Fantastic experience: As a property owner I have been SO impressed and very happy that Legacy has helped to manage the unit we own. It is a small cost for the huge headaches we have avoided. In addition, Kaitlin and the whole team are really dedicated on a very personalized basis to serve clients. She even made sure one of the garden plants I had bought and installed got watered in between a tenant transition!!! Amazing promptness and attention to detail. My brother is quite the handyman and I told him about what we were experiencing and he ended up using Legacy as well and he now knows what I've been raving about. Outstanding service!!

Fantastic experience: The RMP team were very professional and helpful in assisting me with a tour of one of the properties that we are interested in. Paola scheduled my tour and she and Marcela were available to answer all of my questions and they were very instrumental in making my first tour easy and comfortable.

Negative experience: Stay away from this property management. They have horrible communication and will rob you out of your application fees even though you meet all the requirements for a property.

Fantastic experience: We have been with rpm for 4-5 years to manage our condo in Roseville CA, We think rpm is doing a good job putting good tenants in the property and collecting rent on time. So far we are happy with RPM management, I hope rpm will continue to do a good job as they did in the past. Just keep up the good work rpm. Highly recommended!

Fantastic experience: I’m a real estate agent and have referred RPM to several of my investor clients. I am currently working with Nathan because one of my investors is selling one of the condos he manages. He has been so helpful and cooperative during this process. I would definitely be referring more of my clients to this company.

Negative experience: UPDATE--- I have since moved on to Utopia Management and this has been the best company; it has been like night and day. They are responsive (no wait times to get through to your Manager). They honored my request to set my own credit limit AND they look at Eviction-filings (not just an Eviction). They also offer Rent Guarantee Insurance, which is a phenomenal product for the Landlord. Bottomline, Utopia Management is the way to go for any Landlord/Investor. ********LANDLORDS/OWNERS, BEWARE******** 1. Low-quality tenant(s). (Only recently did RPM update their criteria from 600 credit score, to 650. In February 2021, RIGHT IN THE MIDDLE OF THE EVICTION MORATORIUM, they were still using 600. Also, they don’t check the court-system to see if any tenant has gone through the Eviction process, REGARDLESS if it resulted in an Eviction and/or Collections. They also only check 1 of 3 credit bureaus, which is not enough. Other property management companies do, as I have interviewed quite a few---in grave detail. Needless to say, they put such a (horrible) tenant in my solid B-type property; a SFH.) Tenants are feeling emboldened to not pay their rent, therefore any and all property management companies should have increased or tightened , within the law, their criteria. i.e. higher credit scores, look to see if they were in court-system for being a problem-tenant, check all 3 credit bureaus etc. All of these measures are legal, I can guarantee. 2. High Property Manager turnover ( I have had between 5-7 Manager’s come and go, since 2021). 3. Fees, Fees and more Fees. (In addition to the nickel-and-diming, RPM gets any money owed, that is owed to the Landlord, over the actual Landlord. This includes any tenant late fees, renter’s insurance fees, that are the responsibility of the TENANT, but if the tenant leaves without paying that, then YOU the Landlord will be stuck paying for it. RPM will merely say that they will get it from the tenant, during the collections process; don’t hold your breath.) 4. They do not offer quality products, such as Rent Guarantee Insurance Landlords, there is such a product as Rent Guarantee Insurance. My new management company offers this and I am VERY grateful, especially in this tenant-climate that we are in. 5. RPM is too big of a company ( I used to think that bigger meant better, but in this case, it just means you’re another number, another property. RPM seems to be very tenant-friendly, with their laxed tenant criteria and NO protections (products) for Landlords. Why? Because RPM knows they can fleece the landlord for the money.) Go to a smaller company, one where they have a vested interest because of their size. If you don’t need to make a profit from your rental, then RPM could be right for you.

Negative experience: Worst experience ever! EStephanie, the leasing agent was very kind, and I don’t have anything bad to say about her. But the overall experience was awful. After getting approved and told a move-in date, my husband and I were adding my elderly grandfather as an occupant, so I could care for him. We were told that this would not effect our approval and that the house we were approved for was ready for move-in. Just to find out a couple days later that they had approved another family, and after hiring a moving company and starting to pack, I now have nowhere to move to. The property management company couldn’t care less, were very insensitive, and unprofessional. I wouldn’t recommend them to anybody searching for a rental, or for any owners looking for a property management company, as I would never want a property management company to be so insensitive to potential tenants living in my home.

Fantastic experience: Great experience with RPM. They advertised my home online quickly and effectively, screened renters, and got a tenant for our home within a week, even in a slower market. I’d recommend them to anyone looking for a great property manager!

Negative experience: Maintenance requests get ignored for months on end, no matter how severe. When they finally do get it taken care of, there's a good chance you'll get charged for it even when you provide proof it was not tenant caused.

Negative experience: I am an owner that turned over my property for RPM Select to manage and I have had 5 managers in a year and numerous complaints about how they handled my account and property. If it wasn't for the 1 year contract I would have ended the service long ago. The high turnover within the company is probably the reason for so many errors and poor management.

Update: I have moved into this unit and need to update my review. Everything was fine until I had a problem with the portal. Received no help/support. Hunter was unresponsive and unwilling to go the extra step to resolve this issue. They also deleted my previous review. Poor business strategy. Do better, RPM.

Negative experience: I requested to view a rental home that they are managing. They sent me a link to sign up for a service called Rently. I uploaded pictures of my driver's license, credit card and I took a live selfie to prove who I am. This is to do a self guided tour through a home I was considering renting. It costs money to sign up for the service. I am not paying money to view a home in person. That is ridiculous.

Negative experience: Don't waste your money. They strung us along for 3 weeks then declined us on a technicality which wasn't even stated in the requirements. Essentially, they scammed us. They also lied on their listings twice now. And horrible communication.
