Fantastic experience: David Shears was very kind and personable. We needed a new water heater which he had to wait for permission to install from the home owners. He was patient throughout the whole process and quick to talk to his supervisor with any questions and concerns we had. Turn around time from diagnosis to installation of a new water heater was way faster than expected (pleasantly so). He did a great job with the instal and clean up.

Fantastic experience: Great service! A pleasure to work with, tech Andre came in and realized our sink wasn’t going to work without this part. Tech Andre came back later and was super helpful. He replaced our whole sink, updated it, and then on his way out fixed our janky door! The whole time he was a pleasure to talk with and was incredibly professional. Fantastic experience: Andre came by to fix up our sink and really went above and beyond to make sure everything was as it should be. On the way out he noticed our front door was a little off and took the time to fix it up for us to make sure everything was good to go. Negative experience: I am extremely disappointed with KSR Holding. In my experience, this has been the worst company I have ever had to deal with. No one answers the phones — not the local office and not even corporate. I have been trying to obtain a simple rental verification for two weeks and have received absolutely no assistance from anyone. It is incredibly frustrating to deal with a company that is completely unresponsive, especially when the request is straightforward and time-sensitive. Communication and basic follow-through should be standard practice, but that has not been my experience at all. I sincerely hope they improve their customer service and responsiveness, because right now the lack of support is unacceptable.

Negative experience: Definitely do NOT rent from this company. Very full of drama and issues . Maintenance meant to evict apartment 1 but instead accidentally evicted me (apt 10) so I came home to all my belongings thrown away. Management was super unhelpful and super rude. So if you don't want your belongings thrown out in the dumpster I would recommend NOT going thru them . Completely disgusted with the way they handled the situation

Negative experience: Since they purchased the apartments I live in, they have skyrocketed the rent and provided absolutely no amenities, hell the rooms don't even have lights in them and they want almost 1400 per apartment. Despicable. The only saving grace is the two people who work here on site, Nena and Mary Williams, are great people who actually care about the tenants and do the actual work of keeping this place going.

Fantastic experience: 10/10 would recommend. Dealt with Alec first -who was wonderful throughout the moving process. Moved in and had an issue with the furnace. After hours maintenance was quick to respond to our service ticket during the thanksgiving holiday and sent out a maintenance man, David S., first thing and he was friendly, professional, and even left and returned later in the day to ensure the job was completely done before days end. Really appreciate my first experience with this company and its workers.

Fantastic experience: I have had the pleasure of working with a leasing agent named Alec he was very professional and answered any questions I had in a timely Manner. I moved in last week and the place is very nice. Negative experience: The inspector Drew was given over 200 photos of pre-existing conditions that lined up with charges to me. He didn't care and is still charging me. This is absolute fraud and I am taking them to small claims. The fact that they acknowledged that they know the issues were pre-existing but still are charging me is crazy. But companies like this bank on the fact that people won't take them to court. Or not worth the money. $150 for a filter change that shows the date replaced. Within 17 days of moving out. I changed it religiously. I look forward to posting more pictures and reviews. Don't rent from them unless you are ok with them stealing your deposit.

Negative experience: They replaced my AC again. Better model so might last a little longer. Two stars because they also replaced my front door lock and didn’t leave a key, a note or text/email/call me. I got home at 9pm. Couldn’t get in. Woke my neighbor up (sorry) her key didn’t work either (so not operator error). I ended up climbing over her porch rail, over the entryway roof and onto my porch. Oh and this was in a thunderstorm. WTH. KRS’s record of maintenance is severely lacking. If you don’t believe me, ask my downstairs neighbor who has had a major leak which hasn’t been fixed in three tenant changes and way over 4 years (and counting)

Negative experience: BEFORE YOU RENT READ THIS. I rented from KRS for 3 years. My rental was in Norfolk, VA. I would mail my rent to Richmond, VA in the form of a postal money order by certified mail every month. Every payment was made on time. I still have the receipts to prove it. Well Drew from the Hampton office didn't like me for some reason. I don't care why. What I do care about is that because I had to mail my payments, one December my payment arrived on the 19th. Now by law a bill that is able to be paid by mail is considered paid on the day it is postmarked. But KRS and Drew didn't bother to call, which they are not legally obligated to do. But what they are legally obligated to do is to file a pay or quit notice. KRS DID NOT FILE A PAY OR QUIT NOTICE. Instead Drew filed for eviction, which was dismissed in court as soon as I showed the proof of my receipts. However now for the rest of my life I have an eviction on my record and I get asked about it every time I go to rent somewhere. So whoever is responding to these comments, I would argue that you should be seeking appropriateness not in what I say, but rather how you and your company are acting and how you treat your renters. DO NOT RENT FROM KRS Holdings. Oh and I forgot to add because I reported them for having an illegal dumpster and because I beat them in court, not just for the false eviction, but also when they falsely towed my cars, I was given a soft eviction which is just a non-renewal of my lease. All while other renters were not given that non-renewal

Fantastic experience: Stanley Whitr from Maintenance Medic was absolutely wonderful. We submitted our service request with KRS holdings and they sent Stanley out within one business day for our non emergency. He followed up a week later to ensure the problem was solved and then finished the maintenance. Stanley was kind, helpful and was quick to complete the maintenance. I would recommend Stanley to anyone who might need maintenance.

Negative experience: Please stay away from this company. They lied from day one. Had to switch apartments because the first one was a dump. Then moved me into another dump. They moved me in didn’t give me no parking permit. Then towed my car and had the nerve to tell me I have to pay because i was told the parking permit was going to be given to me. Then told after the fact, you have to pick one up. I left the place exactly just how I received it and they stole my deposit. Charged me for cleaning and painting. The place literally was left the same exact way they gave it to me. I was there 1 year, I even cleaned it better than they did. Please stay away. You’ve been warned!!

Fantastic experience: It was 0 stars until Raj Patel came and fixed a slumlords property. From one local hero, man of the people, to another, that man is carrying this company on his back. Its a shame the other handymen he has to work with do no have his work ethic or empathy. If the other handymen ever see this, I hope one day you see how we see our work. Its rare to have a job or career where any work you do is greatly and genuinely appreciated. You know the saying "if you enjoy what you do for work, you will never work a day in your life."? This is one of those positions. Things maybe gross, they maybe hard, but 100% it feels worth it when you see the people's smiles and happy they are to see you again.

Fantastic experience: I recently had to put in a maintenance request for a few things that needed to be attended to prior to me moving back into my unit after renovations and in under 24 hours, KRS sent their tech David in and knocked everything out in a timely matter. He was very professional and knowledgeable of all the work that he had to take care of. If I have any more problems in the future please send him back out. Every since KRS has took over my apartment building, there's been nothing but good things that I've seen for over a year since I've resided here and I hope the owner keeps this property management company. They are very attentive to needs and care about their tenants. I was a little worried about them at first being their home base is out of Richmond and I'm in Norfolk. But the way they handle business from emails, texts, phone calls, maintenance, etc. you would think they were right next door. Thank you again KRS and I'm looking forward to working with you guys in the future. Special shot out to David the maintenance tech, Brad Meekins and Christine Lortie.

Positive experience: KRS holdings found us a tenant for our property very quickly but I will say that the property management team can be distant and unreliable with communication and coordination. If you have a home warranty they will charge you $100+ for reaching out to the home warranty company and coordinating repairs. They aren’t all bad but not all good.

Negative experience: I pay my rent on time and then when I have a simple deal like my bathroom tub has been clogged for a week and this is not the first time and continues to happen. I email with no responses. And I'm forced to wait over a week for them to unclog my shower. My kitchen cabinets were literally coming off the wall. I couldn't keep anything in them, which means I had to keep everything either on the kitchen counter or in the floor seeing as how I had just moved in and it took them over a week to come fix my cabinets and didn't even fix them. My cabinets are falling off of the wall. Literally falling off the wall in the kitchen and they put them back together with one little metal L bracket and then expect me to hold all of my dishes and everything in there. I would add pictures if I knew how this place is disgusting. These people are terrible and they don't ever fix thing and they make you wait for weeks until they get it done. I do not recommend living here and I will never live here again. Run away from this place. Don't even look at it. Don't think about it. It's not worth it. These apartments are crap and the people are terrible to deal with. They never respond to you except for one time and it looks like an automated message. Pure lazy.

Negative experience: do not go with this rental property company. they will charge you arm and leg for absolutely nothing and their cleaning services is so trash, they have to do it multiple times and will charge you each time they do it. do not recommend whatsoever, please find a rental property company that doesn’t rip you off.

Negative experience: My experience as a home owner working with KRS holdings was horrendous. There was no professionalism and the communication was horrible. They argued with me about my home and It put a horrible taste in my mouth regarding Property Management. I recommended them to another individual and they broke their contract with KRS holdings within a month. I broke my contract with them as well. Do not work with this company.

Negative experience: Horrible communication between the office manager or whomever the young lady is that schedules various utilities to come out to your property. Water, lights and gas is included in my rental fee. I've had my water disconnected a few times because the management company failed to pay/activate the service. And now the heat isn't working in which they've scheduled several different HVAC/Gas entitles to come out to the property and still no gas. I've had to take off from work without pay just to be told they aren't coming out on that day. The communication is horrible internally and it appears that they could care less about their tenants basic living needs. I've only been in my home since August and this has been a horrible experience thus far.
