Negative experience: This company continues to buy up housing and rent it at extortionate prices. In my time renting with them, I have had roaches, no working sink for months at a time, backed-up plumbing, constant sulfur and obnoxious smells, my blinds come off the wall and bruise me, peeling paint, and many other things. This should be your last company of resort. Many of the reviews I believe are falsely rated because they spam our resident inboxes with things to rate them -- it’s so annoying. I’m also the president of my building’s tenant’s union and half the reviews for my building recently are from people we’ve never seen in our building. Take that as you will.

Negative experience: I had a very disappointing experience with the property management parking services today. I pay for an assigned parking spot, but when I arrived, someone else was parked in it. Since my designated spot was unavailable, I temporarily parked in another open spot and immediately informed the property manager of the situation. Instead of assisting in resolving the issue, I received a call demanding that I remove my car from the premises. I explained that I was at work in a clinic setting and operate on a strict patient schedule, so I could not leave mid-appointment. I clearly stated that I was willing to move my vehicle by 12 PM and that I simply needed access to the parking space I am paying for. Unfortunately, the conversation became defensive and unprofessional. I was told I could not park in any open spot, was threatened with towing, and the call was abruptly ended while I was still trying to explain my situation. The interaction was stressful and unnecessarily confrontational. I understand that policies exist for a reason. However, when a tenant’s assigned parking space is wrongfully occupied, basic courtesy and problem-solving should be part of the response. I hope management can improve communication and conflict resolution practices moving forward.

As outlined in our parking agreement, vehicles are required to park only in their designated assigned space. Even when a space is temporarily unavailable due to another vehicle, parking in open or unassigned spaces is not permitted. This policy is applied consistently to all permit holders to ensure fairness across the property.

When situations like this occur, our team works to address the improperly parked vehicle as quickly as possible. We also aim to mitigate issues before towing is considered; however, we must enforce the parking agreement uniformly.

Negative experience: I'd give zero stars but alas. Consider your choice of renting carefully if you mind your finances. They will be strict and borderline mean when it comes to enforcing their policy but when it comes to delivering contractual obligations to tenants, they'll relax and take their time. EDIT #3: Where do I even start. On 9/27/2025 I reported what appeared to be fecal waste sitting on a shelf in the basement storage area. They opened a ticket, marked it closed, wrote "sending the cleaners." I checked again on 1/7/2026, still there. 1/8, still there. 1/9, still there. Three months and counting of a biohazard in a shared space they claim was "addressed." They only cleaned it up after I reported it to the city and the Michigan Sanitation Department. New Year's Eve 2025, a pipe burst under my kitchen sink and flooded my unit. Maintenance came, fixed the pipe, and left. That's it. No water extraction, no moisture cleanup — just a towel. Their work order says otherwise but I had a witness present. When I brought this up a week later they denied there was a problem, called the flooding "limited" and "largely contained." It took them until 1/9 to even schedule someone to come check, nearly two weeks after the flood. Then on 1/24/2026 my heat went out during a cold storm. Unit dropped to 55°F. Took about 5 hours for someone to show up with a single space heater. Heat wasn't actually fixed until 2/3, that's 10+ days with no working heat in a Michigan winter. I sent a formal rent abatement request on 2/6 citing the city housing code. As of today 2/11, no response. They did however find the time to ask for their space heaters back. I've asked multiple times for a mutual lease termination because of all this. Denied every time. So they won't fix the problems but they also won't let you leave. Literally holding their tenants hostage in cold wet apartment during the winter. Make it make sense. Oh and if you're looking at their website and see that nice 4.8 star rating, go check Birdeye where they actually have a 3.8 with 405 reviews. Tells you everything you need to know. EDIT #2: [2024/ 25 issue] It's now been 35 days since I requested the electrical service in Edit #1. One person came to take a look, said will come back and NEVER came to fix the issue. I still have re-reroute where my microwave is plugged, and everytime I turn on the stove and it doesn't work, I have to go out to spend money on take out. This is not the only issue i have encountered with them now, they will ghost you and leave your apartment looking half done. PS: they know who I am, their replies here mean nothing when it comes to resolution. Nothing of the sort has happened. EDIT #1: turnover to get an electric issue fixed: 3 business days. I had nothing to cook on for a full weekend and the three days they took before coming to fix it. I don't know if that's common but when I called apparently it was not an emergency.

Positive experience: My overall experience at this property has been good. The apartments are spacious, have stainless steel appliances and you cannot hear any noise from your neighbors. Maintenance comes in a timely fashion and usually resolve issues same day. Only downside to these units are in the winter time when the downstairs area does not stay very warm. No matter how high the heat is turned up or adjusted I found that a space heater is needed and on the coldest does that does not even help.

Fantastic experience: I highly recommend Mariah Page as a Property Manager. Mariah is the Community Association Manager at Cabrio and is the person that oversees all management activity for the condo association that I live in. She is very responsive and thorough with the activities she is responsible for. She has also shown continued improvement in her role as our property manager by being receptive to feedback and taking action. There are other aspects of Cabrio that I do appreciate as well; for example, they are very good at keeping detailed accounting records and certain financial matters like producing and monitoring annual budgets. I do think Cabrio has opportunities for improvement, but they have been receptive to feedback. For example, I do think they can improve with their "On Demand" services, which are separate from their standard Property Management services. On Demand services include maintenance type tasks and the only issue we've come across are improvable things that Mariah has helped us communicate to the On Demand team since she is not involved in On Demand services. Although they do offer their own maintenance services, Mariah is always helpful with making sure we are considering all vendor options. Sometimes we go with Cabrio's maintenance services and sometimes we go with other companies.

Negative experience: Poor service. I had an emergency during the weekend, contacted the emergency number, and spoke to someone in Nebraska, apparently in the corporate office, who did not have access to the system. He ended up sending an email message to Cabrio management, but no one contacted me to assist with that emergency. I had also submitted a service request on the Cabrio portal asking to call me back but no one did. Yesterday, I received an automated message stating that my request had been closed because “co-owner’ could not be reached, which is a lie. I have never received a call from Cabrio during that weekend.

Still tired reaching out but they chose not to reply or assist Also as a reply to you response- I never declined the second visit instead was there as requested by Jewell and she never showed up- This is communication over email! She apologised as well! So overall, not did you not show up or try to be understanding you are trying to downgrade your customers! Sad situation

Negative experience: If you are a freshman looking for housing next year, stay away from Cabrio don’t make the same mistake I did. First of all, there’s constant miscommunication and everyone has an attitude as soon as you sign the lease. During the initial tour, we were told one of the doors was a storage space, but once we moved in, we discovered it actually led to a filthy, abandoned basement full of trash and bottles, with two other unknown doors. Despite paying a prep fee, the place was extremely dirty. They gave us the number of a cleaning company, but after calling and leaving multiple messages, no one ever called back. Strangely, when my dad called without mentioning Cabrio nor leaving a voice message, the company responded immediately. strange, right? They did return our $200 prep fee, but almost everything here is in bad condition or broken. They offered to paint the house after we moved in and complained about it, instead of doing a basic inspection themselves? The walls have peeling paint, command hooks, duct tape, and dirt everywhere. Be very careful Cabrio does not give you access to your own room temperature. The thermostat is locked, and the heat runs 24/7, which they basically charge you extra for. Two of us are paying $100 a month just for gas and water, even though we barely cook and stay on campus most of our time. When we asked about thermostat being locked, they claimed they would keep the temperature “comfortable” for you instead of letting you control it? make it make sense. But seriously, even in 80-degree weather your heat in on. On top of all this, I submitted two service requests almost two weeks ago and still haven’t heard back. Please save your mental and physical peace and DON’T RENT WITH THEM. There's so many more things I can go on and on about Cabrio......

Negative experience: They have a real problem in keeping your security deposit. You will not get it back. Living with them is ok, they have bed bugs problems and some others. Mainly you will receive no money back. The deposit is as good as gone.

Negative experience: Absolutely terrible management. DO NOT LIVE IN ANY OF THEIR PROPERTIES. Staff are so unfriendly and unhelpful. The renovated apartments are redone so horribly and there are literally always maintenance issues that they refuse to address. Our shower was not waterproof, they wouldn’t fix it. Our shower was dripping and they wouldn’t fix it. All the washers and driers are either moldy or broken. Cabinets came with no handles. Apartment next door’s AC unit was so poorly maintained that it flooded our apartment and caused molding and ruined furniture. We had a roach infestation because the hallway was so gross, and it required us to call 4 TIMES before they addressed the issue. Brittany is very rude, and Shannon straight up lies to your face and tries to gaslight you. The rent is so high for no amenities, a disgusting building, and a crazy number of maintenance issues. You are better off paying for a better high rise or house, this place is terrible.

Negative experience: dont get me started. these guys genuinely are the worst and have no care for their tenants. the units are so poorly made and maintained. nothing is managed well and all the hidden fees are garbage. DO NOT SIGN A LEASE.

Negative experience: Reviews are inflated because they prompt people to write here after service appointments. Mike is amazing (the repair technician, he is the best asset they have -- which they very smartly use to inflate reviews here). I could say so much, but I will only say that Cabrio does not care about its residents after you have signed the lease full stop. Most atrocious to me is that they end your lease term 12 days before the end of the month, but you still pay for the entire last month of your lease. I was told that they need to get the apartment ready for the new tenant, but is it fair that this is done when I have paid a full month's rent or "installment" as they call it? I understand how they are able to do it with "lease terms" and "installments" etc, but it seems very unfair to me. Not every landlord in Ann Arbor does this so beware and ask if its important to you! Edit 2025: this is still the rule. Avoid cabrio.

Negative experience: Both routine maintenance and new issues are addressed extremely slowly, often taking several days to receive a response. There is a significant lack of responsiveness from their staff. Once the maintenance personnel arrive on site, they do their best to communicate; however, their efforts are limited by a lack of transparency from their administration. Also, the administrative staff is extremely rude.

Negative experience: Received terrible service during an inquiry about a listed condo. Called about a 2 bedroom 2 bathroom condo listed on their own website as having 2,393 sq ft (VERY unlikely) and being available immediately. Adjacent units attached to this one are around 1300 sq ft. The lady who answered could not stop laughing. I asked about the property, and I was told that they did not have the square footage information available to them, and that the unit would be available 2 months later. I mentioned that other websites were advertising something different (I had only seen Zillow and apartments.com at that time, I did some digging to find their website after the call). The lady had an “ok? So what” response. To sum it up, the customer service was very unprofessional, rude, and not knowledgeable. Their website and people have contradictory information. If service before signing is this bad, I can’t even imagine how poor their management is for people locked into contracts.

Negative experience: Bad response time to emergencies on the weekend. We had a bat in the apartment on Saturday, called 4 times that night and no one came until Monday. Twice the kitchen sink overflowed with sewage water, so many holes in the walls causing leaking and airflow, the parking lot was never plowed. Communications with the landlord company were the worst though, the response time was crazy slow and they weren't usually helpful anyway.

Negative experience: horrible place to live. Got here and keys don't work for the front door. Call them they make us new keys. New keys don't work either. Maintenance guy tries it and he can't get the door open. So i cant lock any doors when leaving the place because then I cant get back in. Floors were dirty as hell too. Called cleaning people they said they cleaned it when they didn't. They gave us 6 keys total and not one works at all. The key doesn't even go into the key hole and they're too cheap to change the whole bolt and lock on the door. DO NOT SIGN A LEASE AT CABRIO

Had a serious maintenance emergency due to the age and odd build of our place, and mike came in the middle of the night to help us out and was here bright and early the next day to properly solve the issue. Negative experience: One of the worst places I had lived. Lived in downtown Ann Arbor ,Michigan. The unit itself was okay. Unless it rained then the walls would have water running down them. My roommate who had disappeared asked them to take off the top landing of the stairs a week before move out to get her mattress down. Which she'd be there a week later.They did so without notifying me. I got to the top of the stairs and almost fell down two floors. I call maintenance and they told me it wasnt an emergency for me to be able to reach my bathroom which was on the second floor where the landing was missing . So they would get to it in a few days. After complaining to the office about it I was given a 10 dollar amazon gift card for my troubles. General dislikes there as well , whenever you have maintenance done they ask you to review their work. Doing so leaves a positive review for Cabrio as a whole . Not just the maintenance person. Thats why some of their positive reviews are ultra specific about having something fixed. Having showings of my apartment, sometimes multiple in a two hour block. Frickin ants everywhere. Not from my doing , just they refused to treat the property for bugs. As Ann Arbor has tried to expand tenants rights such as giving a renewal rates within a certain time frame , Cabrio Properties has been listed in a few articles from Mlive as openly opposing tenants rights expansion because its an inconvenience to their business practices. All that being said , if you have to live here it wont kill you.(unless someone takes your stairs and doesnt tell you) It will probably annoy you into an aneurysm. I think they are just about as bottom feeding of a company as they come though. Edited to add: I did live there as a sublet tenant in the summer of 2019. I have changed my name since. I dont need assistance fixing these problems because I live in a good community now. Once again if you look at their reviews many negative ones Cabrio has "no records of them living there". Get bent.

Negative experience: I would not recommend moving to any of these properties. They don’t plow or shovel, in the lease they expect you to have your own shovel on deck. Multiple cars cannot park in their spot or are getting stuck trying to. They said they would send out crew to fix the issue but haven’t. If anything cost the company money they aren’t going to do it. On top of that, the leasing agents have laughed in my face when I brought up a concern. You’re better off picking Oxford or Varsity mgmt.

Negative experience: The heat has been out for 2 days so far and now it’s the weekend. It’s January in Michigan. Terrible communication, office closed without resolution to the problem. There are lots of places to live in Ann Arbor, find a better property management company. **update** heat is out again, a week later, walls torn up, tenants have been advised to sleep elsewhere because of the cold. Unacceptable. Update #2. We cannot get a human to answer the phone, emails are unanswered after daily attempts for more than a week. The lack of response is proving to require legal action.

Negative experience: I have rented a parking space from Cabrio behind one of their apartments in downtown Ann Arbor. For $125/month I have gotten a mud pit to park my car in, when I requested maintenance after heavy flooding and mud build up on the lot, they claimed they didn’t have a way to get people out there, and I literally had to go buy gravel from Lowes myself to infill the mud pits. $125/month… On top of this, the lot is consistently blocked by the vans from the cleaning company they hire, so I never know if I’ll be able to park or pull out on any given day, defeating the purpose of renting a parking spot. $125/month… After I signed to renew my lease for the spot, they accidentally leased it to another tenant and I had to deal with someone else parking in the spot I had a lease for. I do not recommend this company at all. *Update: Almost immediately after posting this review they emailed asking me to remove it. This is textbook bad customer service, misleading and deceptive business practice.

Negative experience: Cabrio does what the law requires and NOTHING more. It's 85° in our unit and they refuse to put in any AC, not even get us a window AC unit.

Negative experience: Honestly, Cabrio needs to retrain their staff on how to treat people and be more comprehensive. They also need to be more transparent about their apartments, as they try to sell something online but it doesn't fully correlate with what it actually is (learn how to advertise the good and the bad :) ). I was living in 1054 S Main St, Apt 2 and I was never informed about the kitchen having hidden mouse traps (yes, I did see mice like 2-3 occasions living there and had to take care of it myself). Moreover, there was a heating issue which was never mentioned online or prior to me moving there... While already living there, I was informed that the business under my apartment was controlling the heat in my apartment. I called Cabrio and emailed them several times about the issue and they sent someone to just check but this literally did ***nothing*** about it and I basically had to be cold all the time in the apartment with a thousand of layers on (imagine this while Ann Arbor is at its peak of 0-5 F). Sincerely, I don't recommend this company at all. They charge a ton of money (it was $2K living there per month) and don't meet expectations. Finally, and in terms of emails... they are super slow at answering unless it's something that's a priority to their end and benefits them (charging $).

Fantastic experience: Pros: Cabrio was a fair property manager while living in one of their properties for 2 years. They were response to maintenance request, and we personally liked and trusted the guy that took care of our building. They were quick as well the one time we needed pest control services, and were very communicative. They also accommodate the request to enter requests we had due to some circumstances around our ESA, and am grateful for this. I would rent from Cabrio again should I end up in Ann Arbor. Cons (minor): The unit was not well cleaned when we arrived from the 3rd party. We were on move-out requested to clean to a standard that was high above what we had received. We had to pay additional $$ for a second parking spot in a building where there were only 5 spots, and it became somewhat obvious that we were the only ones paying for a second spot, and that others were just using them. This ended up costing us over the two years.

Negative experience: The worst rental company in Ann Arbor! They have the worst services. Worst landlord, especially for 908 Sybil Street. I called them to ask how to add a new resident to the apartment. They all told me different things and somebody said I need to email another email address but didn't tell me the address. It's a secret one, not the one on the website! It seems they play the rules themselves, and only the agents know the rules but they have zero patience to tell the residents any rules. The agents are not professional or nice at all! Secondly, the landlord is almost a robber! She entered my private bedroom without any permission and broke the wall between my bedroom and the bathroom! And threw and moved my stuff everywhere in the room but not putting them back! They even didn't respect the residents here! I am so angry and the company said they have nothing to do with it. How could they say that? They had bad communication with the landlord -- I called the company to fix the leaking ceiling 6 times in 2 years and how can the landlord never know?!!!! The first time she came, she blamed us for damaging the ceiling and thought we ourselves fixed the ceilings that ugly??? What a huge joke! Maybe she had a pig's brain and can imagine we can pull water to the ceiling, which is one meter over our head! LoL! Then she was not satisfied with the ceiling and came every day to check and break something. She didn't do any improvement in a week! To be honest, I really want to tell everyone not rent the apartment from this company. I have ever lived in the apartments from three companies in Ann Arbor and Carbrio property is no wonder the worst! Worst services, worst maintenance, worst and rudest landlord, but the highest rental fee. Don't waste your money and happy mood here. And they will not allow you to quit in the middle of a lease -- I feel I am not living in an apartment, but living under the bridge now. My private things can be damaged and moved by anyone who has the key. I feel no safe living here. For the rest 2 months, I would rather live somewhere else and pay extra money instead of living in such a horrible place!!!

Based on discussions with staff, we found that a Sublease was requested as opposed to a roommate add-on through a maintenance related/service email which is not monitored for those types of requests. Cabrio prides itself on providing clear information on where to direct different types of communication to ensure our resident's needs are met by listing it in periodic emails and move in packets. The appropriate addendum has been sent and you should be all set.

Negative experience: I wish I could give Cabrio a zero-star rating, as I strongly advise everyone to avoid them at all costs! Before stating my specific experience, here are the things they have done to the tenants at Fritz Lofts: 1. Charging each tenant fine due to inappropriate garbage disposal by residents they could not figure out. 2. Charging a lockout fee if you request a maintenance service and leave with your door unlocked. 3. They imposed charges such as $15 per month water fee that is hidden in the lease. This is on top of the exorbitant utility fee for electricity and gas due to their old and energy-inefficient furnace. The monthly utility fee in my tiny studio is over $100 during the winter even when I was travelling and kept the AC switched off. And they do not allow tenants to turn off the gas even when you are away to keep the temperature of the furnace. Cabrio is as unprofessional, unethical and unlawful a landlord can get. They inspected my fridge during a house showing tour and accused me of violating my lease due to putting an open milk jug that "expired on April" in my fridge while I was on a travel. They then arranged housing keeping inspections after three days, despite I clearly stated that I wouldn't return by then and that I would arrange for a friend to come to my house to remove any open food source. (At that time none of us knew the heck that what they mean by food source was a milk jug in my fridge). They entered my unit without permission nonetheless to do the inspection, and threatened me with violating the lease and eviction, which I find utterly ridiculous so I am putting it here. To compound matters, Cabrio took it upon themselves to change my lock during the housing tour without my presence and argued that it was necessary due to dirt in the lock. As if that wasn't enough, they proceeded to charge me an exorbitant $350 for this unauthorized action. There was absolutely nothing wrong with my lock, and I had no knowledge of any minor issue until they decided to change it without my consent. Perhaps realizing their charge is unjustified, they resorted to outright lies by claiming it was the second time they had to replace the lock for me. However, they conveniently ignored my email seeking clarification on when this alleged first replacement occurred. If you rent with Cabrio, prepare yourself for endless discussions with your lawyer! The behavior displayed by Cabrio is utterly outrageous. They seem to have no qualms about disregarding tenant rights, invading privacy, and engaging in dishonest practices. I felt compelled to share my experience here to shed light on their unscrupulous actions and to give prospective tenants a serious warning. UPDATES: Cabrio removed the charges and rescinded the lease violation notice.

Negative experience: had a less than satisfactory experience renting from Cabrio Properties this past year. My roommate and I had to deal with centipedes and spiders multiple times throughout the year. We contacted the management and they sent an exterminator, but the pests kept returning. It was a constant source of discomfort and anxiety for us, and it really put a damper on our living experience. In addition to the pest problem, we also had a bad tub. The glazing kept peeling, which clogged the drain and caused it to flood often. We reported the issue to Cabrio, but they only sent someone to temporarily fix it. The issue kept recurring, and we had to deal with a perpetually clogged tub with flakes of peeling covering the floor of the tub. It was very frustrating and inconvenient. To make matters worse, we also had uneven floorboards that were not fixed until about a quarter of our lease was left. We had reported the issue to Cabrio within the first month of moving in, as it was causing us to trip and was a safety hazard. Despite repeated requests for them to address the issue, they only sent someone to fix it when there was very little time left on our lease. Overall, I was very disappointed with my experience renting from Cabrio Properties. The pest problem, the bad tub, and the uneven floorboards made it difficult to enjoy living in the apartment. I would not recommend renting from them if you are looking for a hassle-free living experience.

Although Eric was nice, Natalie proceeded with an eviction and i am also going thru a divorce rn so i feel thats so not understanding of her. i have a three year old who used to visit me here and now i am being forced to move against my will due to some light volume...‍♂️

Negative experience: My fire alarm sounds EVERY time I open my oven, even if it's just preheating and I haven't cooked anything yet. It's not smokey, I think it might be the temperature change? Unclear. But my pets lose their mind every time I cook and it goes off. I called to have this addressed twice. The second time I called they gave me a "shower cap" to place over my fire alarm every time a cook. I was instructed to place it over my fire alarm when I cook or anticipate there being smoke. I've explained that it's NOT smoke that sets it off. And so the solution is to now get up on a chair or ladder, and place this shower cap over my alarm each time I use my oven. I feel like that's ridiculous, didn't actually fix anything and how am I the only unit to have this issue? Is there something wrong with the ventilation over the oven maybe? They did change my door batteries.

Negative experience: I was locked out of my apartment. I think Cabrio contracts out their after-hours calls because I was caller number 8 when trying to reach someone. After 25 minutes, I was finally able to speak with someone and they said they would reach out to Cabrio and send someone out. The guy didn't show up to unlock my apartment until 3 hours later. By then, the person living across the hall from me had come home and was able to unlock the door.

Negative experience: If you live here, you will be paying around 1500 dollars WITHOUT SUN and WITH NOISE AND BUGS!! The laundry room is outside the building -- you literally have to go out of the building to wash your clothes and there are only 2 washing machines and 2 dryers, which are definitely not enough for all the tenants. What makes it worse is that they did not exactly mention this on their website. They explained it as "Washer & Dryer On-Site(Coin-operated)" and that does not really tell us you need to GET OUT OF YOUR building to use washer and dryer. In addition, Cabrio office is IRRESPONSIBLE -- you will be waiting days to get your service done, which is extremely DISAPPOINTING. Do not sign a lease with Cabrio, it is a miserable place

Negative experience: Terrible Experience! Until Now, I don’t get my key, although I already submitted all documents and application fee. I called them everyday, everybody told me that they will deal with it and call me back. Nobody called me back at all!!!!!!! Negative experience: Not helpful in a new maintenance issue, in the process of scheduling. Intimidation tactics. The list goes on do your own due diligence. More concerned about flipping tenants than taking care of existing issues. Highly do not recommend moving in. Negative experience: Honestly I had a whole 5 paragraph rant about why this is an awful management company but the crux of the matter is that you will be miserable in these apartments. Complaints are written off, professionalism is almost nonexistent and the photos are not a good representation of the quality and condition of apartments. Most things are in varied states of disrepair and if you try to address them, you'll most likely get responses that blame you for the disrepair than an actual solution. They respond quickly, which others have said, but responses are never solutions.

Negative experience: It’s pretty clear that cabrio is responsible for the positive reviews on this page and the rest are actual tenants. Overall cabrio is extremely miserly, and the ridiculous fees they charge for things like broken appliances is indicative of how bad their company is. Do not sign a lease with cabrio, find a different company with trustworthy people, or do what I did and find a landlord working as an individual not as a large company because they are much more likely to treat you with care as a lessee

Negative experience: I'd rather contract dysentery than re-sign a lease with this vampiric trash heap of a company. Don't believe the positive reviews. Somehow the people who work there have convinced themselves that the folks in their buildings are not, in fact, human, and so they live each day with the goal of making life as miserable for tenants as possible. The number of unethical and outright illegal practices they engage in is appalling, including bait-and-switching on housing policies, refusing to turn on heat in sub 50-degree temps, water shut-offs without advance warning, and illegal tenancies. Everyone in the building has had some horrible experience with management. There are many slumlords in Ann Arbor, and Cabrio is one of them. It may be harder to find good options than bad ones, but I'd avoid Cabrio if possible.

Negative experience: Very unhelpful when it comes to maintenance. They do not care about tenants at all. Do not live at a cabrio property
