Experiencia negativa: River Rock, more like Crooked Rock. Do not rent from this company. Our deposit was $800 and we returned the unit SPOTLESS and they racked up charges of $686! They claim that they take pictures of all previous damage but they make you pay for it after you live there. Not to mention the black mold infestation from water seeping in from the roof… even with a dehumidifier and fans running. All in all, terrible experience.

Experiencia negativa: Snow removal for properties is very poor-specifically 709 9th Ave N, Fargo. The snow removal crew (BOSS) pushes snow onto neighbor properties and leaves it. When you approach the crew they just laugh and threaten to call the city on us. They use a brush snow removal equipment. Where they stop, they leave a ridge. Very inconsiderate. To lazy to get out of equip. and shovel. This has gone all winter, and this last heavy snow fall no different. Contacting River Rock does no good at all. Cont. to go on. I used to work for a snow removal co. We never treated our customers and/or neighbors like that.

Experiencia negativa: The unit was not cleaned at all before we moved in. The toilets were dirty, window sills had debris and dust, there was hairy build up on the vent fans in the bathrooms and on the ceiling fan. The backyard was littered with disgusting used wet dog toys, the garbages in the garage were full of garbage that no one took out, and though there was new carpet installed, whoever did it did a horrible job and we have been poked and stabbed on our feet from sharp parts of the tack strip coming through the carpet. 3 different doors didn't actually close before I fixed them. I assume whoever did the carpet took off the doors and didn't do a good job reattaching them or testing if they even actually closed. On top of all that, it's nearly impossible to get anyone to actually return a call, email or text. It took three weeks and hours of our time, making continuous calls and contact to get someone to simply get us mail keys. The space is nice even though it was extremely dirty when we moved in, but the customer service has been extremely frustrating to deal with, and terribly unresponsive to the issues we've brought to their attention. Edit after moving out: Be aware they will not actually file anything problems you noted when you moved in and then they WILL try to charge you for it when you move out. If you refuse to pay for stuff they never fixed, they will still send you to collections. We got about half the security deposit back with an itemized list of charges. Over 3 months after we had moved out, we got a letter saying they made a mistake, and now we somehow owe them all of it back plus another $1300+. They will lie and try to get money out of you even months after you've moved out Even Goldmark was better to rent from. Hands down the worst property management company I've ever rented from.

Experiencia negativa: Nah man, the BBB can deal with that. No practical ethics, no trust in virtual documentation back logs in the tenants favor, you reek of fraud. Putting my name on bills when other tennants stayed, extended the lease even, and I was on another lease in another state with a salary job.. how much more proof do you need?.......If I would've even known my virtual paperwork didn't get filed for my tenant release form or I knew I had a unpaid bill I would've of paid it. You guys threw me to collections like a piece of trash...You don't own the rights to people's lives who are trying to get a good credit score and a home loan. But you do own the rights to fictitious paper. I guess...

Experiencia negativa: Do not rent from this company. This has been the worst rental experience I’ve ever had. We dealt with a severe black mold infestation, and management was nearly impossible to reach. When we finally did get in touch, they refused to help with any repairs. The property managers were consistently rude, their rentals are overpriced, and everything is in disrepair. I have never felt compelled to write a review before, but in this case, I felt it was absolutely necessary.

Experiencia negativa: From the perspective of a property owner - Do Not Let River Rock Into Your Property! Constant lies from the first month when we were told the owners requested and we were charged for: A water filter (which was not ever installed) on the kitchen faucet, A new filter on a new fridge, and Rekeying of all the locks - because the the tenants wanted them all the same. The keys were a reasonable request, but we learned that it had never happened. The tenants had not requested any and River Rock had not done anything- but we were charged for it. Our tenants pleaded with us to use a different company or manage ourselves because of the lies - our mistake in not heeding their advice. River Rock charged them a late fee and said they could not take it off their account so the tenants were unable to pay on line. Twoyears later when we asked about that, they said they could take it off, but didn't. We requested to be informed when River Rock planned to do maintenance - that never happened. Instead, River Rock replaced an oven with an inferior oven rather than replacing the heating element. Then they disposed of the old one despite our request to keep the 3 year old one. They neglected to do proper maintenance on a shower drain pipe which was nearly closed due to calcification. The tenant was using a plumger to get the water to drain because standing water in the shower was causing mold. The drain worked fine when the calcium was scraped out. The solution of River Rock was to caulk the shower. He did one foot of the shower and left a tube of caulk for the tenant to use. It should have been regrouted. A leak in a frozen wall hydrant was reported by the tenant and River Rock Management said they couldn't fix it - the owners only wanted them to hire professionals to fix issues - another lie. They didn't fix it or even hire a licensed plumber for that issue in a timely manner, which allowed mold to grow in the crawl space walls under the insulation. We called the tenants to find out what was going on because we were being charged multiple times for (inept) toilet installation and yard work. River Rock charged us - without consulting us - for fertilizing the yard, despite the fact that the tenants had for 5 years handled the yard work as per their contract. We believe that had we not met and maintained contact with our great tenants, River Rock would have destroyed our house with mold and lack of maintenance. Despite a change of personnel in the maintenance department, they are still incompetent and unreliable. From the smooth talking owner to the evasive account managers - last one Matthew- to the lying receptionist who said Matthew was out and then acknowledged that he is in - it's a rotten bunch of people running a horrible business. Didn't be deceived by the brand new building - it's paid for by scamming all of us.

Experiencia negativa: This is absolutely the worst property management I have ever come across. This people behave like mafia on steroids or even worse. We moved to one of their property (3409 18th St) in Moorhead. We moved in on the summer of last year and everything seemed okay. As winter approached we started to notice black spots appearing at the hall of the front door. We called maintenance guys to look at it but no response. They mark all our requests as done thou no body shows up. After three weeks finally someone came but by now the black spots appeared a bit bigger and you can obviously see it to be mold. The service manager at the time told us the area was lacking enough ventilation and would install fans to move the air. They cleaned and installed new fan. Three weeks pasted by and we received repair bill of $1640. We immediately inquired the management about what it was for. They told us it was for the cleaning of the mold and fan installed. We told them that we (tenant) shouldn’t be billed for design fault that was done by whoever built the house. They insisted that we pay the fees or face eviction. We didn’t take the eviction threat seriously until three months to our lease renewal we received eviction notices because we wouldn’t agree to pay their house renovation. We didn’t mind because after this we decided to move out after our lease expired anyway. Immediately we started searching for house and we figured that no one was willing to accept our application and when we asked they told us to contact our landlord. We figured they marked us as bad tenants though we never delayed our rent even a day. They (RIVER ROCK) basically held us hostage. At least that is what we felt and we couldn’t find rental until we paid out ransom. When we saw the situation, we decided to pay the ransom. Immediately we found better and cheaper rental. We cleaned and left their property in prestigious condition way better than when we moved in. Even the out move out guy mentioned everything looked good except for 3 stuff. I was expecting to receive my full or at least 80% of my $2000 deposit but what I received was mind blowing and criminal at best. After they kept all the deposit, they charged me another $1507.09 on top. I don’t know what this is if not criminal. We need protection for tenants from this predatory behaviors of this companies. River rock are legally robbing their tenants and we can’t do shit about it. I would advise anyone not to even think about renting from them. I would never wish on anyone to go through what I went through with this people. They are criminals and I hope one day they will be held accountable. I wanted to include pictures but I don’t how to so…..thats all ✌️✌️

Experiencia negativa: The worst. Took almost an entire month to fix our flooded basement. Lied to us about scheduling the electrician for our home a month before they came because of an electrical fire (our outlets melted) then charged us for almost 20 hours of cleaning when our home was clean when we moved out. Mind you I know there were spots I knew would need cleaners like the stove and light fixtures so I was expecting around 8 hours not 20. Do not live with RR.

Experiencia negativa: Moved out the agent took video of whole apartment, only thing wrong he noted was under sink cabinet needed to be cleaned. My deposit was 650.00 they charged me 3.5 hrs of cleaning and deducted over 200 from my deposit. Mind you this unit was renovated to brand new prior to me moving. In. Then they tried to charge me for a wall mount removal, umm that wall mount was t part of the new renovation. I was the first tenant to live there after the renovation. I'd still be living there but when lease renewal came around they wanted to jack up the rent by 100 bucks. 750 is not worth that tiny apartment. No garage , balcony, dishwasher ect. No they trying to rent it fir 795.00 good luck on that. This company is just like gold mark, screw the tenant out of their deposit as much as you can ! Never rent from them, seek a private party ! Not to mention cujo the unfriendly saint Bernard Ives in the apartment below this one . Very aggressive dog!

Me and my roomates were scammed out of our security deposit and charged us another $900 on top of it for blinds which we barely used, painting over a few scuffs and labor. $2400 worth of damage they said when in reality it was probably a $500 job. Be careful with these people they aren’t scared to scam

After you move out and pay to get it clean they fleece you for your security deposit even though the place was cleaner than when you move in. Absolutely, under no circumstances should you rent from these crooks. The reviews are awful for a reason, total losers !!!!!!!

Experiencia negativa: When we first moved into our house the place was unkept and clearly had not been cleaned prior to our move in date. We were unaware that the house had previously been left vacant for a period of time. The house was completely infested with spiders. I couldn’t walk into a room of the home without encounter at least 5. At that point I was having nightmares of the amount of spiders I saw throughout this house. Shortly after moving into our house, the neighbor came over and informed us that there had been a squatter living in our home and was kicked out prior to us moving in. Evidence of his stay was clear through shirts left in the basement, cigarettes in the window, and more. He had broken a window on the main level to get into the house and this window was never properly fixed. When I brought the squatter situation up to River Rock, I left multiple messages asking to speak with someone and got no reply. Eventually when I did get ahold of the property manager, they admitted that there had been a squatter, with no sense of remorse or apology. However, when I asked for the locks to be changed throughout the house to make my roommates and I feel more safe, we were denied this and I never heard back from River Rock regarding our concerns. Living in this house as young adult women we constantly felt unsafe. There had been multiple instances in which we had to call the police on individuals peering into our windows, attempting to break into our house, and stealing from our backyard. One of the first weeks parking on the street, my roommate’s tire was keyed and she was left with a flat tire. I never fully felt safe exiting or entering the house. Honestly I didn’t even feel safe sleeping in that house considering how often the locks and doors were broken and needed to be fixed. When we first moved in, the door to enter our backyard was broken and wouldn’t even fully shut or lock. Maintenance requests took weeks to be looked into and fixed. Towards the end of our stay, we were even told that we exceeded our limit for the maintenance budget, and that they would not fix my roommates door which would constantly swing open and would not latch. Parking was also awful. We had four roommates living in the house and the driveway fit 3 cars maximum. Throughout the winter you cannot park on the street, and often times we would have issues finding alternate places to park. One day, when the street was open to park, all of the cars on the street were towed. The city had put out one post to move cars downtown for plowing, but no letters or advanced notice were sent to the residents or the neighborhood. The ticket for my car getting towed was $250. River rock had nothing to say and no advice on where we should park instead. They basically told us to figure it out ourselves. All in all, this is truly the worst company I have ever rented with. I believe they are a very secretive company that tries to benefit any way they can off of you. They do not care about their residents they solely care about how much money they can make off of them.

Experiencia negativa: The worst property management ever! Maintenance request after 5 months are not yet done. Never finish a maintenance, even if they schedule an appointment after several months. They always says they have to come back again because they can’t fix the problem…. and never come back! When we moved in there were a lot of issues, door broken, windows broken, toilets doesn’t flush, and many others! After 5 months they were able to change twice a broken glass because they were not able to order the right one at the first time! They charge you for everything with due date the same day and no advice. Is not possible to talk to someone you can only send text messages but they do not answer! If you can change property management!

Experiencia negativa: We lived at a River Rock property for 2 years. We had zero issues until check out. We did the proper check out protocol but checked out the 21st, not the 30th. They, like any other property company will nickel and dime your checkout, the infuriating part is that they told us we needed to pay additional funds for utilities used between the 21st and 30th of the month when we were not occupying the residence. This company owns a lot of properties in Fargo. If you can find any other company to rent through I suggest it strongly!

Experiencia positiva: I was under River Rock back when they managed the apartments in Davenport, ND. Maintenance requests were dealt with promptly, and office staff were professional. That's where the positives end. Negatives: I was ignored whenever I used their texting number or their email address. Calling the office was the only way to communicate. It proved impossible to get in touch with the owner or any managers. All I could do was call the office, but whoever answered would either fail to pass on my message or no manager would deem it worth their time to respond in any way to whatever issue I was raising or whatever question I had. Here are just a few examples: -I couldn't establish internet service because no manager could sign a simple permission form. -I once complained that inspectors came into my apartment without the legally required advance notice, was told my complaint would be passed on to a manager who would then "get back to me," but no one ever did. They really didn't have their act together. Tenants deserve better. Such basic oversights shouldn't be a common occurrence.

Experiencia negativa: I have lived at one of their properties for 5 years and the only reason I am still living here is because I am currently stuck in a lease. They are the worst management company I have ever dealt with. They knowingly have someone living at our property who is stealing from residents. They do not require people to clean up after their dogs so there is dog poop everywhere. I can’t wait for my lease to be up so I can move out. They used to be great to work with and have slowly gotten worse. I wouldn’t recommend them to anyone! The photos are just a little bit of the massive amounts of dog poop all over the property.

Experiencia negativa: Absolute trash. If you’re looking for an apartment that is a sad excuse of a diy project that you probably could’ve done better yourself, this house is for you! Different colors of old paint on the ceiling along with chipping drywall and counter tops separating from the walls, look no further! Come home and take a hot bath or shower, so long as you don’t mind mysterious specks of black coming from the faucet. After your bathing be sure to use your hairdryer, just don’t plug it into the outlet in the bathroom be cause it doesn’t work, along with the outlet in the back yard. Then go fix yourself a nice meal in the kitchen, oh but you can’t wash you dishes whatsoever, because the dishwasher won’t drain and will leak all over the floor. That’s okay you say, I can wash dishes by hand, oh, you’ll wish you could when you kitchen sink starts to fill up and also won drain! Whoopsie! No big just go enjoy another house chore of doing the laundry, only your washer has a slow leak that will likely lead to water damage on the floor that you’ll then get blamed for, even though the management company has said nothing to help when you request it. The amount of times I have put in a maintenance request and been either ignored or under minded is baffling. The management does not care and I’m beginning to think, why should I? Paying for this hole of a house for nearly $1400 before utilities is a crime. Not to mention the insulation in the house is near nonexistent. I have woken up to my downstairs being colder than 50 degrees for several days this winter, even with the heaters being full blast, which costs a pretty penny on our electric bill. If I could give it zero stars I would.

Experiencia negativa: When it comes to River Rock, I can’t say one good thing about them. Lived in it for a year and would have rather been homeless. THE WORST company I have ever dealt with IN MY LIFE. Didn’t have any landlord, never fixed any of our problems including basement flooding, mold, heat, etc. made COUNTLESS efforts to get things fixed and none of them got resolved. Now my roommates and I are stuck paying ALL of the issues and damages from things that weren’t under our authority.

Experiencia negativa: I am trying to find a house to rent, as I am over living in the apartment I’ve been at for 5 years. I set up a time to go look at a house they have for rent and when I wake up I find out it’s been canceled. I changed my work schedule around to go do this showing and I am told it’s canceled because I didn’t confirm the appointment within an hour of it being sent. I was not even made aware that I would be getting this text and would only have an hour to respond. I am glad it happened because I then came to read reviews. The Lord saved me and my time today! Very unprofessional.

Won’t clean cat piss stench before you move in and will charge your for things missing before your moved in and steal your deposit AND charge extra on top of it. Stay away especially from the college houses. Mold, lead, pests everywhere

Experiencia negativa: Believe all what u read a absolutely horrible company that cares only for a rent paid and don't complain about anything need fixing otherwise they'll refuse to renew lease. Care nothing about honest tenants who been there longer then they have. Over 7 years there and never late on rent. Bought out by them from a previous company. Get told you gotta move out in a month with a big family. Rent always paid early. Dish washer was flooding the floor and as of 8 months was told multiple stories of why it wasn't fixed...maintenance guy stole the unit he's gonna get charged by the police. Waiting on a specific part...waiting on owners approval to get it done. Was never ending. Started out as a great company but quickly spiraled down. Just like others have stated good luck getting a hold of management....always busy or out of the office atm. Stay very far away from this company if your a nice family or a good tenant.

Experiencia negativa: I have had a beyond horrible experience trying to rent with river rock properties. Please read, because i would never recommend them to anyone. I had put a down payment on a house that i absolutely loved, but the state of the house during the first walk through was horrendous. There was BLACK MOLD all over the bathroom ceiling and it smelt terribly of mildew in the basement. The place also looked as it hadnt been cleaned in years, the weeds in the yard were taller than me, and there was piles of trash all over the yard. The place hadnt even been looked at before it was shown to us. I patiently allowed them time to get everything fixed before move in, as i loved the house (it had a wonderful vintage charm), but everytime i called to get an update, they said they didnt know when it would be ready. Not to mention, whenever i would call them, if they didnt have an answer they said they would call back. But of course they never did. I even had a lady schedule a time to call me to check in and she still didnt contact me. Now, the week before i was supposed to move in i was told the house had not even been touched. They assured me it would be ready by move in. Now not only did they not contact me to view the house again, but they couldnt even contact me on the day i was supposed to move in to tell me it was ready or not. I HAD TO CALL THEM to then get told it WASNT ready for move in. Completely unacceptable to not have a place ready for move in, but to also not even be notified of it. They only then told me it would be ready the week after my scheduled move in date after i requested a refund on my deposit. This whole situation was completely stressful. Especially, because i now have to find a new place to live when i was scheduled for move out of my current resisdence. I am so grateful that i did not sign a lease before the damages were fixed. This whole situation and the way things were handled, were completely unprofessional.

Experiencia negativa: Our house flooded and it took them over 2 months to complete relatively anything. They stop answering calls and emails, always tell us they will get back to us but they never do. I've never had a bad experience with a landlord like I have here.

Experiencia negativa: Beware! Rental Home was flooded in basement due to failed sump pump in May. Multiple ways of communication have been made and the basement still isn't completely fixed. Shouldn't have to followup multiple times as they were aware of the situation the same night it happened. Water Damaged carpet is still there and not professionally cleaned. One tenant has been displaced since May due to her bedroom being affected. They are not following MN state statute 504B 161.

Experiencia negativa: Ceiling falling in, exposed wires, mold, bedrooms with no doors (or glass doors that you can see through... why the hell would you put that on a bedroom), the list goes on. They won't fix it. We had to get lawyers involved to get our deposit back.

Experiencia negativa: We rented an apartment for 6 Months in Davenport ND. Moved in and it was dirty, Mold infested in every room of the apartment. Left the Apartment Cleaner than when we Moved in and They took security deposit. I'm a landlord myself and a home owner. We Only rented due to a 6 month Job by Casselton. The Office is not helpful at all. Maintenance requests unanswered about Mold issues and thermostat stuck on for 1 month, (replaced finally wrong) and started on fire in the wall. After 3 attemps to fix it it finally worked. Overall horrible place to rent and The Office people are Very Rude and aren't helpful. I would never recommend River Rock to Anyone. Just a heads up Very dishonest practices and Only friendly when taking your Money.

Experiencia negativa: They are the most backwards and crooked landlords/property managers I have ever had the displeasure of renting through. They are still hounding me, almost a month after I moved out. Using the proper methods their own service clerk told me to do through their portals. Apparently that seevice clerk was wrong because I've been informed now, a whole month later I am not off the lease. They are the worst property managers in the F/M area, do not rent through these people. It is not worth your time, or money.

Experiencia negativa: I have given these guys countless second chances and the only thing it has gotten me is regret and more of THEIR problems to deal with. They took MONTHS to fix a serious plumbing issue that made my apartment smell horribly, they lied to me to try to get into my apartment while I was out of the country getting medical treatments, they lied to me again about a different issue to try get into my apartment without any True need, and they just tried to get into my apartment AGAIN while I was out of town last week. They have lied and given me false information over and over again. They just lied to my face and told me that they needed one day to replace the cabinets, and then they decided to do other things right in the middle of it and instead left me with a demolished kitchen and their constant unwanted presence for a week and a half. I had to do my dishes in the bathroom for a week and a half just because they didn't feel like honoring their word, nor respecting my time, space, attention and home, nor did they feel like planning like an adult so that others didn't have to pay for their sloppy, indifferent attitudes towards their own work and towards others' homes. Also, I am not just your regular person; I am a disabled combat veteran with multiple serious disabilities. I do not need constant harassment, lies and strangers in my home. Don't rent from River Rock. I've had (much) better property managers in second-world countries. Several of them, in fact. It looks like they rely on the extremely crooked legal system in Fargo to violate housing laws instead of actually having their business straight. They could never operate in a place where people forced them to deal with others fairly.

We apologize if there was any inconvenience while putting in new cabinets. The intention was to upgrade the older cabinets (estimated to be originally from the 70's) to ensure the property was updated and pleasant for you to reside in. The older cabinets were 30” cabinets that did not go all the way to the ceiling. The newer cabinets are 39” and go nearly all the way to the ceiling, which creates more usable space and a more updated look. When changing to the larger cabinets, it required the backing to be adjusted, which unfortunately required time. In addition, the kitchen counter also needed to be replaced to work appropriately with the new cabinets and to ensure an updated finished product. We always try to communicate ahead of time to work with the resident, to have an agreeable time, and we attempted to do that here. Our objective was to create a more functional kitchen, with a modern look. If this resident has any further issues they are welcome to call their Property Manager. Thank you!

If I could take that time back I would. The WORST rental company, and dirtiest house I’ve ever moved into. They mark work orders complete without ever coming out, never have good communication, and pick the cheapest companies to complete the work orders. This is just some of the many safety hazards and photos I have.

Experiencia negativa: Not speaking for all properties managed by River Rock, this is just my individual experience. My friends and I rented a 5 bedroom home in Moorhead from River Rock Properties in 2022. We are just college students so it is not like we were expecting to live in a fancy house by any means, although the condition this property was in was disgusting. Once the cold weather moved in our house became infested with mice… DISGUSTING. I’m not talking one mouse here and there, they were literally in our kitchen cupboards eating our food and in our stove. We brought this up to river rock several times and they said there was pretty much nothing they could do about it since there is no such thing as a rodent exterminator. It was clear that the reason these mice were able to get in so easily was due to the lack of upkeep. The exterior of the house had holes galore and a crumbling foundation. The reason this makes us so angry is that we later found out from the college students that previously lived there that they ALSO had issues with rodents and critters in the house. I can’t speak for all of their properties but I do think it’s clear that they don’t care about the quality of them.

We have broken steps and ask for them to be fixed before someone got hurt, they did nothing, and sure enough a lady fell ,and broke her arm in two places, cracked her tailbone, broke a hip & received scratches and scratches all over her face, legs & arms. They sent a maintenance man out & he tightened a rail in the inside of the building that WASN'T EVEN BROKEN & DIDN'T EVEN TOUCH THE BROKEN ONE"..

Experiencia negativa: A very disappointing experience. Turns out this company took a lot of shortcuts when preparing the home I stayed in. They refused to finish the exterior. So black mold was around the entire basement. Had plumbing issues that leaked through the top floor and molded up the basement ceiling. An absolute nightmare. Everything they did to that property when they bought it was short cutted. I would stear clear of this company. They definitely aren't renter friendly. And I should mention that if you have to put a work order in for maintenance, make sure to screenshot it, because they are known to cancel the workorder and then delete. I do have screenshots to back up the claim

Experiencia negativa: SLUM LORDS!!! If you like broken windows, rats, bugs, roofs falling on your head than this is your place! Management cares little if at all about their tenants. On the day I was set to move out I had movers reschedule. I had all my stuff out and was waiting an extra day in the empty apartment cleaning. They charged me 2 months worth of rent for being in the empty apartment 1 day. The property manager didn’t feel the need to explain the situation and the domains it was in the lease. These people deserve the deepest pits of torment.

They ignored our mold problem for 3 weeks, which by the way THEY caused, and when they finally addressed that, they left us without a kitchen sink that still hasn't been fixed for almost 3 months now. Experiencia negativa: UPDATE: Like previous comments they don't return calls that is what has now occurred. However, I did get my deposit that THEY mailed to THE OLD address instead of the address that they were supposed to and kept telling me that they mailed it to. I rented from R3 apartments 3500 38th Ave S, Fargo, ND for 2+ years. My rent was always paid before it was due. I was not a bad or unruly tenant. I moved in paying a security deposit of $500 plus a pet fee for 2 dogs. My rent was $1100/mo and increased after a year to $1150. At the end of my 2 yr lease I went month to month as I finished up medical appointments before moving out of state. The last 3/4 months I paid $1345/month. I also hired TLC cleaning to clean my apartment on move out, which was $680. I also hired carpet cleaners that had a mounted truck. After a month of waiting for my security deposit I called 4 times and spoke to 4 different people who all wanted to verify my address on file was correct. Which it was. I was told that the check had been mailed out. My most recent phone call on 9/20/23 at 10:33am I was told that I had to pay $35.00 for a stop payment or I had to wait. I said no to both. As a person who rented 2+ years didn't have issues paying you my rent on time, cleaning the apartment on move out better than when I moved in and doing what I was supposed to do I find this poor customer service on your part. I think as a courtesy the least you could do was pay the $35.00 out of one of the months that I paid $1345 and been done with it. However, I won't name her had the audacity to tell me to contact the PO because it was their issue. As a person who does business with the PO on a daily basis I'm not quite sure what she wanted the PO to do since number 1 there was no tracking confirmation on a check that was going out of state. 2. She wanted me to give them the reference number of the check???!! Why? What good would that do? Except, that this was another way to try and stall me. When I asked how long is it that I have to wait since I have already waited over a month, she didn't know. Hmm, again poor business practice. I was charged another $175 for carpet cleaning and $40/hr for cleaning. What is it that you cleaned? I'm sure I have a photo of it same with the carpets and flooring. The apt was cleaner than when I moved in. I have lived in several states and have always got my full deposit back and I didn't have to hire cleaners or carpet cleaners as it was part of renting. The fact that I see in other posts that you charge so many people makes me wonder what the actual number is of those who don't post good or bad reviews of your company that you actually give their full deposit back??? I have all my paperwork, photos and text messages because I made sure to keep EVERYTHING from day 1 and to take my own photos and have other photos sent to me on checkout because my gut told me something like this was possible with this company. It's sad that I was proven correct. My poor review has nothing to do with the security deposit but more to do with what this company did and has done to me and others looking at all the previous feedback, minus those who work for them giving 5 star reviews. I have the financial means and the time to proceed forward and will be doing so because as a company you should have some morals, integrity and responsibilities to adhere to. However, I will indeed make sure that every place I can post what you did and lack there of, I will. The BBB will get a report as well. The news channels as well because maybe they need to do a news story on what management companies try and get away with when they think they have vulnerable people renting from them. My time is valuable and this is taking away from me helping my own customers, not to mention the mileage and any hotel fees that I have to endure while I deal with your company in this matter over $35.00 stop payment fee/security deposit. This is just the beginning. Very poor business practice!

Experiencia negativa: Do not rent from these slum lords! They didn't paint or repair the twin home that I rented prior to moving in and then not only did they not give me my deposit back, they are charging me $1400 on top of it. They also charged my neighbor for damages that they didn't even fix! They are VERY shady and like to rob people of money!

Experiencia negativa: Do NOT rent with this company. They are horrible in terms of communication, efficiency, and professionalism. Myself and 3 other roomates rented a property from them from June of 2022 through May of 2023. We had multiple issues while living in the house and are still experiencing issues after moving out. We experienced issues right off the bat when we were supposed to move in at 12 pm and then were told they double booked and could not be there till 4 pm. Next the lawn was so long and unkept we rented a lawn mower while waiting to mow. Then there was a large living room window that had a large crack in it upon moving in. We were informed it would be fixed ASAP as it should have already been before moving in, however it did not get fixed until OCTOBER and took 3 maintenance requests from us. We also had the single shower we shared among the four of us that broke and didnt get fixed for over a week as well as the same issue with one of the toilets in the house. Multiple different repair men that came by the house told us that it was river rock who was not confirming maintenance services to them. Now in terms of moving out... For starters the check out lady was extremely rude and short with us, we never received a move out/cleaning contract and I made sure to contact them immediately after moving out to make sure they documented this . We did rent a carpet cleaner which apparently wasn't "up to standard" but they informed me that because we did not receive a move out contract this would likely be waived. Flash forward and we received our itemized safety deposit refund and were charged $250 for carpet cleaning as well as almost $600 for cleaning. I would also like to note that this itemized list was dated 7/5 and we moved out 5/31 which is technically illegal in the state of North Dakota as it must be sent out with checks within 30 days. The next issue was that they told us we only needing one forwarding address as the check would come in one amount for us to split and it did not. 2 of my roomates have received their portion of the refund, but I have not. I called them on July 13, 2023 to find out where my check was and why we got charged for all the cleaning when we did not receive a move out contract. it is now August 10, and I have placed 3 other calls to them all with the same response " I'm not sure, that is someone else's department, I'll put in a note and have them contact you immediately". So how does it take 4+ weeks for someone to call me back with answers as to where my money is?? Overall horrible company who seems to not care about tenants, especially college age students.

Experiencia negativa: I’ve waited two years to write this review as I wanted to ensure that I gave the property management a chance to resolve the issues and do the right things. They’ve chosen not to. I rented an apartment from a different management company for a year and a half of my two year lease, in the final months before I was planning to move, River Rock took over the building management. There were serious issues with this apartment such as not having screens on some windows, a window to the basement that couldn’t close, I have videos of water pouring from the ceiling from our neighbors apartment, birds got into the ceiling and walls, and the winter they took over the part of the roof fell off the building. These things (and many others) were all reported between the two managers at applicable times. When we were finally able to move out of this nightmare apartment they rescheduled my check out at a time I was unable to attend, then charged us for a full remodel including for a (minimum) 25 year old refrigerator (the brand has not existed since the 90’s) and sent us a “itemized list” that included the word “etc.” Additionally they have refused to provide evidence that any of the work they fraudulently charged us for was ever completed (we suspect it was not.) In short they will charge you for any imaginary thing they can come up with. I attempted to work with them to resolve the overcharge for two years, they’ve sent us to collections and I’ve contacted an attorney. Do not rent from these people. Go anywhere else. Update: this company has a new property manager at the office we lived at. Amanda is fantastic and worked with us to resolve a nearly 3 year old issue. We were still overcharged, it still took nearly three years to resolve, but she did work with us to find a semi-reasonable solution. In the end I paid 357$ in damages we did not cause and fees instead of the $1200 the previous manager had charged (and refused to answer our calls about) I still wouldn’t even think about renting from this company, however they do seem to be taking steps to resolve their issues.

Experiencia negativa: Unfortunately a 1 star is the lowest you can give. Instead of getting your deposit back, they will charge you more money. I have sent 10 text messages to Carly and she hasn’t responded once. Had to ask her to send us a new lease 3 times because they wouldn’t change our lease duration to 9 months. Items were stolen from our apartment and they said they won’t do anything about it. I could go on and on about more but looks like the other reviews have covered that. STAY AWAY!!!

Experiencia fantástica: I’ve been working with River rock for a year, since my son has been living in one of their rentals. They have been super respondent and helpful. We are in Washington state. They are in Valley City North Dakota. They made me feel like I was in the same ZIP Code, while dealing with any problems that arose with the Home/or just forms or just questions in general. Thank you for the memories and the place to stay while we were in your state enjoying the hot hot summers and cold cold winters.

Experiencia negativa: River rock doesn’t even deserve one star. They recently took over management at the apartment building I was at. They kicked out elderly individuals to “renovate” which never happened. Started harassing the tenants who were in a year lease, so they’d move out and could rent to others for a higher rate. The communication is AWFUL. Carly promises a call back but it never happens. I choose too leave early due to no communication and safety. The second story tenants only had one way to get out of the building and during the winter when it was windy or during a blizzard we’d get trapped in the building due to snow drifts blocking the door. I finally had to call 911 one day due to a tenant who had fell outside and I couldn’t get out there to help him due to being trapped inside. River Rock never called me back about my concerns. They also lied and told me they sent me a bill but I never got it, now it’s going to be sent to collections. Don’t get me started on the RIDICULOUS charges they added to my bill. Charged me two months rent even though I had already moved out. Run. Find someone else to rent from because they’ll charge you just because and they’ll never address your concerns or call you back. They only care about money.

Experiencia negativa: Both my boyfriend and my mom were living in units that River Rock recently took over that was previously managed by Roers. We knew they had a bad rep and wanted to get out ASAP. They charged ridiculous “cleaning fees” when the place was 100% cleaner than when both of them moved in and the units they took over will be getting renovated before they are re-leased. They do not return calls or really care about any maintenance requests put in. This is just a couple things we’ve had to deal with. Do not recommend this company whatsoever. I’m not one to write bad reviews, but other people should know or have a heads up before choosing (or NOT choosing) River Rock Property.

I’m living in my vehicle due to the fact my apartment has been flooding for months and there is black mold in the entire building. They will not take your calls or communicate with you. Read other negative reviews and BEWARE ! I’m going to the report them to the city inspectors and the local news.

Experiencia negativa: Should’ve read more of the 1 star reviews before applying. Couldn’t agree more. Found out 20 minutes after arriving at a scheduled tour that they had received another deposit on the property and that it was no longer available. All This despite offering to pay that deposit a week earlier. Lost $100 in app fees. Then had a lease signed within 48 hours with another company in town that was much much better to work with. Stay away

Experiencia negativa: Terrible management, no communication at all. Was told we could extend our lease multiple times an extra month but they didn’t communicate it at all so we got kicked out before we were told that we could move out even after fighting it. Don’t rent from these guys.

Experiencia negativa: good luck lol scheduled a tour that they didn’t mark in their calendar had a future roommate come in from out of town for the tour and they claimed to not have any knowledge of it and wouldn’t offer to show it to us that day. only option they gave us was the next day and when we called back to go for that they said they were booked. do yourself a favor and rent from anyone else.

Experiencia negativa: The application process was so frustrating & dishonest. Carly did not inform any of the 4 applicants that they could pay a security deposit to hold the property while the applications were processed. Carly told us we were the first to apply, but they were running a couple weeks behind in processing. We kept being given the run around that it'd just be a couple more days and then after a "couple more days" there would be no call back or no text back. When we asked if we could view the house before signing the lease they would not respond. When we would ask if the pictures online reflected current state of the house they would not respond or deflect. Almost 4 weeks into the application process after requiring an application & $50 fee from the 4 applicants & then required 4 consigners & charged more fees that equaled $400, Carly sends a vague text saying another applicant paid the security deposit and we lost the house. Everything about this business oozes dishonestly & they intentionally took advantage of young college students. Renters beware & I'm not a bit surprised to read all the negative reviews! I now realize that it was a win that my daughter did not rent a house from River Rock because from reading the reviews that the terrible experience we've had goes from bad to worse after you're a tenant. The only reason I gave them 1 star is you have give them that much to be able to post.

Experiencia fantástica: I love living at R3 Apartments - the building is so clean and my apartment is so beautiful! The floor plan is so unique and open and it’s such a peaceful area. River Rock is amazing to work with and I feel safe living here - my neighbors are so wonderful as well!

Experiencia negativa: I’m not one to write bad reviews but when it comes to this management I’m surprised its doors are still open. They are very lazy. They do not communicate- you have to call at least a million times and everytime you call you hear a new story or they don’t know what you’re talking about- even though it’s very important like MOVING OUT and making sure THEY DONT CHARGE YOU FOR ELECTRICITY when someone else lives there. I recently moved out and they didn’t send out a notice to Moorhead Public Services until I called which means I have to pay electricity for someone else. If you’re looking for a place to rent from I suggest you avoid this one.

But per your lease and on your move out forms/packit it is the tenants responsibility to transfer all the utilities out of their name on move out. Experiencia negativa: I was renting from River Rock Properties I'm on disability I get paid on the 3rd they were charging me a fee every month on the 2nd I called housing they called River Rock Properties told them that I get paid on the 3rd so they started charging me a late fee on the 4th they were getting my rent money on the 3rd then they made me move out it's the law in Minnesota they were supposed to let me get my stuff within 24 hours they gave me 1 hour we were 15 minutes late because of the construction on the way so when we got there the lady only let us have 45 minutes we kept calling them they wouldn't answer the phone I had my mom's doll's they were over 30 years old I had a lot of stuff in the apartment I had 5 Michael Jackson albums all of my weights all of my stuff I lost everything that I owned because they wouldn't let me get my stuff so never rent from they guy's they lie about everything

Experiencia negativa: Maintenance gave us a rent credit due to continuous inconvenience in getting new flooring since the original had dog urine underneath it in large sections. 3 months later the front office says we didn't pay full rent and when they asked maintenance, maintenance lied and said they gave us the option of rent credit or new floors. This is 3 months after getting new floors mind you. This company is trash and you should avoid it.

Experiencia negativa: Run away now, you've been warned! This company is the absolute worst. Applied for a townhouse in West Fargo and wrote a check to hold the property while they processed our apps. A week in they started to make every illegitimate excuse as to why we weren't qualified. Starting from everyone on the lease needing to make 2.5x the rent amount to be required (later admitted she was wrong), then proceeded to say that a current lease needed to be terminated at our current residence and proof that the following month at our current residence was all paid prior to being approved (basically needed proof that rent was paid 30days early). To cap it off they are terrible to respond to most calls and they even deposited the check that was used to secure the home prior to us ever being approved. I should have left after they were late to the initial showing. Run away from this company, there are way better companies out there. BBB gives them a well deserved F rating and thats even better than they deserve to be rated. Hopefully I can get the deposit back.

Experiencia negativa: Lovely properties, will not respond took multiple calls and messages, I moved out and i have had issuse finding a new place i have had several rental companies deny me due to lack of response from river rock it has been 5 months. They as well over charged for damages that weren’t there
