Negative experience: If they had negatve star ratings, i would select -5!!! If you’re considering living in San Miguel Ranch under Walters Management, you should take a hard look before committing. Residents are paying over $220 per month in HOA dues, yet basic maintenance and quality of life issues are not being handled effectively. One of the most concerning problems is an ongoing mosquito infestation in the pool and gym areas. These are shared spaces meant for families and residents to enjoy, yet they’ve become uncomfortable and potentially unsafe due to lack of proactive pest control and environmental upkeep. At the same time, there is a noticeable lack of maintenance in HOA-managed common areas. Bare dirt, weeds, and poorly maintained landscaping are visible throughout the community. Ironically, while these conditions exist in common areas, homeowners are still being cited and pressured for similar issues on their own property. The inconsistency in enforcement is hard to ignore. Tree maintenance is another major issue. Overgrown branches hanging over private residences are not being addressed in a timely manner, even when they directly impact homeowners trying to maintain or sell their property. Being told to wait years for basic trimming is not a reasonable standard for a community charging this level of dues. Overall, there is a clear gap between what residents are paying for and what is actually being delivered. Expectations around maintenance and accountability appear uneven, and communication often centers on enforcement rather than solutions. Until there is a noticeable shift toward consistent standards, proactive maintenance, and accountability, it is difficult to justify the cost of living in this community under current management.

Negative experience: When contacting them you will reach an operator, who is immediately rude and will talk over you. Extremely unprofessional service.

Fantastic experience: If you’re looking for a community manager who is straightforward and easy to work with, Joel Kownacki is a strong choice. We’ve collaborated on several large-scale reconstruction projects, and he does a good job keeping things moving. He communicates clearly about the community’s needs and allows us to stay focused on our scope of work, which helps projects run more efficiently! Thank you so much Joel, pleasure working with you!

Fantastic experience: Beth Kajmowicz handles and coordinates awesome and fun events at the Village of Escaya residents. I live there and have had the pleasure of both, attending these family fun events, and volunteering to help with them. Beth does an incredible job and puts her heart into each event...it shows!

Negative experience: Hoa fee keeps increasing at the same rate as graffiti, trash, pet waste and abandoned vehicles. And they get on home owners to clean up their homes right away. I don't get it thought it was a nice area but hoa really makes it difficult to enjoy Update I get the same corporate reply I get in emails that they are working on it but fees continue to go up faster than what they said in the past and you don't see it. Camden sierra always has empty parking spots yet their residents park in front of homes because it's a shared community but home residents can't park in Camden or use their amenities but home owners pay a higher fee. Get rid of hoa !!!

Fantastic experience: Adris Maher of Eastlake 111 HOA management is respectful, responsive and effective!!! My backyard is adjacent to the Creekside canyon which was totally overgrown, creating a fire hazard. I requested HOA support to clean up the undergrowth and bushes behind my fence. Within two days of talking to Adris and sending him pictures of the area, he had a crew clean the area beyond belief giving us a safer canyon border! What a joy to receive such service. Thank you Adris for your prompt response!

As an HOA attorney I know how hectic HOA management can be - Walters Management does a great job handling all of the incredible variety of issues which can arise. In particular, I have worked with Jamie Kim, manager for Eastlake I Community Association for many, many years and we have dealt with all manner of situations. She is always calm, collected and clear-headed in her management style which serves the community well.

Negative experience: As a resident of Otay Ranch 5, I have witnessed the steady decline of our community for over six years due to Walters Management’s indifference and unwillingness to enforce standards. The community gate has been broken for 2 years. Santa Rosa DR has become Chula Vista’s local race track. People are allowed to park wherever they want without consequence. Good luck getting Walters or the HOA to take action on any of your concerns. They simply don’t care

Fantastic experience: Excellent company to use!

Negative experience: We recently moved to a community managed by Walters Management, and although we are just renting, we consider this house our home. However, from the beginning, it has been a nightmare dealing with these people. They don’t offer solutions, and they lack good communication, even among themselves. It’s unfortunate that the money from the residents is going into the hands of people who don’t know or care how to manage a community and fail to create a harmonious environment for the residents.

Negative experience: HOA for my complex is awful. No one ever responds the phone. No accountability . I would give minus stars for their poor customers service and inability to do their job.

Fantastic experience: Rosanna and Lucretia provide excellent service. They’re responsive and accommodating.

Negative experience: Slow to reply and too many fees for applications to make modifications to your home.

Fantastic experience: I contacted the local management office about an issue with my access control card. Their response was timely, professional, and friendly. This exceeded my expectations. I was very appreciative of the kind attention and service I received. They are there for us and I write this review to dispel fears of unconcern or lack of fair consideration.

Negative experience: They have increased our HOA fees, and our community is never even clean!! I’m not sure why they need more money from us when they don’t even keep up with the landscape (which should be the absolute bare minimum)! We have been waiting over 2 years for our parking spot we had been PROMISED to receive when we moved in. Apparently they are still waiting for “approval”. I don’t understand how our community pays over $300/month for nothing to be done. Absolutely ridiculous!!!

Negative experience: Worst community association, they never respond the phone, but very prompt to charge you any extra fee. If you are planning to buy a condo/house that is been “manage” (handle) by Walters Management be prepared they get you with extra fees at some point, but they will never provide any customer service to you. I rarely contact them but every time I have called they would never answer the phone. Horrible, horrible association.

Negative experience: I have contacted this HOA twice for different reasons and both times it has been a disappointment. They are new to my community and the last HOA was horrible, so bar was pretty low and this company is as bad, or worse, than previous one. At least the last company had friendlier and very respectful staff were this one has the rudest people I have ever dealt with when it comes to HOAs. Never mind the $25 hike from one month to the next, which, I wouldn't mind paying if things were being done, but my complex is in total decline and the green areas are everything, but green. Also, I contacted them about a problem that we were alerted to by a company, who's been in business for ages, and who know by dealing with similar situations that this is an HOA matter and the lady spoke to me as if I was lying and literally told me that she didn't care. Horrible, horrible.

Negative experience: Not all HOAs are the same. Walters seems to be the worst out there. The couple times I have stopped by, people have been rude and unhelpful. They want to charge for key fobs even for new people. Notices being sent for trash cans left out an extra day (tenant was out of town). But I see plenty of front yard dried out and unkempt. This is the kind of company that gives all HOAs a bad name.

Negative experience: Keep raising our HOA 2 times within a year $14. Office closed to owners during COVID. Not enforcing rules and decals. Doing less and charging more. Super disappointed. We are basically on our own. Community going down hill due to lack of management.

Negative experience: HOA management promised gift cards for the first 50 people to submit a review. I submitted one within 2 minutes of receiving the email from the HOA that the time has begun to begin submitting reviews. I find it highly suspicious that I wasn’t one of the first 50.

While they are good about enforcing rules, they realize they are working with owners and human beings and are very smart about understanding each situation in which they are involved. It has been quite positive working with them.

Never knew what a good management company was up until we moved, and were serviced by Walters Management. What a difference !

Before we closed escrow, they were responsive to the requests from the escrow officer; after we closed, we have had just a couple requests filed, and we have received the same kind of attention, quick reply and efficient communication. Compared with previous experiences with management companies at our previous homes, we are pleasantly surprised at how the community is managed, and maintained, as well as the personal service received from Walters Mgmt. Positive experience: They keep the development in decent shape and recently renovated the pool area. The workout rooms could use some sprucing up, some of the machines aren't working properly and should be fixed or replaced.

Positive experience: Everytime I have ever had any thing that needed to be handled, Walters management has always helped me take care of the issues. The only complaint is that I had a letter sent to me about clover growing in my grass, stating that it needed mowed. I feel the letter was prematurely sent out as It had not been like that for long.

Positive experience: So far my experience with the App has been ok. It's functional, but I think the map of our community (HCR) is useless and needs to be fixed. Can't zoom in, no icons or anything to show where anything is. But where they shine is in their response times. Every time I have emailed or called they are quick to respond to my questions and are very helpful.

Positive experience: I don’t ask that much I only asked for a permit for our home patio cover, they gave my permit within two months which is good enough for them to review the plan, our community is clean and quiet, I cannot complain.

Negative experience: I have been living in Tesoro at Vista Del Sur since April 2021. I could say that I’ve had my fair share of frustrations with this HOA. However, Deena, the current HOA manager, has tried her best to answer my emails. Not as promptly as I’d like them to be. It takes about 3-7 days to get a response from the HOA when I’ve tried to reach out. I understand she handles a lot of communities, but I think that they should spread out the work to more managers if one person isn’t able to fulfill the needs of specific communities. They enforce a lot of the unnecessary HOA rules and don’t focus on the rules everyone is complaining that some people are not following. The pool trespassers, parties, and parking are the main issues the HOA has not been able to find a solution to as of yet. They are over priced HOA at currently $285 a month. With only a pool as a commodity with mediocre landscaping and very poor security. This is what I’ve noticed in such short amount of time living in the community. I yet to see some positive changes. But, still have hopes that they will improve.

Fantastic experience: Walters Management has done a great job keeping our association beautiful and clean. For the few interactions we have had with them (painting house, getting new common area key's) they have been easy to deal with and very pleasant. I miss all of the great events they would put on and I can't wait to see them come back ASAP!
