Negative experience: Update just because they commented on my review. They promised new carpet when I signed the lease. Nope. Day of the move in I find out carpet is not changed and wet because they cleaned the carpet last minute. Month into my tenancy I get slapped with this notice stating the home is listed for sale and I need to cooperate with showing. If I knew the house was gonna be listed, I would’ve moved some place else. But as someone at Ryconn said, it’s just a business for them.

Near the end of your tenancy with us, we were not notified of the sale of the home thus created a gap in communication. Any information presented to us was communicated immediately and we wish you the best in your future housing experiences.

Fantastic experience: I have had a great experience with Ryconn. I viewed the place I wanted to rent on a Monday, finished applying on Wednesday and found out I got it on Friday. It was a very fast process and they are great at communicating. I also love that you can communicate with them thru text. As a toddler mom, it’s hard to have uninterrupted phone calls so that has been so helpful to me. Every staff member I have interacted with has been very kind. I would definitely recommend them to other tenants looking for a rental.

Fantastic experience: As homeowners, we were so lucky to have Ryconn as our property management company for 10 years. Ryan and his team are top notch and provided exceptional service across the board. Sherie and Hailey handled every need efficiently and professionally, whether we had amazing tenants or some difficult ones. It was a huge weight off our shoulders being on the East coast and knowing that their team was taking care of our property and tenants. I highly recommend Ryconn if you want a company that works hard for you and your home.

Fantastic experience: Looking for a new place can be incredibly daunting and frustrating. But I have to say Perris Dalton, the leasing agent at Ryconn, was on her game. She answered all my texts and emails, answered the millions of questions I had, and was fast at processing all the paperwork and forms. These are the kinds of experiences who make or break a deal. She was personable and professional; Had style and grace during thr walk thru at the condo. Just really genuine. I was so impressed I truly sensed quality customer service. Had it not been for that experience, I would have rented elsewhere because I know that if I have maintenance issues while a tenant, I will be acknowledged, heard and appreciated just the same. Negative experience: This review is specific to the murrieta office. And the manager in charge. I rented an apartment from Ryconn in hemet, so we were suppose to deal with the office that was closest to us. I will list all things pro and cons from our 1 year stay. We will start with the very few good things they did for us. They did provide a new oven for my apartment since the last one was from the 1980s and didn’t work, they also would respond to the maintenance requests through the online portal. Thats it. Cons: they lied on their end of the lease, knew about it and continued to play dumb, when brought to their attention. They told us no one had died on the premises in the last 3 years, which was false. All the neighbors had told me otherwise, since we didn’t feel at ease in there towards the beginning of our stay… we mention it to our property manager and of course played “dumb” but told us to provide proof and they would work with us. We provided proof and went down to the local county office and got the death certificate (like they told us to do, which I think I spent 25$) then went into their office to show them and magically the office manager who agreed to work with us, was not there and out of office…. So we couldn’t speak to anyone. We tried calling after the incident and no one responds. She had me waste my time and money and wasn’t up front with us. Moving on, we had a dangerous neighbor in the complex who was abusing drugs and harassing certain neighbors, screaming in the complex, and cause disturbances. I would call and complain (so would other tenants in fear for our safety) and they again, would not return our calls. Police was even called multiple times, and yet the management company did nothing to protect their tenants. Moving forward again, we would never see/hear from them unless they would show up to do walk throughs because they were trying to get a buyer for the property. They only come out when it’s beneficial for them, otherwise they will never talk to you or check in. They are very disorganized, greedy and crooks. They have poor communication and are strictly out for money. Please be careful. We did everything right cleaned the apartment, we’re great tenants, and always paid on time, respectable etc and still took 450 of our deposit to paint the apartment even after we did our walk through and was told this was normal wear and tear and we wouldn’t be charged…. Do research, unlike me. So you won’t have to suffer the consequences. This is serious and truthful statements I’m posting. I would like this information to be used to protect future renters from this office and business.
Hi Erin, I want to start by saying thank you for leaving your review and thoughts on the situation. I am sorry to hear that you have had a negative experience renting with us, and would like to provide more insight and information as to what was discussed and presented to us. Regarding the death on the property, we became the management company for your property in August of 2023, where in all the documentation and discussion around the property, we were not informed of this death. Once you and your family moved in and were informed by the neighbors, your husband brought this to our attention where we offered a lease break, free of penalty. Rather than ending your lease amicably, we were asked if there was monetary compensation for the occurrence, and when we informed him that there was not, you did not vacate the lease. It is important to note as well that you were not present for the discussion including the death certificate that took place.
Another issue that seems to have occurred is the “dangerous neighbor” mentioned. As the property management company, it is our mission to make sure our tenants are comfortable and once we received notice of these occurrences, we investigated the situation. To remove a tenant in this situation, we had to go through court proceedings for the eviction, and eventually were able finalize the eviction. To continue ensuring the peace of the property, we had an employee at the complex for two full workdays documenting any actions and coordinating the removal of possessions as mandated.
Addressing the walkthroughs at the unit: the owner notified us that they were looking to sell their property and had multiple offers in which there were mandatory walkthroughs with the buyer. We do understand that this can be an inconvenience, but unfortunately this was out of our control as we represented the owner during these proceedings. During this time of a potential sale, there was a limit to what we were able to do regarding your complex until it was finalized.
I understand that from your perspective these are truthful statements, however I believe there is a significant misrepresentation of your tenancy in this review. When we had our maintenance technician sent to your property, he informed us that your husband made inappropriate comments about our regional manager. We do not tolerate this behavior, and because of this we had to adjust who would be at the property and how we would communicate with you both. Again, we empathize your experience but do need to make it clear that there is more context to your tenancy than what is left in the review.
Fantastic experience: Dealt with this company for years and never had any issues. They are very easy to get ahold of via text or phone call and respond within reason depending on the need. Would highly recommend using them for a rental company!!!!!

Fantastic experience: Every time I deal with Ryconn best customer service. I had a home inspection by Lily. She was great . Fantastic experience: Lilly came to do our annual interior inspection. I always dread these things a little bit as you can feel judged and awkward with a stranger in your house. However Lilly was so easy to chat with and made the whole thing very comfortable. My experiences with Ryconn has been a bit hit and miss, but having Lilly come definitely gave me a better experience to most recently refer to. She was very friendly from the beginning and worked quickly which as a working mom I greatly appreciated. Thanks Lilly!

Fantastic experience: I've been renting for over 6 months now. I was worried after reading some reviews but I don't regret choosing Ryconn. As a first time renter Kudos to the Riverside office for making my renting experience a smooth and pleasant one. Frances was great to work with and made the process easy. Paying rent through the portal is convenient and easy. I'm not sure why others have had a bad experience but I have had nothing but good service and a stress free experience. I would recommend Ryconn and would definitely rent from them again.

Negative experience: Terrible company, terrible customer service and communication. I’m a realtor and got treated terribly. Just imagine being a consumer. I would be careful when dealing with this company and their fair dealings. Unethical and unprofessional! As a professional in the industry I’m disgusted by their competence.

Negative experience: Nope as a property home owner I am very disappointed with their Riverside management service. Our tenant pays on time, Ryconn takes their fee on time. However, the rental money does not get deposited into our account for another week? We call, send emails no communication.
Loretta, your tenant paid late on December 3rd, therefore, the bank transaction was started on Dec 4th, and we have to wait three (3) banking days to clear the funds. This is standard in the industries and we MUST follow good funds laws before we can ACH your proceeds to you. Please call us anytime to discuss at 866-960-8797.

Negative experience: Do not use this property management company! There are better companies to use and work with. If you ask them to correct anything on their end and hold them accountable they will retaliate, hold and use it against you. Listen to the other reviews, they are telling you the truth about this company. It is a complete nightmare. They have disingenuous business practices. Their personnel is very unprofessional and communication is horrible.

Negative experience: BEWARE! First off, the field workers such as the maintenance and property inspectors are decent and hardworking individuals. No complaints, kudos to them. It’s the management team (Riverside) that breed these reviews. Wish I could give no stars. These people are only in it for the money. You can do 100x better than dealing with this company when it comes to finding a home for your family, especially in this economy and even more so in these sketchy neighborhoods they’re renting to you in! They will get upset if you move out and provide the bare minimum service after the 30-day process. Lack of communication throughout, nobody knows anything when you call. Substandard construction, flooring, paint, etc done in the units to get people in and paying rent asap. Roach infested! Sherri Ballantine has a huge attitude for no reason, very unprofessional individual who is sadly the main manager and person to deal with.

Negative experience: Very unhappy with how we are treated as tenants. Service personnel are unprofessional, rude and unhelpful. Do not recommend living in one of their properties. Be warned, they do not care about anything.
Hi there, thank you so much for leaving your feedback, and I am sorry about your experience. Once we were made aware of the hot water leak, we immediately worked with you, the plumbing company, and the rest of the tenants to fix the leak immediately, but were met with multiple delays out of our control. The leak was fixed within a timely manner. We know how this can affect quality of life, so we offered to take hundreds of dollars off your rent. To do this, the owner of the company tried to reach out to you several times via text and call, and never received communication back, so we were unable to help change the outcome of this situation.

Negative experience: We submitted and application after a good experience at the “showing” of the rental we were interested in with Flor who was standing in for Hailey. We called to confirm our application was received and we were told the owners will come to a decision and we will be notified whether our application was chosen or not. After one week we called again and we’re told we would be notified with an update. Another week has gone by, we have left 2 messages on separate days and still no courtesy call back. Took our $100 for the application fee and haven’t heard since.
Negative experience: Do NOT rent from this management, especially if you are military. Specifically speaking on Sherie - the office manager whom is very unprofessional. They listed a home that was to be available the day the previous renters had given them the keys (we had no idea that they were moving out the same day until the day of) and since then we had many problems with the home. One including us paying out of pocket $1200 two days after moving in due to a “simple toilet clog” and was told by sherie that it most likely was because we had “kids in the home & they must have been playing with the toilet flusher”. They failed to notify us on HOA parking violations & tried charging us for parking in our driveway when we never received the HOA guidelines in a timely manner. There were many times we’ve reached out to them regarding us receiving parking citations and it was not fixed until 2-3 months after moving in. They’ve ignored our emails on us continuously emailing them regarding our move out date/inspection/etc. and tried to put blame on us never reaching out when there were several attempts. The one thing I will say is that they are very fast when it comes to responding to work orders. Unfortunately, the home we were in needed major work and they tried their very best to have us pay for every single thing that needed to get done.
Fantastic experience: This review is based on our property manager, Sherie, going above and beyond for managing our properties. Communications with Sherie are always open, transparent, and informative about the conditions of the properties. She went out of her ways to make sure one of our properties are conditioned back to its presentable state after the previous tenant decided to disrespect the house who sheltered them for the last 8 years. Sherie was able to get things cleaned up and leased the property in as short as within a month, this truly shows her dedication and hard work. We thank her very much for taking great care of our properties. If you are looking for a property management company, call Ryconn and ask for Sherie.

Negative experience: One star is too much to rate this company very unprofessional and very rude imagine paying large amount for renting property you can’t even use . They do not keep their word and I feel like we were lied to in order to rent from them the manger Idoesn’t allow people to talk and explain she voices you over I am so angry that because of sherie we will have an added expense to rent another property on top of this current rental to store our personal stuff do not recommend this company at all she also was trying to control how many time we go camping and threatened to fine us for storing our personal trailer in back yard
Fantastic experience: Marcie worked her absolute TAIL OFF to help get my brother, fiance, and I into a new place! She set up last-minute showings and really worked with us through all the kinks in the process. (I do want to mention that I'm also very grateful for Jeanette volunteering for the last minute showing.) Marcie was very good at keeping in touch with me for every step of the process. She even stayed late at the office yesterday to make sure all of our paperwork was good to go to move into our new place on August 1st! O'neill, Marcie is your shining star!

Fantastic experience: Visiting website & reviewing alot of the major properties for sale and for rent and haven't ever heard one bad thing about them.Use them for your #1 property needs.
Negative experience: Does not protect your rights as tenants. Only cares about keeping the owner happy so they can keep their listing. Will try to pass on charges that aren’t even legal or stated in the lease. If you have a bad owner, you will feel the repercussions as a tenant even though they are supposed to be meditators between tenant and owner. They will not inform the owner of the laws or help you come to a reasonable solution with the owner. If you don’t comply, they will suggest that they start the eviction process even if you are good timely paying tenants!
Fantastic experience: I love these people like family.I rented from them after an endless search in 1994, was new to town with 2 special needs boys and not much money. I paid $350 for a 4 Plex for 6 months. I stayed 5 years in the next place, a 2 bed converted to a 4 bed with a bomb shelter for one of the rooms. How cool it was in the summertime and so quiet you'd hear a pin drop..The only reason we left Mike O'Neill in 1999 was we bought a house in Moreno Valley. Back then his rates were reasonable and he had homes/appts/townhouses/duplexes all over the inland empire. O'Neill has any kind of property for any need you may have,in all neighborhoods at reasonable rates Back then 1st and last of the rent and a credit check and app. fee of $30 were required to rent from O'Neil prop. Mangmt.They even work with housing and Section 8. Maintenance was very prompt whenever we had any problem and we had a gardener keep our yard every other week..Never had any problems from these good people,I've recommended my in law to them,she's looked for housing over 2 years with no luck.She was given an appointment to see a house in one week and was asked for nothing but to show up to open house. Other places took her credit check money as well as her app.fee money but didn't return it after denying her app..O'Neil is working with her now and I really appreciate them for doing that like a family would .
Negative experience: Passes fraudulent repair charges onto the consumer for repairs that could not have existed. Will Nickle and dime you out of ever penny they can manage when it suits them. CONSUMER BEWARE
Fantastic experience: Amazing . I had a problem with my shower on a Sunday morning . Called Marcie and my issue was resolved in less than 2 hours . On a SUNDAY! Marcie was so kind and very quick to help me out. She is amazing . The entire property management company is amazing

Fantastic experience: Highly recommended. O'Neill has been managing 2 of my rental properties for years. I have zero complaints regarding their services and work. They are quick to communicate with me regarding any issues on the properties. O"Neill has a great staff in the office. I receive my rental money and statements in a timely manner. Fantastic experience: I've had a positive experience with Oneill Prop. Mngmnt. I've been renting for almost a year. When I request maintenance service Luis is calling me the next day to set up a time to tend to the maintenance, gets work done quickly and is very friendly and respectful. I also needed some paperwork done and Marcy was very helpful and worked on it everyday there were some issues that came up and Marcy did above and beyond to get paperwork done took care of everything I am so grateful for her. Brittany has been amazing and always responds to messages quickly. I actually worked for a different property management company for 10 years and I’ve seen how easy it is for a management company to get away with ignoring or taking advantage of tenants. Based on my experience working in the industry and seeing behind the scenes, I was nervous to rent after selling my home, but the experience has been really great. I highly recommend them.

Fantastic experience: The Sandtrap Apartments, managed by O-Neill Property Management and supported by the on-site Manager (Omar) are a gem in Canyon Crest! The apartments are spacious, very affordable, and located directly across from the Canyon Crest Towne Center. Any repair requests or concerns were addressed immediately. The manager, Omar, is gracious and looks after the residents like family. I highly recommend this complex!

Fantastic experience: As an unexpected first-time renter, this Management company has made a stressful situation an easy transition from being a homeowner to renting. Nancy, the property manager and real estate agent sold my home quickly and referred me to O'Neill Property Management in Riverside for a rental. The girls in the office made the application process smooth and kept in constant contact with me with what documents were needed to get me in quickly and efficiently. Not only was the property professionally painted and cleaned- the maintenance staff Brenda and Peggy went over and beyond expectations to make sure the property was in tip top shape before I moved in. The portal system they offer is user friendly and easy to pay rents and make maintenance requests. The office manager Sally is always friendly, and conversations are always professional and you begin easily creating personal bonds with all of the office staff. As an owner and a renter, I would (and have) recommended this management company to anyone looking to rent, and for any owners looking for a great team to manage their investment properties!
Negative experience: Worst renting experience. The team is very unprofessional and moan about doing their job when you ask for the minimum living standards a flat should have. Property was given to us dirty, and even after complaining they did nothing. Property had to get repair done (Which had been there for years), of which we werent told about before renting, in which they basically turned the living room into a construction site. The team has a total disregard for tenants as they will get mad when you ask them to do their job. It took over a month to get the shower fixed, and constantly getting yelled at by the team for asking for a prompt resolution. Lastly, they conned us out of rent money in the middle of the global pandemic and refuse to give the agreed money. Worst and most unprofessional team I have ever encountered.
