Positive experience: Each person I interact with is knowledgeable, helpful and well trained. LAPMG acts like a bureaucracy with internal processes, procedures and formalities that add cost to service providers and slow interactions. Communication is slow, sparse and incomplete. I feel like I'm in the dark. LAPMG is my only source of information since I live out of state. In some ways LAPMG is superior to my previous property manager, and in some ways not. So, 3 stars. Edit: My assigned property manager reached out to me about my concerns. My property manager is not aware about past approval requests, estimates and the status of repairs. This means I have several points of contact, and no one responsible for followup. We'll see how it goes after we discussed the issues.

Negative experience: For a “property management” group it seems like the last thing they actually want to do is manage properties. Thus far, it has been an ENTIRE WEEK of having NO hot water in my unit, which is a housing violation. Calling to schedule a repair was easy, but actually getting someone to repair the issue was nearly impossible, all they do is provide with updates from the supposed technician that will handle your request. MY “technician” scheduled a window to resolve the repair on Wednesday Feb 25th… and NEVER showed up, and couldn’t even call me with a reschedule. The portal that they suggest tenants use to keep themselves updated as far as any request are concerned STILL has the original request posted a nothing else. I have since resorted to withholding rent and filed a complaint with the city until it’s resolved. This isn’t just a simple “sorry your experience was bad, we will work on it”, it’s Negligent.

After reviewing the issue, we found the delay was caused by a communication error with a third-party vendor that resulted in a missed appointment and lack of updates in the tenant portal. We sincerely apologize for the frustration this caused.

We’re glad to report that the issue has since been resolved and hot water service has been restored. We are also addressing the vendor communication issue internally to help prevent similar situations in the future.

Fantastic experience: We just moved in, but so far our experience with LA Property Management Group has been great. The move-in process was very streamlined and easy to navigate, which made settling in much less stressful. We also submitted a maintenance request on Friday and their team came first thing Monday morning to take care of it. Really appreciate the prompt communication and responsiveness so far.

Negative experience: update: they did take steps to resolve the issue, so I am giving them an additional star. please consider discussing these issues with the landlord and find a better operating agreement, as their cheapness and decision-making becomes a poor reflection on your team even if it is not your fault in large part a shared blame with landlord, but very frustrating when it comes to timely repairs and maintenance. I have had several urgent repairs that take weeks to be completed including a garage door trapping my car and preventing me from getting to work, and now a broken door preventing packages from being delivered the week before Christmas. Their repair triage system seemingly classifies an unlivable/untenable maintenance issue the same as a leaky faucet. There is no direct contact property manager, and they use an opaque maintenance request system which makes it impossible to get any info on the status of your repair. Only after I hassled them repeatedly did I get their contact to provide updates on the status of the repair. It seems their primary function is to be a middleman to delay and deflect blame from the cheap building owners who don’t approve repairs and live in another country.

Fantastic experience: Los Angeles Property Management Group (LAPMG) recently took over management of the apartment complex where my mother has lived for over 30 years, and working with them has been seamless and efficient. Their responsiveness and attention to work orders are truly impressive. After I reported damage to my mother’s back stairs caused by heavy rain, the request was submitted on a Friday, and a technician was dispatched the following Monday. He repaired the stairs promptly, clearly explained the work being done, and completed the job thoroughly and professionally. LAPMG does an excellent job. Negative experience: The bare minimum service of a property management group would require them to be available to tenants for immediate assistance. As with the previous management company of my current apartment building, LAPMG does not provide a means of contacting their office to speak with them. Calling the number on their website provides options that can get you to an answering service, but not the company you're actually trying to call. Through e-mail, they take hours, days, or multiple follow-ups in order to get information, depending on the urgency that they apply to it. How they have over 4 stars here on Google is beyond me. A management company that isn't immediately reachable during business hours should not have more than 1 star, no matter what they do get right. Also, they raise rent as much as legally possible every single year. In 20+ years of renting, I've never had a property manager do this.

Negative experience: Edit: they bribed me with a $40 Amazon gift card to leave a positive review. I cashed that in, so here is a real review: Ever since they took over my apartment complex, it has been them nickle and diming us with a bunch of random “pass through” costs. They raise your rent at every opportunity, and they won’t make any major repairs that might cost them money. Like my large windows that are leaking water into the window sills.

Negative experience: I have to be highly impressed or at my wits end for me to leave a review. Unfortunately, this property management has me at my wits end. This is without question the most unresponsive company I have ever encountered. The hot water in my building has gone out 4 times in the last 3 years and each time it happens I call multiple times and get AI responses and work orders that go ignored or get canceled without explanation. I don’t get angry often but this company drives me to exasperation every time there is a maintenance issue. I am a thoughtful tenant who pays his rent on time and it’s extremely disappointing to be treated this way. The only thing worse than not fixing a maintenance issue as soon as possible is making your tenants feel like their requests are ignored and the tenants themselves are not valued.

Negative experience: If you are looking for a new place and see this company listed as the management, run. They use AI, apps and outsource calling centers for all their communications. They even outsource yearly maintenance checks, but never list/repair any issues found. Constantly violate tenants rights, until you call them on it. Make it difficult to pay rent without incurring fees. Will only do the bare minimum in repairs, which inevitably leads to more repairs needed. They will take every opportunity to nickel and dime you for ANY municipal code costs and yearly rent increases.

Fantastic experience: Los Angeles Property Management Group took over the management of the apartment complex I live in earlier this year and they are doing an amazing job. The attention they give in responding to work orders has been superb. I requested work for my bathroom and within 2 days there was a technician in my home who was very respectful and did an amazing job. Following that I put in another work order to have my tub reglazed and it was completed in less than a week and again the work they did was fantastic my tub looks brand new. Fantastic experience: LAPMG has been a breath of fresh air for us. They took over managing our building from our previous management company who were absolutely awful, rude, and neglectful to the residents in our building. Since taking over LAPMG as brought the building up to code, they've started renovations, helped residents with issues more than anyone has ever helped them before. In my personal experience LAPMG has been very easy to contact about issues, quick to address maintenance needs, and their employees (especially the maintenance workers) are so kind, professional, skilled, and helpful. We've been extremely happy with LAPMG as our property management company!

Negative experience: My relationship with this group has been mixed. On one hand they respond very quickly to any maintenance requests on the other, one of their representatives actively lied in order to get me to sign a lease. He was then unreachable for 2 years. If you deal with this company, get everything in writing.

Fantastic experience: The LAPMG takes excellent care of my entire apartment building. They routinely come out and clean up debris from plants, etc., and they're always readily available to respond to maintenance requests. Fantastic experience: LAPMG has done an excellent job at maintaining our apartment complex on the whole and maintaining my unit specifically. Whenever a repair needs to be done, I can easily ask for it on the portal, schedule a few times and it is usually taken care of .right away. Fantastic experience: Los Angeles Property Management Group is one of the finest management groups in Los Angeles. Their maintenance department is the best for sure. There is no hassle. They have the perfect property maintenance software for maintenance operations; alternatively, they have a very friendly maintenance call center with agents who are always available. I have had three work order experiences until now. The first was with an electrician. I was delighted with his knowledge and politeness, as well as the high level of attention he displays. My second experience was the replacement of a fire alarm. The technician conducted himself with a lot of expertise, and his level of professionalism is so high that it made me feel like having a relative at home to help me with repairs. The last repair was a toilet replacement; the technician did the work exceptionally well. I can't find the words to express how LAPMG makes a difference. They genuinely care about managing properties.

Negative experience: I've lived in one of LAPMG's buildings for nearly a year, and my experience with their maintenance has been consistently frustrating. It took several months—and a call to LA Housing—just to get my heater repaired in the middle of winter. Now, over a month ago, I submitted a request to repair one of my air conditioning units. A vendor came out, confirmed the unit needs to be replaced, and said they were waiting on management approval. Since then, I’ve received no updates whatsoever—despite multiple calls and messages through the work order system. I understand that owner approval may be required for some repairs, but what I don’t understand is LAPMG’s complete lack of communication. It’s unacceptable, especially when tenants are left without essential appliances for weeks or even months.

Fantastic experience: We have lived at a LAPMG apartment building for 5 years and are very happy. Anytime there is an issue (Apartment washing machine flooding into ours, drywall repair from said flooding, kitchen sink issues, tub issues, AC issues, general wear and tear issues, etc) things have been quickly resolved. Just a heads up that we recently informed of- If you have installed a Nest thermostat or temporarily replaced the original thermostat in your unit, should you put a work order in , you will be responsible for the vendor's fee of $250 minimum if they come in to look at your AC & thermostat.

Fantastic experience: I've lived in a LAPM managed property for over 15 years. They have always been able to resolve any issues promptly. I have had many maintenance requests ranging from simple issues such as changing my kitchen light bulbs to changing the whole carpet. Negative experience: Ever since the company took over our building there’s been nothing but problems. 1. Garbage was not being picked regularly for a few weeks at a time causing garbage to pile up outside of the bins. 2. They changed the locks on laundry room without notifying us that they were giving us new keys. 3. They posted rent increase notifications on the outside of each apartment entrance showcasing personal information and rent prices for public consumption so that any neighbor can see how much you’re paying in rent. Unprofessional and tacky. 4. They constantly threaten to tow people’s cars when parked in the wrong spot. 5. Tried to raise rent without 30 day notice, then blamed it on a glitch instead of taking responsibility. Overall, I find LAPMG to be unprofessional and more problem focused than solutions oriented. The worst.

Our property supervisor is working diligently to minimize any inconvenience that could make tenants uncomfortable, and we will make sure this approach is consistent moving forward.
Regarding the rent increase, please note that these are processed through AppFolio, and sometimes mistakes can occur. However, we believe our property supervisor reached out to you to apologize and resolve the issue immediately. While mistakes happen, we are constantly working to minimize them as much as possible.
As for the trash collection, we have already spoken with Republic Services to ensure they continue their services as usual. I apologize if there was a missed pickup, but we hope that this does not happen again.
Regarding the keys, we always make sure to notify tenants in advance, and I can assure you this was no exception. If a notice was missed, we apologize, but this is not part of our protocol, and we will ensure better communication going forward.
Additionally, please note that text messages are not intended to threaten anyone, but rather to inform and ensure that tenants comply with our policies. As you know, we have frequently reminded tenants not to park in unauthorized spots, and while we understand how inconvenient towing can be, we have had to enforce our parking policies without prior warning in an effort to improve parking management at the building.

Fantastic experience: I have had nothing less than excellent service from my Manager Ramona, our on site manager, who truly is "On site" she is always been available when I needed her even after hours. Koodos!!! To the entire maintenance crew. All the guys are very professional. They do the work and leave my apartment exactly the way it was. Clean!!! The work is done within a day or so after I put in the request. Oh, and most of all they always acknowledge me when they see me. A "Hello, Good morning" goes a long way!

Fantastic experience: Took a little while to get used to the new system to submit needed repairs, but it wasn't too bad. Now it's very easy to do, and I'm grateful to have feedback of when something will be taken care of. Fantastic experience: Today’s Techs were on time, Made sure to protect the Floors with paper and Furniture with Plastic. They Replaced Our Old AC Unit as parts were no longer available. The New unit turned out to be defective and The Head Guy Ran back to the Supplier and Got another one. Fantastic experience: 10/7/2024 Whether it's the courtyard, garage, or my house, the response is quick and positive. I wish we had an intercom system due to all the crime reports that I receive on my apps. If I could ask for more, I wish that were their biggest investment. LATER EDIT 8/1/2024 I am convinced that this is heat defeated many air conditioners this summer...mine included! I placed a work order and immediately got a response from our maintenance crew. The work was done quickly and I got a new air conditioner! This review is for the maintenance crew themselves. Hard working, clean, and respectful. I never felt strange allowing them in and they always worked hard to complete the job as fast as possible. Their boss is on top of everything and he's familiar with the problems that the building has. Happy with how the work order was finished. --------------------/-----------------/--------------------/----------- I've recently moved into a building managed by LAPMG. They've been very responsive and paid attention to urgent matters. There's never been a delay in answering my requests and fulfilling the jobs. After many landlords and building managers, I am thankful to be treated respectfully and with consideration.

Fantastic experience: Yes: Professional and Responsive. We recently had a hot water issue. After LAPMG determined that the pilot could not be reignited they did --in quick fashion-- fixed the igniter, then the thermocouple and finally the gas valve. Now the water heater works great! He notified us in everything that was happening. Our motor had given up and he replaces it quick. He was in and out within the hour. We’ve only lived at our apartment for less than a year and these 2 guys have helped us a lot with the California heat.

Fantastic experience: The lights in the kitchen were flickering. I submitted the maintenance request and the very next day I was given a maintenance window from 10am to 2pm and the technician came just a bit after 10am. That was the first good impression. Then the technician changes the lights and rechecked his work to make sure he did it correctly. I was impressed by the prompt and great service I received. Thank you

Positive experience: I've been living in a building managed by LAPMG for a little over 3 years and overall it's been a great experience. While it can be difficult to get in touch with the management directly, there have been recent improvements to the maintenance request service that have been extremely helpful and efficient. Very happy that there is continuing improvement!

Fantastic experience: Their maintenance service is amazing !!!. I put in a request for a slow bathtub drain and withing maybe 3 hrs a plumber showed, wasn’t expecting it that fast . I was amazed and they did a very good job also !!!

Positive experience: The service from LAPMG is inconsistent. Sometimes things get done in a timely manner, but sometimes it takes several visits for things to get done correctly. It all depends on the technician who is hired. Sometimes it's done correctly on the first visit. Other times it takes several technicians and several visits to get things done correctly.

Fantastic experience: We moved in at 4646 Willis Ave a little over a year ago and the experience with the managing company has been great so far. Communication is there all the time with announcements, maintenance requests get taken care of right away and building managers are on it. The building we live in is old but gets cleaned weekly, no trash anywhere, the pool is clean all the time too.

Fantastic experience: Since Los Angeles Property Management took over our building, the improvements have been rapid . The response time to maintenance requests is the fastest I have seen in over 20 years in LA, and the entire staff- both at the office and on site- are top of the line. Fantastic experience: Our bedroom window shattered because of the wind and so we asked for help the same day via their online form for repairs. They responded quickly thru the message board and texts. I chose the time and date when they can come. And so the next day, the technicians came and fixed the window within an hour. The service was fast and good.

Fantastic experience: I have lived in my building for at least a decade; and, now that the LAPMG group has got involved, the overall building experience is much smoother. If I have plumbing problems or something in the apartment goes wrong, they respond immediately – with maintenance attending to the situation in a very timely manner! Plus, I like the idea of paying my rent with autopay. Gone are the days of having to write a check each month and wait for it be deposited weeks later. Overall, just makes things easier for a tenant within LA. Overall, feel safer in the building as well. Management in building is great as well as the maintenance.

Fantastic experience: LAPMG recently did some maintenance in my home. They sent worker who was very respectful, friendly, most important knew what he was doing. He repaired the problem and I have not had to call LAPMG for the same problem like I had to do in the past. I love the on line portal. I don't have to leave my home to pay my rent I just pay on line. No late fee, No stamps, envelopes, No chance of getting lost in the mail. No Worries.
