Fantastic experience: I had issues with the inaccurate account balances transferred from previous HOA. Once I sent the proofs of payment to Rose, she immediately took care of. Rose is very professional and easy to work with. I very much appreciate her help.

Negative experience: Charged credit check fee and then said income was not enough. That information was given prior to the credit check. I believe a refund is warranted.

Negative experience: Bias denial of application. My partner and I were more than qualified for this house, and also applied not even 24 hours after it was listed. When we asked for information as to why we were denied, we weren’t given any answers. We were also told that nothing on our application raised red flags. So truly, no reason for our denial.

Negative experience: My experience wasn’t that great to the point that I was picked over twice when I was the first to apply. I will admit my score is lower however, but I was approved by the management company. I’m not sure why the requirements are what they are if the owners are not willing to consider them. Normally when renting a place if you are the first to be approved it would be yours, but this process makes you feel really judged when they take an application after you and consider them to be more worthy. Like if we met the same qualifications and I was first, what is the decision really being based on? ***To follow up, the response from this company to the public was definitely a bluff. When I called Mr Drake I was provided a surface level explanation, NOT Addressing my original question. This company representative had no accountability, didn’t even acknowledge he understood. Very non shallot to the fact that applications that are approved first are beings rejected because “other” criteria rather than the SET REQUIREMENT requested on their websites. The process at which you give an owners the ability to view multiple applications even if ALL approved, the first qualified application should be considered, not the best looking, higher wages or score. That’s BIAS!! If the owner has specifics THAT SHOULD be SPECIFIED SPECIFICALLY for that home. There was no intentions to even consider review of their current application process and policy to prevent this bias (unfair or inaccurate judgment) situation from being experienced by other customers.** I honestly would like a refund! I was misled into thinking that I would qualify based on YOUR requirements and did not know I had to be chosen by an owner until AFTER I applied.

Fantastic experience: Drake Martin at Cobalt Property Management was very professional and attentive to our needs in assisting us with our move into our new home in a timely manner. Juliana was also very friendly and helpful with answering any questions we had about the property. Our family is happy and comfortable thank you guys at Cobalt property management.

Negative experience: Had to do a full background check and contacted employer just to see the rental. Impact to credit score for screening and didn't even get to see the home. Waste of time, effort and credit ding. They need to change their policies to soft check and allow potential renters to see home first.

Fantastic experience: Juliana kept me informed on a regular basis regarding a late paying tenant. It was nice to know that she was keeping up on things for me.

Negative experience: They jacked me on my security deposit; wouldn't go with them or negotiate better terms in regards to how much deposit you place...they will take the lion's share.

Negative experience: My recent interaction with Cobalt Property in Corona, CA, left me dissatisfied and frustrated. I feel compelled to share my experience, hoping it may save others from similar disappointments. Cobalt Property's practice of not allowing potential tenants to view a property before accepting application fees is highly questionable. This policy is unfair to tenants who are expected to commit financially without knowing what they are signing up for. Accepting nonrefundable applications before showing the property wastes potential tenants' time and money and reflects a lack of consideration for their needs and concerns. However, they provided low-quality pictures for advertising. My house received around 300 calls on Zillow, and the rental price was the lowest according to the comps provided by Cobalt Property Management. After I canceled my application with Cobalt Property after two months, my house was swiftly rented out by another property management company within a week at a rate $200 higher than Cobalt Property's listing. This raises questions about the efficiency and effectiveness of Cobalt Property's management and marketing strategies. In conclusion, my experience with Cobalt Property has been disappointing, characterized by outdated practices, lack of transparency, and questionable business decisions.
