Negative experience: Poor Experience with Landlord Kevin Mehta I had a disappointing experience renting from Kevin. Despite leaving the property in excellent condition (photos attached below) with photo and video evidence to prove it, Kevin charged for cleaning and other fees that seemed unreasonable and went beyond what is legally allowed in California. Under California law, landlords can only deduct for necessary cleaning and repairs beyond normal wear and tear, yet Kevin charged for carpet wear from an office chair, which is clearly normal wear. Furthermore, when I requested itemized receipts and documentation for the deductions, the invoices provided were vague and didn't meet basic requirements, such as the inclusion of a business name or contact information. He also cited charges for issues that were actually the result of improper installation by the contractor. I tried to resolve this fairly, even offering to let him keep a portion of the deposit for minor cleaning if he refunded the rest. Unfortunately, he was unwilling to reach a reasonable compromise. This left me with no choice but to file a small claims case to get the remainder of my deposit back. Based on my experience, I would not recommend renting from Kevin unless you're comfortable with a potentially frustrating end-of-lease process.

Fantastic experience: Kevin was the listing agent on a house that one of my clients bought. As a loan officer I work with many real estate agents and Kevin was great to deal with. He was very thorough and had all the information I needed for my end of the transaction upfront, so I did not have to chase him down for anything. I deal with a lot of listing agents and not all of them are as prepared as Kevin. He was also very easy to work with, he asked for updates every so often to make sure everything was on track, but just let me do my job to close the loan.
