Negative experience: Very disappointed. They offered me a cash offer of what I paid for the house 22 years ago. The house needs some updates but they figured about $25,000 worth and yet they offered me half of what the house is actually worth. Be careful! My house appraised by the bank at 425k And their cash offer was 218k - Paid 240K in 2004 and have made lots of improvements.. Not happy.

Fantastic experience: Our Real estate agent, Kim, was great. We previously sold our parents house with her and decided to use her services again to sell our house. She was flexible in our move out date. We love that we could leave the things that we did not want to take with, and did not have to clean the house. Closing was a breeze. Fantastic experience: Andy did an EXCELLENT job of guiding us through the "buy as is" market. We received several other quotes. Some of which were higher. However, in the end Homestead Road matched the competition's highest offer. Andy O'Neil was so friendly and personable it was refreshing since some of the competition didn't EVEN bother to look at our place. In the end, the process was quick and we were able to furnish our new place with new furniture and leave most of our old stuff behind. Moving is difficult enough when you're older and Homestead Road really made the transition so much easier. Thanks sooooo much Andy!

Negative experience: We purchased a house from Homestead Road in 2023 and were pretty disappointed with their renovations when they flipped it. They seem to have chosen all of the cheapest items possible and cut corners wherever possible to barely meet code. It seems like they are only in it to make money and not sell good or high quality homes. Here are a few examples of their cheap/low quality renovations: covering up the water damage subfloor with new LVT, installing a single 18" sink in the kitchen where a standard 30" sink could easily fit, purchasing the cheapest new kitchen appliances available, installing an 18" bathroom vanity where a 24" vanity could fit, new vinyl siding that was installed warped and a few pieces have since fallen off in only 2 years, new metal flashing around the roof that a few pieces have fallen off in only 2 years, installed pine planks on walls very bowed due to excess spray insulation bulging in spots, poor quality drywall mud sanding where imperfections are highly visible. Old smoking stains have bled through the paint due to not properly priming the spots first, etc, etc, etc. You might be asking: why did we buy this home in the first place. Well, this was one of the only homes available in the Hopkins Avenues Neighborhood at the time and this particular home had great bones. We are particularly handy and have since ripped out nearly every "improvement" Homestead Road did and have put in renovations to actually make our house a quality home.

Negative experience: Started out great by we got what we were asking for, for our home and they were flexible with us. However after that there were 3 separate incidents of miscommunication with them. The biggest one being they promised us a cashier check and it wasn't. Of course then pir bank put hold on the funds abd that pushed our timeliness back, because we needed funds to pay for our new home.

Negative experience: Definitely do NOT recommend this place. We purchased a ‘flipped’ home just over 2 years ago from this company, and not only was their flip work a joke…but we just came to find out that they’ve been receiving a bill of ours for the past 2 plus years! They chose to not return the bill to the sender or let them know the house was sold. Now WE are responsible for 2 years worth of late fees. What a joke.

Fantastic experience: We had to move mom to assisted living. I just wanted a idea of what we could get for her home. I really had no intention of selling to Homestead Road. I just wanted a starting point. So I made a Saturday morning appointment with one phone call. Saturday comes and I met with Sunil. It started out well because he showed up in his pick up , Not a overpriced luxury car. A very good first impression for this old timer! So I just left Sunil alone to do his thing. A short time later after a few questions. Sunil told me he would be in touch. A couple days pass and Sunil made me a very fair offer. So I ran it by my mean older sister who says no. She wanted more because of a recent update. (whatever) So I told Sunil what was up with mean older sister! So Sunil sweetened the offer a little and told me how easy it would be. I was Sold at that point. I told My mom about the offer the time frame and how easy it could be. ( and the free cookies ) Mom says do it! I did it and we could not have been more happy! No lies. Nothing to do and you can leave what you want. We did leave some things that we wanted to keep but that was our fault. One recommendation I would have is that thy give you a curiosity time period (Day or two) and ask you if there was anything you forgot to take with you. I know they want to start cleaning out the place and flipping it as soon as possible but this would be a nice improvement.

An alternate offer had been made for a bit more money so I asked Eric if Homestead would match it. Homestead did and we set a closing date about 5 months ahead so my grandson could finish the school year without interruption. Negative experience: Twice now I have been lowballed trying to sell my home to homestead road for a cash price, first time it was 30 thousand and most recently 40 thousand below what I paid for the house. I understand my house is not perfect but it is definitely not 40 thousand below what I paid. Not to mention it took over 2 weeks to get a call back with the lowball offer. What a wast of my time.

Fantastic experience: We recently sold mom's house due to a move to Senior Living. We met with Homestead Road, and they gave us options for As Is or MLS traditional sale. We decided to try the MLS sale and see how that went. After a cleanout (but no repairs or painting) the house was listed on a Friday - had multiple showings over the weekend, and an offer not long after that. I feel the posting with computer generated room updates was very helpful to help buyers see the good potential in the house, and look past the updates that were needed. When the committee review came in lower and I was not satisfied, Sunil went back and advocated for me and I was able to get my desired selling price. I felt he was very supportive and an advocate on my behalf. Closing process was set up and process went very smoothly and quickly. Fantastic experience: Working with Kim at Homestead Road was truly a one-of-a-kind experience. Kim's been in touch with my father about his home for the last few years, and when it came time for him to finally move on she was ready to step in again and make the process as seamless as possible. She kept in touch throughout and took over any part of the process that she had access to (title information, taxes, utilities, etc.), cutting down my need to chase down paperwork. She always answered my questions in a timely manner and never left me feeling confused or uncertain about going the as-is route for selling. Positive experience: I highly recommend working with Homestead Road, but ESPECIALLY with Kim Gambill. She was very informative and friendly, and happy to go over any info you don't understand. She's really easy to talk to, which made selling my house so much less stressful! The most important thing for me is that she was not pushy AT ALL. (I can't stand pushy salespeople) I even considered backing out of the sale late in the process, and Kim walked me through how that would work, giving me the info I needed without pushing me into anything. I felt like the offer on my house was fair. *Note* The 4 stars is because Homestead Road lowered my offer after saying they stick by their original offers. It was understandable because there was a long delay on my own timeline, and during those several months the housing market did have a drastic change. But that was disappointing.

Fantastic experience: We really felt the joy. Fonda stopped by and looked at our 112 year-old house and then called us with a good offer. Fantastic experience: The Slogan of Feel the Joy couldn't be a better description of how we felt dealing with Homestead Road. Called for an appointment on a Friday and one was made for the following Tuesday. Brooke A. was the Acquisition Manager we dealt with. She was exceptionally professional, candid and promised full transparency in the process. Brooke's experience in Real Estate in addition to the area our home was located gave us a high level of confidence we were in good hands. We choose to sell our home at a time where the market was changing and as we expected, the initial offer was lower than what we hoped for. Brooke explained the Deal Review process and what that entailed and she literally was an advocate on our behalf citing numerous items to bolster the final offer. Review the website, everything stated is FOR REAL. From signing the purchase agreement to closing was 4 weeks. We wanted to move quickly and that we did. Traditional route would have likely taken 4-5 months with all the anxiety and stress due to the time of year and current market conditions. We lived in our 3400 sq ft home for 30 years and moved to a 1200 sq ft one. As such, we couldn't take everything we owned with us.
