Negative experience: I am in an HOA that is managed by this company. whenever you call to get help the front desk associate is robotic and seems annoyed anytime I call. I get transferred constantly to voicemails, leave them and the calls are not returned. I had an issue where there was fraud on my bank card and apparently they sent my account to collections and accelerated my dues for the entire year of 2026. I have been trying to contact the firm they got it sent to and they have not been helpful. Just like passing the buck. it’s frustrating because I love my neighborhood but this management company needs to do better.

Fantastic experience: We have had a great experience working with Abbitt Management, especially our property manager, Barbara. She has been amazing to work with through some minor maintenance issues we have had - always professional, responsive, and incredibly helpful. Her communication is excellent and fast, which makes a stressful situation so much easier to navigate. I feel that Barbara genuinely cares and goes above and beyond, and we really appreciate everything she has done. Highly recommend!

Fantastic experience: I currently just started renting with Abbott management, so far their customer service as a company is great. Any concerns I’ve had they have reached out almost immediately to go over options. My property manager‘s name is Barbara , And I’m so glad she is my point of contact with the company. She is so courteous very kind and gets things done. Her customer service goes above and beyond. She’s a great asset to the company and to the tenants .
Negative experience: They are the most unreasonable and unexperienced unqualified management company I’ve ever dealt with incredible no qualified people work there beware of getting involved with them
Negative experience: I would have recommended this place when I first moved in but after moving out the staffs tone and manner changed towards me. I called about my move out statement and left a voicemail never heard back from the rental office . I had to go in for someone to speak to me. As someone who is a leasing consulting i know the job can be hard and stressful at times. I came in with a claim tone and demeanor but I could tell just attempting to get answers about move out my statement deserved Ms. Bonita being defensive towards me. My security deposit was 650 and total charges were 610. Cleaning came to 345 and carpet cleaning was 175. I was charge an additional 75 for not cleaning the carpet and providing a receipt at move out. I have pictures from when I moved in and the carpet is definitely aged. It is till blue. So to be charged with a carpet clean is funny.

Negative experience: Please, if you’re a new condo association do not go through this management company. I was in the red Sea on deployment for eight months and got back and realized my association switched over to Abbitt. Now I have a bill of $1300 I was never notified properly.
Negative experience: This is the worst association that I ever worked with. They are not responding their phone, they never return the calls and they ignore the emails. There is no purpose to ask for the manager and complain, since they are careless, as well, just completely useless.
Fantastic experience: Providing a status report for the quality and professional services provided by Ms. Barbara Morris during our tenure at 117 Eric Nelson Run. From the start of our selection for this rental property to the end of our lease, nothing but stellar services. More importantly, that support was completely apparent from the move-in and move-out inspection to the various checks, work orders, and minor incidents as well. Barbara displayed a wealth of knowledge and empathy throughout and it was well appreciated. What an elite management organization!

Fantastic experience: I’ve rented a nice rancher from ABBITT for six years now . An angel appeared after a prior completely incompetent property manager who had challenges with spelling , grammar, manners, and showing up to scheduled meetings was let go. Thx Abbitt! The angel is Barbara Morris. She is super thorough and efficient; all while being approachable, responsive and kind. Very professional property mgr who gets results. Super grateful for her as well as Alice, the maintenance director, who also has been a fantastic help all six years I’ve been a tenant. I’ve owned and rented out 2 different homes in two states prior and wish I had Abbitt mgt representing my investment! Thanks y’all.
Fantastic experience: Abbitt Management has been a pleasure to rent from. The owner has gone above and beyond to accommodate all of our needs. The management has always been spectacular, especially Ms.Rebecca Smith. Ms.Smith is always so helpful,gracious,and kind,truley a pleasure. The maintenance workers are very efficient, polite,and friendly. Thank you Abbitt management for all that you do and providing such a wonderful place to raise our family over the past 24 years.
Negative experience: It is disheartening to witness one of your employees use a racial perjorative that is commonly used to disparage individuals of African descent. I did not find this humorous, and it only makes me question the service he’s providing. Also, why would you make any commentary on a platform where you mention your place of business?

Negative experience: The current upheaval is amplifying my anxieties, and I'm overwhelmed by the sense of injustice. If everyone stopped paying rent, reclaiming the Earth as our God-given right, who could truly claim ownership? My rent skyrocketed, my garden was destroyed, and I'm restricted from enjoying outdoor spaces, all thanks to Abbitt Management's predatory practices. They're monopolizing low-income housing, and my rent jumped from $500 to $800 despite the dilapidated state of my apartment and the lack of basic maintenance. This has to stop.

Fantastic experience: I contacted Abbitt about a tree situation some limbs needed trimming back worried about safety of my family and neighbors they came out immediately to check and got the limbs trimmed back they were willing to help and very fast and efficient. Negative experience: It is unreasonably difficult to get an actual living and breathing agent on the phone for homes. While this office isn't an exception to this, it really shouldn't be that hard to field calls from people who want to give you money! Overall, more a complaint on agents who rent homes but I did find it to be true of this office specifically.
Negative experience: This company is horrible. They don't fix anything. They take forever to get back to you about a maintenance order. I would never rent from them again. I'm mad I can't give no stars. They don't deserve the 1 start
Negative experience: We rented a property that Abbitt managed. It took over 80 days to get our deposit back! (Virginia requires the deposit to be refunded within 45 days). The management staff was rude. I was told once the check gets put in the mail it's "no longer our problem". When someone asked on our behalf why it had taken so long to refund the money owed, management stated "former tenants were rude on the phone". Unacceptable.
Positive experience: Rode by properties is this a good rental agency or not I’m seeing a lot of bad reviews I don’t want to keep giving money and nothing not fixed or poor management we work hard never had this issue in md cause they wasn’t trying to get lawsuits so can someone point me in right direction

Negative experience: I used to love living out here but now not so much. It is so hard to get anything taken care of that you called about. When you called the office a lot of times your call goes unanswered.

Negative experience: I put in an application fir a rental property and Debr Daniel's took my application ND sent it through a screening company that has a class action lawsuit against them fir discriminating against Black's on a voucher program but they couldn't pull my credit cause it's locked So how did you deny by application I want my 30 dollars back

Negative experience: I’ve rented a lot throughout the years but this rental company was the worst. Property was having many issues upon move in and they took one YEAR to fix it. Be sure to note every single detail on the move in list because Bonita Gregory wrongly charged us for a gutter cleaning (later refunded us more than a month late) that wasn’t done for our rental prior to move-in. She also cannot spell “pet odor” correctly in her emails and says “pet order” multiple times which was very confusing. They took an excessively large time to refund us our security deposit back and we had to consult an attorney to threaten Abbitt to return our deposit. They do the bare minimum to manage properties but homeowners end up paying the price as the homes are not maintained well.

Negative experience: Abbitt Management is the manager for our former HOA. During the recent sale of our bome, Abbitt attempted to enforce their own rules, not the rules of our HOA. We were forced to hire an attorney, and nearly every action taken by Abbitt during this process was illegal. It felt like attempted extortion. As if that wasn't bad enough, they were unprofessional. Avoid this company at all costs.
Fantastic experience: I just finished selling the properties Abbitt Management managed for my family. While I'm happy to be out of owning rental properties, I will miss working and talking with the great ladies at Abbitt. Leanne, Crystal, and Stacie were so easy to work with, kept me informed of all concerns, and were (and still are) always responsive to all of my questions. I really appreciate all their efforts. They took the difficulty out of being a property owner. Thank you for your professionalism, your communication, and your caring about the tenants, properties, and my family's business.
Negative experience: Unprofessional, lack communication skills. Not responsive to tenant needs or concerns. Rude when they do communicate. I agree with others, this company is a joke, a complete hot mess! Their turn over is ridiculous: during my lease, the property I lived in had 4 property managers. They do not communicate when they're going to do something, nor do they respond in a timely fashion when you have a need or concern. As far as the technical and legal stuff they only communicate based on the terms within the lease when prompted. As someone else said they don't actually know anything that's going on. I had to inquire about a move out walk through. They're in the business of getting as much from you as possible, regardless of you doing all that you're supposed to be doing (paying rent, general and regular upkeep). My rent checks were sent automatically 5 days prior to the end of the month, and if they didn't get and open the mail on time they tried to charge me two times and said well if the post office delays then you still have to pay the fee. Each time the post date was well before the 1st. The second time they tried to cash the check after I brought them cash and issued stop payment on the check. They want you to pay through the portal because you have to pay extra. When I had concerns about the cracks in the doors and windows in reference to pests and heat/air loss, they didn't get back to me for 3 months, and only picked up communicating more after the contractor talked directly to the owners. The property owners were more responsive then they are, and they're being paid to manage the house. Back to the point of getting more money out of you: after moving out, with no damage done, they are still trying to keep part of my deposit without explanation and charge me for a contractor/move out fee. If you see a property for rent with this company, pass on it if you can If you're looking for a management company, don't do it. My two associates who used them for their properties also had horrible experiences on the owner side and didn't use them beyond one one lease. 0 stars
Negative experience: I live at Country Club Apts in Morehead City, N.C for 11 years. My carpet is all torn up. And my patio is all nasty and upstairs patio the same. They have excuses why they can not take care of these issues. The management is terrible. He needs to retire. You all are the owners and need to know about what is going on in Morehead City, N.C.
Negative experience: Worst management company ever. If I could give a negative 5 I would. This company is a joke. The staff doesn’t have a clue or know what they are doing. They’re rude, avoid helping by all means necessary and have a million excuses of why they can’t do something. DON’T give this company your business.

Negative experience: This company is an absolute joke! Availability is not accurate on their website and staff has not a clue how to help with the rental process. Each property is allowed to continue to take multiple applications and fees for properties already rented out! What a headache! Do not trust their website and just because you have been approved for a property does not mean the property is available for rent!
Negative experience: This management firm has gone from good to terrible over the last decade. When I first contacted them about leasing out my property, everything seemed to be just fine. Ann (who has since retired) was an amazing person to work with. Toward the end, there was communication breakdown. My house was allowed to fall apart, inspections would gloss over glaring issues, and some issues would take several months to contract a repair. My most recent tenants should not have ever been offered my house for rent, as it is on the verge of being condemned. Ultimately, they unilaterally cancelled my contract without notice. I drove halfway across the country to pick up my keys and see the disaster that is now my house. They informed me that the lawn care was up to date, only to find out that what they meant was they were going to mow the lawn one last time only because I surprised them and showed up in person. This place and its current staff are not to be trusted from the standpoint of landlord or tenant.
Negative experience: I am interested in a rental property and I've tried a couple of times to call, cause a good deal will go quickly. When I finally do get someone on the phone, I felt like I was an inconvenience to her. She wasn't helpful at all. Times are already bad and I am trying to finally move to a better neighborhood with much needed space for my family and I. So many places miss out of opportunities cause of unprofessional attitudes.

Negative experience: My husband and I are renting a property from Abbitt management and our experience has gone from bad to worse . The house that we received had a bullet hole in the window , the floors were falling through, the water was deemed unsafe to use/drink with white paste coming from the faucet and a strange smell, the shower knobs and shower head were detached from the wall, problem after problem with the heat and AC, the electricity bills were outrageously high due to faulty equipment in the house which hasn’t been serviced for years. We don’t have hot water and the heat is not working in the house currently either . This is ridiculous and our there is still water coming up through the base of the floors. I have no words right now .

Negative experience: My friend stays at the Armistead Townhouses and there has been nothing but problems and the front office does nothing about the issues. Let me start by saying how the split their utilities up, for the water bill you will be paying for other people usage because they do it as a unit and not individual. All their appliances are old and not updated. They have a sewage back up and instead of getting it fixed they use temporary solutions ( so eventually the problem will reoccur). The AC sounds like it is struggle and is very loud because they refuse to replace it. She has problems with one of her neighbors vandalizing her car and throwing trash in her yard.
Negative experience: They don't work with you maybe other people but not us. Rent current and we still got eviction notice no explanation and during covid-19!!

Negative experience: Worse company I have ever rented from. We were 1 day past getting or tags updated and getting our inspection done on the vehicle. We updated tags the next day and put them on the car. We were going to get the inspection done because we just got the windshield replaced. But we left out of town for a few days to take care of some business and got back late at night and the next morning they moved the car for no reason. But they leave cars in the neighborhood that are broke down and eye sores right in front of our door. They have not fixed our front door that was broke when we moved in, and it's been 6 months! They dont do proper monthly bug treatments on the outside of the apartment, so the bushes are infested with spiders to where is killing them and coming inside our apartment, but they won't fix it. We still have toilets that dont flush properly since we moved in, we have complained about all of these things to the office, but they dont care. We're still waiting for things to be fixed, but they tow our car after one night if sitting in our own parking space. We pay our rent on time, and they cant even fix thier responsibilities on time. I would discourage anyone from moving here.

Fantastic experience: Managers of the apartment complex I live in. I have no complaints at all. Neighborhood is clean and neighbors are friendly. NO parking issues at all. more than enough visitor parking spots. Laundry facilities clean and in good working condition. Apartments are spacious and clean. Maintenance responds quickly to requests, even emergency requests.

Fantastic experience: I have used Abbitt Management to manage 6 properties in Hampton. VA for over 20 years. The staff is well trained, really cares about the properties and has always provided professional services. I highly recommend them to anyone needing professional property management services.
Fantastic experience: I have been very pleased with renting a property through Abbitt Management. The staff are all very friendly and on top of things and the maintenance man is wonderful! If your maintenance problem is something they can take care of, they get the job done quickly. Sometimes the home owners warranty has to used and can take longer, which isn't Abbitts fault.

Minimal maintenance has been required. The one time I called for a maintenance problem, Abbitt responded same day, and the issue was resolve within 24hrs.
