 20th, we responded promptly, engaging in a total of three email exchanges. Considering the complexities involved, such as post-lease payments and the need for clearance and NSF reversals from various financial institutions, I believe our response and resolution time were reasonable.

Negative experience: Dealt with mice and squirrels for the entirety of our lease on a house. When maintenance came in the first month of our lease, they said that this had been a problem the previous years. Negative experience: When doing my move-in inspection for my new apartment, the unit was not cleaned. It had a strong foul odor. All of the surfaces were covered in stains. Additionally, all of the walls had big scratches/scuff marks throughout the apartment. When I mentioned this to the representative, she made no effort to try to reconcile these issues. Instead, she just suggested I email maintenance. This is beyond unacceptable, especially since I already paid a non-refundable $300 cleaning fee. I've rented from this company before and have never had such a horrible first impression. I've included some of the images I took, this is not representative of the total count of damages.

Please refer to the email you sent me. As you did in this review as well, you said, there are “many scuff” marks. Not that the walls were dirty. Scuff marks are stains that generally cannot be removed, thus we paint the walls. I requested that you submit a maintenance request so that their team could come in and paint. Had you outlined that the walls were dirty, I would have responded that this is a task for the cleaner to address. Furthermore, in that same email, I outlined that I myself was not satisfied with the quality of cleaning the contractor provided for this unit and told you that they would be returning the next day to address your concerns.

Negative experience: Greedy, greedy greedy. They will squeeze every last dollar out of you they possibly can. For example they charge you $100/month to park in front of your OWN HOUSE. In addition to that, many other informal emails pertaining to your renewal offer were exchanged between us. This was all done in strict adherence to the City Early Leasing Ordinance. In one of our formal emails, we explicitly stated, "You have until midnight on the date outlined in the formal renewal offer notice to send in your signed renewal lease to be finalized."

We provided you and your roommates with the lease agreement well in advance, accompanied by a clear deadline that you were made aware of six months ahead of time. Additionally, we reiterated that deadline regularly. Regrettably, the signed lease was submitted after the deadline, and by that point, another group had already secured the unit for the following year.

It's crucial to emphasize that our actions align with both the City Early Leasing Ordinance and our ethical standards. Contrary to the implication in your review, we did not breach the ordinance, nor did we engage in any unethical practices.

While we understand that we have thoroughly discussed this matter in the past, we believe it is necessary to provide clarity through this response to ensure a fair representation of the situation. Positive experience: Lived here for a school year and was skeptical based on the previous reviews. Having now moved out i wanted leave a honest review. The place was old, had chipping paint, but was also priced the cheapest in the area (great location) so I got my worth. The maintenance was responsive, only needed them twice and they came next day. A time I requested a visitor parking pass for a week while my parents visited they were happy to assist and work with me. It was a good space for the year to live here and if they had half year leases i would have stayed with them again.

Negative experience: I rarely write reviews, but felt compelled to do so in order to warn students to look for a different leasing company. To put it simply, we had an issue with black mold growth in one of the bedrooms in our apartment, and it took over 3 months and an unacceptable number of phone calls and emails for anything to be done to fix the problem. Worst of all, Michigan Rental made the process so difficult and frustrating, and they had absolutely no empathy for this health concern. I'd recommend scrolling through the other Google reviews- you can see that whenever someone brings up a legitimate complaint, Michigan Rental replies and turns it around on them. I'm sure this review will get a response too. Don't put yourself through the stress of choosing this company, there are better options out there.

Negative experience: Dirty apartments with bad insulation. It was freezing all winter despite them trying to fix the issue many times. They were also very shady with our security deposit as they never mentioned that we were getting charged late fees whenever we paid a couple days late. They made it seem as if the late fees were waived and then just deducted it all at the end of the lease. We also paid water bills late but they deducted the entirety of the water bills from our account even though we had paid the water bills (At least part of them but i can't access the rent portal anymore so I can't verify how much).

Regarding cleanliness, it's important to note that our apartments are cleaned by third-party companies before new tenants move in. If at any point tenants find the cleaning not up to standard, we encourage them to report it to our office following our policy. As long as the complaint is reasonable, we commit to sending the cleaner back to address the concerns.

Regarding the insulation issue, we understand it's disappointing to feel a draft in the unit. However, it's worth mentioning that the building complies with all City codes, ensuring it meets the required standards. Despite being aware of this, we didn't merely respond to your concerns with that information. We took additional steps, addressing each concern individually, and maintenance personnel were sent to the property to explore further measures to enhance your comfort.

Concerning late fees, we acknowledge that the third-party payment portal may not automatically post them. However, our lease clearly outlines the policy, and we diligently communicated with you via email every month you were late. We explicitly stated that the rent was submitted late, and a late fee had been applied. Unfortunately, there was no response or request to manually add the late fee to the portal, nor was a check submitted. Consequently, the late fees were deducted from your security deposit return.

As for utilities, we took into account all payments made and deducted any unpaid bills, in full or in part, from the security deposit return. Negative experience: Michigan Rental is the worst rental company experience I have ever had. The buildings are so poorly maintained and truthfully disgusting. The price of rent will constantly increase and in my unit I requested a conversation about amenities that should accompany a massive rent increase and was given a rude response with little to no explanation. Positive experience: I lived at one of their properties for the past year. Overall, they met all of our house's needs, and maintenance was able to come right away when needed. I will say that the condition of the house wasn't great to begin with... lots of scratches, patchy paint, dull lighting, a few really old appliances. However, given that it was located on a college campus, it was alright. Michigan Rental did update the kitchen, which was very nice. I do think that there needs to be a lot more upgrades in the future.. The maintenance team is really nice and friendly. Even when I was moving out at the end of the year, they actually helped me put all of my boxes from the front porch in my car without even asking! They are truly genuine and nice people. At the end of it, I can say that I had a good experience with the company.

Negative experience: Wouldn't recommend. During the process of signing my lease, I found that the management staff was not understanding at all of students' various financial situations. They charge an arm and a leg for small housing and continue to nickel and dime with various fees throughout the lease signing process. They increased the security deposit because we chose to add a parking spot to our lease. I will echo other tenants' sentiments of feeling a lack of respectful communication from the landlords. I also find that they send communications rather last minute at times, and when I call to ask for an extension on a payment since it had not been properly communicated, I was met with snakiness and a lack of empathy. The landlords are within their legal rights and aren't doing anything necessarily unlawful, but I have had far better experiences with other landlords and management companies in the Ann Arbor area with much more reasonable pricing.

Fantastic experience: Michigan Rental is the best property management company I've rented from. They took ownership of the pretty dilapidated house I was living in 5 months into the lease, and right away they started making improvements to the house that benefited me. They were extremely responsive to my maintenance requests. Their office and maintenance teams are kind, and I know they try to be as accommodating as possible. If I were staying in Ann Arbor, I would make sure to keep renting from them.

Your vehicle was towed by a third party, we do not set the price & terms for you to retrieve your vehicle from impound. That is an issue for you to discuss with the towing agency. Yes, we have monitored lots so that tenants can ensure outsiders are not parking in spaces in which they have paid for. The only way not to be towed is to display your parking permit. When they are issued their permit, all tenants review and sign a parking rules and regulations form which states that. We do not make a penny off of vehicles being towed nor do we like to hear of the uncomfortable situations tenants go through. If we make the instructions clear to tenants and they fail to follow them, we do not believe it is fair to say that we are at fault for their actions.

Fantastic experience: MRental Maintenance is one of the best and most reliable companies to use! They worked for the group which owned the house I lived in and where nothing but respectable and kind throughout our entire time there. Any time there was an issue at our house, we would simply email them with the problem and they would typically arrive within at most two hours and have it fixed. The company employs hardworking, timely, communicative, and responsive workers who truly were able to take care of any issue brought to them!

Fantastic experience: Ever since they acquired my old building, Michigan Rental has been very accommodating. They have a lot of properties all around downtown Ann Arbor, yet any maintenance issues are handled promptly and effectively. Everyone on the staff is pretty friendly, especially Heather, who has been super helpful and understanding from the very beginning of my time with Michigan Rental. Lubna has also been very flexible and friendly as well. Update 4/22: Everything is still good! Michigan Rental has been super understanding during these uncertain times and I really appreciate everyone there. I want to specifically mention the maintenance workers tho! I have needed assistance multiple times, whether for locking myself out, needing batteries for the smoke detector, or even a window replacement, the Michigan Rental maintenance team has always been fast, respectful and their repairs last! Negative experience: Overall, I would not recommend Michigan Rental. This company does not care about its tenants, and my roommates and I have not been treated well at all. We have had many maintenance issues, which we expected when moving into an older house. However, what's unacceptable is the way we have been treated by the staff several times. If you look at the other reviews, you can see that whenever someone brings up a legitimate complaint about service or a housing issue, instead of apologizing or trying to make it right, Michigan Rental disputes back in an accusatory manner, calling experiences "unwarranted." There is a serious lack of empathy, and this is not what good customer service looks like. As a busy college student with a lot of stress, you do NOT want to have to deal with rude staff when you are already dealing with an inconvenient maintenance issue (which will inevitably happen at Michigan Rental properties). What you will NOT get at Michigan Rental is: landlords who will answer your calls, listen to the problems regarding your house/apartment, and respectfully work with you to find a solution without dismissing your problem. I have nothing to gain from writing this review other than warning other college students to find a better leasing company. In fact, I know many Michigan Rental tenants who have had similar experiences, yet won't leave a review in fear of not getting their full security deposit back. My roommates and I did not know much before signing our lease, and we wish someone would have warned us. My advice is to talk to other students who are older than you and ask about their housing experiences with various landlords. There are way better leasing companies in Ann Arbor, and I wish I would have done more research before selecting Michigan Rental.

Negative experience: Overall, I would not recommend Michigan Rental for anybody that is looking for housing in Ann Arbor. They really only care about providing very poor quality infrastructure and communication to maximize profits. The rights of tenants are treated secondary. They did not provide trash, laundry, or proper heating. When I first moved in they did not bother with putting an AC unit and then saying it was my responsibility even though it was mentioned in the lease. The infrastructure of the houses is also very very poor with the amount of rent I pay a month. They also send passive aggressive emails. The experience is just simply bad. I would only say their maintenance is excellent with their service and really on top of things. I would give their maintenance excellent ratings.

I believe your recollections are not accurate making this poor review unwarranted. The trash bin at this property was missing, you never submitted a request to the office or to maintenance to have one provided. We did not send you passive aggressive emails, we sent you a neutral email asking all tenants in neighboring properties to not use the dumpster on-site because it is solely for maintenance. One day you confronted me and submitted a complaint about not having a trash bin, within literally an hour I followed up to let you know that I placed an order for the trash bin and that until the City delivers it that you are welcome to use our dumpster. We are not required to provide additional laundry machines upon your request, although I am still trying to work out having more installed we are not obligated to do so therefore it is not unreasonable to ask for you to be patient. The furnace failed which is unfortunate but we replaced it the same day. I did not tell you that AC was your responsibility, I told you that submitting a maintenance request to have it serviced/provided was your responsibility. I truly feel that you twisted the events that occurred and that we treat you more than fairly.

Positive experience: Michigan Rental is the quintessential representation of an Ann Arbor rental management company; snaps up properties and (in my opinion) over-charges for standard living conditions. Tenant service points are spotty, with some interactions immediately addressing your concerns, others not answering phone calls at all or responding via text with generic copy days later. They seem to always manage to make you feel like an inconvenience, but roughly half of the time, do come through. That said, the maintenance team is 100% spot on. Always extremely responsive, super friendly team that is understanding, fast, and competent. The maintenance team alone has dramatically increased my respect for this company. I would rent with this company if I were not concerned about being treated like a customer/being slightly overcharged (common in Ann Arbor), but needed to know the functional concerns about my living space were being addressed. Furnishings are also generally above average, increasing the value for an ephemeral lifestyle.

Fantastic experience: Was pleasantly surprised by the entire operation of Michigan Rental. They removed the provided bed and desk from my room, no charge, so I could use my own. Was dreading not getting back part of my deposit, but I left the room exactly as I found it and my entire deposit was refunded. Emailed asking for a copy of my lease agreement for tax purposes and that was a very quick turnaround. Lowest rent in Ann Arbor that I could find and it had relatively new amenities. Fixed the dishwasher within a couple days. Communicate with them, they'll communicate with you. Show their property respect and they'll show you respect. Highly recommended.

Fantastic experience: I've been so impressed with MRental as a tenant this year. They are incredibly responsive to everything. We've put in a total of 3 maintenance requests (shower tuneup for heat, clogged drain, and a few ants) and maintenance took 1 day max to be at the door. For the few ants, they showed up less than 15 minutes after we sent the email and very thoroughly sprayed inside the apartment, in the surrounding areas in the building, and around the perimeter. For other questions about parking or subleasing, the main office was always incredibly quick to reply and helpful. I've been really impressed, especially compared to stories from other landlords in A2.

Fantastic experience: Last year I subleased a unit here and the staff were always very accommodating. I was very worried about the move in inspection because I wanted to be sure that any damages from the previous tenant were recorded prior to moving in. Long story short my inspection was at 4pm and my flight that day was delayed. I didn’t get to Ann Arbor until after 11pm but Heather still did the inspection and gave me the keys that late so that I didn’t have to pay for a hotel that night. The unit and the price were better than most in Ann Arbor but I highly recommend this agency based off of my experience with the great people who work for the office and maintenance.

Fantastic experience: Many of my friends live in properties owned by Michigan Rental. They all have had great things to say about both the office staff and maintenance. I also admire how well maintained the homes are and have been surprised by the high end finishes they use in their properties even though the town caters to mostly students. Heather has been great to work with, I called her back when my dorm contract was cancelled due to covid. She didn’t have anything available for sublease at the time but was kind enough to refer me to Facebook student housing groups were I found my current room. I am now corresponding with her to find a unit for next year and really look forward to working with them more. She is always very responsive, even late in the evening and on the weekends and I appreciate that since that is when I am available.

Fantastic experience: Extremely responsive! Maintenance orders are often fulfilled within hours and emails are responded to very promptly. They also are very case-by-case with their tenants and not just throwing the book at you whenever something goes awry or when you need assistance/accommodation with something. They look at us as people and not as numbers, and will accommodate/work with you if unexpected situations come up to the best of the ability. They try their best to make your experience as relaxed as possible as a tenant and don’t pester you with unnecessary emails or tasks, and try to deal with problems themselves before asking you for anything. Overall an amazing rental company to live with and I’m so glad that I happened to choose them for my housing!

Fantastic experience: Update: I have since moved out of the home that I was in and Heather at Michigan Rental was amazing with both move-in and move-out. I could not ask for a more courteous and caring person to work with. I will likely look for another rental through Michigan Rental as long as she is still there! I have just begun working with this property company. We signed our first lease during the Covid-19 lock down and signed based on an advertised floor plan that ended up changing due to city coding issues in a home under construction. They were incredibly accommodating and pleasant to work with. I am thrilled with my experience thus far.

Fantastic experience: I am very satisfied as a tanent. There are two great facilities: the houses are at prime location of Ann arbor and the maintenance is quick responsive and helpful. Very good place for couples or students. But there is one problem. I leased the apartment for 12 months. But just after passing first 3 months, Michigan rental started to show my apartment to the next year prospective tanents. It's really inconvenient for a current tanent because the visits are many time. If they open the touring just before 4 months from the current lease ends it will be rather convenient.

Fantastic experience: If you are looking for a reliable rental and compassionate landlord in Ann Arbor, Michigan Rental is the place to go. They take excellent care of their properties and are really responsive to tenant needs and maintenance requests. They have a team of very nice maintenance workers who will usually address any requests within a matter of hours. During my lease, I encountered some problems with a co-tenant, and Zaki was incredibly kind and gracious in helping me come to a quick resolution. I've crossed paths with many rental agencies and landlords in Ann Arbor and throughout my life, and Zaki and Lubna at Michigan Rental are among the most professional I've had the pleasure to work with. I would recommend them to anyone and would gladly rent from them again.

Fantastic experience: Great response time for maintenance requests made via email. Moreover, Zaki, the owner, is very reasonable and always responds to phone calls/voicemail. Ahmad, the maintenance guy, is also very professional.

Fantastic experience: I've been leasing a renovated apartment for 2 years, and only had to call maintenance a couple times. Both issues were resolved within 24 hours. They were very friendly and professional. The showers never ran out of hot water and there were never any bugs the whole time I've been living in the apartment, which has been a very pleasant surprise. I'm moving out of Ann Arbor, and would definitely recommend Michigan Rental to anyone looking for housing in the area.

Fantastic experience: I rented with Michigan Rental this past school year (2018-2019), and everything was handled well. I had lived in Ann Arbor for 6 years prior, and Michigan Rental provided us with the most effortless and effective move-in/move-out I had experienced compared to my other rentals. Maintenance requests were handled efficiently and quickly whenever requests were made. I appreciated the response times and assistance offered throughout our time renting. Overall it was a good experience.

Fantastic experience: My experience with Michigan Rental was nothing short of outstanding. They were professional and courteous from the day we signed the lease. The showing and signing process was transparent and swift, and any maintenance requests were handled quickly and properly.
