Statewide Enterprises is a full-service property management company that was originally founded in 1990. Since our founding, we have provided property management services to local residents and property owners in Southern California.
Our team serves the Los Angeles area, including Koreatown, Westlake, Mid-Wilshire, Hollywood and the San Fernando Valley. We focus on providing quality services to local residents and property owners.

Positive experience: I lived here for two years, and like any place, there were a few mishaps along the way. There were a couple instances where the water or power was temporarily out, but the landlord addressed the issues and was communicative whenever possible. Overall, this was a really great place to live, especially for my first time moving out on my own. I had great neighbors, a responsive landlord, and the apartment itself was beautiful and pretty spacious. The only downside for me was the lack of parking, but aside from that, I really don’t have anything negative to say. It was a positive experience overall.

Fantastic experience: Reina at Alex Court Apartments is without a doubt the best property manager I have ever had. I moved from across the country and she assisted me / advocated for me every step of the way! Not only did she maintain extensive communication with both me and management to secure my lease and ensure a smooth move-in, but upon arrival she took time out of her day to personally speak with me in regards to all things apartment complex and LA. She never ceased to emphasize that if I have any questions or need ANYTHING she was there for me. I can truly say I chose Alex Court because of her.

Negative experience: ‼️‼️‼️I Never recommend this management. I live in the old building since 2014 . I always pay for rent on time and follow agreement rules . But State Wide Enterprises absolutely doesn't care about your living conditions. ‼️-I was married , but management refused me to live with my own husband ! ‼️- The carpet on my apartment more than 20 years . When I move in they didn't change it . I request to change it, I got allergy because very old dirty carpet , so they refused again . ‼️- the raccoon came inside my living room because the balcony door was open . I asked to management to install screen door because all my neighbors have it ,so management refused. State wide enterprises absolutely doesn't care about your safety , your health and your important needs !!!
Fantastic experience: I asked if my ceiling fan could be tightened and I received a new fan. Its really nice! I love it! (This post was frim a while ago), not sure if this ever went thru Statewide is always on top of it. Any maintenance requests, questions, etc, I ever have. They help me right away with everything I had a plumbing issue yesterday, and it was fixed in no time

Fantastic experience: Renting from them was great, the on-site management made everything seamless and easy. The manager Alyssa for The Union at Winona is so sweet and responsive. Eleazar who does the maintenance is always quick to take care of things - I never had to worry. The building was well kept overall. At the time when I rented, pricing for rent and the security deposit was very fair for the area. I am so glad I was able to rent from them.

Fantastic experience: I’ve been living here for 21 years and I have to say that Jason Gomez is the best manager ever!!! He has the most amazing work ethic. Starting from posting our tenants rights, fumigation sign ups etc. I see Jason cleaning up the palm trees that fall in front of our beautiful clean building. The area in the back of our building is always immaculate. Even around our trash bins!? Don’t get me started on our BEAUTIFUL Christmas decorations, which honestly is not my favorite holiday but this guy decorated our lobby so lovely and classy that my grinch heart started to beat. Every time I would walk in th lobby from a hard days work, I can smell the cedar scent and beautiful lights and it just made me happy♥️. Thank you Statewide for bringing an amazing manager.

It is gorgeous, poetic and feels like you’re in Paris except the apartments are beautiful and huge! The light streaming from the huge windows to the gleaming polished concrete floors is enough to make the few negatives like no parking melt away!

Fantastic experience: Just got my keys today so this review is exclusively for my pre-move in experience and it’s been a positive experience thus far! When I reached out to view the unit, they were very responsive - almost over communicative, ensuring I would arrive at my viewing and who I should communicate with. Application process was a breeze - everything is digital which I appreciate! There was some miscommunication around my move in date and after speaking to a few people, we got that clarified right away! Isaac was very helpful in the end to end process, I’m very grateful to him. Cristina helped me get settled with keys and she was very kind and personable! Overall, I’m so very pleased with my experience this far and I hope my living experience will be the same!

Fantastic experience: After 2 years of living here, I’m moving out so I can live closer to my work. The property manager Timea is awesome and very responsive. The building maintenance always responds to requests in a timely manner and does a great job. Love the pool area (except when people are loudly talking on their cell phones or smoking). The laundry facility can get busy with only 5 washers and dryers. I found it easier to do my laundry during the week in the evening as the weekends are very busy. All in all, it’s a nice place to live but the surrounding area has a lot of homeless (due to the Metro bus line directly in front of the complex) and crime which always had me on edge. I look forward to moving to an area where I feel safe to walk around the neighborhood.

Negative experience: I've been a tenant at this apartment complex for 8 yrs and I might say this has been the dirtiest I've ever seen this property. Trees are over grown, unfortunately one particular tree is in front of our bedroom window and there's no air coming through, the gardener blows the parking lot once in a while now, the trash can area is always messy with trash bags and items outside trash cans, the plants on the side of the patios are drooping due to lack of water and dry leaves, only the front patio plants and bushes get watered. Additionally, the walkways are so filthy from tenants spilling drink's, candy, and you name it it's on the floor. They are STICKY now. My husband asked the manager if they can be cleaned and he was told that the new property management company does not allow to miss use the water. The water wouldn't be miss used as it serves to better the appearance of the complex. Lastly, the gym stinks and it's used as storage for construction materials and other items. I'm not sure why we need three refrigerators in that small space. The three exercise machines are dated and they don't work properly. I'm hopeful that you will be look into this.

Negative experience: just the worst. sent my lease over a week after property manager told me they would, then threatened to terminate my application and lease if all lessees AND co-signers hadn’t signed within 24 hours. This sudden time limit blindsided my co-signers and I, and the company would not accept a time extension despite their ridiculously late sending of the lease. Calling the company put me through an endless loop of bureaucrats who were either too uninformed, ignorant, or hungry to help me (I was redirected several times to employees who were seemingly permanently on their lunch break). Despite Statewide’s efforts, we now live in a Statewide property, which is adequate but, like every other rental property in the 21st century, predatorialy overpriced. Our property manager is kind and on her own volition and budget encourages neighborly activities. Without her and a helpful crew of maintenance workers, Statewide’s would surely allow our building to become a pit like I’ve heard of its other properties.

I’am so grateful for having me here for 15 years. I’am moving out after 15 years because the only reason is the parking spot. I’am driving now and sometimes i work night shifts and dayshifts and I want to have my own parking spot when i get home because, I was really tired and hungry. That’s the only reason why i decided to move out. Other than that no reason to move out from Statewide, coz, I really like the “ Free utilities” Including gas and electric are all free! If i need a maintenance they come really quick! Negative experience: De Soto Ave: so many issues in this building I don’t know where to start. I gave a ***** in the original review when I had just moved in. 2-3 months later that’s down to *. The water coming out of the pipes isn’t clear. I have not had a proper night sleep during for months. From neighbors gathering around where others are sleeping and then leaving their empty cans in the stairways, to baby crying for up to five hours nightly, to AC breaking in the current triple a digit heat and inside temps of 90s day after day, my personal experience has been a nightmare. I reported the problem on Wednesday, now Friday afternoon they tell me they just created a purchase order for new unit NOW. It’s not going to get delivered until Monday. The temporary portable AC / fan they have provided since Wednesday keeps going off as it overheats. I am over 65 with health issues and have to endure the hardship until some time Monday. None of this is a safe, healthy or livable way to live. I checked in a hotel. Once again I have to pack up my life and move.

Nevertheless we provided you with multiple portable air conditioners as we scheduled the replacement of your air conditioner. We apologize that you are going through this, but we are trying our best to assist you.
Positive experience: Overall, Statewide Enterprises is just okay. My biggest frustration is how inflexible they are—even with long-term, reliable tenants. Every request I’ve made that would improve quality of life for myself and future tenants (such as AC installation or EV charging) has been denied without meaningful explanation or alternatives. To be fair, maintenance is usually timely and effective at this location, pest control has been consistent, and our shared spaces are cleanly. Rent prices are also competitive compared to the area. That said, if you’re looking for a landlord that works with you or makes accommodations to support your livelihood, this may not be the best fit.

Positive experience: I normally don't take time to leave reviews but Statewide sent an email requesting a google review so here it is. RE: 3835 W. 8th Street (Arwyn Manor) Lived here since March 2020 Pros: Great studio layout on top floor of building. Due to my cleanliness and interior design etiquette, i've actually made this unit super cute, and very comfortable. Price. You can't beat the price in the rental market right now, and live alone for that price. Cons: this is a longer list. - Elevator breaks down weekly if not a couple times a week, and although usually temporarily fixed quickly (not on weekends), it has never permanently been fixed in the the five years I've been here (and i've heard it's been much longer than that). -Landlord 5 years ago was great, very attentive and available. Most recently in the last few years though, you barely hear from the landlord who lives in the building, slow to respond and tenants never get warning for things that we should be notified for. (i.e. water shut off, elevator repair) *** update as of Aug 2025 we have a new permanent landlord that already seems to be more aware and attentive to fixing things so hoping for the best. Thank you Manuel. -Maintenance is only available on Tuesdays. That is one day out of five business days you will get anything repaired or fixed, unless it is an emergency. One day a week does not cut it. Same for the cleaning. It is done once a week, but with lobby garbages, spills, foot traffic - it should be done at least twice. -There are plumbing issues monthly and water is frequently shut off -All around cleanliness of the building is very mediocre. The exterior courtyard could be updated and landscaped (no dirt and mud). The lobby is quite dated and could use a facelift. The mailboxes are broken into at least once a month and also need to be completely restored. -During heavy rain this past year, there were some brutal leaks from the roof. I was thankful one was over my tub, and the other in the closet was in the middle and not over my clothes, so I could put a pail down. The roof was finally fixed after two separate incidents, but they don't seem to care to come back and fix the ceiling from the inside other than sealing the crack - but now it's been left for months unpainted so it's unfinished. Again, I love my unit, my neighors and the building itself from the outside - brick has a lot of character. It's no surprise that a corporation of Statewide's size, they let a lot go - but things need to be updated. Living on a 6th Floor of a building with a large dog, or a short term disability is unbearable when the elevator doesn't work. There are some older people here I feel very terrible for. It's disrespectful and disappointing to say the least. Management is on you in hours if you have an outstanding balance (for air conditioning units for instance) - yet when you ask them to fix or repair something, you could wait over a week and in the cases i've stated above, years

Fantastic experience: The Otsego was the best! My Roomate and I were in a hurry to find a place and Josh was super consistent and helpful through the process. We spent one year at the Otsego and everything from rent payment, utilities, maintenance, etc was super easy to navigate. The building is super cool and clean with a lovely gym and private parking. Negative experience: My car was stolen from the gated garage in my building. The management supervisor promised they would check the cameras that are pointing directly at my car from 30 feet away. It's been over a year and I'm still waiting. Besides that, corners are cut at every opportunity. For instance, the paint in my apartment is so cheap that there are flakes all over the place. And that's just the beginning.

Negative experience: There is so much to say Especially the rental policy is terrible There are prepayments and compulsory insistence. Parking seemed available in the ad When I contacted the manager DIANA also emphasized that parking was available. And he even said it was an extra 100 dollars and I agreed. Then when we started the process, I first paid $50 for the inspection and after approval I paid a deposit of $1595 + tax ($1664) for the house...! (this process took 5-6 days and I still know that I have a parking lot) And just 15 to 20 minutes after I paid 1664 dollars. The manager Diana told me by sms that there is no parking ... and if you want you can cancel the rental but the deposit will be burned . After paying 50 + 1664 dollars in total and while the procedures took 4-5 days, it was never mentioned that there was no parking. This is very cruel and I was cheated. Nothing I was told has been fulfilled I sent a message to the manager on Friday And now it's Monday and I haven't been answered for 4 days. It is not possible to reach the manager and explain my problem. I am very much victimized There were much better houses at this price, but I realized this late because it was my first experience renting a house.

Fantastic experience: Carlos, the manager has been very kind and attentive to my needs here in my apartment. He just got the maintenance man to find a small piece of plastic that was making my garbage disposal grind. There still is that on-going issue with my neighbor upstairs and his water leaking issues with disturbing his calking, and water on his floor. And there is the hard to control roach problem throughout many of the units here. Statewide needs to hire a better exterminator company that actually works.

Fantastic experience: I have rented from Statewide Enterprises, Inc. since Dec. 1, 2013 so almost 12 years. Overall when there is a maintenance problem, our onsite manager makes sure whatever the situation, she does her best to resolve the problem. If it is an emergency, Statewide has a phone number to call during off hours and if its a normal maintenance situation they do their best to fix the problem as soon as possible. When the onsite manager is not capable to resolve certain situations, then you can contact Statewide directly which I have a few times, and they will respond back normally on the same day or within 24 hours. I am pleased to say they have worked with me to assist me to a satisfactory conclusion and thus why after almost 12 years living in my apartment I continue living here knowing Statewide Enterprises, Inc. will listen to their tenants and work with their tenants in the event it is more than the onside manager is authorized to do. Positive experience: The best thing about Statewide is the maintenance workers and, of course, the manager, Krystal Willis. In the thousand years that I have been alive, since the Stone Age actually, I've been an apartment dweller. Krystal is by far the most professional yet polite, compassionate and articulate manager I ever had. She is a true gem who understands how hard it is being working class while attepting to keep up with high prices and an oftentimes unfair economy. Krystal deserves 10 stars!

Fantastic experience: I'm in my second year at a Statewide Enterprises property in Ktown and I absolutely love it! It's a 100 year old building built like a brick (I literally hear no noise from other tenants), beautiful polished concrete floors, classic millwork (crown molding, cabinetry, and boudoir!), and a wonderful location. It's an old building so it has quirks, but it more than makes up for it with amenities and charm. Management has been easy to deal with, unintrusive, and repair / service requests have always been prompty handled. The property manager in particular, Lissett, is accomodating, helpful, and a joy to see around the building. I would absolutely recommend a Statewide Enterlrises property if you're in the market for a new apartment.

Fantastic experience: I love my studio apartment at St Germaine Apts in Koreatown. The building is very well maintained. I have viewed many apartments in the area, however, have yet to see studio units as large or as nicely kept as in my building. While Koreatown is a very busy area, this block is a quiet little oasis. I have lived here for 3 years and the manager Lisette is a big part of what makes living here so great. She is very quick to respond to any issues and she keeps the building so well maintained inside and out, with regular cleaning of the common areas and upkeep of the exterior as well. If I have any issue after business hours (such as when my smoke detector started chirping) Statewide has always resolved things right away - within the hour in most instances! The apartments themselves are spacious with such high ceilings that the space feels very large for a studio.

Negative experience: My apartment was really cute but it 6 roof leaks into my apartment in 5 years. Management will only make temporary fixes and the cheapest possible replacements. Elevator was out of order more than it was working. I would look elsewhere.

Fantastic experience: I lived at The Abbey for two years and enjoyed my stay. Big thanks to Milo and her team who are friendly and very responsive to inquiries and maintenance requests, no matter how small these are. The building is very well-maintained - regular carpet cleaning the entire year, the hallways always smell fresh and the common areas are always clean. The atmosphere feels light when you enter the building. However, because we are on a very busy street, you can hear the occasional emergency trucks, or the revving up of cars, or the screech of fast driving cars when they suddenly brake, especially late at night - but this is not something that the building owner can help with.
