Negative experience: They take weeks to respond to issues. I have a mold issue in my Edina condo that I e been waiting on answers for for months.

Negative experience: I am currently snowed in. I called first service to get clarification on our snow removal company and their timeline. I was told they were required to plow/shovel 8-24 hours after the snow stopped. Then I was also told it would be 24-48 BUISNESS HOURS before I got a call back from my local management. It’s MONDAY it could take till FRIDAY to get a call back based on buisness hours. $300 a month and I guarantee I could get a response from my grandma beyond the grave faster than these people.

Fantastic experience: John Yuccas with First Service Residential was great to work with Responsive, reliable, and friendly.
Negative experience: Avoid FirstService Residential at All Costs FirstService Residential has been the worst HOA management company I’ve ever dealt with. They operate with blatant conflict of interest, zero transparency, and complete disregard for residents. Ryan Weems was the worst Property Manager ever!!! For YEARS, they forced us to use Gittleman Construction, their unofficial “sister company,” and blocked me from using any other vendor—even when other options were cheaper and better. This self-serving setup has cost me thousands over the last four years. It’s obvious they cared more about funneling work to their preferred contractor than doing what was best for homeowners. The real breaking point happened in September when my $2,000 e-bike was stolen from inside the building. Instead of helping, the building manager Ryan Weems was dismissive, uncooperative, and frankly acted like he couldn’t be bothered. He refused to provide or share security footage, claiming he could only watch it “in real time” and then gave up after 5–6 hours—even though the theft happened over a six-day period while I was on vacation. Then he told me if I wanted a full review, I’d have to pay Gittleman Construction $148/hour to watch the footage. Imagine that—the same company tied to FirstService trying to bill me thousands of dollars just to investigate my own stolen property. This company is the definition of: • Conflict of interest • Overcharging and exploiting residents • Terrible management • Zero accountability • Zero support when something actually goes wrong If you value your money, your time, and your sanity, stay far away from FirstService Residential. They are unprofessional, unethical, and completely resident-unfriendly.

Negative experience: Absolute Worst Experience: Foreclosure Threat Over Miscommunication As a current out-of-state owner, I can firmly say that Skyscape Condominium HOA (managed by FS Residential) is the most unresponsive and aggressively managed association I have ever encountered. They do not work for homeowners; they work over them. High Cost, Minimal Service: Our fees have increased significantly (from $595 to $737) with no corresponding increase in services or amenities. My Warning: This HOA prioritizes expensive, immediate legal action over basic homeowner communication and cooperation. If you are considering buying a property represented by this HOA, I urge you to reconsider unless you are prepared for extreme, aggressive collection tactics.

Fantastic experience: I accidentally sent a couple of packages to my old condo building. There was no way to reroute them, but I had no trouble retrieving them from the building thanks to Community Manager John Yuccas. He was prompt and kind when responding to my inquiry and request. Thank you!

Fantastic experience: I just relocated from Pittsburgh to Minneapolis. I live in a building managed by FirstService Residential. Nancy Perdew, the onsite property manager, has been an invaluable help to me during my move. Nancy helped answer all of my questions as I prepared to move, answered more questions when I arrived, provided a tour of the building, and gave a newbie in the building tips, instructions, and information. All of this was done with courtesy and a smile. I couldn’t feel more welcome as a new resident.

Fantastic experience: This October marks five years of my husband and I living at Rex26, that’s half a decade! These last few years we have greeted and said our goodbyes to multiple apartment managers, it’s never been a tear worthy experience. That was until we were introduced to Alison and Kendra, our most recent property management with FirstService. Both Alison & Kendra brought a new level of professionalism, efficiency, and warm-heartedness to our building. To say they built a community would be an understatement. From little things like hosting breakfast in the lobby, to bigger things like having a yoga party, to even BIGGER things like befriending our shy dog so much so, that we can’t even walk by the lobby without saying hello. I’ll miss Kendra holding our dog while we grab our coffee, and packages. I’ll miss Alison who made every transaction feel personal rather than just business. The two of them made Rex a home, and losing them means losing value. We are so jealous of the new complex that gets to have them!!!

Fantastic experience: I have been living at Rex26 since October of 2022 and have seen some community management changes. Alison Surratt (and Kendra) has been the best by far. Quick and attentive. Always keeping us informed on what is happening in the community and building, and doing everything they can to keep us safe and secure. Even though I couldn’t make most of them because of my work schedule, I always got excited seeing the flyers and greatly appreciated the community breakfasts and social events that were planned and I know everyone really enjoyed them. They brought a real sense of community to the building and they will be missed!

Fantastic experience: Kevin Culligan at Cloud 9 Sky Flats is one of the best on-site property managers that I have seen in the Twin Cities. I sell properties all around the Twin Cities and see all types of different managers, but Kevin is tough to beat. Fantastic experience: Just moved here at the Rex26 apartments a month ago, and I don't think I could've ever wished for a better first home of my own. The process of unloading from the moving truck was a little hectic since they share a loading dock with the grocery store on the first floor, but the drivers were accommodating and polite just like everyone else in the neighborhood. Which reminds me-- the staff! Kendra and Alison have been wonderfully supportive and friendly, and the events they throw here for tenants to socialize and fully enjoy the lovely amenities are a real treat. Everyone is very timely to respond to messages and genuinely seem to care about all our conditions, including Mike from maintenance. The unit itself is nice and clean and has a good view of the city, not to mention the breathtaking view from the rooftop patio. The neighborhood is full of life and art and beautiful scenery and so much delicious food! It's an overall wonderful community, thanks in no small part to Rex26 and its friendly hard-working staff.

Fantastic experience: I've lived at Rex26 apartments since late 2023 and have enjoyed my experience thus far. The location sits in such a fun section in Minneapolis, and living above an Aldi is a mythical level of convenience. Along with the great amenities (in-unit washer and dryer, gym), superb ambience (live plants, rooftop common areas, cool art), and overall cleanliness, Rex26 and FirstService Residential as a whole have the most amazing staff. Alison Surratt, Kendra Tanberg, Mike, and the custodial staff work so hard to make Rex an inviting and hospital environment. Seeing them in the building always puts a smile on my face. Fantastic experience: First service residential has been a very well run management company for our condo complex. That being said, the key component here is the front desk. And Carol Welty has been fabulous throughout the years. We have known her in her position, watching out over everything that goes on throughout our complex and takes care of matters large and small very well. No matter how large a company can be, it really comes down to the individual that one has to deal on a daily basis. And Carol makes this company great.

Fantastic experience: Megan at river station is the best Property Manager I’ve encountered! I do water mitigation and she is always on top of any issue or question we have. When she doesn’t have an answer she will get you one. With all the issues that can happen in condos, she still manages to be friendly thru it all.

Fantastic experience: We came to the Twin Cities area to look for a condo. Yesterday morning we toured a couple of units in Cloud 9 Sky Flats. Our tour became immensely useful and helpful because of Kevin Culligan, the Building Manager there. His detailed knowledge of the building, helpful attitude, and personable temperament, and enthusiasm are truly marvels to behold. During our 30 minute visit there we happened to see a few interactions that Kevin had with members of the community. It was obvious that the Kevin loves his job is very good at it and the members love Kevin. We have not yet decided whether to buy a unit in the building, but Kevin’s being the Building Manager there will definitely bias us toward a decision to live there.

Fantastic experience: Kevin at Cloud 9 is a great manager. He is very thorough and on top of things. Very impressive and professional. There is constant communication about upcoming condo projects and the condo has been well maintained. He also highly emphasizes security and is proactive in making sure Cloud 9 is secure. Fantastic experience: I have been living here (Rex26) since October of 2024. I have been loving the apartment and it being so close to the lake to take my dogs for a nice walk. I also work in uptown so I enjoy my walks to work! Community management (Alison Surratt) are very responsive and helpful with any questions. The monthly resident events and breakfast are always fun to look forward to! Plus from out 5ft floor unit we get amazing sunsets!

Fantastic experience: Rex26 management is wonderful, love that it’s pets friendly and they do a monthly resident pet of the month, along with monthly activity and monthly resident breakfast. Negative experience: If I could give 0 stars on this review I would. This past Wednesday, the neighbor's drive their car into the divider between our 2 townhouse units. After reaching out multiple times, we've barely received any information back from FirstService on how we are supposed to get the wall repaired. Currently, we have brick and mortar falling off the walls from where the car hit, and after repeated messages from myself and my husband, we've been unable to get any information back other than a couple line email. They also refused to call us back when we've asked for a call back, and have barely offered any help. Completely unacceptable.

Negative experience: For the last 5 1/2 years that I have owned my property FirstService Residential has maintained it. Within the last 18 months I've contacted them 5 separate times about snow not being removed in the same area. They never take care of the problem and are very slow to respond to my concerns. This company clearly needs an overhaul of management since it's lacking basic communication skills.

Fantastic experience: Our experience at Lake Point has been exceptional largely due to Carol Welty. We have owned our unit for just over a year. In this time we have witnessed Carol be consistently calm, kind and an excellent resource for our questions. We have had the opportunity to witness Carol respond to a peppering of question about the garage renovation. She handled them with poise and grace even when not all have been as kind in return. She knows residents by name and details that only somebody who cares would be able to keep straight. The genuine kindness she shows to the residents that may need more help is heart warming. When we had questions about our renovation project and move in, she shared a wealth of information. She has made us feel welcome from the first day we joined the Lake Point community. We know we made the right choice by moving here. First Service has a wonder employees. Carol is exceptional.

Fantastic experience: We have lived at Lake Point for over a year and a half. During that time Carol Welty has been our Community Manager. This has been an eventful year at Lake Point with many challenging building projects requiring a great deal of moving parts. It is difficult to imagine a better person for the job than Carol. She is an accomplished problem solver who has somehow managed to keep all the balls in the air while maintaining a calm, pleasant presence for which we are very grateful. Fantastic experience: My wife and I have owned a condo at Lake Point since 2023, but I have known Carol Welty for many years, since I began helping an elderly friend, a Lake Point resident, with her shopping, finances, and other needs. Carol is very competent, a good communicator, efficient, and kind. In short, she is outstanding. She has helped us with the many tasks facing new unit owners and provided recommendations for various kinds of contractors. Her weekly newsletters and her emails to unit owners about various building maintenance tasks keep us well informed. In particular, she has coordinated with us during the major, multi-phase reconstruction of the building’s garage and support structure as our parking spaces became unavailable and we had to use alternative parking. She has been especially busy during this project but handles it all very efficiently. Finaly, she has been kind to us, our elderly friend, and to all in the building. The whole front desk team does a good job, but Carol, as the leader and weekday receptionist, deserves particular recognition.

Fantastic experience: In ALL CAPS, a shout out to CAROL WELTY, Lake Point Community Manager here in South Minneapolis. Carol anticipates problems in a 1:1 way that makes residents feel heard. She calls/ texts with a head's -up and a ready solution; not just for us; but also she double checks w/us on behalf my Mom's best interests . Mom lives in a different unit and she struggles with mobile phones and email alerts; so we truly appreciate the extra eyes and ears that Carol brings to the table.

Fantastic experience: As a new tenant, Carol W could not have been more welcoming. Immediately, I noticed her calling each resident by name, checking in and asking if anyone needed anything. Fantastic experience: Dealing with our association manager, Charity, has been great. She is quick to answer any question I might have at Lindsay Lofts. So either her parents named her Charity since they knew she would give back or she grew into her name. Either way, she's so helpful she even helped with a building issue in my dream. Fantastic experience: Some people deserve a huge thank you for the job they do....We own a condo in River Station. It is a second home for us, so we only visit. Therefore, when problems arise, we need someone to help us out. Megan Sharbono has been an outstanding friend for my husband and me. We've called her a number of times to get help with problems that arise that are typical with home ownership, but when your permanent address is not Minneapolis, you don't have any idea where to turn. She even went so far as to let one of our children use her garage spot on a very busy weekend in Minneapolis when we couldn't find parking anywhere. My husband and I want to thank her for everything she does to make owning a condo in River Station a great place to be!!! Thanks for all you do, Megan!!!

Fantastic experience: Working with the Carol Welty (FirstService Residential community manager) during our structural rehabilitation project at Lake Point condos has been a very positive experience. Her professionalism, attentiveness and responsiveness in the midst of some challenging logistics condition have been outstanding, Her helpful approach and cheerful attitude has made navigating the project complexities, including the inevitable disruptions to the residents' daily lives and ever-present construction safety concerns in an occupied building, much smoother and more manageable. Overall, her support has been invaluable to the ongoing success of the rehabilitation efforts.
