Experiencia fantástica: I have lived with Campbell in the past and I would absolutely recommend renting from them. I am currently looking for a place to live so I checked out Campbell and scheduled a showing with Trenton at Prairie Crossing Townhomes. Trenton was very clear on where to meet, we had a chat about the application requirements and how to go about moving forward if we liked the property. I really enjoyed working with Trenton, he was super professional and very honest. 10/10 would recommend. The only thing I don’t like is that you have to put down the deposit before your application is approved.. it is refundable if you’re not approved but like..that’s a lot of money to put into limbo and then if you’re not approved you have to wait up to a week for it to be refunded.

Experiencia negativa: Boulder Ridge Campbell Properties (Fargo ND) Avoid this place at all costs. Living here has been an absolute nightmare. There is a full-blown roach infestation in and around the building. These are not occasional bugs — I’m talking about large roaches breeding in clusters, crawling around the property and inside apartments. At night, it becomes a horror scene — the roach activity explodes, easily ten times worse than during the day. Inside my apartment, the infestation is unbearable. I cannot sleep at night without roaches crawling on me. These are big, breeding roaches, not tiny harmless ones. The constant crawling makes it impossible to relax or feel safe in your own home. Management has sent pest control twice, and both times the problem remained exactly the same. Nothing has worked. It is clear that they are either unwilling or unable to properly address the infestation. Living here has destroyed my peace of mind. You cannot live safely or sanitarily in this building when roaches are everywhere, breeding, and crawling over you in the middle of the night. This is beyond unacceptable — it’s a public health hazard. If you are considering Campbell Properties, do not sign anything without asking exactly how they handle severe infestations. Otherwise, you will end up living in a nightmare of roaches that will not go away.

Experiencia fantástica: missy at the autumn hills property in forest lake is THE absolute best! if i could give her 10 stars, i would! she is very friendly, knowledgeable and efficient! she gets things done well, in a timely manner and always answers all my questions! she works very hard and goes above and beyond to make sure residents are happy and comfortable in their homes! Experiencia fantástica: I rent a Townhome from Campbell properties in Minnesota. Huge shout-out to our Property Manager, Melissa, and our maintenance guy, Rey! Melissa is always so welcoming and on top of everything. She makes living here easy. Rey is amazing, quick to respond, super friendly, and always gets things fixed the right way. Experiencia negativa: I normally do not write long reviews, but my experience with Campbell Properties has been extremely disappointing. The maintenance, communication, and customer service from this company has been unbelievably poor, and I want other renters to be aware before making the mistake I made. From the beginning, the maintenance service was terrible. Work requests take forever, and even when you report important issues or emergencies, no one takes it seriously. They do not show up, or they show up days later. I have had situations where I called multiple times and nobody came, nobody followed up, and nobody cared about the urgency of the situation. When a tenant calls for help, especially in an emergency situation, the minimum professional expectation is to respond but unfortunately Campbell Properties acts like tenants are not a priority at all. The office reception staff are also very unprofessional. Most of the time they act irritated when you ask for help, ask questions, or request follow up on your work order. Instead of support, it feels like they treat tenants as if our concerns are not valid or important. There is no respect, no empathy, and no sense of responsibility toward residents who are paying rent and trusting them with our homes. It almost feels like they are only friendly until you sign the lease and then everything changes. The overall company culture feels extremely disrespectful and uncaring. It is hard to believe how a company dealing with people’s homes can behave this way and still continue operating. In my personal experience, communication from this company is extremely unprofessional and frustrating. I have never dealt with a rental company that made tenants feel this ignored. If you are reading this because you are thinking about renting from Campbell Properties, please think very carefully. It is not just “small problems.” It is consistent lack of maintenance response, poor communication, lack of accountability, rude office interactions, and an overall feeling that you are not valued as a tenant. Renting a home should give some level of peace of mind but with Campbell Properties, it is constant stress. My recommendation: stay away and save yourself the frustration, time, and emotional energy.

Experiencia negativa: My roommates and I lived at the Park Ridge location and initially I loved it. However, when there was a leak the first month we were there, they had our ac out for weeks and then made us pay over $400 in electricity that month even though it wasn’t our fault and the huge thing in our wall to suck out the water is what made it expensive. We also had several leaks in our windows, and every time it rained, it would pour water in and it never got fixed. We also had ants in our master bedroom and we put in many requests to which they did not send anyone out and it took two of us calling them for them to do anything about it. They also had people stopping in our apartment at random times (not in the times they said they would be there) and it felt like a huge invasion of privacy. To add to that, we just got our deposit back today (moved out in early August) and they deducted a $240 cleaning fee which wasn't needed because we cleaned the place inside and out (we spent a long time being thorough about it so at this point they’re just stealing). Don’t waste your time or money with this company unless you want your things not fixed and your money taken.

Experiencia positiva: I spent two years at Falcon Heights And would still be there, but for an increase in my rent. That said I was a single renting a three bedroom townhome - home office. Shout out to Melissa who was the manager for a good amount of that time. She managed the property well in my opinion. The setting is excellent, right on the edge of Rochester and the amenities are also very good. These townhomes are ideal for families and for people working in town who want to get away from the city. One star off because of a large increase in the rent price But otherwise recommend this property

Experiencia negativa: I was inside the club house waiting patiently to book an appointment at Falcon Heights since you can get through the phone lines (red flag). She arrived on a cart with someone. I understood she was busy. The lack of acknowledgment was super unprofessional. Anything would’ve sufficed instead of acting like I didn’t exist. No hello, do you need anything? I will be available in an hour? Beautiful property but could’ve done better by a potential renter. Went with the pines instead.

Experiencia fantástica: This is for the great maintenance guy, Cam. He’s always consistent and does his best even with difficult jobs. Today we had a mold issue and he made sure to take care of it properly, not just a half fix. This is the second or third time he’s been out, and he always does his job with a smile. He’s also very impressionable and can hold a conversation, it makes having the maintenance visit less awkward. He definitely deserves a raise!

Experiencia negativa: The absolute worse company I have ever worked with. I called the property manager as well as the corporate manager multiple times and with many voicemails asking for a call back. They do not answer their phones and I never received a call back. The one time I was able to get through to someone the interaction was incredibly unhelpful. Stephanie was rude and aggressive. We were lied to multiple times with no follow up. Everyone I worked with here was threatening and completely unprofessional. I would highly recommend finding somewhere else to live.

Experiencia negativa: We had tried the application process and after a month of calling all the time they would never get back to us, so after sending in multiple files they never reached back out to us and they claim they tried reaching out before the deadline, they did not call me, I have my recent calls for them, they indeed did not call me back, and I did not miss any that they claimed, so instead of trying to reach us via email they cancelled our application proccess before trying to reach out via email or even a phone call, we had a situation where we could’ve been approved but because they could not communicate properly we got screwed over a month before our previous lease expired.. if you are trying to apply don’t miss that “deadline” even when they won’t reach back out to you. I am annoyed and frustrated and they told me the only way to go forward is to redo our whole application process, if we can’t get a reply back from them through an application process I wonder how difficult it would be to get ahold of them for maintence.

Experiencia negativa: Save yourself the headache of this company honestly. I don’t know where to start with this review. First off, prairie crossing townhomes are terribly constructed. In the winter, the entry level floor feels like 50° while the upstairs feels like 80° because there are no vents downstairs and the windows allow cold air to leak in, so unless you want an expensive gas and electric bill, don’t live here. When we moved in, the condition of the house was terrible. Peeling floors with mud and dirt everywhere, matted carpets, scuffed walls, and the garage was absolutely horrific. I had to spend 3 days cleaning the house before we moved anything in. I absolutely left the townhouse in better condition than when I arrived, and was still charged $200 for cleaning. I have been calling and trying to get an itemized statement for what they had to clean, because upon move out we were told there wouldn’t be much cleaning needed, and am again met with the run around and unreturned phone calls. It took them over two weeks and about 10 phone calls to them to fix our dryer. Once they finally came out and cleaned our dryer vents, the amount of debris that was left all over our lawn was shocking. Not to mention the vents being so clogged that it was certainly a fire hazard. Our dishwasher was rusted and moldy when we moved in, our kitchen sink had to be replaced on day one, blinds were broken upon moving in, and, again, the carpets were DISGUSTING. They have pet deposit with a contract you have to sign. We were told it was a $400 deposit, and an additional $40 per month. Whatever, we asked them to send the contract. To our benefit, they sent us the wrong contract stating $250 deposit and $30/month, so we signed it and the leasing agent signed it too. The $400 was then charged to our account, so I called and was told “oh we sent the wrong one we will send the new one” and tried to refuse to honor the contract that they already signed. After a conversation with a manager, they did honor the original contract they sent, but it shows you how sloppy and sleezy their agents are. When we asked Campbell how much their fee for carpet cleaning was, rather than hiring someone else out, they told us it was $170. But what a shock, we were charged $205. When I called to ask, they claim they had to do additional treatment since the carpet was matted, yet when we did our move out inspection we were told the matted carpets were not our fault and they needed to be replaced anyways so we wouldn’t get charged for any issues with the carpet. Any time you try call their office you get run around after run around. They are intentionally unresponsive until you start calling every day demanding to speak to a manager, and are all around rude. I would never recommend this company and their unethical practices.

Experiencia negativa: THEY ALLOW PEOPLE TO STEAL AND RUMMAGE THROUGH PACKAGES. THIS HAS BEEN GOING ON AT 2 PROPERTIES IN FARGO FOR THE PAST 4 MONTHS. They have been told many times to fix the issue. They have cameras set up all over but don’t go over the footage and don’t evict the person/persons doing it. They ask people to file police reports but the police do nothing about it. People have gone as far as writing notes all over the apartments saying they want their stuff back. My friends have had their food stolen, baby clothes, diapers, pet food, etc that they get through the mail because it’s cheaper for them stolen so many times. They have in their lease agreement that they promise to protect those things and yet they don’t do anything about it. THEY NEED TO BE HELD ACCOUNTABLE. THIS NEEDS TO END. NOW.

Experiencia negativa: Absolutely worst property management group we have ever had to work with. If you plan on staying here don’t bother! Not only were we not able to move in on time, but when we moved in the whole apartment reeked of weed and was absolutely filthy and needed a cleaning top to bottom. Then while moving out they completely over charged us in our security deposit. Absolutely negative experience from start to finish. For us it made Goldmark look like a luxury and we wish we would’ve stayed where we were. Be careful if you plan on moving here and make sure to take a million pictures of proof when moving in and out.

Experiencia negativa: I am not someone who likes to leave public reviews, but after my recent move out experience at Urban View Apartments through Campbell Properties, I feel no other choice. I wish we could have resolved our issue with Campbell, but unfortunately it is quite difficult with poor communication and a money-making business that takes as much of your deposit as possible. My husband and I lived at Urban View Apartments (4955 28th Avenue South). We set out with high hopes when we started renting in August 2022 as we thought this was a reasonably priced apartment when we moved to town. Even though our apartment was pretty dirty when we moved in, we decided to just clean it and move on. We didn’t have any significant issues until the apartment building began to go downhill throughout our two years there. Some of the concerns included a dirty shared space throughout the building, garbage throughout the halls and outside of the apartment, drug activity among other tenants, a strong weed smell throughout the entire building, and several packages stolen. The mail room is open to the public, and anyone can go into the room and take packages. Packages are placed in that room with no additional lock or protection. There is a camera in the mailroom, but it doesn’t seem to be viewed or monitored. When I called management to express frustration and concern of 3 of our packages stolen, I was told to that she was “aware” and had heard from other tenants for “many other complaints of theft.” Stephanie reiterated that this is a common problem in the building and there was nothing else that could be done. She recommended that I start getting packages delivered to my work address. I expressed frustration that this was their “solution” to the problem in their building. I wondered about utilizing the camera in that room or having a mailroom that is key/passcode protected. I feel strongly that paying for your apartment should ensure safe delivery of packages sent, but this does not seem to be a high priority for Campbell management. I will highlight one positive while living here – maintenance issues and concerns were always addressed in a timely manner. We called and were taken seriously when something needed fixed. Throughout our two years, we were told at unit inspections how well our space was maintained and how clean we kept it. We hold a high standard with cleanliness for not only our own space, but how it impacts the nearby units and space around us. The biggest issue for us came at move out in May 2024. We had our inspection and were told that our unit was well maintained and to expect most of our deposit back, outside of some “wear and tear” and money to repair paint spots. We received our deposit back this week (July 14th) and were deducted money for “missing keys” and “cleaning fees.” We completed our cleaning checklist in its’ entirety and went above and beyond thoroughly cleaning the space for the next renters. This was important to us for the next renters, but also for getting our money back. I spoke with Stephanie, and was told the money was held to clean “dirty spots” throughout the kitchen and bathroom. I did not feel my concern was taken seriously or listened to. She immediately said they would be keeping the money and there was no other option. I genuinely think that “cleaning fee” charge is taken out of everyone’s deposit, regardless of if cleaning was needed after renters moved out. I feel it is a way to withhold money from renters. It is completely frustrating to not feel heard, listened to, taken seriously, or appreciated for the time we spent cleaning. I unfortunately would not recommend renting from this company :(

Experiencia fantástica: I moved into the Block six apartments in downtown Fargo a month ago. Everyone is very helpful and friendly. Recently, Jason, our maintenance person went above and beyond to help me. I just had surgery and wasn’t to do anything strenuous, but I also had my moving van and all my furniture arrived. There were tons of boxes outside my door and Jason offered to take care of them for me. It was done that afternoon. I’m very grateful that he took time to do that and recognize I really needed to help. Bravo to him.

Experiencia negativa: The workers disregard the residents’ time and privacy. They show up way later than scheduled and are incredibly poor communicators, ESPECIALLY with themselves. I would never recommend living at any Campbell property. It is not worth the money, nor the energy.

Experiencia negativa: I placed a work order back in March to have my fridge serviced. The condenser went out and I informed them of it with the work order. They claim a repair man came out, cleared the ice away from the condenser and left. The ice had built up because the condenser was out like I had informed them. They never informed me that they had marked my work order as complete, and after months of neglecting to fix the problem my fridge went out. Now I have to wait another week before someone can come out and look at my fridge even though management said they'd have a repairman out today. We wouldn't need multiple repair calls if they had simply listened to me and fixed the problem instead of trying to be cheap and prolong the life of a broken unit. Their neglect has lead to spoiled food and a broken essential appliance. After heading into the office and informing them that we needed a replacement unit they promptly installed a replacement unit the next morning. They again insisted that my fridge was working but the gallon of milk that spoiled before the expiration date says otherwise, we were able to get the unit to limp on through the weekend by maxing out the settings. I understand a company's desire to minimize spending for maximum profits but when a tenant says their essentials are not to par it's a professional practice to ensure it is fixed immediately, I never should have had to argue with management at the office over this. Our property manager Hannah did an excellent job in letting me know my frustrations were heard and Jay gave me a call to inform me that my replacement unit had been installed. Update 03/21/2024 A few months ago we had to get a replacement microwave, the one that was originally in our unit was from 2012 and just went out. Our new one didn't have power today, a blown fuse which I ended up replacing to save time. Zero confidence in the maintenance man they have for my property, when he came out to try and fix out old microwave he asked to use my tools since he only had a single screw driver. This company is a joke, I put more work into maintaining my property than the owners do and I still have to twist their arms to get basic service.

Experiencia fantástica: This was a great and easy process to get a tour and in contact with a leasing agent. Trace was able to get in contact with me within minutes of me requesting a tour. He was able to accommodate us accordingly. My roommate and I had two tours with agents not showing up for our scheduled tours. He answered all our questions honestly and was very kind. Experiencia fantástica: Property management companies always get a bad rap, some of them deservedly so. But having experienced a few such companies, I can say that Campbell has been decent enough that I'd recommend them to almost anybody. They're always very prompt at addressing maintenance emergencies. Today I had a plumbing issue fixed by Jason. He was very polite and had it fixed in no time at all. My only advice to him would be that the QR code on his business card gave me a 404 error. Hopefully he still gets credit for this. Anyway, is Campbell Properties perfect? No, nobody is perfect, but I've never been particularly frustrated with them. At worst I've been drolly amused by a few managerial decisions, but none of which affected me in a negative way. I've been very satisfied with this location, and while the rent might be a bit dear for some, it's worth it to me for the quality of life that it affords me.

Code for garage door doesn’t work. My garage was filled with ice and garage. The property has garage everywhere on it.

The current management for Campbell properties had excelled in their professionalism, timelyness, and being personal with the resident. Experiencia negativa: Went to a showing of a 1 bed 1 bath apartment in Moorhead MN. It was a Fine apartment but when speaking with the leasing agent I felt very judged as she asked a lot of questions about my income and then told me I wouldn’t make enough to live there (I do make enough) Very unprofessional. Experiencia positiva: I've lived at a Campbell Property for this coming June 1st will be 5 yrs. While the property is nice, there are many issues I've had with repairs not being done, bad neighbors, staff being rude and not doing their jobs, no parking for too excessive guests/tenants leaving many non running vehicles so there is no parking... etc. That's why I've rated this 3 stars. However, with that being said I would like to take the time to thank and appreciate Kaitlin Roos whose been working in the Moorhead office. She's been an exceptional staff member that's been amazing to work with on many occasions. She's went above and beyond to help with with questions, concerns, viewing another property they have, and just bring a real down to earth person. Thank you Kaitlin for your positive attitude, understanding of what your tenants need, and going above and beyond. I would like to thank her and give her a 5/5 stars for doing her job how I wish every leasing agent would have.

Experiencia fantástica: Julian was awesome at the rental office! Came in early to show me a unit due to my work schedule which was greatly appreciated because you don't always find that!! I wish I would have been able to get the unit in the Bridgeview building because it would have been perfect for me. But, due to some recent personal medical issues causing a blemish on my credit they did not approve me. I do wish property management companies would be more flexible with some people's personal situations. However, they are very responsive and polite. Wish I could have joined your community, but my search continues.

Experiencia negativa: As a loyal tenant of Campbell Properties for several years, it's disheartening to witness the steady decline in management standards. Despite years of tenancy, my recent experience has been far from satisfactory. I moved out of my old unit and into a larger unit on the same property (Boulder Ridge) with high hopes and excitement, only to be met with disappointment and frustration. The carelessness displayed by this property management company is unacceptable. During check-in, I was assured of a cleaning credit towards my rent as the unit was unmistakably unclean. However, this promise proved to be empty, as I was later informed that my early, pro-rated move-in, just three days ahead of schedule, voided their commitment to cleanliness. The inconsistency in communication and the failure to honor commitments further prove the declining standards of Campbell Properties' management. This experience has left me questioning their integrity and dedication to having a transparent and respectful relationship with their tenants. My disillusionment with Campbell Properties deepened when I received a check in the amount of $75 for what was left of my deposit from my previous unit. Campbell Properties, it seems, prioritizes profits over the well-being of its tenants. The blatant nickel-and-diming tactics employed to retain as much of my deposit as possible left me feeling deceived. I dedicated several days to meticulously cleaning my old unit, aiming for spotlessness and was even told during my move-out that it was one of the cleanest move-outs they had done, and it was undoubtedly cleaner than the unit I moved into. However, the scrutiny applied by Campbell Properties seemed disproportionate. The management charged a steep cleaning charge of $350, citing overlooked areas like behind appliances and dusty heater surfaces. This harsh penalty for minor oversights leaves me questioning the fairness and compassion of a company I once trusted for a comfortable living environment. The growing inconsistency between their service and tenant expectations is a cause for concern and warrants a reconsideration of their commitment to resident satisfaction. My experience with Campbell Properties serves as a cautionary tale for those considering them as a property management. Tenants deserve a company that values their comfort and satisfaction, not one that prioritizes financial gains at the expense of their residents' trust, comfort, and happiness.

Experiencia fantástica: I’ve been a resident of Falcon Heights townhomes in Rochester, Minnesota since June 1, 2023 and I’m very, very happy living here. It is a beautiful family neighborhood and well-maintained. The property managers have been helpful and understanding when there have been issues. The only criticism I might have is that there’s been tremendous turnover among the property managers. Since I signed my lease, there have been at least three different property managers during my tenure. Most recently, however, a temporary property manager by the name of Hannah Westmoreland, came from the Fargo corporate office to handle things and she did an extremely professional and thorough job right from her first day. I would recommend Hannah in the future, and I would definitely recommend the Falcon Heights townhomes to someone looking for a quiet place to live, which is well managed overall.

Experiencia negativa: Be prepared to be under the absolute worst management company EVER! They will charge you for everything and anything. I was charged for “pet odor” even though I’m not sure what my pet deposit went to from the beginning. You are nickled and dimed by this company constantly. Rent goes up nonstop. It is angering that leaving the apartment it was said that the apartment was “left in such great shape” by the man who did the check out. They then tried to find anything they could to charge more money and not return the initial deposit. To top that they had me clean the carpets and pay a company to do that but then said that they had to remove the carpet. I lived there for 4 years with a dog. That’s what my initial pet deposit was for. :) You will be receiving emails NONSTOP from them regarding their dumb carts. If it bothers you THAT bad that the carts aren’t being returned maybe you should just take the shopping carts away then! They are horribly rude and do not listen to requests when trying to show an apartment daily when I have a pet. I could not constantly remove the pet at all hours of the day and they did not care there was very little wiggle room in working with me. You’re bombarded with calls for an entire month after giving a notice!!! Stay away from this company. This was a company I rented from for years and I was always paid rent on time and this is how they repay you. You are out of luck in the way they write up their initial contract. To top it off I was at the Mezzo when the shooting occurred. Made me feel so uncomfortable and unsafe. Just avoid renting from them. Go else where!

Experiencia positiva: Julian at the Fargo office is great to work with and helped us quickly move into our apartment. The building we live in is nice especially for it's age, the common areas are regularly cleaned and the parking lot and underground is keep clean as well. Good heating and cooling in unit, great location, thick walls. A little expensive but other than that no major complaints with the building.

Experiencia negativa: If I could give this company a negative review I would. I rented from Mezzo Apartments. But you if you like your privacy invaded, to throw your money away, to be harrassed, lied to you, lose sleep, feel unsecure, fix things yourself, badgered and your health put at risk this is the place for you and your loved ones!! Once I gave my noticed I was harassed by the office by phone calls, and letters placed in my door. The letters would state that they had been trying to reach me by email which were untrue. This company rents out to garages to use as personal storage, when in the handbook it clearly states we are not to use our garages as personal storage. However when I was taking over the full lease and my roomate was moving out they were not going to let me keep the garages that were on the current lease and make me go on a waiting list for the garages. Then when I was moving out I asked if I could continue to rent a garage and they said no. The grass is never mowed the lawn in a timely manner and the snow was not removed in a timely manner. I can't ever remember seeing the sidewalk after the snow started to fall. When the snow is removed pray you don't have a corner garage. It is all pushed into the corner leaving it up you to shovel it out. Plus the snow plow doesn't even get within three feet of the garages. I would send videos showing the company to prove this. The carpets in the hallways are so disgusting. People will drag their trash to the bins leaving a trail of food and whatever else behind. At times it smells like a rotten animal in this building. There is a no smoking policy and it smells of weed, smoke and other drugs. There is a one door that I put in numerous maintenance tickets in to fix, and now the broken piece just sits in the window next to it. They have so many rules about over night guest, but refused to give everyone on our lease a key. When using the gym, others wouldn't clean off equipment and tvs hardly ever worked. Some people found it relaxing to call people, cuss and swear while they worked out, how is that ok? Trust me, No noise cancelling headphones works on that. They have quiet hours yet would not address those who broke the rules. They continue to increase the rent, warning they will bleed you dry. This place is not worth the rent, the internet is slow, the dishwasher, my husband had to fix on many occassions. He would come up and unclog the drains too. This place is not safe, people would put rocks in the door to hold open. They didn't change my security number, so the person who rented before me would be called for months and just let people in without even asking who they were. The staff will hang up on you and state you hang up on them. You can find cheaper, nicer places in Fargo to rent. If you do decide to rent here get yourself a wagon because there is never a cart, someone hoards them at all times. Then you get an email stating they are going to search your garage and your apartment for the cart, no privacy here. Yet you never have even gotten to use one of these carts!! There is NOTHING about this place that is worth the cost.

Experiencia positiva: Honestly I live here for almost 2 years and the place was great! My upstairs neighbor during my stay tried to give me hard time I was able to tell my landlord and they help me out! The apartment are beautiful and spacious! I had to move out of Fargo but if I was ever to live in Fargo I’ll definitely choose these apartments especially at the “shadow bay” free internet !! Rent was very reasonable and affordable! Location was great ! I’m giving it 4 star because I had a lil problem with the neighbors and their dogs pooping infront of my porch! I was on the first floor facing the parking lot! Experiencia negativa: Greedy scum. That's all they are. Misplaced paperwork, turnover issues, and they soak you for everything they can when you move out (might as well not bother cleaning because they'll charge you an exorbitant cleaning fee regardless). Maintenance left a pile of drain debris on my counter. My apartment building had constant water issues, including an upstairs washer line that broke and sent water coming through my ceiling. It took a MONTH and three different staff members for them to follow up and install a new smoke detector, and even then it was a maintenance guy from another complex entirely. Other times the hot water would just quit working for days. They misplaced my ESA form and then, only two years later, realized it and then implied a potential lease violation even though it was their oversight. Snow removal crew hit my garage door. They send passive aggressive emails. On moveout, they do whatever they can to keep your deposit and MORE - their cleaning fee is insane. This was the worst living experience I've ever had. Rent goes up by a disgusting amount every year but they don't fix anything and they don't care. Just avoid this company, they suck.

Experiencia negativa: This company bought out the property management that owned it before which was a small local company. They have terrible management. They uploaded half the documents I sent it in but not the other half. They ended up charging me for renters insurance and when I informed them I had sent in the records on this date they said they had none. When I looked in my account and told them I could see they uploaded another document that was sent on the same day in the same envelope they said they would look. I did end up getting an email saying they found it in a pile and they would remove those charges from my account. Well...they never did and I ended up having to speak with collections about it. I had saved all the emails but honestly...this was just one problem. I do not recommend renting any of their properties simply due to their bad management.

Experiencia fantástica: I have been meaning to write this review for a couple weeks now!! I have to commend this company in their investment with hthe new maintenance girl, Sidney!! She is by far, the most caring and understanding staff member that I've come across. She and Dan...(Dan)& who covered in the absence of any maintenance person at all!! He actually is WFargo's maintenance and was the most attentive to resident concerns, while covering in the interim. Sidney has taken the time to listen and get the job done in a timely manner. Campbell needs to follow the lead of these two!! They need to be more attentive to the residents and communicate better. Please... take some time out of your schedules to acknowledge these two for going the extra mile. When you know someone is "hearing" you and not just trying to "shut you up", a tenant feels validated. We know then we matter.

Experiencia negativa: They are trying to charge me $250 for cleaning and $200 for a window that one of their contractors broke during snow removal. They also didn’t seem to care when I had my garage unit broken into and ~$1000 worth of items stolen from said garage. I find it hard to believe someone came in and cleaned after I spent a day and a half of cleaning the apartment. I left that place WAY better than I found it but I guess I’m the bad guy for being a decent human being. Glad I moved out of that place. Terrible management. They don’t care about the residents.

Experiencia negativa: I would give 0 stars if I could. This company is a complete scam artist. Toured a apartment here while looking for a new place to live. The guy that gave us the tour told us our app fee for $60 and a "deposit" for $1645 at the same time. Should of know that was a red flag from the start. Filled out the app and had a difficult time trying to pay for the fees online and ended up having to go in and write checks. Looked at my bank account and have a total of $2,201.80 pending out of my bank account for over a week!! And that's not even including the checks I wrote. The people working there didn't seem to care either. The gal Jen or Jenny seemed annoyed and hung up the phone on me when we decided not to sign a lease after getting approved. Didn't want to move there while I had a ton of money still not back into my account and they didn't care either. Turns out that "deposit" was a non refundable fee unless our app was declined. Not one person told us about this while applying or going through the tour and asking questions. Totally unprofessional and should be reported to the better business bureau. I have never heard of a holding fee that was the amount a whole months rent! Hope this helps someone out in the long run. But I'll be sure to tell everyone I know and ALL my clients to never rent through this company ever. Despicable.

Experiencia negativa: I fulfilled 2 lease agreements. When I found a house I told them I only needed 2 more months. They insisted that I sign another lease which I did not. They proceeded to charge me for another entire lease duration and took my $1000 deposit.

Experiencia negativa: My boyfriend and I have been looking at moving into new apartments. We scheduled a showing at 9:00 on a Friday. We both took off work to go to this showing. Once we got there, the women did not know there was a showing that day. She proceeded to tell us that she did not know if she could do the showing because she was the only working and that she was busy. She acted like we were inconveniencing her. Even though, they told us they could do a showing that day. We explained that we could not reschedule the showing (after she asked us to) because we both took off work. She explained that she could only show us one apartment ( Not the three that we were supposed to see). After giving another person there keys and answering several calls, she said that she actually could not do the showing because she was too busy. If I could give this place zero stars I would. Glad we never moved in, seems like a terribly managed place. Very unprofessional and unwilling to care about people schedules.

Experiencia negativa: do not rent from this company. they illegally towed my car from boulder ridge apartments at 3;30 in the morning after i arrived from back home at 11. NO one knew my car had been towed not even managment. NO one called my car in so it deemed stolen. i had to then pay 190 dollars cash to get it back and my property manager told me i should get my money back. But head manager randy said other wise taking my 190 dollars. I am going to law school and know there was many illegal things here. I will be filing a law suit when i am finished with law school. They have tons of law suits against them. DO NOT RENT HERE!!!!!

Experiencia positiva: Recently going through changes. Office staff can often be hard to get a hold of, and rules are changing yet again in the building which makes it a bit of a nightmare at times. The cleaning crew doesn't show up as often as they used to. Maintenance does a good job fixing things, but are the only two guys running their behinds off. I don't feel that what I'm getting isn't worth the rent I'm paying for a 2 bedroom apartment.

Experiencia negativa: Campbell Properties is a horrible management to rent from. Their staff are rude and disrespectful, for the year I lived there, I was shown no respect. I’ve spoken to at least 4 different managers because they can’t keep their staff. They told me I could have my dog and then they told me I broke my lease. They said I could keep him while I sorted out the paperwork and then they told me I had to get rid of him in less than 24 hrs. I finally got everything in order and they continued to put notices on my door about my dog. They then gave us one month notice that they are not letting us renew our lease. They overcharged us for things like paint and carpet and they sent our bill to collections before sending us a proper notice. I would highly recommend looking into other managements to rent from because these people because they are rude and lying money leaches. When they tell you to reach out to talk. They won’t do anything to help you.

Experiencia negativa: They are terrible for upkeep of property. They have no problem increasing rent yearly. Snow removal is almost non existent and have signs hang up trying to hire someone for snow removal at $15 an hr. Contract a snow removal company!!!! Unbelievable

Experiencia negativa: When I moved in the drains were plugged, the oven had been self cleaned but not wiped out, the vents were full of dust and garbage. Also they reserve the right to terminate your lease whenever they want and not even tell you why. No warning, no second chance, NOTHING. Absolutely no compassion for people whatsoever.

Experiencia negativa: The Moorhead apartments are very dirty. There we’re many times I slipped on the ice because they don’t take care of the pathway. They also don’t have salt ice for people to use whenever it’s icy. I wish I can give them 0. The people at the office are really rude. This is not a place you want to live stay away from it!!! Experiencia negativa: They are terrible at fulfilling maintenance requests. I've waited anywhere between 3 weeks to 8 months and counting for them to fix damages that I've submitted requests for. They are terrible at communicating and will try and enter without notice. When I moved in, the place was cleary not ready for me and was in bad condition. They have contacted me many times now saying that I never filled out a document for my pet or never signed this when in fact I have. They have accused me of not paying for certain things when I have and sent them proof for it. Overall just a poorly ran business and I would not recommend renting with them.

Experiencia negativa: I wish there was an option for a zero star rating. Please do not give this greedy company your hard earned money. I rented at Campbell properties for almost a year before I decided to break my lease and move somewhere else. When I did this, I signed a release from lease agreement and therefor my past roommate agreed “to take full responsibility for the entire rent and any other debts or obligations listed on the Lease Agreement as tenants in common.” (Quoted from the agreement that was signed by my landlord, ex roommate, and me). With this being said, I moved out and closed that chapter of my life in May of 2022. Fast forward to this month and I am being harassed by debt collectors on behalf of Campbell properties. Apparently Campbell properties has failed to give the debt collectors this release agreement as I moved out months before my ex roommate did and now they are trying to collect over $3,500 from me. I had to obtain the release of lease agreement and send it to the debt collectors dispute email. Once they receive it, Campbell properties will confirm this agreement is a legal document and accurate. This stress and work to get Campbell properties debt collectors to stop harassing me is ridiculous. I absolutely have nothing positive to say about this company and I hope they get a taste of their own medicine.

Experiencia negativa: The person that originally gave me the tour of the place never sent the application afterwards.. so I called the next day and got an email. Proceeded to finish the application until this juicy little nugget. FYI.. They want your deposit UPFRONT before even approving you. Never dealt with that before.. $700 before even getting approved. Not to mention completely unresponsive the entire process. Called 11x during the 7 days in between finally receiving a callback.. Then told me they never received any calls. They must use the Vantage 3.0, telling me my credit scored as 60 points lower than the FICO 8.0 scale and then proceeded to tell me I needed a co-signer. I don’t need a co-signer when my credit is 45 points over the minimum requirements. Then it’s a week to get your deposit back in the form of a check.. not to mention $60 fee for applying. What a joke.. heads up for the next person because I would’ve liked to have known all of this before applying here. Wasted my time and overall a bad experience.

Experiencia negativa: I wish I couldn't even give a star. So my sister and I rented in Zimmerman, MN with this complex for a little over a year. In the fall of my first year living there I ended up attending a college that was a 2 hour commute one way every day. When I came home after school around midnight every night the upstairs people were yelling, screaming, throwing and slamming things until 4AM when I head off to school. I messaged the landlord, and even called the cops and nothing was done to change the situation. Later my sister and I ended up moving out in my second semester of my first year in college. My sister cleaned everything, and the apartment looked very clean when we moved out. She carpet cleaned twice and scrubbed the place. The landlord had no complaints. Interestingly enough, my sister never got her deposit or pet deposit back. Actually we got charged for them replacing the carpet or so they say they did. Also, the landlord had stated multiple times while we were renting the unit that after we moved out she had plans to replace thae carpet. So here we are getting charged to replace carpet she wanted to replace anyways making the excuse that the carpet stunk. However, any reasonable person would have just taken the deposit, and re-carpet cleaned it before replacing the carpet. Also, I was on the lease and I am hearing about this issue almost a year after we have moved out. I was never notified that there was an issue with anything in the apartment. This apartment company is a scam. I could go on about all the issues but I won't.

Experiencia negativa: The underground garage door for the Kassenberg building did not latch properly even though residents consistently had car windows broken and valuables taken. Because of this my car window was smash and my car was stolen out of the parking garage. After all that the door was finally fixed but there was no footage to turn over to the police because, as the building manager told me "there is no point in having cameras because people wear masks". The police officer I filed the report with was unsurprised when I told him where the car was taken from. After all this, they made me pay $50 for a replacement garage opener and sent everyone a guilt tripping letter telling us not to leave valuables in their cars because "garage is not a secure area". In addition I had to go out weeks after the theft to clean up the glass because there is zero maintenance done by Campbell. Residents should be safe and secure in their homes and management has failed to provide that time and time again.

Experiencia negativa: Horrible place to rent. Do not rent! Apartment leaked every time it rained and maintenance couldn’t fix it while I lived there. Water leaked through light fixture too. Enough leaking where I had buckets to catch the water. Snow removal was just as bad. I ended up shoveling the stairs and sidewalks myself many times so my mother could walk to and from the building with a walker. The rental office staff was hard to get ahold of and work with. Clyde doesn’t know what’s going on. He even assigned me the wrong garage when I moved in. I moved out early and paid the appropriate fee to do so. He also lied to me about getting my refund back. I have an email stating minimal cleaning will be taken out and I would get the rest of my deposit back. He also stated the apartment was rented and I would not be responsible for the last months rent since it was rented. I was told if someone rents the apartment I would not be responsible for that last month.

Just told I could pay a $400 apartment posting fee and was not gauaranteed to have help renting it! I also really was asking for help as my father had a stroke and is in need of my help immediately! The people I talked to never cared to give any type of remorse! Just told me how I am responsible to pay rent! Very disheartening! I hope they find better staff and nothing of similar situations happens to any of them!

Experiencia negativa: I lived in a Campbell apartment complex. Probably one of the best apartment complex I have ever lived in, it was quiet and allowed animals and it was the cheapest place in town for its quality and size. When I left I made sure everything was spotless and everything was cleans I had the carpet cleaned a week before I moved out. I just recently received my deposit notice back thinking I would get my full deposit back being I left the apartment better then when I moved in. Not only did I not get my deposit back. I was charged another $1880 ( more then twice the about of one months rent) ( or $2,630 before the used my deposit) they decided to replace my carpet and charge me for it. Stating it was brand new when I moved in “ which it wasn’t because it clearly had been in there for a while being that certain parts of the carpets were worn down from people constantly walking on it when I moved in.” And then stating there was pet urine smell they couldn’t get out. I had multiple people coming in the check the apartment for damages before I moved out and no one mentioned a thing and I had multiple people moving me out who didn’t smell a thing. ( also having emails with the current landlord at the time about issues I was having with a mouse in my apartment and issues with the carpet stating they would be taken care of and I wouldn’t have to worry about it. They also charge me a cleaning fee of 300$ when I had people come in and have it professionally cleaned. When I called today to talk to someone she told me I had to talk to the current landlord. But when I asked for the number she couldn’t find it and told me I had to call the past landlord and get the new landlords number and reach out to her myself. When I lived there I loved it and recommend it to everyone. Now I’m warning my friends in that area and warning current tenants who live there now. I’m absolutely appalled.

Experiencia negativa: My wife and I are in our 70’s we had no pets or children. We were charged about 300.00 dollars deducted from our 500.00. We understand the 154.00 for the carpet cleaning but 150.00 for cleaning was not necessary. We have pictures of every room and windows that show it was. Every apartment that we have rented we have left it better than when we moved in. We have always gotten our full deposits and a thank you from previous apartments. If this is how they treat potential tenants just imagine what their residents go through. I am moving from out of state and this whole experience has been a nightmare! Experiencia negativa: What a great company that likes to take advantage of you! We have had problems in our apartment since the day we moved in. Prior to moving in there was mold that we were not advised about at all. After a couple months the mold grew to black and our roof was concaving. Once removed it took 6 months for them to fix anything! We did not get compensated in anyway for those 6 months! To top it all they rarely maintain their hallways. All of this proved by the pictures below! We lived in Urban Crossings. Management is terrible at returning your calls. Maintenance request get marked as complete without anyone ever maintaining it. If you are looking to move in with this company I would be wary.

Experiencia negativa: Don’t live in any of their properties. Shoddy maintenance and move out was a rip off. Paid for professional house cleaning. Inspector commented how great the townhouse looked. Commented not to expect any charges more than $50. Due to crumbs in a kitchen drawer! Never showed us which drawer so we could take care of it during inspection. Company took $100 off deposit! Lived in their townhouse for 6 years. This is just another property management company running a racket and squeezing their tenants.

Experiencia negativa: Moving in was very quick and easy. Moving out, not so much. First, I gave their office my forwarding address 2 months before I moved out on paper. Over the next 3 months after that, I gave different people my forwarding address about 5 times. 1.5 months after I had moved out, still no check had been received, so I gave their office another call and of course they said they didn’t have a forwarding address! So now they had me go to their corporate office in Fargo, but I had since moved to Alaska. To make matters better, they charged me for painting and cleaning when the apartment was left cleaner than when I moved in and I had never put anything on the walls. Whoever lived there before me had done a lot of damage to the walls and I thought they had documented that when I did my move in inspection but I guess not. After weeks of not getting called back and people always “just left for the day!” (At like 1pm..?) I finally got refunded for just the painting. Basically, don’t expect your deposit back and if you have any issues don’t expect anyone to contact you back when they said they will.

Experiencia fantástica: Hannah at the Horizon Shores Apartments in Moorhead is amazing! I have called multiple time to ask questions regarding moving to the Horizon Shores.. Hannah is professional, friendly and knowledgeable. She answered all of my questions, and there were many of them, with a friendly and happy attitude.. In fact, when it seemed like a unit might not be available at her complex she recommended some nice properties in Fargo. I highly recommend Campbell Properties, especially if you get the opportunity to deal with someone like Hannah
