We provide superior association management services to homeowner communities in Southern California. We specialize in association with 100 to 500 owners and monthly dues that range from $200 to $500. We are family owned and laser focused on providing superior customer service to our associations.
Our Community Managers aren't overworked managing 15 to 30 associations and thousands of owners, we limit them to no more than 10 associations or 1,000 owners, whichever comes first.
We currently manage approximately 250 associations and 15,000 owners; so we are big enough to provide the service you need but small enough to care about our communities.

Fantastic experience: It has been six months since we hired Progressive Association Management, and we have only good things to say. As a board, we spent a lot of time searching for a new company because the one we previously had was unprofessional, unresponsive, lacked transparency, and was too expensive. Progressive, on the other hand, is a great example of how property management should be. They have a team of true professionals who respond promptly and handle every task thoroughly. I especially want to thank Antonia, our Community Manager, for being extremely helpful—even responding to emails on weekends if something urgent. This level of commitment truly makes a difference when you’re looking for professionals who know how to build strong, reliable relationships with clients. Thank you, Antonia, for your hard work and for going the extra mile to help us with every request and answer every question in a timely manner.
Fantastic experience: Our HOA transitioned from a small family run Property Management Company to Progressive Association Management. It was a challenge during the transition period due to lost paperwork, etc. Progressive AM was great to work with in obtaining all the misplaced information and getting our HOA up and running. Unfortunately, we were assigned to two different property managers that had to terminate their services due to family and health issues. Antonia was assigned to be our community association manager and everything changed. The board became very active with HOA business, and she has been able to professionally guide the directors in making positive informed decisions. Antonia is always very responsive to phone calls, emails, and text messages. She promptly notifies the directors of any communications needing a quick response. She has been a pleasure to work with over the past 12 months. Our directors are very active in their duties and Antonia ALWAYS has the time to communicate and provide professional direction. Our vendors have also provided positive feedback in working with Antonia. Thank you, Antonia, and keep up the good work keeping all the directors working as a team!
Fantastic experience: We have had an excellent experience working with Antonia at Progressive Association Management Co. They are a big help to running and operating our HOA at Bixby Gardens.
Negative experience: This association really lacks professionalism. I have never had 1 good thing to say about them. Always changing property managers and making home owners feel as if we are always wrong if and when we complain about someone breaking the rules nothing is done. They don't or won't answer you with any emails or phone calls. Don't waste your time with this association company. They lack in alot of things especcially communication and instead of making us homeowners and community feel valued and heard they only do what the board members want. They also let renters do as they please. They love raising dues and nothing shows being upgraded or fix unless legally they must. They are great at cutting trees and removing plants to make our community look ugly. 2 thumbs down!
It is our legal obligation to do as the board decides and they raise the dues not us…we pride ourselves on prompt communication and happy to discuss to improve that if an issue.

Fantastic experience: I was having some issues paying a bill and spoke with Kayla. She was able to assist me right away and made sure I was taken care of. I’m so used to dealing with management that does not want to help, so having Kayla was a breath of fresh air. A big thank you to her!
Negative experience: 1 star. Terrible experience with this association. Their payment website has been broken for months—worked for my first payment, then stopped completely. I’ve called multiple times to pay my bill, including at 4:40 PM when they close at 5, and no one picks up. Three months of this nonsense. Fix your system and answer your phones!

Negative experience: Although this company may seem professional and overall has great reviews, don't waste your time with them. Similar to what others have commented in their reviews Noemi and Veronica are absolutely horrible in terms of communicating and making sure that HOA homeowners feel valued and heard. We had our community newly paved and within a week or two the trash truck dripped white paint all over. Immediately Noemi sent the homeowners an email blaming us when in fact it could've been that the bucket of paint that was tossed was from a previous route and just so happened to pop/leak when the trash truck started to compress the trash in our community. Not even to this day, months later has she helped to resolve this issue. We still have white paint everywhere on the floor in our community. In addition, Noemi sends same day emails with less than a 10 hour notice for an election board meeting being held. If we are valued and our input matters homeowners should have been given at least a few days notice or even a week to make arrangements to attend. In addition, a tree trimming email was also sent on the Friday before Thanksgiving week for a Monday tree trimming service being completed (less than a 24 hour business day notice) when in fact there was also a tree being removed near a home, which isn't what the email stated. What if the resident would have already decorated that area as they do every year for Christmas? How would they have explained to their kids that now the decorations need to be removed because the tree was being cut down? When I contacted Noemi to inquire why the tree was removed when my neighbor who has a similar tree with the exact same issue was only trimmed she was extremely rude and said she doesn't need to give me an answer because it's in a common area. She clearly did not understand my question and because I repeated my question to her and wanted an answer she assumed it was better to hang up on me because she couldn't provide a clear answer. I can't help but feel targeted at this point. I wrote both her and Veronica an email and not a response was given after a week. I had to follow up again with them and Veronica replied that Noemi would get back to me, which she hasn't. In addition, I have written them back in September about our jacuzzi jets not working properly and other residents have also verbally mentioned their concern and not even to this day has the issue been resolved. Noemi does what the HOA board wants her to do and doesn't give her professional expertise on how things should be done and handled in a community. If the board is bothered by basketball courts that are in a common area (in front of their walkway door, not in anyone's way or street) then she will send notices because they tell her to, but others who have benches, junk, dog strollers, pots of flowers or plant their own plants and flowers in a common area are not addressed or given a letter to remove those items because the board doesn't see that as a problem. Sadly, many young families with kids and even others who don't have kids do not feel valued and appreciated in our community. Please don't waste your time with this company. They lack communication and instead of making the homeowners and community feel valued and heard they only do what the board members want.
Per the reviewer "Noemi does what the HOA board wants her to do"...and that is what Noemi and any other Community Manager does: carry out the instructions of the board. If this owner does not like the decisions of the board, she should bring that to the attention of the board, and she has the right to run for the board. If we carry out the actions of the board in a timely way and adhere to the Davis-Stirling statutes while informing owners, we have done our job.

Negative experience: Horrible management company , I’ve been requesting the keys to the bathroom in the pool areas , and management does not respond until i send out a second follow up email . I pay hoa fees right ? They don’t have the keys . So, you would think they would figure out a way to get the keys … nope , still waiting been months I’ve been asking .
Negative experience: Shameful and disappointing customer service - we have reached out to them (Naomi, Kayla and Veronica) three times with no response. They took over our association right at the time I sold, and they miscalculated our balance and the fact that Escrow made a payment on our account. They owe us over $400, and we can't even get the dignity of a response. I wouldn't work with this company - they just ignore you hoping you'll go away. It has been almost two months - and no reply to three very clear emails. I don't know what to do at this point. I know what you should do if you were considering working with them. Fantastic experience: Mrs. Wong is the best HOA manager in town. She is a good listener, patient, and caring for each homeowner who attended last Friday’s meeting. Also, her collaboration with our President Wu, in addressing the complex and ongoing plumbing issues has been commendable. It is truly our community’s pleasure to have such an excellent and outstanding staff to work with.
Negative experience: I have put off posting a review for a very long time, but it's just been a series of mistakes and subpar performance, even after escalating issues to the owner. I am worn out, left feeling that I can't count on this team, that I have to double check their work because they don't double check their work, they don't seem to take pride in getting it right the first time, they don't seem to have any passion about customer happiness. I am a customer, an HOA treasurer, and I am miserable, exhausted, because I have to check their work. Many mistakes since July 2022. And when it comes to after hours emergencies, I am very unhappy with the lack of responsibility and good judgment. I can only hope that in the future they will take some pride in their work and develop the passion for customer service that their owner proclaims to have, check their work, do it right the first time, and that at the end of 2024, I can replace this negative commentary with a glowing report. I can only hope.
Negative experience: Bad bookkeeping. Our unit was receiving no HOA bills after 4 months of their mgmt, but we did not notice as our bank had paid $177 in April vs amount of $1177 (3 months) on the check. So, banks are pretty bad these days. In September, we noticed we never got the July-Sept bill. As it turned out, Progressive had been pulling money from someone else's bank account to autopay our fees since April!!. It took lots of forensic accounting to clean this up. Does not inspire confidence. How do we know they dont do this with our condo HOA money to pay another association's bills? We dont, unless someone checks our HOA bank statements every month. (No one does, of course.) I think this is very scary, and I wish we would fire these guys. They obviously lack training and adequate oversight. They are dangerous for your HOA.

Negative experience: They are not taking care of our properties down in Village San Juan. There has been a pile of junk (furniture, mirror, etc.) for a month now collecting vermin and is a safety and health issue. They are not on top of things like the previous HOA mgmt company.
Can you be more specific? We carry out the demands of your board and don’t make decisions independent of them.
