Fantastic experience: I recently inquired about a property through Pure Property Management and Ruby was great to work with. She responded quickly and provided all the information she could right away. For questions she didn’t have immediate answers to, she reassured me that she forwarded everything to the office and would follow up to make sure someone reaches out. She was very helpful and honestly refreshing to talk to during what can be a stressful rental search. Super easy to communicate with… and thanks for the laugh too, Ruby! Really appreciated your kindness and help.

Negative experience: We just moved out of one of their rentals and even that we cleaned perfectly, left the place as we moved in, they made up a bunch of charges and took around 700 dlls in damages and deep cleaning services from our security deposit, even that we documented the pre existing damages on our move in inspection and they know they never repaired them, on top of that they charged us an extra day of rent for dropping the keys after hours even that they advised us to do that! We moved out late cause we’re a military family and we are moving far!

Negative experience: We moved into a property managed by Pure Property in August 2025. Within the first month, we discovered a severe rodent infestation in our kitchen, including mouse droppings inside cabinets and chewed food. Upon further inspection, we found mold, feces, and a visible entry point behind the dishwasher leading to the area beneath the sink and adjacent cabinets, all of which also contained significant rodent droppings. Despite notifying Pure Property immediately on a Friday, we received no response for an entire weekend and three additional days — not hearing back until Wednesday of the following week. During that time, we were forced to set glue traps, wear masks and gloves, and personally dispose of mice and contaminated materials. This exposed us to potential health risks such as Orthohantavirus from handling droppings and dead rodents. When Pure Property finally responded, instead of sending a licensed pest control company (which they still have not done to this day), they sent a general maintenance worker. He merely sealed visible entryways with foam and performed a brief surface cleaning without addressing the infestation source behind the dishwasher. The worker even suggested that we should “set up more traps outside,” which is completely unreasonable for new tenants who expected a pest-free home. Since then, we have only caught baby mice, indicating that larger adult mice remain inside the walls or insulation. Pure Property’s delayed, inadequate, and unprofessional handling of this issue shows a complete disregard for tenant safety and well-being. In summary: Pure Property has failed to provide a timely, professional response or proper pest remediation. It is clear that tenant concerns are not a priority once the lease is signed. I strongly advise others to avoid renting from Pure Property.
Negative experience: Do not hand over your property to pure. They have had a lot of layoffs and churn. The people that used to work there were so great and their replacements are absolutely in the dark and make every process very frustrating. They will grossly mismanage your property.
Fantastic experience: I had a short experience with Pure property management and it was very good. Needed to get one of their houses asap and my application was approved and lease created within the same day! I just didn’t sign the lease because I got approved with other company for a bigger house.
Fantastic experience: From the moment we expressed interest in the home we’re now renting, we’ve had a wonderful experience with PURE Property Management. Within a week, we were able to schedule a tour, connect with a property manager, and submit our application — the process was quick and efficient. I worked closely with Rudy and Rizielle, who were incredibly responsive and patient as they answered my long list of questions. After finalizing the lease, I picked up the keys and met with the main property manager, Zach, who was so friendly, kind, and fun to talk to. Renting a new place can feel daunting, but the team I had the pleasure of working with made the experience easy and hassle-free. Fantastic experience: I would highly recommend the Bonita location. Jenn Stepp was very helpful, personable through our property inspection. Early on she had helped us get situated and it was a pleasure to finally meet her. She does great follow-up and always willing to help. Highly recommend her and the office.
Negative experience: I would not apply to any of their locations. I toured a property of theirs and it was dirty. There was hair everywhere, the fridge had crumbs, dirty foot prints on the ground, chipped paint. It cost me and my partner $170 just to apply to an apartment with our cat and small dog. The pet application asked for years of vet records, microchip information, photos, cost money, and more. After asking multiple times about where my application was in the process I was finally told it was never even viewed. Instead of refunding me, I had to request a refund for all the fees and still have not received a refund. Their communication is horrible and it’s very hard to get anyone on the phone. I would not recommend.
Negative experience: I'm not big on putting down businesses but PURE has been absolute terrible to work with. Poor transparency, no response to any inquiries, and they still have the audacity to continue to add fees. I honestly could not give them a worse evaluation. Please do yourself a favor and steer clear of this company.
Fantastic experience: My partner and I were helped by Christine. Communication was fairly quick compared to a few other property management companies we have contacted throughout our moving process. So far I would recommend Christine and Pure property management.
Negative experience: Worst property manager ever. We just moved to property managed by PURE on Jan 10 and realize that water heater was not working. After several hours of working moving all of our stuff we wanted to have a hot shower. I submitted the report even to the emergency line without any positive feedback about having a technician to fix the problem. HOME was dirty and looks like an abandoned home from outside. Because we moved on weekend PURE didn’t work with us in helping out to resolve all of our complaints
Negative experience: Wow. What a horrible experience working with Pure Property Management to rent my property. If you are looking for a company that will do the bare minimum, that won't respond to your calls and texts, that won't communicate or share relevant material documents with you, this is your company. But I strongly suggest you look elsewhere for property management services, preferably a locally-owned small business that actually cares about being accountable to its clients. This is a large company with heavy turnover and zero accountability. The only person who will pick up the phone is the sales guy, but that ends as soon as you sign the contract. I was passed from one "property manager" to another three times over a month, and none of them could be bothered to pick up the phone. They took actions without my consent and which are not stipulated in the service contract, then turned around and charged me. Do yourself a favor and avoid Pure Property Management!
Fantastic experience: We engaged Brett when seeking out options for a property management company on a STR we were considering buying. He was so helpful, knowledgeable, and responsive. He helped us in ways we didn’t expect and are grateful for that! Would definitely recommend considering Pure for your management needs.
Negative experience: My experience with Pure Property Management has been nothing short of a nightmare. After moving out of our rental property in March 2024, they have failed to provide us with a copy of our move-out report and have yet to return our security deposit. Even worse, they charged us for damages that were already documented when we moved in. We reached out multiple times to resolve these issues, but were constantly passed around from one person to another—Amanda Flores, Jennifer Stepp, Olivia Wertz, and Jennifer Newton—all of whom promised to help but ultimately took us in circles and ignored our emails. It’s clear that this company has no regard for its tenants and operates with a shocking level of negligence and unprofessionalism. If you value your time, money, and peace of mind, steer clear of Pure Property Management.
Negative experience: Highly disappointed in the lack of communication and how poorly our property was managed. The representative did not catch a lot of damage and issues to our practically pristine townhome at turnover/move-out. Our experience has been terrible once this south county office has got involved in managing anything on our property. There is no attention to detail and many items fall through the cracks. As a homeowner, this is very frustrating.
Negative experience: The only reason I am giving two stars is because I happened to get my full deposit back which I absolutely deserved. This company dropped the ball big time. The house we rented in imperial beach had some water damage due to the rains and they did get remediation services in there but they never fixed the collapsing roof over the back patio room which happened to be the only way out to the back yard. They placed a tarp over the metal roof and left it at that with promises to repair, and no regard to the dangers of the room or the fact that it wasn’t leak proof. The remediation took an extra week longer because the management and remediation company missed N entire wall in my sons room that had mold which I discovered (pure property never came to over see any work or even take photos or anything) and they told us we had to pay the owner for rent for that last week we were out. Keep in mind our insurance we were forced to get when we signed the lease didn’t cover anything so we were coming out of pocket for our Airbnb and now we had to pay two places. I told Olivia wertz that this didn’t seem right and felt illegal and she responded saying “ it doesn’t seem like you are happy with our services so I will request to get you released from your lease by the owner” We didn’t want that so we complied. I had two toddlers at the time and we spent a lot of money moving into the home. They were rude about sending someone when it was near collapse and my husband had to come home from work to shop vac water from the roof himself so the metal roof wouldn’t fully collapse in on us and all of our belongings including expensive work out gear and children’s toys. When I called Olivia to say it was near collapse she said “what do you want me to do?” Me and my husband laughed because it was the worst customer service we’ve ever had! Their handyman showed up 7 hours later to prop a giant piece of wood under the roof and it stayed that way for the rest of our tenancy! We even got a bid for the roof repair and offered to pay for the roof but it never got fixed leaving our children in danger and with no use of the largest room of the home for several months. They then served us a 60 day notice 10 months into our year lease and after all of the stress and false promises we had to move again. There was no offer of rent abatement or even to agree to give us the full deposit back because it was a difficult year and we lived in poor conditions that were unsafe.
Negative experience: Wow what a mess. Sooo many balls were dropped throughout our tenancy at one of their rentals for almost two years. When we moved in, the house was in pretty bad shape with spiders and spider webs everywhere, an overgrown backyard, and the cleaning was basically nonexistent. Totally fine, we fixed it up ourselves as best we could. Some stand outs from our time there: - when I called in after finding the big American cockroaches in our house almost nightly… and I’m a clean person, these are the ones that come in through holes in plumbing). One even CRAWLED ACROSS MY NECK IN MY SLEEP. Anyways when I called in she told me, and I quote “well it’s hot out now, a lot of our homes are getting unwanted critters. Other people have rats and stuff coming in to escape the heat”. Keep in mind I started up recurring pest control services the day we moved in, and we had seen 4-5 dead ones throughout our time that had wandered in and died thanks to our pest control guy, but these new ones were very much alive. It was almost 1.5-2 months later that I was able to convince them to send someone out to find out where they’re coming from. It ended up being the gap below the sink plumbing… they filled the gap and there are literally 2 antennae sticking out through their fill (kinda funny). - when we moved out, they tried to charge us over $1000 worth of move out fees!!! I calculated what should have been charged to us and it should’ve been $200 for just the carpet cleaning, which is weird since the carpet is so old it stabs my feet when walking on it barefoot and it’s not worth saving, but all good there. I opened a dispute on their random charges like “install missing furnace filter” and “replace door stopper” and “secure cabinets”… none of which were damages by us! We didn’t touch their furnace filter or loosen cabinets or anything and luckily I had SO many pics on my move in to prove this. They ended up retracting all but one charge - their cleaning fee. I already hired professional cleaners and sent them my invoice, but they charged me the difference in cost between my cleaners and theirs. Keep in mind, I have pics of hairballs in the kitchen sink upon move in, dirt everywhere, and even a small dead roach (shoulda been a red flag). Yet they still said they needed to charge me $200 to cover the difference in cleaning fees. That doesn’t make sense to me since the ones I hired cleaned exactly to their cleaning checklist and it was cleaner than when I moved in. All this to say. I recommend not renting from them. If you have to, since the market is wild, I recommend taking TONS of pics to back yourself up when you move out since they like to try to charge bullshit fees. I actually feel bad for the homeowner. The neighbors knew our homeowner well and it doesn’t seem like they knew how bad of a condition their home was being kept in by this property management company. I have a ton more to say, but I think this novel sums up our less than ideal time renting from Ralston / now Pure Property management. If I could give them a -5 star review, I would.

He also informed me that since the first property we applied for has already approved another applicant, we can transfer our application to a different property. This works out great for us because there’s another property in the same area that we are looking at.

Negative experience: Pure property bought out my last property manager and the quality of service went down from there. I did not experience the same personalized service that I had with the previous management. To be fair the folks in the office at pure seemed like they were doing their best to help me out but they had no idea who I was when I would contact them.

Fantastic experience: Ralston Team Properties was a fantastic property manager for us from 2014 through 2021. Owner Casey led his team with ease and professionalism, serving our tenants and us seamlessly. He always looked out for our best interests, keeping the home well maintained and the tenants happy, while always obtaining cost effective solutions. Casey was very easy to understand and conversely, he always understood us. His email skills were superb and his phone skills even better. Casey and his team always returned calls and emails within one business day, and were constantly aware of our time zone difference. As he grew the company, he trained in staff members well and they performed superbly for us. Ralston Team met all the National Association of Residential Property Management (NARPM) standards and went well beyond. We strongly recommend Ralston Team for any property owner, whether a one-time involuntary landlord or a seasoned investor.

Negative experience: tl;dr: Ralston Team Properties is unwilling to work with applicants to ensure accurate and up to date information, ignoring industry standard methods to do so. The most frustrating and disappointing part of my housing search was their application process. We'd found a wonderful home Ralston Team Properties represented and that required 2.5x the rent in monthly income, which we more than qualified for. After viewing, we decided to apply. One of our group works as an independent contractor conducting sales at conventions, so the agent asked him for last year's tax returns. Last year was when a great number of conventions were shut down due to the pandemic, so 2021's returns showed a much lower income than he has been making in the last 12 months in 2022. We tried to provide bank statements (something that every other landlord/management company I've talked to is willing to accept) but they insisted on the 2021 returns. When attempting to resolve this issue, the agent said they simply couldn't accept bank statements, and wouldn't attempt to verify income in any other way. They insisted on tax returns 12 months out of date and from a year when all his work dried up due to a pandemic. The agent informed me that "many applicants have a similar problem", but seemingly the team has put little to no work into solving said issue that affects apparently so many of their applicants (like, again, accepting bank statements, which is an industry standard). As a result of miscalculating that roommate's income, the agent informed me that we fell "just a few hundred dollars short" of the income requirement for the property and were denied. While I'm sure that she meant it to somehow be comforting, the knowledge that we were so close was instead extremely disheartening, adding a great deal of stress to an already extremely stressful housing search. The knowledge that this is a common problem that they refuse to address leaves me little cause to find this company anything other than extremely disappointing. Which is a shame, because many others seem to have had positive experiences with them.
Negative experience: OWNERS AND TENANTS BE AWARE!!! this company send me a lease renewal notice of over 10% which is in violation of the law. They do not take care habitability issues! The property manager refuse to speak with us when we asked to meet them. Management refuses to respond to our emails. We even had to pay for pest control ourselves. Document everything

Fantastic experience: Just moved into my new apartment with the help of Ralson Team Properties. They were so great throughout the entire process, from helping me set up a tour during my searching phase, to signing the lease, to moving in. Jenn Stepp in particular is always communicating clearly and kindly and I feel very lucky to have her as my landlord.

Fantastic experience: Ralston Team Properties is by far the most outstanding company to work with. As the property owner, your goals should be excellent and qualified tenants, low turnover, maximum rent, rent on time, and quick responses to maintenance issues. I interviewed Casey at my prospective rental 6 years ago. He impressed me right out of the gate which assured me that this was going to be the right choice. In the 6 years I rented the property, I had only two different renters and down time of maybe 1 week in between renters. His top notch vetting ensured that the tenants chosen never missed or was never late on a payment. I have not been to the property in 6 years and was 100% confident in their ability to handle every issue quickly and economically. At the end of 6 years, I felt it was time to sell and move on to other things. Casey and Erin immediately began the process of selling the property. They took care of everything. The sale went through without a hitch. I cannot say enough good things about Casey, Erin and the whole team. If you’re looking for a property manager that CAN DO IT ALL, and give you 100% piece of mind while away from your property- Ralston Team Properties is the company you NEED to handle your property.

Fantastic experience: I have been using Ralston Team's property management services for about 4 years now and cannot say enough good about them. They are thorough, professional and their processes are extremely streamlined and optimized. They are prompt in responding to emails or phone calls. I have only ever had to contact them during tenant change events and that too for maintenance and repair related stuff. Their maintenance prices are extremely reasonable and any repairs are completed very quickly. They are very efficient in finding new tenants and I've never had to wait too long. Oh, and their communication throughout the pandemic regarding tenant law changes, tenant payments etc was clear and concise and very helpful. If you need property management services, you just cannot go wrong with Casey and his team !
Negative experience: Their transparency regarding their pet policy could be better when allowing these self guided tours. We toured a place we found on Zillow that we loved. Nowhere in the listing did it list any breed restrictions nor did we get a warning when originally inquiring about the property. We even listed that we had a Husky in the original inquiry and were still allowed to view the rental. When we go to apply, in fine print it lists the breed restrictions where Huskies are not allowed. Not only did we waste our time viewing the place, but got our hopes up all because of lack of communication. It would be nice if this feedback would be put to use to help prospective renters in the future.

Fantastic experience: I started renting back in Oct 2021 with Ralston Properties and I will admit, I am impressed with this company. I had a maintenance issue on Friday morning, put a request in for service, not even 5 minutes passed and I noticed they had not only viewed my request but also called for a service tech to come out. Even when there was a possible part issue and the way they were on top it, I knew it would get done. No matter who I spoke to, they knew what was going on and gave me answers. Its great knowing who I rent from cares about the tenants. I will refer this company to all friends and family. Thank you Ralston Team for everything you do!
Fantastic experience: I am so thankful that we found Ralston team properties to help us find a place to live in. Our transition was hard as we moved from another state yet Ralston Team Properties made it easy for us especially Ms. Jenn Stepp, she was very responsive and helpful during that difficult time when we weren’t even here yet and so everything was through email and phone, but she helped make everything a little easier because she responds in a timely manner. We didn’t get the place that we first wanted but it seemed like they led us to the perfect-fit rental for my family. I love the location and even when we’ve already moved in, Ralston still take care of repair or maintenance in a timely manner. I would definitely recommend Ralston.
Negative experience: They collect just background check money and deny applications. We met all the requirements but still got denied and they didn't refund my money.
Fantastic experience: I recently moved in about a month ago with much help from Jennifer Stepp. She was very helpful, kind, and understanding of my situation. I couldn’t have done it without the easy process Ralston proceeded and everything they have to offer. Every time I’ve needed help there has been immediate responses and quick service. Fantastic experience: We have been using their services over 4 years and even though we live in another country their communication has been very responsive with all of our needs as a property owner. Any work needed on our property has been at a reasonable cost in an expeditious manner with good explanations. Our property has been rented continuously with no issues between tenant terms. We recommend them for all of anyone’s property management needs!
Positive experience: As a tenant we have had many issues with our property. As living in our condo has become just a slew of deeping cleaning the property for them. The paint peels off very easily off the wall. The updates on the property by the owner was poor. When they updated the shower they did a poor job of placing the cack and it it constantly having mildew do due possible wet drywall in the back of the tub. We moved during the beginning of the pandemic so things that needed additional repair was not done when we did our walkthrough. We live where there is an HOA and are not updated with important information given to tenants such as street closure, parking status, pool status, and change of HOA management changes. Unfortunately when we need repairs we cannot get them due to their hours of availability and our limited hours of approved time off at work to get things done (we have a teenager at home and cannot approve of repairs at home when they are at home). Understandably there are separate (unrelatable to Ralston) issues with the property as a whole with a lack of parking for two cars and additional parking for visitors. Very limited street parking for miles. HOA management changes every year. Facilities closed or not up-to-date with cleanliness.
Negative experience: Watch out for this place. They pride themselves in how they are a friendly dog place. Yet, I was trying to rent from them. I had my dogs in the application process and was waiting just for them to be approved by their third-party company not my fault at all. They told us that they decided to go with someone else because the company didn't approve it right away. Now on a company that prides itself on being welcome to animal owners and how they are fair, the lady told me they went in a direction with a party that does not have animals. How does a company that ultimately wants to rent to a family with pets could decide to go with someone else only because they do not have pets? This lady made me feel as if the dogs were the cause of losing a perfect house that we were looking forward. We were the first to apply as it became available. Yet to be passed over because of dogs. It made me feel a bit discriminated against. I mean, who discriminates against someone because a third party that they hired doesn't approve the dogs right away. at this point I want to just call animal conservatives for animal discrimination to someone who needs them for emotional support i feel as if they discriminated against my disability and my support animal. just because a third company takes 2-5 days to approve
Fantastic experience: We were vacating our rental place at end of May. Victoria and Ralston team made our move out very smooth. They are friendly to work with, easy to get in touch with and very professional. Victoria helped us and guided us along the way promptly without any delays to make this process effortless as one would expect it from a great property management. Experiences like this, will make me recommend them and strongly consider to rent for future properties under their management. Greatly appreciate their assistance. Awesome Job!!!!

Ralston team is a great company to work with and Victoria Garcia the assistant manager is very professional, skilled, and knowledgeable in her field of work. Victoria has consistently been reasonable enough to give us the proper amount of time we need to clean so we can perform excellent work and and also makes sure that the water and electricity is available for us at time of service, Also, she makes sure to tell us where the lockbox is located for easy access to the properties. Fantastic experience: Ralston Team Properties have been managing my rental units here at the beach for over 5 years. They are knowledgeable, reliable and thoroughly understand the laws covering rent. They have done an excellent job of screening tenants and helping tenants. This year was a first for me in my 20 years of owning rentals. One of the tenants had a serious issue with very damaging flooding. Victoria Garcia is the assistant manager. She quickly set up companies to do repairs, including a company to clear the site of lead-based paint and asbestos, a company to clean up and dry the area, a company to demolish appropriate areas of the apartment, and a company to reconstruct the apartment. She moved the tenant and her young handicapped son to a hotel for several months. She worked with my insurance company to cover expenses as the various companies did their work quickly and professionally. This complex job cost over $70,000. Victoria's ability to hire the right people and complete the job quickly was truly amazing!! It is typical for Ralston Team Properties. I am very fortunate to have them as my property managers

Fantastic experience: Vanessa @Ralston has been so great about getting things taken care around the property. I've lived here a long time and this is the first time ever where things get done as soon as she's aware of a problem. Everything from new trash and recycling bins to making sure the gardener is maintaining the yards. It makes a difference when you know someone actually cares about making sure tenants are happy and safe and proud of where they live. Especially now nowadays when that is so rare!
Fantastic experience: The Ralston Team has been amazing. I was looking for a home for 2 months but when I found Ralston online all of that changed. Within 24 hours I received a response from Jennifer Stepp giving me more details about the property. She answers any questions within hours. The process was simple and easy, I answered the pre-qualification questions, schedule a viewing, complete the application and pay the fee. Within 2-3 days I received confirmation that I was selected for the home. This company puts in a team effort any time Jennifer is not available Vanessa Flores responded back to me. Negative experience: If I could give a zero star review I would. I applied for a property and when asked for additional information I had less than an hour to get everything together and they went ahead and rented the unit to someone else. When I called Jennifer Stepp and asked about refunding the application fee after dealing with a nightmare application process they did she would get back to me. We hung up and I immediately got a phone call back from her. It was a miss dial and Jennifer was talking about me, mocking me about what I said in the last call. When I spoke up to say how nice and professional it was to hear that she hung up on me. Dealing with Jennifer and this company has been one of the worst experiences I've had while renting.
