Negative experience: For two years now, costs have risen, and a special assessment given, yet there air conditioning has not been repaired. Many condo owners had to buy personal air conditioners just to survive the heat. They refuse to answer complaints. The grounds are overgrown with weeds (often many feet tall) and to clean up they simply weed whack them down, including the flowers. This property is in an affluent area and is beginning tolook more like a slum. What this company has done since taking over is disgraceful.

Fantastic experience: Kramer trod withdrew HOA dues after my condo was sold. We tried to get a refund since July7,2025, but were unsuccessful until LINDA MARTIN made sure our check was sent. Negative experience: There is no communication with this people they raised the association fee we did not get notified and they started to charge all this fees for lock box interest , and did not give us any notification that we are getting charged until our charges came to 6000 dollars and they said they send us certified mail which we never received .they had our email address and our phone number but they left us in dark and they demanded all this money we had to pay , we always paid them one month ahead ,but with all this charges we went negative and we were paying 45 less than it was required without knowing every time I called they said we can not discuss our account .

Negative experience: We have had several homes break the bylaws in our subdivision and there has been almost NO follow through by Kramer Triad. We are paying association fees for a service by this company and they continue to dismiss written complaints without resolution. Do not pick this company as your association manager.

Fantastic experience: Tracy Vincent: Tracy is very personable. She responds to me quickly with any questions I have. Prior to Covid, she was setting up once monthly activities that were really nice. She is very, very good at what she does. Now that it is Post Covid by 3 years, she continues to provide activities that match the Village's needs. She responds to my questions within the day, if not hours. She is an excellent employee.

Negative experience: They don't make it clear when payments are due and when they are late. They charge $25 if you don't pay within 10 days of receiving your bill. Also not very responsive.

Negative experience: I am frustrated with the process of any requests approval. they are taking so long to get answer or approval. No point of contact to community manager to get answers. Only general customer service that is no way helpful either. Getting mail after few weeks that they denied and provide requested documents. They couldn’t have just replied to email or through app. So bad.

Fantastic experience: All I have to say is, EXCELLENT! Kramer Triad has been our management group for some time now and they have done very well by us. Our association manager is Emily Fuller. In the time that I have had the pleasure of working with her and the rest of our board, I have very many good things to say about her. If I had to narrow it down from the plethora of these things to touch on, I would say she is diligent, proactive, very attune to our associations needs and always has an open ear, and is perceptive before always taking the best course of action. What I have to say most, is the trust and confidence we have all been able to instill in her, to do the best job and to do right by us. Kramer Triad certainly has an asset on their hands with Emily Fuller and I would highly recommend her, as well as Kramer Triad to any association or association board that is looking for a management company to oversee all of the “day-to-day” operations of their community. Fantastic experience: We had a special event that required all hands on deck, and Mark and Bob pulled through perfectly on set up. We had so many compliments on how nice everything was. Rebecca did all of the running around day as well as coordinating with the caterers. Towards the end of the event, I was looking around trying to help and she had already experty handled it all. Fantastic experience: When Lisa took over Gallery Park Howell, Michigan management things began to change, for the good, rapidly!!! Issues previously ignored by her predecessor were corrected! With Lisa’s help a preventative program, so long desired by the board but left wanting by previous management, is a reality! Negative experience: I find myself having to post yet another review on here because it’s the only way anyone has actually responded. It’s been almost 3 years since they have taken over $2,000.00 from us and can’t get anyone to actually refund it. Despite multiple, multiple attempts to talk to them on the phone, in person, and by email, and sending statements showing that they were paid twice. In addition they charged us for HOA dues months after we sold our property. It’s been almost 5 months and although they said they mailed our check on 02/11/25, we still don’t have it. I don’t understand how they can wrongfully take that much money and not have the decency to at least call us to fix it or figure it out. I received an email saying we’ve forwarded your information to the correct person. This was after sending and resending emails to them for weeks. Taking that much money from someone and keeping it for that long could be detrimental to them financially. You should be ashamed of yourselves.

Negative experience: This is the second year in a row that the payment booklet for our association dues has been late. This is also the second year in a row that they have sent us late charges in the mail before the book even arrives. Last year they waved the late fees with no problem. This year they made me submit a form for approval to have them remove the late charges. Just send the book out on time and stop making more work for everyone! They also don't respond to trash matters. We went 3-4 weeks without trash pick up last summer and they didn't do anything to help yet we were still charged the full amount. I had many calls in and there was no resolve. Trash was missed again last week and I doubt they are gonna do anything about it.

Negative experience: This is the worst Management Company I have ever worked with. Thier lack of communication, following contract agreements and lack of response to neighbors and HOA board. Excuse after excuse. It has been nothing but headaches and wasted time working with this company. As the HOA President, a volunteer position, I have spent countless hours trying to get information from this company and contractual reports with no response for months. Nothing but headaches.

Negative experience: I have requested a call back from Richard Spaulding on 11/20 and it is now 12/2 regarding a charge that was placed on my account, but he has not responded. Then I requested a call from his direct supervisor Karen... Guess what, she hasn't called back either. I don't understand why any HOA would allow them to treat their residents in this manner.

Fantastic experience: This review and star rating are specifically directed toward Associa on Call technician Menth Manning. Although we’ve had problems with Kramer Triad over the years, my most recent encounter with Menth has been a breath of fresh air. Menth was dispatched to winterize our pool clubhouse. He started the task by showing up several days early in order to get a lay of the land, since he’d never worked at our location. During his inspection, he was very clear with his objectives, but also took time to listen to our concerns. He provided contact information so that we could communicate in case anything came up. He was excellent at communicating his progress once he actually started the work. He kept me up to date about what he was able to accomplish and even made further recommendations for additional service we needed to have completed (which we didn’t know about). He arranged for that additional service to be completed and communicated his progress around that additional task. I mention all this to say that Menth is an excellent employee and should be recognized for his accomplishments and customer service.

Negative experience: This groups is horrible! I have been trying to resolve an HOA payment issues since June 15, 2024 - it is now October 3, 2024 and no success. Have asked repeatedly to speak with a manager, and Customer Service refuses to transfer me. I have been placed on numerous “priority lists” for a manager to call me back but have not heard from anybody. If you are looking for a management company to administer a rental, or condo community please steer clear of this group. Would give zero stars but that is not an option.

Fantastic experience: I have been a resident at University Commons Condominium in Ann Arbor for 12 years. During that time I have come into regular contact with Tracy Vincent, the Administrative Manager of the Condominium Association's Management Company, Kramer-Triad Management Group. My experience with Tracy has been entirely positive. She is alert, friendly and competent. She has all of the skills and knowledge that are necessary to interact with the diverse group of residents at UC. Whenever I have called upon her for help I have been satisfied. Fantastic experience: Here's a shout out to Kramer-Triad employees Ryan and Derek at Pittsfield Village Condos in Ann Arbor. They stopped by to check on some window issues in my unit, and ended up fixing several windows so that they open correctly and easily. Ryan even took a minute to ensure I knew where the water shut-off valve was in the basement; always helpful to know!! Both men were professional, knowledgeable, friendly, courteous, and conscientious. They went above and beyond in their work. Our HOA is so fortunate to have them on-site!!!

Fantastic experience: Ryan and Derrick did a great job resetting my toilet after i had to have the stack replaced. It was late in the afternoon so i'm pretty sure they were probably late getting off but it was so great not to have to go without a toilet for a second night! Thanks guys!

Negative experience: Extremely disappointed with community assigned managers lack of performance and work. We “Cobblestone Creek Woodlands” have had five (5) different Managers in less than 12 months! Very very poor communication from Kramer-Triad CCW Manager, Chris Hayes. Virtually impossible to reach our Community Manager via email, telephone, toll free number, etc. Would NOT recommend.

Fantastic experience: Last week I was helped by Derek who came to turn on the outside water. He was professional and polite as he navigated the unique arrangement of pipes that each unit has. And he then extended himself and was friendly; he complimented me about the basement and waited patiently as I climbed the stairs. He is a great addition to a fine team of grounds and building folks. Negative experience: Have been without a kitchen sink for over 6 months, with a newborn. They have no sense of urgency to get this handled and my last communication was in FEBRUARY. I call and get connected to a call center. DO NOT USE THIS COMPANY THEY ARE NEGLIGENT.

Fantastic experience: I am writing to thank all the staff at University Commons, Rebecca, Tracy, Mark and Bob for their extraordinary services in running UC. Each of them is professional, cooperative and indispensable . I can't say enough about their value to the community. UC was the first condo my husband and I ever lived in and we assumed it was how condos were run. We recently purchased a second condo in Maine. It was a rude awakening. The was no staff on site at any time and the maintaining of basic services spotty at best. We were very grateful we did not sell our UC condo and have it to come back to. Negative experience: I have been trying to contact our Kramer Triad site manager for the last month. I have called her cell phone and wrote her emails and she has not returned any of my calls and/or emails. It is VERY disappointing. The community pays for the services and we get very little in return. She does not even have a courtesy to return my calls. We are all very busy and we should not babysit them to do their jobs.
