Negative experience: Photos included of the home when we moved in after being “professionally cleaned”. Photos include caked up grime on walls and cabinets, dirt and debris all over the floors and filthy air filters. These are just a few examples. We also carpet cleaned the floors and had to run it several times as the water was completely black. The home owner also left her own personal junk items in the closets and back yard. We were told we had to dispose of those items ourselves. We were assured the home would be professionally cleaned and if not then we could hire someone ourselves and be reimbursed. That was a complete lie. We were rudely told that because it was “livable” they had no responsibility in it. Please just save yourself the headache and money and rent with anyone other than Bev Robert’s rentals. A few of our experiences with them include moving into a filthy rental that was “cleaned” by the owner, being ignored when letting the property manager know of issues in the home, then being charged cleaning and repair fees on issues in the home that had been there before we moved in. Anytime we had an issue with the home we were treated very rudely and like an inconvenience. Please please please avoid them at all costs!!!
We are sorry to hear that your experience did not meet your expectations. After reviewing our system, several points in your review do not align with dated and time-stamped records. Our system automatically records every entry with a date and time, and these records cannot be altered, ensuring accurate documentation of all maintenance requests and communications.
All your online tenant maintenance requests submitted during the tenancy were completed promptly, each within one week, including the installation of a new HVAC system. The property was cleaned and inspected prior to your move-in, with dated and time-stamped photos confirming its condition. Copies of these photos and the inspection were provided to all tenants before move-in.
The only written communication we received from you after move-in listed maintenance and yard concerns but did not mention the home being unclean. We also did not receive any invoices or receipts for professional cleaning or disposal services. According to the lease, tenants must provide copies of invoices or receipts in order to receive reimbursement. The landlord cannot provide reimbursement without formal documentation verifying the expense. A credit of $73.93 was issued for blinds the same day you provided receipt copies, and this is reflected in your tenant ledger.

Fantastic experience: Nick Roberts is an amazing realtor! He has made this process as smooth as possible. Communication was great, and any and all questions or concerns were addressed. Having a person like him give me a thorough tour of the rental and keep me updated promptly was a breath of fresh air. The company in itself offered help in getting utilities set up at a convenient and cost effective manner. I cannot emphasize enough how stress free and quick this process has been. Negative experience: Recently was out of work for a physical & sexual assault needed to get money from my 401k to cover bills..Empower 401k company required my landlord’s/managing company information on a company header with a signature showing that I needed to pay rent by a certain day or be evicted… I contacted Bev Realty to see if they could provide that information to me since the company wasn’t satisfied with just the email I provided them. Previous company did it within 5 minutes no problems. I hit prompt 2 which said it was Bev herself.. I was scolded & told “I’m not doing all that I’m not sure what it is you’re trying to do but it doesn’t sound right that’s too much extra work I’m not doing it” as she continued to talk over me & berate me. Thanks for making an already tough time in my life tougher. Sometimes being kind goes further than just being disrespectful & dismissive. Signed a current tenant

These policies limit our ability to share lease related information with third parties, especially without express written and signed authorization.
You phoned our office requesting a custom legal document on official letterhead for a financial institution that went well beyond a simple verification. We cannot create or alter documentation outside of standard procedures or without proper authorization. Standard verification documents are available to all tenants at any time through their online tenant portal and should have been used for your purpose.
While the previous management brokerage may have chosen to overlook best practices, we were hired by the landlord specifically to ensure proper lease enforcement and legal compliance. We understand that our standards may differ from what you were used to, but we are committed to fair, consistent practices that protect all parties. We are always happy to assist when requests follow proper procedures and comply with established policies.

Fantastic experience: Contracted Bev Roberts Rentals concerning some trees next door to our home that were dead for a rental property they are managing! They were prompt to answer and address our concerns, they contacted the current owners and had the trees addressed with a company and removed! Fantastic experience: Although we didn’t get the rental we so desperately needed and wanted due to an ailing mil and taking care of our sweet grandfur baby while our son and Dil have renovations done to their home I have to say I greatly appreciate the amazing kindness, empathy and help I received in trying to find one. It’s extremely stressful trying to find a home especially when looking for one that has to have so many things when you are in a time crunch. I was very emotional and am still looking but Bev and Lee not only searched through their properties but reached out to other management companies in the area. Fantastic experience: We can only comment on the initial rental experience so far. We worked with Bill and Bev when viewing and applying for the property, they were very quick in answering our questions. The application process was relatively streamlined - the pet application process was kind of annoying but that is mostly due to the third party app you have to use, not really Bev Roberts’ fault. The rental portal website was helpful in guiding us through everything we needed to do, complete with cute videos. The move-in process was seamless and the house was sparkling clean and ready for us! We have rented from very bad landlords in the past so we are extra wary when choosing a new rental property - so far we are very happy with the professionalism of Bev Roberts Realty.

Negative experience: This company wants you to believe its perfectly normal to have 100s of dollars deducted from your security deposit for grass that hasn't been cut in two days, tiny picture frame nails, and normal wear and tear. They retained $800 of my security deposit for bogus reasons and refused to come to any understanding. I personally took them to Small Claims court and won back $1000. Document and photograph everything. They will continue to take advantage of people unless you protect yourself. Hopefully this post will motivate others. EDIT (10/21/24) Wow, that's so weird. Because Wake County said in their judgement (IMAGE ATTACHED) that you paid me $3,385.50. This whole time I thought your company was comprised of bad, scummy people taking advantage of tenants, but it turns out you simply can't do math on a 1st grade level. Seethe and cope. You lost. Nick Roberts lost. And you just proved to everyone reading this that you're liars. Congratulations. Stay away from this company! You're better off homeless. In the same breath you said that your company did nothing wrong and also said the judge awarded us back $800. How odd? The judge awarded me money even though you did nothing wrong. Who sounds dissatisfied now? EDIT (10/29/24) The judge stated that your company charged my security deposit for UNJUST, UNSUPPORTABLE reasons. I sued you for those losses and the judge awarded them to me. Instead of appealing, you accepted the judgement and paid me what you stole from my deposit. I hope you come to accept this and stop making a spectacle of your company.

It is essential to clarify that the assertion you "won back $1,000s" in Small Claims court does not accurately reflect the court's findings. The landlord retained $1,031.17 from your $1,700 security deposit to cover documented damages and lease breach. Ultimately, the judge awarded you $792, while also holding you accountable for certain damages during your tenancy, which led to the landlord being awarded the remaining balance.
This review appears to stem from dissatisfaction with the judge's decision not to award the full security deposit as you requested, as well as the dismissal of your claim for a significant amount due to financial distress, which lacked substantiation.
We trust that the judge’s decision was fair and balanced, taking into consideration the circumstances of both the landlord and tenant. Our security deposit policies are in line with industry standards, focusing on legitimate charges for damage and neglect rather than typical wear and tear.
We appreciate your suggestion to document and photograph the condition of the property. The confusion stems from mistakenly including your prepaid rent refund in the total, rather than focusing on the security deposit. You prepaid rent in full for June, but we only required payment for three days, resulting in a partial refund. Please refer to the Settlement or Tenant Ledger provided to you and the court. The court's judgment only addressed the $1,700 security deposit, excluding prepaid rent.
After your lease terminated on June 3, 2024, we issued you a refund check (#25710) for $2,463.27 on June 19th, which included the prepaid rent. This refund check predates the court date by four months. As per the court’s ruling in October, we voided that original refund check and issued a new check (#25993) for $3,381.27. This new amount comprises the original refund with the prepaid rent plus $792 awarded by the court. To clarify the calculations: subtracting the original refund check of $2,463.27 from the new check amount of $3,381.27 results in $918. It is important to note that we are not the homeowners of the property in question; rather, we appeared in court on behalf of your landlord, acting in our capacity as their manager. Negative experience: Landlord Be Aware: 1) They claim that the landlord has no control over repair decisions and prevent you from handling repairs yourselves, but rather using their overpriced contractor 2) If you do not agree, they harass your tenant with bogus default notices and an unjust eviction, despite the tenant paying rent in full which they are fully aware of and notified via email/text multiple time. Bev Robert Rental clearly never has your best interest at heart. Their only goal is to take more of your money through shady tactics and terrible service. For your own sanity and peace of mind, save your mental health and steer clear of this company.
Tenants, be aware: There are predatory landlords who fail to address even the most basic repairs. These landlords exploit the role of property managers, using them as a shield to avoid fulfilling their landlord responsibilities and disregarding essential maintenance requests from tenants.
At Bev Roberts Rentals, we uphold a balance of respect and integrity for quality homes, tenants, and landlords alike, ensuring that no party is unfairly advantaged at the expense of another. When a landlord grossly breaches their contractual obligations and refuses to take corrective action, property managers are entitled to terminate the management contract for legal sufficient cause and collect an Early Termination Fee in accordance with NCAR.
Regrettably, we were compelled to exercise this right early in our management relationship with landlords Guangning Li and Xiaoqing Hou, which prompted their unwarranted backlash. In an attempt to undermine our position, they resorted to making baseless legal threats and publishing false negative reviews from multiple accounts.

Negative experience: Landlord Nightmare! Worst business I’ve ever dealt with. Bev Robert Rental forced unnecessary, overpriced repairs on us, and when we tried to handle the repairs ourselves at a reasonable cost, they pushed back and claimed we had no say in what will be done to our property. The worst part? They harassed our tenant with default notices and even issued an unwarranted eviction notice, despite the tenant paying rent in full and on time. Communication was rude and dismissive, especially from Nick Robert. It’s clear they don’t care about maintaining good relationships, just playing games to waste your time and money. If you’re a landlord, stay clear of Bev Robert Rental. They’re not trustworthy and all they want is to squeeze more money out of you.

Anytime I needed anything he always responded within the hour and immediately listed what needed to be done on my end. Fantastic experience: This was one of the first property management places I found when looking through Zillow, Trulia, Realtor etc. that actually had a real website and ratings on Google. Craig Brockman was my main point of contact and he was phenomenal. I called after hours and left a voicemail, and he called me back within 30 minutes. He was very knowledgeable about the whole process and was meticulous about the property as well. My boyfriend and I just signed a lease with them, but so far, this company has been amazing and is very well structured. I'm also very pleased with their maintenance policy in that they urge you to call them if you don't hear from an external maintenance specialist within 48 hours.

As for the woman "bev" was kind of rude. asked about a property, the man said was open btw, to be immediately shut down but the woman saying it was rented, i kindly let her know it was still listed for showings and available for move in, "i have no control over that i dont know what to tell you". your communication for potential renters is gross. i hung up on her because she seemed bothered being called over a property and didnt want to let me speak? deffensive immediately out of the gate. Negative experience: We were completely cheated. My husband and I were told that we could vacate early and would not be charged if tenants are found. Despite us paying rent for next month, we were not allowed to stay despite requesting grace period of 2 days with kids (having paid whole month rent we were not allowed to stay)and we were forced to vacate in one day Security deposit was not returned completely. We hear your concerns, and are sorry you're feeling this way. When a tenant decides to move out, we prepare for a seamless transition by advertising the property for rent with an availability date set a few days after the move-out date provided by the tenant. This allows us to schedule maintenance and cleaning to ensure the home is ready for the next tenants. Accommodating an extension beyond the agreed-upon date wasn't feasible due to the necessary maintenance and cleaning required before the scheduled move-in of the incoming tenants.
Regarding charges, we didn't impose any re-renting commission or additional rent once the new tenants moved in, as per the agreement. Regarding your security deposit, a significant portion was returned, while the remaining amount was retained due to the property's condition upon departure and the breach of lease terms involving three unauthorized occupants. Notably, the landlord covered a substantial part of the damage without passing on additional charges to you.
Communication is key in resolving matters. While maintaining professionalism is our priority, continuous aggressive calls from tenants can make finding solutions more challenging. When everyone involved cooperates by adhering to the agreed-upon dates and lease terms, it significantly contributes to a smoother experience for all parties.
Fantastic experience: I've been a tenant for a little over a year and Craig Brockman at Bev Roberts continues to go above and beyond, always setting the bar high with quality of service and quick turnaround time of resolving any matter you bring to their attention. And I'd also like to add that during a time when the quality of service is fast declining, I'm truly impressed to see that exceptional business still exists. Craig is one of the best examples I've come across who shows consistency and pride in all that he does. There's no service call unanswered. Any inquiry or concern is addressed within 24hrs or less. In fact just recently on a Sunday evening, I placed a service work order which I expected not to be queried the very next day or so. However to my surprise I received a response from Craig within minutes and in no more than 15 min, the issue was resolved! He walked me through fixing the problem right over the phone. Negative experience: If I could give 0 stars I would. I have rented from Bev Roberts Rental for over 2 years. In total of my time there maybe needed maintenance 4 times. Now that I put in a notice to vacate it has been the WORST experience. They are charging me for fees from when an electrician came out which is the landlord’s responsibility but I still paid. A late fee for rent even though the money ordered was dated before the late day but she has now removed the drop box option so the office was closed on that holiday which was the 5th. I took the money order the morning of the 6th she charged a late fee, which I still paid. My notice to vacate was given 60 days in advance and fell on the 14th of the month. She sent me a prorated rent for those days then to turn around and say I have to pay for the full month. WHY WOULD I PAY FOR DAYS I NO LONGER LIVE THERE? On top of all that she stated I have to get the carrots professionally cleaned but upon moving in the place was NOT even to the closest point of being professionally cleaned. Bev herself as a person is just rude and heartless. I’m moving due to a break in that took place e not once did she express a concern or reach out regarding the incident let alone inform maintenance to repair the door so my house was accessible a whole week before I decided to contact maintenance and they stated she never informed them. It’s all about money money money. Just heartless I just add. I have contacted a lawyer regarding this incident with Bev so I can’t say anymore. For potential tenants please look else where and take this review into consideration.
We are surprised that your early departure and lease breach have prompted this review, despite your satisfaction with the home for the past two years. Although tenants may decide to move before their lease ends, they remain liable until the lease end date. An electrician discovered your dryer was responsible for electrical damage to the home. While your dryer caused the damage, the landlord shared the repair costs in good faith. As opposed to what is stated in the review, the tenant's share of those expenses has not been paid. Moreover, the landlord covered the damage suffered as a result of the breaking and entering even though the landlord was not negligent. It is evident your safety and comfort were our priority during your stay. You are correct, late fees are assessed when a tenant pays rent behind schedule. Rent is due on the first of the month. As indicated in the review, you issued payment on the morning of the sixth day. Thus, the rent was considered five days late and a late fee was assessed. Contrary to the review, a number of late fees remain unpaid. Although the outdoor dropbox served as a useful method, the lease does not require the landlord to provide one. In light of safer and more convenient alternatives, we sent an email notification a couple months ago. As a replacement for the outdoor dropbox, we listed five other convenient alternatives, including an indoor dropbox.

We appreciate your review. Whether living in an apartment or a detached home, it is mandatory to replace furnace filters periodically. When furnace filters are not replaced for extended periods of time, system failures occur. Yes, landlords expect tenants to allow assigned vendors access to the home for the purpose of repair, as well as paying the minimal costs associated with such negligence. Licensed real estate professionals are hired by landlords to enforce the terms of the standard North Carolina lease. We wish you the best.

Negative experience: These people are the worst. They don’t reply to maintenance request and when you leave they screw you out of your entire security. I had a professional cleaning crew and carpet cleaners come along with power washing the entire house and they still took over $1000 of my security. Find another property management company!

There is nothing that we would prefer to do more than return a tenant's security deposit in full. Our goal is to complete this process quickly so the next tenant can move in shortly thereafter, which is why we want the property to be left in good condition. It's less work and a win-win for all of us. Unfortunately, during the move-out inspection of the home, it was found to have staining and a strong odor from cigarette smoke. Cigarette smoke clings to walls, floors, carpets, and other surfaces. Smoking is not permitted and constitutes a breach of the lease. A tenant is responsible for any damage caused by smoking as it is not considered normal wear and tear. As a result, the carpets needed a professional treatment, and the walls required a heavy-duty primer to block the odors and seal the staining. Smoke odors also damaged the fan system, which had to be replaced. Several other repairs were necessary, some of which were covered by the landlord.
Negative experience: To prospective tenants - I strongly recommend considering other property management companies to rent from if you have a choice. My wife and I were tenants of Bev Roberts' Rentals for three years, from 2019 - 2022. It is worth noting that it was not all bad, hence the two star review. The first year was fine - there is even a positive review from my wife after that first contract. The last two years unfortunately were a landslide of difficulties and poor communication. As tenants who endeavor to be good stewards of the property we rent, we ultimately ended up feeling disregarded and expendable. Routine maintenance asks (such as permission to install fiber internet lines, or have a broken door handle replaced) repeatedly took weeks or months to resolve after formal written requests, emails, texts and phone calls went ignored. As many other reviews note, Bev's communication style is unfriendly and defensive. This makes discussing any matter and collaborating on solutions very difficult. You are made to feel like a nuisance. Our biggest grievance that led to our decision to move was a broken HVAC system in the townhome. We dealt with many issues related to this, the biggest being that it flat out did not cool properly, as shown in the photo, where the temperature is 9 degrees above what it is set to. We pleaded with Bev to help, but instead were told that nothing was going to be done because the unit was "working properly". I speculate that the tenants coming in to the property after us were not made aware of the situation which would be unethical in my perspective. Overall it became glaringly apparent that Bev's utmost loyalty is to the property owner and not the tenants occupying the property. I acknowledge that Bev Roberts Rentals is limited by what the owner of the property approves. However, instead of trying to find solutions to problems - including serious problems that affect the livability of the property - and advocating for her tenants, Bev shut us out.

We appreciate the feedback you provided. It is our sincere regret if we have caused you any inconvenience. We understand your frustration regarding the AC unit and the ongoing maintenance requests with regard to this particular repair. It was necessary to hire more than one contractor in an effort to find answers in this newer constructed home. The only option was to re-direct the ductwork throughout the entire home, which would have been a disruption for you, the tenant. With no other alternative, the homeowner authorized the contractor to service the unit periodically to keep it running as smoothly as possible during your stay. If the homeowner's objectives are reasonable, ethical, and lawful, it is our duty to help them achieve those objectives as their property manager. There are times when tenants do not agree with the homeowner's decisions regarding repairs or upgrades, and they vacate at lease end frustrated. We understand that not taking into consideration a tenant's preferences can create an unpleasant feeling in an occupancy. Please be assured that every request you made was documented and reported to the homeowner. We are pleased to hear that you were satisfied with our services prior to the incident involving the AC unit. It has been a pleasure doing business with you over the last three years.

Negative experience: Originally I wanted to rent from Bev Roberts Rentals Inc. because of their high standards around unit cleanliness and their raving reviews only to find out working with this company is a liability. Upon receiving my keys, I was informed that they had been removing unit debris since the homeowner vacated the property. Due to the trash (including fecal matter surrounding toilets) and personal property left behind by the homeowner, I was unable to move into this unit. Per the inspection notes by Bev Roberts Rentals, Inc., the property was “Dirty”, “greasy”, “soap scum”, and “needed deeper cleaning throughout". Since the unit needed a much deeper cleaning, I asked Bev Roberts Rentals, Inc. for permission to have the unit professionally cleaned at a reasonable rate of $360.50 (excluding tip). Bev Roberts (person) gave permission which is why I hired the service but they later retracted any claims. Given how they handled this situation and fearing additional incurred costs, I broke my lease early after I realized the company's expectation for me to make this unit functional on their behalf. I spent over $5k despite never spending a night in this unit and having the keys for three weeks. Overall, working with Bev Roberts Rentals, Inc. was a traumatic experience that no one should experience. If you do decide to work with this company, proceed with caution and be aware of a lengthy addendum as part of a copyrighted rental contract.
The Better Business Bureau rejected the complaint you provided on October 6, 2021, after we provided them with photographs of the inspection, a copy of your ledger, and a copy of the signed contract as evidence that your complaint was inaccurate and false. (INSPECTION PHOTOS: https://www.dropbox.com/s/pw1b95oo4xzsiu6/HaleyInspectionPhotos.pdf?dl=0) The photographs demonstrate there was no "trash or fecal matter" in the residence prior to your occupancy. Falsely claiming such fictitious statements constitutes slander for which you may be held liable. To assert that the homeowner charged you "over $5k without spending a single day inside the property" is grossly negligent. The homeowner returned your security deposit in full on September 14, 2021, at 07:16 AM. You were only charged rent for the 28 days (8/4/2021 - 8/31/2021) that you held possession of the property and re-renting commissions authorized by the North Carolina General Assembly as a result of your breach of contract. Please refer to the settlement statement that was included with your refund check #23024. It does not contain any revenue or expenditure in the amount of $5k, as you have grossly misrepresented in your review. Why would your security deposit be refunded fully if there had been a charge of $5k, as you falsely accuse? Moreover, the property was occupied by a new tenant the day after your termination and they have been pleased with their accommodations and service ever since. Although you are upset that you are being held responsible for the contract you entered into, the homeowner is not responsible for the damages resulting from your unjustifiable change of heart. It is entirely unacceptable to slander the reputation of an honest family-owned business due to one's own erroneous actions.
Fantastic experience: If you are looking for someone professional, knowledgeable, and downright decent to look after your rental property in the Raleigh-Durham area of North Carolina, I can think of no other person than Nick Roberts of Bev Roberts Rental & Property Management company. Nick, who managed my property in Cary for the last 5 years, was not only a thorough professional but also a person with integrity and who always looked after my interest and provided a honest service to the tenants. Managing my property from California (where I live) would not have been so smooth without his help. He also finally helped sell my property to my tenant too. I will recommend his service to anyone without any reservation.

Fantastic experience: Nick has been super responsive to my questions and concerns. Much appreciated! *Updating after working with Nick for multiple years... our former property mgrs were very difficult to work with and bluntly, shysters. Nick and Bev Roberts team were prompt, responsive and easy to work with. Always above board and trustworthy with their work. If they said they'd send someone out they did and any vendor did A+ service. Highly recommend and would not hesitate to rent from this management co again.

Negative experience: One successful conversation with a promise to call back to schedule a viewing followed by 5 calls to them going to a full voicemail box over the period of two weeks. No attempt to call back or if they did call back, no message was ever left/they hung up before my phone even registered the call. The woman sounded very short and irritated on the initial call so at this point even if they were to contact us with a dream property, I would not rent from them.

Fantastic experience: I had the fortune to work with Craig Roberts and his team at Bev Roberts Rentals in Cary, NC. I rented a property through Craig for a total of four years. Craig is the best property manager I have ever worked with over my past 20 years of renting properties. First, the firm, Bev Roberts makes it super easy to rent, their pay online system is clean and highly professional. Their website is amazing for a local family owned business, they must be one of the best in the RTP area, their numerous reviews are telling the truth. Second, Craig Roberts, this guy is simply awesome. First, he has a solid personality, no BS, transparent, direct, you can reach him anytime, awesome liaison between you and the landlord (who were also awesome for our rented property). Craig takes calls, text, and email. You can physically go visit him, he is local and is an active member of the local community. I have had several “emergency” issues over the past 4 years that Craig has responded to in the middle of the night, on weekends, or when he was on vacation. Craig even helped me look for new places when I had to move, he investigated schools, etc, this guy is LEGIT. No sales attitude, he wants to make sure his clients and customers are happy with the service they provide. For example, when I first moved down to NC from Philly, Craig was on vacation in OBX and I needed the key to enter the house, Craig literally drove 4 hours from OBX, cut his stay short to make sure his tenant could enter his place, as I was driving down from Philly in a huge rental moving truck and was not sure of my exact date. That’s right, Craig altered his family vacation and was flexible for a tenant he barely knew. Craig makes Bev Roberts great. I wish all property mgmt. companies were this good. I highly recommend them for your rental needs, as a landlord or tenant.

Negative experience: My fiance and I were working with this company on a property for rent that they manage. As we are paying fees and going through the process they already had accepted another applicant. I personally feel like it was a waste of our valued time and money to go through the process while they were already in negotiation with another client. That should be illegal as this is technically a scam to get more applicants paying fees for one rental property. Then the owner Bev, then lies to me and said she called my fiance regarding the decision but actually never called her. To add, the company (Resident Research) they used for credit check, background check, etc, messed up our monthly income by $5000, then sent in the correct income AFTER we were declined. If I hadn't took a look at the report, no one would have caught that big mistake, this makes since as to why we were unprofessionally declined.

We presented the homeowner with offers to rent from four different applicants, including your offer. When it comes to submitting a rental offer, we recommend applicants approach the negotiating and application process like they would a job interview. Everything, including, but not limited to, credit reports, eviction history, rental history, income verification, and criminal backgrounds are applicant details homeowners take into consideration in an effort to select the best tenant for their home. Inherently, as real estate agents our job doesn’t always give us the advantage of delivering good news. Instead, it was our obligation to contact and decline three applicants who all wanted the home, including your application. We understand your disappointment. We are unaware of any errors on Resident Research’s reports, but you are more than welcome to reach out to their company directly. But we do wish to ease your concerns by informing you that this would not have changed the homeowner’s decision to decline your application and offer. In addition, the fees you mention are the $50 application fee you paid to Resident Research to provide us with your reports. That fee was not paid to our firm.)
Negative experience: My boyfriend and I are looking to relocate to NC from another state. When I emailed Bev about one of their properties she was very short and didn’t even answer my questions. She seemed like she was bothered to help us. So I didn’t feel comfortable asking her any other questions after my initial email was answered with such lack of information and interest. Against my better judgment we applied for the property anyway. We thought since we have really good credit scores, have good jobs lined up, and have no issues in background checks and credit cards we would have gotten approved. Instead we got denied and the reasons were as follows: Oldest bank account is too new (we are 21 and 23) we both opened our bank accounts when we were 16 My boyfriend has too much money in his savings account (My personal favorite reason) Balances on his loans are too high (bc we own a home and since we want to relocate we are obviously going to sell it) So we paid $50 for these people to give us horrible customer service and deny us bc we are responsible young adults. We will not be viewing anymore of their properties. If you are looking to relocate from another state I would definitely not recommend this company to anyone. They make it really difficult to rent their properties, and like I said Bev was bothered to have to email me. This has by far been the worst customer service I have ever received when looking for a home to rent, it’s a shame because the home was honestly beautiful. Overall just very disappointing and upsetting that this was our first application process and it was so horrible.
We want to sincerely apologize for your negative experience with one of our agents. We viewed your email exchange asking if the homeowner would consider a month-to-month lease and the agent replied the home is listed as a 12-month lease only. You are correct, the application processing center charges $50 per person for occupants age 18+. The processing center only received one application from your boyfriend, never from you or your roommate; otherwise, their fee would have been $150. Our agent did not approve or deny your boyfriend's application, because she was waiting for the remaining two applications. In the meantime, she received completed applications from another party and they were approved by the homeowner. We have the ability to use your boyfriend's application on other properties, but the remaining two applications would need to be completed. Again, we apologize for any confusion or misunderstanding.
Positive experience: Honestly, Bev would be an outstanding management company if she learned to be responsive physically to emails for some reason she never got my emails. And to treat all tenants with the same level of respect and attentiveness to those renting $3000 homes or $900 homes. She will do great managing your properties TRUST ME! Let me share a story, I had wanted to get out of my lease is February I found several people interested in applying for the unit. I also offered to transfer my deposit to the new renter. And they agreed to move in as is as in Bev would not have to Turn it. As a management company and seeing as it took several price reductions and months to even get me to rent it out. They should’ve jumped on it, instead of Bev making a smart decision she said I would HAVE to breach my contract. Because it’s considered subletting. It’s definitely not subletting if someone is applying directly through you. It’s about wether or not you would allow me to get out of my lease. When I said I’m not breaching and I’ll tough it out a few months she told me to tell “my friends” (again several people were interested) it would be available when I move out. They were random people I didn’t know they just all had good credit no background and no evictions that made over 3 times the monthly rent. I explained to her that these people are ONLY interested in this in its “non updated” in nicer terms unit because I would transfer my deposit this is what people usually do for lease transfers. And her response well we don’t want people like that moving in because it they are only moving in because of the deposit and it shows they can’t pay it? Okay... As far as maintenance request go they are SUPER responsive, which is awesome on their part, the only issues I have that still haven’t been addressed are the leaky toilets that I never had issues with until the floor was fixed and valves that have been replaced 2 times already. Also, broken front door frame. I don’t think either are still not fixed from her directly but the property owner himself not approving the work or not having money for the work? Who knows. All the staff in the office were also phenomenal Amy, is very sweet. Nadia is responsive to emails and Craig always follows up. I believe I left a very thorough review as some are biased I hope this will help with your decision!

Fantastic experience: We've been renting from Bev for more than a year now, and this has by far been our best experience as tenants with a property management company. If there's ever a maintenance issue, someone is over to fix it within the next day or two. The contractors they work with are great-- we've had people over to fix our fireplace, check the attic for squirrels, fix plumbing, and they've all been super friendly and good at their jobs. The online portal makes submitting paperwork, rent and maintenance requests really easy. Also, if I ever have a question for the property owner, Bev relays it to them immediately and is back with an answer super quickly. Highly recommend!
