Negative experience: i feel like this management property takes advantage of tenants that don’t know their rights. my rental switched property managers one month into our lease. the previous management documented the botched paint job and other cosmetic damage present before we moved in. we documented it as well in our move-in packet. we moved after one year and they withheld about 70% of our $2400 deposit. we advised them that the damage existed prior to our move in, and showed proof. i even left my brand new fridge that i could not sell in time (i messaged the manager, Maya, who left me on read). they didn’t issue us a proper refund until we said we would escalate this to court. please be cautious when renting from sac delta and Maya Smiley.

Negative experience: Terrible and misleading experience. This company wasted an entire month of my time while constantly saying my application was “processing.” I followed up almost daily and every time I got a different excuse. My application was fully complete from the start. No credit issues, no rental history issues, no income issues. Nothing. Instead of being honest, they kept dragging me along and blaming “other applications,” then suddenly told me the house was rented AFTER A MONTH. If you already chose someone else, say it clearly and stop playing with people’s time and stress. Zero transparency, unprofessional communication, and exhausting to deal with. If I ever see this company’s name again, I’ll stay 10 feet away and I will make sure my family and friends never deal with them.

Negative experience: Disappointing experience, Sac Delta denied our application due to my newly immigrated in-laws not having rental history despite them being only dependents. I inquired about this before embarking on their 20 day application process and they did not mention it would be an issue.

Negative experience: Very poor communication and lack of transparency. They take a long time to process documents and are not clear about requirements upfront, which wastes your time and resources. Calls go to voicemail or are ignored, and timelines like "48 hours" are not respected. After weeks on the waitlist and reviewing our application , they scheduled a tour saying it was only for approved applicants, then later denied us due to my newly immigrated parents not having rental history. Extremely frustrating and misleading experience.

Negative experience: I have reached out multiple times to a woman named carol and she never responds. Then all of a sudden weeks later she responds saying the house is rented then a few days after that the same house is reposted and she still does not respond. I would not advise you to use this property management company. They have what we call 2025 mentality.

Negative experience: My cousin rents from Delta and has been trying to get answers about a possible MOLD ISSUE. The management team told him the home tested fine but they’ve declined to share the actual report even after several requests. They also mentioned that some work still needs to be done which doesn’t line up with what they’re saying about the results. The LACK OF TRANSPARENCY and DELAYS have been frustrating. Tenants deserve clear communication and access to reports about their own living spaces. I’d advise anyone renting from this company to keep written records and request all inspection results in writing.

Negative experience: Terrible service!!! I found a house on zillow. I wrote to the agency. No one contacted me. They didn't respond to my request through redfin either! Then I called their office and found the manager who was handling the house. He was reluctant to talk to me, saying that there were no dates available for the tour. He told me to wait. A month has passed, and the house is still listed as available (already two months), but no one has contacted me!!

Fantastic experience: Sacramento Delta Property Management is one of the BEST property management companies my family has ever used, to manage multiple rentals that we have owned since the 70's. Their attention to the details in running a good operation is noticeable and so appreciated! And their fees they charge are very reasonable. Having come from a poor management company that we fired and needed to straighten out neglected maintenance situations and respond to difficult renter concerns, working with Kane especially was a breath of fresh air! All of their staff are excellent. We are constantly kept apprised of things going on and they have handled vacancies very quickly and efficiently. Also, the vendors they engage are top notch and we see the difference in quality in our rentals condition and the satisfaction of our renters. We have already recommended them to other property owners and gotten good reports back. So if you are thinking of how to improve the handling of your rental property, call these folks! You won't be disappointed!

Negative experience: Very rude!!! I would not recommend this to be your property management! The carol lady is a Karen and is very rude. Very inconsistent told me my income looked great when we first spoken and after they took my money for the processing fees for me and my wife all of a sudden income didn’t look good! Waste of time I would not recommend this property management at all! I will avoid at least the lady I mentioned for kind of help.

Negative experience: Overall the Company is okay but they have much to improve. My first property manager was Jason, a man of few words but get things done. It was nice working with him but that suddenly changed and to this day that doesn’t sit well with me… but it’s what the company decided was best for them with disregard to me, as a client. I was assigned to Paula and her assistant Sophia. Sophia was nice, friendly, easy to talk to and helpful. Unfortunately can’t say the say same about Paula. Not the easiest to get along with and pretty hard to get ahold; In my opinion a harsh person; it takes on average 2-3 days to respond to your email and the majority of time the call goes to voicemail. She is knowledgeable and experienced but I feel that it’s more important for her to be right than helpful. I was told some things would be done ( Ex: using Ozone machine to get rid of pet smell and cigarette smoke (which even though a tenant who wasn’t even allowed to live in the property smoked inside for many months and left an intoxicating odor) which Paula “ failed to notice”).I still wonder how that was possible. It wasn’t done. Instead some cheap solution was used which helped nothing. At another property I was told that there was pee smell in one of the bedrooms as a child slept there. It turns out that the entire carpet was full of strong smelling cat pee ( pet that was not allowed in the property) and hair but, again, for reasons that I can’t explain, Paula missed that. Also, the yard was completely dead ( and it was rented out with lush green grass) and the once flourishing green pine trees were half dead, but, again, this conveniently wasn’t mentioned by Paula after her walk through before returning the property. And, I made sure to let Delta Property Management know that returning it the same way was very important to me. I’m pretty sure she could come up with some reasons to make herself look right. Anyhow, I could go on, but I can just say that I am relieved to have moved on. The only way I would recommend any property owner to hire them if Jason would be assigned to them. He is fair, he cares is knowledgeable, easy to get ahold of and get things done!

Fantastic experience: Kane Wilken has been our property manager for a little over a year. He has been very responsive to our questions or needs. We recently had a long-term tenant move out of our property, and he was very helpful to us as we refurbished the property for a new renter. We are very pleased with his service, and I am very glad that we switched to Sac Delta for management of our properties.

Negative experience: I visited this morning to gather information regarding the application process. I spoke with a woman at the front desk who had curly hair about the house I was interested in. Unfortunately, I sensed that she was racially profiling me and her demeanor was quite cold. With my extensive background in customer service, I can confidently say that her approach was lacking, and she should improve her interactions with potential tenants, avoiding any biases based on race or accent. I felt quite unwelcome during my visit, and I trust that your reputable property management will address this issue. While I would consider referring friends and family to your services, the treatment I received was disappointing, leading me to seek alternatives.

Fantastic experience: A great property management company that makes sure to communicate to it's renters any information that pertains to the property. Anytime that work needs to be completed, it always gets done in timely manner and efficiently. Additionally, I was very pleased with the lease renewal process. Negative experience: I wish I never wasted my time and money with these clowns running a circus. These people are the biggest headaches trying to deal with, they need all and every documents even if it is redundant and completely pointless. They left me hanging even after I was approved and accepted for the property, 1 week before my scheduled move. Worst people deal with, they will not leave a single chance to harass tenants in the name of rules.

Negative experience: Maintenance took absolutely forever on the home we rented. We went 10 days without heat in the winter for a simple fix while they brought 3 different contractors through for estimates, and they went months without fixing sinks rusted through, we finally just moved out. I would avoid them anyway you can.

Negative experience: Horrible. After years of relying on their assurances that the property was in good condition, the tenants moved out and I incurred $20,000 to return the property to “good” condition. Needless to say I no longer employ Sacramento Delta Property Management

Fantastic experience: I've used Sacramento Delta for six years now, first to manage my parents' home after they could no longer live there and later my own home. Both properties are very well-cared-for and my property managers have been diligent and professional at all times, from screening tenants, to looking ahead for repairs and maintenance, and keeping me informed. Negative experience: I wish I could report differently, but overall I did not have a great move-in experience with Sacramento Delta Property Management. Their customer service is poor. I had a mishap where my uhaul broke down mid trip from southern california on the day when I was supposed to pick up the key to my apartment. I called immediately to reschedule a pick up time that day, if not the following day, but because it was nearing a holiday weekend they were unwilling to accomodate a later pick up. I had to turn back, eat up the traveling costs and completely reschedule the move, then start over the following week. When I arrived the following week to pick up the key, the property manager that apparently was assigned to my property was not present and left no direction to office staff so when I went to pick up my key, they had no idea where it was and were about to turn me away. It took about 20-30 minutes for them to find the key, but I ultimately was able to get it. The apartment did not seem like it was professionally cleaned and inspected upon arrival, but at that point I really needed to move in because of their delay. The pictures shown here are of some of the kitchen drawers which contained dead bugs. I wasn't exactly expecting perfection at this point, but was really bummed in finding things throughout that just wouldn't jive with other property management companies. Some other things of mention are: the condition of the kitchen countertops (they're concrete, but the finish on them is severly worn, and unsafe to prepare food on), painted over mold spots in the bathroom, and lighting fixtures not completely secured to the walls. If I can help it, I won't be renting from anybody utilizing SacDelta after my lease is up. The attention to detail

Negative experience: I rented a home from Sac Delta, on the day of my move in reported a smell, long story short, there was wood paneling that had dry rot/mold painted over. I had to move half in, move all the way out, do a ton of cleaning, put my stuff in storage and they fought me for my return deposit. Very unprofessional. I had to get legal advice.

Negative experience: I recently left a message to receive a pool key because I was never given one at my time of move in. I never received a call back. I waited a few weeks and called back and was told the person who handles my concerns was out of the office and no one was available to help me until the week after ! I then asked the woman who answered the phone, “So I’m just not able to utilize the pool until next week “ because a pool key is required to use the pool. Her response was unfortunately no. To make matters worse , this was the weekend of 108 degree temperatures! My dealings so far with Delta Property have been unprofessional.

Positive experience: I am giving 3 stars this time rather than 4 from the previous review because during last December's rainy season, there was a section of fence that fell down. After contacting the property manager regarding the problem, the estimated time will take more than a couple of months to get it fixed. It ended up that I had to take care of it myself with my own contact handyman in order to get it results within a reasonable time frame for my tenants.

Many fence contractors in the area were inundated with fence repairs and replacements during this winter's unprecedented storms and resulting damages. We are sad that we couldn't get one of our many fully vetted companies out sooner, but happy for you that you found a contact that you knew and trusted to speed up the process. Negative experience: If you want your property to be managed with dignity, care, professionally, and responsiveness, as a priority for the owner and potential tenant DO NOT USE SACRAMENTO DELTA PROPERTY! Desiree White is horrible, unprofessional manipulative, and only cares about getting the next tenant to generate money for the company and to fatten her pockets.

Fantastic experience: I had a bad property manager, I ask to speak with the supervisor and requested a replacement, the supervisor granted a replacement and I am happy with her performance to date.
Fantastic experience: I've only been associated with SDP for a few months, but their management of my property has exceeded my expectations.
Positive experience: As a long time tenant of Sacramento Delta, I can only give three stars. They obviously work for the owners of the properties and not for the tenants. As soon as we moved in we had mold growing in our closet. They promptly removed that mold but they did not fix the cause so soon after we had mold growing on our bedroom ceilings. It took over two years for Sacramento Delta to find the cause of the mold and remove the mold from our ceilings. Anothet issue is; This is a very old duplex and bathroom drains are connected to our adjacent neighbor. Sac delta regularly tries to make us pay for plumbing repairs when it's California law that landlords are responsible for their own plumbing repairs when it's not due to negligence or misuse by the tenants. Our neighbor regularly clogs the bathtub with hair and Sacramento Delta makes us pay for the repairs even though we do our due diligence by taking care of our side bathroom and keeping a hair trap in the drain. Kesha Jenkins sent us a bill for half the plumbing repairs and told us that because she couldn't prove which side caused the blockage she split the bill between both units. This would never hold up in small claims court. I refuse to pay for something that I didn't damage. Now, Chris Phillips is trying to get us to pay the full plumbing bill because we were the unit to ask for a repair. The neighbor's tub was also back up but we have children and need the bathtub to be in working order for their health and safety. The neighbor didn't call because she didn't want to be "charged like last time" (her exact words). The signed lease agreement does not state that tenants are responsible for the plumbing bills and I am prepared to take this to small claims court. Besides these issues, Sacramento Delta has been fine.
Negative experience: I’m trying to give this company the benefit of the doubt because they have some very nice listing and I am very interested in scheduling a tour HOWEVER I can never get a hold of the person who does the tours for the houses on JuJube Lane. I have left quite a few voicemails and I never hear anything back. At this point I don’t know why I am still trying to reach them but it really sucks because I was really really interested in their properties. Welp their fault!

I notified Sac Delta of the problem on sunday afternoon. they were kind and were on top of it. they had a plumber contact me the very next day and were there all the way through to completion.
