I’ll be honest — I was initially skeptical about part of the deposit process, especially given how common rental scams are these days. AJ took the time to walk us through everything, explained their procedures clearly, and helped us understand how they operate as a local and up-and-coming property management company. Negative experience: Horrible service from Sue, I called to get a service, and since she answer the phone she was rude. Customer service must be priority to run a business, such an embarrassing situation to make your company look like that.

Negative experience: Caution to Potential Renters: After inquiring online about a viewing, I received a call stating that the showing would take place between 2:30 and 3:00 PM the following day. I arrived within the scheduled time frame, but the property management representative was nowhere to be found. When I called, the representative claimed, “The showing is over,” even though it was still before the 3:00 PM cutoff. Their proposed solution was to reschedule for the following week. As a potential renter, I would advise others to look elsewhere. The unprofessionalism I experienced gave me a concerning preview of how tenants might be treated by River Valley Property Management. If fulfilling a simple 30-minute obligation is too much for them, imagine the response if your A/C broke down or you needed maintenance. I suspect you'd be brushed aside. Beware!

Fantastic experience: I worked with AJ at first I felt it was a scam because he didn’t answer his phone and only texted so I did my research on river valley and everything seemed to check out, after receiving my acceptance letter I was asked to deposit money into an account belonging to river valley pm I didn’t feel comfortable so I texted AJ and told him how I felt it took a little time to respond but he quickly put my mind at ease and explained that he understood after a few days he had a lease for me to sign and everything was great then, The only thing I could’ve asked for is a faster response and to be able to speak live to someone but beyond that Aj got it done and is moved in thanks Aj After I moved in we found out that the carpets need to be replaced Aj talked with the owner and ensured him that the carpets had to be replaced Aj talked and made it happen

Fantastic experience: I have never encountered a property management team quite like River Valley. The entire team, every last one of them, have been nothing short of amazing. Their response time to every question or need is always done with urgency and almost always within the same day, if not same hour. Leisa Wells, AJ, Savina (to name a few) and everyone else I have encountered are all wonderful and are very much appreciated. The process of getting approved and moving into our new home was really fast. Just an FYI, they do selfless showing (you go tour the place yourself), and you will have to go make your security deposit into an account at a Five Star Bank (it's not a scam). They have a great selection of townhouses, condos and houses in the Sacramento area and their website is nicely laid out so we were able to get the specifics on the properties very easily. Fantastic experience: We've been very happy with Linda's performance as property manager of the place we rent. As tenants we really appreciated how convenient and smooth she made the application process, and also the move in walk through. We have been able to very quickly contact Linda by phone and email whenever there's a problem, or when we have a question. In all our interactions, she has been consistently professional, and easy to work with. When an issue has come up, including plumbing, appliance repair, window blinds, landscaping, or a big branch from the neighbor's tree crashing through the backyard fence, Linda has been very helpful and efficient in helping us by sending out the right people to take care of the problem. I think that for both the tenant and landlord, the hallmark of a really good property manager is the ability to effectively and fairly take care of issues. Another impressive thing about Linda is the quality of tradespeople she sends out to our rental home to fix things. They have been polite, responsible, very skilled and experienced, and seem to be very reasonable in cost. I've asked for business cards of each tradesperson Linda has sent out, and I don't hesitate to recommend them to other people.

They found good tenants on a good timeline and there was very little time between us leaving and the tenants moving in. Leisa has been so wonderful both professionally and personally to me. I was not being treated well with another company and she came to my rescue and has handled everything seamlessly. She has a "take-charge" and comforting presence, and gets things done and fast! She had my place rented very quickly, during the slow season and protected me from renters that lied on their application and grew very angry not getting their way. I was protected from their actions promptly and was absolutely saved from what could have been nightmare tenants! Fantastic experience: I was interested in a property and AJ Wells reached out to me. Throughout the whole application process he spoke to me like a human, more than just a number of an applicant. He reached out to me when there was some concerns in my application and we worked through it as I was a graduate student who had taken a year off work to focus on schooling. I had a more than exceptional experience after we were accepted for the rental property, he made sure the place was properly cleaned. While we toured we noticed there was an electrical issue with one of the bedrooms. AJ took care of this issue within a 1-2 days (before our projected move in). Any questions we had upon receiving the lease agreement was thoroughly answered in a quick fashion. I'd recommend anyone who is looking to rent to work through this management company. They made things easy, clear and quick. Very happy and excited to move in and work with the team!
