Negative experience: Following Power Property Management’s takeover of our building, we encountered ongoing compliance issues as well as a lack of timely or meaningful response to repeated concerns. These conditions have continued rather than improved. As a result, we encourage other tenants—particularly those renting in Los Angeles or West Hollywood—to be proactive in protecting themselves. Contacting the Coalition for Economic Survival (CES), a free tenant-advocacy organization, can be a helpful step in understanding rights and options. Tenants may also benefit from coordinating with others in their building, keeping shared documentation, and exploring collective approaches such as forming a tenant association when necessary - especially with Weho Rent Stabilization Department. Being informed, organized, and supported by tenant resources is critical when navigating tenancy under property management.
Negative experience: I’ve had a very frustrating experience with Power Prop as a property management company. We’ve dealt with repeated habitability issues, including a heater that fails repeatedly and a back door that will not close or seal properly. During winter conditions, these are serious health and safety concerns. When these issues arose over the holidays, there was no functional after-hours emergency support available. We were told the office was closinf af 5pm that there was “nothing that could be done,” despite the issues involving heat and security. When I asked what I should do, their employee Jean Rose was rude and unsympathetic. I called back to follow up at 4:59 pm was sent to voicemail. This was involving our door not being able to close at all, which should be considered an emergency. A property management company should have reliable emergency protocols in place, especially for essential services like heating and secure doors. The lack of responsiveness and reliance on temporary or ineffective fixes has been disappointing and stressful. My landlord thankfully stepped in and was able to get us help. Based on our experience, I would strongly encourage renters to ask detailed questions about emergency maintenance procedures and response times before leasing through Power Prop. Additionally, our landlord has had to hep us with every request. So I feel bad he’s paying for nothing with them. EDIT: below you can see that the power property management said to contact them. However, this is not possible as I mentioned in my review. Their emergency line leads to an off shore place that told me he can't do anything but escalate, despite us both acknowledging a door that leads to the outside of the house being completely broken is an emergency, as it poses a serious safety hazard. Power prop - if you are reading this, please contact me. We have tried to contact you.
Fantastic experience: I had a small issue after the rain, part of a tree that faces my balcony broke off and was leaning into my balcony. I contacted Power Property through the maintenance portal on Christmas and they took care of the issue very quickly. David Diaz sent a landscaper who took care of the issue. I appreciated the quick resolution by David Diaz and also him following up and making sure that my issue was resolved.
Negative experience: I originally left a good review for David, he has been really helpful. Then upon move out, when I kindly asked 6 times to Aminta Portillo to get my deposit back via electronic payment or collect a check since my new address is not setup yet; they completely stop communicating. I don't understand why they need to make the process so difficult
Negative experience: I had a great experience working with Clara. The Power team does a good job of promptly sending people out for repair work, as well. However, we've had a pretty rough experience trying to work with them on a reimbursement for an unfair utility charge that was made to our property. We've reached out countless times to discuss a fair resolution for this particular issue, and we've received no response whatsoever. Unprofessional and frustrating.

Negative experience: HUGE WASTE OF TIME! Contact them to get a tour of a unit I was interested in. I called made an appointment they booked the wrong unit to be viewed I called back to get corrected, the rep texted to see if any questions I have two very simple questions if the building was rent controlled and when the unit was last updated. The rep kept saying the building wasn't rent controlled I had to look up on zillow to see when the building was built because I ask they didn't have an answer for me. (in my city if a building was build before 1978 the building has to be rent controlled.) Eventually we got to the right answer it is in fact rent controlled. and the 2nd question when was the unit last remodeled no one had an answer for me. TODAY is the day of the tour, the agent was over 15 mins late, I get to the building he doesn't even know what unit he is showing me not only that but we find out he doesn't have the KEYS to the unit to even give me a tour! This has been a run around trying to deal with this company. HUGE WASTE OF TIME DO NOT RENT FORM THEM! if this is how they run just a tour I cant even imagine what renting from them is like. (after looking into them they have a horrible reviews on yelp please everyone look at the reviews)

Fantastic experience: People always complain about property management companies, but I can’t say enough good things about power property management. I have lived in my building for 12 years and in the first few years it was kind of a nightmare trying to get things done without a lot of resistance. With power property, they get right on everything we need here a lot of emergencies, plumbing, leaks, electrical issues, garbage, disposal, my dishwasher, draining clogged pipes and snaking the drains. Also, they’ve dealt with leaks from the rain With great success. I’m very impressed and truly grateful. Jessica Morrillo is my point person and Jenna has been great as well. Whenever I have a maintenance request it Immediately and efficiently. This is the glorious result of renting - as Homeowners do not have this luxury. Sure, they build equity butI’m very happy I don’t have to deal with their hassles and expenses.

Negative experience: If I could give this company 0 stars, I would. I moved into my apartment in and immediately experiences serious issues due to the management's negligence. At move in, I found out was not given the actual key to my apartment. Because of this I had to hire a locksmith and pay out of pocket to change the lock just to access my unit. When I reported the problem management tried to tie me to a report of a tenant who had supposedly locked their keys inside and ended up calling their own locksmith. This makes no sense as I was never given the correct key in the first place and was never provided the emergency number that the unnamed tenant used, even though management knew I was moving in on a weekend. I have explained this repeatedly asking for clarification. My last two attempts at talking to the supervisor were ignored, specifically I requested all details of the report being used against me. This situation has cost me money, time, and unnecessary stress and management continues to ignore the proof, fail to respond, and refuses to take accountability for their mistakes!

Just yesterday they took care of my bathroom, and today they returned for plastering and painting—both jobs were handled quickly, neatly, and with great care. Negative experience: ⭐☆☆☆☆ I never even got the chance to view the property because of how I was treated. When I reached out, the property manager, Jamie, told me that with my credit score of 675, my family would “probably end up in dangerous parts of South Los Angeles.” That comment was not only offensive, it was discriminatory and incredibly hurtful. I came to find a safe home for my family, not to be judged or stereotyped. To be denied even the opportunity to see a property simply because of a credit score — and to have it tied to such a degrading remark — was humiliating. No one deserves to be spoken to this way when searching for housing. If this is how Jamie treats prospective tenants, I can only imagine how current tenants are treated. I walked away feeling disrespected, insulted, and discriminated against. I would strongly caution anyone considering this property manager. ⸻ Do you want me to make this slightly shorter and punchier (so it hits harder in a quick read), or keep it detailed for maximum context?
Positive experience: I've been a tenant with them for 18 years now, so I've definitely experienced some ups and downs with them. They've gotten considerably better in recent years in terms of maintenance support and overall support to tenants. I have some nightmare stories of years past, but hopefully they stay in the past. Good job on the company for turning things around. Hoping it stays how it currently is.

Fantastic experience: Was gone all day, came back my apartment kitchen sink was filled with yucky water and the pipes leaked and my whole kitchen was filled with water. Called the emergency number thank you Angelika Diaz for answering, get the plumber to come out late at night !! had the issue fixed all within two hours at 11:00 PM !! Great communication, the issue was resolved in 30 minutes! Thanks Angelika 10/10 property management really appreciated it.

Negative experience: This company is actually the worst. They bought my apartment a couple weeks ago and it’s been a nightmare since. They don’t respond in a timely fashion to maintenance requests and they haven’t paid for the trash so our dumpster is sitting full. Some other tenants and I complained about this and my neighbors saw that they just sent some guys to take a few bags off the top to make more room. of course, it filled up again in a couple days. they sent the guys back again to take a couple bags off the top. ARE YOU KIDDING? that is so ridiculous. you’ve got tenants paying thousands a month to live in your properties, you’re telling me you guys can’t afford to pay for proper trash services? what an absolute clown show. I understand you guys just see us as dollar signs but these are people’s homes. Everyone who is a part of this should be ashamed of themselves.
Fantastic experience: PPM took over for my apartment's previous management and wow what a difference. Clara was very helpful in making sure my maintenance request was taken care of. The day after I put in the request about a broken garage door, it was fixed the next day!
Negative experience: This company does not care about anything, I’ve literally had nothing but horrible experiences with them so far. If I could give them zero stars, I would. They dodged any serious questions and play dumb. Any scheduled phone calls they do not answer. They take weeks to reply to emails. They let us know a day prior that our online payment system is down and that we would all have to pay through checks. I’ve dropped off checks multiple days before rent is even due and after the first of the month, I’m getting texts and emails saying that my rent is late, literally unacceptable. I’ve gone to their location to drop off checks multiple times and they take 5 to 7 minutes just to open the door because there’s no one ever at the front desk and they’re always rushing to get you out the door when their entire office is empty yet you hear an entire group in the back talking and laughing. My roommates and I are good tenants. We take care of our property, pay rent on time. We do not dodge any questions, we’re excellent communication but this has simply been our disappointing experiences with Power Property Management. I nothing positive to say about them.

Fantastic experience: We’ve been living in the same place managed by Power Property Management for nearly 20 years,. Overall, it’s been a stable and positive experience, and I truly appreciate the consistency over the years. My only long-standing concern is not being permitted to install an A/C unit, which would significantly improve comfort during the warmer months. Aside from that, I’ve been grateful to call this place home for so long. Thank you!

Positive experience: Lorena Arellano is absolutely amazing! I'm so grateful she was there to assist me with my inquiry. From the very beginning, she was kind, attentive, and incredibly knowledgeable which highlights her skill sets as her expertise truly shows. I had been struggling with this issue for quite some time, and thanks to Lorena (and the support of the office), it was finally resolved. Her presence made me feel genuinely cared for as a tenant and because of her, I had a truly positive experience. Thank you Lorena, you're the best!

Negative experience: Power Property is by far the worst management company I’ve ever dealt with. They don’t care about their tenants at all — only about collecting rent. Maintenance issues go ignored for weeks or months, and the living conditions are unacceptable. The buildings are run-down, dirty, and unsafe. I’ve been harassed and even attacked by other tenants, and management did absolutely nothing to help. Instead of protecting their residents, they turn a blind eye. There’s clear discrimination and racism in how they treat tenants, and it’s disgusting. They also knowingly house people who are living in the units illegally, and when concerns are brought up, they ignore them completely. It’s clear they have no standards when it comes to who lives there, as long as they get paid. Power Property is unprofessional, careless, and harmful to the community. If you value your safety, health, and dignity — avoid them at all costs.

Negative experience: They rented me an apartment knowing that there was an electricity issue. I was paying for the upstairs electricity bill for about a year, which was over $200 every month. Normally, my electric bill was less than $50. I reached out to the management company for help multiple times, they sent an "electrician" to review the issue, after a couple of times coming out the electrician said there was nothing wrong. He was extremely rude to me and responded to me in a degrading manner saying there was nothing they could do. I showed proof to the management company that there was an issue. Still denied to help me. After a year long battle, Edison confirmed that there was indeed a cross wire issue. I reached out to Power Property Management for reimbursement of the $2,000+ I over paid in electricity, plus additional reimbursement for my time spent and time lost at work trying to resolve this problem. They constantly would ignore me, avoid my emails or keep giving me the run around to avoid paying me. I then hired a lawyer to file a law suit since payment was not being made. Till then they paid the over payment. I had asked for additional reimbursement given that they were aware of issue prior to my move in. They neglected to pay as they said it was not their fault but Edison. However, Edison confirmed that this was not cause by then but the management company. They are good a fixing small maintenance issues, but they'll only put a bandaid on the issue. So be prepared to call them multiple times for the same issue.
Fantastic experience: On 4/13/25, due to a leak in the unit above mine, my bathroom and bedroom were flooded. David Diaz from Power Property Management followed up on my maintenance request on a timely manner and scheduled the necessary repairs. He coordinated everything and kept me informed throughout the process. He reached out to me to make sure that the vendors completed the work well. I am impressed by David’s professionalism and empathy.

Fantastic experience: I never thought I’d use these words to describe a major property management company: inordinately compassionate! The personalized attention they gave to me after the Palisades fire went far beyond everyday kindness — it was heartwarming.
Negative experience: Company has resolved some maintenance issues but deliberately opaque when it comes to addressing tenant issues and conveying the true hierarchy of leadership such as who owns, much less manages the building in which I reside. Very much a shell game for matters that fall outside of routine maintenance requests. Thomas K at Power Property Management along with his sidekick Stacey P could use a crash course in customer service. Both are evasive and unwilling to facilitate open communication between tenant and owner. Willing to amend review if they expediently resolve the noise and security issues but so far I’m not convinced. Edit: I have never seen a less competent manager than Tom at Power Property. Rent increase amid ever waning “amenities” and any features to make this place safe, clean or habitable. It’s quite audacious to allow a weirdo drug addict to move in upstairs from me and terrorize the residents here but it’s another thing altogether to take zero responsibility for noise, faulty electrical and fan in his bathroom, and cig and weed smoke wafting into my apartment from his through the vent. In his arrogance, instead of addressing any of the issues here, he only insisted that I call him Thomas instead of Tom. I will call him Thomas when he earns the money for a job he’s clearly overpaid to do. Imagine being SO bad at your job that you think a year’s worth of complaints are simply made up so that frustrated tenants can just talk to you instead of sleeping or working or simply enjoying their home that you raised the rent on right after the wildfires. Also, so many fake “5 star reviews” on here. they all sound eerily similar as though written by the same one or two folks.

Negative experience: EXTREMELY disrespectful service. I spoke to a Cynthia who was very rude and unprofessional. After I asked her to please not yell she replied “I’m not yelling” And hung up in my face. Unfortunately this is how they treat their tenants. It saddens me that at a time right now in Los Angeles where the world is on fire here and our friends and family are experiencing great loss we still can’t even get shown common decency.

Fantastic experience: Since Power Property Management (PPM) started managing my lease, I’ve found that turnaround time for maintenance requests has dramatically improved. Filing a request via the app is very easy, and oftentimes I hear back from their staff within an hour to acknowledge the request. If the vendor or technician that will perform the service does not reach out to me within 1 business day, PPM staff checks in with me and initiates follow-up with the vendor. I’ve had great experience with Angelika Diaz in particular, who has been on top of several maintenance requests I’ve filed with PPM in the past year.
