But the young lady Ms. Paloma was so nice. And knowledgeable, she turned my attitude from a frown to a smile. She was very resourceful with the information that she gave me. She found the correct address for me to go to. Negative experience: Multiple reviews have been deleted by this company: We relied on this company to manage our home for nearly 10 years while we were active-duty military. They repeatedly failed to quality-check contractor work, advised us to remove a reliable tenant, delayed eviction of a non-paying tenant from August to December, and cost us over $10k in unpaid rent. We also paid $18k in repairs that were never properly inspected. Requests for documentation were ignored. I would not recommend them.
Negative experience: In the span of 2 months of living in one of their "newly refurbished" properties, here are the work orders and issues I have experienced: 1. Upon move-in, the place was not cleaned. It had food residue all over the kitchen from the previous tenant and paint splatters on the floors from wall patching. No compensation was received when the issue was brought up. 2. There was a leak in the ceiling that took two work orders and over two weeks to fix. That meant every time it rained over the summer, I had to rearrange my living space to catch the water before it caused more damage. Once they re-patched the ceiling, no sheet was put down and so drywall was scattered all over my kitchen table and is now embedded into the surface. No compensation was received when the issue was brought up. 3. The bathroom sink did not drain water upon move-in. In the process of fixing it, the plumber burst a pipe and said nothing to me until the neighbor from downstairs said there was water running down their bedroom walls. I confronted the plumber who had now flooded the bathroom, and then he requested I help him. They left an open hole in my wall with no sink for almost a week before the next plumbing group came in, but left a sheetrock hole that required me to put in a second work order after a cockroach crawled out of it. No compensation was received when the issue was brought up. 4. The whole building had to be displaced for two days and two nights due to a sewer line maintenance where $150 was promised for each night we were out. It took me reaching out to the company after two nights for them to tell us we could move back in, but only one night was credited to our account. After emailing twice over a 48 hour period, no response has been received. Extremely disappointing living standards considering this property is faculty and veteran housing for The Citadel. It is cheap for the area and convenient for travel to work, but I would not recommend any future faculty/staff/veteran students live in these units until considerable overhaul is made.
Fantastic experience: Working with CPC has been incredible!! In matter of a couple days and alot of moving parts, they managed to get my property photographed, on the market, and rented in less than a month, and literally days before Christmas which is the HARDEST month to find tenants. I look forward to working with them long term. So far incredibly pleased with communication, work ethic, and results. I absolutely regret no going to Charleston Property Company sooner.
Negative experience: If I could give zero stars, I would. The experience that Charleston Property Company brings has been nothing short of a nightmare. Their team demonstrates a shocking lack of professionalism. Communication was consistently poor, and when issues arose, they either ignored them entirely or passed the blame elsewhere. At one point, items went missing under their watch, and rather than taking responsibility or offering solutions, they brushed it off as if it were inconsequential. That level of negligence is unacceptable for any property management company. What makes matters worse is how difficult they make it to transition away from their services. Instead of facilitating a smooth handoff to a new management company, they seemed intent on creating obstacles, dragging their feet, and withholding necessary information. It felt less like a business relationship and more like being trapped in a bad contract with no regard for the property owner’s best interests. Other reviewers have noted that the company often hires inexperienced staff who lack incentive to follow through, and I can confirm that this is painfully accurate. There is no accountability, no urgency, and no respect for the client. Property management should provide peace of mind, but Charleston Property Company has done the opposite. They have caused stress, financial loss, and wasted time. Their refusal to maintain a professional relationship with property owners, combined with their careless handling of responsibilities, makes them one of the worst companies I have ever dealt with. Save yourself the frustration and choose a management company that values integrity, communication, and accountability. Qualities that Charleston Property Company clearly lacks.

Negative experience: RENTERS BEWARE: I was a tenant with this property management company for two years. Overall, I would avoid this property management company if possible. Their practices during the lease term and as you close out your lease are predatory and they will find any reason to fault you. Pros: The application process was easy and streamlined (but thorough for those who would be homeowners renting their house). Paying rent is easy through their online system, as well as submitting work requests/repairs. During standard business hours, the property company is responsive and quickly looks to resolve issues. The maintenance line does their best to get in contact with management on the weekends and obtain approval for repairs. For most repairs, their Preferred Vendors come out quickly, (except for the items listed below (which is strictly just my experience in this particular house), and those Preferred Vendors are professional and do their best to knock out the issue. Cons: The lawn was overgrown upon move-in, and it took almost two weeks for them to have someone come out (we covered any and all lawn maintenance after that per the lease). We had our AC unit go out 5 times over the course of our 2 years leasing (when it was close to 100 degrees for each), and each of those times happened to be the weekend or a Thursday/Friday. Only one of those times was the AC issue resolved over the weekend, while the other times we had to wait until the weekday to resolve the issue, and in two instances, several days into the week. While we understand that their Preferred Vendors were unavailable during the time in which we needed help, it did feel like it was just consistent call backs pushing the time out. You cannot request your own help. It would have been helpful if we knew more quickly that no one was going to be able to make it so we could make the necessary accommodations somewhere else (the house was unlivable). The only other issue we had was that our dishwasher went out and it took over a month to have it replaced. Move Out: Don’t even bother hiring a professional cleaning company. We had a highly reputable commercial cleaning company come to do our move out clean (mind you, we were out two weeks before) and they still charged us over $400 for the cleaning fee because “the fridge and the oven weren’t clean enough”. The pictures they showed us didn’t show anything beyond frost and cold residue in the fridge, and standard wear and tear in the oven (the oven was very old) and they refused to provide evidence that their cleaning efforts provided a more fruitful result. This is predatory and just to pull more fees for the property company (the cleaning service they use isn’t a reputable one but appears to be a family friend of the property company) - this seems to be standard practice with predatory institutions for leasing to increase the fee capex. I asked countless times for evidence that they cleaned better than we did as to those two items and they provided nothing. Regardless, that was certainly not $400 worth of cleaning. Additionally, they charged us for a light fixture that had NEVER worked during our entire time living there (and outdoor light fixture). They also tried to charge us for a light fixture because the “light bulb was out” however, they simply didn’t turn it on (it’s a different switch). They also tried to charge us for “overgrown bushes”. When we moved in, the lawn was abysmal. Absolutely shameful and we spent around $1500 just to clean it up as we moved in and had professional lawn care the entire time. It was offensive they even mentioned this given I had photos of where we started. They are combative when you call them out (and they hire foreign call services/management services not locally based). I recommend if you are a property owner or a potential tenant, seek someone more local who cares about their property owners and tenants and not only profitability. If you must rent, document literally everything like you have to prep for litigation.

Negative experience: I still haven’t received my code to take a tour of the home and I scheduled it yesterday. This is the third time I have had issues with viewing a home with this company. The first time it wouldn’t allow my payment to go through which it stated the address didn’t match my card, which it clearly did. I had to reach out for assistance and got no help. So I said “forget it”. I then saw another home listed and it was through the same company. I tried my luck and what do you know my card went through, the same card that wouldn’t go through on my request to view the previous home. I completed everything sent over my ID and photo and I never received a code to enter the home, I waited a couple days and then I decided to give them a call. The young lady I spoke to was very helpful and she stated there may have been a glitch because they didn’t show I was scheduled. I told her the transaction was taken from my account and everything processed. She ended up providing me a code which I was thankful for. Here I am again, scheduled the view a home and still no code has been provided. The reason I’m writing this review is because this step of the process, which seems to be a challenge one from a processing standpoint could be a hindrance in renting out your properties. I know if I’m having these issues others are as well. There’s no reason why I should have received two messages asking me to review my experience and still have yet to receive the code. I hope this feedback helps.
Negative experience: I honestly dislike giving poor reviews for a company but this one genuinely deserves it. It was like pulling teeth trying to get someone to respond to an email or answer the phone, when we moved in they didn’t provide any details for our mailbox or the HOA rules for the community, the community we moved into required vehicle ID tags to scan to get into a gate which were never provided to us even after we gave them proof the HOA required that renters needed to receive the tags through the property company/homeowner, we paid for the HVAC filters to be sent (mandatory) and when the wrong size filters were sent they didn’t send new ones, when we sent our military PCS orders to break our lease and give our 30 day notice they took weeks to respond and accused us of sending fake documents (I have email traffic to back that craziness up) and when we moved out we were charged a landscaping fee because the grass wasn’t cut even though our lease specifically stated that the landscaping was done by a third party.
Negative experience: They are horrible at resovling any maintenance issues and consistently deflect and blame others for their lack of ability to deliver as promised and contracted. I agree with other posts that you want to avoid this company at all costs. Communication is the worst. Requires multiple phone calls for the simplist request. Then on multiple cases, the issue is never resolved.

Negative experience: I viewed two of their properties..I have never seen such trashy places in my life. The interior doors were missing handles in both units. The paint was just gross. Flooring was old.. just plain dirty! I'm just curious as to what exactly they do? To respond to the comment I viewed 1530 ft jackson. I don't remember the other. They were both horrid. Jackson was the worst. A legitimate slum
Negative experience: Not happy at all with the experience. Loved one house we went to see but the next day we tried to view another and instead drove 35 min to never get a text or email for a code and wasted the whole appointment trying to get a code.

Negative experience: customer service is lacking, not a southern company, friendliness and flexibility is non existent. Online payments are only available between the first and fifth of the month, after that you have to get a money order. Makes sense, I always use paper checks and receipts, who needs a computer? They also don’t accept any co-signers. Really?

Fantastic experience: Charleston Property Company is an excellent property management company. We have enjoyed dealing with them because they make everything so easy. The staff is very helpful and they have kept our property rented and in good condition. We have had great experiences with Maria, Armando, Paloma and Andrea. Over the past few years they have provided top rate service with a warm and helpful attitude.
Negative experience: I have reached out to this property management company in regards to an advertised, EMPTY, townhome, approximately 20 times in three days via telephone, email, Zillow messaging, and their website. I have yet to be contacted be a "live" person, only a generic and most likely, A.I. generated message that gives erroneous instructions on how to contact them and/or how to schedule a viewing. If you like a property that they are advertising, move on to the next best one. If you're holding your breath and wishing for ANYONE from this property management company to contact you, you'll turn purple and die before that happens!!! I truly feel bad for the home owner who's put their faith in this company hoping to get a reliable renter who has cash to move in today. I hope they enjoy paying a management company and mortgage, without receiving compensation from the property because it will sit empty instead of a happy renter that would have treated their home with respect as I would my own.
Negative experience: It has not been a positive experience renting with CPC. My rental was not in move-in condition when I moved in. The yard hadn't been maintained in a long time and the house was dusty and dirty during my showing. Neither was addressed before I moved in, as promised before I signed my lease. I let that go, but about two months into my tenancy and I've had several issues & requests go unaddressed for weeks. They do not follow-up with vendors and they close maintenance requests before they are complete. The entire team is very laissez faire and unfortunately need to be followed up with to keep their word. If you're a tenant, go with a property management company that actually makes your life easier, not harder. I gave two stars because they do make it easy to see houses and pay rent online in the portal. It's just everything else that feels like pulling teeth. Edit to add at move out: I discovered after moving in that the previous tenant moved out a month after moving in because mold was discovered. This was never disclosed to me by CPC. When swaths of mold covered my ceiling, I was told it was not harmful although they did no mold testing. To add insult to injury, of course all of the maintenance, cleaning, and landscaping issues that I "let go" at move-in were attributed to me at move-out and I was billed $1100 for it. Downgraded my previous rating from two to one star because they're intentionally dishonest crooks. You should also know that there is no local office to go to. The team is actually based in another country. You may as well be talking to a brick wall. Research Rhino, the security deposit "insurance" they offer as a more affordable alternative to their purposely jacked up security deposit amount. When you calculate the fees CPC tacks on for that "service," the cost of the coverage-- which "covers" nothing, and understand it is basically a way for them to force you to be liable for any erroneous charges they *will* make up at move out, you'll see this is also a way to scam you out of your money without being held to the standard required for security deposit laws. CPC are not honest people. Beware. Rent elsewhere.
Negative experience: Absolutely DO NOT USE THIS COMPANY if you can avoid it. I was charged a $310 late fee for my rent even though I sent in CLEAR photographic proof that their site was down. You can't go into their office because the door is locked and they don't "discuss fees over the phone". So, email is the only way to communicate. If I were late, I would take responsibility like an adult. But, this was NOT due to my negligence. They will not reverse the charges, while basically calling me a liar because they "reached out and the software company didn't report any outages". This is on top of the $30 they charge monthly for air filter delivery..... They get you any way they can get you. Ridiculous. Attached are the photos of the screens (which you can see their web address), my email to them YESTERDAY (the day my rent was due) and then their response basically saying I'm out of luck. Ridiculous!!!!
Negative experience: Please, for the love of god do not use this property management company. We were let out of our lease because they were in breach of their responsibilities as a landlord after threatening to sue them - think refusal to fix mold and flooding. After it ruined our washer and dryer we were done and sought out a lease break. When moving out, we had an employee tell us that this is the second time they've had to break a lease at this house because of mold and water damage. They have a clause in their leases that state if you pay the lease break fee, you have to pay rent until they re-rent the place which they were trying to force us to pay before threatening litigation. Not only that, when you move out, they want you to pay a professional to paint the house. We did not have a single thing beyond normal wear and tear and they are trying to charge us $1270 for the most insane things. We told them we would pay $175 which is what we think was fair on that long list and instead they are using their 3rd party company Rhino (that has multiple class action lawsuits against it) to come after us for money. They are truly only out for money and will screw over a tenant every single time. I am appalled that this company is even in business still. I have email documentation of every single thing I have stated in this review and included images of the flooding they refused to fix and the resulting floor issue due to moisture damage. I also know for a fact I have left a 1-star review for this company before and I'm not sure how it got removed.
Negative experience: While, the place I lived at was nice no issues. This company allow rhino insurance who they use to charge me in full ($421) when I no longer live there. And when I asked them about it, they say they’re not in charge of it, which makes no sense since they partnered with rhino insurance. Maria in particular had an “oh well I can’t help you” attitude and ignored my emails. when a complaint was filed through rhino to submit the cancellation, these guys denied the request after informing me that they can’t help me. What sense does that make? You can’t help me, but you can deny the request for cancellation? Be wary of this company when you’re moving out. The places are nice but email communication isn’t very good especially when you have an issue they tend to stop responding after a while. This is the only company that I’ve had this issue with, and I’ve rented through multiple places before. Good luck trying to talk to someone in person they are inaccessible and their doors stay locked.

Her communication standards are high - she keeps me updated on the status of any maintenance requests in a timely manner, and really cares about the tenants, which is the most important. Fantastic experience: Paloma is the great. I have had to reach out to CPC on occasion to take care of minor issues and I always knkw that when Paloma steps in, that everything will be handled. Not having an on-site office, like you have in a traditional apartment, can be hit or miss. But with CPC, it is definitely reassuring that they take care of the tenants. As a tenant, that should make a difference in the decision process. It did for me.
Negative experience: If I could rate 0 stars, I would. This company is absolutely incompetent at every level. Despite providing written notice of my intent to sell my property, they rented my house for an additional year. Their office is inaccessible, as they lock their doors, preventing any face-to-face interactions. Communication is a nightmare – emails often go unanswered for days, and when they do respond, the replies are usually irrelevant to the question asked. Maria Suarez, in particular, epitomizes their incompetence. They attempted to approve a repair costing over $800 for a simple chain replacement on a toilet handle. When I pointed out the absurdity of this labor cost, they seemed shocked. I ended up scheduling the repair myself with a reputable plumber for only $150. What are my management fees even paying for? This company puts in no effort and clearly does not care about their clients. Save yourself the frustration and avoid this company at all costs. Editing after their response to my review: I have documentation of every fact I've stated here. If you really want to go down this path, I can start attaching screenshots. They can pretend like they have no clue what I'm talking about, but they are very aware of their ineptitude. I also have contact with the tenant this company found, and the tenant is also very displeased with this company. Their response only highlights their incompetence and lack of accountability. Do not trust this company, do not do business with this company, avoid this company at all costs. Their response to my review puts their failure directly on display.
Fantastic experience: I began my relationship with Charleston property management company back in 2018. Right from the beginning I knew we made the right choice. Everyone at this business treated me with respect and always make sure to take care of all of my needs. They are always on it and very helpful. Your property will not stay vacant if a tenant decides to move out. These folks jump right on it and they have your property listed right away so you have no downtime. Negative experience: They rent homes that are already rented and take your money. You are given no time to rectify anything on your application before getting this email. My application was submitted around 10 PM on a Wednesday on Thursday by two we were told that our application could not be approved because of certain items that needed to be addressed one my landlord hadn’t got back with him with a rental verification, which made no sense, considering also that I had linked my bank account for this purpose. They are homes that are already rented and taking your application money. I was completely scammed out of my application money. I would not rent for this company nor would I recommended
Fantastic experience: The process was quick and accurate! the staff was friendly and helpful! Only thing is I needed a sooner move in date.So I’ll have to live in a hotel for a week, But other than that no complaints! CPC also has an Awesome Security deposit program! Thanks CPC!
Negative experience: Do not rent from this company. My wife and I moved into a house managed by Charleston Property Company at the beginning of October 2022. Upon moving in, we emailed the company a list of necessary repairs. Half of the list was addressed, the other ignored. Throughout our one year lease, we were met with problem after problem. Every service request was nothing short of a nightmare to have remedied. We just received our deposit and CPC withheld $925. $675 for paint touchups (375), light clean up (150), and landscaping (150) $250 for admin fees. Avoid at all cost.

Fantastic experience: I have nothing but good things to say about CPC and my leasing agent Gisela M. I moved to SC from Cleveland, Oh and Gisela did everything to make my transition great. A couple of weeks ago my hot water tank started to leak. Water was everywhere and the downstairs floors and upstairs closet needed serious repair. Gisela was really good with coordinating all the repairs between maintenance and the water repair company. Again Gisela I thank you for all your kindness during this stressful time. LINDA O
Negative experience: Great property - absolutely horrible company - as a property owner having worked with another management company in town - I can say without hesitation, avoid this group! So for specifics, trying to determine my next landing spot in Charleston, I opted to lease a spot from them - great house, poor management as described below. And as a tenant, I was going on day 3 of no upstairs AC - they claim they have an emergency service line, but at the 72 hour mark, still nothing and our family had to get a hotel in order to deal with the situation. They repeatedly keep saying the ticket was closed out, but ugh oh, I took screen shots of the evidence that show that in fact, I put a new ticket after their repair person left with no remedy having been done. Also, logically speaking, if an issue is solved, why in the world would I spend time and money trying to resolve the issue? And to make matters worse, the door to the attic won't shut, and wasps keep coming into the house, since it is completely open to the elements. Then incredibly, when I brought up the costs that had to be spent to leave the house because of several days with no AC, they said to make claim under my renter's insurance! This is a bit scary for people with families - imagine the costs being that much higher. To make matters worse, for me and the property owner, since they haven't fixed the upstairs AC in 72 hours, the downstairs AC is now not working and could potentially be damaged. Hopefully I'll have AC soon and the owner's property won't be damaged due to this negligence and that future residents that have this issue do not have similar experiences - imagine if an elderly person or someone with small children were in this situation - there could be severe issues for several days of extreme heat or cold exposure, and liability for the company and the property owner. As an update - the company continues to assert that the repair company resolved the issue, however, I have screen shots that show that after waiting a few hours to see if the issue was indeed replaced, I promptly notified them again through the portal as well as called on several occasions to find a solution. The after-hours emergency line is a run-around as we found out. Be careful about this group and document everything per the comments of others in the reviews.
Negative experience: Poor customer service communication I applied to an active home a month ago and submitted all required documents 2weeks later I received a email that the property I applied to has an approved application; If you have started your application and would like to transfer it to an alternate property, please respond to this email with the property address. I responded with a new property address and still has not received a response back or an update. My application fee has gone to waste.
Negative experience: It is a shame that so many good properties in town are managed by this company. When I moved in, my air conditioning was not working and didnt get repaired for two weeks. I also got the privilege of paying for every little repair that the apartment needed when I moved out, all things that already existed when I moved in. The photos from before I moved in clearly show the property in the shape that I left it. I have a full time job myself. Its not my problem to sort through hundreds of photos to prove that issues already existed in the property. Cheapskate homeowner paired with a lazy property company lead to me having to foot a $1000 bill for these that were already there when I moved in. Would not consider any future listing from CPC and would highly recommend others to avoid them as well. This is one of those companies that is looking to exploit you for every last dollar.
Negative experience: So I did an application with them am moving out of NY to SC paid the fees and everything sent in the documents required they ask for bank transaction in regard to deposits and payment history to previous landlords among other things the next day I got an email saying that they couldn't verify account and they couldn't accept offer letter unless on company letter head to which that I understand immediately the next day I got an email that the property in question was no longer available, but had I read the reviews I wouldn't have applied as this property company operates in an unfair manner if you already have applications to the property in question remove it from the listing so as to sort and approve qualifying applicants. This is like scamming when you allow multiple applicants to be applying for the same property knowing fully well that you have exhausted the number of applicants you already have and the worst part about this company is that there is no one to talk to when you call the phone number listed. My advice is do not trust this company they are like scammers.
Fantastic experience: Charleston Property Company has been fantastic to work with!! I have two of my properties with them and I sleep easy at night knowing everything is being handled. I would definitely recommend them!
Negative experience: As a prospective tenant, they are the worst of the worst do not try to apply because they will never call you back. We had met with the owner of the home we were trying to rent and they said Charlestown property company is supposed to give us a call that was Monday. Today is Thursday and trying to get a hold of anyone. There is ridiculous. Don’t even try. I hope they go out of business because if this is how they are with prospective tenants think of how they would be if you already rent and God forbid you need something done
Negative experience: If you want to gamble try the lottery instead because you may have better chance at winning or keeping your money. This company is good when things are good and absent when you need them the most. Our first tenants were ideal. They paid on time and treated the home as if it were their own. Our 2nd tenants likely could not afford our home although they were approved to live there. They left the home trash, dirty, and failed to pay their rent on time for the last year they lived in the home. The company conducted inspections but did not follow up on the identified concerns. They would not return calls but instead sent emails. When the tenants were late they did not communicate their efforts to collect the rent, and as soon as the rent was paid they collected their commission. We will likely not receive receive all of the money the tenants owe us for the repairs and rent. I honestly feel like I deserve compensation for the emotional suffering based on the absence and uncertainty. The nightmare we experienced with the last tenants and company ultimately led to the sale of the home. We are a military family that looked forward to leaving rental properties to our children, but this plan has been altered largely because of the interactions or lack there of I had with this company.
Negative experience: *** Update Mar 2023 *** Just checked with the new tenant and CPC never fixed the cabinet drawer, meaning they charge me to fix something that was already broken and don't fix it, and do the same with next tenant. Amazing Move Out Review- Jan 2023 - Frustrating experience with CP move out charges. Reading reviews here made it clear it is a common commercial practice to over charge clients as they move out. In my case CP charged us for 7 new lights bulbs, kitchen cabinets drawer (there was already mal functioning) and other items clearly not caused by a temp stay. They do have a process to review complaints but even with pictures and proof they ignore one by one. It is regretful they choose this tactic to increase revenue. Shame on Senior Leadership for allowing that. Initial Review Jul 2022 - Great support and experience on leasing a 6 month furnished house with CPC. Great support from Tania on getting all the paperwork complete. Looking forward for the moving so I can add post-move review.
Negative experience: I haven't been with them for a while, so hopefully it's changed since then but while I was stationed elsewhere we trusted our property to be managed by this company and they were awful. I was just telling the story to a friend and realized how ridiculous the situation was. Took my wife driving to SC to look at the house to realize the contractor that they recommended/partnered with didn't do any of the work that we paid for. Hopefully it's changed, if you see "asset preservation" doing any of your work, do yourself a favor and verify it was done yourself.
Negative experience: I have been trying to rent a house from them for more than a month; Of 20 calls that I make, they only answer 1 and that is if they answer. I am so angry that the few times they responded they were rude and inattentive. Look on their website that they were nominated as the best and it really is a lie, they have been the worst property managers I have ever met; when I went to turn in a house they didn't even know that many things were broken in that house. Take your time to thoroughly analyze this property before doing business with it!
Fantastic experience: Gretch was amazing! She was easy to get a hold of and quick to answer any questions we had! We also had a minor scheduling conflict with a utility company that she took charge of fixing and made everything work out perfectly! I couldn’t more highly recommend her and her help!
Fantastic experience: Gretch was truly wonderful to work with. I have always tried to stay away from rental agencies, preferring to rent directly from the owner, but in this case we couldn’t do that. Gretch has made what usually is a cold experience, that lacks any type of real personal action and made it the exact opposite. She has gone above any beyond any expectations I had. I actually look forward to working with her during the duration of the lease.

Our resident services coordinator, Gretch Oliveras, has been incredibly helpful and attentive to our needs through the initial application and move-in processes. The property itself is well kept and all utilities were set up prior to our arrival. This has easily been the least stressful move we have ever done. Thank you Gretch!!
Negative experience: I would absolutely not recommend this company. Not only do they have a policy where landlords do not receive rent until the middle of the month (every single month), but if your tenant is late and pays rent after the 10th they will not send you your rent until the NEXT month, so if you are a landlord be prepared to go months without rent AND you will have to chase them down for answers as to where your money is. I also have a cousin who used them for 7+ years, and when she finally decided to end her contract she found that her home was destroyed, apparently this company had not been doing annual inspections. They do not care about the landlord so please save yourself the trouble and list your property elsewhere. I will certainly be moving to another management company once my contract is up. Absolutely terrible service.

Fantastic experience: Getting in contact via phone with someone was tough, but I emailed Gretch, and she helped me almost immediately with a time sensitive request. She even followed up via text after to make sure everything had gone smoothly.
Negative experience: I have never left a bad review for a business in my life, but we are so disappointed in our experience with CPC. The entire process left a bad taste in my mouth, but it was the move out process that had our heads spinning. We referred to the move-out guidelines that were listed in our lease and the move-out emails that were sent to us in order to ensure we had everything covered prior to move out. Immediately, I noticed inconsistencies between the guidelines in our lease and the guidelines in the emails I was sent. One inconsistency was the paint. An email we were sent stated that paint touch ups were our responsibility, while the lease clearly stated that we were NOT to hire a paint company or do paint touch ups ourselves, as CPC would hire a company if they felt it was necessary. I asked for clarification and was informed that we should not hire a paint company or do paint touch ups ourselves as they wanted to ensure it was done properly, if necessary. I accepted this as a fact and assumed that 1. Paint touch ups/wall marks were considered "normal wear and tear" as listed in our lease and defined by law in South Carolina and 2. CPC would pay for a painter, if they felt it was necessary. Nowhere in our lease does it state that we would be financially responsible for this cost. Note: Our walls were not excessively damaged AT ALL. There were some scuff marks on the walls from stroller wheels or furniture and water marks in the kitchen, ALL of which could have been washed off IF the paint hadn't been a cheap, builders paint. ANOTHER NOTE: We let CPC know that we were having a hard time wiping down the walls due to the cheap quality of the paint, prior to moving out, so they knew this. We were then charged over $250 for paint touch ups... In addition, we were charged $250 for "cleaning" and a $200 admin fee to hire the cleaning service. We had my husband's mom and dad, my mom, and my husband's grandparents fly down from Pennsylvania to assist us with moving out. We had 7 adults on their hands and knees, standing on stools, etc. cleaning every inch of the house. My husband's mom cleans houses for a living. His grandmother cleaned houses for a living prior to retiring. We spent DAYS cleaning the property. If CPC is going to charge for a professional cleaning service, regardless of what the property looks like when we hand it over, I suggest not asking your tenants to waste their time cleaning the property. In other words: If you wish to clean FURTHER, then that cost should come out of your pocket, not ours. We followed the terms of the lease in regards to cleaning, and therefore, should not be charged for a cleaning service. I responded to CPC after receiving our security deposit disbursement with all of this information, plus links to the definition of "wear and tear," renter laws, photos comparing the property from our move-in evaluation to our move-out evaluation, etc. We were being charged for things that NEVER worked... not when we moved in and not when we moved out. I was then told to fill out a dispute, which I did with even MORE detail. I was told we would hear back by the end of the month and we did not, so I followed up and was basically shoved off. I responded asking for answers to my MANY questions and MANY requests for clarification of the lease/lease expectations (including their definition of "normal wear and tear") and have not heard back since then. That was on July 1. I do not expect to hear back from CPC, but I suggest the following to potential renters: 1. Don't bother cleaning your rental- they will simply charge you anyways. I mean, why not? They can claim there is a dust bunny on a ceiling fan and charge you $250 for a cleaning service and $200 for an admin fee! 2. Ask for clarification of your lease prior to signing. 3. Be aware that they ASK people to leave positive reviews because their "bonus structure/pay depends on it," so don't take all of the reviews here as gospel.

Negative experience: A really poor experience overall -- They would close work orders that had never been completed, or wouldn't fill them at all. We got notice to move out of the house because it was being sold, and that is when the inefficiency of the company really came to light. I could never figure out who to communicate with or people were extremely rude when I was trying to figure how to get our security deposit back after being required to move out after always paying our rent on time and keeping the house up to standards. When everything was finally turned over to the homeowners, I realized the property company was the issue completely. The property company caused a lot of stress and frustration because of poor communication, demeaning comments on the phone or just plain not answering the phone or ignoring emails sent. Very unresponsive. Half the time it seemed like the people who work there have no idea what they are doing or what is going on-- they have no answers or timelines for solutions to be provided. I have rented many places and many cities and this is the worst experience I have had thus far. Would not recommend if you can avoid renting one of the properties they manage.
Negative experience: First online review i've ever done but this has gone too far. Signed in with this company a few years ago while i served overseas to rent my home. Everything was great at first. Once i moved back to the US i realized how underpriced my house was. Turns out they do not revise the rental price to keep up with the market (as initially promised) my house was rented for 1500 for the majority of the past few years causing me to loose thousands of potential income. When i asked for a new market analysis, they responded with a small adjustment. I then asked why is it that a similar property on the same street is on the market for over $600 more, they responded with "what price do you want to charge?" At that point i decided to sell my house and be done with it altogether, and overall the move out process was anything but transparent. I had to constantly solicit for information, status updates, etc....I was then given of a list of repairs the tenant would cover from the 1500 security deposit. Then they doubled down and informed me the tenants would only cover a few things after "revising" it with the move in evaluation and told me the tenants would only cover a portion of the carpet repair (dog chewed). Then a month later after the repairs was done i received a automated email with the final payment from the tenants with the amount withheld from the security deposit. I asked about it because there was money unaccounted for and they informed me that i'd receive 25% less of what they first told me i'd get without a valid reason and the remaining $205 left of the security deposit from the tenants was taken as "management fee" even though their fee was supposed to be 10%. Thankfully i do not have to deal with these property managers any longer and i am strongly considering filing a complaint with the BBB. OWNERS BEWARE.

Pretty sure they use friend to fix thing when they break so they can charge a ridiculous amount of money! They are a total rip off! Negative experience: I would not recommend renting from them. Document everything that is wrong with a place no matter how small if you do. They will charge you for things that should be repaired before you move in! We had the ice maker covers fall apart in our hands and they charged us for breaking it! Pieces were missing from the previous owner’s attempts at repair, not mine. That was just the start of our issues. AC was out for 7 weeks in the middle of summer with a 4 yr old in the house. Many other negative interactions with them. Run while you can.

Negative experience: Applicant Fees are a scam. They charged $300 (4 people) for application fees and immediately turned us down because they do not accept undergraduates, even with a guarantor. I called and asked them to return the application fees and they were not willing to discuss it at all. They said if the listing does not say undergraduates are accepted then they are not accepted. How were we to know? It should have been the first thing they asked or should have been spelled out in the listing. Response to Owner: Not true for guarantor. It is very misleading and you should revise your policies and spell out in the listing. I have asked the Better Business Bureau to get involved to resolve.

This company is always responsive and more than helpful with any issues that come up. Jazmin has been an especially helpful addition to the team. Fantastic experience: From my first contact until now, I have only experienced the utmost professionalism. Abby had always been courteous, prompt and thorough. Any question, concern, or clarification that I needed, came quickly. Her customer service skills are impeccable. Maria is a gem as well. Negative experience: ATROCIOUS! Please for the love of your life do not conduct any business with CPC! Horrible for tenants. We rented in a good location but overpaid for the deceivingly low quality apt. Our 1st month living There (August!) we didn’t have functional AC! They said it was not legally required and were very slow in sending repair techs. The 3rd guy finally discovered that all the HVAC ducting had been chewed up by rats so they had to replace it all. Throughout the year the place fell apart; appliances, pipe bursts, etc. Completely negligent with their properties. After all that they only returned $81.00 on our $2100.00 deposit blaming us for the underlying conditions. They’re just looking to generate as much $$ as easily and unethically as possible. CORRUPT. The epitome of greedy business. I’d give a negative rating if I could.
