Negative experience: In the 35+ years owning investment properties in Baton Rouge, The Lewis company is by far the worst management company I’ve ever encountered….
Fantastic experience: This review is to highlight the outstanding job that Wanda Darby has done as the manager of our HOA. She is thorough, she is quick to respond and is effective in resolving issues. She has personally returned phone calls even though it is beyond work time. She is a treasure and we are so lucky to have her caring for our neighborhood! Thank you for all you do, Wanda!

Fantastic experience: Wow, love how they answer all the worst star rated comments. This is a very shady company in all that they deal with and needs to be shut down for many reasons. From what I can tell by my experience, they take money from a lot of clients and never intend from day one to lift a finger, except to cause problems. Seems like they live a very lavish life style off of all our money, and cause us all much grief. Dispicable. So so so sad. We will pray for you.

Negative experience: If zero stars were an option I would have chosen that! This company especially Sam is terrible at fixing anything wrong with your unit!! There was a water leak upstairs that leaked into my bedroom, they sent someone to “fix” the leak but they never came to fix the ceiling, so we put cardboard over it and was STILL leaking! We called multiple times over a 3 month period to have someone come fix it.then I found out that I was expecting so that made it even more of a necessity! Then the bathroom vent fell off the ceiling and the dishwasher flooded the kitchen! We called multiple times about that also and still nothing was done!! The gates do not prevent random people from walking through the complex because they are never locked or they are broken, allowing the neighboring apartments to use our pool, be loud, disrespectful, rude, and urinate in the halls of the complex!! This also allows homeless men to take a bath in the pool and nothing is done about it! The maintenance man continuously leaves the water hose where tenants can easily trip over it and so on! Here are some pictures for proof.
The tenant was evicted due to non-payment of rent, unauthorized alteration of the unit (specifically, changing the locks), and causing disturbances to other tenants.
Both verbal and written notices were provided to the tenant, instructing them to restore the original locks. Per the terms of the lease agreement, the tenant is not permitted to make any additions or alterations to the unit without prior written consent from management.
Because the tenant failed to comply with this requirement and changed the locks without authorization, management was denied access to the unit. As a result, necessary repairs and inspections could not be completed.
When questioned, the tenant stated they changed the locks to prevent anyone from entering the unit in their absence. However, the lease clearly states that management reserves the right to enter the unit between the hours of 8:00 AM and 8:00 PM for maintenance, inspections, or emergencies, without notice.
Due to repeated violations of the lease agreement and failure to rectify the situation, the tenant was lawfully evicted.
As an off-site management company, we do not have direct control over access to the property or who enters through the gate. Multiple incidents have occurred involving unauthorized individuals, including squatters from nearby abandoned apartment complexes, who have repeatedly broken the gate and its components. Despite prompt repairs, the gate continues to be vandalized shortly after each fix.
When disturbances were reported by other tenants, local law enforcement was contacted. On several occasion, the HOA manager met with the responding officer at the property. The individuals involved were issued trespassing warnings and were instructed not to return to the premises.
In addition to these ongoing security concerns, a vehicle collided with the property fence and failed to report the damage. Following an internal investigation, we identified the vehicle responsible. A police report for hit-and-run was filed against the tenant, and upon receiving their insurance information, a claim was submitted. Due to the costly nature of the repair, we were required to wait for the insurance payout before proceeding with the necessary repairs to the gate.
Our office has documentation of the changed door knob, hole in the ceiling that was unable to be fixed due to not having access (even though it was stated in court to the judge by the tenant that he fixed the ceiling himself, which was false), the 5 day notice for lease violations back in May, and the granted eviction notice on September 25th, 2025.

Negative experience: Terrible management, I lived in a home for 3 years and in those three years they fixed NOTHING . And wanted to raise the rent up $200?!?? . As soon as i had the opportunity to leave , I Left .
Maintenance is never ignored. Living in a property for 3 years means you renewed your yearly lease twice. We regret your opinion and would be glad to speak with you about it

Negative experience: Only giving one star because zero isn't an option. The employees of this organization are horrible at planning and communication. They will raise rates with only 3-4 days' notice with little to no explanation of why the increase was made. The management in particular is a joke at this business. Would not recommend for any type of work.

Fantastic experience: This review specifically pertains to one of Lewis Companies employees, Wanda Darby. Wanda manages our condo’s HOA and has gone out of her way to assist me with my issues. She answers the phone late in the evening and promptly responds to emails and text messages. Wanda is a pleasure to talk to over the phone and listens to owner issues. I live out of state, so having a property manager who tries to find solutions is extremely appreciated.

Negative experience: When I moved in the unit was not clean only the carpet within a few months of moving in my air conditioner broke my husband and i called maintenance came out 5 times they said keep the doors open we did the temperature was still set at 86 degrees it still wasn’t fix call them again and comes to find out the air conditioner unit outside was dirty clogged up and needed a new compressor there was no sympathy compensation I’m sorry this happen to you or any thing mind you it’s 90 degrees inside the home do not want to fix anything the letters need to be repainted because people don’t park in designated areas everything needs to be updated because it’s not kept up with as I thought

Fantastic experience: There are some hiccups as there are any place. However, anytime I have a problem the office admin team works extremely hard to get maintenance out to rectify the problem. Sam is my favorite. She has worn so so many hats..from leasing agent to maintenance worker. Making my move in smooth as possible by taking and relaying my problems to the right individuals for resolution. She is truly a godsend. Glad she’s on the team that keeps my family safe. Negative experience: Lewis Companies has managed the condos for several years. They do a great job keeping the common grounds and pools maintained. They should have their contact info on the gates so that prospective tenants or buyers have a place to start.

Negative experience: Lewis Companies is nothing more than slumlords. My mother paid them dues for many many years in a unit that she owns, and LC managed, and repairs were never addressed properly. I resorted to threatening legal action and contacting local news agencies. At the end I won however; they were fired by the HOA board. That speaks volumes.
This is a complete misrepresentation. Fees are paid to the association, and repairs are determined by the Board

Negative experience: This company is a joke. Only giving 1 star bc 0 isn’t an option. My dad passed away on 12/28/2023. He owned a condo in Baywood Quarters in Baton Rouge where Lewis Companies is the HOA. I attempted to call them multiple times after my dad passed to inform them and get details about making payments, as well as ask about who could help with a few minor repairs. They never returned my multiple voicemails. When it came time to sell his condo, they charged my dead dad LATE fees for 4 months. My dad lived there for over 6 years and NEVER missed a payment. These payments were only late bc he DIED and they didn’t return my calls to advise on how to handle his account. The only time I finally got in touch with this company was via email when my real estate agent and the title company for selling his condo got involved. When I asked them multiple times to remove the late fees and explained the situation, not ONCE did they show ANY kind of sympathy or compassion for my fathers sudden passing. They kept ignoring my question and refused to remove the late fees. I am handling his estate and EVERY other company I have had to deal with has at least had the human decency to throw in a “sorry for your loss” or something to acknowledge what we’re going through. I stopped by their office and saw the “by appointment only” sign on the door - that’s always promising. I guess they make so many people angry, they have to keep the door locked. So I called and explained I was in the parking lot and asked to make an appointment for now. They did let me in the building but then let me wait over 30 minutes to meet with “the correct person for Baywood”…the same person who didn’t return any of my voicemails. When I asked to use the restroom and they told me NO, they don’t have a public restroom. I eventually had to leave bc I had to pee and couldn’t hold it any longer. I never got to meet with the person I needed and had to schedule an appointment to come back for another day. They also charged my dad over $1,000 claiming his condo caused damage to another unit with a leaking shower but he had multiple plumbers come out and multiple people said it wasn’t his shower that caused any damage, the neighboring unit also had its own issues. This company didn’t care, they charged my dad over $1,000 for things out of his control and refused to work with him on it. Just a terrible way to do business.
The by appointments only is for safety as many others in the area do. This also applies to using the restrooms. They are not public Repairs are only made after approval of board members. Many attempts were made to find who the responsible party would be after the owners death. Late fees were taken off at the boards direction
Fantastic experience: In response to Chloe Baumanns recent negative one star review on Lewis Companies they are paid to uphold the the Bi Laws and Declarations of the Leighs Cove Home Owners Association. Under the Declaration (9) any inoperable vehicle shall not be stored in a parking space within the common elements. This was the 3rd tag placed on the vehicle. The 1st warning/tag was removed promptly from the vehicle, after the 2nd warning the flat tire was addressed and the vehicle was moved to the back of the parking lot where it has set for several weeks without movement. The 3rd warning/tag was put on the vehicle after it had sat in the same place for several weeks without movement. This entire issue could have been resolved simply by contacting the Lewis Companies office and speaking reasonably to the property manager. Leighs Cove HOA appreciates Wanda, Mrs.Valerie Lewis, Sam, Daniel and the entire Lewis companies staff for all of the services that they provide to us. We appreciate that the staff is attentive to issues such as this and very attentive to our property.

Negative experience: I rented a private residence that was managed by them. There were SOOOO many issues with the air conditioning, and their maintenance workers were there weekly. I think the homeowner was hard to get in touch with, but they shouldn't work with people who don't allow them to make executive decisions about where people live. The homeowner listed the property while I was still under lease, and the lease was vague in allowing showings or any protections for me. They ended up making things VERY hard for me since I wouldn't allow agents to show the property without a 24 hour notice and I wouldn't leave the property for showings (I agreed to step outside, but as someone who was paying rent, asking me to go out and buy myself a cup of coffee to accommodate something that was a major inconvenience in both theory and practice was unacceptable.) I am only giving an additional star because there was an incoming property manager as I was leaving who made sure I got my deposit back. (Although that shouldn't have EVER EVEN BEEN A QUESTION.)
In response to you complaint, your lease stated before it was signed that we can schedule showings if an owner were to ever list their property for sale. We are not allowed to make "executive decisions" on purchases that cost over a certain amount. Approval from owners is needed. Fantastic experience: I rented from Lewis Companies for four years. The move in process was the easiest of any place I leased. I did have maintenance issues during that time but they were handled promptly. I provided notice and my deposit refund was returned quickly as agreed to minus some charges that I knew were coming. Kathryn was the nicest person to deal with. Highly recommend

Negative experience: Definitely do NOT recommend. When I first moved in, the apartment was dirty and had mold on the walls, a/c and washer and dryer didn’t work, my shower was leaking water everywhere. It took them weeks to fix it after several times asking for them to come fix it. They have also increased the rent without any notice. And when I moved out it took them 2 months to pay my deposit back, and charged me for an exorbitant cleaning fee (which I’ve never got the apartment cleaned when I first moved) and also for a repaired fence line (which was broken since I moved in).
The procedure is to have every unit inspected before move it

contractors are paid upon approval of the boards. This contractor is upset because he is not being used until he corrects the jobs that have problems.
Update: This contractor is not reputable and does not complete his jobs. Not reliable and will no longer be using.

Negative experience: This company is the HOA for the complex I live in. Most are privately owned by persons living out of state. Management company is different that handles rent/contracts/leases. This is just the HOA. Constant rude, unprofessional harassing and threatening letters left about items on patios and towing legally parked vehicles they deem "abandoned" or "This is not a storage property" They do not return calls or answer their phones. NaToya L. on the HOA Board of Directors for my complex is the most unprofessional, rude and ill-mannered person I have ever in my life come across. The property hasn't had our security gate functioning in 3 +years for families with children living here, but we can't keep items on our patios? Took them 2 years to fix the fence that was blown down during the Hurricane, and they just nailed up the fallen down sections. They patch fix pot holes in the parking lot DURING rain storms and use leaf blowers to blow the puddle out before shovel fixing the potholes. Exactly where is the HOA money going?? Do the actual property owners know the inept HOA is pocketing I can't guess how many hundreds of dollars per month for doing less than the bare minimum? Property Owners be warned - you're paying big money for NOTHING to be done except harassing your tenants. EDIT: Handrail was requested for maintenance a YEAR ago that has paint peeling, rusting and leaves metal splinters in your hand when used. ALL metal stairs and hand rails throughout complex are the same. Families and children are at risk of injury and they do NOTHING! They have not returned a single call throughout the year on this. And before you give your usual "This person is not a tenant or customer of this company" response as your go to reply - just know that's why people use an alias so companies like you don't harass us back as paying tenants and clients. Just do what you are PAID to do and fix the things you are contracted to fix!
Negative experience: I would not recommend living here for ANYONE. They only make sure the outside looks presentable and that barely looks nice. When I first moved in no one cleaned the apartment throughly. My carpets was stained. Maintenance is never around or answers the phone. My last month staying here I had to deal with the A/C leaking and seeping through the carpet in the hallway. It also seeped through the ceiling in the downstairs bathroom and now that room is moldy and leaky. It also leaked through the living room ceiling as well. No one should have to deal with that. They have rats that break into your weak walls during the winter so beware!! Rats literally ate the carpet to my toddler’s room and we had to hide out in my room all night every night until they went back into their hiding spot. And they want you to deal with that on your own and don’t forget about the roach infestation I had to deal with. Roaches EVERYWHERE!! All in the corner of every door, in every room you see many roaches on your wall trying to kill each one every hour of the day. They come in your fridge, in your microwave, in your cabinets!! Just outright disgusting!! The water stay hot only for a few minutes I can’t believe I had to deal with this. When I moved out they threatened to throw my furniture out in the street but it was a rule made that they don’t do that.

They made rules that no furniture etc should be placed by the road when tenants move out for trash pickup but it still is along with just general trash. Piles of trash. Fantastic experience: We built a six foot fence about 5 months ago. Now lewis companies allowed our new neighbor to build an eight foot fence along side our six foot fence with a 2 foot gap between. We went from living in a nice neighborhood to a neighborhood without care...........Follow up with our fence problem. Wanda with Lewis Companies is a hero. Wanda came out to personally look at the fence situation. She agreed something had to be done. Wanda emailed us on a daily basis with updates until problem was resolved. It's all about how a problem is addressed that makes an outstanding person and company. Thanks Wanda for all your time and hard work.

Lewis Companies was hired to do management, but we still have to have approval for anything that goes out to owners by the BOD. Negative experience: Lewis Companies managed our HOA for many years. They did not address broken restrictions, attempt to collect past due HOA fees, and they did not collect HOA fees at all for 2022 from our residents. This has left us in a huge bind and mess to clean up. I DO NOT RECOMMEND!

Negative experience: This is the worst management company ever. The apartments are infested with rats. When they say maintenance will check it out they never come. No one is rarely on the property to assist and when they are they are unhelpful, rude, and one threaten a tenant.

Negative experience: This is literally one of the worst companies I have ever worked with. I have lived in a complex managed by this trash firm for almost five year and they are far more of a nuisance than they are a perk. Random women drive around in Suburbans taking pictures of slight infractions, they send out $100 fines like it’s nothing, they won’t let you keep plants on a balcony. Further, they did not show up at this complex for almost 2.5 years, and here they come again to tithe money from broke college kids. I don’t know who could work for this company and feel good about themselves. My family owns the condo I live in, and while Lewis Companies is supposed to be a Home Owners Association they derive cash flow the same as a government and have never offered one benefit or service to any resident of this complex. In fact, there was an uncovered leaking natural gas pipeline at the back of the property for over half a year, filling up with water and likely contaminating the local top soil and ground water. I’m not sure what Lewis Companies provides for me as a resident other than a place to send money that will never come back. I hope anyone who reads this avoids at all costs any residence managed by Lewis Companies, it’s a shell of what a good HOA is, and are disliked by every resident therein.
Lewis Companies works at the discretion of the Board of Directors. Any fines that you may receive are reviewed by the board and sent out to homeowners. Our property managers are on site at the complex every weekly. Rules and regulations are distributed to homeowners, as well as, tenants every year. Owners receive copies of the Bylaws and Declarations upon purchase of the unit, and they can be requested at any time. Keep in mind, money that is received by homeowners goes directly towards the University View Condominium complex. Any other concerns you may have regarding the homeowner’s association and Lewis Companies management can be followed up with the property manger at 225-766-8802.

Negative experience: I was lied to as a I began the process of moving out of a property I was renting. Lewis Companies was the management firm for the owner. Over the 3+ years I lived in this property, Lewis was fairly responsive to the few times I called for any issue. As I began the move out process, I proactively contacted the assigned agent for this property. From the beginning she insisted that I did NOT have to clean the carpet as it was to be replaced before a new tenant would move in. Unfortunately I did not get this in writing and was charged for not cleaning the carpet. LESSON: If possible do NOT hire Lewis to manage your property. if they are cheaper than other companies, there's probably a reason.

Negative experience: First you can hardly ever get in touch with Maintence & when I finally had the chance to they were extremely rude even tho it'd been the first time we were spoken too. I was told it would get done "this week" 3 weeks ago . If you leave a voicemail for maintence they NEVER call back. It takes about 3 months for a job to get completed, regardless of emails, calls and messages. The ladies up front never know anything and just leave papers on desks that never get responded to. They really need to improve their customer service as well as actually getting back to people when it has to do with maintenance. I have never experienced such poor communication with a leasing company especially in regards to a maintence request.

Negative experience: If you want to pay this company your HOA money this is what you can expect.. your children will be the ones to pick up trash from the contractors because they are not held accountable. And you can expect to be told your pool will be treated and in fact it does not get handled.

Negative experience: I've been trying to contact them for two weeks now regarding a property, and I have still yet to recieve any word back from them. Anytime I call they are either busy or I am on hold for 30 min, I have left multiple voicemails trying to get them to call me back, but I have still yet to recieve a word.

Fantastic experience: I rented an apartment from Marlo Brunni and she is awesome. She asked me what I was looking for and she found it. I was given the wrong key by maintenance and Ms. Marlo came to me on her off day to open the door and give me a new key. You cant get any better than this.

Negative experience: I was responded that the unit was cleaned and the carpet was in good condition, less than a year old. Yes I was shown clean house UNIT #38 not #36. Before move I signed lease, made payments and after they did facetime where there no power and showed me dark places. Also, I sent photos and videos when I moved. The management did not even apologize for this. It is my fault that I trusted them.
The owner of the unit is who makes the decision on what the management company does. The unit was cleaned and the carpet was in good condition, less than a year old. We are sorry you were unhappy with the residence.
Negative experience: Pathetic company with an even more pathetic staff that not even the slightest amount of courtesy or respect when talking to you! If you're ever on the phone with them be as rude as possible!

Positive experience: Michelle Vandyke is our representative at Lewis Companies. Every time I call her I get a timely call back or she answers her phone right away. She has been very helpful solving issues at our complex as they arise and informing owners and rental companies of developments that need their attention. She handles complaints and informs us immediately when one occurs so we can figure out how to best address the problem. She acts as the "go between" for us in these matters. She schedules repairs and maintenance when we inform her of what needs to be done. All in all I consider her to be a great asset for Lewis Companies. Negative experience: This company manages the HOA where I live. They are horrible! They claim the have no money to make any repairs to the property. Several residents have major roof damage from the storms back in may. They have yet to fix anything! Never rent or use the company for anything.

Negative experience: First off the lease manager Charlotte acts very entitled & RUDE !!! she told us the condo was move in ready when we moved in the condo had dead roaches everywhere & still had a pest problem when i told her she did not have any response.. the water had a horrible smell bc it wasn’t ran in months & our air was broken for 2 weeks they had to replace the whole unit. i took pictures of everything because the rules say when we move we have to have the place spotless but when we moved in it was filthy. i wouldn’t recommend anyone stay in anything dealing w Charlotte or lewis and company’s period !!!! if i could put no stars i definitely will we got a 6 month lease & had problems from start to finish

Negative experience: I'de come across a property that was listed by Charolette Burris on Zillow. I reached out to her through the app regarding the property and didn't get a response. I called the company to see if there was another agent that could support me with viewing and possibly renting the unit. I was transferred to Charolette who answered the phone on speaker. I introduced myself and let her know that I was calling about a property for rent. Her response was "Okay". Then there was radio silence. So I asked her what the process was for seeing the unit and submitting an application. She responded, "bring the application to our address on Interline." Radio silence again, okay thank you. Ma'am, if you did not want to work with the public don't, or at least pretend that you have an interest in renting the property. I changed my mind needless to say. No thank you Charolette.

Negative experience: If I could rate a zero I would. I am a condo owner and have tried to get in touch with someone, anyone, at Lewis Co. with no success. As an owner, i am entitled to attend the HOA meetings;however, I can't attend if I don't know when or where they are being held. Also, there are multiple issues with not only my unit but the entire complex that have been needing to be addressed. I was told that my rep was no longer employed with the company, but when I tried to find out who was taking her spot, I got no response. I have made several attempts and still nothing. I have only been there 7 months and am already selling, "trying to sell", due to lack of maintenance and communication!
Nicole, we try our best to have open communication with our owners, investors, and renters and strive to be as transparent as possible. One of our managers did leave earlier this year; however, we have been diligent in letting any owners that call our office know about this change and then direct them to the appropriate manager who has acquired the property. Lewis Companies, your just deciding to respond/address this issue with your company say's a Great deal about Lewis Companies management/PR team. It is known "UNPROFESSIONAL" and cant handle the truth. You only respond to low ratings reviews, focus on doing better Lewis Companies so your rating will increase instead of responding to four month old reviews!!! And when you respond tell the truth, you messed up so OWN IT!

Negative experience: It's been a week since I've moved in, hasn't been a positive experience at all. I'm spending yet another day waiting for maintenance. This is day 7. I went to the office and they were clueless and unorganized. I can see why the last tenants skipped out on the rent. Not off to a good start at all! A year later and things have gotten worse. Yesterday my front door was kicked in while my child and i were home and the leasing office is reluctant to replace the door and door frame. None of us can sleep. My kitchen sink doesn't work and they said they were repairing it a month ago. None of the repairs from our initial checklist from when we moved in have been made, and the list is getting longer. There have been several car break ins in this tiny community (Gates at Brightside). Morgan at the office said they're not obligated to make us aware of these instances, withholding information is one of their business practices as well. We had to reach out to the HOA and that's how we found out about the car break ins. Morgan is beyond rude and unprofessional along with the rest of the staff. This company has piss poor business practices and customer service. The gate to get in doesn't work so you have to wait for someone to leave to rush through the exit gate. Whatever you do, STAY AWAY FROM THESE PEOPLE!!!! They are crooked! *Update One of my cars was stolen on December 17th. A year and a half into our lease, the repairs from our original repair check list from move in have not been repaired. Now when you flush one of our toilets it plays about a 5 minute tune and they have yet to repair it. They have consistently tried to evict us because their faulty online payment system doesn't take your payment out for weeks and then charges inappropriate fees when they finally decides to take the payment. When we finally went to court, Morgan apparently thought this was Divorce court because he expressed nothing but false and emotionally charged statements with no documentation to back up his comments. Even the judge was disgusted with his behavior. Now we have to pay at the office and deal with their horrible and unprofessional attitudes. First trip to pay rent in person, the chick working the desk threw my receipt at me. STAY AWAY FROM THIS PLACE!!!
Lewis Companies works hard to prevent crime and make homes safe for our tenants. This is not so
