Negative experience: If you don't mind moving into an apartment where you'll be fined for the poor quality repairs done prior, finding suspiciously poisonous looking spider despite "monthly spraying", having to meet a new property manager every other month, this place is great! :) Paid over $1,000 for deposit moving in, kept our deposit and charged an additional $500 when we moved out. Nothing in that unit even costs that much lol STAY AWAY FROM THIS COMPANY

Negative experience: HORRIBLE company ever to rent from. DO NOT RENT RUNNNNN.

Negative experience: Run run as fast as you can, check and double check and video and picture everything. You WILL be sent a move out bill being charged way above market value for said repairs. $1500 for 11 unfilled nail holes from pin nails, on top of a seperate charge to paint the same nail hole you just paid $1500 for. Carpet cleaning costs are 3x market value and normal wear doesn’t matter. Even if you have a service animal you will be charged. All with zero factual evidence on their part minus “we had to fix it”. Crazy your move in sheet and move out sheet will disappear and no one can find them but you can send a bill for a made up condition the apartment was left in. Or better yet your garage while being paid for can just be rented to another tenant with your belongings inside of it. My favorite is over $200 to replace every door handle that was missing from the apartment. What the hell would I do with a bunch of door handles? Or am I just some one to charge so your crappy upgrade is free. Leaking pipes moldy drywall and not a shred of honesty or integrity. If you don’t fit the desired “demographic” things will be inflated and mislead to either sway you away or get you to sign a lease. If too many things “break” you will be ignored or charged for it “being your fault”

Negative experience: If I could give negative stars, I would. I lived directly next to the elevator shaft in my apartment, which was also a nice nesting place for bats all year round. I would hear squeaking in my walls on a constant basis. One time, a bat even managed to get into my apartment late at night, where I was forced to kill it. I also dealt with roaches for the entire duration of my one year lease. They said they sprayed monthly, but they never actually did. It didn't matter how clean my apartment was, roaches always found it to be a nice vacation spot. Luckily, I never dealt with bedbugs, but plenty of people in that apartment had to. After dealing with this for over a year, they then try extorting me and overcharging a cleaning fee. It is by far the worst experience I have ever had renting, and I will never live in a place owned by them again. They truly are the slum lords of Lincoln, and I wish nothing but the worst on the owners and the employees of kabredlos

Negative experience: Do not rent here! I have never written a review before now. This place has dreadful response to maintenance problems and I've seen multiple people evicted due to unlivable conditions. The roaches are terrible, the carpet disgusting, leaks from the maintenance room damaging my carpet, but no one cares until the water bill runs high. They had to fire and rehire multiple members of staff due to the blatant negligence.

Negative experience: This is the worst renting experience I have ever had. My neighbor is getting evicted for unlivable conditions. My ceiling has a huge crack, with plenty of noise to go along with it and I am concerned it will cave in. Management has been unresponsive for a year, but they fired a bunch of people and replaced them, and their response has been better, but do not rent here. I have about 5 other instances of unresolved issues. It is so bad a friend of mine unpromptedly wrote a review on my behalf after reading my lease, calling it predatory. Based on the people I've seen come through and leave here, it is clear they take advantage of low income folks. If I could give less stars I would. Rating systems are seriously messed up if this place has a 3.5 with hundreds of 1 star reviews.

Negative experience: I havent lived in one of their properties but my friend does. Ive read my friends lease contract and I felt it my responsibility to notify anyone looking into them that this lease agreement is predatory. We have documented incidents of the repair portal for repair requests being deleted without being addressed. According to the price for the area, they arent even inexpensive (based on the location of my friend). This is your warning. Read your lease contract carefully, and demand written explanations before you sign.

Negative experience: I was a tenant with Kabredlo’s Property Management and had to terminate my lease early due to uninhabitable conditions. The air conditioning unit remained unfixed despite repeated maintenance requests, resulting in extreme indoor heat and mold. As a Type 1 diabetic, this directly impacted my health and led to multiple hospital visits. I have documented evidence, including photos, hospital bills, and written correspondence with their staff confirming the A/C issue was never resolved. Nearly a full year after moving out, Kabredlo’s attempted to charge me $1,460.50 in lease termination and cleaning fees—far outside Nebraska’s 14-day legal window for providing post-move-out charges. I also have proof that their original invoice was returned as undeliverable, and no reasonable follow-up was made despite having my updated contact information. The charges include sweeping, cleaning basic light fixtures, and replacing a plastic shower liner—all of which fall under normal turnover or were already addressed by me upon moving out. Beyond my personal experience, I was informed by a former property manager that Kabredlo’s has a long-standing history of taking advantage of low-income tenants and routinely violating housing laws. My case is not isolated. I’ve submitted formal complaints to the Nebraska Attorney General and BBB, and I am pursuing compensation for damages. I urge prospective tenants to exercise extreme caution when dealing with this company. They do not operate transparently or ethically.

Negative experience: I went in there to ask a question for upper management and they never got back to me! You remember when they had convenient stores back in the day. Did they ever have one next to that trailer court on North 48th and next to T. O. Hass?

Negative experience: Discrimination is a crime, if you're being discriminated against trying to find housing call the city and file a complaint. I did, and they are sending an investigator. If we don't push back we won't be able to live anywhere.

Negative experience: These properties are roach infested, non-responsive, slumlords. Anything more because there is more? 18th n Dst all of their units are bad.

Negative experience: I was a tenant with Kabredlo's from about 2017 to 2020 and all of the sudden NEARLY 5 years later, they have the audacity to say that I owe them money and had sent it to collections. This was the FIRST time that they ever reached out to me about it. They never sent me anything, never emailed, never called. They are the absolute worst and scummiest company. AVOID AT ALL COSTS!! Their 20th and J street apartments were infested with roaches and they never did a damn thing about it even after nearly a dozen calls to report it. Based on some recent reviews it looks like it's not the only building of theirs to be infested with roaches. This company does not care about their tenants lives or safety.

Negative experience: Since I have lived there the past 3 years we have had 6 different property managers and the last one they had they fired her after 3 months they made a promise to not charge me 100$ for the last months rent since I was moving out and then all of a sudden nobody knew what I was talking about would second guess about renting and the building I was living had a huge crack going down the side of the building where it was pushing tenant’s windows out but they have done nothing to fix or repair it

Negative experience: Slum lords. Their property of 1810 E st had had roaches the 2 years I've been here. Now every apartment has bed bugs. They do not maintain the property. I've had 2 leaks in the bathroom. 1st was an emergency call. Guy said it was a leaky pipe and he would fix it within the week. About 1.5 weeks later it happens again...apparently it wasn't a pipe but the people above ne misusing the toilet. However. Had the maintemce guy ACTUALLY GONE UP THERE TO Fix it(because he said the pipe would be fixed from the upstairs) he would have discovered the REAL issue. They did not dry the water from the ceiling. So it is just moist and collecting mold. Also, in the summer there is bat shit in the stairs well. I told one guy and he said he doesn't know what they can do about that..maybe find the hole where they are coming in from. Paying 850 for slum. Also, the elevator has not been inspected since 2018. Real safe. Don't rent.

Positive experience: I would like to take a moment and express my gratitude with the assistance of the current property manager at Georgetown Apts (Britnie). Since she has taken over, there were a Few details that needed completed from the last property manager Since I moved in. She has made it a point to “clean house“ and has shown this tenant the attention and has gotten to know me on a professional yet Personal basis.

Negative experience: 1/08 update: my carpet pad was removed and replaced. I had to argue and be persistent for hours after the drain backed. I was not provided dehumidifiers to dry out the affected area. I am now no longer just looking at a loss of furniture and clothing from mold in a back closet, I am looking at eviction. Finding legal representation to ensure that there is accountability to the contract signed is proving challenging, but I am not giving up. This is absurd. Update: this is the 3rd review I have left. If I could put no stars, I would. I have been here since Dec of 2018. We have stayed, only because moving in this town is not always easy to find a new place. Kabredlos knows that a good portion of their renters can’t go anywhere. They will treat you like 2nd class citizens. This is the first 2 days of 2025 and I have heard that “I am sorry” for the last time. My neighbors and I who live on the basement level have had our drains backing up since 9:30/10:00 pm on the prior of me writing this out. The staff priority is them. Mike Olderbok, you should not be allowed to run a property maintenance company. You are lucky that this is a capitalistic society (I wouldn’t have it any other way) but your failure to keep an emergency staff on duty or a choice plumber available for holiday leave is disgusting. I will not be renting or saying anything pleasant about this company.

Negative experience: Be very careful when renting a home with kabredelos. Properties are not inspected/maintained when one resident is moving out and another is moving in. Health risks associated with the homes are not disclosed prior to signing lease. Some property managers are very difficult to communicate with and very high level/high risk situations are not taken seriously. I would highly recommend to do your due diligence in documenting EVERYTHING about the home prior to move in, and keeping detailed records/photos of issues that arise during tenancy.

Negative experience: Absolutely one of the worst most unprofessional places and maintenance staff I’ve ever encountered or dealt with if you want to be hit with exorbitant fees for absolutely no reason no further if you like cockroaches, water leaks backed up toilets look no further this place is a dump The maintenance and staff are rude and unprofessional

Negative experience: Everything I've heard about this company leads me to think that they're slum lords who overcharge on rent for their apartments and only get repairs done when threatening to withhold rent. No rental management should be charging $800+ for a 1 bedroom or a studio. At all. Also: it's highly concerning hearing about how many maintenance workers and landlords this company has been through. No structure, no honesty....just corporate greed. Do us a favor and sell the properties to a company that will actually make it affordable to live in and will take tenant concerns seriously.

Negative experience: I’ve been living at the Villa Tierra kabredlos property for 3 months now. Between building maintenance, electrical issues, and cockroach infestations it’s been a nightmare. For the amount this place charges I am very disappointed, and strongly regret choosing to live here.

Negative experience: This is a shady business. I told them from the beginning I would not move until August 20th but agreed to an August 14 move-in date. My application was approved with this date. Then they put pressure on me to wire a deposit to hold the townhouse I wanted. I wired them the $800 and then they told me the move-in date had to be August 1. I told them if they would not honor our agreement | would need my deposit back (as per Nebraska state law). I did eventually get my money back. But this company is extremely unprofessional and, honestly, unethical. Do not rent from them!

Negative experience: DO NOT rent from this company. suffered nausea for months due to weed neighbors and minor gas leak that I was told by maitenance "wasn't a gas leak" but maybe just "mildew". multiple incidences of leaking roof, yelling neighbors, massive buy-out fee. also, maintenance took forever (if at all) to fix more simple projects like garbage disposal or lose hinge on cupboard. All of this was not worth the "cheaper" rent.

Negative experience: I have never had a worse renting experience, there was no communication whenever we experienced problems with blinds appliances, outside cameras not working, and non working exterior doors. After attempting to move out we were charged for these issues that were clear and noted when moving in. Bob Stark is extremally two faced he will say that he has your best interest in mind and that they will charge what is fair but in reality he is there to nickel and dime every Kabredlos tenant. Please do not rent here you would be better off in a halfway home or under an overpass. Could not leave review on website do not trust website testimonials.

Negative experience: It’s a clear sign of negligence when the only reviews responded to are the good ones. I’ve lived here for almost two years. The first year was great and flawless. So much so we decided to renew our lease and upgrade to one of their townhomes in Southwood Village. We were rushed out of our apartment due to them already leasing them out to a company doing telecommunications and needed housing for their guys that were staying in a hotel. Which I’m quite sure is illegal. So I was rushed out of my apartment 4 days prior to my date to be out. And on top of that my wife was harassed by one of the maintenance men while moving our stuff out. Telling her we really needed to be out already because they had lots of work to do. But we still had days to be done. We move in to our town house and roaches were smashed in the smalls then painted over. Some weren’t even painted over. No towel racks in bathrooms. And the front door frame was cracked from what looks being kicked in. It took six months for the towel rack. Door is still not repaired. These people and this owner get by on squeezing out the poor and little guys. They maximize their profits, but seem to care little about their tenants, and their health and safety. They’ve been redoing the landscape and outside of buildings here. But can’t seem to get any work inside done. I’ve been told it’s because they don’t have enough workers or because the workers they do have aren’t good enough. They give notice to enter in 24 hours to spray for bugs and then don’t show up or show up the next day or two later. They’ve entered my garage on multiple occasions when only informing me once, moved all my belongings and kinda trashed it to run their new electrical wires. Then left my garage unlocked and disconnected from its track for unknown amount of time. There’s always an excuse to every problem I’ve ever had and no accountability. Save yourself the headache and spend a few hundred more dollars to live any where but a Kabredlos property. I heard the horror stories before we moved in and gave it a shot. My family and I wish we hadn’t.

Bob is an awesome landlord, easy to speak with, and always available as needed. The apartment itself has always been a great looking apartment. I highly recommend if you love living basically downtown, yet away from most of the traffic noise; a landlord who will always answer quickly; and the convenience of a convenience store with a McDonald's with delicious burgers and fries within a 2 minute walk.

Negative experience: Their properties are over-valued. I have lived in other properties in Lincoln where I am paying less and getting more for my money. The Laundry equipment has been faulty for months. Their electrical installations are outdated, as their internet connectivity. These are not cheap apartments, I would not recommend not getting an apartment with this company.

Fantastic experience: Bob is the BEST! He went above and beyond for us when we were moving. The maintenance staff are so friendly and respond as fast as they can. Kabredlos is also very welcoming to pets, which is not very common in rentals. This is my 4th time resigning a lease with them.

Negative experience: This is from my property that I’m living at now. 2010 s. 12th street. DO NOT RENT FROM KABRELODS! they don’t take care of their properties. My daughters dad and I went on a walk, came back and he fell threw a stair on their worthless property they don’t maintain. He also pulled a muscle in his hip! If it would of been me they would of had hella a lot more problems since I’m pregnant and they are already kicking us out! With paying rent on time and keeping our bills up!!

Positive experience: So first off, this appartment is tiny. If ya dont mind living in a tiny place surrounded by loud obnoxious dogs, here it is. The maintenance guy will talk your ear off about things you could care less about. It's dirty most of the time. My neighbors complained about their lives ever time I left my apartment. My hallway smelt of urine and cigarettes. The manager was nice to my face, then jerked me around on my safety deposit. Up side? Its walking distance to just about everything, and the park next door is beautiful.

Negative experience: I rented from these people two times! First time was a good experience. That was before they sold there store's and bought up a bunch of rentals properties! The second time I rented I to break the lease early. The lease said if for some reason I had to break it give 30 days written notice. I did that and I called Mike Jr and he gave me permission to break the lease. 6 months later they came back and suide me. My mistake is I didn't save a copy of the lease of letter so I had no choice but to pay em! This place is a joke to rent from! It's nothing like it used to be. Like I said first experience was great. Second experience sucked. They need to go back to there old ways of caring about the people!

Negative experience: I was extremely disapointed to see the gouging bill when I moved out of Parkwild Apartment in Council Bluffs. My apartment was always the cleanest, the manager himself mentioned this several times, I was shocked to get a $1000 bill for things that they are supposed to do anyway to get their apartment ready for the next renter. In addition the bill came with a treat of garbishment if not paid within 14 days. Really?? After I have never missed a single payment within 2.5 years? Felt like a wreap off

Always helped me when i needed, i had a few issues go on during me living in my apartment, but he would always get right to them an was very respectful an fixed them right away! Very professional and i am impressed with how i was treated during my lease. Thank you so much for everything!

Negative experience: Was at the Willow's. Em and Mi (two of the managers we had in our time there) were very rude and not the nicest. The lines in the parking lot were faded and never repainted. The maintenance crew was good though. Do not recommend it.

Negative experience: I moved in in Oct 2020 and I have asked them monthly to replace the flickering lights on the stairwells no it's June 2021 and they haven't been fixed. So don't move in here. Other Problems haven't been repaired yet either.

Fantastic experience: Relocating back to Lincoln next year and called today and spoke with Logan. He was SO KIND and knowledgeable about the different Kabredlo's properties, as well as different rate/fee questions I had regarding pets. He was so professional yet very easy to converse with!!! This company will likely be my main focus when looking for my future rental, because out of the 10+ properties I spoke with today, he was by far the BEST!!! P.S... I am obsessed with the castle house.. still after 15 years... :)

Fantastic experience: I moved here within the past few years and it's more of a country and city mix. There is enough piece and quiet as well as great neighbors within this Kabredlo community. The resources are easily accessible within the town and community and the urban/city is not too far. There is a lake in within walking/running distance where you can enjoy a nice walk with the nature and waterfowl. There are also a mixture of wildlife and deer that enjoy the forest/tree area around this part. Management is wonderful and we have had an exceptional experience. Would definitely recommend to all types of age and social groups as there is a mixture of all here. Very safe, cozy, and comfortable living here!

Fantastic experience: I normally stay to my self but villa Tierra for the most part is friendly, Accommodating and reasonably for all Situation. They understand the tenants needs, the down side is, building needs a little work. As a traveling man and making Lincoln my home, kaberedlos is not a bad start. Rent is cheap and a luxury fit for my needs. Everything else I can figure out. Kudos for all management towards Villa Tierra!
