Real Property Management Baton Rouge: Reviews
Fantastic experience: These guys are THE ABSOLUTE BEST! I can really not say enough good things about this company. The communication is top tier, the tenants that they have found for me have taken care of my property, and their speed is unmatched. If you’re looking for someone to manage a rental for you.. look no further! Real property management BR is it. You won’t regret it. Kameron, Bethany, Lydia, and everyone at RPM … thank you so much! Y’all have given me so much peace of mind and I’m so grateful to have found y’all!
Thank you, Megan! We truly appreciate your kind words and are delighted to hear about your positive experience. Kameron, Bethany, Lydia, and the entire team are dedicated to providing excellent service, and your gratitude means a lot to us. We're here to help whenever you need!
Negative experience: I’ve reached out so many times for a resolution to noise complaints and they don’t do anything about it my apartment is unlivable because stuff falls off the shelves from downstairs having a giant speaker that vibrates everything. If the problem doesn’t affect them they won’t fix anything for you.
Negative experience: Told me to wait for repairs, there wasn’t a fire extinguisher and the location had mold damage. Told me to wait for Dec 30th to fill out my application. Then after I call and check about the location (Dec 18th) and they rented it to somebody else without telling me. Shady business
Fantastic experience: Excellent group from top to bottom. Trust them with your rental management needs.
Thank you, Kayden, for your kind words! We're grateful for your trust in our team for your rental management needs.
Fantastic experience: Lydia(leasing coordinator) and Kameron(senior property manager) are both amazing, any problems or concerns they take their time to listen, and are extremely prompt with helping you get it resolved. I’ve never once felt like I was a burden when contacting them. I highly recommend you conduct business with these two ladies.
Thank you, Joshua, for your kind words about Lydia and Kameron; it's great to hear how well they supported you and made you feel valued.
Fantastic experience: Renting through this company has been the best rental experience I’ve ever had. The team is friendly, professional, and incredibly responsive whenever I have a question or maintenance request. I had some questions and concerns originally, but they handled it quickly and with great communication. Kameron specifically is amazing and so easy to work with. The move-in process was smooth and the property was as expected. I’d highly recommend them to anyone looking for a reliable place to live with a team that’s genuine!
Thank you, Jerry, for your wonderful feedback! We're delighted to hear that you had such a positive experience and that Kameron and the team were able to assist you effectively. Your recommendation means a lot to us!
Negative experience: DOCUMENT EVERYTHING AND ASK FOR RECEIPTS. Was great until the end of lease charges came through! Apparently they can charge you whatever you want and you can do nothing about it. Expect about $1400 in cleaning & lawn care charges even if you cut your grass and clean on THE DAY you move out. And there will be other charges too, like $400 for a curtain and toilet seat. This company will try as hard as they can to give you as little of your security deposit back as possible. Oh and they’re most likely going to respond with “we have no record of you living with us” that’s a LIE. I just moved out of the Beckenham Drive house, managed by Real Property Management and some idiot landlord that buys $400 toilet seats.
Negative experience: So they deleted my review I posted yesterday, as expected. It’s clear that they don’t like to be criticized in anyway. No worries though. Here is my review again. From the beginning, they were dishonest and manipulative. If you question anything or don't move at their pace, they're quick to label you as "sketchy." They treat both potential and current tenants this way, and it seems to be a pattern of behavior. The listing itself is a joke. The property has a long list of issues they don't disclose up front. Once you start asking questions or voicing concerns, they change their tone completely. Avoid Billy and Caleb like the plague. This company cannot be trusted. Do yourself a favor and read the other negative reviews - they tell the same story. Attached is my original review that they deleted. RPM please know I will return everyday and repost my review again if you remove it. You won’t bully me Billy or Caleb.
Fantastic experience: No issues, no problems
Thank you, Jim, for your positive feedback; we're glad everything went smoothly for you!
Negative experience: When bringing up simple questions of any degree one person immediately met me with frustration I’m sorry I don’t know the process and procedures that you are employed with and then when you explain it you act so snarky! I would say we might need to enforce some call recording so we can monitor the level of professionalism on the phone calls Update: Why not address the other reviews! Oh because you think that I’m using an account with my actual name so you think I’m going to delete it. I will not be deleting my review because it is factual. Thank you for your time. As stated in other reviews half of these are fake to make the company look better. They charge the previous tenants all this extra cleaning but when you move in they have dead bugs and filth everywhere.
Hi Jason. We are sorry that you experienced less than exceptional service, however your name does not match any owner or tenant of ours. Also, your name does not match anyone that has viewed a property of ours, nor does it match any name on our call logs. I am afraid you may have reviewed the wrong company. We would greatly appreciate it if you could rectify this by removing the 1* review for RPM Baton Rouge. Thank you for taking time to share your thoughts.
Negative experience: I would give them zero if I could. The positive reviews you see on Google are likely because they bribe tenants to give positive reviews. First pic in my review is the letter they sent offering a drawing for multiple gift cards IF the tenant would leave a FIVE STAR review and also “like” their social media page. They sent FOUR emails over a three week period begging people to do this. This is a blatant violation of Google policy. I have pics of the follow up emails if anybody cares. Any positive reviews you see on Google were likely purchased with gift cards. If you want real reviews, read all of the complaints on the BBB. I don't care how much you clean the place you are NOT going to get your full deposit back. The second pic is the letter stating they withheld $156 from my deposit to change two light bulbs and replace the oven filter screen. An oven filter screen costs $7.99 and light bulbs are a dollar. There should not be any labor because they were already there inspecting the place. And worst of all, they didn’t change the oven filter before we moved in. See pic of the nasty oven screen taken when we moved in. I seriously doubt they ever change it. THEY ALSO DEDUCTED $438.00 for interior cleaning. Sadly, I am posting pics of the absolutely nasty condition the place was in when we moved in. Yellow crusty gunk on the refrigerator shelves than I personally scraped off. Gross! The ice maker hanging out of the fridge. The garbage can in the garage was overflowing with trash from the previous tenant and I had to pick it all up and bag it and take it to the street. The tub was so nasty we couldn’t use it until after we scrubbed it for two hours (see pic). We paid cleaners to clean it before we left and it was infinitely cleaner when we left than when we took possession. All of these pics are the “before” pics. They should have paid us money for how well we left it but instead they ripped us off to the tune of $438. This company has a racket going by withholding deposits. I suspect they prey on college kids that don’t know any better. We left that place immaculate compared to the ratty condition it was in when we moved in. Again, read the BBB complaints. Withholding deposits is standard practice. They require you to take tons of pics to document the condition when you move in (which is where these pics come from) but mysteriously they don’t ask you to take pics on the app when you move out! hmmmmm. Current and prospective home owners thinking about using this firm?...please feel free to contact me directly, especially if you own (or rent) 2451 July Street.
Fantastic experience: The communication with Real Property Management is outstanding, they keep me updated on the status of rent payments, whether on-time, or late. They notify me of maintenance issues before taking any action, I then have the option of making the repairs. I have used Real Property Management for approximately seven years, and haven't had any issues with them. If you are looking for someone to manage to rental property, I recommend Real Property Management.
lofton63, Thank you for your kind words and for trusting us with your property for the past seven years. We appreciate your feedback and loyalty.
Fantastic experience: Real Property Management has been a blessing to me with managing my property. It removed alot of stress from me. I would recommend this company to anyone who is looking for a property management company.
Temeka, thank you for sharing your positive experience with Real Property Management! We're glad to hear that we could help reduce your stress. Your recommendation means a lot to us.
Negative experience: I genuinely liked the property I moved into but halfway through there were several things that wasn't right about this company. So my year was coming up and got invitation to renew lease which I didn't because of things that were happening while there.I cleaned place up return key then suddenly I check the portal where I paid rent to see if it states anything about my deposit and there I see a $875.00 charge for painting the entire apartment.I'm like in shock because that's about the same amount as my deposit of $850.00.These people are some crooks and I only wished I'd checked the reviews before renting. So whatever you do please be aware of this company.
Fantastic experience: Everyone with RPM OF Baton Rouge are very helpful and courteous. Whenever I have had questions or needed information, the response is prompt and accurate. I would and have recommended Real Property Management of Baton Rouge to landlords who are looking for a great Property manager.
Fantastic experience: Six years ago, on the eve of a 4 week overseas trip, I received an email from my management company advising me to find new representation as the company was leaving the Baton Rouge market. I desperately made a phone call to RPM and spoke with Lance Laroux. I explained my situation and we had a management agreement in place in less than an hour (technology is awesome). Since then, the team at RPM has been nothing but awesome. Kameron, Rafael, and everyone at RPM is so good at their job. They show real concern for both the tenants and the owners. What I really like is the communication. Whenever my tenant has an issue, they are on it. When I have a concern, they are on it. With RPM, I feel my property is well looked after and any issues are dealt with quickly and efficiently. I rest easy knowing they keep a good eye on both my property and the person who has made it their home. Thanks RPM!!
Fantastic experience: RPM has helped me quickly rent out my properties in Baton Rouge! I was previously renting them out on my own, but having trouble keeping up with them while also working and living out of state. RPM relieved me of the responsibility of managing, found me more dependable tenants, clearly and consistently communicate with me, and made sure that my properties were being rented out at the correct price. I fully recommend them to friends and neighbors in the area (they have already rented out my neighbors property as well after I referred them) Thank you RPM!

If you're in the market for a rental property or need help managing one, I highly recommend giving RPM a shot!

It's easy to communicate with them over their app and pay my rent from the comfort of my own home! I recommend RPM for anyone looking to rent property or use them to take care of your rental property!
Fantastic experience: I have been Renting from RPM for a few months now and the customer service has been nothing short of amazing . Every problem or concern I may have had has been taken care of expeditiously. They go above and beyond for their tenants and I am truly grateful for the peace of mind.
Negative experience: If you are a property manager - RUN!!! DO NOT HIRE! They could not find tenants for MONTHS! New company had units filled in 3 weeks! Sad company .. don't do it.
Negative experience: Real property management deducted a deposit based on the word of the owner’s personal repair team and not based on current, up-to-date documentation. RPM has never provided correct documentation for any additional damages, outside of what was present when tenants first received access to the unit. Detailed and thorough documentation was made of the poor condition. Subsequently, RPM disregarded the poor condition and documentation that tenants provided at first receiving the keys. Instead, RPM charged tenants and deducted deposit for the initial damages and uncleanliness that they were notified of when RPM first handed over the keys. This is NOT legal. Once the tenants asked and requesting the specific documentation of damages that were deducted off the deposit the office stated that they didn't know and passed off the request to the owner who never provided any proof. Additionally, this is the type of leasing office that will lease a home with a broken refrigerator, black mold, rotting floors, broken windows, broken toilets and bug infested. Multiple work orders were placed regarding these issues and they were closed or canceled multiple times until over a year later. By this time, hundreds of dollars worth of food had been thrown out and a mini refrigerator had to be used which was purchased by the tenants. Including, the flooring under the refrigerator had rotted and termites were present. Not to mention the toilet kept flooding and the flooring underneath had also rotted. There is also a broken window and a hole in the wall due to mold rot which was addressed to the owner and no due diligence was made by them. RPM is dismissive and neglectful regarding many safety issues and health risks within their units. DO NOT TRUST RPM OR THEIR OWNERS WITH LEASING . They will scam their tenants and are incredibly dishonest. Highly do not recommend.
Fantastic experience: I experienced excellent customer service! They are very responsive and attentive. They really seemed to care about helping me find a home to rent. Lydia answered all of my questions and gave me all of the information I needed.
Fantastic experience: The Real Property Management team provides clear communication and prompt responses to all my requirements. I am glad I chose them to manage my properties.
Fantastic experience: These guys are really easy to deal with. I highly recommend.
Fantastic experience: I rent from Real Property Management Baton Rouge and have had nothing but a great experience with them. They communicate well and go above and beyond to make tenants feel at home. I highly recommend them if you’re in the market to rent a home!
Fantastic experience: Great management team! Highly recommended
Fantastic experience: Easy to work with fast, friendly service. They literally handle everything for me and make my life as a landlord so much easier than it was before I hired them to manage my properties.
Fantastic experience: Nothing but professionalism from RPM. I now live far from Baton Rouge and any issues are resolved promptly and professionally.
Fantastic experience: These guys have been great to work with! I would highly recommend them for your property management needs!
Fantastic experience: I have an investment property and have been working with Justin and Kameron for years. I have had the best experience working with them, highly recommend them!
Fantastic experience: I can not say enough good things about this company. They make everything easy and are great to work with. I highly recommend them.
Fantastic experience: Awesome place to rent from! Kameron, Lydia and Justin have been amazing to work with! Highly recommend!!

Fantastic experience: They have handled my property for a few years now. The service is top notch and the staff is friendly and professional. I know my tenants and I are all in good hands. I highly recommend their services.
Fantastic experience: We are currently using Real Property Management to manage our rental. They have made the entire process completely effortless on our part. Aside from seeing the monthly rent payments deposited into our account every month, I forget we even have the rental. Everyone we’ve worked with as been so wonderful and professional. Would highly recommend using Real Property Management.
Fantastic experience: Very professional service beginning to end. Responsive and very organized service. Could not ask for better!
Fantastic experience: RPM has managed my investment property for the last four years and they have always done a great job. The staff is always courteous and prompt to return my phone calls. I highly recommend RPM.
Fantastic experience: Super organized and friendly management company. It has been a privilege to work with Real Property Management!
Negative experience: Literally a hope and prayer to get someone on the phone… They WILL NOT CALL YOU BACK.. Homeowners beware, properties will remain vacant because of they negligence. Have been calling, leave voicemails since Labor Day, only heard from them once. And that was the magical time they answered, and they were rude then… Also this is after we have paid application fee.. The list goes on and on… Predatory company. BEWARE
Negative experience: They never answer the phone. I've been on hold for 30 minutes and still no answer. I have a sink that is backing up and full of dirty stagnant water. Absolutely nothing has been done about this issue. Absolutely ridiculous property management.
Hi Danielle, I am sorry that you feel this way. We received your maintenance request last night at 8:30pm and it was sent to the owner this morning for approval. I am uncertain with whom you've been on hold, because it was not our office. The owner of this property has his own maintenance personnel, so we (RPM Baton Rouge) are not allowed to perform any maintenance on the home. Again, we are sorry that this has been your experience.
Negative experience: I am moving to Baton Rouge from out of state, I contacted Real Property Management to inquire about a home to rent as we transition before purchasing a house in Louisiana due to a short notice from my company on a promotion. When I contacted RPM, they said I was required to view the home either in person or virtually thru a video. I advised the lady on the phone I've seen the pictures and they will suffice, she insisted I received and viewed some random video tour of the property, I advised her that I am driving from Ohio to Missouri then to Baton Rouge, while packing my entire home and I have 2 days to do it. I told her I wouldn't even view the video as I can't because I will be driving over 1600 miles in 2 days, I just don't have time. She had the audacity to say, "Well don't you want to know where you will live?" In such a sarcastic tone. I'm sorry, I'm a grown man that makes 80k+ a year and I'm attempting to rent a home from you and you're going to berate me over not needing to see MORE information on the home. Don't yall have pictures of the home posted with every listing? Aren't those photos updated? I could easily sign a document saying i am happy with no tour. Or is your company pulling the wool over people's eyes with a bait and switch. I advised her I didn't have a concern with not looking at the home but she made me concerned with her lack of customer service, lack of understanding, and lack of empathy for my situation. I have 2 children that need a roof over their head, i dont need a fucking Taj Mahal. You lost a customer, hope your video tour was worth it.
Negative experience: On October 13,2021 I put in a service request for a property that I rent through Real property management in Baton Rouge La. Someone contacted me on this date and made me aware the Property management contacted them, and they will be in to fix my clogged toilet at the property, The plumber came out and had to replace the toilet. Today I logged in to pay my rent and discovered a had a bill on my account in the amount of 642.50. Toilet Repair. " The plumber had to replace the toilet because the tenant got something stuck inside the toilet. The plumber was not able to extract that item. The notes states on my account. This is the first time I was advised I would be responsible for the payment of the repair. No one from Baton Rouge Real Property management nor the plumber informed me of this. I am okay with paying for the service, but not the price tag of 642.50. This should have been communicated to me before the repair was done since I am responsible for the charges responsible for the charges. I have called and received 3 estimates for toilet replacement with the brand that was replaced. Highest quote was 350.00. When calling the business, I called 5 times and select the option for current tenant or owner needs to speak with someone no one answered. Something told me to select the option to check into renting. The lady answered. I asked if I was reaching the Baton Rouge location, she asked me what do I need. Very horrible attitude. I explained to her my issue she stated email this email address your concerns. I continue to explain to her what my issues was, and her next question was "Are you finished?" This company is doing things in a fraudulent manner, and I know the property owners are not aware this is what they are paying for. They are losing good tenants because of the service.
Negative experience: Since you want to respond to my review over a year later. That issue was solved and I paid for the extra month, it was the first home I ever rented and I was not aware of that procedure. However, Me and my roommates did what we needed to and dispute the company’s horrible communication we figured the situation out. My review was more about the fact that you guys lost the key to my house and gave me some random key and left me and my roommates homeless without any response for 4 days when we paid prorated rent to move in early. And then refused to refund us for the days I waited for a key to the house. Or the fact that when you did send someone to the house, they had to let us in through a window(still with no key) and we waited up to a week for your to answer the phone and send someone to change the locks. It was also obvious y’all had no yard work done before we moved in because the backyard was out of control and there was furniture left all over the back deck from the previous owners. There were a number of events that showed this company’s lack of communication and professionalism that I chose not to include.
Amber, you vacated the property without giving notice which is required in your lease. I understand that you may be unhappy, however we are simply applying equal standards to all by abiding by the lease requirements.
Negative experience: Don't plan on getting your security deposit back, they're going to screw you out of that. Rented for.2 years, not 1 late payment, left the place much cleaner than when I moved in and they kept $1300 security deposit
Hi Brent, We are sorry you feel you were mistreated with respect to your security deposit. Substantial damage to the home which was shared with you in a line-item letter, must be remedied through the security deposit. Although your claims of "not 1 late payment" are not entirely accurate, we do appreciate the efforts made to make your rent payments when due. Please reach out to our office if further detail is required.
Negative experience: They have poor response and time management. We have some properties listed and I would not recommend them. We only have a few small ones, and could be the reason we are not prioritized.
Fantastic experience: Best company in Louisiana. Thank You!
Negative experience: I went to view 1 of their properties they are trying to lease. The prior tenants were in the process of moving out, but they had said the property would be ready in like 3 days. The house was filthy! The carpet reaped of dog and kids urine, that was sprayed with frebreze to try to cover it up. There was trash and alcohol bottles and beer cans everywhere. The kitchen had dirty dishes scattered everywhere. Further down the hall in another room (I guess was the weed room) It reaped of weed and had cigarette butts everywhere. The bathroom was so nasty and disgusting. The lady that showed us the property, I believe her name was Grace or something like that was covering her nose with both hands. She started telling us, "if you apply for this property tell them you need a paint job, carpet shampooed and cleaned, pest control, blinds for the window, someone to clean it and the list goes on and on. I looked at her and said why are y'all trying to rent this property for $1150, when you know it's not worth this price, plus bring somebody in here to see it in this condition?? I knew then, that this company only cared about the money! Any other company would have cleaned the property and definitely not shown it in that condition. Beware, the address of that property was 1243 Staring Lane, I seen it on February 4th, it was said to be ready on the 8th. Nasty, that's all I can say!!
Negative experience: I wish I could give negative stars for this company and how they are treating us. We currently are having to fight to get our deposit back because they charged us for numerous things that were not required of us from our deposit. We pointed these things out and they have been giving us the run around ever since. Do not use this company they will nickel and dime you for your deposit. They charged us $35 to remove a couple hangers that were left in a closet if that's any indication of the type of company this is
Fantastic experience: This company is made up of great people, and they do great work. They are detailed and efficient and do an outstanding job not only getting great tenants but maintaining my rental property. You will not regret working with them.
Fantastic experience: I would like to start by saying, Real Property Management is the most professional property management company I’ve ever worked with. I needed a few houses for my guys who will be working in Baton Rouge for the next year and real property management went above and beyond to satisfy my needs in a quick and cost effective fashion.
Negative experience: Hi, you all, be careful with real property Baton Rouge LA!!!!!” First, they will always find a way to take your deposit way, Second, service is bad, charge you money for delay or bad service. Third, final walk through, tennants are not allowed to be there, they can make any excuse to take your deposit away. Make the own unfair rules Also you can’t discuss with them about your Money (deposit) on the phone, they need you write a email. Yes, their rules, they are first, tenants are always the last. So watch out how they do business!
Negative experience: NEVER!!! I REPEAT NEVER DEAL WITH THIS COMPANY. GO TO A REAL APARTMENT/ RENTAL COMPANY!!! TODAY IS JUN 18TH AND MY LEASE ENDS IN 3 DAYS. I TELL THEM IM LEAVING. NOW THEY SAY SINCE I DIDNT INFORM THEM 30 DAYS AHEAD I CANT GET MY DEPOSIT BACK. FIRST OFF I NEVER RECEIVED A NEW LEASE SO IF I DID STAY HOW WOULD THAT WORK... CLOWNS. THEN MY LEASE ENDS 11 DAYS BEFORE THE END OF THE MONTH. AND SOMEHOW IM PAYING FOR THE FULL MONTH AND NOT PRO RATED. SECONDLY THEY NEVER CAME TO FIX ANYTHING I HAD CRACKED PAPER FLOORS IN MY KITCHEN FOR MY COMPLETE TIME BEING THERE. THEY SENT A GUY TO "LOOK", NEVER FIXED. WATER WAS COMING THROUGH MY BACK DOOR. THEY SENT A GUY TO "LOOK", NEVER FIXED. I HAD TO LEAVE A TOWEL BACK THERE TO KEEP WATER AND BUGS FROM ENTERING. I EVEN HAD WATER COMING THROUGH MY ROOM. THEY SENT A GUY TO "LOOK", NEVER FIX. THEY EVEN TOOK 2 WEEKS TO FIX MY AC WITH MY 6 MONTH OLD DAUGHTER BEING THERE AT THE TIME. THE WORST COMPANY IVE EVER DEALT WITH. MY LAST APARTMENT COMPANY REACHED OUT TO ME TO SEE IF I WOULD RESIGN OR WAS I PLANNING TO LEAVE.. THATS CALLED PROFESSIONALISM. NOT TRYING TO SCHEME A WAY TO NOT GIVE PEOPLE DEPOSITS BACK. BUT ITS COOL. MY MORTGAGE IS ONLY 260 MORE DOLLARS THEN MY RENT AND I GET EVERYTHING!! BIGGER, BEAUTIFUL KITCHEN, NEW WOOD LIKE PORCELAIN TILES, HIGHER CEILINGS. SPACIOUS BATHROOMS, BED ROOMS AND A GARAGE. I HERE TO SAY DONT WASTE YOU MONEY WITH THIS S*** COMPANY. YOU HAVE BEEN WARNED⚠️⚠️⚠️
Hi Alex. Per your lease agreement, 30 days notice is required. Informing your landlord 3 days in advance of your move out date is unacceptable.
Negative experience: This property management company only cares about money not tenants. The worst experience ever. Sum Lords should be their name.. This is my opinion from experience not base off what I seen online. They harrassed their tenants during COVID 19 knowing the economic was shut down sending numerous emails and texts messages however but can't fulfill or repair any maintenance request. please save yourself a headache and money. Lease from another property management company. RPM is the worst in the Baton Rouge area.
Good afternoon. I am sorry that this has been your experience, however we do not have anyone with your name as one of our tenants. Is it possible that you have the wrong company? Both our maintenance staff and maintenance vendors address dozens of requests per week in an effort to keep the properties under our management in good working order. We would be happy to address the claims of "harassment" during the economic shutdown, however since no one with your name is in our system, I'm afraid you may be mistaking us with another company.
Negative experience: Horrible, they didn’t tell me that I had to pay for my mailbox key and my mailbox was already broken so I can’t access my mail and I’ve been living here 4 months! Communication is horrible, maintenance is even worse, and they still find ways to scam you out of money
Negative experience: Lack of communication and transparency. Uses repair services that quotes a repair, performs the repair then recommends a replacement. Repaired were done during inspection, we did not want to use their services because of the high estimate, yet the service was performed even though we paid another company for the repair.
Negative experience: Zero star! They are very unprofessional people. They dial a showing and cancel by message and don't answer your phone to justify why the cancellation. When I got a call from another number (because my number they didn’t answer) they immediately answer and say they booked for someone else at the same time and no longer for you.
Hi Fabiana, our leasing representatives have a high volume of showings daily. I apologize if somehow your showing was moved around or adjusted in some manner. Looking back at the records, our staff attempted to fit you in based on availability.
Negative experience: The worst place to rent from We cleaned the entire house when we moved out We even puttied the walls where we hung pictures and painted spots where the paint came off Installed all new lightbulbs Everything. This place was move in ready yet They charged us for cleaning and sheet rock repair and more. We also gave them notice that we were moving out and they still charged us a late fee and an entire months rent WHEN WE WERE ALREADY OUT OF THE HOUSE LIVING AT OUR NEW PLACE. Awful people. Don’t deal with them
Negative experience: Be ware of real property Baton Rouge they Are SLUMLORDS and will not repair anything they communicate only through texts and app they are horrible stay away
Negative experience: If you're a property owner, my experience has been that they are less than attentive to returning phone calls or responding to letters and emails, following up to see if repairs have been done, and refunding money if repairs are not done or are done in a negligent manner. I would exercise caution before using them as a property management agency or, if you do, use your own contractor/repair person. I'd been a Real Property customer for several years with satisfactory results. When the property manager who managed my property left, I noticed a significant drop in customer service. The tenant moved out, and Real Property sent a list of repairs. After talking to the new property manager (which took far longer for her to return a phone call than it should have), I sent a check. After receiving the monthly statement, I realized I had been charged for repairs I had not authorized, two repairs were done for less than the estimate (with no refund), and repairs I had paid for were not completed (with no refund). When I inquired about this, via email and phone calls, I was told they were "looking into it." After several weeks, I sent another contractor over to check on the property, only to find that the paint job (that I'd paid for) was done negligently (painted with a different color) and visible damage was not repaired. Again, when I inquired, I either received silence or "we're looking into it." I asked why no one had visited the property to check on the state of the repairs, and the property manager had no answer. After two letters, a complaint with the Better Business Bureau, and a phone call, I finally received a refund - almost 6 months after the fact. I also received an apology. I still decided to use another property management agency.
Negative experience: I wish I had thought to review the property management company prior to leasing a home from them. Tenants and Owners BEWARE! My perspective is that of a tenant's, but all of the reviews I've read ring true to my experience. My family fulfilled the terms of our lease to the letter. In addition to always paying our rent on time, we made sure to notify the company of any damage that occurred to the home while we occupied it. Back in mid March of this year, my lawn service notified me of standing water in several areas near the house that did not appear to be rain related. I immediately reported this to RPM as a potential leak. No one came to investigate until it was reported again in mid April to get a status update. Turned out to be a foundation leak. Repair work started in early May to mitigate the leak. My family was informed that accomodations would be provided for my family of 5 + 1 small dog. We were booked into the crappiest hotel room that would accept pets in the area for nearly a week. When we returned home, there were large holes in the wall where the contractors replaced pipes. Leftover dirt and grime was everywhere they worked with exposed hot water pipes for my children to play with! Almost 3 weeks later the maintenance crew came out to not only repair the wall but to update it cosmetically. They replaced most of the wood paneling in the living room with drywall (a welcome update). I secured my dog in the laundry room to prevent any interference and advised them of where the dog was located. Somehow, my dog was let loose into the neighborhood. When I discovered this, I notified RPM and the contractor, then demanded they cease all work in my home until my pet was recovered. The dog was recovered and I received a very non-sympathetic email from RPM stating that my pet would have to be removed from my home any time additional work was done and that leaving the pet in a designated secured space was not sufficient. All of this was accepted as is. The last straw came on July 1, when a demand to leave the premises for additional repairs on the 3-5 arrived in my inbox. This wasn't a request. We weren't offered housing or compensation. Regardless of our holiday plans, which we planned on having guests on the 4th, there was no consideration and we refused the date. The following week, we were offered a $200 credit towards the following months rent and an option of 2 schedule dates within a weeks time. While attempting to communicate with RPM to get clarification on the work that needed to happen as well as the length of time we would need to be out of the house, tropical storm Barry was announced to have a track that would put us directly in it's path. We received a generic email about how to prepare for severe weather but no responses to our questions about how the storm could affect the proposed maintenance schedule. Barry came and went without any direct damage here, but multiple surrounding parishes evacuated and hotels were in short supply. $200 is not even close to being enough for a hotel for 2+ days in Baton Rouge. After the storm left without much ado, we we TOLD, not asked, that the repairs were scheduled on Monday morning and to be out. Well, I'm pretty confident that there was nowhere in the lease stating that I had to leave my home for any reason, and chose not to engage any further. Their response was to decline to renew our lease this month. Ready for the funny part? They showed the house while I was still in it. In fact, while I was home. One of the families that came to view it was someone I bumped into at another house showing. So RPM gave their presentation and I got to give honest answers to questions about the home and their respect for their lessee's/client's/customers. Moved out a week ago. Hired a cleaning crew in a best effort to get my deposit back. The day after we turned in the keys they filed an claim against my renter's insurance in an attempt to get MORE money and keep our deposit! If you have the misfortune of dealing with RPM, make sure you communicate via email. I'm glad I did.
Negative experience: As an almost tenant with this management company, I can speak to some of the issues I personally had with the application process and requesting standard repairs and maintenance (i.e. carpet cleaning and paint touch ups). Basically, if the owner does not approve of your requests, the apartment is “as is”, and it becomes the tenant’s responsibility to either live with it or fix it themselves. Also, because the owner left behind various heavy pieces of furniture, I would have been responsible for removing those items as well since I didn’t want them. This was quite the project for a single woman and I felt I was missing out on the “new apartment” experience. This apartment was not my little project, especially if it meant I am doing specific things to raise the value for the next prospective tenant. Some of my requests were modest. And, I admit, others were a reach, but most viewings I have been to have put effort into how they present to a prospective tenant. With that being said, I have never seen a more disgusting tub or kitchen during a showing.
Fantastic experience: I had a great experience. Kelly was the best!
Fantastic experience: They are always ready to help in anyway and answer all my questions.
Negative experience: *Update: they had the property listed for 43 days with 0 showings. I put it on Zillow myself and just got a showing within 2 days. You're better off doing it yourself than using them!**Second update: 5 showings and 1 qualified applicant in 6 days. Tenant moving in by the end of the 2nd week after firing them! They had no showing in 1.5 months* If you're an owner, DON'T DO IT! They are the cheapest service in town, but that is for a reason, and the headache is not worth the extra 1-2%/month management fee! I just lost a tenant because of them!! I fired RPM on Friday and when I called my tenant personally an hour later to apologize for RPM and hope for a smooth transition to another company, they told me had they known I was switching companies they would have stayed in the house! As it is, they've already signed a lease at another house IN THE SAME NEIGHBORHOOD! My tenants are literally moving down the street just to get away from this company! They seem friendly at first, but they don't follow through with anything they say they are going to do. For example: my property had an incorrect location and description on the listing for 45 days during which time I called every Monday asking them to get it fixed and they told me they would "send an email". It didn't get fixed until the day before I finally fired them, only after I contacted their corporate office. Why I had to even inform them it was incorrect and hold their hand every minute to get it fixed is beyond me. Also, they told me they market my property on "at least 70 websites" in order to find a tenant. Because I already knew the 3 they told me about (Zillow, ShowMojo and Zumper) all had the incorrect location, I asked for a few other examples so I could check those too. They said they could not supply me with any other examples because they are "proprietary information". If I can't find them, and you won't tell me what they are, how do you expect prospective tenants to find them? They do NOT market on MLS. I'm told from another realtor that the reasoning behind that is that they don't want to split the fee with a realtor for find a tenant. Since firing them, I've looked at 5 other property management firms, ALL of which advertise on MLS. Also, after 8 months of the tenants living there, I inquired about the 6 month evaluation that was supposed to be done but I never heard about. They told me "it's on the schedule for to be done this month". Yeah, right. Aka, they just never did it. They then went to the house and took approx 12 pictures and posted them on the owners portal and charged me $50. No words, no report, no mention of whether things are in good condition or bad condition. Someone just snapped photos and uploaded. When I called to ask about the $50 and where they report was, they told me to look at the pictures. Their customer service is terrible, they don't follow through on anything. They say it's going to get done, then don't even try. Def go with someone else to manage your property if you want to avoid the week I just had last week discussing their incompetence and following up on issues that are never going to get fixed.
Positive experience: The employees here are very well mannered and polite. My husband and I are previous tenants. We moved in with ease. They didn't hound you like most landlords do. I only wished they could've worked with us a little more more but all in all they were great!
Negative experience: Horrible experience!! This was my girlfriend's first time renting her house and she used RPM...never again. We had to find out from outside sources that the tenants were abusing the home, they never checked on the home, when she'd report there was misuse, they would tell her they were going to send someone over to do an inspection and send a report, never happened. The tenants bailed on the house leaving it a WRECK and their response to everything is basically (shrug) "not my problem"...I shouldn't have to even give them one star because that's giving RPM too much.
We do not currently have nor have we ever had a Brad Williams as an owner. You must have us mistaken with another property management company.
Negative experience: I will never again live in such trash! I move into an un cleaned home. The walls had patches and the white tyles where yellow in some parts, the bathroom light did not function and the toilet seat was wobbly. The "nice" people at RPM did not even care to give the house a sweep so what does that tell you about painting or maintaining of the home. The kitchen was spray painted from the stove to the fridge, there's even dripping marks of paint on the ground. That tells you that the home is not so much of a home and more of a dump, but anyways we just need a temporary place to live. I have some people come over to help clean the house, we make it clean and then I just mantain the home. Before I move I clean it again, keep in mind that it looks 10 times better then the state I moved in. I even put new light bulbs. The people who ether own or run the house think it's a good idea to take my deposit. But I am not a bufoon I have on record video of the state the home was in when I moved and after I cleaned. And I have video record of the state of the house from door to door when I moved. So I don't know if it's worth my time to take them to court. But I definitely know I have the means to do so. They have yet to send me the receipts for all the "work" they had to do "because of my neglect". I hope you don't rent from RPM because it looks like they take it a means of taking money by saying the house was in worse shape after the tenant moved out. STAY AWAY! For your own benefit. ;)
