Experiencia negativa: I applied for a townhouse and never received any communication back. I called several times to be told that they would get back to me, never happened. I then decided maybe if I go in person or would expedite things. Well that was a bust. They took my name down, went in the back and ran my credit really quick and without an explanation denied me. I was told that I'd receive a letter that never happened. Mind you I've been with my current rental company for 5 years and never been late and I'm confused as to why I was denied. But somehow after reading these reviews I see that they have a really horrible communication issue.

Experiencia negativa: I signed a lease and my move in isn’t until 06/26/26. The studio apartments here fill up fast. Now I am expected to fore go a great career opportunity and stay here. They don’t do lease take overs and I haven’t even moved in! What a nightmare. I should have read the reviews prior to renting out from these people.

Experiencia negativa: I will not be renewing my lease for my unit at Wheatland Place 2. I have been a tenant with Valley Rental for approximately three years, but due to the ongoing issues I have experienced, I am no longer interested in renting from this company. My decision is based on a significant decline in management quality and property maintenance since I moved back in June 2023. While I had a positive experience in 2017 at Prairie Place under previous management, my current experience has been unacceptable. The issues include: - Move-in Condition: Upon moving into my 3rd-floor unit, there were cigarette burn marks on the bathroom counter, an old tub, a hole in the bedroom door that remains to this day, and kitchen lights that did not work for the first two months. - Maintenance History: Previous maintenance staff left tools and ladders in my kitchen for months and attempted to fix peeling countertops with gorilla glue. Furthermore, I had to address electrical issues with the heater myself initially. - Pest Issues: I have battled a severe roach infestation for three years. Despite the health risks to my children, my requests for a transfer were met with demands for a new deposit and first month's rent. I have frequently had messaged for my own pest control because management does not respond to my messages. - Management Conduct: The current management at Wheatland Place 2 has been consistently rude, arrogant, and disrespectful when entering my home. Calls and emails often go unanswered. - Excessive Fees: I have been charged $100 for trash that was blown out of a bin by the wind and $50 for snow in front of my garage, among other unnecessary charges for basic repairs like battery replacements and door hinges. I do want to commend the current maintenance team, specifically Amos Gee and Aylohous. They have done a fantastic job catching up on old work orders and are the only reason I am even providing a two-star rating for my experience.

Experiencia negativa: Doesn't even deserve a one. Star maintenance is slow and you'll run to your house and do a few things. While you're on break or park in front of your garage or something and they'll tow your vehicle. No warning, no nothing. And if you do get a warning, the tag will be blank saying. You've been parked there for over 24 hours, and they'll call it an immediately.

Experiencia negativa: Valley rental never returns my calls. I have called four times in the last 10 days and if it wasn't for a city inspection they would never have found out about my maintenance issue. Their responses to replace my dryer which is a washer dryer on top of each other and they'll have it to me in 2 weeks including the week that we're in so sometime next week. They do not return phone calls they are extremely rude as said by many others they have no idea what customer service actually is and should be boycott people should just avoid anything that has ballet rental an amazingly valley rental might get the hint and start treating people with respect.

Experiencia negativa: I hate to even give one star. I lived in these apartments for four years, and my experience during the final year under new management was absolutely awful. Earlier this year, my boyfriend and I went out for the evening. When we returned home later that night and were getting ready for bed, I laid down and discovered glass in my bed. Someone had literally thrown a rock through my window while we were gone. That alone made us feel extremely unsafe. On top of that, the tenants living above my unit stomped loudly every single night. I repeatedly emailed the rental office about this issue, and every time I received the same generic response: “We contacted them, sorry about that.” Clearly nothing was done, because the behavior never stopped. Almost every morning around 7–8 a.m., someone would repeatedly buzz my unit. Sometimes they even held the buzzer down. These are not quiet buzzers they are extremely loud and disruptive, making it impossible to sleep. Another major issue was the power being shut off in my unit. Whenever my boyfriend and I would shower during the day and play music, someone would turn our power off. There was even a time when I was in the shower and the entire unit lost power. I contacted Cass County to see if there were any reports of outages, and they were confused because I was the only unit in the building experiencing this problem. This happened repeatedly, making it clear someone was intentionally cutting our power. Because of all of this, we could not live comfortably in our own home and constantly felt unsafe. Despite numerous complaints, the landlord and office staff did absolutely nothing to resolve these issues. They rarely answered the phone, maintenance took an unreasonable amount of time (if they ever showed up at all), and overall the property management was completely unresponsive and unhelpful. These were my first apartments, and I lived here for four years but this last year was AWFUL. I could not wait to move out and finally leave this review. I do not recommend this property.

Experiencia negativa: I’ve rented with them for two years one at summers at osgood and one at Central Park. If you do not renew with them they overcharge you at move out. While summers at osgood was actually really nice to rent with. Central Park, however was not as great. Followed by them coming into your apartment with no notices and a constant bad attitude. I’d say stay far away from them as they’ve gone downhill since 2023.

Experiencia negativa: I’m really disappointed with how things are being handled at Hidden Pointe 6. People keep opening and stealing packages, and it’s becoming a constant problem. For how much we pay in rent, the complex should have basic security measures in place. There are no cameras, no monitoring, nothing to protect residents’ property. It’s frustrating that we can’t even trust our packages to stay where they’re delivered. Valley Rental needs to take this seriously and install cameras or some kind of security system before more residents lose their stuff. We shouldn’t have to worry about theft in our own apartment complex.

Experiencia negativa: If I could give zero stars I would. Believe the rest of the bad reviews. I have had water leaking in my balcony door since I moved in April 2024. The came and "fixed it" 3-4 times and now its worse than it was.. as we are getting flooding rains and its been 2.5 hours since I called their stupid third party emergency maintenance service, No offense to those people, they don't know. Experiencia negativa: Their electrical maintenance man used my bathroom, I have him on video in my room standing up to pee. Nice coming home to clean that up. Also they will not install new window blinds that have failed from normal use. So now on top of paying 1,200$ a month, I have to buy blinds that actually work now. ADD ON: You say you want to help and to call you. I put in two maintenance request and you guys cancelled both request for new blinds? So now I have some ordered and on way. Pretty ridiculous if you ask me.

Experiencia negativa: This place is extremely unprofessional, they will drag their feet till the last minute, to expect you to drop everything and get something secured same day. Just to drag there feet more. We never got a lease sent over to us, after sending in proof of income 2 different ways, 3 separate times. Just getting pictures of a unit before giving them $1000 was like pulling teeth. An absolute nightmare.

Experiencia negativa: Do not rent from this place. Apartment was very nice, but company is very hard to deal with. We put a small hole in the bedroom door and were expecting money to be taken out of our deposit for that. The sheet we were given explicitly stated we would be charged 200 dollars off of our deposit for a broken door. When it came time to get our deposit back, we were charged 350 for this door. We contacted them multiple times for them to get back to us saying the sheet said this the whole time. It did not. This company doesn't care about you and will not make things right. Extremely unprofessional, it is wise to stay away from them.

Experiencia negativa: I would like to start off and leave a review and state that if I could leave negative reviews I would. Seem like this is the only way I will get a call back or response. I’ve currently lived here for going on about two years. By far the worst experience of my life. The apartment complex is digesting and should be a health hazard at this point. We have gotten roaches 3 times now and they have sprayed one time. I’ve brought it up to the property manager countless times and have never gotten a callback. They never answer their phones. It tooks us over a year complaining about the broken dishwasher when we moved in to get another one. Also for the fact is that the property manager said I’m unable to extend my lease until march. I currently leave for military reasons beginning of January and won’t have access to my lease for over 6 months and spoke to someone higher up and said to call the property manager because yes I can extend me lease due to me being gone when it expires. Here we are 2months later still no call back. I currently leave in little over a month, am I expected to be evicted while I’m on government orders? I hope this reaches someone higher up very quickly as if I can’t extend my lease before I’m gone and get evicted the amount of legal action that will take effect will be on a government level. Experiencia negativa: The leasing office isn’t well with communication and following up. It’s constant people moving in and out. The hallway’s smell very awful and that honestly never changed throughout my entire time here, precisely my building in the front. The cleaning is bare minimum in the buildings and it’s always constant trash in the foyer of the building and staircase. I’ve personally went down there myself to pick up trash, the secured entrance doors stay broke as well. It’s definitely wear and tear throughout the property. And be mindful they consistently have water shut offs weekly. They will charge you for anything that they can and add rules throughout your lease with hidden infractions. From your car being in front of your garage or leaving a welcome mat in front your door. Coming from out of state I’ve had really good rental experiences from previous property management companies and I’m a very respectful person, however this was my worst property management company I’ve ever experienced. I’ll post pictures of the interior once I’m fully out of here! Please work on your communication in the office, that’s really unacceptable that tenants have to call over 10 times and send emails to aware you and you still don’t respond.

Experiencia negativa: They don’t take tenants seriously and are inconsistent. Our car got towed because it was in front of the garage since the garage door wouldn’t open, and there was no parking space at the moment. Funnily enough, when other residents do the same, multiple times, and for longer than we have, their cars do NOT get towed. Oh, and don’t even try calling them to let them know about this issue to find solutions because they won’t answer. Now I have stuff stuck in the garage that they won’t fix, but we’ve tried to tell them about. Thanks Summers at Osgood. Edit: Sorry doesn’t cut it when we’ve lost money trying to remedy this situation. So disingenuous, lol.

Experiencia negativa: THE CORWIN OF RENTAL COMPANIES, even Goldmark has better reviews. They only care about your money and will take advantage of you. You will see my comment be an echo of many others. Don’t live here, it’s completely unsafe. There is a reason they have private security patrolling. Thefts, vandalism and needles around the place. When I called about the new security ( we never got an email about the change) the office staff told me not to worry about it. While at the same time sending out multiple emails to everyone about recent issues. If you have kids or pets, DONT LIVE HERE. Office staff is unorganized and will lose “notes” they place on your file. Last spring we had water leaking from our bedroom ceiling light. We called 2x and nothing was resolved until the water was in the hallway light in front of our unit. The light cap was removed and never replaced; hallway is hardly lit now and has been this way since Spring 2024. They said they would have someone come out and test for mold and that never happened. We ended up buying multiple air purifiers, because we were getting sick from mold. Again, we called, and they said they would get it resolved, note on our file. We did these 3 other times before giving up. If you call and ask for any help for anything, you will be greeted with attitude and treated like you're the biggest inconvenience. We are moving out right now. Office staff accepted our notice to vacate on 12/27, the following week I got an email saying they couldn't find my notice, then later only to follow up and say we owe one more month. After saying and agreeing to moving out on 12/27 (on move out notice). See this was an issue as well with a previous reviewer. They will comment some BS apology on here, don't believe them. They only care about sucking money out of you. We rented once before this unit and didn't have issues. Thats why we chose them when we moved back. Wish we would have just paid a little bit more elsewhere. At least other companies care and understand. *Review keeps being hidden

Experiencia negativa: Worst place to live, first building I lived at was dirty and always smell of weed. They moved me to a cleaner building, the water gets shut off anytime of the day without a notice and when you call they don’t answer. If it wasn’t for my kids school, I wouldn’t have signed another lease. Management is rude and don’t care about their tenants.

Experiencia negativa: Looking at the reviews, I think it's the funniest thing that this rental company keeps responding with, "thank you for your honest feedback, we appreciate you bringing your concerns to our attention". I'm not sure why they're even attempting to respond when there has obviously been no improvement to the way they choose to do things. We're currently moving out. We've been with Valley Rental for two years, and we were hoping to stay a bit longer. But we refuse to continue giving our money to a place like this. When re-signing our lease this year, we were attempting to schedule it in person. The individual we spoke to suggested we just do it online. So we did. There was some sort of technical error and it didn't accept one of our signatures. We didn't realize this at the time. Two months later, we receive an eviction notice for having an unpaid balance. When we went to check on the web site, we'd been defaulted to month-to-month. They'd been charging us an additional $250 a month. Because we were set up for auto-pay, we never noticed the charges accruing. But we also never received any sort of notification that it was happening. Not even emails. Which, when asked, we were told by Jeanine Anhorn, property manager account manager, "it's my understanding that emails should have been sent out". Apparently her understanding was wrong. We'd managed to build up over $700 in fees that we didn't even know were happening. Of course, this notice was dropped off at 5pm on a Friday. Their offices close for the weekend at 5pm. So we had to anxiously wait until Monday to sort things out. We assumed because one of the tenant's signatures went through, that would be enough evidence that we HAD intended on signing the lease, but a technical error kept it from getting both signatures. We'd also hoped they'd see that we never received any sort of notifications until they threatened to kick us out. Well, needless to say, they weren't understanding at all. I explained to Jeanine Anhorn, property account manager, that $700 was a lot of money to just come up with out of the blue. They responded saying we'd need to pay that amount to avoid eviction. She was kind enough to take the most recent $75 late fee off, though. Boy did that take a lot of my shoulders!! She'd mentioned when I wanted to re-sign the lease, I could speak to my property managers to set up an in-person appointment and avoid the website issues. I told her I wasn't even sure I'd want to continue renting with a company that was willing to do something like this. The following emails from her were significantly less polite. So, we put in our notice. Things have gone about the way you'd expect once they know that aren't getting any more money out of you. They tried scheduling a viewing with less than 12 hours notice (state law requires 24 hours), which I told them wouldn't be possible. They also allowed someone viewing my apartment to use video on their phone while we were still living there. And, most recently, I explained that we had forgotten our garage remote in a car we'd left at the family farm. To save on gas, it would really be helpful if we could grab it over the weekend and return it to them on Monday. Not even a week after the first. I highly doubt they have someone moving in before then. They said they'd charge us $100 if we didn't bring it during move-out. It's so frustrating that they continue to treat people like crap, but there's nothing that can be done. Because, technically, everything they're doing is legal. It would be nice if companies like this actually cared about their tenants. But that just isn't reality. If you decide you HAVE to go through Valley Rental, double-check everything. I mean, you really should anyway, but I feel like their record shows it's especially important to do so with them. And don't expect any compassion. Not looking forward to the charges I'm sure they'll make up after we move out...

Experiencia negativa: First off, the tenant before us, left us without a door that leads to our bathroom which we had to go through two people just to wait a month to get it fixed! Secondly the baseboard heaters are all rusty and didn’t even bother to replace them! AND THEN they just painted over everything and called it good without even fixing anything. And now litterly a month of moving in the dryer stopped drying our clothes and something is broken inside the washer that is making more than just a simple loud noise and all matinece cares about is “Is it leaking?” Like no I don’t wanna get a noise compliant if it’s shaking so bad you can hear it outside of our unit like come and fix it!! This is so annoying no appliances work and matinece should take thier job seriously!

Experiencia negativa: I've lived at Urban Meadows since February. Internet was to be included, however that didn't get worked on until 6 weeks later. I could not get other internet for quite awhile as the building was not wired. I Work from home so this was a huge impact on my finances. My garage door is controlled by another tenants remote leading to my door being left open at all random times. I have had many items stolen due to this. I've put in at least 5 work orders to get this resolved. I was told not to leave valuable items in my garage. Not sure where I am to put bikes and other items of such. They do not answer the phone. Worst management I've ever experienced! Can't wait for my lease to be up.

Experiencia fantástica: I would recommend valley rental to anyone! We lived there for about maybe 4 ish years and it is the best place we have lived. The only reason we moved is because we bought a house. We lived in urban meadows and had a great view of the pond and beautiful sunsets. Valley rental treated us well the whole time we lived there. Sometimes it would take a while for maintenance requests to be addressed but the last time we did have someone come out he was so respectful and did an amazing job with changing out our microwave and dishwasher. He cleaned up after himself as if he hadn’t even been there. He wouldn’t even let me help clean up! All of our neighbors were kind and we made many friends out of old neighbors. Neighbors watch out for each other there, which I truly appreciated. All of the employees at valley rental are so easy to talk to and understanding. I wish I had gotten names of the maintenance guy and the person who did my move out inspection. They were both spectacular. Thank you all!! Experiencia negativa: If i could give a 0 i would. I rented from the office in Bismarck and it was the worst. The charges after move out were absurd. The communication also horrible. Charged for things that were in the apartment. Charged for things we did maintenance requests for that were never done (have proof of work not being done and communication about that situation). Refused to remove charges even with proof of certain instances. Absolutely the worst company!!!

Experiencia positiva: Jake(Jeremy Renner's look-a-like) Went above and beyond to try and find us the perfect place to live. I was sick on and off and he happily rescheduled and made different arrangements to suit our needs. He never pressured us and we would recommend contacting him personally for any apartment finding needs. Even though we chose another company(which was no fault of his) he was awesome about it and promised to get our deposit back to us ASAP. Thank you Jake! You rock! Update: I was promised our deposit that we put down back within a week as we needed it to put towards our first months rent at the place we chose. It took over a month to get it. I called every week and was told it would be sent to us in a couple of days. Needless to say,but wasn't. While that is not Jake's fault it was Valley Rentals.

Experiencia negativa: Absolutely awful. I would NEVER rent from them again. They kept our $500 deposit, plus wanted almost $700 more after the fact for "painting and cleaning" . Even though we never had anything on the walls, nor caused any damage. We cleaned very well and when I asked for photos of the supposed painting and damage, they couldn't provide them and took some of the charges off as a "courtesy". Not to mention, when they wanted the initial almost $700, they said if we didn't pay it in 10 days, it would go straight to our credit. Never, ever would rent from them again.

Experiencia negativa: Horrible place to rent. Put a 60 day notice in and they didn't honor it. They don't care about the properties and just let them get destroyed. Property managers never do inspections on the property to make sure the building isn't being destroyed. Don't rent from them.

Experiencia negativa: Giving 2 stars instead of 1 because the apartment didn't start on fire during my time there (only occasional fire alarms). I spent 3 years at Urban Meadows location and dealt with water coming through the ceiling, unresponsive work orders, and hard to reach staff. During checkout, I spent hours cleaning and painting the apartment, but I was slapped with a $300 fee IN ADDITION to the $500 safety deposit. After going back and forth for several weeks, VR took off the $300 but kept the safety deposit. To future renters, beware before renting here.

Experiencia fantástica: They have been the rental company in Fargo Moorhead to work with! They have been handling work orders promptly and the move in process was quick and efficient. They were polite and helpful! I have enjoyed my apartment immensely! I look forward to living there for years to come. I have an autistic child and they have been accommodating with his struggles and being loud some times when he has issues he can’t control. All of my neighbors have been really nice which speaks to the people they bring into their buildings! So grateful to be living in a Valley Rental property.

Experiencia fantástica: So far so good. 5 stars won’t be enough. I would give the infinite stars. Whenever we need to fix something, they’re always on time. They care about their residents a lot. I would recommend them to anyone. The monthly payment just went a little high, from $1009 to $1054 something, it’s a great deal. $1054 for 3 beds, 2 baths, laundry inside, not a bad deal at all. The management teams are doing GREAT, keeping every apartment clean. Taking good care of their residents. Thank You Valley Rental!

Experiencia negativa: This place is a joke filed a complain 6 months ago about missing clothes after maintenance people walk in my unit with out even asking if it was ok to be fix while I wasn’t there. After multiple calls no one ever anwesers or returns calls, stopped by the office and said they would file an investigation well I left the unit now it was temporary and have not ever heard about them with any updates.

Experiencia negativa: Dishwasher has been broken since Halloween. Sent several emails asking if they got my work order and if I could get a discount on rent for the months of November and December with no replies. They suck at answering their phones and if they do they just send you over to someone else who doesn’t answer their phones. The parking lots are constantly littered with trash and their snow removal is a joke. Hoping this review finally helps me get someone to fix my damn dishwasher.

Experiencia negativa: I'm only giving one star because I'm not allowed to give 0. the management company for valley rental is a bunch of crooks. they tried to charge us over $1000 on top of our deposit. we are in process of disputing these charges. as our apt was left in good condition with normal wear and tear included. I would never recommend this apt to anyone. maintenance also has a hard time answering the emergency maintenance phone- even though our pipes burst, and our dishwasher flooded (soon after we moved in) and also our windows weren't sealed in the middle of winter the buildings at valley rental are falling apart, and they just try to charge us random charges to cover themselves to keep valley rental open. That's my opinion.

Experiencia negativa: Honestly I’ve worked in property management but this place takes the cake. They allow their work orders to be left unaddressed for months, have to be contacted to confirm the work orders actually will be addressed or else it’s hit or miss. They sent infraction letters of the lease without even doing the due diligence of investigating it they sent to the wrong unit and was even dated wrong. They’ve ran through multiple property managers in the almost 2 years I’ve been here. My stay started great from tour to signing but once your in and pay on time each month you become chopped liver. By the time we received our renewal letter we would’ve had no choice but to go MTM to give a proper notice. The unit themselves are nice but management is hit or miss. Previous roommates of mine had same issues but never frustrated enough to ever complain. Their entry ways are constantly dirty filled with trash and they allow people to park in handicap and pick and choose when they wanna force their parking in front of garages. Honestly didn’t want to post my review until I had seen all the similar stories

Experiencia negativa: I’ve been living with Valley Rental in Fargo, ND since the end of August 2023… On Halloween I got home from taking my daughter trick or treating to my apartment door left unlocked AND opened! I came inside to find a fan flowing in my bathroom with my ceiling gone. Turns out maintenance had an emergency water leak from my upstairs neighbor, so I understand them having to come in without telling me first but I should have been notified after the fact and my door should have been relocked… at the very least they could have shut it. I emailed them and sent a text and I never heard back from anyone. Maintenance said they would be back in a few days to take the fan out but it wasn’t until 13 days later when they did, and this time I should have been notified prior to them coming so I had the option to be here for it and they didn’t say a single thing before coming over again. Very unimpressed.

I would never recommend this property to anyone. I have had two terrible experiences with overcharging during checkout. I will be taking them to court over these matters.

Experiencia negativa: Update- Notice “owner “ of valley rental responded apologizing for this situation. Yet they are still sending the bill for repainting to collections and NO ONE has reached out. So if you read my post and saw they responded please be aware. They have no intentions of making it right. Scam artists. Moved out after a nightmare of a year last year. Lived here a total of 3 years. They pad the time clock on a few standard repairs to be able to charge more than reasonable. $10 for a light bulb $30 for two $5 each shower curtains, 75$ for a patio door screen (was on the patio the screen door was locked so I did cut the screen so I could unlock the screen door but it costs $15 for a new screen) the rest the claim is labor and there’s some other stuff a couple I won’t bother disputing closet door fell and caused damage to the other door. Fine whatever it happened while I was there and I just didn’t document it properly so I saw that coming. But what gets me is They are trying to make ME pay for repainting the entire unit and only after 4 messages back and forth are NOW saying I’m being charged for repainting due to smoke damage…. This is a none smoking property so aside from cooking and outside air quality? There’s no reason for any “smoke damage” and I’m not responsible for Canada being on fire every summer for the last three years leading to poor outside air quality. Also never caused a cooking fire or cause the smoke detectors to go off. They did try to pretend that they gave me a discount for cleaning but? The only thing marked “dirty” was the garage floor I forgot to sweep. So at most they COULD charge me for cleaning as per their lease is $50. The notice to vacate agreement they MADE me sign says I agree to pay a minimum of $50 n hour for cleaning and a for repairs Funny though….. the cleaners invoiced the bill AFTER the painters repainted the unit. So they are trying to claim they gave me a discount on cleaning up after their maintenance and painters and most definitely after redoing the carpeting (carpet was already well worn and marked as such during the move in inspection the property manager at the time did offer to replace the carpeting but I had declined due to having young kids and while worn it wasn’t bad but after 3 more years it past it’s life expectancy so I’m not responsible for the carpet replacement). The painters also didn’t charge extra for any scuffs on the walls or holes or anything. Just a standard fee for repainting a 2 bedroom unit. As it sits legally they owe me money. But are refusing to properly adjust the bill stating I owe them and if I don’t pay they’ll send it to collections. So I guess I’ll be disputing this fees. Because they will never see a dime. Such a shame. Because they were at one point great until last summer. When a neighbors washer flooded destroying a first floor unit water also came in to my unit along a shared wall. They allowed a 3rd party subcontractor to enter my unit without notice multiple times and left me in limbo for 3 weeks half packed after telling me I’d either be let out of my lease or moved to a different unit because my wall would have to be replaced due to water damage and ignored all calls and e-mails until I said the magic words “return my calls and e-mails or else I’ll be legally withholding my rent” 30 minutes later guess who called?

Experiencia negativa: I agree with all reviews. Rent has gone up and nothing has been fixed. The doors break constantly which is a fire hazard because we would be locked in the building if there was a fire. I've been having washer and drier issues since I moved in five years ago. Trash, bikes, etc is always laying around and the hallways are beaten up. Our washer is still broken and we work at a hospital so we have to have clean cloths. My dad used to work for the company and it used to be amazing but it has really gone downhill. You also can never get ahold of anyone on the phone. I have no idea why they have a phone number when they never answer it.

Experiencia negativa: Poor service. Never answer phones, maintenance orders don't get worked for months. Turnover rate for management is crazy so you never know who to deal with. Garbage is always scattered around the property. Price of the rent is not worth what's in the units. The final walkthrough results and reactions were not equal to the amount of deposit received. Glad to be in a house now.

Experiencia negativa: FYI, this issue still isn’t resolved. Filed two legal complaints against Valley Rental for witholding deposit and illegally deducting deposit. Based on the rental agreement, "Any charges noted at the time of check-out will be charged to the Tenant(s) and deducted from the deposit; any charged amounts greater than the deposit shall be the responsibility of the Tenant(s) to pay to Landlord." -- This was not noted during my checkout; in fact, I received this email from Darcy Kleffman, Aberdeen Property Manager: "I completed your check out and have your apartment keys. Thank you for cleaning so well. Everything looks good." I want my full deposit back, as this business is highly manipulative! I provided Consumer Protection with all emails from Darcy Kleffman, my rental contract, and all related documentation for their investigation. Darcy Kleffman also said Fargo office handled all deposits. I would advise other tenants to take similar action by calling Division of Consumer Protection, Office of Attorney General SD. Currently working with an attorney to sue the company. Source: SDC 1939, § 38.0422. 43-32-24. Return of security deposit after termination of tenancy--Withholding--Itemized accounting--Forfeiture of withholding rights--Punitive damages. Every lessor of residential premises shall, within two weeks after the termination of the tenancy and receipt of the tenant's mailing address or delivery instructions, return the security deposit to the tenant, or furnish to the tenant, a written statement showing the specific reason for the withholding of the deposit or any portion thereof.

Experiencia negativa: I am less than impressed with Valley Rental! I get constant emails because the property manager is changing. There is always trash out in the parking lot which is supposedly taken care of by their lawn care management. Many times there are broken glass beer bottles which some one could walk or drive over causing serious harm to the person or causing a flat tire. I am sorry, if you can’t pick up the trash in the parking lot, you should not have a job! They claim they have secure buildings but I think in 3 years of living there 80% of the time the doors have been broken and not repaired quickly. The maintenance requests are a joke! I put a maintenance request in like September and it still has not been taken care of in July of the following year. I got charged $5 to replace batteries in the smoke detector in my apartment. They raise rent every year but they never do anything to improve the properties. I am so glad I am moving in two months and will never refer anyone or rent from them ever again!

Experiencia negativa: I still am currently living in apartments rented through this company and I wish I wasn’t in the position I was in so I could end my lease and move out TODAY! They NEVER answer maintenance requests until I call and make a big deal about my requests going unanswered for MONTHS! Saw bugs in my unit and made a maintenance request in SEPTEMBER and I JUST got a call from the pest control people a couple weeks ago in MAY !!!! They’ve, more than once, tried to violate me for things that were not true or that they just didn’t have proper information on and instead of askinor resolving they results to violations. They don’t waste anytime to send you violations but my dishwasher has been out of order for almost two whole months now and they put my request “on hold” so I submitted another request and they canceled it. They only reach out via mail and hardly respond to emails. And pretty much NEVER respond to maintenance requests. I don’t even know who my property manager is because it seems like every time I get a letter or something it’s somebody new. They’re just negligent to say the least. Unless of course it’s something you did then it needs to be attended to IMMEDIATELY. I can not wait to get out of these apartments and go with a different company. I will never rent through them again

Experiencia negativa: This place is owned by slum lords! The whole office is an absolute disgrace and should be reported to the housing agency. They fire every maintenance person after they’re here a week. Nothing has been fixed in my don in laws apartment since last year. The toilet has been broken since last year, leaked all over the floor the carpet and guess what they never came back to fix it. There’s mold under the carpet which trust me every picture we could take we did. Then the water leaked downstairs they were more worried about her leak than my families. Josh moved my son in law in without the apartment cleaned or repainted as the previous tenant had just moved out. I do believe this is a violation. Never deducted money off the rent for my son in law having to clean it. Sent the screen with maintenance guy to put a new screen in and omg guess what never got it back since August of last year. Put multiple work orders in and no one showed. We have record of that and lots of pictures. Now they’re kicking everyone out( which is a blessing to my family) because they are renovating the whole building but couldn’t even fix non of the tenants issues prior. Which is definitely a violation of the lease. So do yourself a favor stay away from this nasty place. Oh and the manager and her little puppet came over to do a walk through ( quote unquote) to look at the floors and left. All it was, was being noisy to see if the packing had started. The owner should be ashamed of himself. You should have taken care of the tenants that were here instead you did nothing! If I could rate this a zero I would have.

Experiencia negativa: I have rented from Valley Rental in Fargo for the past 7 years. In the beginning my experience was good. Management was always very responsive to me when I called the office and my Maintenance requests were taken care of in a timely manner. However, in the past few years seems like the management has gone downhill. I have been having issues with my washing machine and submitted a maintenance request in Oct 2022. I am still waiting for it to even be looked at by the maintenance team online. I have to do my laundry early in the day because I don't want the noise to distrub my neighbors during quiet hours. The noise is equivalent to a freight train charging through my laundry room. I can't even make a phone call while doing laundry without closing my laundry room door and going in my bedroom and closing the door. This makes it difficult, basically only being able to do laundry on weekends because I work full time and don;t get home until late most weekdays. I do know they were having issues with low maintenance staff but according to an email they sent Nov 2022 this was no longer an issue. I am hoping my washer doesn't break before they decide to fix it and I end up having to take all my laundry to a laundromat. I pay extra in rent I am sure to have a washer and dryer in my unit. Doesn't seem fair to me. Further my manager has been hard to get a hold of. I was going to renew my lease for 6 months this past Feburary and called him twice leaving a message each time. He never called me back to set up an appointment so consequently my lease expired and I am being charged a month to month fee which I wanted to avoid. Needless to say I am actively planning to move out soon because of this. Unfortunately, they aren't as good of a management company as they used to be. I will say something positive is they do get the parking lot cleared of snow in a timely manner. Thank you for that!

Experiencia fantástica: By far the best experience we had with any rental company in Fargo. The office staff was always very helpful and polite and responded to emails in a reasonable amount of time. We had a small issue with our security deposit refund when we moved out but they were quick to correct it. The free cable and internet at our property (Hidden Pointe) was also a major plus. Highly recommend for anybody renting in Fargo.

Experiencia negativa: I moved in with someone. Did all the paper work and things, they told us everything was all good to go. Lived here for a full year and when we went to resign, they said I was never added. The managment never seems to be in office. Their communication is horrendous. And the cherry on this horrible sunday; they have the audacity to remove broken amenities instead of fixing them. The other tenates don't help either between screaming in the halls and leaving screws and broken glass all over. Its not worth the rent they keep increasing. Dont move here if you can help it. (Dont try to look for me Valley, this is a different name I dont want to be harrassed)

Experiencia negativa: Very very poor management team especially the maintenance team. Work order takes more than one month before they show up. Maintenance guy showed up to my door on Jan 10, 2023 for a work order from October 2022. And left my unit open after. Good thing I got a security camera in my unit.

Experiencia positiva: We have recently moved in to Central Park Apartment. Our transfer was smooth and big thanks to Josh the agent from valley rental who assisted us all throughout the process. During our first few days, with few questions/ concerns I just message Josh and he does response very quickly and he is always there to help. We had an issue with the refrigerator, contacted the maintenance team as this was class as emergency, they came and checked the unit, luckily there was a vacant apartment next door, so they swapped it straight away. So far, we are happy with our stay at Central Park, except for our neighbour above us, it makes a tremendous amount of noise and it feels like the ceiling will collapse, certain times they are running, stomping and jumping upstairs. Some people are just inconsiderate, I have reported this issue to the management and their reply is “there is nothing they can do about the noise complaints” they are not very helpful at all. With the noise issue I don’t think we can stay in this apartment for long term. I wished we have taken the top floor, regardless with no elevator. Keep up the good work Josh!

Experiencia fantástica: Seth was great when it came to check in! He was thorough and efficient when it came to reviewing the damages from the prior tenant. Any question we had was answered honestly and confidently along with making sure small things were prepared before leaving the check in. He also made us feel comfortable and assured us that himself or the property manager would be available whenever needed. Overall great first impression!

Experiencia fantástica: Well, moving in went well, Seth was great , he responded to all of my texts messages and was greatly helpful on in pointing out everything that needed to be fixed in the townhome. He personally wrote down everything that is needed to be repaired, I appreciated him for doing so. And the maintenance girl Jordan, she was great, she came in and did a nice job of painting, I appreciate . Her hard work. Overall the move in was great. This is my first time renting with valley rental, I hope and pray to have a great and pleasant time with this company.

Experiencia negativa: If I could give a star lower for this agency I would, believe me. I previously lived in a Valley Rentals property but in Valley City. It was AMAZING! If I ever had any problems at all maintenance was there to fix it within a few days although I never had any problems with their management at all. I figured when I moved in with my boyfriend in Fargo it would go about the same, no maintenance required and easy communication. This has been the opposite. We have had a part that was supposedly ordered almost 4 months ago I think now. And on top of that we’ve had a request put in and that claims it has been “completed” for over 2 months now. I don’t think it was even touched. We haven’t had access to our garage at all within that time period and with it getting colder now and snow soon approaching, we would like to be able to use one of the amenities we are guaranteed as residents of this apartment complex. With that being said, we had to fix it ourselves. If you’re looking for beauty, these apartments are indeed gorgeous. But maintenance is slow, and communication to manager is difficult to get despite office hours being posted.

Experiencia negativa: People be aware this company is a scam Especially when you leave they will charge you with bogus fees for damages that didn’t happen Current property manager “Kelly Larson” agreed that our apartment was in pristine condition and we should get our security deposit will be refunded after that she just doesn’t answer calls or emails then I get a threatening email from the company accountant “Jeanine Anhorn” saying I will be reported to a collection Agency for not paying $113 of damage Because my security deposit is gone and that’s what I’m supposed to pay over it What is really funny is the statement dated 9/13/2022 and the Due date is 9/1/2022 That’s basically how they run their business By scamming people

Experiencia negativa: I am currently writing this review while I wait for the maintenance guy who is over 30 minutes late for our scheduled appointment. I should also mention that this maintenance request was made 32 DAYS AGO! I live in the Central Park building and hate it. The hallways wreak (sometimes the smell leaks into my apartment and management refuses to do anything about it), the lawn is always full of trash, the sidewalks are covered in glass, there’s so many loud unsupervised children, and their staff are awful to work with! Thank goodness I only have a 6 month lease here because I am so sick of this place.

Experiencia negativa: Valley Rental is the absolute WORST rental company in the F/M area. Extremely difficult to get ahold of anyone in their office. Will scam you out of your security deposit. And don’t even think about going to them with any issues, they will just be pushed aside with no further thought. Rent from ANY other company in the F/M area.

Experiencia negativa: Lived here for 5 years and never had a problem with any neighbors. New people moved in above me and have been shaking my entire apartment constantly, waking me up through the night and I've had to call the police multiple times. I contacted Julie the property manager about this before I called the cops and she was the one who told me to do it so they can handle it. Finally got a call back after leaving voice-mails 2 days in a row and she was completely unprofessional, was giving a horrible tone like she didn't want to deal with it. She asked " well what do you even want me to do about it?" "You keep calling with the same problem everyday". Yes it's the same problem everyday, I can't sleep, I have to go stay somewhere else to even be able to get a good night's sleep. What's even the point of having quiet hours if they're not gonna be enforced for the sake of your other residents.

Experiencia negativa: Terrible communication, cannot get a hold of anyone ever in spite of their hours and you're penalized for it. Maintenance not done for months on end.The regional manager, Emily, is unprofessional and uncurteous. If I could give it zero stars I would. Great unit, just need to be under better management. Would not recommend renting from this company at all.

Experiencia negativa: The management has poor communication and have no idea what CUSTOMER SERVICE is. Helped a friend move from there and the person that set up the move out appointment didn't even show. Instead of apologizing and helping figure things out they wanted to argue and treat her with disrespect. Good thing she left!

Experiencia negativa: I am going to post some emails that shows the communication that took place between me and the management. Just to sum it up I was sent a letter last July, which I never received whatever but I kept paying my rent and I believe it was around December or January they switched how you pay online, once I finally got that set up I had a balance owned for $125 extra per month extra for not signing a new lease which I should have been more organized and knew when that was up but to continue to let my balance go up is weird to me. I had asked them to mail the lease to me with no luck and stopping into the Fargo office 2 times and nobody from Valley Rental knew what to do while I was at there office. To stop ranting today they finally agreed to send the new lease. So now my balance is over $1500 with rent going up which again I was not aware of. Come back for more later.

Experiencia positiva: I have rented for over 5 years through them, and have loved my apartment at Summers at Osgood. It meets my needs well, and has been comfortable for my 2 cats and I. I am leaving a review today to highlight the kindness and patience of one particular property manager and an exceptional experience I had with her today. Lucia was working in the main office and was so helpful with a rent payment issue that had sprung up for me in the new system, and helped not only to solve the problem, but apologized for the inconvenience and made it right on Valley Rentals part, even though it had been mostly my fault. She listened as I voiced concerns about communication issues I have had in the last year, and gave me her own contact card, even though she does not manage my property. Lucia is a wonderful asset to Valley Rental, and I am so thankful she was there to help me this morning.
