Negative experience: I lived in the home in north highlands for over 4 years and paid 3k in a deposit. When we first started results property management was fantastic but slowly a few years past and I think they went under new management and they became a poor company. Our $3000 deposit only got back $900 because they threw away stuff that came with the house when we moved in and blamed us for leaving it behind and got charged for. The house started having problems and no one ever answered our tickets so we just canceled them. originally They always took care of the Work tickets, but I don’t know who runs our owns it now and they have become on the downward slope. All the good employees that used to work there all told us the problems they were having behind the scene And that they would be quitting so we could not reach out to them And if we did good luck. Surely enough everyone quit and we could never get a hold of anybody Sending emails, text messages and phone calls. We were always unanswered. The cabinets in the house were old and falling apart when we first got there, we took care of the cabinets, fixing them up on our own. But eventually, we couldn’t keep poring in our own money to fix any of the issues. In the end they charged us for things that they threw away that came with the house. Even charging us for the cabinets! I would never go back unfortunately.

Negative experience: I really can't believe how poorly these people have treated me from day one of my condo lease. I moved into a condo that was not clean and had several broken items. I reported them immediately and they refused to fix them. The garage is full of someone else's junk and they don't care. Stay far, far, far away from these people. Their lease says they don't have to fix anything unless it affects your health. Your oven breaks? They won't fix it. Your refrigerator breaks? They won't fix it. Your towel rack breaks? They won't fix it. Your stove breaks? They won't fix it. Your dishwasher breaks? They won't fix it. Every light fixture in your house breaks? They won't fix it. Your sinks break? They won't fix it. Your washer or dryer breaks? They won't fix it. So what is the solution when everything breaks in your condo and they refuse to fix it? I guess you have to repair it all yourself, right? WRONG. The lease says the tenant can't fix anything. So what do you do when you arrive to your new condo and it's dirty, has garbage in it, and everything is broken? According to Results Property Management, you have to live with it for the rest of the year. If that sounds like fun to you, then Results Property Management is for you (and you must be a masochist, by the way). If you're like the rest of the world, stay far, far, far away from these scam artists. Now I have to file a lawsuit, which is just the headache I wanted having moved to a new city and just started a new job, which are very stressful things in a person's life. Trust me, you do not want any of this in YOUR life. Update: I won my suit and they had to pay me money for lying about the property. But that isn’t the end of the story. The lease says you have to let them in once a year for an inspection. So the call me to schedule the inspection and I schedule it and they do their inspection. Then, they call me a month later and say I have to do another inspection. I said, uh, what? I just did one. They said they screwed up and I have to do another one. I told them look at your lease. It says you get one per year, so talk to me next year. Then they canceled my lease. Seriously. Worst company ever. Stay far away from any of their properties or you’ll wish you had.

Negative experience: Upon move-out, the company charged me for a new front door due to damage the was pre-existing to my move-in, and I even supplied pictures to them, from my move-in day, of the damaged door. It's not worth my time, or the cost, to go to court over it so I'm just eating the cost, but it is insane they still feel justified in charging me for a new door despite supplying pictures proving the damage was already there. They also refused to supply me with their own inspection paperwork/photos from before I moved in as it would also clearly show the pre-existing damage.

Fantastic experience: Results Property Management is a top-notch company and highly recommended. They are professional, courteous and hi-tech with their online services. In addition, they are also very responsive when needed via email or texts or calls. I have been using this company since 2016 and now have entrusted multiple homes in and around the Roseville and Sacramento area to have them manage. They are a 5-STAR property management company. Highly recommended.

Negative experience: Do not rent anything with this lousy company. They never respond once they give you the keys you are in your own- staff is incompetent.

Negative experience: Never rent with this company they are impossible to get ahold of. I have created 3 maintenance request in a year and not a single one has been answered... They blame it on the owner and leave you with a broken house. The AC went out so I called the emergency line that tells you to leave a message to a full mailbox. Our AC is BROKEN but imagine if the house was flooded. I have paid every month ahead of schedule. DO BETTER

Negative experience: Horrible company. The employees are a nightmare to deal with. You can't ever get a hold of the accountant unless you send an email. Everyone that you talk to are very unknowledgeable. And the kicker is that you can't ever talk to the property manager and all emails that are sent are never responded back to in a timely manner. How do you run a business without having these people onsite and available?

Negative experience: I received a run around for my deposit. As well as a final bill that they miss quoted.

Fantastic experience: It took them three months to fix’s what needed to be fixed around the house but I think it was the owners fault for that. The maintenance guy Albert, was great. He came in and got everything done pretty fast.

Negative experience: Worst management ever, they brought worst tenants, they put only 3 people on the contract and then I find out 10 people living in my 3 bedrooms house, after I asked for a one single family,they didn’t protect me, these tenants left my house after one year with a lot of mess and smell of urine everywhere, I went to the court but the contract never helped. They charged me for everything, and when I tried to ask to explain the bills they don’t know how to explain it beside the mistakes they charged me extra. I’m glad I got rid of them

She helped me through the whole process of finding my home and she is still available to help with any needs and questions that I have. I appreciate the attention I receive from RPM. I feel they care about our needs.

Fantastic experience: My brother and I along with his dog were stuck in his upstairs apartment for hours! There’s only one entry so we had to either get the door open or jump out of the window. Thank God it wasn’t a fire when this happened! The door knob latch was unlocked even with the doorknobs removed. We both tried using credit cards, butter knives, etc. to no avail. I’m so great full that Albert Charboneau came after hours, all the way from Roseville to literally rescue us! He had great customer service and he was quick fixing the issue.

Fantastic experience: I wanted to wait until I had been with this company for a bit before leaving a review, to be sure they were consistently good. From my first experience with them at the property viewing I was impressed. Most places will accept endless applications at $50 a piece but Results only accepts 5 and assumes they will find a qualified person from those 5. They truly show integrity in all aspects of their business. They don’t represent slum lords. If a property owner is not willing to keep their property in good repair this company won’t work with them. Albert, the maintenance supervisor is honest and reliable, easy to talk to and an expert with home repair issues . I’ve been dealing with property management companies for most of my adult life and this has been the very best experience I’ve had. I don’t want to go to much into detail about the shady companies around town but I recommend checking the BBB website before going forward with any others. If you have a chance to rent with results , do it! The office staff and kind and knowledgeable, they are upstanding and act with integrity. I haven’t felt comfortable or safe with the last few companies , documenting every interaction and living under total slum lords, this is not the case with results. All questions or maintenance requests are answered quickly, problems resolved without delay. I appreciate you all and I look forward to sticking with results as long as I am a renter.

Negative experience: As a tenant we had a horrible experience with results and Tawny in particular. When work orders were turned in we would have to push for a response on how and when it would be completed. Results follow up to work orders was although nice definitely not very good. When the A/C went out they hired a service company who completely miss handled the job. Came out numerous times and couldn’t get it right.Results would never follow up so I’d have to create more work orders. Between the service company and Results lack of concern or effort to resolve the issue we were without an A/C for 40 days in the middle of summer. Finally I spoke with the owner myself and was able to work it out directly with him and I facilitated a new A/C to be installed and it was done within 7 days of that. Then we went to move out. Keep in mind we rented this house for 17 years and had lots of questions like what’s to be expected of the carpet, paint , blinds since none had been changed in over 17yrs. Tawny told us we had to have the carpets cleaned or risk them having it done and losing part of our deposit even tho our agreement said otherwise. She would not help with any guidance on what was considered wear and tear and what we were liable for. When asking for help she would completely talk down to me and was very rude on a total power trip because she knew she had our deposit in her hands .she made us feel we had zero rights because we were tenants. Tawny had zero respect or concern for the fact I was just asking questions. Since this is her field I figured she would know the correct answers and want to help. We were very wrong to assume that. She would not provide us with the pre move in report. Told us if we didn’t have it from 2005 then that’s on us. Knowing it was the only thing that covered our butts from losing our deposit. Luckily I was able to find it. We had the documentation showing we weren’t liable for carpet , paint or blinds and Tawny still kept pushing her agenda instead of recognizing the pre move in inspection and agreement. So Once again I had to go straight to the owner to work out my rental problems. After showing the home owner my email trail from Tawny he cut them out of it and Guess what ,,, within 48 hours we had worked out what was expected and it all ended perfectly with me leaving the home clean and neat and me getting my deposit back. So it seemed when I had rental problems the only problem was the management company since myself and the owner never had a problem working it out respectfully and quickly. My main complaint over all is with Tawny. Tawny is a completely rude and inconsiderate person who’s power trip against tenants simply asking questions and needing guidance is beyond excusable. All the other personal at results even with all the problems we had were very nice and considerate. Thanks for reading and good luck tenants. I’ll close this review out with the quote I would get from Tawny every time she did not want to give a reason or details about a decision she would make during our exit process . “Consider this Matter Closed”

Fantastic experience: I've been with Results as a tenant for over 4 years and the team at Results has been incredibly supportive and helpful. Their online portal makes requesting maintenance a breeze and they always respond the same day. Just now I had a small repair job and Albert—their maintenance supervisor—came and did an excellent job. Friendly, fast, and clean. 5 out of 5 stars. Would recommend!

Fantastic experience: I requested a maintenance request to get the garbage disposal replaced, Albert C came out to replace it and did a wonderful job! He was fast, kind and showed me how to reboot the disposal if it got clogged. He showed up one time, and even cleaned up after. 10/10

Fantastic experience: I have a single family home in Roseville that Frances and the Results Property staff do an excellent job of managing the property. When our tenant has any issue, Results is always available to either solve it or contact me to discuss. They do annual checks on the property and send me a report of the properties condition. Their fees are very reasonable as compared to other property management services.

Fantastic experience: We were moving to the Sacramento area in 2020 and we found the perfect house in the perfect area for us. Results Property Management was so accommodating and worked with us every step of the way. Tawney has been so amazing helping with any request or need we have including seeking approval for a pet. We are current tenants and have no plans on moving anytime soon. High recommend contacting Results Property if you are in the market to rent, be sure to ask for Tawney. John T.
