Negative experience: First three months in as a home owner and questioning my choice of property management companies. Update - so now it has been over a year. We have tried to over look several issues, we have tried talking about it and meeting about it. With promises of we strive for client satisfaction . Sadly, they continue to fall short. We have never gotten the rental properties full rent. Since then we left HomeRiver. In fact we just got another bill that HomeRiver said they paid. I have absolutely nothing good to say; bad just isn’t enough! So disappointed and will always be! Think twice and read the reviews. We learned the hard way.

Positive experience: Caleb gets 10 stars!! He was our first point of contact for the property and is extremely helpful. The company being nationwide poses some challenges they have multiple departments and it is hard to navigate who you are supposed to contact in regards to different things. Once you reach the correct department communication is efficient Andrea was helpful too

Positive experience: I love the house we live in and our neighbors are great. We’ve never had a personal issue with anyone who works with HomeRiver BUT, every single maintenance request we’ve put in has been ignored for months then canceled. The storms knocked down our fence on Christmas, we put in a request that day and (it’s February) it still hasn’t been repaired. Like I said before, the neighbors are wonderful but they have dogs and we have small children and you can never really fully trust that an animal will be okay around a child even with adults present. Our side gate and our screen door is also broken and we put in requests to fix them and they canceled all of our repair requests with no contact about the issues.

They assisted me in fixing the mistake and helping me submit the rent. HILIG was helpful and patient and followed up with me quickly. I hope to speak with HILIG again in the future in case I run into any other issues as they where very helpful solving this one.
Fantastic experience: Hilig went our of her way to help me. I had an issue paying rent by cash and was so kind of enough to ask for permission to get the online payment restrictions lifted. Thank you very much. I was already late in paying due to these facts and she just made my day even better by listening to my problems.
Negative experience: WORST COMPANY EVER from employees, to the homes they offer. 0/10 Worked personally with a Denise R. & Davina S. and they were the most rude people I’ve ever tried to talk with, extremely unprofessional and I can’t believe the terrible attitude of these people. They should NOT be in customer service if they can’t even handle a phone call. Regarding 7836 Watson way in Citrus Heights CA Upon seeing the home we instantly noticed mold in kitchen, bathroom & garage. We couldn’t view the property beforehand due to tenants living there. When we tried contacting the company we got sent around to person after person, still waiting for the deposit back & noticed they already listed the property again before fixing the mold!!! The house aside from the mold was disgusting, cob webs & dirt everywhere. Posting this to potentially save the next renter the trouble.

He's very helpful, knowledgeable, efficient, timely, does a clean job, very good at his work, and friendly! He's a swell of a guy! Make sure to promote him and give him a well deserved raise! Negative experience: The Good: The apartment itself is fine. Larger than my last place, closer to work, and the application process was efficient. If you're looking at square footage and location, it checks boxes. The Reality: Everything that worked great before the lease was signed stopped working the moment I moved in. I've been trying to get a mailbox key for weeks. No response from my property manager. I have checks I need to deposit to pay rent, but I can't access my own mail. I've contacted the main office multiple times. Their response? "Contact your property manager at [same number that hasn't answered]." Every time. My renters insurance documentation disappeared from their system after I submitted it weeks ago. I was enrolled in a program I didn't authorize, and my monthly cost went up significantly. Still waiting for that to be corrected since I resubmitted everything. The Dangerous Part: I submitted an emergency maintenance request six days ago. My electric stove is electrifying metal cookware—I'm getting shocked every time I touch a pan handle. This is a serious electrical hazard. It's been sitting "in review" for almost a week. No one has contacted me. I stopped using the stove entirely because I'm not interested in being electrocuted or starting a fire. The Pattern: Pre-lease: rapid responses, smooth process, everything handled. Post-lease: ghosted. But they'll email you real quick if they need something from you or want to charge a fee. The unit has the usual "landlord special" issues—loose outlets, warped floors, peeling paint in wet areas, spot repairs that are the wrong color, but I could live with that if basic communication and safety concerns were handled. They're not. I'm giving two stars instead of one because the apartment works for my needs, I'm actually making it a home I can host others in, and I'm hoping this is a temporary breakdown. But right now, I'm paying premium rent for substandard management and unaddressed safety hazards. If you're considering renting here: get everything in writing, document everything twice, and hope your property manager is one of the responsive ones.

Do not do any business with this property management.I was sent an application to apply for a place that has already been approved for another applicant and they trying yo say they won’t give me a refund on my application fee that me and my boyfriend both put in absolutely ridiculous I WANT MY MONEY BACK !!!!!!!
Negative experience: HIGHLY DO NOT RECCOMEND FOR OWNERS OR RENTERS! We rented with home river group being our property manager for 1 year exactly. May 2024-May 2025. Our land lords Amy and George Lai gave our family of 5 notive to leave before our 1 year lease would have been up. With no reason stated on the notice, I might add. That was one of the most stressful things I've ever endured, moving 2 time in 1 year with my 3 children (2 under 2) and my husband working like a dog. I would not recommend home river group on the basis that they charge a hefty $49.95 fee monthly on top of a steep $2495.00 rent on the property we were in. They list ammennities that they charge this monthly fee to get concierge move in assistance, hvac filter delivery ect credit reporting renters insurance ect. Not sure what the "concierge move in" they offer i never received anything of the sort, also Never saw 1 hvac filter delivered and asked for a refund of the service and never received that either just got the run around. Our property manager Brenda Doshier let us move in with a refrigerator that she cleared as working and it was hot inside I lost most of my perishable food and my stored breastmilk thanks to her error. I had to try and buy a used refrigerator because They took months to fix and never did fix the refrigerator or replace it even though it was stated in the lease. The house was filthy dirty and i asked for it to be cleaned before we moved in and was flat out told no. I asked if there was something she could do because i had alot on my plate moving with a new baby. She said you people meaning renters always complain and say you will accept the house as is when you move in the start issues after the fact. Why dont you just give people the home in clean condition that should be standard. I believe that if owners want to use a property management service it should be on them to pay not the tenants. I swear there is a new way to gouge the people around every corner and its just sad honestly. Sub par property management i highly DO NOT recommend for owners or renters they honestly did a terrible job all around!

Negative experience: I've had a bad experience right now because my four-burner stove only works the small one and the reports from July 1st until now I haven't had any response. Someone went to check on the stove, but they haven't given me a solution. I told them that I can buy my own stove and I'm not asking for it to be deducted from the rent and they still haven't contacted me.

Negative experience: Inexpensive yet unresponsive property management company. As an owner, I have had difficulty reaching someone who could help me. They did not respond after two requests to increase rent, so the rent has remained static for 2 years. And it is now the 18th of the month and I have not received the rent monies that I was notified are in the account on the 5th of the month. Ridiculous.
Positive experience: I've been renting a duplex with (they took over around 2017 but I've been here since 2010), HomeRiver Group in Sacramento... when something happens in your home they will expeditiously repair and their workers are (plumbers, maintenance, carpenters) are amazing (personality and skill.) Tina M. is responsive, kind, efficient and has made my experience wonderful, especially during the pandemic.updated: 8/2025 Santos is a plumber with them and he's amazing! Had some issues with property management being responsive . Now I have another property manager and she's good. But because of my experience with the one.. they lost 1 star. Their plumbers and maintenance are great though!
Negative experience: My property manager, Davina, has not been responsive. On several issues, it has taken her weeks to reply and respond. I'm not sure if this is indicative of HomeRiver, or just this one employee. Hopefully HomeRiver can give Davina the training she needs to be more responsive to Tenant questions and requests.
Negative experience: Tl;dr: The property was so ruined by this last tenant, and I've lost so much money trying to catch up with their mis-management, that I'll likely be selling a house that I bought at a 2.2% interest rate.Their customer service is horrible. They perform a bait and switch with an attentive agent, and once you sign you're handed off to a property manager who cannot handle basic communication. They placed tenants in my property who were horribly filthy, caused damages and reported them for me to repair, and left my home infested with cock-roaches that required four treatments over a month. In addition, when the tenants were moving out, the property manager didn't address all the damages (or even the most important issues) within the 21 days required before returning close to half the deposit ($2,000) to the tenant. I have lost almost $8,500 in money from damages as far as having to repair the home out of my own pocket, and three months of lost rent as a result of this. Due to their horrible management and poor tenant selection, I'll likely be selling a house that I bought at a 2.2% interest rate. I intend on pursuing them in small claims court as well. Do not trust them with your property. As far as the main review, sorry for the length, but I have a lot to cover to hopefully save a home owner from this experience. I found the property manager to be horrible at customer service and communication. Often my e-mails, with questions, would only be half answered (or ignored). I'd frequently need to CC the agent to provoke a response. The tenants they placed seemed OK, though they frequently damaged property and reported it for me to fix. The cops were frequently called. My neighbors complained a lot to me. Contact with the property manager (PM) often felt adversarial, even though I was employing them. They seemed to actively be on the side of the tenant, in every instance. Which is great, if you're a tenant, but not so much if you're the owner of a home and know it's slowly being destroyed. However, that additional amount of the damage deposit didn't help, because they did minimal (and poorly done) repairs before the deposit had to be returned. I received an invoice to repair a broken shower door one or two days before the deposit was to be returned (for around $1600). Keep in mind, this was damage that the PM was aware of from over a year ago. I'm guessing the tenant filed for the repair in 2024, and were informed that they caused it, so they dropped it (otherwise, why not have me repair it, as they did for everything else?). Two days or less from the time the deposit was to be returned, I was given a quote about the shower door, but that the deposit was being returned. I ended up having to spend over $3,000 to repair the place and treat it for roaches, out of my own pocket. They sent $2,000 back to the tenant when the property still had outstanding damages. In addition to that, they waited almost two weeks (2 weeks of 3 before the deposit needed to be returned) addressing the pest issue. They had one treatment done and told me it was fine. However, it ended up needing a whole month's worth of treatment. The tenants they placed in my property were so filthy that the roach infestation required four treatments over a month, and I'm considering it may need more. I can't help but assume if they were in charge of the property that they'd have just rented it out to another tenant, with the property full of roaches. I've been in talks with their management since June, and it's been slow coming. I finally received an "offer" for a $500 credit last week for my troubles. I refused it and demanded they give me the $2,000 or so that they returned to the tenant. The property was so ruined by this last tenant, and I've lost so much money trying to catch up with their mis-management, that I'll likely be selling a house that I bought at a 2.2% interest rate. I intend on pursuing them in small claims court as well. Do not trust them with your property.

Negative experience: New review: The exterior lights of my building have been out for over two months. As a young woman living alone this is frightening and ridiculous unsafe. Photo attached. I have called their maintenance line multiple times. Each time I’ve talked to someone I’m told “ we will escalate this to an emergency ticket” it has been 4 weeks since then. I’ve called each week with the same answer. I’ve called code enforcement and a lawyer. I’m truly considering not paying rent till this is fixed. Seems like the property management company are waiting for an assault or bodily injury to occur before fixing this. Can’t wait to be apart of the suit! Previous review: Already don’t look forward to doing laundry here because it’s disgusting. It’s invested with spiders, covered in webs, coin op, machines have probably never been cleaned, and only one washer/dryer for the whole building. Today the coin slot was jammed. I was told to submit a work order which would take 72 hours just to be received. I asked the on site manager access to the other building’s laundry room for this one time. Funny enough she doesn’t have access herself. Was then told to call the washer company myself. Have been on hold for 15 min. Was just trying to do laundry before work. Increased rent $250 bucks to do zero improvements that would make tenants happier. Until the next mishap Home River!

Negative experience: Well I'm going through some things at this property management too at first everything was cool but as time went by I started noticing they changed me a late fee and never explained how I got the late fee and when I was requiring about it no answers and so I wanted to come in and speak to someone in office they gave me a lady that doesn't answer my email or calls and every month the change would get bigger and bigger they add on like two hundred dollars every month on the back rent they say I owe but never explained how I kept asking for a meeting with this lady that's work's their no reply because I had edvince that I paid my proton and cal works paid their proton so how could I owe? then I paid a payment and they didn't apply it to the bank rent and I kept saying well I paid on the bill the amount should be a different amount. There response that is the right amount and did not apply that payment to my bill so it's like stolen and here the kicker it's a agency that wants to help me and in order to help me it has to be at a certain amount do you know they merged the back balance and the up coming rent together so it looks like a bigger amount then it is I asked them to give me a ledger with just what I owe only for the back rent because August wasn't even here yet they did that in July and I told them the agency won't pay it if you merge that together like that they only pay it if it's a certain amount limit amount like $300 hundred dollars after I paid a additional $230 when they decided not to put my antinal $200 dollars before that I have all receipts so I'm not worried but they still have yet to do that for me and still has it merged together as we speak ️ I went by the office on a weekday no answer door was locked at both locations business hours I asked can I set a appointment with anyone to go over how I owe no one from the property management still haven't accommodate me. Also it's a lot things that needs to be fixed in my unit because it's a older unit and it's was a lot of ware and tare here before we moved in so when we moved in since it was already old things started falling off and things just needed repairs I requested numerous of times for mantince and my request falls on death ears no matter who I email at the office they giving me the run around and it's frustrating y'all so I don't know nobody else experience but mine so far has not been a good one the inconsistent with this property management no straight answers no one is willing to meet with me to go over how I owe back rent when me and a agency was paying rent. Another thing they did was give me a three day notice without even calculating all the money for that month even though and agency paid some and I paid some they just jumped the gun without seeing who all paid what and wrote me up a 3day notice and I had to explain that the agency paid on that month and they made the correction but didn't apologize neither and i only been here for six months and i never did business like this in my life.
Positive experience: Kay Andrea helped me with my inquiry to get a 1099 Tax Form for 1024 for my Property at 8972 Gainesboro Way in Sacramento. She was very helpful and efficient. One small problem was her accent in speaking English. Glen Cureton

Negative experience: This property management is honestly horrible. If you call the direct line you get the call representative and they always redirect you to the main management. Denise McCoy and Tammy Wyse don’t answer emails or phone calls. I’m going to speak on our last property itself. 2912 Del Rio Rd. has someone living there who is the worst person ever. He thinks he owns the place. Had cameras outside of our apartment and management never did anything about it. When he moves things in his house be aware you’re going to see roaches and water bugs all of a sudden. They’re super loud so don’t put your child in the room next to their apartment because they will get woken up by screams (adult things). He has sooo much chaotic things in the front of his home and put in the laundry room. He’ll harass the h e l l out of you and they still won’t do anything about it. They did not pay for the washer that’s provided thank your other neighbor for buying it. When we moved out they cut off all communication from us and has not returned our deposit or fixed the prorate for our last payment. This is the worst property management I’ve ever felt with. They raised the rent for this location but it’s not $1,250 worth living there. It’s such a hassle getting in contact with them to resolve our current issues even when we noticed they already put up a lock on the door and the apartment was for rent while we still lived there. Our online portal says we’ve been terminated yet they still can’t fix our prorate.
Fantastic experience: Hilig did a very good job figuring out why I wasn’t able to pay my rent online and got it corrected really fast. She made sure to stay on the phone with me until it was paid and she got a confirmation to give me peace of mind. She also was very helpful at making sure that I received an email confirmation of today’s transaction that stated Home River Group received the payment. She was very helpful and patient and did an excellent job at explaining why there was a hold on me being able to make payments online and informed me that if it happened again, it would be blocked for six months. She also, gave me a friendly reminder to make sure that I pay close attention and doublecheck that I enter in the correct payment information so this does not happen again as I confirmed with her is what happened and caused the return payment last month.
Fantastic experience: We've had the pleasure of working with HomeRiver Group Sacramento for several years, and it's been an outstanding experience. Negative experience: Don't do business with this company. Period. They have poor business acumen and don't know how to manage anything or anyone. The turn over is constant. I had 4 project managers in 3 years and I'm still waiting to close out my account. I had to reconcile my part of the billing because they over charged me. I'm still waiting for their final payment. DON'T CONTACT THIS COMPANY!

Negative experience: The property manager has failed to address complaints of sexual harassment and multiple complaints of nuisances from a tenant at the complex. If you’re thinking of living at a property managed by Home River, think twice because if you EVER have a situation with another tenant who is a bully and has been complained by multiple people, nothing will happen. In fact the things you complain about this property manager will tell the tenant in question to CONTINUE DOING THE VERY THINGS that have been causing stress and annoyance to others. I have been sexually harassed by another tenant and my complaints were ignored. If you want safety, do not move in any property managed by Home River Sacramento. Shame of them. She is horrible!!!!!
Fantastic experience: Erin Nebeker is the absolute greatest! She jumped right in and did absolutely everything we asked and left no question unanswered. She even took the time out to check back in with us to ensure we had been taken care of. She is nothing short of amazing and we appreciate her and I hope HomeRiver Group takes the time out to acknowledge her hard work.

Negative experience: Decent while managing but, they will do whatever it takes to keep your deposit in the end. They even sent invalid checks to stop me from following up with my security deposit. Save yourself the headache and rent from the following Sacramento Property Management companies instead that I’ve dealt with personally and are 10x better! Negative experience: They are not responding to tenants needs. Our bathroom ceiling fan leaks water when ever we turn on the air conditioner. It's causing mold to build up. It's been a month and still not fixed. Considering calling a lawyer!!

(And believe me I stay because I work down the street and is hard to find affordable housing in this area) Their lack of responsiveness and consistent failure to address issues have left me feeling completely helpless. Despite having offices across the United States, their communication is impersonal and lacks accountability. Emails arrive without specific contact names, making it nearly impossible to resolve problems effectively. I attempted to dispute a late fee, initially believing I was finally getting some assistance from Jonh L. I thought he resolve the issue. He even suggested I write a positive review, which felt disingenuous given the ongoing issues. Ultimately, despite my efforts, the late fee remained, leaving me exhausted and disheartened. The entire process highlighted their apparent disregard for tenants' concerns and their singular focus on collecting rent. Maintenance requests are met with delays and often seem to be treated with ridicule. The company’s lack of transparency and responsiveness is unacceptable. I strongly advise against renting from HomeRiver if you have any other options. Their prioritization of profit over tenant satisfaction is evident in every interaction. My experience has been profoundly negative, and I urge others to consider the potential challenges before signing a lease with them.

Negative experience: Hello we been going back and forth over an double charged that is on our ledger for a utility bill since February. They keep coming up with some excuses that back from last year some time but they are not able to give us the dates. We have also go back over our ledger a few time and still don't understand why we are being charged a double utility charge for the month of February. Hopefully this issue will be resolved soon . Also we leave message after message for property manger and never received a call back
Negative experience: Every bad review on this company is warranted - they deserve 0 stars. Their lack of professionalism is so bad it’s impressive, their staff are not held accountable, they charge you $50 a month for a benefits package that does not benefit anyone but themselves (didn’t even know the size of our air filter after nearly 2 years, yet are supposed to replace monthly), the list goes on. Anyone who chooses to lease a property from this company will learn the hard way.

Fantastic experience: Good experience with Prime Genius. So far so good on the AC not leaking anymore. HomeRiver does a great job on expediting repairs. I’ve never had to wait more than 24 hrs for responses. Techs are knowledgeable and give great service!
Positive experience: Spoke with Kay today 4/2/25 regarding the possible double charge For April’s rent after I made the change in increase of May’s rent to $1,321.00 from $1,215.00. Negative experience: I applied for a property and was denied. Before I applied I called and spoke to someone who encouraged me to apply based on my circumstances. My application was denied within an hour of applying per the same circumstances I disclosed to the agent who said that is not a reason for denial. The same reason for denial was in my email. An agent chatted with me and I explained this and asked for a refund of my application fee $50 and was told no I can't get a refund. I sent screenshot of proof that I disclosed this info and even the call log before I applied and was still told no money back. Now when I call the number it says not available and hangs up on every option. Seems like a scam!
