2 months ago Negative experience: I applied for a rental property with a refundable application fee. We decided on a different property and they have refused to give me my money back. It has now been 3 months of reaching out by text and phone

6 months ago Negative experience: Bias denial of application. My partner and I were more than qualified for this house, and also applied not even 24 hours after it was listed. When we asked for information as to why we were denied, we weren’t given any answers. We were also told that nothing on our application raised red flags. So truly, no reason for our denial.

9 months ago Negative experience: Horrible experience!! I rented a home managed by Cobalt Property Management for 9 years and always paid rent on time. After I moved out, they issued a security deposit statement showing over $2,300 in charges — including questionable fees like $30 for a clogged shower head, $80 for a cracked light switch, and $80 to install a CO detector (which is the landlord’s legal responsibility). Even more troubling: they only applied my $250 pet deposit and completely ignored the $2,095 standard deposit I paid at move-in. They’re now claiming I owe them money, which is outrageous. I’ve requested proof and a breakdown multiple times and received no explanation. I’ve filed complaints with the BBB and California Attorney General. If you're considering renting from them, protect yourself: document everything, take move-in/move-out photos, and expect to fight for your deposit.

10 months ago Negative experience: I applied for a house and met all the qualifications—excellent credit score, solid rental history, and sufficient income. Despite the property being on the market for nearly three months, my application was denied as soon as it reached the owner. Given the circumstances, I can’t help but believe that my race may have played a role in the decision.

10 months ago Negative experience: Be very aware of this real estate "professional/slumlord". I moved my family and dog across state lines in the summer of 2024 in 100 plus degree weather. The .27 acre property was advertised with landscaping provided. As we pulled up in moving truck approximately 2 hours early after spending the night in a hotel, the representative refused to let us into the property the day we were to take possession of the home. She said the property was not ready and she was not done taking photographs. After waiting in our vehicles for over 2 hours the representative stated, "you can come in now and by the way, the landscaping will not be included in the rent so you will need to hire your own landscaper". My wife, three kids and a dog sitting in the scorching sun and I had no other options, we had sent in a cashier's check several weeks prior for our security deposit, sold our other home and I was about to begin my new job site the following week. This landscaping was advertised on Zillow in the original listing. We were in no position to turn the moving truck back around, dismiss the movers and stay in a hotel until we found another property; reluctantly I had no other choice and was essentially forced to sign. After speaking to Mr. Martin, very dismissive and unapologetic, stated that "the owner does not want to pay for landscaping". The backyard had weeds so high that the neighbors were so grateful after I spent an entire week pulling out weeds, I even found the shedded skin of a rattlesnake in the debris. After being allowed to enter the home, there were cobwebs in the corners of the home, sliding glass doors were dirty/smeared and baseboards completely dirty. I immediately pointed out to the representative that this was unacceptable and it needed to be taken care of. The following morning a cleaning crew came out and remedied the issue. This should have been taken care of prior to. May 2025, I contacted the leasing company to inquire on whether or not the owner had any intention of moving back in and was told the agent (Mr. Martin) would need to get a hold of me. At 9:00 at night Mr. Martin called me back and stated, "Unfortunately I cannot tell you until it gets closer to the 1 year mark", I told him that it was also unacceptable. June 23, 2025, exactly 1 month prior to the expiration of the lease, the leasing company called and stated that she "had some bad news, the owner has decided to move back into the property, therefore our lease would not be renewed and we needed to vacate the property within 30 days. We were just beginning a 2 week vacation out of state, multiple states away and after the shock settled in quickly realized that now with us being out of town only allows us 3 weeks to find a new home. I have 3 school age children who love their school district who just literally settled in, there are limited homes available for rent that allow pets and now I have a big notice being stuck on my door with all of my personal information exposed to my neighbors and all of the world to see. I told the leasing company that it was absolutely impractical that we could find a property, secure another down payment and move into a house in less than 30 days. Again, Mr. Martin, who refuses to put anything other than a lease in writing, even after sending multiple texts and emails, only responds by phone to avoid documenting anything. I received a phone call from Mr. Martin that evening and I asked him what he could do to help us out, he said nothing and that we were to vacate in 30 days. I contacted a tenancy attorney who advised not to speak with Mr. Martin especially since he was not willing to help in any way, shape, or form. I answered the call and gave him the courtesy and advised him that I had contacted an attorney and there was no more conversation. The following day, he called again after being told not to contact me. It boggles my mind that a real estate "professional" with 37 years experience pulls a dirty trick and is unwilling to assist in any way.

That is not the standard we aim to uphold, and we are actively reviewing the circumstances surrounding this lease to ensure future clarity for all tenants.
As for the lease non-renewal, we understand the frustration this caused, particularly with limited notice and while out of town. While property owners do have the legal right not to renew a lease, we understand how disruptive this can be—especially for families with children. We always try to communicate these changes as early as possible and with professionalism, but we acknowledge that the timing in your case added undue stress.

1 year ago Negative experience: I have put in an application and have been waiting since May on a property that the ad said was available for rent. I paid the hundred dollar fee because it was for two adults and kids, submitted all required documents with my application thinking that I will be able to see the property soon because the ad stated that it was ready to rent. Well , we are now in July and application has not even been seen by the owner yet and the home is still not available to rent as they are “working” on it. I am extremely disappointed and dissatisfied. When I call the office I don’t get a response, when I email I get a response days later for them just to tell me that the property is still being worked on (2 months later). At this point, I’m wondering why they have people put in applications even if they have a pending approval already and or put in the applications if the place isn’t ready yet and unavailable to be seen by potential tenants this feels like a scam . From the reviews I have read it seems like if you are the property owner, this management company does a good job however, if you are the potential tenant well then those experiences are much like mine. If you and your family are in need of a place to rent, I’d say don’t go with this company. They have you waiting a lifetime just to get into a place that you can’t even see.

2 years ago Negative experience: Scammers they waited until after i applied for a unit and were like oh someone already applied and got accepted then why did you take my 50 dollars and application when you have no other proprieties available and the cutomer service is horrible dont recommend at all

2 years ago Negative experience: Horrible property management company. Lack of communication is their specialty. Cobalt Property Management found a tenant who refused to pay rent and damaged my rental property. The property manager Andy refused to collect the past due rent and start the eviction process. This company will ignore your calls, emails and texts. Cobalt Property Management is excellent at collecting the monthly fee and charging for bogus repairs. Find a company that provides great customer service and cares about your rental property. Cobalt Property Management is not that company.

2 years ago Negative experience: Run, do not walk, run away from this business. They are con artists that require you to pay to apply even before you see the potential rental property and then after they have all your personal information and $50 per adult applicant, they ghost you. Total scam.

2 years ago Fantastic experience: Cobalt property management team definitely does their job above all others. They say it’s a 3-5 business day turn around to get an answer for your application. My process had some blips that needed attention and Juliana sent it to me asap and I got what she needed sent back. My process only took 3 business days to get my answer. Juliana made my experience here amazing. She does her job flawlessly. I’ve applied to so many companies over the years and I’ve never came across one that cares so much about their jobs and tenants like this one. Braxton answers the phone and is a pleasure, she answers your questions or transfers you to the person who can help you. Once you get transferred they actually answer the phone and help you right away. I’ve called several times and Juliana only missed one call and it was my very first call and she returned it very fast. It seriously shows that they care and we matter. They are doing an excellent job and they deserve to be recognized for their hard work and dedication. Truly thank you. It really shows you love what you do. I’m so excited to rent from this company and continue to be an excellent tenant for them.

3 years ago Fantastic experience: This PM team is hands-down some of the best individuals I've come across in the business! As a professional in the industry myself, I deal with many property management companies, but none like this one. These guys know their clients and properties inside and out. They are so personal with each of their tenants and owners. I've never seen them have any biases towards tenants for any reason. They also conduct themselves so professionally day in and day out. Every person on the team is so knowledgeable on all the rules and laws and are so willing to help in any way. I personally have a few rental properties I have them helping me manage because they are so damn good at it and I honestly I wouldn't trust anyone else to do it. They truly are the best in the business and absolute ROCKSTARS in my book!!!

3 years ago Negative experience: The staff informed me that they charged my credit card twice when it was only supposed to be 1 time. You pay a one time fee for both adults in household whom are applying but instead we were charged twice. When prompted about my refund they denied our application completely ! Even though everything was in good standing I spoke with someone else in the office than I usually deal with and the lady flat out denied us. Good luck with these scam artist !
We apologize for any misunderstanding. We do charge a one time fee for each applicant, over 18 years old, applying for the property. However, if you were charged incorrectly, we would be more than happy to provide you with a refund. In regards to the denial, you can give us a call at our main office, and we would be more than happy to review your application and provide clarification of the information that was provided through your screening process.

5 years ago Fantastic experience: We have been with them for 2 years now and have nothing but high praise excellent service. Staff are all outstanding keeping us up to date every time and quick response whenever we have questions. In a couple of days we will have 3 properties with them knowing that they will be in good hands. Virtual meetings are very helpful keeping us updated on everything (rental laws, COVID related topics, future of market etc). I love those virtual meetings because you could learn a lot, plus the ability to ask questions right away.

I was referred to Cobalt by a close friend and I have been VERY impressed with how they have done. They answer when I call, take care of issues in a timely manner and have reduced my headaches by a substantial margin. As a real estate agent I have now referred them out to two clients.
